Ipe timber tiles offers decking solution for ultra low height threshold

Wallbarn Ltd

A contractor client was working on a retro-fit balcony and flat roof project in Brighton. The waterproofing membrane had tapered insulation placed on top and the contractor discovered ballasting the insulation was needed, only once on the roof. The door thresholds were too tight for a traditional decking system with joists. Wallbarn advised for paving slabs on 9mm rubber pads; then 30mm thick ipe timber tiles mounted onto Adjustable Pedestals. The buildup was under 100mm and the overall finish of the tropical hardwood was glorious. The architect was relieved that we could produce a solution, the client was delighted.

Whiteley Shopping Centre Redevelopment, Bayswater

Whiteley Shopping Centre Redevelopment, Bayswater

URSA UK LTD

Leading insulation manufacturer, URSA, has been selected as the specifier of choice at the redevelopment of historic London building, The Whiteley. The former Whiteley's shopping centre in London's Bayswater is the setting for one of the most impressive property redevelopments in Europe, in a £1 billion project to convert the century-old shopping arcade into a high luxury residential, hotel, restaurant and retail complex covering more than 90,000 square metres. In one of the company’s largest single project specifications to date, contractors Laing O’Rourke and architects, Foster and Partners, have opted for over 5,000 square metres of URSA’s glass wool insulation. Ian Claydon, Technical Manager for URSA UK, commented: “This is undoubtedly one of the largest building projects in Europe and so being part of that is incredibly exciting. “We have worked closely with the scheme architects to ensure that they have the best possible specification for their project and that is undoubtedly URSA’s glass wool insulation, our premium insulation product. “Glass mineral wool is the most efficient and user-friendly thermal and acoustic insulation material, both environmentally and from a cost-effective point of view. It is suitable for use throughout a structure, providing the most efficient insulation solution available on the market today.” Ian added: “We’ll continue to work closely with both the contractor and architect to ensure products are delivered to site in line with the construction team’s needs. This is a long-term project and vast on every scale; we will continue to partner with distributor, Encon Insulation in Maidstone, who have been instrumental in this specification.” The 110-year-old historic shopping center has been closed for two years after a prolonged decline following the opening of the famous giant Westfield London shopping center nearby in 2008. The former shopping arcade, in one of the most influential areas of the City of London, at the northern end of Queensway and about 5 minutes' walk from Kensington Gardens, has become London's most fashionable development with the commencement of the building development behind the retained and refurbished Queensway and Porchester Gardens frontages. The development includes 139 one to five-bedroom luxury flats and townhouses, with a starting price rumored to be in the region of £1.5 million, complete with spa, pool and exclusive communal workspace. 20 luxury shops and restaurants and 110 hotel rooms in the UK landing of the Six Senses luxury hotel/spa chain. The project, which involves construction and engineering firm Laing O'Rourke and famed London contractors Lyons & Annoot, is based on an architectural project designed by Norman Foster's architectural practice, Foster and Partners. Mark Guest, Regional Sales Manager for URSA UK commented: “Talking through the initial enquiry from Lyons & Annoot, the client was impressed by our quick response and ability to provide swift technical reassurance with an open approach. Being able to supply products immediately by working with the Encon network enabled URSA to cut delays associated with Covid, that were previously thought inevitable and costly”. The redevelopment will retain the essence of the building, which at its opening in 1911 was the height of luxury at the time, with a theatre and even a rooftop golf course before being listed in 1970 and converted into a shopping centre in 1989. The works will respect the iconic façade, central courtyard and dome of the old building which will be restored as well as the majestic and historic interior staircase, which will form the centerpiece of the hotel's ground floor. URSA's state-of-the-art insulation materials are being used in the refurbishment work. The contractors have already used URSA CAVITY BATT 32 glass wool slab treated with water-repellent additives and glass mineral wool for first-class thermal and acoustic insulation. With a fit-out contract of around £111 million, the 139 luxury homes will occupy a unique space of almost 28,000 square metres and are expected to be completed in 2023.

Bauder Ltd

Cranbrook Primary SchoolBauder Total Roof System (BTRS) with Tapered insulation schemeSynopsisCranbrook Primary School in Ilford, London, was experiencing some major water ingress due to the advanced deterioration of the existing roof system. A roof survey was conducted by Stuart Parratt, Bauder area technical manager, where core test samples were taken to identify the existing roof construction to deck level and to provide an indication of the roof condition. The survey revealed that the existing waterproofing was in extremely poor condition, with extensive evidence of water ingress.  Bauder Building BoardProject:Cranbrook Primary School Location:LondonProject Type:RefurbishmentRoof Area:440m² Client:London Borough of Redbridge Council Approved Contractor:Thameside Roofing Ltd The specificationThe original waterproofing had been poorly overlaid with EPDM which had subsequently debonded. Before the installers could begin laying the new system, they had to strip the substrate back to the original asphalt. The client required a robust system that would deliver durability, value and longevity. 390m² of bitumen waterproofing, Bauder Total Roof System (BTRS), was specified for the main roof areas and 50m² of our cold applied liquid waterproofing, LiquiTEC, for an area that had limited upstands due to clerestory windows that could not be repositioned. Products appliedBauderPIR tapered insulation  A lightweight and cost effective alternative method of providing falls to a roof, whilst also providing thermal insulation. The client opted for this scheme at Cranbrook to minimise standing water on the roof. Bauder Total Roof SystemA two-layer bituminous waterproofing system robust enough to withstand foot traffic and most permanently sited plant. For use within warm and cold roof scenarios, as well as overlaying existing roofing materials. BTRS meets current UK Building Regulations Part B for external fire protection and features torch-free and safe to torch installation on combustible details. LiquiTEC Cold Applied liquid waterproofing Utilising Bauder’s PMMA cold applied liquid waterproofing on one of the roof areas ensured a fully watertight solution around rooflights and below upstands that could not be raised.  Project challengesAlthough the deck appeared to be in a reasonable condition for reuse as part of the refurbishment, there were large deflections to some areas and the existing waterproofing that overlaid the original system had been poorly installed and had pulled away from the asphalt below and so needed stripping prior to works commencing. The existing insulation was inadequate and left the building falling short of the current requirements. A thermal upgrade was incorporated into the works using a tapered insulation scheme which helped to solve the deflection issues by creating falls on the roof. To meet the minimum upstand requirements, the existing extractor vents needed to be removed to allow for the increase in the kerb height. Large continuous structural rooflights providing natural light to the building below were deemed thermally inefficient. The rooflights were upgraded during the refurbishment to meet current standards.  The resultBauder systems are only installed by Bauder approved contractors to ensure quality. The installation on this project was expertly carried out by Thameside Roofing Ltd, overseen by Dave Gregory and John White. After sign-off from Bauder site technician, Paul Osbourne, this system was awarded a comprehensive guarantee.  Systems installedBauder Total Roof System (BTRS) with Tapered insulation1 Bauder K5KHeavy duty, torch-applied SBS elastomeric bitumen capping sheet featuring a spunbond polyester reinforcement to allow the finished product to cope with structural movement without fracture, and a mineral finish to provide protection against UV degradation.2 BauderTEC KSA DUO Technically advanced self-adhesive SBS elastomeric bitumen underlayer with “DUO” lap technology to ensure thorough sealing of lap joints, even in lower temperatures. 3 BauderPIR FA G16Tapered PIR Insulation board manufactured in accordance with BS EN 13165 with no facings. Garland UK

Manchester’s iconic Midland Hotel sits in the heart of the city centre and has been a well-loved retreat for visitors since opening its doors in 1903. Following decades of service to the city, the hotel had started to show signs of its age, with multiple areas of water ingress across the site that needed to be addressed, to preserve the building for years to come. It was essential for the hotel to remain fully operational during the roofing refurbishment, with minimal disruption to its customers. The original single-ply system had failed across the courtyard and atrium roofs, leading to the insulation becoming fully saturated with water. The metal deck’s structural integrity had also been compromised and a structural engineer was appointed to review the extent of the damage, to confirm the area as condemned and in need of immediate replacement.A bespoke Garland UK specification was designed to upgrade the insulation and U-Value of the hotel to comply with current regulations, remove ponding water on the roof systems with a new tapered insulation design and provide peace of mind to the building owners with a 25-year Garland Single-Point Guarantee.

Polyroof Products Ltd

As a company passionate about UK manufacturing, Aston Martin’s choice to work with Polyroof - the only independent UK manufacturer of cold-applied liquid systems - was a natural one.The new roofing system had to be cold-applied to eliminate the risk of accidental fire during installation. New insulation was also desirable to further improve the thermal performance of the roof. It was essential to reduce disruption to the operations of the facility, meaning any new system must be rapid to install with the existing roof predominantly being kept in place. After leaks were reported, The findings of Polyroof’s survey were presented to Aston Martin in the form of a bespoke specification, where the Protec Warm Roof System was the recommended solution. Core tests taken during the inspection had revealed that despite the leaking through the existing PVC single-ply membrane, the existing build-up of 60mm PIR insulation was found to be dry and in sound enough condition to be retained as the base for the new roofing system, saving the client time on the project. It was also identified that the current insulated roof configuration was missing a Vapour Control Layer, meaning the roof was at risk of condensation issues. This problem was designed out by the installation of 120mm Polyroof RES Insulation above the existing single-ply membrane, which was made good to form an effective vapour control layer.By creating a “hybrid” roof with double the insulation above the vapour barrier than below, the risk of condensation was eliminated and this was demonstrated by analysis conducted on the proposed build-up.To eliminate the standing water issues, sumps were placed around the existing outlets, greatly improving their drainage capacity, and offering a highly cost-effective solution when compared to the need to alter the falls of the roof.Polyroof Technical Services visited site regularly to advise and assist architects, specifiers and contractors in all aspects of the project. The finished roof provided a seamless and extra-tough waterproof membrane that was supported by the trusted Polyroof Accredited System Guarantee, with a separate insurance-backing scheme provided at no cost to the client. Aston Martin Lagonda now have the peace of mind that the roof above this landmark facility will be leak-free for decades to come.

Migros Spitzacker Shopping Centre (Switzerland)

Record U.K. Limited

In spring 2015, the Spitzacker shopping centre in Urdorf (ZH) was reopened after considerable renovation and extension. The retail area has been totally transformed and has almost doubled in size, with numerous new tenants. There are 13 new stores housed in the complex, built in the style of a bright, spacious mall with a glass roof. All shop entrances feature record THERMCORD sliding doors with thermal insulation. The benefits of the THERMCORD model are very clear, as it plugs one of the last gaps in a building’s thermal insulation. During the day the doors provide regular, reliable service, and after closing prevent heat loss, or heat penetrating into a space requiring controlled air temperatures.www.migros.ch
