IntroductionThe Keyfix Non-Combustible Cavity Tray has been installed as part of a major housing project , Park East in South East London, helping to improve efficiency onsite, and to exceed building regulations.OverviewPark East is a £95 million development in Erith, designed by ECD Architects and developed by Wates Group. The project comprises 320 new homes, of which 20% are for private sale, 24% for Shared Ownership, and 56% for rent in order to accommodate a mixed tenure community. The modern, stylish homes are in close proximity to the local amenities and parks, with excellent transport links to London.Working alongside brickwork contractor Lee Marley Brickwork, Keyfix supplied 3,772m of its Non-Combustible Cavity Tray (NCCT), 3,528 units of corners, and 20,774 units of its Non-combustible Weep Vents to this project. Keyfix’s sister company Keystone Lintels supplied 890m of its Non-Combustible Cavity Tray Lintel, which was powder coated as per the client’s request.Challenge The main challenge faced on this project was the brevity of the programme, which ran from November 2020 to November 2021. As the project was time sensitive, the main contractor required an accredited solution which could be supplied in line with the tight-build programme. Keyfix’s NCCT presented the ideal solution to this challenge.SolutionKeyfix was able to meet the client’s objectives by providing products in accordance with their tight-build programme. To ensure the maximum efficiency of installation, Keyfix designed various types of bespoke units including preformed corners and pier units to assist Lee Marley brickwork in keeping to its the fast-paced build programme. Due to the scale of the project, the products were prefabricated, allowing the brickwork to be conducted swiftly. Despite the bespoke nature of the products, the first delivery was made just two months after the initial enquiry in September.Duncan Marley, Contracts Director at Lee Marley Brickwork commented: “On the Park East development we required various bespoke products and Keyfix were able to provide a quick turnaround on those. The Keyfix NCCT also helped us to save time significantly because the system is so quick to install. Keyfix also provided us with a scheduled breakdown of components which was a great help.”The Keyfix NCCT was specified due to its ‘one-piece system’ which allows for a very simple and efficient installation. The system is self-supporting as it doesn’t require fixing back to the internal frame, therefore saving valuable time. Additionally, the adjustability of the perp joint allows for the cavity trays to be shunted to match the brick coursing on site, ensuring consistency in the brickwork formation.The NCCT was also chosen due to its A1 fire rating. It is made from non-combustible Grade 304 stainless steel which will never contribute to fire loading in the building. This fully compliant system ensures that the Park East buildings will be future-proofed against the implementation of tighter regulations.The non-combustible nature of the product makes it an effective solution to provide DPC protection over lintels, masonry supports, soffit systems and other elements in the cavity such as fire barriers. Additionally, the fact that the Keyfix NCCT does not rely on tape or mastics to form its watertight joints negates the prevalent cause of product failure and creates a more robust system altogether.In addition to providing NCCTs, Keyfix identified where it could offer technical support, and provided a full technical review of architects drawings, a comprehensive mark-up, and a scheduled breakdown of component location. The team also attended design meetings to ensure that the products were being used correctly, as well as hosting a Tool Box Talk prior to the first install to ensure the system was installed properly.Commenting on the NCCT, Kieran Coyle of Keyfix stated, “The Keyfix Non-Combustible Cavity Tray is an A1 fire rated system, ensuring our customers peace of mind as their buildings are future-proofed and safeguarded against fire, as well as our on-site benefits.”The Keyfix Non-Combustible Cavity Tray has played an important part in the creation of a safe new-build development for future tenants to enjoy.

It is a high-quality facing brick with a tumbled texture.For some plots on the site, the bricks were laid in an English Garden Wall bond, closely reflecting the brickwork of some of Saltwell Park’s buildings.Alongside modern features, such as rainscreen cladding projections and timber finishes, the development also includes a number of bespoke elements appropriate to the conservation area: reduced window reveals, timber doors and windows coloured in a modern dark grey, natural slate roof tiles, exaggerated roof pitches to accentuate prominent plots and full height feature windows.The BenefitsThe use of Southdown Multi brick has proven to be an effective choice in the successful blending of traditional and modern, ensuring the new development quickly settled within its surrounding environment.

In response to customer needs, the team at Beachside Holiday Park was investing in a large refurbishment, to totally transform the main building, providing a new, spacious, cohesive reception, restaurant, bar and soft play area with an overall beachside theme. The refurbishment needed to be completed in time for an expected busy holiday season.ApproachIn the large reception, restaurant and bar area, flooring choice was vitally important to achieving the overall vision, with the team wanting to create a space that shouted sunny seaside, even if it was raining outside. Beachside turned to Ian Williams of Ace Flooring & Carpets on the recommendation of their main contractor. “We worked closely with Ben and the team at Beachside to make sure we got the look and feel they were after,” explained Ian. The toilets and back of house areas also needed a refresh, providing customers and staff with hygienic and safe spaces.SolutionThe Beachside Holiday Park needed a floor for front of house that provided longevity, durability, looked good and was easy to maintain. The team at Beachside Holiday Park and Ace Flooring worked together on this incredibly impactful space and selected two wood-look options of Altro Ensemble modular flooring. In the kitchens, Ace Flooring recommended the tried and tested combination of Altro Crete resin floor and Altro Whiterock hygienic wall cladding to deliver a robust, resilient and hygienic Hazard Analysis and Critical Control Point (HACCP) approved solution. In the toilets and throughout the back of house, the installation of sustainable Altro XpressLay adhesive-free safety floor reduced the downtime of these busy areas.The design was so good, Ace Floor and the Beachside team were nominated for, and won, an Altro Design Recognition Award.

Work is currently underway to renovate the visitor centre including staff office and toilets.The ChallengeExpert flooring specialists, Laceys Floors and Walls were the contractors commissioned to install 170sqm of flooring throughout the visitor centre. To complete the installation, Laceys Floors and Walls needed subfloor materials that would provide a super smooth finish to avoid any trip hazards and would withstand constant trafficking of visitors.The SolutionTo begin, Laceys Floors and Walls applied DPM IT damp proof membrane across the entire 170sqm area. DPM IT is a two component, solvent free epoxy resin system for use as a surface damp proof membrane. Designed to provide protection against subfloor moisture, DPM IT has a pot life of 45 – 75 minutes, a cure time of 5 hours and boasts a 98% RH floor moisture tolerance.Once fully cured, the team applied UltraFloor’s latest product innovation, Level IT Hydra Bond to a depth of 3-5mm.Level IT Hydra Bond is a super polymer modified smoothing compound which utilises UltraFloor’s unique technology – a process which enhances application and boasts unrivalled flow properties. What’s more, each bag of Level IT Hydra Bond also contains 20% recycled material.In addition, Level IT Hydra Bond can receive bonded floor coverings after 4 hours, has an extended working time of 45 minutes for optimal usability, and is moisture tolerant and protein free.To complete the project, Polysafe Wood FX and Verona flooring was installed throughout the visitor centre, office and toilets.ResultsThe flooring was installed with ease and Rushcliffe County Park’s exciting new visitor centre is due to open later this year.“Level IT Hydra Bond was a real pleasure to work with. Cann Hall Skate Park in Waltham Forest, East London had been closed after the steel frame and plywood structure had fallen into disrepair. A refurbishment proposal was put together with funding from the Council’s Greenspace department, government funding secured by the Council’s youth service team and a donation from the local police Safer Neighbourhood Team. The designer chose TOPTINT coloured concrete as part of a high contrast design that would emphasise the bold geometric shapes used. Available in a wide range of colours, TOPTINT would deliver the smooth, durable finish required for the skate park surface in the bright, contrasting colours that the designer was looking for.TOPTINT coloured concretes use liquid colour pigment which is UV stable meaning that the colour will not degrade over time from natural sunlight. Margam Park’s new washrooms needed to be durable, easy to maintain and impress their visitors.Margam Country Park in Wales is owned and administered by Neath Port Talbot County Borough Council. The estate containing a Tudor Gothic Mansion was once owned by the Mansel Talbot family in the 1800s. The 850 acre country park is rich in history, with evidence of over 4,000 years of continuous habitation and use by man. This means it has exceptional historic value, with some of the country’s finest architectural treasures. Paired with its natural beauty, wildlife and many activities and facilities, the Margam Country Park has evolved into a popular attraction which is visited by 350,000 people per year, including locals and tourists alike.Neath Port Talbot Council came to Bushboard Washrooms for the refurbishment of the public washrooms. The main concern for this project was ensuring that the toilets were able to withstand the high traffic the park receives each year. As Alison Lloyd, the Commercial Officer at Margam Country Park, explained “visitors often judge a site on the quality of the loos”, this meant opting for a robust washroom range which offered a modern, high quality finish that will remain presentable at all times.Initially designed for secondary schools with the key focus on privacy, our HiZone for Schools toilet cubicle at standard height was decided as the perfect specification for the country park’s needs. Alison put emphasis on requiring an “indestructible build”, the cubicles pilasters and partitions are fixed to the floor in aluminium channels which creates a strong foundation. The toilet cubicles were manufactured in Solid Grade Laminate which has a compact core making it a highly durable material. It is also impervious to water which makes it easy to clean as the panels do not need to be dried meticulously afterwards to prevent damage.The design of the public washroom was carefully considered. The council wanted to cater for everyone who would visit their park, with additions such as child height basins, family changing areas and enlarged toilet cubicles with grab rails for ambulant/disabled users. In particular, the park recognised parents with their children would regularly visit the park. They designed a superloo style room to utilise space, this was larger than a typical toilet cubicle which gave users more room to manoeuvre within the washroom space.Ease of cleaning was fundamental to the project because of the high traffic the toilet cubicles will endure. Our own brand SanCeram’s Langley WCs and urinals were chosen which both offer a smooth and rimless design to eliminate dirt traps, it also suited the “clean lines” Alison was looking for. Margam Park had sanitaryware and brassware ready plumbed which meant that that it arrived pre-fitted to panels assembled onto a rigid steel frame, this saved both time and money. Being a refurbishment project it meant the washrooms did not have to stay closed to the public for a long period of time.Vanity units were also supplied as Ready Plumbed Modules and designed to hit the parks public washroom brief. Solid Surface Counter Top vanity units are ideal for busy washroom environments as they are easy to maintain. Alison wanted to make sure that the washroom had ‘clean lines to clean’, so integrated inset wash hand basins were supplied which have a flush design leaving no dirt traps for a hygienic hand wash station whilst also creating a seamless, high-end overall look.Alison told us that the colours were “chosen to fit with the Country Park, a wood feel and green panels to make it bold and stand out”. Lime Green and Bleached Oak laminates paired with Apple Solid Surface colours from our standard range complemented the mansion scenes within the washroom perfectly. Overall the review of the new washrooms at Margam Park were “ABSOLUTELY BRILLIANT! We opened in time for the Early May Bank Holiday and feedback from public was great and staff love the clean lines and bright colours.”
