Speedwell Baths - social housing for local people

HAG Ltd. - The Door Specialists

Speedwell Baths were originally opened in 1937, and quickly became a beloved recreational spot for hundreds of Bristol City dwellers for more than 7 decades. Unfortunately, in 2005, Bristol City Council made the decision for the Baths to close. Subsequently, the site remained abandoned for several years until their demolition in 2019.This paved the way for a new five-storey complex comprising 31 affordable homes, featuring a mixture of 1 & 2 bedroom apartments. This signifies the successful conclusion of a vital revitalization initiative for the local community, bringing much-needed affordable housing to Bristol. PARTNERSHIPThe architectural design for this development was entrusted to Angus Meek Architects, a Bristol based firm, who worked alongside Bristol City Council & property developer, Crossman Homes, to bring the project to fruition.HAG Ltd was successfully awarded the contract & crucial responsibility of delivering security and fire protection door solutions throughout the five-story building, leveraging our expertise and track record. THE PROJECTWork on site began in 2019, starting with the dramatic demolition of the historic swimming pool and the building was eventually completed & handed over to Abri Housing Association in January 2022.The front of the building is designed as an "art moderne" style but incorporating elements of art deco detailing from the original Baths, demonstrating that the development has been thoughtfully designed to enhance the area, reflecting the style & shape of the existing building in a contemporary way.HAG Ltd. were delighted to have been chosen to work on such ground-breaking local development and were keen to assist in the design & installation of high-end security & fire protection products that could aesthetically compliment the design & style of the building.Steel doorsets are versatile, can provide high levels of security, as well as fire protection tested to BS EN 1634, and offer excellent value for money. Bespoke options that were utilised on his project, were louvered doors, communal doors & insurance certified doors, which conform to LPS1175.Louvered doors allow for bi-directional airflow, a medium level of security and can be fully customisable to meet your specification. This was key in this project, to allow ventilation to various secure plant rooms across the site and offer a bespoke colour option, so doors can blend seamlessly into their surroundings. In a busy City complex of 31 apartments, secure yet robust communal entrance doors are a necessity to allow for a high level of pedestrian traffic throughout the day. Double glazing panels allow for through vision and locking systems can be adapted to include access control. Our Fireguard Fire Resisting steel doors gave Speedwell Baths fire protection & high levels of security. Fire protection can be guarantee from 60 to 240 minutes and these doors are certified to BS EN 16034. As part of a restoration project, the owner, David Ibbotson, was looking for a sash window double glazing expert he could trust to upgrade a number of the timber sash windows in this stunning property. The historic 19th century hunting lodge has a wealth of original features, so it was vital to retain the beautiful windows. But they weren’t in a good state of repair, leaving guest and reception rooms draughty and hard to heat. Following bad experiences with other window companies who had let Mr Ibbotson down, he was lucky enough to come across Ventrolla Scotland when one of the Ventrolla team were staying with them as a guest.  Hayley Little, from Ventrolla Scotland explains, “I’ve been working closely with David at Knockinaam Lodge since my original survey visit back in January 2020. The hotel overlooks the sea near Portpatrick and is very exposed to the elements. As well as repairs, we’ve been responsible for installing conservation-approved double-glazed sashes, alongside our draught-proofing system.Working around the hotel’s busy times was of paramount importance with this project – so we arranged to complete our work when they were closed for other refurbishments, or when they were unable to welcome guests due to Covid restrictions. To date, we’ve completed three phases of works. In July 2020, we worked on the striking Morning Room three-part bay window, then in November 2020 we repaired the sash window in the South Room and, following this, in November 2021 we returned to work on the Batchelor Room and the three-part bay window in the restaurant. Phase four is planned in for March 2022.”  Mr Ibbotson commented, “The work has made a huge difference, not only to the finish of our hotel, but more importantly to the comfort our guests enjoy. The team from Ventrolla have expertly completed repairs, installed double glazed sashes and replaced sills on around 10 windows so far, and we’re delighted with everything they’ve done for us.They’ve been flexible with their schedule, so we could stay open as much as possible – we’ve really appreciated how closely they’ve collaborated with us. They have been a pleasure to work with and we can’t wait to see the results when the remaining windows are completed.”You can follow Knockinhaam Lodge on Instagram for regular updates, events and stunning photography showcasing this landmark property and it’s surrounding views. Do you have a sash and case window project you need to tackle?Whatever issues with your sash windows, Ventrolla can help. Box And Walk-On Rooflights Enhance Extensive Roof Terrace In Luxurious London Mews House

Box And Walk-On Rooflights Enhance Extensive Roof Terrace In Luxurious London Mews House

Glazing Vision Ltd

Glazing Vision rooflights were used in the re-construction of this mews house situated in the prime real estate and conservation area of Mayfair, London. The building is an exceptional example of stunning architecture and elegant, contemporary interiors. Whilst adding a majestic character to the mews itself with its dark brick façade and impactful balcony, the outer appearance belies the vast size of the residence internally. After the demolition of the former mews house and after 2 years of construction, which had even necessitated underpinning the neighbouring houses, this property now accommodates a basement with indoor pool, lower ground floor with cinema room, open plan living and dining space, 2 floors of bedrooms and bathrooms, as well as additional terraced balconies.Keeping the interiors bright and airy throughout was key to the design concept – floor to ceiling windows and Flushglaze Walk On Rooflights from Glazing Vision were installed to maximise the daylight where it would have been otherwise compromised on the ground and second floors. In addition, a Glazing Vision 3 Wall Box Rooflight provides unimpeded access from an internal staircase to the impressive roof terrace, which is recessed down 1 1/2metres between 2 pitched roofs and which offers a vast outdoor space for entertaining, dining and relaxing. Two Flushglaze Walk On rooflights were specified by the architect to negate the risk of potential dark spots appearing in the dining zone and living area on the ground floor. Engineered by Glazing Vision to bespoke sizes and to meet the future projected foot traffic upon them, they were seamlessly integrated into the balconied terrace on the second floor, thus shedding light through to the bench seating in the kitchen and lounge.Their minimal internal framework was in keeping with the contemporary aesthetic of the interior, and both rooflights augment the quality and quantity of light entering this open plan area, even extending out towards the central stairwell and landing. Two further custom-sized Flushglaze Walk On Rooflights installed on the roof terrace add an intricate design detail but also create a wow factor. Perfect for flat roof terraces, these rooflights lie flush with the wooden decking. Again tested to allow for regular foot traffic and to bear the weight of terrace furniture, the rooflights offer complete safety and watertight integrity. On the second floor below, the two windowless bathrooms are flooded with the light coming through these rooflights – indeed such is the brightness of these rooms that privacy blinds have been installed for occasional use.Seeking to optimise the very large roof space that had been created (4m x 8m) the architect specified Glazing Vision’s 3 Wall Box Rooflight, which would offer easy access all year round to the roof terrace and also provide a contemporary glass feature. For the accommodation of the 3 wall mounted box rooflight a timber box frame had to be built which abutted the exposed brick wall behind. The property’s imposing central staircase provides access to the box rooflight, which in turn maximises the light falling down the stairwell to the bottom of the house. At a touch of a button from an access keypad, the sliding roof retracts to give a 50% clear opening with no “bowing of the head” necessary. The operation is quiet and safe, and the provision of a rain sensor ensures closure from inclement weather.

POSI-Glaze Protective Barrier at The London Science Museum

POSI-Glaze Protective Barrier at The London Science Museum

Pure Vista Ltd

The London Science Museum is one of London’s major tourist attractions, attracting 3.3 million visitors annually. Now using, interior glass balustrade. The museums’ collections comprise of both permanent and temporary exhibits. So, when they design each exhibit, they must consider how easy it is to change and adapt the space for any new collections. Displays can be created from many things, including an interior glass balustrade. The Science Museum aims to provide inspiring exhibitions to its visitors. The museum approached Pure Vista while looking for a barrier to protect an extremely valuable exhibit, an original prototype of the Brougham carriage. They required an interior glass balustrade in this London location, that was secure enough to prevent visitors from touching the exhibit but didn’t spoil the viewing opportunities. This also needed to be easy to move and adapt. Knowing that Pure Vista specialise in easy-to-adjust glass balustrade for both interior and exterior projects, they approached us for a solution.Pure Vista proposed a POSIglaze solution for this project. The force loading required for interior light-commercial balustrade is 1.50kN, according to UK building regulations. Which can be achieved with POSIglaze using the right type of glass (19mm or 21.5mm laminate SentryGlas). The real benefit of POSIglaze is that it’s the most adjustable balustrade system on the market, all thanks to our patented screw-clamp technology. This meant that the museum could easily remove a panel of glass in order to move exhibits in and out of this space. The adjustment of this system doesn’t require special skills or tools.

At a Glance:New £253m resettlement prison required complete and secure cabling infrastructureManufacture and off site build of completed chambers reduced onsite labour by one third minimising COVID / H&S risksLighter, recyclable materials cut fuel use, accelerated installation and reduced environmental impactHMP Five Wells has won 15 major industry awardsThe ClientKier (www.kier.co.uk) is a leading UK construction and infrastructure services company, providing specialist design and build capabilities for vital economic and social building projects across the UK. Kier was awarded the contract by the Ministry of Justice (MoJ) for a new build resettlement prison in Wellingborough, Northamptonshire – as part of their New Prisons Programme. The aim of the programme is to reform and modernise the prison estate to provide more safe, secure and functional prison places focused on supporting rehabilitation. The ChallengeKier needed a cable access infrastructure that could satisfy the extremely secure access requirements of a prison environment spanning a 36-acre site.Over 1100 components were supplied to ensure a fully secure cable access system with features such as custom cabling.Kier’s goals for efficiency and cost-effectiveness, as well as for environmental sustainability and social responsibility, is in line with their brand values. The site required a simplified installation, reduced fuel consumption and lower emissions solution that would both endure and be recyclable at the end of their life. The benefits of Kier’s approach came to the fore during the COVID-19 pandemic. As Kier’s project director Rob Stanton explains, ‘new ways of working and offsite manufacture were embraced to mitigate the impact of COVID-19 on project delivery’.The SolutionUsing polypropylene products from Clark-Drain, via subcontractor Mitchellson, significantly reduced the weight of the components as compared to traditional concrete. This removed the need for lifting equipment, reduced the on-site labour required (and the attendant health and safety risks), and dramatically shortened the installation time on this £253 million project. From a sustainability point of view, too, these lighter components scored highly, not only in respect of reduced fuel consumption and end-of-life recyclability, but also in terms of provenance, robustness, and therefore long-life durability.Clark-Drain also made several prior visits to site to assess the project requirements, and, based on these early engagements, added further value by designing, building and deploying, in relatively short timeframes, two new chamber bellmouths, to protect below-ground cabling. The bellmouths enable cables to be easily routed within the inner chamber walls during installation by site operatives, but also enable ducts to be securely housed and connected, inside the chamber walls, prior to concrete backfill being applied during installation. Clark-Drain manufactures over 70% of its products inhouse, including the completed chambers, which were manufactured and built offsite at its yard in Yaxley, Peterborough.Demonstrating its commitment to social value and equitability throughout, Kier also involved its Digital Apprentice trainees in the project, and created a project bank account to ensure easier and quicker supplier payment.Outcomes and ResultsThe figures speak for themselves:Cable access for the project is being assembled 22% faster than if traditional construction methods had been usedLighter materials meant that one third less labour was required on-site to install the chambersSurveys were carried out 70% faster using dronesMillions are being saved on post-project snagging using cloud-based review and QA technologiesThe project has won 15 major industry awardsAnd as for the environmental benefits, long life and recycling apart, the polypropylene chambers are only 38% of the density of concrete, greatly reducing the project’s fuel consumption and carbon emissions.Rebecca Wade, Bid Director at Kier, describes the project’s successes: ‘Thanks to the deployment of agile digital methods and next-generation suppliers, we are delivering efficiently and cost-effectively, whilst respecting our commitments to our society, our community, and our planet.’For more information on how Clark-Drain can help your business deliver robust, cost-effective, environmentally responsible cable access solutions, no matter how big or small your project, get in touch.

Lonsdale Patent Glazing & Rooflights

A rooflight over the Cast Court installed in the Seventies had pretty much ‘given up the ghost’ and several leaks were apparent. There had been a history of glass cracking apparently without reason, which we attributed to thermal stress and poor edge cutting of the laminated glass. It was time for renewal.

Multipart Flushglaze And Three Wall Box Rooflights Provide Unrestricted Access To Terrace In Remodelled London Office

Multipart Flushglaze And Three Wall Box Rooflights Provide Unrestricted Access To Terrace In Remodelled London Office

Glazing Vision Ltd

Barr Gazetas worked closely with BW: Workplace Experts and Glazing Vision on the remodelling of this contemporary yet classical office building which involved creating an accessible private terrace for staff and clients to enjoy the views of central London, as well as providing the 6th floor with natural daylight. Utilising a terrace in densely populated areas such as London is a great way to provide a building with more accessible space. Originally the 6th floor offered 2,821 sq ft of space, but with the addition of the terrace area, this increased to 3,790 sq ft.Not only does an accessible terrace supply you with extra room, but, in London, the presence of a roof terrace typically adds 12% to the value of a property, rising to as much as 25% in coveted Chelsea. Other benefits of access rooflights include improved natural ventilation, control of interior temperatures, and the result is also beneficial to the aesthetics of a building such as 6 Duke Street. Barr Gazetas chose Glazing Vision not only due to our vast experience in designing and manufacturing access rooflights, but also for our ‘start to finish’ service. All of our rooflights are designed and manufactured at our HQ in Diss, and we even offer an installation service via our sister company, Glazing Renovations, which provides our clients with peace of mind.Box rooflights are a great way to gain easy access to any roof terrace. Operated at the touch of a button, the user simply climbs the stairs whilst the rooflight is retracting into its open position and walks straight out onto the terrace. Our three wall box configuration is one of the most popular and can offer an almost seamless integration into the fabric of your building. On this particular project, the sliding section when open provides a clear opening of 1927mm on the left side when viewed from the outside and is glazed on the front and top with a built-in fall of 3 degrees, and mounted to walls at the rear and two sides. The rooflight also includes the optional extras of a proximity detector and a battery back up. The rooflight was crane lifted to the terrace so that installation could be carried out by Glazing Renovations.Our Multi-Part Walk On Rooflight has supplied the 6th floor with a large amount of natural daylight which is proven to boost vitamin D, help improve sleep, and can help boost focus. The rooflight also includes Enduro Shield glass protection which provides superior resistance against contamination caused by moisture, hard water, all types of dirt, lime scale, salt spray and pollution, and also helps protect against degradation, staining, corrosion and etching. Our standard glass specification on our Flushglaze Walk On Rooflight is designed to withstand regular foot traffic in domestic applications with uniform loadings of 1.5kN/m² and concentrated loadings of 2.0kN in accordance with EN 1991-1-1-1:2002.The two rooflights perfectly complement each other and work together to provide a vast amount of natural daylight whilst creating a visually impressive, accessible terrace area.“The Walk On Rooflight was key to providing as much light to the floor below as possible, and the box rooflight was a great feature to the terrace, providing easier access than a ‘hatch’ access product.” Pradumn Pamidighantam, Senior Architect, Barr Gazetas.

Mews House: Heritage Sash Windows

Mews House: Heritage Sash Windows

Gowercroft Joinery Limited

Energy Efficient Heritage Windows for a Victorian RetrofitThe retrofit of Mews House, a low-energy Victorian listed mews property in West London, showcases how heritage windows can be utilised in a retrofit project to enhance energy efficiency while preserving the building's character and historical features.A Conservation Area GemBuilt in 1878 as a traditional carriage house with stable doors, Mews House was later converted into a residential property. However, over time, it suffered from poor layout, inadequate heating, and tired exterior facades. Architects Prewett Bizley undertook the challenge of transforming the interior into a light-filled open-plan living space, improving the property's external appearance while adhering to the local conservation area guidelines, and significantly reducing its carbon footprint. The Role of Winston Sliding Sash WindowsReplacing the existing single-glazed windows with Gowercroft's Winston Sliding Sash windows played a vital role in achieving the project's sustainability and conservation objectives. The architect required windows with higher performance levels, including superior thermal efficiency and a traditional timber aesthetic that matched the original "multi-pane" windows, which was crucial for securing planning permission. A total of 16 Winston Sliding Sash windows of various sizes were installed, featuring traditional joinery elements such as glazing bars, fitch fasteners, pulleys, and concealed gaskets, creating an authentic appearance.Energy Efficiency and AchievementsThe use of vacuum glazing in the windows provided excellent energy efficiency, achieving an overall U-value of 1.5 W/m²K, with the potential to reach even lower values in future iterations. The air tightness of the frames, coupled with Gowercroft's sealing system, contributed to an impressive air tightness rating of close to 1 m³/m²hr at 50Pa, surpassing expectations for a property of this kind. The retrofit of Mews House resulted in an astounding 82% reduction in overall energy consumption, bringing it below the 2025 RIBA targets for new build houses. The replacement sash windows played a pivotal role in achieving this energy reduction, both through their U-value and by minimising air infiltration.Bob Prewett from Prewett Bizley expressed his satisfaction, stating, "What's amazing when people visit is that they are totally convinced the windows are original and single glazed."The successful integration of energy-efficient heritage windows in the Mews House retrofit sets a new benchmark for heritage preservation combined with sustainable design and demonstrates the potential for revitalising older properties to meet the energy standards of new builds.

Bolton Gate's Contour Shutters provide fire and security at Newcastle International Airport Duty-Free Area

Bolton Gate Company

When the Duty-Free Retail Area of the airport was recently refurbished, the design incorporated large sweeping curves on plan which also incorporated the shopfronts. The demise line of the shopfronts also entailed that they needed the facility to be closed off outside trading hours from a security point of view in addition to each unit being an individual fire compartment. Bolton Gate’s Contour shutters were specified which operate laterally and coil into a box at one end - this innovative product can describe an infinite number of bends and curves whilst closing off openings up to 100 metres wide.

Twinfix Limited

Twinfix is a family run business. For more than 30 years they have supplied modular polycarbonate panels for use as rooflights in many railway stations and depots. Replacing the old canopy glazing used at rail stations with products from Twinfix’s range of polycarbonate glazing options floods the area with daylight while eliminating the common issues that occur with historic railway roof glazing. Last year, Twinfix assisted with the refurbishment of two of the UK’s historic stations, Gerrards Cross and Headstone Lane.Gerrards Cross StationGerrards Cross Station is a fantastic example of one of the nation’s historic stations. Built in 1906 as part of the Great Western and Great Central Joint Railway it has recently undergone a series of upgrades to improve the station for passengers. As part of a £2.4m Railway Upgrade Plan investment by Network Rail, the following areas were refurbished:Full replacement of the platform’s canopy – ensuring passengers are protected from the weatherInstalling lighting throughout – making the station safer and more secureRe-roofing of the main station’s roofWindows repairs where necessaryApplying fresh coats of paint to steelworkRefurbishment of the canopy roofHeadstone Lane StationTravel eleven miles east of Gerrards Cross and you arrive at Headstone Lane station. Another of the UK’s historic stations, this station opened in February 1913 and consists of a small single storey brick-built station building adjacent to the Headstone Lane road bridge, with two platforms. This station was also part of the Railway Upgrade Plan, with investment in the refurbishment of both platform canopies. An innovative roof glazing systemA team comprising of Network Rail, Principal Contractor J. Murphy & Sons Limited, and specialist Design Consultant Arcadis Consulting (UK) Ltd were assigned to the job to ensure that the correct roof glazing was specified and installed over the platforms. The product chosen for both stations was the innovative Twinfix modular non-fragile Multi-Link-Panel NF (Non-Fragile) system, glazed with 6mm clear solid polycarbonate. Approximately 225 square metres of these panels were required to re-glaze the five canopies across both stations, with panels delivered to site ready for quick installation. Each panel of the innovative Multi-Link-Panel NF system comprises of a powder-coated aluminium frame and fitted with polycarbonate glazing. The panels are built completely off-site in a quality-controlled factory environment, reducing the risk, and cost, of site mistakes, and are delivered on-site fully glazed and ready for rapid installation. The system has a unique linking design feature that results in incredibly quick installation times, making the system very much suited to rail work due to its restricted possession times. The Multi-Link-Panel NF system is an innovative roof glazing product that has been well utilised for many years on station canopy roofs, and it has been thoroughly tried and tested in that time.It was the chosen system for this project for a number of reasons:sustainability – these panels are virtually unbreakable in manufacture, transit and in situ, meaning that, unlike glass, maintenance costs will be eliminated.safety – Twinfix Multi-Link-Panel NF (Non-Fragile) conforms to the HSE recommended test method ACR[M]001:2019 (as outlined in document HSG33) and achieves a ‘B’ Classification.off-site construction – The panels are pre-assembled in Twinfix’s factory ensuring strict quality guidelines are adhered to, which is not always guaranteed when roofing products are assembled on site.ease of access – The Multi-Link-Panel NF system can be fitted with In-Line Access Hatches, to allow cleaning of gutters and roof. These hatches are hardly visible and allow safe access through the glazing without needing to get on the roof.weight – The Multi-Link-Panel NF is light in weight and due to its modular format, it is very quick to install which allows for short rail possession works.appearance – the clear polycarbonate panels have the appearance of glass and provide just the right level of light transmission onto the platforms below. This project demanded a collaborative approach, requiring Twinfix to liaise closely with Principal Contractor J. Murphy & Sons Limited, installation company Orchard Roofing & Building, and design consultancy Arcadis, where early engagement with the team ensured that all aspects of the project ran smoothly from the onset.Richard Nash, Contracts Manager at J. Murphy & Sons Limited commented: ‘Throughout the design and implementation stages of our refurbishment works at Gerrards Cross and Headstone Lane Railway Stations, Twinfix have been a pleasure to work with. Working alongside both our designers and approved installers, they have provided a professional end to end service resulting in a quality finished product.’Piotr Stencel, Senior Project Manager at Arcadis Consulting (UK) Ltd commented: “All the Twinfix team we have been in contact with have been very helpful to provide information, contact and help resolve issues. We were also invited to their offices in Warrington back in 2019 where we could see/touch Twinfix products and discuss design/constructability aspects which is always better than just seeing on the product data sheet.”The Twinfix team are proud to be part of this journey that will see the UK rail network revolutionised and sees exciting times ahead for the company.

The hospital opened in 2006, replacing Walsgrave Hospital the original hospital at the site.Twinfix was approached by Principal Contractors William Gough to design, manufacture and install a walkway from the helipad on the first-floor deck to the hospital’s Accident and Emergency department. The requirement was for a robust walkway that was structurally sufficient to withstand the usual weather forces and the down draught from a helicopter in close proximity.Liaising closely with William Gough and designer Pinnegar Hayward Design, the expert team at Twinfix designed, manufactured and installed a 240 sqm free-standing mono-pitch canopy with vertical perforated side panels. This impressive canopy design included lockable double leaf gates to secure the area. The roof comprises of our Multi-Link-Panel Non-Fragile (NF) system powder coated to RAL 5010 – gentian blue and glazed with 16mm multiwall polycarbonate, and the vertical panels were powder-coated to RAL 7037 – dusty grey. As this metal does not rust in use, the walkway will keep its good looks throughout its long life.
