OptiTec Ltd

We have recently completed a 600m2 project in Westminster with installation by one of our main Approved Contractors, Ridgewell Flat Roofing.Specification – System UsedThis project called for extremely durable yet cost-effective waterproofing to be installed, which made the OptiTorch-Premium Bituminous Felt System the ideal choice. Having been used in the roofing industry for over 50 years, felt has been consistently developed and improved, and still remains one of the most popular systems available.OptiTorch-Premium bituminous felt is a high-performance waterproofing system that can be installed year-round, with excellent flexibility at temperatures as low as -25oC. This system provides long lasting resistance against UV rays and even contains special additives to protect against root growth. There was also a lot of detailing work and some gutter repairs required, so OptiFlex-Rapid PMMA Liquid was used for these parts of the project to ensure a completely watertight and visually appealing result.OptiFlex-Rapid is a quick-curing PMMA liquid waterproofing system with a typical curing time of just 20 minutes! It is cold-applied and is reinforced with 150gsm matting for extra resilience. OptiFlex-Rapid can be applied year-round and is a great choice for detailing and repair work as it can be applied directly onto most surfaces without the need for primer, which can often save time and money! The ProjectThis project was a 600m2 warm roof design with a standard build-up including 120mm tissue-faced PIR insulation, and also consisting of: OSA5 Primer, Vapour Control Layer, Insulation Adhesive, Insulation, Premium Self-Adhesive Underlay and Techno58 SBS Capsheet.Ben Ridgewell, owner of Ridgewell Flat Roofing, took on the project with Grant Jones (Co-Director) and his team, and completed the installation to their consistently high standards with an impeccable finish. The ResultsThe overall completed look of this project is very tidy and aesthetically pleasing – thanks to Ben and his team for a great installation, including an OptiTec warranty of 20 years to ensure peace of mind for the building owner for years to come.

Menai Science Park, Wales

Technal

Located in Anglesey and operated by Bangor University, Menai Science Park is the flagship building for Wales' first dedicated science park. The facility is built to BREEAM Excellent standards and comprises of 5,000 sqm of offices, laboratories and workshop space for up to 700 people - from start-up businesses to large corporate companies. The building's structure features a striking white continuous flowing ribbon that forms wall, floor and roof surfaces and wraps around the glazed facade to the front elevation. The two-storey entrance connects to the main three-storey, traditional brick cavity U-shape building,m which houses the laboratories and offices and features a facade that encloses an open courtyard. Aluminium curtain walling from Technal was installed and spans 74m x 11m. This had to follow the curvature and flow of the ribbon at the point of fabrication. The key area for this facade is the first floor horizontal and sloping ribbon - the curtain walling continues behind the Corian rainscreen. One particularly challenging detail is the 6m glazed linking walkway that connects the innovation area to the brick-built main building. Designed with a double-pitched roof, the curtain walling follows the long contours across the two pitches of the roof at an angle. This involved calculations and modelling to accommodate the difficult compound angles to ensure the desired architectural intent was achieved. Throughout the building, aluminium casement windows have been installed, some as inserts within the facade including automatic opening vents, and to the courtyard elevations. Completing this contemporary outdoor space, the windows are complemented with timber rainscreen panels.

Decorette Woonatelier - F. Ball delivers win-win for Decorette Woonatelier

Ball, F and Co Ltd

Stopgap 600 Base deep section base compound and Styccobond F49 Hybrid PS adhesive were amongst products from F. Ball used to install floorcoverings in the new premises of the Echt franchise of the Dutch home deco retailer Decorette.Work was undertaken by Decorette Woonatelier Schuyt in Vught, as part of an arrangement that will in turn see Decorette Woonatelier Echt install floorcoverings at the Vught location when it is refurbished later in the year. After installers began by removing old ceramic tiles and mechanically preparing the subfloor to remove adhesive residues, floor levels needed to be raised by 11mm.To do this, flooring contractors applied Stopgap 600 Base deep section compound at a thickness of 7mm. The product is suitable for applications at thicknesses between 5–50mm prior to being capped with a suitable F. Ball smoothing compound. Its fast-drying properties meant that this could take place just three hours later, allowing flooring contractors to return the next day to install floorcoverings.Pressure sensitive adhesives from F. Ball were then used to install PVC planks in a herringbone formation in the 200m2 area. Floorcoverings were adhered using Styccobond F49 Hybrid PS temperature tolerant adhesive in the areas near the showroom’s floor-to-ceiling windows, which had the potential to cause solar gain and, consequently, extreme temperatures and temperature fluctuations – this can cause floorcoverings to expand and contract significantly, leading to unsightly tenting and gapping at the edge of vinyl floorcoverings over time. Styccobond F46 was used to install vinyl planks in other areas. The pressure sensitive acrylic adhesive provides a high bond strength that increases as it is trafficked, as well as strong initial tack, to reduce the likelihood of tiles or planks moving around while working.Raymond Schuijt, franchise owner and installer at Decorette Schuyt, said: “We love using F. Ball adhesives and smoothing underlayments as they are top quality and very easy to work with. The range is well thought out and contains solutions for every situation you can imagine. I can always count on their technical support if I have any queries too. They’re only ever a phone call away and will gladly undertake site assessments to advise on the required subfloor preparation and floorcovering installation processes.”

The building is statutorily listed at grade II and has been renovated as a luxury 70-bedroom boutique hotel and a museum.Over the course of history, the roof structure and slate have suffered significant degradation, which has given Mallino Developments Ltd. the challenge of immediate renovation. The building offers a wealth of history, having been converted from a tin mining warehouse, chandlery, sail making loft and fish cellar over the years to a hotel with a public bar.The original roof was made of Cornish Delabole and Trevillet slates, which due to harsh weather conditions and extensive service life have fallen into disrepair. The priority of the free hold pub’s owners and the Architect was to replicate the traditional roofing method, “wet laid” with diminishing slates from 18” to 12” inches, using modern slating method, that would be acceptable by the Cornwall Planning stakeholders.

The Conduit - A Unique Rooftop Dining Experience

Caribbean Blinds UK Ltd

The Conduit is an existing client of Caribbean Blinds having used our louvered pergolas at their previous club in Mayfair in 2018. Knowing both the benefits of installing louvered pergolas, providing flexible shade and shelter allowing the terrace to be used all year round, therefore providing an important revenue stream for the business along with a unique dining experience for their discerning members along with the service we offer, the Conduit wanted to replicate this at their new club in Covent Garden, albeit on a much larger scale. The new roof terrace, which was on the 7th floor, had a footprint of approx. 300sq/m. The client wanted to cover 2/3rds of this with pergolas, leaving the remaining 1/3rd completely open. The model was to be our Prestige Pod, which they had previously installed, where the louvered roof not only rotates but fully retracts and when closed is completely watertight. A total cluster of 8 modules were required to cover a surface area of c. 200sq/m. The perimeter edges were equipped with screens to offer protection from the elements to the sides. Additionally screens were inserted along with doorways between certain modules so areas could be zoned off for events and private functions. Each module had infra-red heating and festoon lighting installed to create a cosy and pleasant environment year round.A project of this size, requires clear communication, co-ordination and planning. We worked closely with the architect, designer, contractor and end client at every stage, to ensure a seamless process and journey. Site meetings were held with all parties. Full CAD drawings of the structures, positioning and importantly drainage, wiring and post mounting plate positions, which were highly critical as a steel sub frame had to be fabricated and installed and services run were provided. A dedicated project co-ordinator oversaw the entire project to ensure it run smoothly and on-time and in-budget.Like all roof terrace installations there were many challenges, from working at height to access with a road closure required for this project to allow craning of the goods to the terrace. Manufacture from order sign off for the bespoke pergolas was just 12 weeks, with installation taking 2 weeks, via our own trained teams and all in time for a VIP client 4th July party.Anthony Pollak, Facilities Director for The Conduit commented:“Having had a Caribbean blind pergola installation at our previous property we knew the quality of their products. When the opportunity came from our landlord to give us a substantial area to build a roof terrace we knew that we had to include Caribbean Blinds within the design.Installing the Caribbean Blinds pergolas has enabled us to use our roof terrace all year around. In the summer when the weather is good we can open up the space effortlessly and in the winter when the roof is closed, sides are down and heaters on it gives us much needed outside space. From the initial design meetings all the way through to install the Caribbean Blinds team were pleasant and professional to deal with. The Rooflight Co.

The Rooflight Company recently collaborated with Hogarth Architects in designing rooflights to compliment the construction of a new Kensington mews property. Here the brief was to achieve a completely minimal frameless internal appearance, with low U-Values, and at the same time meet the planning requirement for a rooflight that would sit flush within the slate roof.

Standard Coniston Wall Mounted Canopies: 8m x 2.1m and 8.9m x 2.1mCanopy Frame Colour: Light Blue RAL 5012, matt finishInstallation Date: August - September 2019Contractor: Morgan SindallArchitect: Miller Bourne ArchitectsThe BriefIn September 2018, an invitation to tender was received by Able Canopies from Morgan Sindall Construction Ltd for a number of canopies at the brand new two-storey, primary and nursery school for which they had been awarded the contract to build to form part of the Hailsham Community College Academy Trust. After reviewing the tender documents we put our recommended products forward, which was a large Kensington wall mounted canopy and two Coniston wall mounted canopies. The architect then contacted us directly to detail that the main building frame was made up of large timber SIPS panels and the large steel posts were required to support the roof. However, they were also decorative in essence and played a significant part in the building aesthetic appeal, and they required Able Canopies to supply and install them as part of the package as they would run through the larger canopy. The original design and price we submitted did not require the inclusion of the steel posts, however we were then asked to include in our canpy costs. We therefore went back to the drawing board to come up with a canopy design which would fit the aesthetic and structural features required. The SolutionWhilst in talks with the architect, they explained that they favoured our Coniston Wall Mounted Canopy system and also requested the NBS spec for the product which wasn’t a problem as our products are all listed on the NBS National BIM Library. We therefore looked at the Coniston system and worked with the structural engineer to ensure the steel beams could be incorporated into the canopy. This enabled us to supply the contractor and architect with an estimate so we could secure the works as an early package enabling them to cast the foundations required within the main slab.Because the bespoke Coniston would have the required large steel beams through the roof, we designed a solution to ensure the canopy would still be a fully waterproof system. This was easily achieved with the Coniston because we were able to comfortably flash/dress around the roof support columns, to create a seamless walkway with a watertight roof. However, the large steel beams and underside required a lot of design work, we diligently designed bespoke connections for the posts to the beams, bespoke connections for the roof bar to the steel beams and bespoke guttering & gutter connections. This replaced the Coniston’s standard integral guttering system with an external gutter system that worked with the design perfectly.Click the link to continue reading..... https://www.ablecanopies.co.uk/c/wall-mounted-canopy-case-studies/hailsham-community-college-primary-academy-case-study.html
