The developer of an apartment conversion scheme in the Pennine hills village of Diggle near Oldham wanted to achieve superior sound reduction standards in the walls and floors and go beyond the minimum requirements set out by the Building Regulations.The Old Mill House project involved transforming a Victorian industrial building into several residential dwellings. The project’s design needed to comply with the requirements of Approved Document E, which sets out minimum standards in England and Wales for airborne and impact sound transmission between dwellings where there is a Material Change of Use.However, to deliver the highest quality living accommodation to potential buyers, the developer insisted that the acoustic specification not only met the minimum standards but went beyond them.To achieve their goals for the floors and walls, they approached Hush Acoustics for assistance in developing the specifications and providing the required products.Given the unique nature of the properties being created, the acoustic design for the flooring had to be compatible with underfloor heating and more unusual floor finishes such as stone tiling.The specification developed by Hush Acoustics for the separating floors beneath the floorcoverings featured a plywood timber deck, below which was the underfloor heating system and 8mm Hush FFR resilient underlay.For the ceiling side, Hush recommended standard acoustic insulation for use within the timber joists, two layers of 15mm Fireline plasterboard attached to the underside of the joists, the Hush MF Ceiling System to allow Hush Slab 100 to be fitted in the void created, finished with a layer of 15mm Soundbloc plasterboard.For the separating walls, two specifications were developed according to the types of walls. In areas where there was an existing masonry wall, a wall lining consisting of independent stud work, Hush Slab insulation and Soundbloc plasterboard was developed. In other areas of the scheme, a twin timber stud wall is recommended, again featuring Hush Slab insulation and Soundbloc plasterboard.As part of the process, the Hush Acoustics team undertook many site visits and guided the design and build process to ensure the correct installation was followed, and pre-completion testing was also arranged.The solutions developed and provided by Hush Acoustics fully met the developer’s goals to go beyond Approved Document E’s compliance standards according to the pre-completion tests.

The Westminster Fire Station restoration and regeneration was all about creating an experience for those that live there, with sustainable and natural materials,” says Jennifer Benningfield, experienced architect and founding principal of Openstudio Architects.v “We needed to find a reliable supplier of sustainable and natural materials, which were suitable to tie in with the heritage structure. “The challenge was sourcing the right materials that were compatible with the fabric of the existing buildings. Working with Lime Green, we managed to develop a solution that matched the original building’s beautiful aesthetic and historic character. “As a key supplier of lime-based products, their flexibility and reliability helped to make our job easier – and we received a lot of praise for the high-quality and beautiful new courtyard building. The lime mortar is an integral part of the brickwork and proves that it is appropriate for contemporary, as well as historical, structures,” praises Jennifer. About the project Using a team of specialists, Openstudio Architects supported the site team in using old and traditional construction techniques to refurbish and develop buildings in a contemporary way, with beautiful results. “There were two phases to the Westminster Fire Station project,” explains Jennifer. “The first involved refurbishing the existing building, the Grade II Listed Edwardian Fire Station built in 1906 and decommissioned in 2014, to create a restaurant and bespoke housing. “The second involved developing the site further by adding a new residential building to the rear of the site surrounding a garden courtyard, which is where we used Lime Green’s mortar.” Supporting the local community “The project was situated on a very constrained and challenging site,” continues Jennifer. “With its central location, the construction works undoubtedly had an impact on those living and working in the local area, which is why we wanted to ensure the community were completely happy with the project. “As we wanted to make sure the new build tied in with the older fire station, there were inevitably challenges that we didn’t anticipate along the way. However, most importantly, we needed to ensure we sourced the right materials, which were compatible with the existing building, both in terms of performance and appearance. Selecting the right materials “We wanted to work with natural materials, which would age well and ensure robust construction that has longevity and sustainability,” says Jennifer. “We chose specific products, including handmade Danish bricks and handmade glazed bricks to give depth and texture to the new building. We wanted to ensure use mortar that had a texture and a grain to it, so it would work with the nuances of the bricks, as well as being a colour match. “Finding the right colour mortar to match the pale Danish bricks was key. These bricks were handmade, so we needed the mortar that integrated with the historic Edwardian building to create a seamless whole. “When planning the project, we recognised the importance of lime products, because of the material’s sturdiness and robustness. This means it doesn’t wear with structural movements and changes in the seasons. “That’s why Lime Green was the perfect fit for the project. With an extensive colour range, the team was able to colour-match the mortar with the materials of the new building perfectly. The consistency between the samples Lime Green gave us and the final product delivered was incredible, which was important given the scrutiny by Westminster City Council over the project and the appearance of the new building. “The flexibility of the products also helped us to minimise the amount of movement joints, as it accommodated movement in a much more forgiving way than other products, such as modern cement mortars. “We really enjoyed working with the Lime Green team – they were easy to work with, responsive and very supportive of the project. As we couldn’t store a huge amount of supplies on site, Lime Green was very accommodating in delivering exactly what we needed, at the right time. “The best part was that we were able to develop a solution with Lime Green that supported the original building’s beautiful aesthetic and historic character, with a new building that pays similar attention to detail.” A sustainable, natural and beautiful finish “People love the building, and neighbours even call it ‘the golden citadel’. It’s widely recognised in the local community for its high-quality, beautiful finish,” continues Jennifer. “One of the Fire Station’s previous residents – who had moved out during construction – has moved back after the restoration works and loves the development. That was the icing on the cake for us, it really felt as though our vision had materialised – enhancing people’s experience of new buildings made with sustainable and natural materials that stand the test of time. “The Westminster Fire Station development truly looks beautiful, and the quality of the natural and sustainable products used has a huge role to play in that. Lime Green’s product quality and customer service is outstanding. We’re already working with Lime Green on another project, and we can’t wait to see the finished result,” concludes Jennifer. “It was a pleasure to see our Hydraulic Lime Mortar used on this new development project. The Hurlford Avenue new build project, situated on the former Garscadden Primary School site, truly harnesses innovation and design. This ‘Modern Methods of Construction’ project, completed in partnership with CCG, showcases technical prowess and constructional excellence.Garscadden Primary School closed back in 2017 but the 1930s school building remained standing. Spotting the potential for something impressive on the site, Glasgow Housing Association proposed a modern replacement – a portfolio of properties.The key requirement was to build modern, energy efficient homes which would provide much-needed affordable housing in the sought-after area of Dumbarton and make a significant difference to the local community.After extensive planning, focusing on matching an appropriate insulation system with a complementary finish, K Systems devised a comprehensive delivery plan using our unrivalled experience and expertise.CCG fabricated the building off-site with timber kits and incorporated elements from our Aricco system, with the final finish being completed on-site. This approach was advantageous for a few reasons, including the speed of construction and a reduction in required labour.Hurlford Avenue is a prime example of our experience with off-site modular builds and our project-specific approach to EWI solutions. We brought Glasgow Housing Association’s vision to life and delivered 28 houses and 42 flats for mid-market rent.Our ServiceThe build of the Hurlford Avenue development wasn’t without its challenges. Precision planning was required to ensure minimal disruption to the residents in surrounding estates. All traffic ways remained free for passage and noise pollution was kept to a minimum.During the build, our team encountered some detailing challenges. However, working directly with the contractor and main contractor, these challenges were quickly resolved by key colleagues within our Technical Team, and the build remained on schedule and of the highest quality.From specification and design to planning, delivery and evaluating, our team transformed a derelict site to a contemporary multi-dwelling development that rejuvenated the Dumbarton area.“I would like to thank everyone on the K Systems technical support team for their contribution in accomplishing the Aricco System project at Hurlford Avenue. The regular visits from senior technicians always go a long way to keeping any project in check and it makes the job of our management much easier by having honest, professional judgement to go back to our guys, with well earned praise on this occasion. Everyone was onboard from the outset in working around any potential difficulties and you will agree it shows in the final results.”Garry Barton, Contractor.Technical Project DetailsAs the client of this project, Scotland based construction company CCG, approached K Systems to provide a suitable façade solution that would complement their design. A build with timber kits and a drained ventilated cavity system was specified, along with a silkolitt thin coat render finish.CCG are renowned for off-site manufacturing (OSM) and manufactured the kits from their production site in near-by Cambuslang. They sourced the correct material according to our exact specification. CCG’s ‘iQ’ System was chosen, which is designed with a fabric-first approach where greater tolerances are determined by fewer junctions and thermal bridges to deliver enhanced U-values and significantly improve airtightness. By incorporating OSM and the iQ system into this project, it is just a small insight into our unrivalled knowledge and expert approach that we take to fulfil the requirements of our clients.For the supporting façade, the K Systems Aricco system was specified - a drained ventilated cavity system perfectly suited for use in low rise buildings, particularly new build projects and timber framed construction. The Aricco system is also the most compatible with offsite/modular construction techniques and boasts an A2-s1, d0 fire rating and therefore complies with the latest building regulations, ensuring the safety of all residents.The finish was just as important as the façade system, with the cost-effective, industry-leading Silkolitt thin coat render specified. Silkolitt renders provide a contemporary finish to new-build applications, something this project very much required to modernise the area. Silkolitt is simple to apply, and its hydrophobic properties makes the render low maintenance. It also has excellent vapour permeability, allowing the Hurlford Avenue properties to breathe and avoid interstitial condensation. It is the most flexible system on the market, making cracking over its lifetime less likely and therefore delivering a pleasing aesthetic with outstanding longevity.The combinations specified by the K Systems team resulted in the build of impressive dwellings boasting a U-value of 0.13W/m ² K – meaning homes were easier and cheaper to heat, a particularly attractive benefit given the current cost of living crisis.

The project consisted of two similar flat roof areas totalling 1,100m2 above high-rise residential blocks in a city centre location. The existing roofs were an inverted roof design that had been waterproofed with single-ply that had failed prematurely. Numerous short-term, localised repairs had failed to stop the water ingress and leaks had been a long-term problem.It would have been impractical to remove the tons and tons of ballast and insulation from the top of the high-rise building and it was imperative to the client that removal or replacement works were not involved at all. The specific nature of this project required careful consideration, and so a survey of the roof was arranged.The SolutionA report from an independent consultant commissioned by the client identified a problematic challenge with an overlay option. The existing falls of the roof were assessed to be poor, and so standing water would be an issue for any new waterproof covering. The report concluded that this would reduce the lifespan of an overlay waterproofing system and so was advised against. The client initially thought this to be a stumbling block and that costly and impractical modifications to the roof would need to be made.Having worked with Polyroof on scores of other projects, the client turned to Polyroof Technical Services for a solution that could meet their stringent criteria. Following on from the preliminary discussions, Polyroof’s Technical Services assessed the site, taking core samples and then providing a suitable specification to overlay the roof with the Protec System.The BBA certification of the Protec system specifically covers use for zero falls (completely flat) applications, meaning the client had absolute peace of mind that standing water would not be a detriment to the integrity of the waterproofing system. The client was able to achieve the original objective of an overlay system and benefited from the associated cost and time savings. Furthermore, the BBA certificate states that when used in inverted roof scenarios the lifespan of the Protec system is as long as the design life of the roof.Work was started with J R Flat Roofing, a Polyroof approved contractor with national coverage, moving the ballast and insulation to one-side in four phases of 140m2 at a time, exposing the single-ply membrane to which the Protec system was directly applied.Due to Protec’s rapid cure and walk-on times (30-60 mins dependent on conditions), the system is ideal for larger, phased refurbishment, as specific sections of the roof can be made waterproof with the full Protec system in one day. When carrying out the next section, the new Protec membrane forms a totally seamless and watertight joint to the existing Protec-covered areas.Another objective was to reuse the original inverted insulation and ballast pebbles as this was cost saving and negated the need for the lifting logistics that would have been involved in bringing the ballast to ground level. Additionally, it made the process as environmentally compliant as possible by keeping waste to a minimum. The insulation and pebbles were re-applied in its original format and, due to the weight of the pebbles, was a mammoth task that required three miniveyors to help with the handling. A series of special aluminium breather vents were also fitted down to the concrete slab roof substrate to enable the surface to dry out over a period of 12 months.The whole job was completed in three weeks and the client was delighted with the finished work. With a 20-year insurance back-guarantee and a maintenance-free waterproof membrane that will last as long as the roof stands, the client was once again left with total peace of mind that their buildings could not be better protected.

BackgroundThe new multi-million euro Buncrana Primary Care Centre development was an exceptional project to be involved with. This high-profile project was funded by the HSE, with the aim of bringing many healthcare services together in one new state-of-the-art centre. Construction was led by local company McCallion Group and the 56,500sq ft. facility, which is spread across three storeys, boasts underground car parking which can house 126 staff. The centre is an excellent asset to the local community, ensuring the vital health services people need to avail of on a regular basis are available in one central location. For the client, the key requirement was to build a modern, aesthetically pleasing, energy efficient facility that achieved a target U-value of 0.15W/m ² K. After extensive planning, focusing on matching an appropriate insulation system with a complementary finish, K Systems provided a full technical specification and a comprehensive delivery plan.Our ServiceOur dedicated team of technical specialists were on hand to fully support throughout the duration of this project, ensuring the highest levels of construction were achieved. The K Systems Technical Manager, Gerry McErlean regularly visited the project to inspect progress and offer hands-on-guidance and technical support. Local installer GD Plastering worked very closely with Gerry to ensure a high standard of work was achieved and great attention to detail is evident throughout this project. Due to the size and scale of the Care Centre, Gerry recommended that the TC render finish was spray applied to ensure a consistent finish and aid the speed of application. GD Plastering took this advice on board and invested in a spray machine, resulting in a uniform finish, faster completion and reduced labour.Technical Project Details After numerous design meetings taking into consideration client requirements, budget and timeframes, the K Systems E EWI system was specified. This high-performance, light-weight and cost effective system based on expanded polystyrene (EPS) insulating panels offers a great fire rating of B-s1,d0 and is available in a range of finishes. The mixed substrate of reinforced concrete and lightweight block had alignment issues. We specified the use of multiple thicknesses of insulation boards, that were fixed adhesively and mechanically to overcome these alignment issues. Our specification included bespoke technical detailing, such as compression joint detailing on every floor and our site inspection teams were on-site when required to offer a range of support and guidance. For the finish, thin coat silicone render (Silicone TC) was specified. Providing a variety of benefits, K Systems thin coat render offers silicone and polymer-modified technology to provide long term weather protection, alongside excellent breathability and water repellency properties. With the unpredictable Irish weather, this durable finish will withstand the elements and offers an eye catching, clean design, creating a modern and crisp aesthetic. Available in a wide range of colours, K Systems silicone render is the most flexible on the market, making cracking over its lifetime less likely. Its ease of application made it an ideal choice for a project of this scale and size and its hydrophobic properties provide a low-maintenance finish for years to come. We delivered a long-lasting, safe, eye-catching design for the Buncrana Primary Care Centre that brings exceptional thermal comfort to the property. The target U-value was achieved, allowing energy savings and reduced costs for the client throughout the lifetime of the Centre.

Container City is an outstanding example of upcycling architecture in the London Docklands. The buildings are constructed from old shipping containers that have been refurbished and then fixed and welded together, creating an innovative modular building solution that houses offices.The roofs had been waterproofed with an EPDM membrane as part of an inverted roof design, however due to failings within the roof coverings leaks were occurring.It was also felt that the inverted roof insulation was unable to provide satisfactory thermal performance, leading to excessive fuel bills during winter. The architect responsible for finding a solution used Polyroof’s Solution Finder Tool to quickly find a recommendation for improving the thermal properties whilst providing long-term waterproof protection. Equipped with the key information needed, the architect specified the Protec Warm Roof System for the roof refurbishment works.Polyroof Technical Services carried out a full technical survey of the existing roof to identify all existing issues and provide a full set of recommendations. One of the key drivers for the refurbishment was the ability to easily access the roof membrane to carry out regular cleaning and maintenance works, so the specification included for converting the roofs from an inverted roof to a warm roof design.Polyroof Approved Contractor A R Roofing Ltd began by stripping away the old inverted roof components and the failed EPDM membrane to expose the metal roofs of the containers below. A self-adhesive vapour barrier was then laid onto the metal decks and Polyroof RES Insulation (T&G) was bonded on top using PU adhesive. Lastly, the Protec system was laid direct to the insulation boads to create a seamless, smooth and long-lasting finish that came with a 20 year insurance backed guarantee. This striking piece of upcycled architecture now has a roofing solution to match the innovation behind its creation.

The site will also be home to more than 8,000m2 of commercial space, including new shops, bars, restaurants, workspace, a cinema, a live music venue, a riverside park, and crossings along the River Wandle.For a project that caters to the diverse needs of a variety of land uses in a busy London location, getting the insulation right was a must. URSAPAN BLACK was able to meet these needs. Navigating the city streets A project of this scale naturally comes with challenges due to the volume of work taking place at the same time. On top of this, the fast-paced, busy nature of London adds extra complications to navigate. From a logistics perspective, it is difficult for lorries to gain access to the site when supplying materials as there is limited space for them to manoeuvre on the streets.Project manager at the design and build construction company, McAleer & Rushe, Gerald Laverty, said: “We made a conscious decision to use products that were logistically viable during the procurement stage of the scheme. URSAPAN BLACK was in keeping with this because the slabs are larger than others on the market – meaning you need less of them - and they are very dense which means they can be compressed allowing more to be transported on a pallet truck. Fewer lorries minimised disruption to other road users and helped us reduce our CO2 emissions.”Holly Lawless, commercial manager at building materials supplier, Walls and Ceilings International, added: “URSA engaged with us early in the project development and confirmed availability of the product for the whole three-year period of the build. This played a critical role in the decision to choose URSA. So many in the industry are struggling with supply chain issues but due to the sheer scale of the project and limited on-site storage, reliability of supply has been – and continues to be – vital in order to stay on track with the project’s tight construction timeframes.” Making it easyThe development of Smugglers Way had tight time frames to stick to. While reassurances of supply availability was critical to help keep the project on track, actual features of the product aided in making it easier to maintain the timeline, too. The large, dense nature of the mineral wool made it easy for workers to handle and install. In turn, helping increase worker productivity levels as they have less slabs to work with per area. Steve Martin, contracts manager at brickwork contractor Callan Construction, said: “We found the product very easy to use. It’s compressible so easy to store and rigid so it doesn't flop about when you are building with it. Time-saving qualities like this are vital in a project of this scale where there are many aspects of development that could be subject to issues which could in turn cause time delays later down the line. Using URSAPAN Black meant we could move on to other areas of the build, such as bricklaying, without delay.” Building for a greener futureSustainability was at the forefront of this build. The complex has been designed to achieve a BREEAM (Building Research Establishment Environmental Assessment Method) rating of excellent and Home Quality Mark 4.Quality insulation is one of the most cost-effective ways of reducing CO2 emissions and material choice was vital to achieving these enhanced sustainability standards. URSAPAN BLACK was able to support the sustainability ambitions because the product is manufactured to BS EN ISO 9001 Quality Assurance Systems and BS EN 14001 Environmental Management Systems.Gerald concluded: “URSAPAN BLACK was a perfect fit for a number of reasons. It helped us meet our sustainability ambitions which has a positive knock-on effect for end-users who will benefit from a comfortable indoor climate, in turn helping to reduce their energy bills. But, as a mixed-use project, one of the biggest benefits of all, has been increased acoustic comfort for residents who would otherwise be disturbed by the busy surrounding commercial area.”

The product selected for the project was the Soundis Absorb-R GypLine αw (also commonly known as a Seamless Monolithic Acoustic Spray Plaster System) which is an extremely flexible seamless sound absorption system. It is a non-perforated, monolithic system consisting of a mineral fibre panel with a layer of micro-porous plaster. Excellent Sound Absorption was required at this project and therefore our task was to ensure class A sound absorption within the large atrium. The Absorb-R GypLine αw was used as a seamless high performing sound-absorbing system, a system with excellent eco-credentials. The GypLine αw insulation board also benefits the energy performance of any building by enhancing the insulation of the building envelope.We were challenged with working almost 20 meters above the floor which adds difficulties to any installation but nothing we haven’t overcome before in previous projects. Absorb-R GypLine αw was selected as the finish offers unrivalled levels of sound absorption but also ensures walls and ceilings are clear of panels and visible acoustic solutions, providing a virtually seamless monolithic surface for walls and ceilings in a choice of RAL colours. This seamless and complete solution can be adapted to a wide range of rooms, from home use, office space to conference halls, auditoria, theatres, recreational sports and educational areas. The Absorb-R GypLine αw acoustic system is environment-friendly, fully recyclable and has natural components that offer optimal sound absorption with extensive resistance to fire.

The roofs of The Dungannon & South Tyrone Borough Council offices had fallen into a poor condition and a large amount of standing water was threatening to leak into the offices below. With the office roof areas in such a poor state, the council turned to Polyroof to refurbish nearly 1,000 square metres of roof, split into 13 areas, before they fell into a further state of disrepair. DTL Construction, a local Polyroof Approved Contractor, were tasked with installing the Protec System, removing the issue of standing water and giving the roof a long service life, whilst giving the council peace of mind that leaks would not pose an issue in future.The standing water was cleared before the existing roof materials were stripped back in order to install the new system. This allowed a new warm-roof system to be installed, along with new cut-to-falls insulation. Polyroof’s Protec Cut-to-Falls insulation is an innovative two-layer system which doesn’t only improve thermal performance, it also directs standing water away from the roof.Following this, the BBA-approved Protec system was used to seamlessly waterproof the entirety of the office roofs. The system, once inspected by Polyropof’s Technical Services team, was issued with a 20-year guarantee, so the client could now have reassurance their roof would last for decades to come.

ChallengesSinclair Watt were provided with a detailed brief to provide accommodation for a new main entrance and reception area, product display hall, meeting room suite, additional office space and customer service telephone hall and ancillary accommodation. By necessity these were required to be large spaces to accommodate large numbers of employees and visitors.The building had to achieve seven basic goals – to allow VELUX to be a good neighbour, to be simple and beautiful, to make arrival a good experience, to be a model of balanced daylight, natural ventilation, good indoor comfort and healthy materials, to apply a well-defined, high-quality structural concept, to obtain good sustainable standards with a minimum use of energy, to be visible and logical, and to create value and express the VELUX values.The ceiling systems had to meet the Class 1, aesthetic, fire and acoustic performance required for the 37,673 ft² two-storey building which features an engineered timber and steel structural frame. The project was the first time Zentia’s Ultima+ Finesse mineral tiles had been installed in Scotland.SolutionsSinclair Watt met the brief by incorporating a regular and prominent engineered timber and steel structural frame that provided a design with a clear distinction between the supporting structure of the building and the facades and roof. This was both to create clarity and logic in the design and to make it possible to replace or update the not-so-permanent parts of the building.The internal design incorporates a central street and atrium that acts as a meeting place as well as a general circulation area and allows the best use of natural sunlight and natural ventilation throughout the building. The building provides good indoor comfort and utilises healthy materials.The three key areas – energy efficiency, healthy indoor environment and renewable energy – constitute the basis of the new building. A fabric-first approach for the building was adopted with high insulation levels and low air permeability rates to reduce overall heat loss from the building. This combined with a natural ventilation and daylighting strategy, and the use of LED lighting and air source heat pumps as the main heating source, resulted in a highly energy efficient and sustainable building.Some 1,1,00 m² of the Zentia Prestige hA+ Tegular15 tiles were used in the ground floor offices and storerooms, while 100m² of the Finesse tiles were used in the restaurant, kitchen and toilets. The Ultima+ range features class-leading light reflectance of 87% and Euroclass A2-s1, d0 fire classification, the Tegular15 variant with Class A sound absorption and Finesse a fully concealed, fully painted edge detail.Architect Iain Mitchell said: “We specified the Zentia systems as they have a good product range, good suspension systems, with good product information and good technical backup. They met all the aesthetic, fire and acoustic performances.“Zentia shadow and transition trims were used so the Zentia ceilings tie in well with adjacent plasterboard walls and ceilings. The client is very happy with the ceiling installation and building as a whole.”Colin Burns, commercial director of specialist sub-contractor PFP, said: “We had some meetings with Zentia to talk through the detailing of the Finesse element and put it to the guys on site but apart from that, and some coordinating with services, it was very straightforward. It looks good as it always does and gives a nice bright finish. It was interesting to be the first installer of Finesse in Scotland.”
