Axter were called to investigate the condition of balcony walkways on this residential project, which appeared to be deteriorating.ChallengesOur technical team completed a roof condition survey and found that the existing system had significant cracking, notably at the joints of the substrate board, which had caused water to penetrate the system. This cracking indicated a lack of suitable flexibility within the resin compound and there were no movement joints to help compensate for this.Over time, these cracks in the field area would have worsened due to expansion and contraction caused by the changing weather. The ridges would have become more pronounced, leading to greater water ingress, trip hazards and potential injury. There was no drip trim installed to the external edge, so water was able to track under the deck and present as a leak, damaging the soffit below. With residents living in the block and requiring access to the walkways, it was important that the refurbishment works would not impair their movements too greatly, or impact them with noise, hot works and other associated hazards.SolutionsIt was not practical to remove and replace the existing system, so an overlay was essential. The Starcoat PMMA system provided the ideal solution as it had the flexibility to accommodate the walkway movement whilst minimising the impact on the residents. The system assembly included a hard-wearing, self-levelling mortar and anti-slip aggregate designed to withstand heavy traffic and resist any potential damage from pedestrian access. A bespoke coloured sealer was also applied to the waterproofing system to match the existing metal works and colour scheme on the project.As the system is rain-proof in approximately 20 minutes and trafficable in around one hour, this meant that the access route could always be maintained and all internal detailing around residents’ front doors could be easily co-ordinated.As Starcoat PMMA is a flame free system, compliance with all NFRC Safe2Torch recommendations was achieved. This was essential considering the presence of combustible materials such as doors and frames.No requirement for gas or heating equipment on site also meant that the level of noise was kept at a minimum, with only a paddle mixer and hand tools being used to complete the installation. To further limit the potential impact of the works, a low odour system formulation was used.A metal trim was introduced at the external perimeter, allowing water to run off and prevent any capillary action back under the substrate boards and into the system.Axter Alliance Installer, Blue2 Contractors Ltd, worked efficiently and to a very high standard to complete the project in under a week, delivering an aesthetically pleasing, effective and robust waterproofing solution.Systems in useStarcoat® PMMA

Friesland Campina CHALLENGE An absolute must for refrigerated warehouses or dairy processing facilities is to try to keep the building as cool as possible and to avoid all causes of heat, in order to keep the cooling costs as low as possible. Some decisions can have detrimental effects though. Mechanical fixing of the roofing membrane for example, in case the wrong fastenings are used. Thermal bridging may cause cold – or in this case heat - penetrating through the flat roof fasteners resulting in higher energy bills. And, quite important as well, mechanical fixing will perforate the vapour control layer, which in the case of cool buildings sits uppermost on the insulation. The result being moisture-related damage to the insulation! Furthermore, it has also been proved that the darker the roofing membrane, the less the sunlight will be reflected, the more heat will be absorbed. Again resulting in escalating energy costs. Waterproofing a cool storage warehouse is definitely not easy! In this regard Friesland Campina were looking for a durable and ecological roof solution for their brand new refrigerated distribution centre in Maasdam. SOLUTION RENOLIT came up with the perfect answer: the RENOLIT ALKORBRIGHT cool roof membrane. Here’s why! RENOLIT ALKORBRIGHT is a completely white PVC membrane reflecting the sunlight up to 90%. Absolutely the highest solar reflectance rate ever. Thanks to this membrane, which prevents the interior from warming up, there will be no extra air conditioning expenses. Koster Aquatecnic were approached by the project architect to assist in a specification to renew the waterproofing to the roof of the large visitor cottages at the base of Ardnamurchan Lighthouse.This lighthouse is situated at the most westerly point in the British Isles and as such is extremely exposed to the elements. A robust material and system had to be produced. Russell Roof Tiles supplied Taylor Wimpey with 250,000 sustainable Bute tiles in Cottage Red, Slate Grey and Terracotta, for its Hamford Park development in Walton-on-the-Naze.

A DOFF steam cleaner was used to thoroughly clean the moss and lichen from this asbestos roof in Bridgwater. The metal fixings were treated with Liquasil's rust tolerant primer and then sealed, along with cracked sheets, using Non-Sag Sealer, before the whole roof was coated using Asbestoseal 20. The end result was a leak-free asbestos roof that will last for many more years. Asbestoseal is the only BBA Approved coating system for asbestos roofs.

Specified because of it's unique BBA Approval and Latent Defects Insurance Guarantee, Asbestoseal was applied to this asbestos cement roof in Warwickshire. The roof was first steam cleaned using 150°c steam, removing all moss and lichen. Metal fixings were treated with Liquasil's corrosion primer and then sealed using Non-Sag Sealer. The entire roof surface was then coated with Asbestoseal 20 to provide long term protection and add considerably to the life of the roof. The metal gutters were lined with Liquasil's seamless silicone gutter lining system

A stunning new ‘brown roof’ is the crowning glory for a private dwelling overlooking the River Tweed. The project has been designed to last 100 years and takes into account the requirements of future generations of the family. For the main flat roof area, Spectraplan TPE was chosen for it's green credentials and a brown roof system was laid on top .

This renovation was designed to integrate the Johann Sebastian Bach Hall within Köthen Castle with the accompanying function rooms in the adjacent coach house. The concert hall's exterior was semi clad using EQUITONE [natura] in N154, Cream White. The new material, with its modern, 3D installation on top of the original, stone architecture is not designed to be a seamless installation, but is designed to show a development that is at least related to its foundations.

Stow House is a boutique bed and breakfast set in the heart of the Yorkshire Dales. They had the Topseal waterproofing roofing system installed and a sedum roof to finish the new extension.

One of the roofs within the scheme, Hodge Clough School in Oldham, had fallen into a dilapidated state of disrepair and was in great need of replacement. Council building surveyors came up with the appropriate specification and project managed the scheme to completion. The majority of the much-needed work took place at the school over the summer holidays in order to minimise disruption to the teaching programme, a major consideration for roofing works at schools, colleges and universities.

The British Horse Society headquarters is on a listed deer park with many protected trees. The building’s circular design posed key construction challenges. The single storey office building was constructed in a doughnut shape, to ensure that a mature oak tree on site was preserved. In keeping with its green surroundings Spectraplan SM120 Dark Grey, a polyester reinforced TPE waterproofing system was mechanically fixed to a composite metal deck, ready to receive a sedum blanket.

Park Heights is a prime project at the forefront of Network Homes’ transformation of the Stockwell Park Estate. David Wilson Homes were looking for a mix of slate and clay roofs for a new site in Andover.

Client: Manchester Airport Group Architect: Pascall Watson Consulting Engineer: Burro Happold Main Contractor: Laing O’Rourke Specialist Contractor: Thelwell Flooring Main Products Used: Emseal SJS System and Emshield DSMThis new 9-storey car park with 3,800 spaces, was built as part of the £1 billion Terminal-2 redevelopment for Manchester Airport Group (MAG). To save time and space on site, the consultants used an innovative design, with a hybrid combination of steel delta beams and precast concrete, then on site the hollow-core precast floor slabs were topped with a 100mm thick reinforced concrete screed. To fully accommodate the anticipated levels of thermal movement and loadings in service, the engineers incorporated wide, high movement capability, structural expansion joints across the parking decks, between the different sections of the building. Given the dimensions of the deck joints (100mm) and the high movement capability required (100% = +/- 50%), with simultaneous exposure to the elements whilst under frequent heavy traffic, the joint sealing solution could only be specified as the Emseal SJS System. This unique structural expansion joint system easily accommodates high levels of movement in more than one plane, plus it has an integral coverplate to provide protection of the central movement section and the joint arrises. Importantly, the Emseal SJS is bonded into position with a structural epoxy adhesive from above, therefore requiring no access from below and enabling other works (e.g. M&E cable works etc.) to continue, plus as it is fully bonded, the SJS system requires no potentially damaging drilling into sound concrete to install mechanical fixings. In less trafficked wide joints at the perimeter, the Emseal DSM System was used, as a cover plate was not necessary.

A large new housing development in the East Midlands required a roof tile that would match with the traditions of the local area.

The Green Roofs Consultancy report looked to the provision of Green Bio diverse roof to address the need to encourage additional species. The ABG Green Bio diverse Roof System includes a mixture of plug planted sedum, cuttings and seeded annual and perennial wildflowers. ABG Roofdrain was used as a reservoir and drainage base layer to optimise water retention and prevent ponding. Special provisions were made to create hibernicula for local endangered species. Unlike previous Center Parcs sites, Woburn Forest’s 625 lodges were designed for the first time with traditional pitched roofing.

The client desired a green roof at the back of this beautiful family home. Access was very restricted. The speed and ease of transporting and installing our modular trays meant minimum disruption for the homeowner. Trays were delivered to site on pallets and handballed to the roof. The modules were laid down onto a geotextile fabric. Pebbles were then laid around the perimeter between the trays and any outlets to provide the required firebreak. Vegetation blended quickly creating a seamless green roof and, looking out from the upper floors, a sense of continuity from the house across the garden.

Topseal PU was installed on this failed felt roof on this hotel. Due to it being a hotel, it had to remain open throughout the contract without disruptions.

This doughnut shaped roof was a challenge due to its shape, but due to the versatility of Topseal GRP all of these obstacles were overcome with outstanding results.

Waterproofing and damp proofing specialists, Severn Damp & Timber Preservation, installed a range of Triton Systems’ waterproofing materials to deal with water ingress around two skylights, formed within the concrete roof deck over a basement that extended into the garden of a domestic property. 

The challenge was to incorporate a green roof finish both flat and curved to the roof areas. The roof pitch being as steep as 45 degrees in places, a pitch not conducive with a green roof system. ABG used their expertise in green roof and slope stabilisation to make the curved green roof possible. The system incorporated a series of anchor points, reinforcement geogrid (Trigrid), and geocellular technology (Erosaweb) to retain growing medium on each roof. The Green Roof system incorporates a SMART rain sensor and automated irrigation pipe system with each finger haveving its own dedicated mains operated tank

The 55,000m2 roof area of one of London's busiest train stations was in an advanced stage of deterioration. IKO PLC liaised with roofing contractors Weatherproofing Advisors to refine the specification. Working with the public, and in a commuter environment, Weatherproofing Advisors had the added challenge of completing the project through one of the worst winters in 50+ years.

The main central bridging structure was being replaced as the old structure had deteriorated and become structurally unsound. The new prefabricated replacement section of the bridge is a Retro Beam Bridge design, made from thermally galvanised steel for long term durability and is 64 metres long, with a single-lane road carriageway plus a cycle path. The new bridge section was installed in just 3 days through the Victorian brick arches of the Viaduct by Retro Bridge. Then the teams from Durham County Council and St. Astier Consulting Contractors were able to work on the bridge deck expansion joints at each end, to ensure that these had an equally durable, watertight seal. To do this quickly and efficiently, as well as ensuring the long-term durability of the exposed joints, they selected the Emseal BEJS System provided and supported by NCC (Movement Joint Systems). The Emseal BEJS System can handle harsh environmental conditions and has greater movement capability, better low temperature flexibility and higher temperature stability than other joint movement technologies. In a single installation, BEJS provided a watertight durable seal, with a joint movement capability over 100%, including 3-dimensional movement, plus it required no invasive mechanical anchoring as it is bonded in position.

Raithwaite Hall is a 5 star, 45 bed boutique hotel set in 85 acres of wooded valleys within the North Yorkshire Moors National Park. The hotel offers terraced views of the landscape and across the Whitby coastline. A new extension was designed that is built against the hillside with stepped landscaped areas around the new building and an intensive green roof terrace to help blend the structure in with the surrounding gardens.The intensive green roof terrace is installed directly above a new function and dining room and required a specialised design to accommodate the additional loading and provide the necessary drainage for the turf lawn.     By utilising a multi-purpose geocomposite roof drainage board, the green roof system could be achieved to meet the project specific requirements. The ABG Deckdrain 2540S-NW20XUV product offers a lightweight option that delivers the equivalent drainage capacity of 300mm of drainage stone in a 25mm layer that weighs over a 100 times less per square metre. The lightweight drainage layer is supplied in rolls and is fast to install and move into position. The Deckdrain layer includes an integrated filter geotextile bonded to the top of the cuspated core. This prevents the growing media layer from intruding into the drainage void and filters the soil to prevent clogging. The Deckdrain is made from a high strength HDPE core that supports the 200mm deep layer of growing media required for the intensive green roof installation with deeper root systems. The underside of the product is impermeable and provides additional protection to the liquid waterproofing membrane. A green roof surface finish further helps to prolong the lifespan of the waterproofing layer and prevent UV degradation. The large grassed area on the podium also reduces surface water run-off and the grass is protected against waterlogging via the efficient drainage board layer. The shallow drainage build-up required also reduces the height of the steps onto the terrace and the associated cost of stone flags. The completed installation encompasses a 20mm Roofdrain drainage & reservoir board to support a secondary smaller sedum roof area, as well as Deckdrain layers installed for structural drainage to the surfaces around the patio slab and retaining wall areas.ABG provided a full green roof project design, installation and maintenance service for the project.

The brief was to replace an existing roof that had reached the end of its serviceable life, with a high performance waterproofing solution and upgrade the insulation in order to meet the University’s energy efficiency policy.
