As a consequence of the Grenfell tragedy, an assessment of the building envelope was carried out on the 275nr residential apartment block in the centre of Leeds. It was found to be non-compliant with current regulations and in urgent need of replacement.The VariAL-SF system was selected as it complied with an A2 fire rating, with EN13501-1 classification by third parties, and satisfied the detailed planning constraints.The importance of the cladding refurbishment and replacement on this high-rise residential building cannot be understated. The building was identified by West Yorkshire Fire & Rescue Service late in 2019 as being high risk from the perspective of residents safety, due to the fact it was clad in flammable panels and onus was placed on the building owner to take swift action to make the building safe. As such, an ambitious 52 week programme for complete removal of the existing cladding and replacement was set out and achieved by the project team, despite significant limitations in terms of access and logistical challenges.To the passer-by, there is barely any discernible difference in the aesthetic of the building’s new facade, the colour-matching of the panels is incredibly accurate and allowed for a seamless transition to a much safer environment for the building’s residents.The apartment block was in the middle of a built up residential area. The contractor needed to obtain road closures from Leeds city council for two main roads which ran the full length and one side elevation.Furthermore the other main elevation was a pedestrian walkway with access to the apartment block , a hotel and several commercial buildings therefore safe access routes and segregation had to be installed and coordinated with the various parties involved.In addition, the building had to be reclad using 125ft cherry pickers working off the main road and pedestrian walkways therefore protective tracking systems had to be laid over the tarmac and paving to protect the existing materials.Throughout the building refurbishment, which took exactly 52 weeks, access to all the various buildings was maintained and contractor site personnel worked closely with adjacent building owners and especially the management team of the apartment block which accommodated 270 apartments to ensure minimal disruption.

Zaun was contracted to supply high security and anti-protestor fencing for leading fracking companies to protect their sites from trespass or intrusion by protesters.This case study investigates the fundamental role of temporary high-security fencing in protecting sites from protesters.Why was it important to protect the site?Fracking is a subject that often dominates the news and can generate heightened emotions. In addition, fracking regularly attracts protesters, resulting in the crucial necessity for site protection, such as high-security fencing.Protesters could pose a significant danger to the site's running and risk their own health if they could get onto the site.What Fencing Was Selected?Zaun installed two types of high-security temporary fencing systems to protect the site. One of these fencing systems was MultiFence temporary security fencing. Multifence is durable and mobile. In addition, concrete blocks are utilised for mounting the fencing, which can be a viable space-saving option and extremely secure and robust.The second temporary security fencing used at the fracking site was RDS Original, Zaun’s Rapid Deploy Fencing system. Why Were They Selected?Zaun’s Multifence system and RDS system are high-security solutions to temporary fencing needs. Both robust, strong and durable, they have extensive intrinsic security features that deliver the highest level of protection.Both systems have been mob tested, which means they can withstand considerable force from crowds. Thus, they are ideally suited for this purpose. Due to a lack of footholds, protesters cannot climb or scale the fence. This offers dual protection because not only does it prevent protesters from intruding onto the site, but it also significantly reduces the risk of injury to the protesters too.The Multifence and RDS systems have the potential for hostile vehicle mitigation security upgrades to the fencing if necessary. This can be crucial if there is the possibility of hostile vehicles attacking the site.As no ground penetration is necessary for installing either the Multifence or RDS, this protects the environment around the site’s perimeter. It also maintains the integrity of the site ground. They are also easily movable and redeployed over multiple sites.

The Scottish Fire and Rescue Service (SFRS) have announced their new policy on Unwanted Fire Alarm Signals (UFAS) that came into effect at the start of this month.The policy affects all calls to the fire control operators who will confirm a fire before the incident requires the fire service to be dispatched.Scotland have a continuously high rate of false alarms attended by the Scottish Fire and Rescue Service, with over 57,000 unnecessary journeys a year. This is why the new policy adopts a ‘call challenge’ policy to reduce the number of false fire alarms attended by the service.False fire alarms cause disruption in various ways, from impacting the time and resources of fire and rescue services, implicating people’s safety and harmfully impacting the environment. False alarms are also costly procedures, not only for the Fire Service but also businesses where the false alarm takes place.These UFAS have many detrimental effects:They impact on resources available to attend real fires.They impact on time available for other valuable work, such as training and community safety activities. Where fire crews comprise on-call (retained) fire fighters, the crews may be unnecessarily taken away from their place of work.They impact on road safety, as a result of fire appliances travelling under emergency conditions.They impact on the environment from the number of appliance journeys. The new guidance on safe investigation of unwanted fire alarm signals aims to challenge calls to confirm fire or signs of fire in order to ensure resources and time are being used effectively. However, the SFRS will continue to attend calls received from automatic fire alarm systems and if the signal has been initiated by a manual call point (MCP), heat or smoke detector or sprinkler system, in premises in which people sleep. There will also be fire service attendance in non-sleeping risks if there is physical signs or technological indication of a real fire, such as the fire alarm signal triggered by a manual call point.Although the policy will significantly reduce the number of false alarms attended by fire crews, there is still more to be done to decrease the vast number of unnecessary call outs.Protective covers from STI help to reduce both malicious and accidental activations of manual call points, available in various sizes, mounting options and custom text available to suit all applications. Deptford Fire Station is a Grade II listed building in Lewisham having been originally constructed in 1903. Bolton Gate supplied the folding appliance bay doors in the 1960’s and although still functional after fifty years, they were in need of replacement due to frequent usage. Since the building is listed, every effort was required to replace the doors on a like for like basis and Bolton Gate were engaged to supply new folding shutters to the same design which were installed and handed over recently. This is the latest in a list of several fire station contracts undertaken in London.

It provides the horse racing community in East Anglia with a local specialist facility for treatment and training. The facility incorporates a hydrotherapy pool, gymnasium, treatment rooms, changing rooms, conference room, offices and meeting rooms. Forza Doors supplied high dB acoustic American White Oak veneer fire doors and solid American White Oak frames as well as Class 0 spread of flame fire-rated wall cladding panels. All the veneers were laid horizontally to match perfectly down the length of the corridors and open spaces. The feature grooves embedded into the doors provide a smart contemporary look and align with the adjacent panels.  As this innovative building needed a high level of internal finishes and fittings throughout, the contractor RG Carter chose Forza Doors. Just one of several jockey rehab centres we have had the privilege to supply in recent times. Consisting of open plan areas, treatment rooms and hydrotherapy zones, the finished project looks stunning.

American software giant Adobe has opted for C-TEC’s innovative SigTEL disabled refuge system at its impressive UK Headquarters in Maidenhead, Surrey.With its powerful controllers and extensive arrangement of fire telephone and disabled refuge outstations, the system is central to protecting the state-of-the-art UK offices of one of the world’s most successful software and technology-based companies. However, according to David King, Installation Manager at Niscayah Group, the company that completed the project at Market House, the installation was far from straightforward as the building already had a SigTEL disabled refuge system installed on one floor which needed to be connected to new equipment so to create one large system for the entire four-storey building.Said David: “The challenge was to interface an additional Master Controller and various outstations to the equipment already in operation. To achieve this we temporarily suspended the system and used C-TEC’s new EVC423 software to completely reprogram it once the new Controller and outstations had been installed.”Although specifically designed for the programming of larger SigTEL systems, C-TEC’s new EVC423 is also excellent for programming smaller disabled refuge/emergency voice evacuation systems.Said David: “The software proved to be a lifesaver on this particular project as it enabled us to program the entire system from scratch very quickly reducing system downtime. The fact that you can edit outstation/extension names using a PC makes programming so much quicker and easier”As a result, Market House now has a fully operational disabled refuge/emergency voice evacuation system. In an emergency situation, the system will enable clear two-way communication between building management and people located in the refuge areas to, firstly, assist rescue teams in finding people and, secondly, to let stranded people know that help is on the way.Based in London, Niscayah Group is a subsidiary of Swedish-headquartered Niscayah AB (formerly known as Securitas Systems AB). To fulfil the requirements of BS8102:2022 and BS 8485:2015+A1:2019 a strategy to develop a specification which combines structural waterproofing and ground gas protection were required for this refurbishment project.The project involved creating additional living space to an existing mid terrace Victorian property in W12. The site of the property, whilst not being located on contaminated land was identified as being potentially at risk, it was near what is classed as contaminated land (an old brick yard).To satisfy Building Control requirements gas protection measures were required to meet BS 8485:2015+A1:2019.Site investigations at former brickworks and landfill sites are within expected UK guidelines for contamination. Ground investigations incorporate both soil sampling, ground gas and groundwater monitoring.In accordance with Table 3 of BS 8485:2015+A1:2019 a residential building is classed as a Type A building, creating a “high risk” requirement for ground gas protection. With the structure requiring a Grade 3 habitable environment attention as required to offer a system which meets all requirements.

The contractor was relaying a waterproof membrane immediately above the London Aquarium and naturally the client was concerned about leaks with such precious livestock beneath. The waterproofing was torch-on bituminous felt membrane, due to be covered with road grade asphalt. Protecto-board was laid onto the waterproofing and secured with tape. It was cut to shape around the curbs cleanly and effectively without leaving vulnerable areas and without delaminating or crumbling, or leaching bitumen. It protected the waterproofing from temporary construction process damage and permanently protected it when covered with hot road grade asphalt afterwards

Providing clean and concealed access to the riser shafts, the unobtrusive doors were specified with a central key cylinder lock and hinges on one side.This significantly streamlined the installation process for the team at AE Doors and reduced the risk of damage to the doors upon installation, particularly in the student bedrooms and bathrooms where access was restricted.Pat Woods, Technical Sales at AE Doors, said: “Given the nature of this development we knew the quality and durability of the riser doors was paramount to ensure their longevity and continued efficiency.“We have supplied and installed Profab Access’ riser doors for over two years and continue to be extremely impressed with the quality of construction, so we knew the 4000 Series would be the ideal choice for this project.“The products are extremely easy to install and as they are manufactured in the UK, they are available with impressive lead times. 𝗕𝗘𝗜𝗥𝗨𝗧 𝗣𝗢𝗥𝗧 𝗘𝗫𝗣𝗟𝗢𝗦𝗜𝗢𝗡Beirut explosion 4th August 2020.On August 4th 2020, a major explosion in the port of Beirut estimated as the equivalent of between 1,000 and 1,500 tonnes of TNT was witnessed. The explosion in Beirut was one of the largest man-made non-nuclear explosions ever witnessed and created widespread devastation through a supersonic blast wave radiating throughout the city.Fortunately for some, Abbey Protect 𝗦𝗘𝗖𝗨𝗥𝗔𝗕𝗟𝗜𝗡𝗗𝗦® were fitted to a number of windows throughout Beirut. While these were originally fitted as counter terrorism measures, the benefits of having these installed were clear.In one building, the difference in protection between “bomb blast window film” and 𝗦𝗘𝗖𝗨𝗥𝗔𝗕𝗟𝗜𝗡𝗗𝗦® where the blast filmed windows had significantly fragmented and caused damage to the interior offices. The offices fitted with 𝗦𝗘𝗖𝗨𝗥𝗔𝗕𝗟𝗜𝗡𝗗𝗦® “it looked as if nothing had happened” (quote from client).𝗔𝗯𝗯𝗲𝘆 𝗣𝗿𝗼𝘁𝗲𝗰𝘁 are very proud of the performance of our blinds in this significant event, the injuries and deaths that were avoided as a result of their installation are priceless.

Standing at an impressive 140 metres high, Vestas’ wind turbine stands at the Danish National Test Centre for large wind turbines, where it is producing electricity for around 7,500 homes. The impressive structure – which has a rotor area the size of three football fields – needs a robust coating system to protect it from the corrosive saltwater atmosphere. As a long-standing Vestas supplier and development partner, it was natural that Vestas ask us to provide a protective coating system for the V-164 8.0 MW prototype.Due to the tower’s size, special vehicles are required to move the pieces. As well as anti-corrosive protection, the coating system has to deliver excellent abrasion resistance in order to protect the tower during transport and installation. Vestas chose to use our standard protective coating system for wind turbines, which is proven to deliver excellent anti-corrosion performance, robust abrasion resistance and lasting weather and UV resistance.Vestas chose a highly durable protective coating system for both the interior and exterior surfaces. The exterior surface is categorised as C5-I (high) according to ISO 12944, and our coating system comprised Hempadur 4774A, a self-priming high-build epoxy, followed by a layer of Hempathane HS 5561B, a two-component, aliphatic polyurethane finish. The internal surfaces have a lower corrosive categorisation and were coated with two layers of Hempadur 4774A.

Fully compatible products from the range of TBA FIREFLY™ have been chosen to compartmentalise roof voids between apartments and communal lobbies of a large apartment building in the London Borough of Lewisham, providing 120 minutes fire integrity protection as part of a wide ranging refurbishment programme carried out earlier this year.The contract on Lewisham Homes’ Commodore Court in Albyn Road has been led by the sector specialist construction company, Mulalley & Co. with London/Sevenoaks based CLM Fireproofing carrying out the installation of the TITAN Lite™ 120:60 barrier system, in combination with Collaroll and the use of ancillary products from the FIREFLY™ range.CLM Fireproofing was founded 30 years ago by Clive Miles and has established a reputation as a leader in the fields of both passive fire protection and fire-stopping; working in a variety of sectors on projects right across the UK. A regular user of the FIREFLY™ range, many of its operatives have attended courses at the company’s premises in Rochdale to become trained FIREFLY™ installers.The Site Agent for CLM, Virginijus Pasvenskas, commented: “There was initially an intention to use a mineral wool flexible fire barrier, but the product was not tested for the scenario installed around the services such as a downpipe and it was upgraded to the use of the FIREFLY™ system by the client/project team. The installation of the TITAN Lite™ and the Collaroll to wrap the trusses and the services went very well and, as well as supplying specific details for the work, FIREFLY's technical team came to site to inspect the works. We completed our contract on schedule back in the summer.”TITAN Lite™ 120:60 has been developed for use in vertical separation or compartmentation situations, offering 120 minutes integrity and 60 minutes insulation and is able to be sealed around penetrations. It is widely specified to form fire barriers within roof voids and floor voids in many different property types, including tower blocks and other HMOs.The flexible woven material is easy to cut and fix, and is chemically treated to improve its cooling properties and therefore prevent temperatures rising in adjoining areas. The system has been fully tested to BS 476 Parts 20 & 22 and is third party certified by IFC. The six metre long rolls of TITAN Lite™ 120:60 have a minimum thickness of 6mm and are installed using special staples as well as high temperature adhesive.Employed as part of the FIREFLY™ System and also to wrap the services which penetrate barriers such as PHOENIX, ZEUS Lite™ and APOLLO Lite™, Collaroll comes in a roll which unwraps to 10m long x 300mm wide with a sewn in concertinaed skirt. The skirt can be moulded to shape to seal it neatly to the upright barrier, which is usually at 90 degrees to the Collaroll and fixed into place using the FIREFLY™ high temperature adhesive. The R31 Staple Gun and Staples are used to staple the Collaroll to itself tightly around the penetration.

One of our latest projects which has been installed and tested has made us particularly proud and set a new standard in acoustic movable walls.The requirements on this project were clear and simple with very specific needs for one of the leading pharmaceutical companies and we were going to tackle it head on. A movable acoustic wall with radiation protection for a research and testing environment needing to maximise flexibility while still offering the safety and protection required in a radiology environment.Our Type 100SE semi-electrically operated movable wall was developed and tailor-made for this requirement; with X-Ray protection and specialised seals to ensure the ground-breaking radiation protection and acoustic levels would be achieved. Each wall weighed in the region of circa 6 tons and the top hung system was fitted with our Type “K“ track which allows for remote and varied stacking locations. The walls varied in width and height but were all finished in Rigato Formica laminate with aluminium protective edge trims. The vision panels in the pass doors were fitted with Med-X type single glazed glass between two layers of 4mm thick toughened glass.

The Westminster Fire Station restoration and regeneration was all about creating an experience for those that live there, with sustainable and natural materials,” says Jennifer Benningfield, experienced architect and founding principal of Openstudio Architects.v “We needed to find a reliable supplier of sustainable and natural materials, which were suitable to tie in with the heritage structure. “The challenge was sourcing the right materials that were compatible with the fabric of the existing buildings. Working with Lime Green, we managed to develop a solution that matched the original building’s beautiful aesthetic and historic character. “As a key supplier of lime-based products, their flexibility and reliability helped to make our job easier – and we received a lot of praise for the high-quality and beautiful new courtyard building. The lime mortar is an integral part of the brickwork and proves that it is appropriate for contemporary, as well as historical, structures,” praises Jennifer. About the project Using a team of specialists, Openstudio Architects supported the site team in using old and traditional construction techniques to refurbish and develop buildings in a contemporary way, with beautiful results. “There were two phases to the Westminster Fire Station project,” explains Jennifer. “The first involved refurbishing the existing building, the Grade II Listed Edwardian Fire Station built in 1906 and decommissioned in 2014, to create a restaurant and bespoke housing. “The second involved developing the site further by adding a new residential building to the rear of the site surrounding a garden courtyard, which is where we used Lime Green’s mortar.” Supporting the local community “The project was situated on a very constrained and challenging site,” continues Jennifer. “With its central location, the construction works undoubtedly had an impact on those living and working in the local area, which is why we wanted to ensure the community were completely happy with the project. “As we wanted to make sure the new build tied in with the older fire station, there were inevitably challenges that we didn’t anticipate along the way. However, most importantly, we needed to ensure we sourced the right materials, which were compatible with the existing building, both in terms of performance and appearance. Selecting the right materials “We wanted to work with natural materials, which would age well and ensure robust construction that has longevity and sustainability,” says Jennifer. “We chose specific products, including handmade Danish bricks and handmade glazed bricks to give depth and texture to the new building. We wanted to ensure use mortar that had a texture and a grain to it, so it would work with the nuances of the bricks, as well as being a colour match. “Finding the right colour mortar to match the pale Danish bricks was key. These bricks were handmade, so we needed the mortar that integrated with the historic Edwardian building to create a seamless whole. “When planning the project, we recognised the importance of lime products, because of the material’s sturdiness and robustness. This means it doesn’t wear with structural movements and changes in the seasons. “That’s why Lime Green was the perfect fit for the project. With an extensive colour range, the team was able to colour-match the mortar with the materials of the new building perfectly. The consistency between the samples Lime Green gave us and the final product delivered was incredible, which was important given the scrutiny by Westminster City Council over the project and the appearance of the new building. “The flexibility of the products also helped us to minimise the amount of movement joints, as it accommodated movement in a much more forgiving way than other products, such as modern cement mortars. “We really enjoyed working with the Lime Green team – they were easy to work with, responsive and very supportive of the project. As we couldn’t store a huge amount of supplies on site, Lime Green was very accommodating in delivering exactly what we needed, at the right time. “The best part was that we were able to develop a solution with Lime Green that supported the original building’s beautiful aesthetic and historic character, with a new building that pays similar attention to detail.” A sustainable, natural and beautiful finish “People love the building, and neighbours even call it ‘the golden citadel’. It’s widely recognised in the local community for its high-quality, beautiful finish,” continues Jennifer. “One of the Fire Station’s previous residents – who had moved out during construction – has moved back after the restoration works and loves the development. That was the icing on the cake for us, it really felt as though our vision had materialised – enhancing people’s experience of new buildings made with sustainable and natural materials that stand the test of time. “The Westminster Fire Station development truly looks beautiful, and the quality of the natural and sustainable products used has a huge role to play in that. Lime Green’s product quality and customer service is outstanding. We’re already working with Lime Green on another project, and we can’t wait to see the finished result,” concludes Jennifer. “It was a pleasure to see our Hydraulic Lime Mortar used on this new development project. The planning behind the architecture focuses on efficiency, function and ease of wayfinding. From simple to navigate corridors, modernised classrooms and glazing to illuminate the interior with natural light. East/West Ward Elementary School blends district design standards with innovative thinking to achieve spacial efficiency and maintain equitability.Product:Surespan designed and manufactured five 35.5-inch x 35.5-inch Fire Rated Roof Hatch with an integral guard hand railing attached. These hatches are thermally broken and have been designed and tested with 4-hour fire resistance for integrity to EN 1634-1:2014.  Features:These hatches are using environmentally friendly materials such as non-combustible minerals and fireboard cladding to achieve a top-performing thermal efficiency. All the hatches were finished in a light grey polyester powder-coated finish for an aesthetically pleasing solution. The coating is set to last many years, just like the durable masonry veneer that is featured in the building, helping to maintain the space for years to come.

The ChallengeMade up largely of two 19th-Century coal warehouses, the site needed to be drastically re-thought to evolve into a new retail complex comprising more than 50 shops and restaurants.With high levels of footfall anticipated, the safety of individuals would need to be a primary factor in its redesign.As well as this, creating light-filled spaces to attract shoppers from across London would be integral to the project’s long-term success.As a result, specifying materials capable of balancing safety requirements alongside aesthetics and practicality was critical.The SolutionSupplying in excess of 150 square metres of Pyroguard Protect toughened fire-rated glass to various classifications – including E60, EW120, and EI60 – to the project, Pyroguard was able to fulfill the architect’s safety requirements, while delicately balancing the need for aesthetic excellence to contribute to the repurposing of these historic buildings.Working closely with Propak Architectural Glazing who were enlisted to design, manufacture and install a large range of steel glazing systems for the project, Pyroguard created a bespoke thickness of 31 mm, instead of the traditional 25 mm for the EI60 requirement, to perfectly complement the systems.
