This enables all mail for residents to be sorted and allocated into individual secure mailboxes, providing them with a unique mailing address.Our team worked closely with Skidmore, Owings & Merrill architects and Emaar properties, to produce a visually impressive and secure bespoke arrangement of 28 banks of 50 mailboxes for three purpose designed mailrooms in the impressive skyscraper.

The Bishop Auckland refurbishment project, is a stellar example of K Systems ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Durham Homes commissioned K Systems to refurbish its residential development of 120 terraced houses. The primary aim of this project was to improve the thermal performance rating of each home. The challenge for K Systems was to provide a suitable EWI solution whilst retaining the character of the homes by replicating the existing brick and stone walls.Due to this unique mix of required finishes, we were presented with an extremely complex project that required careful attention of several aesthetic and design considerations.Having a good reputation for matching systems with finishes to deliver clients’ visions, we worked in collaboration with our approved installer Westdale Group, to scope out the project and specification in fine detail, with particular focus on insulating properties and aesthetic.These poorly insulated brick and stone terraced houses were given a thermal upgrade to enhance occupier comfort. An attractive brick render finish was used over insulation to provide an aesthetic finish that is in keeping with the current street scene.This satisfied the client’s requirements whilst providing a total revamp for the properties, which has resulted in energy efficient and aesthetically pleasing homes for the client and residents.Our ServiceWe worked in collaboration with Durham Homes and approved installer Westdale Group to upgrade these poorly insulated brick and stone terraced houses and deliver a total revamp of the properties, resulting in thermally efficient homes.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Our Application Specialists visited the site regularly throughout the project working in collaboration with the approved contractor to ensure correct installation and detailing.As a result, we delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Durham Homes, and the residents of the newly improved homes.Joe Rogers at Westdale Group, said:“To deliver such a large project (120 houses), it requires multiple teams to work seamlessly together and have absolute trust in the other’s skill, vision, and judgement. That’s exactly what we had with K Systems on this Bishop Auckland project. The team’s innate understanding of pairing systems with finishes for optimal performance is second to none and together we delivered a best-in-class refurbishment which was an absolute pleasure.”Technical Project DetailsEffective demand planning and technical detailing ensured that the Durham Homes project was completed on time in March 2022.Having comprehensively assessed the project requirements, taking into consideration thermal u-value target, aesthetics and cost, our K Systems E BrickRend EWI system was specified. This high-performing system is lightweight utilising expanded polystyrene (EPS) panels that are enhanced with graphite to further enhance thermal performance.The E BrickRend system has a fire performance rating of B2-s1,d0. It’s low moisture absorption and resistance to mould growth ensures a high level of durability.The system was specifically tailored to meet the thermal performance criteria of the project. Utilising 90mm EPS panels, the target U-value of 0.30W/m2K was achieved, delivering the benefits of improved thermal comfort and lower heating costs for residents, whilst helping the local authority achieve it’s environmental carbon reduction targets.Several finish options were considered to meet the client’s requirement of replicating the existing brick/stone appearance of the properties whilst remaining within the project budget.K Systems specified BrickRend, a bespoke, specially formulated polymer render which was colour-matched to the existing masonry. It was then down to the skill of our approved installer to apply pigments to tint and shade the render surface and simulate the appearance of real stonework. The surface is then sealed to provide a long-term durability. A dash render finish was applied to the rear of the Bishop Auckland properties.This particular finish didn’t just ‘fit the bill’ at the time of delivery, but is an economic, durable, lightweight solution, easily applied, with an increased bond strength compared to sand and cement, which will protect the insulation and structural fabric of the homes from environmental deterioration in years to come.This customised finish and attention to detail is a perfect example of how K Systems works with all clients to fulfil any specific design criteria and go above and beyond the standard requirements to deliver superior quality.

The £50m Business School for the University of the West of England, located in the proposed ‘Heart Zone’ of the Frenchay Campus masterplan, provides a new home for the Faculty of Business and Law. The vision behind the design was around transparency, visibility, and collaboration. The 17,000 square metre iconic building, which spans seven floors, includes large areas of collaborative space for students, visitors and staff to meet.Impressive AtriumCirculation around the Bristol Business School is obvious and highly visible from the main atrium where the Lusso 105 frameless double glazed system was installed. The system needed to be designed for imposed line load and potential wind load within the space. The glazed atrium, which is the heart of the building, incorporates a variety of social learning and flexible meeting spaces.Sleek DesignThe two wings of accommodation contrast to reflect the accommodation uses within and the orientation of the building on the site for environmental purposes. For these, the Lusso 105M double glazed framed system which complimented the other atria screens and enabled the slim ghost post mullion to incorporate the integral blind control mechanism.The multi award winning project was delivered to Building Information Modelling (BIM) Level 2 maturity. The FIS, a representative body for the finishes and interiors sector, presented Lusso with the Silver Award in Partitioning for the Business School at their annual awards ceremony. These awards are held annually and are designed to ‘promote and encourage highs levels of craftsmanship’.

Improving the thermal fabric performance and replicating the existing lookThe primary aim of the project was to improve the thermal fabric performance of the block and also to replicate the existing look. To achieve this, the client’s key requirements were two-fold. Firstly, to match the original external style as closely as possible in both colour and texture to satisfy the local authority’s requirements. The second key criteria was to ensure that all the systems used on the project were fully approved regarding fire performance, to meet the current regulations for buildings over the height of 18 meters in England. Delivering a robust, safe and aesthetic system solution to meet the project requirementsWe specified a combination of K Systems M VBriQ and K Systems M VBriQ+ to ensure we met the aesthetic planning requirements and comply with building regulations for resistance to fire in high-rise buildings. Our system incorporate mineral wool insulation which has an outstanding A1 non-combustible fire rating, which improves the thermal comfort and reduces heating costs for residents, whilst supporting Bristol City Council to meet their carbon emission targets.Our VBriQ acrylic brick slip finish was specified due to its lightweight characteristics and wide range of colours. Our Acrylic slips have a high UV resistance which will ensure the building maintains its appearance over time. Our VBriQ+ clay brick slip finish was specified for the ground floor and surrounding garage areas because of its robust and durable characteristics.Meeting the project deadlines and minimising disruptionsWe worked in collaboration with our approved installer Rateavon Ltd to ensure there was minimum disruption to the residents of Gaywood House. Our Technical team carried out regular site inspections to ensure the systems were installed to the highest standard with timely responses to technical detailing requests.

An impressive basement extension, housing a swimming pool and sauna, required a robust waterproofing solution at this large country home.Newton Specialist Contractor Stonehouse were brought onto this large residential project to waterproof an underground extension including a swimming pool and sauna. Set in a small village in Berkshire, the impressive countryside home was designed by architects Spratley and Partners.For the new below-ground structure, Stonehouse were required to install a failsafe and maintainable waterproofing system that would completely protect the luxurious basement from unwanted water ingress.Ensuring that the project was fully compliant with BS 8102:2009, Stonehouse recommended a combined waterproofing solution using a Type B reinforced and water-resistant concrete structure designed to BS EN 1992, combined with a full Type C internal cavity drain membrane system.As the most reliable and completely maintainable Type C waterproofing solution, the Newton CDM System was the ideal choice for this structure. Firstly, Newton 508 membrane was securely fixed to the internal walls of the basement using Newton's specialist MultiPlug fixings.Any water that is captured by the membrane is then drained away with Newton Basedrain channels, and pumped out of the property using a Titan-Pro sump chamber fitted with two NP400 pumps and supported by a failsafe battery back-up system.As an extremely experienced waterproofing contractor, Stonehouse were able to confidently recommend, design and install a comprehensive and truly failsafe waterproofing system that will protect the property from unwanted water ingress for many years to come. Stonehouse also provided complete peace of mind by offering a 10-year guarantee on the installation.

BackgroundLocated in a prominent location on the Morecambe seafront, the Broadway Apartments project was large new build steel frame apartment block.A challenging project to be involved with, as M H Stainton Homes wanted to create an iconic building on a corner location. The steel frame was key, combined with curved glazing on the corner elevation of the building. Then a lightweight cladding solution was required for the rest of the façades.K Systems approved installer M & M Façades were contracted to complete the exterior wall insulation and rendering of the 8-storey residential building.Our ServiceWe worked in close partnership with M & M Façades throughout the duration of the project. The K Systems Technical team offered on-site technical and installation support throughout the build process and supported the M & M Façades team at all stages of the project.As the building is over 18 metres, a bespoke specification was produced to ensure compliance with the current building safety regulations.A direct fix system suitable for steel frame structures and all building heights was specified, ensuring the safety of both the building and future residents.Technical Project DetailsAfter numerous design meetings the K Systems Direct Fix M (Mineral Wool) EWI system with a Silicone Render (TC 15) finish was chosen, meeting the requirements of M H Stainton Homes.This system provides high levels of fire resistance and non-combustibility bringing the apartments in line with mandatory Government requirements for buildings over 18 metres tall.We specified the use of multiple thicknesses of insulation boards (50mm, 100mm and 170mm) to allow for the line and level of the steel frame. A U-value of 0.28 W/m²K was achieved, meaning the residents will enjoy thermally efficient homes.For the finish Silicone TC 15, our high-performance thin coat render, was used. With the coastal location, this durable, weather resistant finish offers an eye catching, clean design, creating a modern and crisp aesthetic. Its hydrophobic properties provide a low-maintenance finish.We delivered a safe, thermally efficient, eye-catching design with a long-lasting finish that residents will appreciate for years to come.

BackgroundLocated in the Ancoats area of Manchester, the Albion Works strip and re-fit project was funded by the Building Safety Fund, a Government Fund to remove unsafe non-ACM cladding on residential and mixed-use properties that are 18 metres and over and do not meet building safety regulations.K Systems Approved Installer QFF Façades were contracted to complete the exterior wall insulation and rendering of the 8-storey residential building.The original 60mm EPS system was stripped from the building and replaced with a safe, thermally efficient façade solution, which upgraded the fire performance of the cladding, ensuring the safety of both the building and residents.Our ServiceK Systems provided support throughout the application process for this Building Safety Fund project. The Technical team offered on-site technical and installation support throughout the build process and supported QFF to ensure quality and reliability.We produced a bespoke specification and worked closely with Thomason Consulting and QFF Façades to agree and deliver specifics such as fire stopping and abutment details.From design advice through to installation, we offered a partnership approach which aided a smooth installation process with minimal disruption.Technical Project DetailsThe original sheathing boards were replaced, and the K Systems Exicco M drained cavity façade system was installed. This high performing drained cavity system was specified as a requirement for this steel frame residential building. 60mm mineral wool insulation was specified to retain the line of the existing façade.Fire safety with high rise buildings like Albion Works is of utmost importance and this solution generates high levels of fire resistance and non-combustibility (A2, s1-d0 rating), meaning the latest building regulations were complied with. Additionally, the thermal performance of the building improved with a U-value of 0.28 W/m²K being achieved. Residents will therefore enjoy reduced heating costs and better living conditions.For the finish, silicone thin coat render ensured that aesthetically Albion Works had a clean, crisp attractive appearance. This durable, low maintenance render transformed the outside of the building and will ensure a longlasting finish to the property.

wedi Primo completes luxury in central London Hotel.The Apex Temple Court Hotel is a luxury 4 star hotel, just off Fleet Street central London. Full architectural and interior design was by Ian Springford Architects, Edinburgh.A key factor in the selection of the wedi shower units for each of the 184 bedrooms was the requirement to achieve a high performance quality waterproof bespoke solution capable of adapting to the on site conditions. Ian Springford Architects has specified wedi shower units since 2004 and Apex Temple Court is the fourth Apex hotel where they have been successfully installed. Bespoke pre-fabricated shower units - Fast installation. The key benefits of using wedi were that the Fundo shower design provided simple, fast adaption to the individual shower configurations on site, as well as the detail of enabling the units to extend under the shower door to promote drainage back into the shower area from water falling off the door when in use.Complete prefabricated shower units allow fast dry and accurate construction in ONE integrated product system rather than a combination of different individual manufacturer’s products creating the risk of potential failures between the different systems during assembly and installation. The finished result was a fast track installation of a factory prepared shower system capable of on-site adjustment, delivering a completely waterproof system backed by warranty.

The new school has also reunited Senior with main contractor Bowmer & Kirkland, with whom Senior has an established supplier framework agreement. The two companies have collaborated together on numerous projects, with Bowmer & Kirkland being the first contractor to specify Senior’s patented low U-value PURe® aluminium window system when it was launched back in 2015. The main contractor has gone on to work with Senior and specify its aluminium windows, doors and curtain wall systems on many other education projects across the UK.Chailey School is itself part of Department of Education construction framework agreement to modernise educational facilities and improve the environmental efficiency of this sector. Senior worked closely with specialist contactor RKN Aluminium to design, fabricate and install the fenestration package for the new school building which comprises some 85 windows, 14 section of curtain wall and 12 door sets!

In April 2016, the world-renowned London School of Economics announced that Grafton Architects were to design their next major project. The Marshall Building at 44 Lincoln’s Inn Fields, built by Mace Group, includes an extensive two-storey, mixed-use basement that will house plant areas, squash courts, changing facilities and a sports hall, covering a total of over 2,250m2 of floorspace and presenting quite the project for Newton Specialist Contractor Cast Contracting Ltd (CCL).Newton Specialist Contractor CCL were appointed to design, supply and install the waterproofing by principal contractor Mace Group in late 2019.To provide a completely dry, guaranteed solution on such a high profile project, CCL recommended the Newton CDM System.Otherwise known as Type C waterproofing, the CDM System is the safest and most reliable form of waterproofing.Prior to installation, CCL applied Newton 906 Lime Inhibitor to the new slab to prevent free lime from the concrete from affecting the drainage membranes. The Type A liquid waterproofing membrane Newton 103-S was also applied internally to many of the concrete surfaces as a barrier to water.With preparations complete, over 2,250m2 of Newton 520 eco membrane was installed to the floor and over 570m2 of Newton 508 membrane installed to the walls to create the Newton CDM System. A drainage system of Newton Basedrain channels also directs any water captured by the membranes to the point of discharge, and the whole system was sealed with Newton OverTape.Despite requiring dedicated delivery slots, and working to an extremely tight program of work, CCL were praised on the quality and speed of their installation, which was completed well within the time limit.The Newton recycling service was also a great success, recycling 115 kg of HDPE waste and therefore preventing over 132 kg of CO2 emissions.

K Systems Insulated Facades

BackgroundBelfast City Council designed Walkways Community Centre with the local community in mind, providing them with places to both work and play. In this £1.37m project, the original portable modular building was demolished and replaced with a new 575 square metre build. The two storeys include a creche and soft play area, a 250sqm sports hall and a series of multipurpose rooms for meetings and courses aimed at the local people. Main contractor, McKelvey Construction led the project and worked alongside Michael Whitley Architects to design and deliver the most appropriate solution for Belfast City Council and the local community. K Systems provided on-site technical support and installation guidance throughout the build which resulted in delivery of a modern, aesthetically pleasing facility that achieved the target U-value of 0.18W/m ² K. Our ServiceHaving originally specified rainscreen cladding, K Systems technical team worked with the architect to design a bespoke engineered system with the drained cavity to suit the metsec frame. Regular site visits from our team ensured support was available throughout the build. The Centre is located on a busy street with limited surrounding space, so we had to manage a very congested, condensed site with deliveries planned and arranged by appointment only. We worked closely with McKelvey Construction to manage such challenges and ensure that local access for residents was uninterrupted, as well as ensuring the overall safety of the site area. From design advice through to installation, we offered a partnership approach which ensured a smooth installation process with minimal disruption, and the delivery of a fantastic community centre for the local area to enjoy. Technical Project Details Originally rainscreen cladding was specified for the Walkways project. However during the construction process, due to spiralling material costs and budget restraints, this was deemed too expensive so alternative solutions had to be sourced. It was decided an external insulation system would be used and a ventilated cavity system was required, as this provides a secondary defence in commercial buildings like Walkways. The K Systems Exicco E drained cavity façade system was specified as it ticked all the boxes. Exicco provides excellent protection and can offer an excellent fire rating of up to A2-s1,d0, providing high levels of fire resistance and non-combustibility. The drained cavity behind the insulation in the Exicco system will ensure that any interstitial moisture will escape without detriment to the performance of the system. As EWI was not originally specified for the project, no metsec frame had been designed. This is a crucial element for the Exicco system, which meant a bespoke metsec frame had to be designed specifically to suit our system. The Exicco E system for Walkways used Expanded Polystyrene (EPS) insulation boards that were mechanically fixed and attached to 12mm BBA Approved sheathing boards to create a 25mm drained cavity. EPS boards are extremely light-weight and the system offers a great fire rating of B-s1,d0. It is a high performing, economical system that generates high levels of thermal performance and ensured the target U-value of 0.18W/m ² K. was achieved. For the finish, Silkolitt+ silicone renders ensured a clean, crisp contemporary finish that offers protection to the exterior of the community centre. The flexibility of this finish provides resistance against cracking and increases the durability, ensuring a long-lasting finish for Walkways.

FORBO’S PORTFOLIO COMBINES QUALITY WITH AFFORDABILITY   Alumno, a specialist student accommodation developer, conceived and delivered a sophisticated and welcoming space for Element Bermondsey, a new student accommodation overlooking Bermondsey Spa Gardens. To do this, Forbo Flooring Systems’ Sarlon and Safestep floor coverings were specified, for their technical and aesthetic qualities.   Operated by CRM Students, the UK’s leading independent student accommodation management brand, Element Bermondsey provides 143 students living in Southwark with high-quality, fully serviced and sustainable accommodation. Greenaway Architecture and Tatham Studios worked with Alumno, to create contemporary spaces for the increasing number of students coming into London to study.   Greenaway Architecture and Alumno took the reins when designing Element Bermondsey, as Ron Plunz, Development Director at Alumno explained: “We had agreed a palette with our funding partner during our initial design meetings, which we had presented to them in a CGI format. We then took this vision and fine-tuned it to get a much clearer idea of the direction we wanted to go in.   “When designing student accommodation, we usually opt for a neutral theme as there is a mix of cultures, ages and people living under one roof. By choosing a contemporary yet neutral palette, it provides students with the freedom to make the spaces their own.”  Not only was it important that Alumno created a space that allowed the residents to express themselves, but it was also key that the building met sustainability requirements. Ron explained further: “We really wanted and needed to achieve a BREEAM rating of ‘Excellent’ with this building. As such, one of the factors we wanted to address was noise levels, to create healthy and comfortable spaces for the students. It was for this reason that we specified Forbo’s Sarlon acoustic floor covering; with a 19 dB impact sound reduction it exceeded the requirements needed for this accreditation.”  Forbo’s Sarlon 19 dB was specified in two different colours for this project. Ron explained: “We used Sarlon in Silver Concrete for the hallways and kitchen areas and Anthracite Nairobi in the bedrooms; both are deep greys, which offer an attractive, neutral baseline for the rooms, whilst providing some warmth to the spaces. I like to use products with some natural patterns like stone, concrete or textile weaves as it can serve a dual purpose of forming a pattern, whilst also helping to hide marks, which keeps the room looking smart.  “Forbo’s Sarlon offering fits this perfectly as it is available in a range of natural patterns and a versatile range of colours. We always use Forbo as its product range is just so varied, full of aesthetically pleasing designs that fit the technical requirements we’re looking for.”  Not only this, but the XtremePUR finish ensures Sarlon delivers improved scratch resistance, which is important for student accommodation as it endures heavy use across an academic year. Additionally, Sarlon is phthalate free, minimising the impact it has on the residents’ wellbeing.  Furthermore, Forbo’s Safestep product was used in the ensuite bathrooms, offering a good level of slip resistance. Ron continued: “Obviously resident safety is extremely important for these types of projects. So, for this reason, we needed a floor covering that could satisfy our health and safety requirements, but one that didn’t look industrial. Forbo’s Safestep was the perfect solution, with the contemporary Lava colour, which is a dark grey shade with hints of green running throughout it. It suits the neutral palette of the room, but also provides a good level of slip resistance.  “Forbo has a wide range of options available. In fact, there’s a solution for all applications, which makes our job easier, as we don’t have to use multiple manufacturers. Despite all these external factors we delivered a stunning, successful project, within budget, without delay or compromise on quality, that not only met but exceeded the requirements and expectations of the client, Bellway Homes.We worked in close partnership with Jessella Ltd (the installer) throughout the duration of the project. Thanks to working closely with Jason and Patrick from K Systems and their regular site visits and guidance over the phone, we managed to achieve the required completion dates, safely and with an excellent quality finish.”Technical Project DetailsAfter extensive planning and a comprehensive scoping process with the client and all involved third parties, we specified the K Systems Exicco M, drained cavity façade system with mineral wool insulation. This high performing system is suitable for steel and timber framed buildings and is highly compatible with high rise projects like River Gardens.Fire safety with high rise buildings is of utmost importance and the K Systems Exicco M system generates exceptional performance and provides high levels of fire resistance and noncombustibility (A2 rating).K Systems specified River Gardens with a façade system with an A2-s1,d0 fire rating. The system specified was made up of a combination of A1 fire classification substrate (sheathing board), a Tenmat 120-minute cavity barrier, an A1 non-combustible, dual-density stone mineral wool insulation slab, and a galvanised steel rail. The latest building regulations were complied with ensuring the safety of the future residents.Mineral wool has superb acoustic qualities, another reason it was specified for this project. Its inclusion in the build meant that noise from the wind and traffic travelling up and down the River Thames would be significantly reduced, ensuring a quieter residential option for target clientele who wish to avoid an audible disruption yet still live within the hustle and bustle of city life.For the finish, high-performance 1.5mm thin coat silicone render (Silicone TC) was specified. Our Silicone TC render is renowned for its ease of use on application, variety of texture and colour, and its high-performance properties. Each waterside home in River Gardens was finished in a variety of shades complimentary to the development’s surroundings.Aesthetically the development had a clean, crisp attractive finish with an impressive thermal performance and a protective exterior. The hydrophobic qualities of Silicone TC ensure a low maintenance finish, ensuring it will remain aesthetically pleasing for years to come.

Subsequently, the design won a Commended award in the Fly Forbo 2016/2017 competition.Leightons called on SKK Design for the design of their Reading store when it relocated from Oxford Road to the town centre, tasking them to give the branch a new lease of life and adapt the space into something that customers and staff would appreciate. The complete refurbishment saw new ceilings, lights, furniture and flooring throughout the main shop floor, staff areas and consultation rooms.

Completed in 2016 The Aztec system was installed by Metcalf Roofing & Building.
