BackgroundFor the perfect example of architectural excellence which not only delivered an impressive aesthetic, significant environmental benefits, and a more robust structural foundation, but also improved thermal performance, look no further than the eight-storey, three-building Building Safety Fund (BSF) project Devonshire Mansions.Situated in beautiful Eastbourne on the south-east coast of England, Devonshire Mansions were an extremely attractive choice for those wanting stunning sea views and some peace and privacy. However, due to their location in a high exposure area, the buildings were aged and weather-beaten, and required a full overhaul and refurbishment to modernise, align with current safety regulations for high rise buildings, and strengthen the buildings at their core whilst rejuvenating the exterior.Understanding and appreciating K System’s renowned ability for outstanding refurbishment projects, Pavehall contracted K Systems to completely refurbish this residential development and deliver on the following four primary objectives:- Remediate unsafe cladding- Improve the thermal performance rating of each home- Update and seamlessly replicate existing façade features- Deliver a solution with acoustic benefitsOur ServiceIn collaboration with Archiflair Design, Pavehall, and Fullers Plastering, K Systems delivered an industry-leading, insulated façade solution that fulfilled the desired criteria, achieved a U-value of 0.26 W/m²K and resulted in an outstanding architectural structure.The commitment of K Systems team, their continuous communication, in-depth level of reporting, and consistent presence on site not only ensured a perfect refurbishment, but also instilled 100% confidence in the supply chain throughout, showing exemplary levels of customer service.This project is a great example of how K Systems overcame various construction challenges to deliver within the agreed time constraints.The make-up of the façade had multiple protrusions in forms of balconies meaning that every sheathing and insulation board had to be cut to fit. Replicating this without compromising on the strict site deadlines was a challenge but under the great install team and K Systems’ expertise and onsite presence, this was achieved.Additionally, Devonshire Mansions had a problematic substrate and challenging aesthetic deliverables. Working closely with all partners, and utilising digital technology, K Systems mapped out the refurbishment and specified the ideal solution to Pavehall for implementation.Technical Project DetailsAfter a comprehensive scoping process, K Systems discovered that the existing system had a drained cavity build up and when removed, the sheathing boards were compromised by water. With the buildings being high rise, steel frame and multi-occupancy, the industry-proven K Systems Exicco Cavity Drainage EWI System was specified.In the Exicco system, the drained cavity behind the insulation ensures that any interstitial moisture escapes without detriment to the performance of the system. Due to their seafront location, Devonshire Mansions were prone to fierce rain and water exposure, so this system was the ideal choice to ensure any future moisture or condensation build up was allowed out to avoid compromising the substrate or newly installed façade.Once the strip out of the existing façade had occurred, further challenges were discovered – the substrate was far from line and level. This meant that every rail within the newly installed EWI system had to be packed out using steel shims to create a level vertical façade, subsequently adjusting the specified fixing lengths to suit.Some elements of the substrate were high strength concrete incorporating a flint aggregate which proved problematic for standard mechanical fixings. Via K Systems’ on site support, a suitable, more bespoke fixing was specified which ensured proper anchoring of rails and intumescent fire barriers. A swift solution was achieved with no detriment to the construction programme.The newly installed Exicco system was combined with the K Systems M (Mineral Wool) system. This high performing system provides optimal levels of fire resistance and noncombustibility and its installation at Devonshire Mansions meant that the fire classification of the buildings was upgraded to A2-s1,d0 meaning that the development is now compliant with the latest building regulations for all high-rise dwellings in England, further ensuring the safety of residents.Devonshire Mansions is visually impressive with its feature balconies, architectural cornices, ashlar panelling and quoin detailing. It was a specific requirement of the client to remediate the unsafe cladding without losing these exterior design features.K Systems created two specifications; one for the elevations and one for the balconies and provided bespoke detailing to allow them to seamlessly harmonise as one façade. Ashlar panelling and quoin detailing was replicated cost-effectively using varying thicknesses of non-combustible mineral wool insulation which was over-rendered skilfully by the contractor using K Systems Silicone Thincoat render.The more intricate cornice features were all bespoke manufactured using compliant non-combustible materials and integrated into the design with K Systems providing robust detailing to create a water-tight barrier and eliminating cold bridging. Decorative columns were installed at ground level to complete the façade.The eye-catching, waterfront dwellings were finished with Silkolitt+ - a versatile, easy to apply, water repellent, durable, and low maintenance thin coat render, perfectly paired and formulated for use with our Exicco systemOverall, K Systems specified a fit-for purpose, non-combustible façade with a high level of complex architectural detailing using cost effective solutions. The installation process was overseen by our unrivalled site support team who were frequently on hand to solve any issues as they arose.“Working alongside K Systems on a project of the size and nature of Devonshire Mansions was a true pleasure. From initial scope and specification to intricate detailing and innovative finishes, the K Systems team lead by example and made the process and delivery a slick and seamless operation. Licata Building Systems in partnership with Build-Therm Services Limited were commissioned to specify and supply the façade systems for The Vale apartments. A prestigious block on Connell Crescent, The Vale was subject to planning guidance that insisted the block remained in-keeping with the more traditional neighboring blocks. The system installed is Licata FireSafe Brick slips. Using a 7mm extruded brick slip the system is one of the lighest systems available on the market. Coupled with class A2 fire performance and a U-value of 0.039W/mK, the apartments not only met all NHBC and local planning design criteria but provides the occupant a safe and energy efficient environment.

The Cartcraigs high-rise project located in the heart of Southside Glasgow was a rewarding project to be involved with allowing real transformation and change in several key areas.The tower block was originally built in the 1960’s with a grey cladding finish but due to decades of inclement Scottish weather, the building was weather-beaten, tired and dated. With its stature and prominent location, the building should have been an attractive living option in Southside Glasgow but instead was unappealing to potential residents, and in desperate need of modernisation.Rising fuel prices and the current poor thermal performance of the tower block, meant it was extremely difficult and expensive for tenants to heat their flats – so much so that many occupants were considered in a state of fuel poverty.In collaboration with MAST Architects and our approved installer PWM, we designed a façade solution that not only significantly improved the thermal performance of the building, but transformed Cartcraigs aesthetically creating a modern, fit-for-purpose living space.A complete revamp which has given the building a new lease of life and delivered safe, modern and energy efficient homes for the residents.Our ServiceDue to the scale of this project, the congested location and small site footprint, we had to work closely with our approved installer, main contractor, and local authority to ensure minimum disruption to both the residents of Cartcraigs and residents of the surrounding area.Delivery routes and schedules were agreed to ensure consideration for local residents throughout the project.As part of our service commitment, our Site Application Specialists carried out regular site visits to ensure our system was installed to the highest standard and in line with our specification.They were available throughout the duration of the project to provide technical guidance, installation support and ensure the highest levels of quality. This allowed the K Systems Technical & Logistics Teams to support the schedule of the project with timely delivery of materials to site and ensuring there were no delays during the installation and inspection processes.“In conjunction with the Architects we approached K Systems to design a system to comply with fire regulations and offer a solution to make the look of the building more aesthetically pleasing along with making it a point of interest within the Southside area. Great site support was provided by Ally along with Technical/Service support from Jim and Martin. The team at PWM look forward to working on our next project with K Systems.”Kevin Fox, PWM Projects ManagerTechnical Project DetailsThe original façade incorporated a 25mm cavity with reinforced concrete inner leaf shaped panels, which could be seen beneath the then grey façade panelling. Wheatley Group, the client, had requested a clean, crisp, and smooth finish that would also comply with Scottish Fire Regulations.After numerous design meetings taking into consideration client requirements, budgets, and timeframes, we put forward our industry-proven K Systems M Silicone EWI system. The system was designed using 160mm non-combustible mineral wool insulation to meet the 0.18 (W/m2K) U-value requirement, making it the perfect choice for the refurbishment to combat the heating issues faced by residents and futureproof the building as a viable living space for years to come.Bespoke technical detailing and rigorous adherence to our high-rise policy ensured a high performing system with an A2 non-combustible fire rating, complying with all safety regulations for buildings over 11m in Scotland. The 160mm insulated grey and white façade delivered a really attractive high-rise that will now better withstand the Scottish elements.The finish used was our high-performance thin coat render, Silicone TC15. The contemporary colours of grey and white were chosen from our wide range of colours which visually transformed the 17-storey building. Our polymer rich Silicone TC15 allows ease of application, and its hydrophobic properties will provide a clean, crisp and low-maintenance finish for years to come.Our specification included bespoke detailing to provide solutions for Cartcraig’s individual retrofit design challenges. We also commissioned wind load calculations and fixing pull-out tests to determine optimum fixing patterns to anchor the EWI system to the different substrates. Ultimately, a safe, thermally efficient and visually appealing result was achieved.“K Systems provided a great overall package from the inception of this project with design advice, through the technical stages, with assistance through specification and then with the provision of weekly reports and checks once the project got on site. The flagship Pure Cars showroom has been designed by The Harris Partnership, with Senior’s fenestration systems fabricated and installed by Vision Aluminium Systems for main contractor Glass Walls and Doors.

Berry Systems supply and installed safety barriers and balustrading to protect loading bays, warehouse racking, pedestrian walkways and the plant.The new Co-Operative Composite Distribution Centre in Birtley covers 25,600 sq metres (276,000 sq ft) and supplies a vast range of products from 3,500 lines to 262 Co-Operative stores in the North of England.Activity in the centre is extremely busy with hundreds of vehicle movements daily facilitated by 500+ members of staff. We won the contract to supply and install all the safety barriers, balustrades, loading bay barriers and racking protectors inside the warehouse, as well as the vehicle perimeter barriers and ramp barriers externally.All the products, with the exception of the galvanised spring steel barriers, were painted in high visibility yellow. The spring steel barriers are designed to absorb  impacts from HGVs and forklift trucks while retaining their own integrity and ongoing effectiveness. The Co-Op were determined to ensure their new development was as environmentally friendly as possible. Waste oil helps provide heating and the lighting system is solar controlled to eliminate wastage. It ensures a variable level of interior lighting to automatically complement exterior levels.

The 141-space facility in Munich, Germany is billed to be the most modern automated system aimed at luxury and classic car owners.About the new classic car parking facility in Munich SSR-Performance is constructing a 10,000 m² classic, racing and luxury car hub with specialist repair and styling facilities, race sports services and showroom. The new automated classic and sports car storage facility complements these plans. The contract with Lödige Industries includes the planning, construction, installation and servicing of the new robotic system. Work on site has already begun and is scheduled to complete in early 2020. Combining maintenance and storage of classic, racing and luxury cars on a restricted footprintConsistent humidity and reduced levels of oxygen are important to reduce corrosion and fire risk when storing classic cars. Humidity, temperature and atmosphere inside the robotic parking system are controlled to cater for the specific requirements of vintage cars. “I have been looking for a facility like this myself for several years now. When it became clear that it didn’t exist, I decided to build one myself,” says Stefan Schlund, Managing Director of SSR-Performance. “After visiting Europe’s largest public robotic parking facility in Denmark a few months ago, I was impressed. In working with Lödige Industries, I have chosen an experienced partner that not only understood my needs but also knew how to make them happen.”In the fully automated facility, cars will be parked in one of the access cabins from where they will be transported into the system by a flat robot carrying them by their tires onto a transport vehicle and from there onto the parking space.About the customerStarting in spring 2020, SSR Performance GmbH will offer a demanding clientele automotive services with a focus on sports cars, classic automobiles and motor sports under one roof. SSR is opening an automotive competence and service centre in the north of Munich, which will offer a large number of lifting platforms, an air-conditioned four-wheel drive performance test stand, a showroom and fully automated nitrogen storage areas for exclusive cars on 10,000 m² of floor space and six levels.Challenges of storing classic, racing and luxury carsThe German market for classic cars is constantly growing and faces a gap in combined storage and service for classic, racing and luxury cars.Providing enough parking spaces on the restricted footprint, is one major issue SSR Performance faces.When storing classic cars, consistent humidity and reduced levels of oxygen are important to reduce corrosion and fire risk.High security standards need to be provided in storing classic, racing and luxury cars, as they value significantly higherA thorough maintenance and cleaning of the classic, racing and luxury cars is the basic requirement for an optimal storage. This prevents the formation of rust or other deposits on the vehicle.Our solution and benefits for the customerSSR Performance recognised the market gap and took the opportunity to serve high-quality service and storage for classic, racing and luxury cars within a new facility in Munich.Humidity, temperature and atmosphere inside the robotic parking system are controlled to cater for the requirements of vintage cars.The automated parking systems, provided by Lödige, delivers high security for customers, as access to the cars stored within the system is only for authorized personal.Our CUBILE technology uses a flat transport robot, which carries the cars by their tires and therefor reduces the risk of damages.The customized automated parking system for SSR Performance features direct automated access to mechanic workshops. The White Rose Office Park in Leeds; is a purpose-built 27-acre business park owned and operated by Munroe K. In 2014, they unveiled a £12m office for the global banking giant HSBC.Utilising in-depth knowledge, that Munroe K had about their client and the local area; the project had a number of specific requirements that needed to be addressed from the start.The BriefSecurity and Aesthetics were the two key areas taken from the client’s requirements for their car park security fencing. These included the following:A fencing system that would provide open ventilation for the car park.Additional high security fencing to the rear of the car park due to the construction of plant and control equipment compounds.Anti-climb and anti-cut properties to all fencing systems.Aesthetically pleasing without compromising on the inbuilt security.After working through the wide range of car park security fencing systems in the CLD range, the client selected Safeogril Open Mesh Fencing for the front of the car park and Securus 358 Anti-Climb Mesh Fencing System to secure the rear. They required the front of the car park to look visually pleasing and; at the same time, fit within HSBC’s brand to complement the new offices. Alongside the aesthetics, the architects wanted the car park security fencing systems to still encompass a wide range of security features in order to keep the car park secure.The installation was completed by Davison Fencing, a member of CLD Systems Approved Contractors, working with ourselves and the architects for the duration of the installation process.

Rhiannon Phillips, Interior Designer at Imium, explained: "The floor comprises of both employee and customer facing areas, therefore it was important that the space was conducive for clients without affecting business as usual . We were notified by the Savills marketing department of the brand guidelines that we needed to adhere to, in terms of finishes, to make sure that the Savills story was portrayed. We took inspiration from the company's heritage and ethos and incorporated different themes within the office based on the various sectors that the firm operates in. For the customer facing area, we used a lot of silk, walnut and a splash of the colour red to reflect the residential sector."

A new ferry terminal on Brodick Bay, created as a tourism and community gateway to the Scottish Isle of Arran, has been fitted from stem to stern with door and window systems supplied by GEZE.Maritime design and modern comfortThe ship-shaped terminal, designed by the renowned architectural firm Norr of Glasgow, is part of a £30 million investment which aims to update the harbour, get it ready for 21st century travel, and improve passenger comfort.Natural ventilation thanks to automated windowsThe generously sized lounge with its double height and large wall of windows on the western façade offers visitors a breathtaking view of Brodick Bay. The large windows, which are automatically opened and closed by 30 GEZE Slimchain chain drives, give the reception area at the main entrance to the building a bright and spacious feel. The uniquely slim and understated look of the Slimchain window drives integrates perfectly into the unique façade design of the Brodick ferry terminal.The Slimchain window drives were installed not only on the large windows in the lounge, but rather throughout the entire two-storey building – with the exception of the upper ventilation openings: Powerchain chain drives are used there. These especially powerful window drives were chosen to operate the larger windows, since they allow for large opening widths – which is important for quickly venting smoke in case of a fire.The window drives are connected to a GEZE MBZ 300 SHEV control panel for smoke and heat extraction drives, which is integrated into the building management system of the terminal. This makes it possible to easily control and monitor the complex natural ventilation system.Ventilation, smoke and heat extraction, and emergency exit protectionThe windows in the staircases are also equipped with Slimchain chain drives. If needed, the window systems also allow for natural smoke and heat extraction: In case of smoke and heat, the smoke extraction solutions open the windows and control fresh air openings, so that lifesaving escape routes remain smoke-free and safe to use in case of an emergency. In addition, GEZE OL Line manual fanlight openers provide supplementary natural ventilation.Door systems for accessible fire protection doorsBeneath the glazed western elevation are two automatic swing doors to either side. These are powered by GEZE Slimdrive EMD-F door systems, just like another door on the side façade of the building. The electro-mechanical swing door drives for single leaf fire and smoke protection doors are extremely versatile: They provide power assisted opening and can be initiated using the operating button with constant opening and closing speed. Integrated obstacle detection also identifies potential obstacles and stops the opening or closing process if needed. By doing so, Slimdrive EMD-F drives also ensure easy and safe access for people with mobility issues.Understated design and high access convenienceFrom the main entrance, a glazed corridor leads to a bi-parting sliding door powered by a GEZE Slimdrive SL NTsliding door system, which leads into the foyer of the main reception area. The Slimdrive door drive fulfils two key stipulations here at once: It is suitable for interior and exterior doors with high levels of footfall, and ideally suited for glass façades with high design standards – such as the Brodick ferry terminal – due to its low operator height of just 7 cm.

The 10,488 m² distribution warehouse required frost protection with design parameters of -5°c external and +10°c internal.SolutionJust one TEG41 air rotation heater was installed by our trusted partners RSY Air Conditioning. This TEG41 heater was designed to deliver an impressive 420kW of heat output. The TEG41 heater uses high volume, low velocity, air-circulation to distribute conditioned air to large open space and is the perfect solution for any distribution warehouse heating requirements. Due to the customers requirement to maximise the amount of racking within the warehouse area the distance of the unit from racking was much less than would be usually recommend (it was under 2mtrs from face of heater to face of full height racking).ResultThe newly styled Powrmatic Air rotation units in our new RAL 7015 colour were installed by RSY Air Conditioning. The unit was redesigned at the top of the unit to be top exit rather than the conventional design. The theory behind this was to direct the leaving air towards the roof and use the internal profile of the roof to aid with stratifying the air across the building length. The racked distribution warehouse will now benefit from a frost protection system which will protect the internal sprinkler system from freezing in the colder months.

The Hurlford Avenue new build project, situated on the former Garscadden Primary School site, truly harnesses innovation and design. This ‘Modern Methods of Construction’ project, completed in partnership with CCG, showcases technical prowess and constructional excellence.Garscadden Primary School closed back in 2017 but the 1930s school building remained standing. Spotting the potential for something impressive on the site, Glasgow Housing Association proposed a modern replacement – a portfolio of properties.The key requirement was to build modern, energy efficient homes which would provide much-needed affordable housing in the sought-after area of Dumbarton and make a significant difference to the local community.After extensive planning, focusing on matching an appropriate insulation system with a complementary finish, K Systems devised a comprehensive delivery plan using our unrivalled experience and expertise.CCG fabricated the building off-site with timber kits and incorporated elements from our Aricco system, with the final finish being completed on-site. This approach was advantageous for a few reasons, including the speed of construction and a reduction in required labour.Hurlford Avenue is a prime example of our experience with off-site modular builds and our project-specific approach to EWI solutions. We brought Glasgow Housing Association’s vision to life and delivered 28 houses and 42 flats for mid-market rent.Our ServiceThe build of the Hurlford Avenue development wasn’t without its challenges. Precision planning was required to ensure minimal disruption to the residents in surrounding estates. All traffic ways remained free for passage and noise pollution was kept to a minimum.During the build, our team encountered some detailing challenges. However, working directly with the contractor and main contractor, these challenges were quickly resolved by key colleagues within our Technical Team, and the build remained on schedule and of the highest quality.From specification and design to planning, delivery and evaluating, our team transformed a derelict site to a contemporary multi-dwelling development that rejuvenated the Dumbarton area.“I would like to thank everyone on the K Systems technical support team for their contribution in accomplishing the Aricco System project at Hurlford Avenue. Everyone was onboard from the outset in working around any potential difficulties and you will agree it shows in the final results.”Garry Barton, Contractor.Technical Project DetailsAs the client of this project, Scotland based construction company CCG, approached K Systems to provide a suitable façade solution that would complement their design. A build with timber kits and a drained ventilated cavity system was specified, along with a silkolitt thin coat render finish.CCG are renowned for off-site manufacturing (OSM) and manufactured the kits from their production site in near-by Cambuslang. They sourced the correct material according to our exact specification. CCG’s ‘iQ’ System was chosen, which is designed with a fabric-first approach where greater tolerances are determined by fewer junctions and thermal bridges to deliver enhanced U-values and significantly improve airtightness. By incorporating OSM and the iQ system into this project, it is just a small insight into our unrivalled knowledge and expert approach that we take to fulfil the requirements of our clients.For the supporting façade, the K Systems Aricco system was specified - a drained ventilated cavity system perfectly suited for use in low rise buildings, particularly new build projects and timber framed construction. The Aricco system is also the most compatible with offsite/modular construction techniques and boasts an A2-s1, d0 fire rating and therefore complies with the latest building regulations, ensuring the safety of all residents.The finish was just as important as the façade system, with the cost-effective, industry-leading Silkolitt thin coat render specified. Silkolitt renders provide a contemporary finish to new-build applications, something this project very much required to modernise the area. Silkolitt is simple to apply, and its hydrophobic properties makes the render low maintenance. It also has excellent vapour permeability, allowing the Hurlford Avenue properties to breathe and avoid interstitial condensation. It is the most flexible system on the market, making cracking over its lifetime less likely and therefore delivering a pleasing aesthetic with outstanding longevity.The combinations specified by the K Systems team resulted in the build of impressive dwellings boasting a U-value of 0.13W/m ² K – meaning homes were easier and cheaper to heat, a particularly attractive benefit given the current cost of living crisis.

To ensure the town’s existing Swan Centre could remain operational throughout, the new leisure centre was constructed in two phases with the project team working closely to carefully coordinate each element of the build to limit the disruption to the local community.As well as creating an inviting and welcoming main entrance, the thermally-enhanced SF52 aluminium curtain wall system will also help improve the energy-efficiency of the scheme whilst maximising the use of natural daylight.Senior’s SF52 aluminium system features attractive slim sightlines and enhanced thermal performance to help boost energy-efficiency. Available as a mullion drained system which removes the need for visible drainage slots, Senior’s SF52 curtain wall can be specified as capped, silicone sealed or as a combination of the two for even greater design flexibility. Thanks to Senior’s in-house powder coating facility, the SF52 system is available in an almost unlimited range of colours and finishes.

Berry Systems supplied and installed Internal and external safety barriers to protect doorways, walkways, columns, racking, site and equipment at the Co-operative, Avonmouth project.The 435,780 square foot (40,485 sq m) state-of-the-art facility is conveniently located near to Junction 18 of the M5 and ideally placed to distribute goods to 482 Co-Operative stores in the Bristol, North Somerset and South Wales area. Our safety barriers have been installed extensively both inside and outside the distribution centre. The access roads are lined with Barrier Rails mounted on semi-flexible Flexi-Posts. In the vehicle waiting areas power cables have been integrated into the barrier with post extensions mounted to every other post, for the power outlets. The Flexi-Posts give greater protection if a reversing vehicle fails to stop in time, avoiding damage to the barrier, power cables and HGVs. We also installed a number of exterior bollards to protect doorways and other access points and additional barriers to protect fuel storage and other plant. Inside the distribution centre, structural columns benefit from our column protection units that flex upon impact to minimise damage. Other areas have our unique double rail system mounted on spring steel buffers to create an impenetrable but flexible  barrier from ground level to a height of 610mm.

Our innovative Brisafe Wire Rope safety barrier has been installed at the new, 500 space East Marketgait car park in Dundee.The multi-storey car park serves the new leisure centre which is part of Dundee City Council’s multi-million pound redevelopment of the city’s waterfront area. The car park, incorporating a retail unit, is linked to the leisure centre by a unit central foyer and the complete facility boasts a competition sized swimming pool, health suite, café and flumes.Our safety barriers were specified throughout the car park including their column  mounted Brisafe perimeter barrier which meets BS EN 1991-1-1 standards. With a zero footprint in the parking bay, Brisafe allows architects to maximise the parking space available, while providing a flexible system that ‘gives’ on impact to minimise damage to vehicles and the barrier itself. It creates a visually attractive barrier that combines an independently tested safety performance with architectural flexibility to enhance the appearance of the whole structure.Whilst most of the car park perimeter was protected by Brisafe barriers, areas that did not provide convenient structural columns were protected by Berry Beam barriers that are floor mounted on RB1 Spring Steel Buffers.
