Helmsman

Northern Rail has returned to Helmsman multiple times for Lockers and Bench Seating for different railway services up north. For this project, the Helmsman team manufactured and installed 185 two-compartment Metal Z Lockers to accommodate 370 people.Z Lockers are the perfect locker design for maximising internal space as they have a small footprint while offering excellent space minimization. As one of the UK’s leading locker manufacturers, we also provide the project with Bespoke Z Locker designs as they were requested to be 2000mm high, 450mm wide, and 500mm deep with a perforated base. A perforated base is an excellent addition as it allows air to flow throughout the lockers. The body of the metal Z lockers were powder coated in the colour ‘Ice’, while the doors were powder coated in ‘Smoke’. The lockers were numbered with Helmsman laminated number plates and finished with Camlocks, which is our standard lock, however a fantastic choice, as they are reliable and durable ensuring users that personal belongings are safe as well as being affordable.

Premcrete

This project transforms an industrial site, featuring 11 buildings with up to 44 storeys, offering homes, industrial and commercial spaces. The Challenge:The Malt Street Redevelopment Project marks a significant milestone as the inaugural strategic initiative within the Old Kent Road Opportunity Area. This project is designed to leverage the rich cultural identity of the community while harnessing the industrial character and diverse heritage of the area. The Malt Street Redevelopment Project is segmented into three distinct phases. Construction activities are actively progressing for Phases 1 and 2, with Phase 3 securing outline planning permission, paving the way for its subsequent development. The project features eleven buildings with up to 44 storeys, offering 1,300 homes, industrial and commercial spaces.Groundworkers often face the challenge of achieving thorough concrete compaction within the liner wall, especially to the underside of the capping beam, where proper encapsulation around the water bar is required. When using a letterbox shutter during the concrete pour of the liner wall, it’s particularly difficult to ensure concrete reaches all the way to the underside of the capping beam – which posed a challenge in this situation. The Solution:Our solution involves using a method similar to ‘tremie pipes’. This involves installing vertical pipes with diameters of 100-125mm through the Rebar cage of the capping beam. This technique allows concrete to be poured vertically at various points along the capping beam. By filling up the pipe and using a concrete vibration poker, the concrete can efficiently fill the shuttered liner wall up to the underside of the capping beam.Premcrete Products Used-Maxiprufe Plus-HydrocreteProject DeliverablesPremcrete are proud to be a part of this project, set to bring a great deal of positives to the area including:1,453 high quality homes, including 40% affordable housing50% of the site as new public space, including an important part of the new Grand Surrey Canal Linear Park5,400 sqm safe, new, adventurous play spaces966 cycle spaces as part of phases 1 and 27,000 square metres of commercial and retail space, including affordable workspaces1,250 construction jobs and nearly 70 local construction apprenticeships392 jobs post-construction

UltraCrete repairs troublesome chamber on busy London road

Instarmac Group plc

Road users in Kensington Church Street in Bayswater, are now enjoying a peaceful commute after Openreach and Centercomms Ltd replaced a long-standing failed access cover using UltraCrete’s market-leading access cover reinstatement materials.BackgroundClient Openreach, and contractors Centercomms Ltd, were once again required to repair a failed ironwork chamber on a busy central London street – the longest standing failed unit on their work stack. The ChallengeThe troublesome unit was located on Kensington Church Street in Bayswater – an extremely difficult and busy area in Central London. Working in London can be challenging as traffic management permits can be difficult to obtain and, due to heavy traffic, all work must be completed within 9.30am – 3.30pm.As well as a tight turnaround, upon arrival it became clear very quickly that chamber was damaged and the brickwork needed to be excavated. The SolutionWith this in mind, contractors Centercomms Ltd, working for, and on behalf of, Telent, chose to use UltraCrete’s market-leading maintenance solutions to replace the failed unit. UltraCrete has a reputation of providing the industry with expert and approved materials that reach required compressive strengths very quickly, helping operatives to complete installations before the 3.30pm deadline. To begin, the damaged brickwork was removed and timber shuttering installed using UltraCrete QC10 F. This fast, strong and easy to use flowable concrete provides an extremely robust repair in just 20 minutes.Using the SG Pam Install Plus frame installation system, Centercomms Ltd carefully placed the frame and used a string line to ensure it was level with the existing road surface.Once in position, Envirobed® CD534 Red high performance bedding mortar was applied to the inner face and chamber top and the timber shuttering was then placed 50mm beyond the flange. After Envirobed® CD534 Red had fully cured, Envirobed® CD534 Flowable Red was mixed and poured to fully bed and encapsulate the frame to a minimum depth of 35mm.To complete the installation, operatives returned the lid into position, applied SCJ seal and tack coat spray to the vertical edges of the existing road surface and frame ahead of the asphalt reinstatement.ResultsThe entire installation took just two and a quarter hours to complete, much to the delight of the client, contractors and road users.

Despite the challenges posed by the global pandemic, Fusion Facades was able to adapt and deliver exceptional service. The AMRC is located at the entrance to the Samlesbury Aerospace Enterprise Zone and features a modern workspace with a flexible high-tech workshop. To blend the 48,000 sqft building into the rural surroundings, lightweight bronze metal cladding was used over a landscaped bund.As a flagship research centre for advanced manufacturing, the AMRC had to meet the highest environmental standards. The office and seminar rooms feature horizontal glazing slots with projecting cappings and perimeter framing for passive solar shading. Reflective solid panels are used within the curtain walls to reduce solar gain while retaining the articulated openings that distinguish the office and seminar rooms from a nearby main road.A neutral colour was chosen to catch the warm tones of the morning and evening light while subtly defining the different internal uses. To break down the mass, junctions between the sheets are articulated with bronze fins denoting where the structural grid occurs internally.Overall, the AMRC project has received numerous accolades and is a testament to the outstanding work done by Fusion Facades and their partners in delivering a high-quality, environmentally sustainable research facility.

Handley Street

Forterra Building Products

Handley Street is a small, residential development located within the central conservation area in the Lincolnshire market town of Sleaford.Originally an old, derelict office block, the site now provides six new, much-needed starter homes for the town. Each of the high-specification homes offers two bedrooms, underfloor heating, bi-fold doors to a private garden, and off-road parking, all within a few short steps to the town’s high street.Planning restrictions associated with the conservation area required the use of traditional materials, including timber, sliding sash windows, slate roofs, chimney stacks and brickwork that would match Handley Street’s older buildings, which are built in a vibrant orange brick featuring textural deviation and which was excavated locally. For the new properties, Forterra’s Butterley Breckland Multi Reserve was selected as a good match to the older brick. Varying bonds, that show stretchers as well as headers, have been introduced in the main facing brickwork, complementing the older properties nearby.

Keystone Lintels Ltd

The self-build project is situated in the small coastal village of Borth and stands prominent on the cliff overlooking three miles of gently shelving golden sand. The private dwelling offers a breath-taking vantage point for the homeowners achieved by Keystones carefully considered bespoke bow lintel design for a 13.7m curved span panoramic living room window on the upper floor.ChallengeKeystone’s technical team appreciates the importance of personalisation and were tasked with turning the clients dream vision for the family home into a reality. The unique structure would require a continuous irregular lintel to accommodate the variations of internal and external curves above each opening for the perimeter of the living room. The lintel was designed to incorporate the distinct feature window which will add interest to the room and soften the space where light would enter.SolutionKeystone’s technical engineer was tasked with creating a structural steel solution capable of accommodating the curved structure and unusual loading conditions – tailor made to suit the lifestyle requirements of the client. The engineer worked closely with the client to develop the lintel for the complex curved opening and provided comprehensive technical support from design through to installation. This included a site visit to ensure all measurements were accurate with minimal tolerance. For buildability and logistical purposes, the 13.7m bespoke bow lintel was delivered as five separate components and fixed together on site. The innovative and intelligent design fitted and aligned perfectly with the contours of the building and achieved the desired continual curved opening bringing a sense of flow and energy to the room. Keystone lintels also provide special lintels in stainless steel to prevent corrosion in buildings that are subjected to aggressive environmental conditions, typically in coastal locations within 500m of the shoreline.Testimonial“I was unsure if the vision I had for this project was even possible, but Keystone’s team of engineers offered a creative and effective solution, ensuring an incredibly personalised touch to the building.”Lee JenkinsSelf-builder

Widely coined as Cardiff’s most lavish new location, the hotel includes 170 guest bedrooms and suites, a signature restaurant and bar, a traditional tea lounge and a rooftop spa overlooking the city skyline. As part of the prestigious build, a unique collaboration between the Welsh Rugby Union, property developer, Rightacres, and The Celtic Collection, the hotel required an extensive riser door specification, with safety, high performance and aesthetic appeal key considerations. In total, 310 Profab Access VEGA 1500 Fire Rated Riser Doors were specified for installation by Hazelwood Carpentry throughout every part of the building, including communal areas and the hotel’s vast range of luxury guest rooms and suites. The VEGA 1500 Series Riser Doors offer the highest standards of fire safety, extensively tested by Efectis in France and Ireland to provide a bi-directionally fire tested product that is available in both single and double door configurations.  This means the riser door sets are fire tested from both sides to 60 minutes, providing the specifiers, contractors and hotel guests residing within the building with confidence the critical fire integrity products offer the highest standard and most up to date evidence for fire safety performance. The range also features a slimline, neat construction, whilst its proven technology ensures permanent, safe access to mechanical and electrical services housed within the riser core. Plus, being manufactured in the UK ensured quick lead times, which was essential in keeping the project on track for its opening this autumn.“As usual, the team, who we have worked with many times before, were incredibly helpful and quick to respond to any queries. Needless to say, we look forward to working with Profab Access again on future projects to come.”In the event of a fire, the VEGA 1500 Series Riser Door sets will maintain the frame and integrity for up to 60 minutes, preventing the spread of fire throughout the property for this period of time. The riser doors are 31dB acoustic rated, smoke sealed and airtight to Part L, whilst also featuring intumescent smoke seals that enable occupants to safely exit the building. By specifying bi-directionally fire tested VEGA 1500 Series Riser Doors, the development is actively future proofed as the comprehensive testing certification provides a complete and transparent audit trail of due diligence that evidences the products are not only fit for purpose but meet the duty of care required to ensure legal compliance.Marcus Parnham, Commercial Director at Profab Access, said: “At a time when the hospitality sector has been subject to so much disruption, the Parkgate hotel will play a key role in attracting rugby fans during the peak international season and revitalising the city’s appeal to visitors looking for the ultimate luxury stay.“The pedigree of our VEGA 1500 Series fit the brief perfectly. Combining functionality and visual appeal, the specification has enabled great performance without comprising aesthetics. More importantly, the specification of our bi-directionally fire tested line ensures the building features the highest levels of riser shaft fire protection currently available on the Irish and UK markets.” Profab Access’ diverse portfolio of riser doors and access panels are supported by a wide range of BIM Level 2 and CAD files to aid the specification process and streamline the initial design stages.Manufactured at Profab Access’ Atherstone headquarters in accordance with ISO 9001, the 1500 Series Riser Doors can be specified and installed in a range of configurations to meet each project’s specific measurements and requirements. For further information on Profab Access and its range of access panels, riser doors and steel doors, call +44(0)1827 719051 or visit https://www.profabaccess.com.

Protecting Christian Dior’s Flagship London Store

Newton Waterproofing Systems

Internally and externally waterproofing the below-ground developments of the extended Christian Dior store on New Bond Street, with Newton 403 HydroBond, Newton 107F and Newton System 500.New Bond Street has been one of the most prestigious retail streets in London since it’s 18th Century beginnings, and in 2011 was named as the second most expensive retail street in Europe after the Champs-Élysées in Paris. The Christian Dior name has also been synonymous with haute couture and luxury retail since its own inception in 1947.This project required both the internal and external waterproofing of the extended basement area of Christian Dior’s flagship London store. A significant extension of the existing floor space on this stretch of famous London road, the extensive basement area will be used as stock rooms, changing rooms, and staff and shop floor areas. It was therefore a crucial requirement to achieve a completely dry internal space. The property line construction between two existing buildings meant that there was a requirement for waterproofing both new and existing structural elements, including pile caps, underpinning, a new reinforced concrete slab, existing foundations, and also existing vaulted areas at the front of the building which extend below New Bond Street.Because a completely dry internal environment was required, (defined as Grade 3 by the BS 8102:2009 Code of Practice for The Protection of Below Ground Structures From Water From The Ground) the proposal put forward by design specialists G05, in consultation with Newton, was a combination of Type A and Type C waterproofing systems. Due to the fact that the build was between the flank walls of two existing structures, the Type A system comprised of a combination of the hydrophilic, fully-bonded Newton 403 Hydrobond membrane pre-applied below the new concrete slab, and was linked to the cementitious, flexible Newton 107F membrane, which was applied to the internal faces of the walls and the prepared internal areas of the vaults.Following the application of the Type A system, a Newton System 500 Cavity Drain membrane system (Type C) was applied to the internal wall and floor areas by Newton Specialist Basement Contractor Advanced Preservations Ltd, who also guaranteed the work. The system included perimeter drainage using Newton Basedrain, and two Newton Titan-Pro pumping systems. The under-pavement vaults were lined internally with the Newton 500 system. Not only was continuity achieved with the waterproofing systems across numerous below-ground building mediums and scenarios, but the waterproofing system also conformed to the recommendations of BS 8102:2009 for combined waterproofing protection, where even the slightest form of water ingress is unacceptable. The internal areas were also successful in achieving an environmental Grade 3 with regard to their degree of water tightness, meaning that they will be suitably fit for purpose and use by both Christian Dior’s staff and customers.

Hotel Roomers

Hotel Roomers

Schöck Ltd

Just a stone’s throw from Baden-Baden’s famous festival hall, a trendy and exclusive hotel has opened its doors in the name of Hotel Roomers. The hotel’s rooftop bar is a stand-out feature. Its lightweight steel canopy connects to the main concrete structure with Schöck Isokorb® type KS elements to minimize thermal bridging in the construction. And when it comes to getting a good night’s sleep, the stairwells are fitted with Schöck Tronsole® to stop impact sound transmissions and ensure a restful stay. The building itself is a hotel, medical centre and apartment block all in one, and its radiant white facade complete with full-height windows creates a striking effect. But the real highlight is how the facade changes its appearance depending on the guests decision to shut out the light in their rooms using the integrated window shading systems. It is not just the facade design that makes this hotel so special, but also its energy concept, which is testament to its ambitious efficiency targets. A crucial component of this concept involved minimising thermal bridges, which were a concern in the hotel’s landmark cantilevered entrance canopy. Without the Schöck Isokorb® type KS elements, it would have been difficult – if not impossible – to build the cantilevered element so efficiently and to decouple the structurally challenging thermal bridge at the point of connection between the freely cantilevered steel girders and the reinforced concrete slabs. All stairwells within the hotel feature the Schöck Tronsole®, which allow it to live up to the high expectations of the investors and building owner Franz Bernhard Wagner in terms of both energy-saving aspects and – of course – sound proofing.

Catnic, a Tata Steel Enterprise

Catnic's lintels have given definition to Beaumont, a stunning Country and Coast Homes development of 6 large houses in Highcroft, Exeter. Approximately 60 1.25inch CX cavity lintels were supplied, which support the sharp, unusual shape of the architect-designed buildings, were chosen for their strength, reliability and thermal capabilities. The lintels support the exterior window and door features; special corner lintels support the external over-eaves, while large window openings elegantly contour the shape of each house. Chosen specifically to support the specialist architectural features of the development, offering both the structural and thermal performance required for the building envelopes.Constructed using the traditional brick and block method, the building facades were then finished with a white K-render to all external elevations.Consistent with Country and Coast Homes' portfolio of luxury contemporary homes, the development features superior quality fixtures inside and out. As a brand synonymous with quality in the construction industry, Catnic reflects this too. County and Coast Homes focuses on exceptional attention to detail, it only uses the most reliable and durable products in the construction of its homes. Chris Dodge at County and Coast Homes said: "We have been using Catnic Lintels for over 10 years, they are by far the best. A superbly well organised company who offer exemplary service, their lintels are extremely capable and well suited to our high quality homes."Country and Coast Homes prides itself on a high level of sustainability in each development. Catnic lintels surpassed the energy targets in this particular development by helping deliver the efficiency required to achieve a B on the EPC rating.

Two opening rooflights in a kitchen extension

Two opening rooflights in a kitchen extension

VELUX Company Ltd

We travelled to London and sat with Sebastian and his wife Miriam who have just rejuvenated their kitchen area, so that it connects their home with the outdoors in a wonderful way by simply replacing and upgrading their rooflights. The old rooflights simply didn’t have the versatility that the family was looking for, so when it came to finding a set that offered them exactly what they needed, Sebastian and Miriam chose Vario by VELUX.Due to the position and functionality of the existing rooflights in the kitchen, the family quickly realised that it didn’t fit their needs, discovering that the room became hot during the summer months and because of nearby foxes, they couldn’t safely leave their façade windows open without worrying about inviting unwanted visitors into the home.“We moved here in the middle of winter,” Miriam explained, “So we didn’t understand how hot it became inside over the summer months. What we needed was ventilation to cool it down over the summer. We chose to replace the rooflights, as the ones that we had were static and didn’t allow ventilation and these are amazing for that.”Sebastian discussed how working closely with Vario by VELUX allowed the family to get exactly what they wanted and how they were able to create a home that truly met their needs. “Vario by VELUX were the only ones that offered bespoke windows that could open, and when you’re away, if it rains, they close.”“I did everything online. I went to the website where they have this Build Your Own 3D configurator and I chose the window I wanted, the colour I wanted and the size I needed. I would definitely recommend everyone to use Vario by VELUX for installation, delivery and to receive support and warranty, which is very important.”An incomparable differenceThe impact that the new rooflights have had on the family has been remarkable and really had a positive impact, as Miriam explains. “The contrast between a fixed rooflight and one that opens is incomparable really - cooking smells are out very quickly, you can cool the room down and it never gets too hot in here, it’s not just a bit of glass in the roof, it’s a bit of tech that you can use and integrate into your life.”“The two Unlimited Rooflights have really impacted the room with the amount of fresh air we get in there.”“I get up for work very early, about 6am,” Sebastian adds, “And before having these windows, the room was just hot and you could feel the lack of air, now, when I come down the window has been open and it makes a difference.”“It’s made the whole house cool. We now have a movement of air through the house that we didn’t have before. I think it’s a really lovely way to be connected to the outside - you see the seasons change, you can watch the roof splatter with raindrops - my daughter loves watching that when it happens - and the bifold doors plus rooflights really make this an integrated room with the garden. You have a bit of the outdoors inside here.”

Raising the sustainability of an Elizabethan Church in the Lake District

Raising the sustainability of an Elizabethan Church in the Lake District

Selectaglaze Ltd

Jesus Church had Selectaglaze secondary glazing installed by partner Fenestral, to raise the thermal efficiency of its thirteen lancet shaped stained glass windows in the north and south walls. The heating of the church is run on an antiquated oil-fired system which takes time to warm up the building. Once heated, a great deal of the energy was lost through the original windows. Special timber grounds were produced with enlarged gothic curved heads. By fitting the units nearer to the reveal, the primary windows are beautifully framed and the 13, Series 41 side hung casements have clearance to open.

Beechwood Avenue

Beechwood Avenue

Specwall SP

Location: Finchley, LondonSpecwall was used on the internal leaf of the cavity walls, with a brick tie system fixed directly to the panels, cavity insulation and brick outer leaf, as well as being used to accommodate the difficult curved façades. The installation of the internal walls at Beechwood Avenue needed to begin before the development was made watertight, necessitating a product like Specwall which can be used in all weather conditions. This enabled the required programme savings on the development which allowed it to proceed on schedule.Additionally, the site was constricted and external access was not available, requiring a wall system that could be built from the inside. Specwall satisfied this condition, and furthermore, the installation provided protection for the rest of the internal works to progress before the external masonry followed at a later date.

280 High Holborn

280 High Holborn

SELO

Elevating Modern Workspaces.280 High Holborn, a highly specified modern office building developed by Hines in 2011, stands as a beacon of contemporary design and functionality. This commercial space offers a range of amenities and features, including floor-to-ceiling windows, VRF air conditioning, raised floors, and a host of sustainable and user-friendly elements. As part of a broader development vision, 280 High Holborn seamlessly blends modern aesthetics with the historical charm of its surroundings. The ambitious project aimed at creating 100,000 sq ft of commercial office space, six adjacent apartments, and a retail presence in Mid-Town London. The design needed to be flexible, column-free, and capitalize on views over the historic Lincoln’s Inn Fields to the south. The challenge was to seamlessly integrate the building into its urban context while providing a versatile and attractive environment for various uses. The building’s form optimizes its plan to blend with the adjacent townscape, offering an articulated floorplate that supports flexible space planning solutions. The mix of office, residential, and retail spaces necessitated the incorporation of flexible office floorplates that could be easily customized for different needs. In the pursuit of modernity and functionality, our contribution to 280 High Holborn involved the supply of bespoke metal riser doors. Concealed, fire-rated, and designed to be flush with the surroundings, these doors seamlessly integrate into the modern aesthetic of the building. Placed strategically throughout the structure, these doors contribute to the safety of the occupants while maintaining a sleek and unobtrusive appearance. The building’s floorplates offer a ceiling height of 2.7m clear, providing a versatile canvas for both open-plan and cellularized office configurations. Six apartments at the southern end capitalize on views over the Inns of Court, adding a residential component to the development. Additionally, a new civic space at the base of the building enhances engagement with the surrounding community. With a focus on sustainability, 280 High Holborn achieved a BREEAM ‘Excellent’ rating, underlining its commitment to environmental performance and occupant well-being.

Eurocell plc

Low maintenance costs, combined with a traditional appearance, persuaded a social housing provider to join forces with a private developer in pressing for planners to approve the Modus flush casement PVC-U window system from Eurocell in preference to timber. In an Area of Outstanding Natural Beauty where the Borough Council’s planning department used the Cotswold Design Code as its reference; the planners were insistent that flush casement timber windows should be fitted. The housebuilder, fabricator and Eurocell worked to convince planners that PVC-U windows were a viable option, whilst allowing the builder to maintain its reputation on building quality homes.
