Please see below a brief overview of Jessica's renovation journey in a blogpost:I’m not going to lie, renovating in a pandemic with no kitchen, was extremely stressful at times, particularly during the long stretches we were home-schooling, and it’s not something I’d want to repeat, but it definitely could have been worse, and we survived it.We bought this house six years ago and I have wanted to do the kitchen side return extension ever since Day One, but we had to wait and save, and then finally in September last year (2020) the day finally came, and we started the renovation. For reference, this is what it looked like when we bought the house. We did do a budget makeover in the interim by painting the cabinets and replacing the handles, but by the time we came to do the major building work we had doors hanging off, shelves collapsing, and the major lack of storage meant things were stuffed in and precariously balanced on top of each other and ready to topple as soon as anyone dared to delve in. I shared lots of my inspiration and ideas for the new kitchen before we started. I knew from very early on that I didn’t want to spend a huge amount of our budget on creating a fancy architectural kitchen extension. For me, the space inside was what was most important, and I just wanted to make sure we were maximising that to its full potential. We hired architect to draw up just the plans for us. I had initially wanted a pitched glass roof to run the length of the side return extension, but council planning regs and the unusual way our house is laid out, put paid to that idea. Our local council had recently introduced a height restriction of 2.5m at the boundary when extending more than 3m at the rear. Which we weren’t. Or so we thought! What we hadn’t realised is that the existing kitchen had already been extended and that counted towards the allowance, so the restriction did apply. This caused a lot of stress at the time, as we were so worried that the ceilings were going to feel low and dark. The good news is that as soon as the Vario by VELUX rooflights went in, all our worries melted away, and it’s not something I even notice or think about now.Another thing we did was speak to our neighbours about a third-party wall agreement. This was pretty key for us, as the buttress was on our side of the wall and if we had to build around it we would have lost at least half a metre of the side return. What we needed to do was take it down and build up right up to the boundary (saving as many of the London stock bricks as we could in the process). Luckily our lovely neighbours agreed, as this really did make a huge difference to the internal space.The LayoutI have had a lot of questions about many different aspects of the kitchen, but I think the thing I have been asked about most is the dimensions and the layout. We extended out 1.5m at the rear and around 2.5/3m to the side, bringing us to a total of 5m wide x 8m long. I think our layout is fairly unusual for a kitchen, and it seems to have inspired lots of people to try and do the same in their own kitchen renovations. The good thing about waiting almost six years to renovate your kitchen is that you get plenty of time to mull over what your dream kitchen might look like. The Design  knew I wanted to go with a seamless sleek, understated design and let the other materials do the talking, so I settled on the Urban kitchen, with slab doors. I worked with a kitchen designer to fine tune the space, and that’s where it really comes into its own, because they think of all the details you wouldn’t necessarily think of, and they know exactly how much space you need to allow you to move around your kitchen comfortably. The area around the island and peninsula was a tricky one to get right, because we didn’t want to interrupt the flow too much, but having lived in it for the last few months, I can confirm the kitchen designer got it spot on. We also included a fluted glass cocktail cabinet in our kitchen design, which houses all our glasses and drinks bottles and sits on the dining/entertaining side of the kitchen.The Vario by VELUX rooflightsOur previous kitchen had very little natural light and as a result none of us ever wanted to spend any time in there. So getting as much natural light as possible was a major priority in this renovation. We planned for two large rectangular rooflights along the side return (as we knew we needed a steel in between) and a square one towards the rear. Once we got planning permission, I asked our architect to tell me the absolute maximum amount of glazing we were allowed, and then headed straight for the Vario by VELUX website to design bespoke rooflights to the exact size we needed, using every last bit of glazing we were allowed! The bespoke nature of Vario by VELUX means you can tailor your sizes exactly to your needs. Using the 3D configurator online, you can also choose the frame colour, the type of glazing, and whether you want them to open or not. We have two 2.3m x 1m Rectangular rooflights (one opens) and a 1m x 1m square rooflight. Our builders had never worked with them before and were really impressed by the ease of fitting. The moment they went in, was the moment we really start to get excited about the new space. Even with screed floors and bare brick walls in November, the light was incredible in there. Now it’s finished, one of my favourite things is to work in the kitchen and watch the light as it changes and moves throughout the day. Even watching the rain is epic.

The single casts were made offsite, with each being over four meters long. They were treated and sealed to make them stain proof.

The glue laminated Accoya wood for the curved rear screen was manufactured by Newnham & Abel Ltd & hand finished with a protective merbau-coloured coating from WoodGuard by Guard Industrie. The same finish was factory applied to the cladding.

Resuseal WB Clear is a water-based epoxy applied at around 40 microns per coat. This is formulated to penetrate and case harden a concrete surface giving it a much harder wearing surface which is less likely to crumble or degrade. As a clear coat the finish is a semi industrial type look which is often used in retail outlets and commercial buildings. This product is used throughout industry where the principal requirement is to dustproof a surface.

There are two palette colours a “Latte” light board and an “Expresso” dark board. These were prime oak, fumed and then finished with a colour oil for maintenance and repair to create a uniform natural floor. We are supplying a 190mm wide board and a 260mm wide board in a very select clean grade 20mm thick engineered flooring. We also altered the tannins in the top layer to create a unique brushed finish.

Cut edge corrosion & spot rust was treated using Liquasil corrosion primer. An initial coat of Metalseal 20 was roller applied to all corrosion treated areas, followed by a single coat of Metalseal 20, spray applied to the entire roof area. THE PROJECTLondon City Island is a high-end residential and commercial neighbourhood development that takes inspiration from the very best of global metropolitan communities; combining bold architecture and pioneering urban design.The development is located in an extremely well-connected site between the financial might of Canary Wharf and trendy East London. London City Island is home to 1600 residential properties, 20,000 square metres of commercial office space, cafes, shops, restaurants and cultural facilities; offering something for everyone. We are once again delighted to be involved within this vibrant new and exciting site.THE PRODUCTThe London City Island development is split over a number of differences phases and blocks, with each development having a slightly different requirement and specification for mailboxes. A number of different mailbox models were used on the project, to match the different design finishes of each phase of the development.Our horizontal fire rated 2 mailboxes were used on two phases where there was a specific requirement for a post box to meet a Class 0 Part 22 1 hour integrity only fire rating. The first bank of mailboxes are wall recessed and fitted with a surrounding trim to provide the mailboxes with a clean finish from the mailbox to the installation wall. This bank of mailboxes were assembled into a configuration of 9 high x 9 wide prior to despatch, allowing easy installation once on site. The mailboxes have been finished in a non-standard colour (D2525-Y2217 matt) and engraved on the inward-sprung flap with an apartment number in a contrasting jet black colour.The second bank of fire rated 2 mailboxes also conformed to Part 22 fire rating standards. This bank was configured into a bank of 4 high x 6 wide mailboxes, finished in a standard colour chosen from the RAL colour chart and engraved in a contrasting white engraving on the inward-sprung flap.The third bank of mailboxes is located in a dedicated mailroom, wall recessed to maximise room for residents and mail delivery personnel to use the mailboxes. As is common practice with all wall recessed mailboxes, these banks of post boxes have also been fitted with a surrounding trim, ensuring the highest finish quality is achieved on the development.Also used on the project were the MODA mailboxes in the horizontal orientation with a width of 260mm. The MODA mailbox is popular with clients requiring a versatile and attractive product particularly useful for multi-coloured and multi-sized arrangements. This phase of the London City Island development shows how the MODA mailbox can be used in a more straightforward manner with a classic bank of wall recessed mailboxes finish in a single colour. Each mailbox has been engraving on the opening flap, infilled in a contrasting silver colour finish.All mailboxes on this development are in front / out front, allowing for mail to delivered and retrieved through the front face.

Systems were selected to meet the specific demands of each space. ChallengeTo navigate around the core areas of a busy construction site with sensitive floor finishes, and to maintain the highest quality of finish. – To tie seamlessly back into the existing resin flooring at each level, whilst ensuring that the occupied building can remain fully operational. – To do so amidst all of the challenges of Covid 19.SolutionProduct selection was easy, to match and tie into the same Bolidt finishes that have served phase 1 so well for so many years. – Programming would be key to ensure that areas could be prepared and all personnel informed and vacated for the duration of the install. Laing O’Rourke were exemplary to that end. – Continual adjustment was required to ensure Covid compliance was maintained through an ever changing working environment.Benefits/InstallationThe University were able to select the same finishes that they were so familiar with in their existing building. Only Stratum could offer a seamless tie-in and the same level of performance in the matching flooring systems.ResultThe university can now operate at full capacity, safe in the knowledge that the floors will perform in meeting their demands. Our Direct Fix system for steel frame structures is KIWA BDA certified and provided the ideal solution for these newly constructed mid-rise apartments.Our team designed a façade solution that delivered modern, thermally efficient and aesthetically pleasing homes, meeting the client’s requirements.Our ServiceDue to the number of fixings and the curvature of the property, this was a technical project which required bespoke detailing.In collaboration with Bowker Sadler Architects and our approved installer Profac, we designed a comprehensive specification and were on-site when required, offering Profac technical and installation support throughout the build.The Direct Fix system specified is a cost-efficient solution for steel frame structures, with fewer components for a simpler and faster install. Direct Fix generates exceptional insulation and with a silicone render finish provides high levels of fire rating (A2,s1-d0), allowing Cube Homes to deliver safe and thermally efficient homes.Technical Project DetailsThe EWI needed to be line and level with the ground floor brickwork. To achieve this specific requirement, 300mm mineral wool (which is deeper than available mineral wool) was specified for the project. This meant 110mm and 190mm boards were combined to achieve the required 300mm.This thicker mineral wool meant that the curved elevation on the building was difficult to achieve. The insulation was facetted around the curve and carefully installed by Profac to create a seamless façade. The 300mm mineral wool resulted in a low U-value of circa 0.10 W/m²K, meaning heating costs for the apartments will be minimal and carbon usage will be reduced to a minimum standard.For the finish, silicone render (TC 15) was specified to create a striking curved elevation. Silicone TC incorporates the benefits of silicone technology to provide a water repellent finish with a fresh and modern appearance. The silicone allows water vapour to pass freely through the render whilst allowing the finish to remain weather resistant, making it the ideal solution for a low maintenance, long-term finish.

Project: Manufacture and installation of bespoke 3D GRC cladding panels in Tempest Grey colour and Silk finish Client: Morgan Lovell Materials used: Panels were produced using BTX GRC high performance concrete in 3 meter length and only 20mm thickness. Bespoke 3D BTX GRC high performance concrete cladding panels were installed by Living Concrete to the famous 10 Old Bailey entrance. The panels were 3 meters in length each but only 20mm thick. Panels were double fixed to a steel frame and sealed in a Silk finish.

Johnstone's Trade Paints - a brand of PPG Industries

The Grade II listed building where 19th century novelist Jane Austen spent her last days, was restored to its former glory. The SC4 decorators used a host of Johnstone’s products to restore the property. In keeping to the original colour, the robust Johnstone’s Stormshield Smooth Masonry paint in County Cream was used for rendering. Stormshield Flexible Primer Undercoat, together with Flexible Gloss in French Lime achieved an impressive finish for the door of the house. Additionally, Johnstone’s Primer was used to freshen up window frames and sills. Lastly, Stormshield Flexible Gloss was applied for a premium finish.
