Carrick Yard in Westminster is a residential development comprising 168 one-, two-, three- and four-bedroom apartments, a community space and public sports hall as well as extensive landscaped public areas. The scheme delivers improvements to existing surrounding housing and public spaces and is part funded by Westminster City Council. It is the first development to be completed in the Church Street Regeneration area.The Fire regulations which apply to high-rise living accommodation meant that the kitchens in each apartment would require a fire suppression unit complete with sprinklers to be fitted. These units need to be installed and maintained by a specialist engineer and can also cause damage within a property should they be activated due to a fire.  Therefore, the Firechief Kitchen Stove Guard was chosen as an alternative, unobtrusive design-led fire prevention solution.

Overlooking the 4,000 gently rolling acres of the historic Kedleston Estate in Derbyshire, the two five-bedroom houses by Greenbuilt Homes are strikingly contemporary in their design. Key to their success is the careful specification of materials, with Vandersanden’s Lithium hand-formed, facing bricks creating facades with an appealing softness, unity and colour. Greenbuilt Homes has gained a competitive edge through well-conceived architecture, high specification and the use of quality materials. This luxury home was designed to have fully concealed blinds in every window. The owners were enthusiastic to design a home that was the best to the last detail. Blinds and curtains are controlled using Lutron® and were installed using the Blindspace® concealment products. Bespoke electric curtains were included to provide softness and the fully concealed blinds were used to control the light and privacy. Through careful planning from the outset of the project, the inclusion of concealed blinds has achieved the best end result. Dark-coloured fabrics have been used where maximum visibility was desired but softer white-toned used in bath and dressing rooms. Bedrooms and media room have been supplied using dark-coloured blackout material to make a statement when used.

Ten Locks Village is a range of 2, 3, 4, and 5 bedroom homes located in Market Harborough, Leicestershire. This countryside town has excellent transport links and proximity to major road networks, only an hour's commute to London by train. With off-street parking, natural beauty, and various amenities, including the historic Rockingham Castle, Ten Locks Village was named in the Sunday Times Best Place to Live within the catchment area for a primary and Secondary school education.Cellecta ScreedBoard 28 was specified for this project due to its unrivalled performance. The Liner is a collection of fifty-two, 1, 2 & 3 bedroom apartment and penthouse building that was a regeneration of a former hotel. The symbolic and distinct design is inspired by the prow of a ship breaking through the waves in salute to Falmouth’s proud sailing traditions. With south-facing sea views over Gyllyngvase Beach, The Liner was Shortlisted for CE South West Award 2022 ‘Building Project of the Year’.Cellecta’s HiDECK Overlay 18 was specified by Poynton Bradbury Wynter Cole Architects as the overlay flooring solution. It’s ideal for flooring applications incorporating an underflooring heating system due to its high thermal conductivity which provides rapid reaction times, saving on running costs. In addition, its high density makes it perfect for a variety of acoustic applications.Acorn Property Group was awarded this 12,000m² contract for this development in Falmouth.

Elements is a complex of nine studio 1, 2 and 3 bedroom apartments, which all include either a private garden or Juliet balcony. This highly sought after residence near Crystal Palace offers easy access to the transport hub at Norwood Junction, enabling a 17-minute train ride into London. Grangewood Park's open space is also close by.Cellecta’s YELOfon HD10+ was specified due to its unrivalled acoustic performance in isolating a floating screed from a structural concrete floor. This product is lightweight, making it easy to install. YELOfon HD10+ is also delivered in rolls to ensure it’s easy to handle. South Lawns Hotel is an iconic hotel located on a Green Belt site. An additional 25 bedroom extension was constructed for this development, set on a brick plinth, clad in dark boarding, to emulate agricultural York boarding, with a low-profile aluminium roof. The design and materials proposed minimised its visual impact on views across the Forest landscape nearby and contrasted with the white render of the existing building.Cellecta’s DECKfon Batten 70 was specified by Boyle and Summers as they have been rigorously tested and are robust detail complaint for steel, concrete and timber separating floor applications. The battens consist of a layer of recycled, low resonance, open cell, flexible polyurethane foam bonded to an FSC/PEFC certified timber batten.Tuakana was awarded this 1,050m² contract for this development in Milford-on-sea.

Tolson’s Mill is a grade 2 listed former mill close to Tamworth. This iconic and unique development consists of 51 new canal side apartments and 10 town houses all offering a bright and stylish finish. These apartments offer a unique waterfront lifestyle, blending tranquillity with a vibrant local community. Set right beside the Birmingham and Fazeley Canal the Mill is divided into floors of 10 apartments. The annex will be divided into a range of 2 to 4 bedroom townhouses making full use of the annex and its dual aspect, which overlooks the canal.Cellecta’s HiDECK Structural was specified by Crosby Granger Architects due to it being a conductive structural floorboard and having outstanding acoustic and fire performance and low thermal resistance.Brookland Group was awarded this 8,940m² contract to construct this refurbishment located in the district of Lichfield.

One Lusty Glaze is an award-winning collection of thirty-six modern 1, 2, 3 & 4 bedroom apartments and 9 houses. Situated East of Newquay town centre with apartments west facing, overlooking lusty glaze beach, this development won ‘Best Residential Development’ at The Telegraph’s 2017 UK Property Awards.Cellecta’s ScreedBoard 20 was specified by Stride Treglown as it is the ideal overlay floorboard for acoustic application incorporating underfloor heating applications due to its high-quality acoustic floor and being three times more thermally conductive than chipboard. This enables the system to run more efficiently, saving on running costs and improving reaction times.Midas Construction building for Acorn Blue in partnership with Galliard Homes were awarded this 3,600m² contract for this development in Newquay.

Aris House is a brand-new four-story building accommodating 15 one and two bedroom apartments, a passenger lift to all floors, and allocated parking spaces. A specification of 163m² was authorised to this development located in a landmark position on the bustling Highcliffe High Street.Cellecta’s insuBEAM was specified by ARC Architecture Ltd due to its weight saving and quick installation benefits. The system low emissivity foil faced insulation blocks are manufactured to the highest possible specification helping achieve the required U-Value. insuBEAM systems are fully supplied in plot specific quantities reducing waste and transport to site. The system is 42% less CO2 compared to a traditional beam and block system without the transport emissions being included.CBS BUILD was awarded the contract to erect this new development.

Buchanan Court is an 80 bedroom care home that provides residential and nursing care, as well as specialist care for people living with Alzheimer’s and other forms of dementia. They are also able to cater for short term respite stays and offer compassionate end-of-life care. Just a 15 minute drive from Wembley, the care home has various facilities such as its own café, cinema, hair salon, and of course, a beautiful garden.Cellecta’s ScreedBoard 28 was specified due to its unrivalled acoustic performance and its installation convenience due to interlocking edges. Its high density and unique resilient layer provides unrivalled acoustic performance, typically 5dB better than legislative requirements.CastleOak Care Partnership was awarded this 2,825m² contract to construct this development in on Sudbury Hill in Harrow.

Arts University Bournemouth Halls of Residence Madeira Road is a significant university development in the Lansdowne area of Bournemouth town centre. This development consists of 374 rooms and four studios, arranged over three blocks, and a 400 space multi-story car park. Each building ranges from three to four storeys, with standard bedroom accommodation in each block; all blocks are set out around a landscaped courtyard, allowing direct access to adjacent blocks.Cellecta’s HEXATHERM XFLOOR 500 was specified by BrightSpace Architects Ltd for its high resistance to compression and closed cell structure that provides unrivalled resistance to water absorption, making them ideal for residential applications.Morgan Sindall Construction was awarded this 9,000m² contract to construct this development.

Beecholme is a detached house which has been converted to create seven flats. This development has been the subject of extension to make a kitchen and living room overlooking the rear garden for one of these flats. The building features stone cladding on the ground floor, a crisp white exterior on the second and third floors, and corner glazing on the luxurious penthouse apartments. With views of the seascape and nearby golf course, it is a short distance to Newquay’s seven beaches and is ideally located for exploring Cornwall.Cellecta HEXATHERM XFLOOR 250 was specified by CSA Architects due to its high resistance to compression and closed cell structure that provides unrivalled resistance to water absorption, making them ideal for residential applications.Legacy Properties was awarded this 1,200m² contract to construct this development in Newquay.

Beautiful seaside property with a view worth waking up to and when you want to. This large feature window is approximately 3600mm wide and 4000mm high and the blinds have been skilfully concealed within the horizontal section above the opening door without closing off any of the glazing area. Grants have experience from many projects featuring bottom up blinds for gable end windows. So often the addition of a large gable creates a nightmare to find a shading solution that works.  We recommend contacting us during the detailed design stage. This client contacted Grants prior to ordering the windows and since then we worked together and achieved amazing results - as good as Blackout blinds in a bedroom gable can get.The end result looks amazing!

DUCO contributes with sun protection to the £78m project for The University of Manchester. The architectural sun control DucoSun Ellips 200 mm, supplied by Contrasol, was chosen for the Fallowfield campus. The solar shading is so much more than decoration.About the Fallowfield CampusThe Fallowfield is a student accommodation with 8 multi-storey blocks including a Warden’s flat and Energy Centre, amenity hub, landscaping and external works. Each residence will have 10 bedrooms per floor with ensuite bathroom pods and a shared kitchen. 1,122 student rooms are spread over the blocks with a combined floor area of 32,020m2. The Fallowfield Campus is the main residential campus of the University of Manchester. It’s a vibrant place where thousands of students live alongside residents – creating e a real sense of community. The mix of shops, cafes, bars and a frequent bus service to and from the city centre makes it an ideal location to live.Construction detailsThe blocks are constructed using pre-fabricated lightweight steel framing system panels which provide structure to the building when used along with composite concrete floors. External materials are predominantly buff brickwork with feature elevations picked out in charcoal fibre cement slate roofing and cladding. Study bedrooms incorporate built-in storage and furnishings and a high specification pre-fabricated GRP en-suite shower pod.  Solar shading is much more than decorationThe vertical solar shading system DucoSun Ellips was chosen for this project and supplied by Contrasol. This solar shading system, in which a blade with of 200 mm was chosen, guarantees not only maximum daylight, thanks to the optimal inclination angle and number of louvre blades. At the same time, DucoSun Ellips 200 ensures that the sun’s rays do not get a chance to heat up the Fallowfield interior spaces directly. The vertically installed solar shading system offers maximum privacy while maintaining the view outside.

Four Glazing Vision Three Wall Box Rooflights were specified on four modern new build homes in the heart of Los Angeles which have provided the clients with access to the terrace which would have otherwise not been possible. The Three Wall Box Rooflights fit perfectly with the modern aesthetic and were chosen to not only give access to the roof deck, but to also increase the amount of natural daylight entering each home.“We think the finished rooflights look great as crowns to each of our buildings. They will be a nice addition to these homes and hopefully inspire developers and homeowners to spread the word throughout Southern California regarding the benefits of the rooflights too!” – Michael Wilson-Katsibas, Partner, KAP Studios.Following the demolition of the existing 1200 sq. ft bungalow, the remaining site was still relatively cramped considering the bungalow was being replaced by four new dwellings. In order to provide enough living space and retain the beautiful views of the Los Angeles skyline, KAP Studios had to come up with a creative solution to achieve their brief.To make the most of the small, 8,400 sq. ft plot, KAP Studios incorporated a basement and terrace area into each home which transformed the buildings from two-stories to four-stories, which helped unlock the full potential of these beautiful homes in Culver City.Starting from the ground up, the basement is partially sunk beneath the pavement and accommodates two parking spaces, meaning more space has been granted to the garden area at ground level. This gives each home its own private back garden, as opposed to a less visually impressive driveway. It also includes a pantry and wine store to round off the basement area. The second floors are occupied by an en-suite bedroom which includes a balcony area overlooking a collection of beautiful LA properties.The east side of the bedroom houses an equally impressive bathroom, making it the second Master Bedroom in the homes. The terraces of each building are by far the most unique feature of the homes. With over 20 years of experience in roof access rooflights, Glazing Vision were engaged to help with this important part of the project. Operated by the touch of a button, our Three Wall Box Rooflights were fixed to the existing building structures at the back and either end. The rooflights take up only 170 square feet on top of the roof, leaving the client with a vast amount of additional living space which can be utilised all year round. Upgrade from problematic gutteringThis four bedroom detached house was built in the historic market town of Bury St Edmunds in the year 2000. The property is surrounded by trees which cause gutters to become regularly clogged by leaves resulting in overflow during heavy rain. The owners made a decision to replace the original guttering with a larger size and took the opportunity to upgrade the budget UPVC system with stylish galvanised steel. Gutter Centre recommended Lindab Magestic due to its industry leading galvanisation and smart solution products. Efficient leaf traps components were integrated into the design to ensure easy ongoing maintenance and prevent drain blockage. The customer is very happy that the overflow problem has now been eliminated and loves how the new system gives his property increased street appeal which neighbours are now hoping to replicate. 

Victoria House is a £13 million 9-storey mixed-use development in Leeds. It consists of 106 apartments with offices on the ground floor. Victoria House is a stone’s throw from Leed’s city centre and St. James University Hospital. It provides affordable, high-quality homes to first-time buyers, key workers, graduates and those who work within the city.The development offers studio, 1-bed and 2-bedroom apartments, outdoor areas, ping pong tables and a basketball court with on-site concierge service for added security.Victoria House makes use of Carlton’s Wolds Minster Blend, its varied dark tones allow it to comfortably blend into pre-existing red brick vernacular whilst also creating its own identity amongst nearby green areas and surrounding buildings.

Valette Square is a community of 33 mixed 2, 3 and 4 bedrooms townhouses with private gardens and terraces, built in Salford’s historic centre. Developed by @buttressarchitects , it was designed to introduce new homes to the area, create easy links to nearby areas and for community spaces to exist where possible.The area is named after Pierre Adolphe Valette – a French impressionist who taught the local painter L.S Lowry, and taught at the Manchester Municipal School of Art. The local existing Georgian aesthetics were echoed in the development with Floren’s Brunello bricks being selected for their tones and subtlety, leaning towards nearby red brick buildings.Amongst numerous sustainable efforts, the townhouses’ façade and positioning make the most of natural daylight to reduce the amount of artificial lighting needed, improved insulation and smart heating systems.Valette Square was shortlisted for the Housing Design Award in 2020

The ChallengeA new development of 15 individually designed four and five-bedroomed homes set in over four acres of mature woodlands in Nottingham.Each home in this secluded development was to be built over three storeys and designed and styled with the latest contemporary finishes, both inside and out. With a gated entrance, the private development is set down into its own valley, but still has breath-taking views of the city.The SolutionForterra’s Mandarin Mixture and Yorkshire Red Blend Butterley Bricks were chosen to meet the development’s high specification requirements. The properties were economically designed with underfloor heating, air source heat pumps, and a high level of insulation to keep running costs down.The BenefitsIncluding the latest interior finishes, each home also offers something different, from cinema rooms to beautifully landscaped terraces.

A spacious bathroom with floor-level shower and bathtub, a bedroom flooded with light and a practical working space: the Belfqihs have achieved their own very personal dream residence through a large-scale conversion of their home. After their children had left home, Kordula and Mohammed Belfqih decided to renovate the upper storey of their home in Krefeld, restructuring it completely at the same time. It all started with the desire for a modern and comfortable bathroom. One perfectly tuned to the needs of the new two-person household: the married couple imagined light, spacious rooms on their newly designed floor. Planner Bettina Bickert from Plankreis, Krefeld (www.plankreis.com) was given the exciting task of creating a new living atmosphere. Here, modern elements, alongside oriental influences, were to contribute to the planning: for the Belfqihs unite a Westphalian way of life with Moroccan traditions.

The ChallengeLocated in Haywards Heath, West Sussex, Foundry Gardens is a development of two to five-bedroomed housing. It was important that this relatively low-density scheme fit the traditional vernacular of the area.The SolutionChelsea Smoked Red brick was chosen and used alongside white boarding and tile. The white boarding element has been used to emphasis corner and key buildings, detailing porches and canopies.Chelsea Smoked Red brick is a red, stock thrown, wire cut brick by Ecostock, the most sustainable stock brick available in the UK. It is a high quality facing brick with recycled content. The range carries BES 6001 Responsible Sourcing certification.The BenefitsThe choice of brick helps the development to seamlessly fuse the traditional with the contemporary.The project won the Large House Builder category at the Brick Development Association’s annual Brick Awards 2018.

EGGER decors help transform a Georgian property into a high end hotel development for Best Western Plus.H3342 ST28 Sepia Gladstone Oak features in all 28 bedrooms. This decor is part of EGGER’s Feelwood collection giving the texture of real wood by using synchronised pore technology.To create a consistent finish H3342 ST28 Sepia Gladstone Oak is used in the public areas, including matching XL laminate for the curved feature reception desk. Uni colours U708 ST9 Light Grey and U741 ST9 Lava Grey feature on accent pieces of furniture to complement the interior.Jacqueline Summers said, "EGGER offers a fantastic selection of great value contemporary decors across a number of formats. This gave us the ability to use their decors across the hotel to give a balanced and relaxing interior with a consistent finish."

Bowline in Renshaw Street, Liverpool is a new development; a combination of student accommodation and apart-hotel rooms. Liverpool City Council approved the demolition of the existing Renshaw Hall building and the construction of the hotel and an 11-storey block of student accommodation; 49 clusters totalling 357 bedrooms with shared kitchen/lounge; and 47 self contained studios. The students communal facilities include a sky lounge, private dining room, fitness studio, karaoke room, and cinema room.Multiple residents in a building means more food being cooked and a higher risk of kitchen cooking fires. The Firechief Kitchen Stove Guard was fitted in all kitchen areas to help keep all the residents in the building safer. A fire on an induction hob can start in just 1.5 to 2 minutes and a fire on a traditional electric hob within 6 minutes.

Goodluck Hope sits in an enviable position on the banks of the river Thames, directly opposite the 02 Arena. This flagship project from the Irish developer, Ballymore, is a prime example of stunning contemporary design with an industrial edge. Using a mix of blue and green façades, interiors feature bright, colour palettes interspersed with splashes of polished brass in both the kitchens and bathrooms.Towelrads have worked with the M&E subcontractor, Borough Engineering, on every phase of the waterside development and supplied Multicolumn radiators, along with chrome and white towel rails, to the private and shared units. This unique island development features an eclectic mix of contemporary buildings including suites, 1,2-, and 3-bedroom apartments, lofts and townhouses. With so many different plot types, most sizes throughout the project have been made to order with vertical and low-level radiators supplied, some up to 1.6m long.

Soundis supplied 3,265m2 of a shallow floating floor treatment, laid over an existing concrete structural deck, at Channelsea House in Stratford for City Square.The areas included the Ground, 1st, 2nd, 3rd, 4th, and 5th Floors. Channelsea House is a former office block being converted to residential apartments, with a one bedroom flat being valued at the half a million pound mark. Located in Stratford, 1.3 miles away from the Olympic Stadium, Channelsea House is in a prime location for high quality accommodation.Soundis were required to provide a high specification shallow acoustic solution to achieve compliance with ‘Impact’ performance criteria when tested on site. The specification implemented by the Architect was 26mm Timber Floor Overlay Board, which was chosen to minimise construction height and to comply with Approved Document E Building Regulations.

THE PROJECTThe Burj Khalifa, Dubai, still holds the world record as the tallest building in the world. This skyscraper is a world-class destination and the magnificent centrepiece of Downtown Dubai, Dubai’s urban masterpiece.The world’s most-prestigious address is home to a select few. With 900 residences including studios, one, two, three and four bedroom suites, The Residences at Burj Khalifa are designed for the connoisseur.The Safety Letterbox Company Ltd manufactured and installed a completely bespoke mailbox system that is recessed behind luxurious oak panelling in the towers guest services marae. This enables all mail for residents to be sorted and allocated into individual secure mailboxes, providing them with a unique mailing address.Our team worked closely with Skidmore, Owings & Merrill architects and Emaar properties, to produce a visually impressive and secure bespoke arrangement of 28 banks of 50 mailboxes for three purpose designed mailrooms in the impressive skyscraper.

The Sandy Park hotel (a £35 million project) is located at the southern end of the award-winning Sandy Park complex found next to the Exeter Chiefs Rugby stadium.Sandy Park Hotel which officially opened in April 2022, has 250 bedrooms, a rooftop bar and a restaurant including state-of-the-art leisure facilities. The building is an eight-story hotel that boasts beautiful views of the River Exe Estuary. At its front is a bridge leading from Sandy Park Complex’s south end and into one of UK’s finest hotels -The Marriott Hotel Reception where guests are welcomed upon arrival.Valcan supplied approx. 2000m2 of Valcan Ceramapanel in charcoal and light slate with a finish of natural textures touch.Valcan Ceramapanel is a non-combustible fibre cement cladding rated A1 to BS EN 13501-01 which was the perfect choice for the building’s facade.

.THE PROJECTA mixture of 1, 2 or 3 bedroom apartments, the apartments come in all shapes and sizes: with courtyard or city views, private balconies or terraces.Stofix utilised mast climbers instead of traditional scaffolding which meant less manpower was required to keep project costs down.PROJECT CHALLENGESThe site is in the city centre, therefore, space was limited. Due to the fact Stofix was manufactured off-site meant that the limited space was not an issue for us. Our pre-fabricated brick slip cladding panels meant we could ensure product quality and consistency as well as making sure the project ran to schedule.Covid-19 caused numerous issues, from the availability of building materials to labour shortages.
