Rules On Extensions To Houses in the United Kingdom

Trade Access Panels

More and more people are opting to stay at their current property and to extend rather than move. This is down to several reasons, but on the most part due to the increasing cost which are involved in moving home. With the ever-increasing property prices this has pushed up the cost of Estate Agents’ fees and Stamp Duty – and it is the latter which can really deter people from moving.

G Park Northampton - Promat has played an instrumental part in the fire protection of the latest unit of GLP’s warehouse and logistics facility, G-Park, Northampton

Promat UK

Promat has played an instrumental part in the fire protection of the latest unit of GLP’s warehouse and logistics facility, G-Park, Northampton - providing a tailored 240-minutes fire resistance solution for Unit 4, a132,000 sq. ft speculative warehouse/distribution unit.  Situated within the popular Moulton Park industrial estate just north of the town and within 10 miles of J15 of the M1, G-Park has exceptional transport links, access to national markets, a locally skilled workforce and is home to a wide range of regional and national companies.   At short notice, the latest and final unit within the park required a solution that provided 4-hour fire resistance for the steel frame construction. Sub-contractor FAA Installation Ltd traditionally uses intumescent paints in its projects, but as this method was unable to meet the 4-hour fire protection required for the steelwork structure it was decided that boarding would be a more suitable alternative.  Promat VERMICULUX®-S and TD Boards® were specified for the project by Encon, a leading Promat distributor, as they knew that these were two of a limited number of products on the market that could meet the project’s requirements.   Promat worked closely with Encon and FAA on the final specification to provide a solution that could not only achieve the 240-minute requirement, but could also overcome the design complexities of the project, including fixing to both the structural steel and cladding rails, which most traditional boards were unable to accommodate. The completed installation demonstrates how VERMICULUX®-S and TD Boards® can interface together to create robust fire protection for warehouse and industrial applications.

Cast Iron Rainwater and Drain Outlet Cowl

Cast Iron Air Brick Company

Before there was an open, 4" (100mm) diameter pipe that drained water from the back of this Devon farm house into the yard. Apart from an open pipe, which never looks good on a listed building, when it rained heavily there was water gushing out across the road causing havoc to any cars parked nearby. With the installation of the cast iron cowled conservation vent now the water is deflected downwards and the opening is no longer open to the elements and in eye line. With a choice of 100mm or 125mm spigots this cowled vent has many uses

Providing a robust leak detection solution to a global infrastructure provider

Andel Ltd

A major global company selected Andel to install leak detection systems in multiple data centres, based on our approach, experience, quality and price. The end-user customer is one of the world’s leading digital infrastructure companies, providing a secure, sustainable, global collaboration platform to numerous industry-leading organisations in finance, manufacturing, retail, transportation, government, healthcare and education. The challengeThe data centres were built to the latest design specifications employing cutting-edge features and technologies. Mile upon mile of data network and power cable is installed under raised access floors where it can be organised and routed safely out of sight. The problem is that the same void, hidden from view, also contains water service pipes feeding air conditioning units, toilets and kitchens. A tailored, robust, hybrid solution needed to be installed meeting multiple requirements, primarily at low level, within the floor voids around the perimeter of the data halls with distance measuring systems monitoring CRAC units, plumbing and other plant. Additionally, a range of zonal systems provided early warning alarms and automatic isolation for water, refrigerant gas and oil leak detection. The solutionFloodline® HLD, Ranger® distance measuring system and a range of zonal senorsAndel’s Floodline® is a flexible, future-proof, zonal and distance measuring leak detection system. State-of-the-art, hybrid, Floodline® HLD multifunction control panels were installed in conjunction with Floodline Ranger® distance measuring systems and a range of zonal leak detection sensors including water, refrigerant gas and oil. Floodline® HLD control panel can monitor up to 224 zones using a combination of resistance-based and Modbus-enabled sensors.High-visibility Floodline Ranger® cable provides up to 1500 metres of continuous leak detection, detecting the presence of water and conductive liquid at any point along its entire length. Conductive-polymer technology construction makes the the sensor highly resistant to corrosion and abrasion. Sensor cable was strategically installed in floor voids to continually monitor the server halls, ensuring early leak detection through alarms and automatic valve shut-off systems.  The system triggers audio-visual alarms as well as sending onward communication to BMS. Resilient, sustainable, cost-effective, easy to install and maintain, Andel’s Floodline® is a flexible, future-proof, zonal and distance measuring leak detection system. Proactive approachPrior to installation, great care was given to ensure the customer was happy with all Andel’s Floodline® equipment and to demonstrate the superior build-quality and functionality and to allow the customer to see and handle the equipment first-hand. The customer was provided with all relevant technical specifications and user information. The project involved detailed assessment and planning for the five sites. Bespoke installation kits were manufactured in advance for each installation team. Andel put together mobile crews to visit each of the sites. The installation took 20 days from start to finish, meeting the deadline. The resultA successful leak detection installation that fulfills the customer’s brief, protecting priority servers and IT infrastructure in new major data centres. Installing Andel’s Floodline® leak detection systems now means the customer has:A cost-effective, reliable and low-maintenance leak detection system across five mission-critical sites.A bespoke, tailored solution for each site.Peace of mind with a leak detection system that will give early warning alarms and onward communication, allowing for evasive action to be taken to avoid any damage.A future-proof solution with a leak detection system where additional zones, sensors and upgrades can be added easily and cost effectively. What the customer said;We are delighted with the installation of the Ranger leak detection system across our sites. We feel at peace knowing our servers are protected with high quality systems providing realtime leak detection monitoring.Robert Gilbert, Project Manager

INTRAsystems

Make an Impact With Office Entrance Matting AXIS House, office design and fit-out company, is in the business of Shaping Futures and with this project, they revolutionised the past by transforming a dull, industrial, 1950s warehouse unit in Dorset into a modern masterpiece of functional office space with inspiring showrooms. The matting brief was to create an entrance with an unexpected wow factor, marrying design, performance and sustainability. The team wanted to create a lasting first impression for visitors coming in from the drab industrial surroundings outside, to enter a modern building filled with possibilities.Create a Dramatic TransitionEntrance Matting fills the entire lobby. But it’s not your average Entrance Mat. The enclosed space offers a dark, dramatic transition area with one of our more exclusive products INTRAshape and using the higly moisture-absorbent Ultimate fibre. This delivers a luxurious, carpet-like impression as visitors pass through into the double-height, open plan office beyond. A space filled with light, plants, and natural materials.AXIS House chose INTRAshape in a small rectangular form and brickwork pattern for the mat well. Ultimate fibre inserts in Anthracite (907) fill the matwell, which is four metres long. The overall effect is thick and luxurious, more like plush carpet than Entrance Matting and absorbs everything the British Weather throws at it too!Wow, Wow, Wow; Design, Sustainability, and PerformanceAs our sister company, AXIS House naturally looked to INTRAsystems for their Entrance Matting! The team hadn’t worked with Agata, the Interior Designer before, but she was “impressed with the choice of colours and designs” and “thrilled with the project.” We helped the team visualise a more striking finish; taking what is a functional product and turned it into a real design feature. It works, looks brilliant, and will stay that way for a long time.DesignThe Entrance Mat design mirrors the LED ceiling light-well above as well as the width of the double doors. The shape also echoes other dynamic rectangular design features throughout the building.Bronze, anodised aluminium adds a layer of luxury and ties in perfectly with the die-cut company logos on the facing wall. To complete the look, the perimeter border is laid in sheet form with INTRAlux Ultimate in contrasting warm neutral Lichen (912), a beautifully on-trend grey green.INTRAshape breaks design boundaries and Entrance Matting traditions, offering distinctive design possibilities. There’s nothing else like this on the market. With an extensive range of shapes and colours to choose from, you have the freedom to unleash your creativity, combining forms and textures with infinite possibilities to create rhythm, movement, and perspective.Sustainability INTRAshape and INTRAlux Ultimate perfectly aligned with AXIS House’s commitment to sustainability and their SKA rating ambitions.INTRAlux Ultimate features ECONYL®; 100% recycled content and they specified PureBase; our PVC-free backing option. Sustainable choices that help shape a better future.PureBase has a significantly lower environmental whole-life impact, from production to disposal. It’s also much easier to handle and install as it is 20% lighter and 3 x more flexible. ECONYL® is regenerated waste nylon. It has the same properties as brand new nylon, but can be infinitely recycled and re-moulded. ECONYL® is cradle-to-cradle certified and eligible for LEED® v4 points.PerformanceOur products helped AXIS House achieve the prestigious WELL Building Standards and SKA Gold rating (soft flooring criteria) for the entire building.High-performing Entrance Matting contributes to WELL Standards on air quality management by absorbing dust, liquids, and air pollution efficienty. The final specification also delivers outstanding performance and aesthetics. This office Entrance Matting provides excellent protection for hard floor surfaces, ensuring durability and longevity for commercial office settings. The INTRAlux Ultimate inserts have a 900g/m² pile weight and feature the latest fibre innovation for three-times-faster moisture absorption. Excellent Bfl-s1 fire resistance and a 10-year warranty complete the high performance stats.INTRAsystems Provide Everything You NeedAs always, we supported AXIS House throughout their project. TECHNODRAIN DELIVERS ON DRAINAGE FOR AN EAST SUSSEX EQUESTRIAN CENTRE

TECHNODRAIN DELIVERS ON DRAINAGE FOR AN EAST SUSSEX EQUESTRIAN CENTRE

Clark-Drain Ltd

Ashdown Forest in East Sussex is a major destination for horse lovers, with several stables and riding schools amidst miles of bridleway. Clark-Drain supplied drainage solutions to one of the forest's prestigious equestrian centres, which is undergoing development of its visitor amenities. The centre has installed 3,000 square metres of new paving and parking areas, along with other upgrades to its facilities. Contractor Codrin Iordache of Cody Building took the opportunity to use Clark-Drain’s new HD-PE Technodrain solutions for the first time. Codrin says: “I was interested when I heard about Technodrain as an alternative to the polymer concrete drainage channels we generally use. Technodrain seemed to combine value with meeting all our technical specifications.“We found that the lightweight system is easy to handle. It’s also clear that, despite being light, the drainage channels have all the strength required.”All the Technodrain channel installed at the centre is in fact load rated to D400 and able to accommodate vehicles up to 40 tons. This means the area is equipped to handle even the biggest horseboxes, including HGVs carrying up to nine horses.Channels of two sizes were sourced from the range for this project:1. An external depth of 210mm, internal width of 100mm and max through-flow of 8.25 litres per second. 2. An external depth of 310mm, internal width of 200mm and max through-flow of 42.6 litres per second.Integrating sump units with channel drainageAlso supplied were several Technodrain sump units. These remove silt from the surface water, preventing dirt and debris from entering the drainage system and causing blockages. Codrin says: “I was impressed by the sump units. As with the channels, the galvanised steel edging made it simple for us to integrate them with the 80mm paving. They also feature grating that bolts in place, which is really easy to remove for maintenance inspection and cleaning of the unit and the channels.“The design of the Technodrain system also means that it’s easy to connect units together. Simple tongue and groove joints allow for the installation of channels with a ready-mounted grating, saving time on site and providing accurate connections. We will definitely be using Technodrain again on future projects.”Cody Building sourced the Technodrain products through the Tunbridge Wells branch of Professional Building Supplies, who specialise in drainage products as part of their wider range. Terry Hallett says: “We have been talking to customers since Clark-Drain introduced the Technodrain range and have had a really positive response. People like the value the range offers, and the fact that the light weight makes the units easy to handle.“The light weight is also good for us as a merchant. It makes this product sustainable to transport, and the HD-PE construction means there’s less likelihood of channels cracking in transit. It will also make storage at our central warehouse and branches simpler, with fewer issues around safe handling to deal with.”WHY THESE PRODUCTS WERE CHOSEN:Value - Technodrain consistently adds great value to excellent specifications.Load ratings - units chosen for this project were rated at Group 4 (D400), suitable for HGV parking. Robust - the HD-PE (high density polyethylene) channels and sump units are resistant to a wide range of acids, salts and hydrocarbons.Ease of installation - the 210mm deep channels used in this project weigh just 15kg each, including the ductile iron grating and galvanised steel edge.System integration - products in the Technodrain range connect easily together using simple tongue and groove joints.

Thermopassive SIPS house in the Black Isle

Fakro GB Ltd

Fearnach House on The Black Isle in the Highlands of Scotland was designed by architect Iain Macbeath, and built by the firm’s sister company, Thermopassive. The house is a 190m² new house, built to the architect’s “Thermopassive” specification with larch timber and render walls and profiled metal roofing. It has PV solar panels with a “diverter” heating up water and charging an electric car. High levels of thermal capacity storage in an insulated concrete floor slab (so it stays warm and flattens out rapid temperature fluctuations) and very good air tightness. There are no cold bridges (which is more important than you would think) and also a heat recovery ventilation system for fresh air. This project uses FAKRO top hung and pivot window preSelect MAX and L-shaped combination windows. When asked, why Fakro roof windows were specified for the project, Ian McBeath told us, “We have been specifying and buying Fakro roof lights for many years. They are well-priced compared with competitive products and of excellent quality and design. The positioning of the handles at the bottom of the window is also a major factor. It makes it much easier to operate a window with the handles at the bottom rather than the top of the window, which is often out of reach of many shorter and disabled people. The windows are also very well insulated and airtight.”The windows have helped achieve an extremely energy-efficient home as well as flooding the upper floor rooms with an abundance of natural light. And the client loves the internal and external finishes.Based in the North of Scotland, Thermopassive Ltd is an architect-owned company which specialises in highly insulated buildings (better than passive house standard) constructed in Structural Insulated Panels (SIPS).

Maximum ambient vibration isolation for sensitive glass measuring tables through automatic air spring elements

ACE Fabreeka UK

Measurements made on a glass measuring table led to unusable results because the isolator used was unable to cope with the lateral stiffness of the products used. Only the low-frequency pneumatic isolators PAL 21 from ACE with automatic level control could provide a remedy. A special feature of these membrane pneumatic isolators lies in the level control valve, which has, by virtue of its construction, an above-average longevity. Relatively large acceleration forces can lead to horizontal movements and it is particularly in such situations that the robustness and durability of the isolation system make a significant contribution.
