IntroductionThe speed of installation and improved build quality of the Keyfix Non-Combustible Cavity Tray System has played an important part in the construction of a major new high-rise residential development in West London and at the same time help meet and exceed regulatory requirements.OverviewLocated close to the Thames in Brentford West London, Verdo – Kew Bridge is a new mixed use development which forms part of a major new regeneration scheme that includes the new community stadium for Brentford FC. Designed by Broadway Malyan and built by developer EcoWorld, it comprises of 487 new one, two and three-bed homes alongside retail and business spaces, public green spaces and community areas.In order to safeguard the future of the development, Keyfix supplied 765 metres of Keyfix Non-Combustible Cavity Trays (NCCT) along with 2490 Corner Units, 4000 Pier Units and 5000 Weeps on blocks E,F,G and H of the development.ChallengeOne of the key challenges for Keyfix was the brickwork build programme which required early completion at the lower grid line levels of one to six. This was due to the scaffolding needed to be stripped away because it was blocking a walkway at Brentford Stadium and therefore needed to be cleared prior to the start of the new football season.SolutionWorking to a tight schedule, the offsite fabrication and preforming of bespoke non-combustible cavity tray units in line with the brickwork set out drawings saved time for the installation team at brickwork contractor DWG. This one-piece NCCT system allowed for a very simple and very efficient install, enabling the brickwork façade to continue at a fast pace.The Keyfix stainless steel NCCT was specified due to its self-supporting system which doesn’t need fixing back to the internal concrete frame and clips together for fast and easy installation. It is essentially a ‘Fix & Forget’ solution with no additional fixings, sealants or onsite fabrication required by the brickwork contractor. Therefore, installation of the trays did not impede the speed of bricklaying even when compared to traditional DPC. Installed in the outer leaf with no connection with the inner skin, this innovative cavity tray system does not create a thermal bridge and eliminates all issues associated with differential movement.Furthermore, the NCCT is manufactured with integral Stop Ends on each cavity tray to ensure water is trapped and channelled outwards via a Keyfix Non-combustible Weep (NCW). The integral Stop Ends also facilitate perp joint width adjustability of +/- 3 mm between 7–13 mm if required.With a lifespan of 125+ years it is the only non-combustible cavity tray system that does not rely on tapes and mastics to make watertight joints, therefore eliminating one of the main reasons for product failure.Commenting on the project, Kieran Coyle, Keyfix Technical Sales Manager said: “Verdo – Kew Bridge was the first project in which we created and used a Component Schedule and this is now the same component schedule template we use on every project. First of all, the shower helps stop the accident immediately. Second, it provides the quick and thorough rinsing that is needed to mitigate the consequences of the accident.

Washroom created a distinctive staff shower and changing area using playful and bold primary colours and a natural wood finish. It's highly engineered full height Marcato shower cubicles were manufactured from 20mm solid grade laminate (SGL) and specified in a vibrant blue, while the pilasters were manufactured from birch and overlaid with black mesh. The bespoke Legato perimeter benching was manufactured from birch ply slats to complement the shower cubicles, and the Forza lockers were installed above in a Z shape configuration. Washroom also installed a bespoke white Corian vanity unit and make-up counter with inset waste bins.

Washroom delivered new washrooms, colourful staff shower facilities and two new reception for a Mayfair office refurb. Washroom's highly engineered Marcato SGL shower cubicles with full height bright yellow doors and light grey pilasters and partitions. Each spacious shower cubicle includes an integrated Legato bench in the same bright yellow. Forza solid grade laminate Z-shaped lockers with key-operated locks were specified in two shades of grey to create a striking stripe effect within each bank of lockers. Solid surface vanity units in a light grey concrete-effect finish with inset sinks complete the contemporary new changing area.

This is the fourth branch the luxury gym brand has opened in London and the second we’ve delivered eye-catching luxury shower and changing rooms for. We manufactured our Luminoso glass shower cubicles with bespoke saloon style cubicle doors specifically for Barry’s Boot Camp to create a sleek contemporary finish without external door pull handles. The unique cubicles were completed with black finish ironmongery to complement the black tiles around the showers. IntroductionThe Keyfix Non-Combustible Cavity Tray has been installed as part of a new-build project, Addiscombe Oaks in South London, helping to safeguard the development from fire and future building regulation changes.OverviewAddiscombe Oaks is a residential housing development designed by Gardner Stewart Architects (GSA) and developed by L&Q. This new-build development offers a selection of contemporary studio, one, two and three bedroom apartments. Conveniently located in East Croydon, residents of Addiscombe Oaks will benefit from quick transport links into London Bridge, Brighton and Gatwick airport, in addition to nearby shopping centres and parks.Working alongside brickwork contractor Lee Marley Brickwork, Keyfix supplied 2,200 metres of its Non-Combustible Cavity Tray (NCCT), 434 preformed Corner Units, 1,362 preformed Reveal Returns, 8,700 weep vents, as well as Non-combustible Cavity Tray Lintels (NCCTL) over 264 openings.The primary objective for the client was to ensure that the building was constructed in line with updated building regulations, and to ensure that the building would be future-proofed against potential regulation changes. Keyfix was able to meet this objective, as its NCCT is designed to last for the life of the building. The Keyfix NCCT is a fully compliant, A1 fire-rated system, manufactured using Class A1 Non-combustible Grade 304 austenitic stainless steel, resulting in a lifespan of 125+ years for the entire system. Therefore, its use ensures that the building is protected, should building regulations become stricter in the future.ChallengeFurthermore, the main challenge the client faced on the project was keeping to the tight project timeframes. The project ran from October 2021 to August 2022, and the main contractor required an accredited solution which could be delivered in line with the tight-build programme. Keyfix resolved this challenge by supplying products which improved buildability. In particular, the provision of preformed corner units helped to significantly save time on installation.SolutionThe Keyfix NCCT was specified due to its ‘self-supporting one-piece system’ which allows for an easy and efficient installation. The NCCT’s unique design incorporates a stainless steel tray to provide rigid self-support across the clear cavity and requires no reinforcement from the internal structure using mastics or tapes. This design saves precious time for the bricklayer and eliminates clashes with other components.Likewise, the Keyfix Non-Combustible Cavity Tray Lintel was specified due to its A1 Fire Rating, high performance stainless steel, and ease of installation. As the NCCTL requires no tape or mastics, it is a system that allows the contractor to ‘fix and forget’. The design of the NCCTL also incorporates mechanically fixed Stop Ends to capture and channel water outwards via the Keyfix NCW (Non-combustible Weep). The NCCTL is the maintenance-free solution that can accommodate openings up to 2822.5mm, with lintel lengths based on brickwork opening sizes with the range based on 215mm stretcher bond as standard.Moreover, Keyfix supports its clients with the provision of a technical review of architects drawings and a comprehensive schedule and location layout plan on every project. On Addiscombe Oaks, Keyfix engaged with L&Q and Lee Marley Brickwork early on so that any challenges could be resolved before construction took place, ensuring that the project ran smoothly. Peter Joehnk and Corinna Kretschmar-Joehnk, designed exclusive suites for the hotel. Design highlights and special materials were brought together to create a modern atmosphere for the guests. Carefully selected products from KEUCO give the premium bathroom furnishings in the “Urban Retro” suite a very special touch.The interplay between the soft forms and straight contours of EDITION 400 integrates harmoniously into the surroundings of the premium furnishings of the room. Over 266m2 of framed panels of Terra-34, which is a grating which conforms to anti-climb guidelines, were made to cover the south, east and west elevations. These were fabricated in 16 different sizes up to 2.5m high and 1m wide and fixed to the structural framework with custom welded plates. Access through the east elevation was provided by a very large double-leaf gate to allow for the removal of large sculptures and installations. The gate was made out of six separate panels within each leaf for an overall size of 4.6x5.3m (hxw).

Residential New Build apartment and spa area, consisting of 141 apartments.21 loft apartments required a design lead shower solution for which waterproof XPS round shaped floor shower elements, bathboards for tileable cladding of baths and XPS building boards were supplied in 12.5mm thickness for walls and 10mm thickness for floors.120 Apartments had XPS floor level shower elements featuring a drainage channel right next to the wall, a completely continuous slope right to the channel and more flexible adjustment for the channel. 12.5 & 10mm XPS building boards were used on walls and floors.This was the first installation that we know of in the UK where the boards in the shower area were fixed to the studwork solely by a versatile single component adhesive sealant (wedi 610), ensuring no penetrations through the boards. The special formulation is especially suited to waterproof butt joints of building boards, and has outstanding resistance to the elements; and to chemicals; and is also free of solvents, silicon and PCP.As an abP-approved system, the use of the adhesive sealant and XPS building boards reduces installation time by up to 50% because no further sealing is required, even in areas of high humidity.

This community engagement project for YMCA in Milton Keynes featured Wallbarn M-Tray on a roof space which acted as a leisure and social area for the students and residents of the YMCA campus in Milton Keynes. It also featured in the training and development of young people with learning difficulties and with challenging upbringings to learn about construction and green roofing, being able to gain NVQ qualification and further certification for installing green roofs.The green roof will be moved in its entirety to a new premises in early 2022 where the benefits of the M-Tray system are fully demonstrated. Rather than have to dig up tonnes of loose aggregate, established sedum and wildflower planting and sheet drainage materials; each module can be simply lifted up and transported via pallets to the its new home the other side of Milton Keynes at the new YMCA building. As this new premises will house many of the young people using YMCA services, this new green roof becomes their green roof to enjoy.

Washroom Washroom designed, manufactured and installed new superloo washroom facilities on each floor along with new staff shower and changing areas in the lower basement of this office. The washrooms feature full height Alto gloss laminate cubicles, bespoke Corian vanities and Concerto duct panels in toughened back-painted glass. In the new basement staff shower facility Washroom installed its Luminoso glass cubicles, back-painted in black, bespoke benching and Tempo solid grade laminate Z style lockers.

With the aim of making a somewhat dated house welcoming and comfortable for a young family from Vilnius, the architect Ieva Prunskaitė of the Prusta studio redesigned the interior. The minimal, clean design combines functionality with beauty. Its focus is on simple lines and light spaces, devoid of clutter. St. Enodoc golf club is famous for its panoramic views, perfect lawns and luxury days out. In between the Cornish rain showers this team of Camel Glass installers managed to install the MEGAgrip frameless glass balustrade to the newly refurbished roof terrace at St Enodoc golf club. A strong glass outdoor safety barrier providing shelter from the wind to people outdoors enjoying the view of the sea and watching the golf. The customers wanted a commercial grade frameless glass balustrade with no handrails, instead of the traditional style of galvanized railing. MEGAgrip was used in this situation due to its force loading capability and ability to hold Centryglas ensuring it’s safe to use at this height and location. This MEGAgrip safety screen posed some challenges for Andrew, John and John, the installers, the heavy glass needed to be taken high in the air to reach the scaffolding platform. Using a telehandler they managed, to lift the glass safely into position. However, there was another challenge waiting, the initial installation of steel was slightly misshapen, meaning the original fitters had to return to rectify the problem and therefore delayed the glass balustrade completion.  Even so, the MEGAgrip installation was completed successfully and fulfilled the customer brief. Now, the balcony is a very enjoyable spot to sit and watch the golfers on the course.
