Heathervale House, Tunbridge Wells

Heathervale House, Tunbridge Wells

Technal

Installed alongside some interesting brass architectural detailing, TECHNAL aluminium windows, doors and curtain walling has been specified and installed at Heathervale House, transforming the outdated office development. Situated in the centre of Tunbridge Wells, Heathervale House is a commercial property that has been used as an office space for decades. Originally clad in brick, slate and hung tile, the building had shown signs of disrepair, looking tired and dilapidated. To bring it back to life, the building owner developed plans to undertake a wide scale refurbishment and extension of the property. Following a feasibility study, the building was handed across to design-led architectural practice MortonScarr. From the outset, MortonScarr recognised how important updated glazing systems would be in improving the aesthetics and performance of the building, both internally and externally. Previously, Heathervale House had featured small, brown-framed windows, which limited how much sunlight those inside the offices received throughout the day. The entire facade of the three-storey building was re-clad with concrete tiles, with interesting projecting brass window boxes also incorporated. The window boxes, which feature TECHNAL systems, added visual relief to the building externally, whilst maximising internal vistas for the occupants. TECHNAL also assisted on a large rear extension, a new glazed lift to the front and two additional fully glazed storeys on top of the existing roof. Flooding the new office spaces with daylight, the large glazed expanses are shaded by two-storey bronze louvres. As a result the newly fitted office now brings in much more natural light than before.

Anderson, GEC Ltd

The General Medical Council protects patients and improves medical eduction and practice in the UK by setting and upholding standards for students and doctors.GEC Anderson were employed to supply and install new worktops within its HQ building, located on London’s Euston Road. The project was undertaken by Carmelcrest who asked GEC Anderson to provide the new 5m worktop within the Pantry Kitchen. Access to the room was fairly restricted and, as it was on one of the upper floors of the tower, it was necessary to supply it in two sections. A clamp-joint was used to provide the near seamless and hygienic join. Two sinks were included at one end of the worktop whilst the other end provides the clear, plain, work surface required within the busy kitchen space.

Paddington MSCP - Architectural Façade

Maple Façades

We’d never heard of the Williamson Tunnels in Liverpool. Now they’re truly ‘etched’ on our minds, thanks to an innovative architectural façade design. More than 2,000 perforated panels clad the car park with a design that represents the network of 200-year-old tunnels beneath Liverpool’s streets and rainscreen cladding on the stair core protect against the elements.“The façade looks great,” said Morgan Sindall Construction’s Senior Quantity Surveyor, Graham Golding, who singled out Maple for praise during what was a challenging build. “We had the Covid pandemic, weather issues, little bespoke changes and a myriad of other problems but Maple fitted in. Accommodating is the word I would use – they were one of the best (contractors) on site.”

Axter Ltd

Axter Ltd and Empire Roofing Systems Ltd were engaged by the library directly to upgrade the existing roof covering which was underperforming thermally and in terms of drainage falls.Systems in useHyranger®Neo-Bitumen® Flame FreeStarcoat® PMMAOverviewDesborough Library and Community Hub took over responsibility for the running of the library service in Desborough in 2020. With that came the maintenance of the library building itself. Over time, certain parts of the building had deteriorated. There were leaks and sections of standing water across the 100 square metres plus of flat roofing that forms part of the roof structure. The client applied to The National Lottery Community Fund for a grant that would be used to refurbish the roof area. The Library and Community Hub were fortunate enough to obtain the necessary funding for the work to go ahead. An overlay of the existing system was proposed to utilise the current build up, including a cut to falls insulation scheme to comply with Building Regulations Parts L & H, and BS 6229:2018. Safe2Torch principles were followed throughout with some creative detailing agreed between the contractor and manufacturer due to combustible elements and areas of asbestos. An excellent finish was achieved within budget and in a timescale of 3 weeks.ChallengesAxter were brought in following initial core sampling that was completed by Empire Roofing Systems. The roof area was assessed, and a robust solution was proposed which would alleviate the standing water seen across the roof area, while also improving the thermal performance of the building up to a 0.18 U-Value to comply with Building Regulations: Part L.The existing system was in fair condition but had reached the end of its guaranteed life with no leaks reported and core samples returning dry. There was a noted lack of maintenance across the roof area and significant challenges apparent in terms of detailing due to fire risks and asbestos present.SolutionsBased on the condition of the existing system we were confident that an overlay would be the most cost-effective option. Our Hyranger® multi-layer RBM system was installed using gas driven torches to fully bond the AVCL and capping sheet. The underlayer was installed over a tissue faced PIR and therefore needed to be self-adhesive to reduce the risk of fire, complying with Safe2Torch guidelines. Our hot air applied Force® Neo Bitumen system was installed in the areas of fire risk, and our cold applied Starcoat® PMMA liquid system was installed in areas where a hot air application would be problematic.A cut to falls scheme was designed based on our onsite survey, allowing water to flow freely to the outlets. This alleviated the risk of water buildup and thermal degradation caused by ponding water.Axter’s quality assurance team regularly attended site and were in constant communication with Empire Roofing’s operatives. This was to ensure that the system was being installed correctly and to the expected standards, in order to achieve the Silvershield guarantee required by the client. To achieve the Silvershield guarantee level, all materials and workmanship had to be installed as per the Axter specification. The installation of the roof area was completed to exceptional standards, leaving the client very impressed with the workmanship.System and ProductsAxter’s Hyranger® system was used across the main roof area. The system is fully BBA and Broof T4 compliant, and comes with a single point 20 year Axter Silvershield guarantee that covers materials and workmanship. This was signed off by our Quality Assurance Team who audited throughout installation.Safe2Torch principals were adhered to throughout. Our Neo-Bitumen® Flame Free system was predominantly used on any areas of fire risk, as well as our Starcoat® PMMA for the tricky details where a comprehensive weld may not have been possible.Acknowledgments"We knew of Empire Roofing Systems from another good job they had completed for us on a separate part of the building, and asked them to quote for repair of the troublesome flat roofing.Empire and Axter came up with a plan to make the roof drain properly and we went ahead with their quote. The work went ahead on schedule and to plan without any disruption to the running of the Library and Community Hub and took around two weeks to complete. The guys worked hard and were always helpful and polite when we asked any questions about the work in progress. We had an issue with a blocked internal drainpipe which was quickly and effectively dealt with by Jim and his team from Empire. We are delighted with the end results and have the assurance that the work has been inspected by technicians from Axter themselves and comes with their written guarantee." The Compound Semiconductor Facility for IQE

The Compound Semiconductor Facility for IQE

Norwood Group Limited

PROJECT OVERVIEW IQE, the leading supplier of advanced wafer products and material solutions to the semiconductor industry, planned a £100million investment to create a state-of-the-art semiconductor facility over the next ten years. The works were undertaken on the old LG site in Newport, which had stood redundant for twenty years. The new compound semiconductor wafer foundry is set up at the site as part of the Welsh Government’s commitment to creating the world’s first ‘semiconductor cluster.’We were first engaged by the architects Atkins, who was looking for a system that could be installed to expeditated programme but still achieve the GMP standards, including ISO 4 to ISO 7 cleanrooms. Atkins saw the Norwood Mediline partition 60min fire rated system as the perfect solution, allowing the build to be prefabricated and modulated, however still giving their second fix subcontractors full access to the partition void, which included gases and electrical works. We worked closely with Atkins, developing a design that could be installed quickly but maintained a high quality and specification.  During the construction phase, we worked closely with the appointed principal contractors, CMB Engineering. The project was delivered on time and recognised in Wales by winning the Constructing Excellence awards. Norwood’s relationship with CMB Engineering and Atkins has continued to grow, securing several future projects with the team.As part of our scope, we designed, manufactures and installed our Medline solid and glazed partitions, walk on ceiling and fire rated single and double doors.

Keyfix

IntroductionThe Keyfix Non-Combustible Cavity Tray System has played an important role in futureproofing a major new residential development in Stratford’s Olympic Park by exceeding new building regulations whilst improving build quality and installation efficiency on site.OverviewLocated in the very heart of the Queen Elizabeth Olympic Park, Chobham Manor in East London is the first of five new neighbourhoods in the former home of the 2012 Olympics. Comprising 850 new one, two and three-bed homes alongside community facilities, shops, public green spaces and community areas, this stunning new development has sustainability at its core with all homes built to the Code for Sustainable Homes Level 4.In a design by JSA Architects and built by Taylor Wimpey, the layered brickwork façade features projected bay windows, balconies and set back terraces. To meet the requirements and a tight build programme, Keyfix worked with subcontractor Chine Brickwork and supplied 4545 metres of Keyfix Non-Combustible Cavity Trays (NCCT) along with Corner Units and Weeps on blocks A, B and C which form Phase Four of the development.ChallengeThe challenges for Keyfix were the unique brickwork build programme which incorporated two runs of cavity trays being supplied per floor to accommodate brickwork corbelling and recessed brickwork.SolutionAs the corbels where built at a different stage on the build programme so the Keyfix Non-combustible Cavity Trays had to project out either side of the pier when initially being installed. Therefore, when the infill corbels where being built the continuous run of tray could link in seamlessly. A task that would have been near impossible had the system relied on tapes or mastics to make the linking joint. The Keyfix stainless steel NCCT was specified due to its self-supporting system which doesn’t need fixing back to the internal concrete frame and clips together for fast and easy installation. It is essentially a ‘Fix & Forget’ solution with no additional fixings, sealants or onsite fabrication required by the brickwork contractor. Therefore, installation of the trays did not impede the speed of bricklaying even when compared to traditional DPC. Installed in the outer leaf with no connection with the inner skin, this innovative cavity tray system does not create a thermal bridge and eliminates all differential movement issues. With a lifespan of 125+ years it is the only non-combustible cavity tray system that does not rely on tapes and mastics to make watertight joints, therefore elimating one of the main reasons for product failure.Commenting Kieran Coyle of Keyfix said: “Holding an A1 Fire Rating, the Keyfix non-combustible cavity tray solution exceeds the minimum standards set out in ADB (Approved Document B), whilst ensuring this new development meets and exceeds the latest regulations. If the regulations become stricter, it will also be futureproofed maximising the whole-life value of the development.”The award-winning Chobham Manor Phase Four is now complete, with the Keyfix Non-combustible Cavity Tray playing an integral part in the creation of a safe and resilient development that will transform the Olympic Park into a lasting legacy for East London. For more information about the Keyfix range of non-combustible solutions download the product guide, visit https://keyfix.com/or for technical support call 028 8676 7508 or email info@keyfix.com

Bespoke Oak Versailles Parquet Flooring - Belvedere Penthouse

The Solid Wood Flooring Company

For the beautiful penthouse atop one of the buildings in South Bank Place, located next to the London Eye, the designers wanted a feature floor with a bespoke colour finish. We worked with the designers at Goddard Littlefair and decided on the timeless design of the Versailles parquet pattern. The designers wanted a show-stopping colour for this floor. We created the Belvedere colour finish; using a mixture of fumed, European Oak and pigmented hard wax oils to create a dark colour tone with red and golden highlights. To ensure a uniform and quick installation on site; we creating metre square panels with the Solid Oak Versailles pattern positioned by hand onto Birch plywood backing. Having discussed the fit-out process in detail with the fit-out team from SJ Eastern Joinery, we grooved all four sides of the panel and supplied the tongues loose. This gave the fitters flexibility to lay the boards as they saw fit on site. Once we had assembled the panels, the bespoke colour finish was applied; after completing multiple coats the panels were stored to fully cure and harden.Once the team from SJ Eastern had fitted the flooring on site, they protected it with a soft breathable cover and topped that with hardboard and taped the edges. This allowed the other trades to snag without damaging the floor. Once snagging was complete, the floor protection was removed. As anyone who has been on a building site knows, dust and debris are everywhere and sure enough the flooring needed a final clean and buff with oil to increase the lustre and make it perfect for the wow factor needed in such a stunning project. The expert team lead by Bardhyl Miskiqi of BRB Flooring came in and cleaned the floor thoroughly, removing plaster dust and other debris by vacuum and cleaning the floor down using a solution of Blanchon Natural Soap and hot water. Once the floor was suitably clean, they applied Blanchon Hard Wax Oil Satin on to the floor and buffed a coat into the floor using a buffing machine equipped with a white buffing pad. This fed the Oak another coat of oil which bolsters the protection against every day use and increased the lustre of the wood highlighting all the colours from that bespoke colour that had been applied at the factory.Once the oil was properly buffed in, the penthouse door was closed and the floor left to dry and cure. Once curing had completed the furniture was placed in the room and made ready for viewing by the client and new owner and a lifetime of happy memories. Please call 01666 504015 for more information or click the product image details below.

Nestled in the Swiss alpine location, construction had to specifically address the fluctuations in temperature and climate.Insulating and SupportingSchöck Isokorb® was incorporated in the balconies to minimize heat losses between the ceiling and the balcony floor. "We have been working with the Schöck products for many years," says Patrick Hager, co-foreman at the construction company Toneatti that occurs along with Baulink AG as the consortium and total contracting.Residences at Minergie® standard (Swiss equivalent for passive house)"To achieve the high insulation goals in this climate, to even the hidden or seemingly insignificant component is an extremely important role to play," found Regina Meier when choosing Schöck products for the balcony constructions in the Residences. London Square Bermondsey is a residential-led mixed use development in South-East London and comprises over 400 1, 2 and 3 bedroom homes, both private and affordable, flexible workspaces for small businesses and art studios. To clad the façade of the building, it was decided to use DucoSlide BiFold architectural external solar shading.Overcoming challengesOne of the major challenges at the time of the development was the coronavirus, that had a major impact on fabrication, delivery of materials and project deadlines.Michael Brainbridge, Site Manager explains : «Despite the challenge with the coronavirus, we have overcome this smoothly and can now easily say the product we installed is to a good standard and every party concerned is happy with the result. »Quality-finishing in prestigious projectThe high-end, large-scale project, which was finished in the first quarter of 2022, is located in one of the busiest areas in London. The complex consists of residential buildings beside cozy squares and pedestrian paths and truly oozes luxury and prestige. The DucoSlide BiFold panels blend perfectly into these luxurious surroundings and accentuate the façade design of the building effortlessly. The panels are built into a frame that slides away completely. This creates a clear-cut aesthetic difference between the open and closed positions.Michael Brainbridge continues: “ The benefit of the DucoSlide BiFold sunscreen is that it is light, durable and very functional. The panels are easy to handle, easy to install and the finish of the product is of a high standard and quality. Thanks to the DucoSlide panels, the building's appearance has been raised to a higher level which perfectly matches the environment.”

Ladywell Convent is the Motherhouse of the Franciscan Missionaries of the Divine Motherhood (FMDM) congregation, an international religious congregation of Catholic women who proclaim the joy and freedom of the Gospel in the spirit of Francis and Claire of Assisi.Situated in the beautiful Surrey hills, the Convent offers hospitality for returning Missionaries and visitors and is also the site of La Verna, a home for elderly sisters and those who support them.Previously named Tuesley Court and bought by the FMDM in 1956, Ladywell is Arts and Crafts in style, Grade II listed and an oasis of calm and tranquility just outside Godalming. An extensive refurbishment was recently carried out to the residential and conference buildings on the site ensuring their suitability for an aging group of sisters. Two new support buildings were also constructed.Side hung casements from the Clement SMW range with genuine 12mm flat leads were installed in the new Greccio building, polyester powder painted RAL 9005 (Jet Black) semi gloss with the handles, hinges and peg stays powder coated to match the frames. Windows from the Clement EB20 steel window range with 12mm oval leads were installed in the Staff Building, also painted RAL 9005.Michael O’Brien from O&D Constuction said:“Steel windows manufactured by Clement were the right choice because of their close match to the existing heritage windows at Ladywell Convent. The team at Clement did a great job – they delivered the project on time and there were no issues.”Photography: Laura Kelly, LSK Photo
