To ensure the town’s existing Swan Centre could remain operational throughout, the new leisure centre was constructed in two phases with the project team working closely to carefully coordinate each element of the build to limit the disruption to the local community.As well as creating an inviting and welcoming main entrance, the thermally-enhanced SF52 aluminium curtain wall system will also help improve the energy-efficiency of the scheme whilst maximising the use of natural daylight.Senior’s SF52 aluminium system features attractive slim sightlines and enhanced thermal performance to help boost energy-efficiency. Available as a mullion drained system which removes the need for visible drainage slots, Senior’s SF52 curtain wall can be specified as capped, silicone sealed or as a combination of the two for even greater design flexibility. Thanks to Senior’s in-house powder coating facility, the SF52 system is available in an almost unlimited range of colours and finishes.

BackgroundWith stunning southerly views across to the Isle of Wight and also westerley along the Solent to Hayling Island, Portsmouth and the Millenium Tower, Marineside, a development of three-storey properties at Bracklesham Bay, is a dream location for anyone to live.However, whilst a prominent beachfront location comes with spectacular sunsets and unrivalled tranquillity, it does leave buildings highly exposed and prone to weather damage.This was the case with the Marineside development which showed signs of high coastal corrosion and were in severe need of regeneration both aesthetically and internally to address thermal underperformance.K Systems teamed with CBG, Envirorend SE, and Harrington Design to complete the low-rise refurbishment project, with three main objectives:- Remediate problematic substrate- Improve thermal performance for the benefit of residents- Revitalise a tired and unattractive exteriorAs with all projects, K Systems began a detailed scope and specification process with full involvement from all parties, including deploying digital technology to provide an inspirational viewpoint for the client to understand what the refurbishment would look like at completion.Our ServiceFollowing extensive planning, K Systems brought the client’s vision to life and created a beautiful collection of revitalised waterside homes on the banks of Bracklesham Bay.The refurbishment of Marineside wasn’t a straightforward project and required comprehensive scoping to ensure optimal delivery and 100% satisfaction levels amongst current residents.Therefore, it is a notable triumph for K Systems to have delivered a successful project, within budget, without delay or compromise on quality, that not only met but exceeded the requirements and expectations of the client.Each structurally sound, aesthetically pleasing dwelling boasted excellent thermal performance properties, achieving a U-value of 0.30W/m²K, allowing residents to benefit from more thermally efficient homes and experience a reduction in energy consumption.K Systems in collaboration with CBG, Envirorend SE and Harrington Design delivered beautiful, clean, crisp, aesthetically attractive properties, each with a protective exterior finish which will provide resistance to the elements for years to come.Technical Project DetailsOnce the existing façade was removed it was clear that the block substrate had high level corrosion due to the harsh coastal environment it had endured since being built in the 1940s.Multiple areas of the three buildings had to be completely removed and replaced using a medium density block that achieved superior pull-out test results. This was a recommendation by K Systems which enforced confidence with not just the client but the homeowners too as the best way to ensure longevity of the buildings.The removal also revealed that the substrate was uneven and unsafe. K Systems identified that extensive dubbing out was also needed with these buildings. Dubbing out meant the insulation boards were installed line and level giving a crisp and professional finish.The Marineside buildings were solid block construction making them extremely inefficient and presented an expense to the homeowners during winter months due to insufficient thermal performance.Utilising its years of unparalleled expertise, K Systems specified the industry-proven Mineral Wool insulation system for the project to address the aged façade and significantly boost the thermal performance of the building.K Systems Mineral Wool insulation (a mat of rock fibres which prevents the movement of air) has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the Marineside refurbishment as it would combat the heating issues faced by residents whilst retaining the solid foundations of the existing building.Other technical benefits which made the K Systems 110mm Mineral Wool system the ideal specification for this refurbishment include:- its level of fire resistance and non-combustibility, ensuring the building met all safety regulations required for residential buildings in England- its excellent acoustic properties, ensuring coastal noise absorption further enhancing the peaceful and tranquillity of the area- its environmentally friendly composition as it is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)Due to the coastal location and exposure to the elements, it was vital that this refurbishment guaranteed total water tightness. K Systems worked closely with the roof installers ensuring that the parapet details were correctly detailed making the system as a whole watertight.The exterior finish was just as important as the internal construction and detailing. The Bracklesham Bay area has a level of prestige and the aesthetics needed to reflect that. K Systems finished the Marineside complexes with a silicone thin coat render, which is extremely breathable and resistant to the elements, in shades Limestone White and Granite. This completely transformed the aesthetic of the residential blocks making them much more appealing to potential dwellers.Envirorend SE commented:“ We secured the refurbishment works at Marineside , for a good client and works started in January 2022. The scope of works was to make the 3 blocks more energy efficient. Situated directly on the beach, the location made the install very challenging as the weather was not very forgiving at that time of year. The existing substrate was all over the place so a lot of effort was put in to get the walls looking line and level while staying within the remit of the specification. Works were completed in July 2022 and to a very high standard for all to see. “

Improving the thermal fabric performance and replicating the existing lookThe primary aim of the project was to improve the thermal fabric performance of the block and also to replicate the existing look. To achieve this, the client’s key requirements were two-fold. Firstly, to match the original external style as closely as possible in both colour and texture to satisfy the local authority’s requirements. The second key criteria was to ensure that all the systems used on the project were fully approved regarding fire performance, to meet the current regulations for buildings over the height of 18 meters in England. Delivering a robust, safe and aesthetic system solution to meet the project requirementsWe specified a combination of K Systems M VBriQ and K Systems M VBriQ+ to ensure we met the aesthetic planning requirements and comply with building regulations for resistance to fire in high-rise buildings. Our system incorporate mineral wool insulation which has an outstanding A1 non-combustible fire rating, which improves the thermal comfort and reduces heating costs for residents, whilst supporting Bristol City Council to meet their carbon emission targets.Our VBriQ acrylic brick slip finish was specified due to its lightweight characteristics and wide range of colours. Our Acrylic slips have a high UV resistance which will ensure the building maintains its appearance over time. Our VBriQ+ clay brick slip finish was specified for the ground floor and surrounding garage areas because of its robust and durable characteristics.Meeting the project deadlines and minimising disruptionsWe worked in collaboration with our approved installer Rateavon Ltd to ensure there was minimum disruption to the residents of Gaywood House. Our Technical team carried out regular site inspections to ensure the systems were installed to the highest standard with timely responses to technical detailing requests.

The vision behind the design was around transparency, visibility, and collaboration. The 17,000 square metre iconic building, which spans seven floors, includes large areas of collaborative space for students, visitors and staff to meet.Impressive AtriumCirculation around the Bristol Business School is obvious and highly visible from the main atrium where the Lusso 105 frameless double glazed system was installed. The system needed to be designed for imposed line load and potential wind load within the space. The glazed atrium, which is the heart of the building, incorporates a variety of social learning and flexible meeting spaces.Sleek DesignThe two wings of accommodation contrast to reflect the accommodation uses within and the orientation of the building on the site for environmental purposes. For these, the Lusso 105M double glazed framed system which complimented the other atria screens and enabled the slim ghost post mullion to incorporate the integral blind control mechanism.The multi award winning project was delivered to Building Information Modelling (BIM) Level 2 maturity. The FIS, a representative body for the finishes and interiors sector, presented Lusso with the Silver Award in Partitioning for the Business School at their annual awards ceremony. These awards are held annually and are designed to ‘promote and encourage highs levels of craftsmanship’.

BackgroundThe BISF (British Iron and Steel Federation) constructed the Newarthill properties in the 1940’s, utilising steel-framed walls that were initially coated in cement render and vertical steel panels.In previous renovations overseen by the Local Authority, the upper level of the building was clad in PVC weatherboard, while the lowest floor had its exterior re-rendered. The building is characterised by its non-traditional construction style.The houses had extremely poor thermal performance and the flats were difficult and expensive to heat, especially with the rising fuel prices and current cost of living crisis, meaning some residents were in a state of fuel poverty.North Lanarkshire Council required an EWI solution that would achieve the following three key objectives:- Improve the thermal performance of the property portfolio- Specify a system that would achieve a U-value of 0.17 W/m²K and would involve as little technical detailing around the property as possible- Ensure the properties had a modern and aesthetically pleasing look as the current exterior was tired and datedUnderstanding and appreciating K System’s expertise in this sector and innate ability to deliver best-in-class refurbishments, North Lanarkshire Council appointed the partnership of K Systems and Ailsa Building Contractors to tackle the low rise refurbishment project.Our ServiceAs the Newarthill development was already occupied, a key element of this project was to deliver the refurbishment with minimal disruption to current residents and / or neighbouring houses.This is one of K Systems strengths, ensuring jobs are delivered in a timely fashion, without delay, without disruption, and with full disclosure of each phase given to residents throughout the project to build rapport, trust, and confidence.On this particular low rise refurbishment, which had limited access points for all traffic in and out surrounding its immediate vicinity, K Systems had to work closely with the contractor, main contractor, and local authority to ensure they were working in harmony to negate any unnecessary commotion.K Systems’ technical team also carried out regular site visits to make sure the system was installed to the highest standard, in line with specification, and to ensure all involved parties were delivering to time and budget.The refurbishment of the properties is a great example of K Systems’ unparalleled ability to deliver constructional excellence that not only meets but exceeds the expectations of its customers.Technical Project DetailsOn initial scope, the K Systems team identified that a major challenge for this project was going to be the technical detailing between the timber frame sheeted ply at the top storey and precast concrete slab at the bottom. Several U-value calculations were completed by the experienced K Systems team to support the Council’s request of minimal detailing around the property and the target U-value.To meet these requirements, the K Systems P EWI system was specified, which utilises phenolic foam insulation boards. This insulation is lightweight and has a high thermal performance, allowing for thinner sections of insulation to achieve optimal thermal efficiency - perfect for this project, achieving the target U-value of 0.17 W/m²K , up from 0.32 W/m²K.It is a suitable solution for buildings that are restricted in expanding their footprint due to pavements or nearby properties, and can be easily installed on masonry structures, as well as non-traditional structures - an ideal solution for the Newarthill properties.Addressing the request for a modernised aesthetic, a dash render finish was specified. This render is extremely robust, hard-wearing, and low maintenance, ensuring the properties’ refreshed exterior would remain for years to come. The dash render was also complementary to the existing local property portfolio which was something the Council wanted to achieve.This refurb completely transformed cold, weathered, distressed housing in a Scotland suburb into warm, comfortable, aesthetically pleasing homes that met the exact requirements of North Lanarkshire Council and reduced the energy bills for residents due to improved thermal performance.

Forbo Flooring Systems’ Marmoleum was the product of choice for a creative breakout space at investment management firm, Triple Point. With its growing headcount, Triple Point appointed AW Spaces to create an environment that could accommodate the company’s hybrid working strategy, whilst developing a light and warm aesthetic.  Founded in 2004, Triple Point employ 215 people and manage over £2.7 billion of private, institutional and public capital across five distinct investment strategies: Social Housing, Energy, Digital Infrastructure, Private Credit, and Venture. Each of these strategies helps to solve a problem society faces, and each one creates opportunities for investors.  With the company’s increased headcount and the new hybrid working strategy, AW Spaces suggested increasing the size of the breakout area available to employees. The aim was to make this area feel different from the working environment, by incorporating warmer colours with a dynamic flooring design.   Another important aspect for this project was the environmental impact. Lisa McLeod, Design Director at AW Spaces spoke on this, saying: “Sustainability was a big part of Triple Point’s brief. As such, when it came to choosing a floor covering for the space, the sustainability aspect led us to look at products such as Forbo’s Marmoleum. After discussing the sustainable flooring with Triple Point, where I also sent them a concept image of a design, we decided it was the perfect solution.  “Not only did Marmoleum fit the sustainability requirements, but it’s also available in a variety of contemporary designs that match in tone with each other, which allowed us to create a very dynamic space. Additionally, it’s a really nice material to work with, which aided the installation process.”   Forbo’s Marmoleum was specified in Terracotta, Titanium and Vintage Blue from the Marmoleum Walton range, and in Neptune Blue from Marmoleum Piano. Lisa commented on these choices, saying: “We chose these colours as they work beautifully together and coordinated with the joinery so it looked as though those elements rise from the ground. We also really liked the warmth of the Terracotta colourway and the brightness of Neptune Blue, which provided some contrast from eachother without looking disjointed from the joinery they connected to. The choice of colours really helped us to convey the feeling that this space was for relaxation rather than work, with all the colours flowing into one-another nicely.”  This refurbishment wasn’t like a typical installation as there were multiple different colourways which had to be combined in different shapes. As opposed to a typical refurbishment where tiles or sheet flooring is laid; this flooring had to be cut into shape in situ. The finished flooring mixes curved edges with sharp points, with all four colourways meeting towards the middle of the floor then flowing out at different angles around the room.  Lisa continued “The pattern was quite complex, so Forbo recommended an installer called Medifloor to us who could take on this challenge. We had worked with them on a couple of occasions before, so we knew they had the credentials, and they did a fantastic job with pinpoint accuracy!  “We’re absolutely delighted with the finished result and I’d say the breakout space remains my favourite part of the entire project.”  With a unique installation, a specialist approach had to be taken by installers, Medifloor. Jim Gordon, the Director of Medifloor, spoke on this, saying: “AW Spaces gave us this amazing design for Triple Point, which was extremely challenging to create with all the different curvatures. So, to achieve it we actually used computer aided templates which allowed us to cut the perfect curve – something that’s really hard to acheive in flooring.   “Forbo’s Marmoleum Walton was perfect for this, as it’s the only sheet flooring that lends itself to the natural materials used in this project and looks amazing when finished.”  With this method, a creative and dynamic flooring solution was created. With the installation starting in July 2022, Triple Point’s office refurbishment was finished in mid-September 2022 and has been well received by the staff who use it.  Luke Francois, Guest and Employee Experience Manager at Triple Point, concluded: “We asked AW Spaces to create a bright and inviting space, with a focus on using sustainable products and services, and Forbo’s Marmoleum ticked all the boxes for this. CMS DANSKIN ACOUSTICS recommended a bespoke combination of industrial acoustic materials to ensure noise at work compliance at ExxonMobil Oil Refinery. The ChallengeFawley Oil Refinery is the largest oil refinery in the UK. When ExxonMobil found that the noise output from two industrial fans at the refinery exceeded the levels specified by The Control of Noise at Work Regulations, it consulted CMS Danskin Acoustics for advice. To ensure the most cost effective and high performing materials were specified, CMS Danskin Acoustics evaluated the noise reduction required on-site. Evaluation of the acoustic data revealed that noise levels in excess of 118dB at 125Hz were being emitted by the fans. Based on these criteria, the technical team at CMS Danskin Acoustics recommended the use of a combination of specialist materials from its industrial acoustic range. The SolutionTo control the low frequency-biased sound, CMS Danskin Acoustics recommended and supplied the SuperLag Quietslab Laminate with Acoustic Barrier Type WB10 combination for the fan casings and associated ductwork. Creating a multi-layered, high performance system, two layers of SuperLag Quietslab Laminate, totalling 250mm thickness, with a core of 5mm Acoustic Barrier Type WB10, were bonded onto the fan casings and ductwork. A direct coupled lagging system, SuperLag Quietslab Laminate comprises long-stranded mineral fibres thermo-set with resins for the absorption of sound at the surface, as well as a high mass inner acoustic barrier core to reduce the transmission of sound through the material. Manufactured from a weight-enhanced, high-density material, Acoustic Barrier Type WB10 provides a flexible and cost effective treatment for chemical and refinery applications. In total, 1,000m2 of the SuperLag Quietslab Laminate/Acoustic Barrier Type WB10 materials were installed around the fans and ductwork to achieve the high levels of sound reduction required.ResultsThe high performance bespoke system specified by CMS Danskin Acoustics, significantly reduced the noise generated by the fans. This enabled ExxonMobil to comply with The Control of Noise at Work Regulations by bringing noise levels under the 85dB compliance level.

An impressive basement extension, housing a swimming pool and sauna, required a robust waterproofing solution at this large country home.Newton Specialist Contractor Stonehouse were brought onto this large residential project to waterproof an underground extension including a swimming pool and sauna. Set in a small village in Berkshire, the impressive countryside home was designed by architects Spratley and Partners.For the new below-ground structure, Stonehouse were required to install a failsafe and maintainable waterproofing system that would completely protect the luxurious basement from unwanted water ingress.Ensuring that the project was fully compliant with BS 8102:2009, Stonehouse recommended a combined waterproofing solution using a Type B reinforced and water-resistant concrete structure designed to BS EN 1992, combined with a full Type C internal cavity drain membrane system.As the most reliable and completely maintainable Type C waterproofing solution, the Newton CDM System was the ideal choice for this structure. Firstly, Newton 508 membrane was securely fixed to the internal walls of the basement using Newton's specialist MultiPlug fixings.Any water that is captured by the membrane is then drained away with Newton Basedrain channels, and pumped out of the property using a Titan-Pro sump chamber fitted with two NP400 pumps and supported by a failsafe battery back-up system.As an extremely experienced waterproofing contractor, Stonehouse were able to confidently recommend, design and install a comprehensive and truly failsafe waterproofing system that will protect the property from unwanted water ingress for many years to come. Stonehouse also provided complete peace of mind by offering a 10-year guarantee on the installation.

BackgroundLocated in a prominent location on the Morecambe seafront, the Broadway Apartments project was large new build steel frame apartment block.A challenging project to be involved with, as M H Stainton Homes wanted to create an iconic building on a corner location. The steel frame was key, combined with curved glazing on the corner elevation of the building. Then a lightweight cladding solution was required for the rest of the façades.K Systems approved installer M & M Façades were contracted to complete the exterior wall insulation and rendering of the 8-storey residential building.Our ServiceWe worked in close partnership with M & M Façades throughout the duration of the project. The K Systems Technical team offered on-site technical and installation support throughout the build process and supported the M & M Façades team at all stages of the project.As the building is over 18 metres, a bespoke specification was produced to ensure compliance with the current building safety regulations.A direct fix system suitable for steel frame structures and all building heights was specified, ensuring the safety of both the building and future residents.Technical Project DetailsAfter numerous design meetings the K Systems Direct Fix M (Mineral Wool) EWI system with a Silicone Render (TC 15) finish was chosen, meeting the requirements of M H Stainton Homes.This system provides high levels of fire resistance and non-combustibility bringing the apartments in line with mandatory Government requirements for buildings over 18 metres tall.We specified the use of multiple thicknesses of insulation boards (50mm, 100mm and 170mm) to allow for the line and level of the steel frame. A U-value of 0.28 W/m²K was achieved, meaning the residents will enjoy thermally efficient homes.For the finish Silicone TC 15, our high-performance thin coat render, was used. With the coastal location, this durable, weather resistant finish offers an eye catching, clean design, creating a modern and crisp aesthetic. Its hydrophobic properties provide a low-maintenance finish.We delivered a safe, thermally efficient, eye-catching design with a long-lasting finish that residents will appreciate for years to come.

BackgroundLocated in the Ancoats area of Manchester, the Albion Works strip and re-fit project was funded by the Building Safety Fund, a Government Fund to remove unsafe non-ACM cladding on residential and mixed-use properties that are 18 metres and over and do not meet building safety regulations.K Systems Approved Installer QFF Façades were contracted to complete the exterior wall insulation and rendering of the 8-storey residential building.The original 60mm EPS system was stripped from the building and replaced with a safe, thermally efficient façade solution, which upgraded the fire performance of the cladding, ensuring the safety of both the building and residents.Our ServiceK Systems provided support throughout the application process for this Building Safety Fund project. The Technical team offered on-site technical and installation support throughout the build process and supported QFF to ensure quality and reliability.We produced a bespoke specification and worked closely with Thomason Consulting and QFF Façades to agree and deliver specifics such as fire stopping and abutment details.From design advice through to installation, we offered a partnership approach which aided a smooth installation process with minimal disruption.Technical Project DetailsThe original sheathing boards were replaced, and the K Systems Exicco M drained cavity façade system was installed. This high performing drained cavity system was specified as a requirement for this steel frame residential building. 60mm mineral wool insulation was specified to retain the line of the existing façade.Fire safety with high rise buildings like Albion Works is of utmost importance and this solution generates high levels of fire resistance and non-combustibility (A2, s1-d0 rating), meaning the latest building regulations were complied with. Additionally, the thermal performance of the building improved with a U-value of 0.28 W/m²K being achieved. Residents will therefore enjoy reduced heating costs and better living conditions.For the finish, silicone thin coat render ensured that aesthetically Albion Works had a clean, crisp attractive appearance. This durable, low maintenance render transformed the outside of the building and will ensure a longlasting finish to the property.

Full architectural and interior design was by Ian Springford Architects, Edinburgh.A key factor in the selection of the wedi shower units for each of the 184 bedrooms was the requirement to achieve a high performance quality waterproof bespoke solution capable of adapting to the on site conditions. Ian Springford Architects has specified wedi shower units since 2004 and Apex Temple Court is the fourth Apex hotel where they have been successfully installed. Bespoke pre-fabricated shower units - Fast installation. The key benefits of using wedi were that the Fundo shower design provided simple, fast adaption to the individual shower configurations on site, as well as the detail of enabling the units to extend under the shower door to promote drainage back into the shower area from water falling off the door when in use.Complete prefabricated shower units allow fast dry and accurate construction in ONE integrated product system rather than a combination of different individual manufacturer’s products creating the risk of potential failures between the different systems during assembly and installation. The finished result was a fast track installation of a factory prepared shower system capable of on-site adjustment, delivering a completely waterproof system backed by warranty.

The new school has also reunited Senior with main contractor Bowmer & Kirkland, with whom Senior has an established supplier framework agreement. The two companies have collaborated together on numerous projects, with Bowmer & Kirkland being the first contractor to specify Senior’s patented low U-value PURe® aluminium window system when it was launched back in 2015. The main contractor has gone on to work with Senior and specify its aluminium windows, doors and curtain wall systems on many other education projects across the UK.Chailey School is itself part of Department of Education construction framework agreement to modernise educational facilities and improve the environmental efficiency of this sector. Senior worked closely with specialist contactor RKN Aluminium to design, fabricate and install the fenestration package for the new school building which comprises some 85 windows, 14 section of curtain wall and 12 door sets!

Owner: Aberdeen Asset Management Principal Contractor: Cemplas Waterproofing & Concrete Repairs Ltd Main Products Used: EMSEAL SJS systemCemplas has recently completed repair works at the Elmsleigh Shopping Centre in Staines, which included the replacement of deteriorated and failing mechanical movement joints in the service decks. The Centre’s retail units are supplied via ramps to these service decks, which carry the delivery traffic above the stores, plus the decks are also used for car parking, meaning that in addition to being fully exposed to weathering, they are subject to almost continuous dynamic loading from traffic up to and including heavy articulated HGV’s. Unfortunately, despite past attempts at repair and resealing, there had continued to be water ingress through these joints, both into the structure and into the retail units that are directly below, resulting in disruption, damage and cost for everyone involved. The innovative Emseal SJS system that includes integral cover plates, but with no mechanical fixings required, was selected by the Project Engineers as being ideal to accommodate the necessary movement, seal the joints and withstand the traffic loadings. Additionally, as access was only required from the top deck to install the Emseal SJS System, Cemplas was able to carry out the works quickly and keep disruption to an absolute minimum.
