Liquasil's silicone roof coating, Asbestoseal, was chosen to seal the roof and dramatically improve the aesthetic appearance using specially made RAL colours to the match the original finishes. The asbestos cement gutter was also lined with the Liquasil liquid gutter liner to form a permanent, bonded solution.

If there are any doubts about what Grade A office spacereally means, then think touchless entry, bike storerooms, lux changing facilities, an 8,000 sq. ft roofterrace, a 150-metre rooftop running track, 4 activity zones/terrace spaces and panoramic views.The project complements the sustainable regeneration programme along the Clyde Waterfront also,home to the new financial Northern European hub, firmly cementing the business district at the heart ofmodern Glasgow.GOALSThe architects at Sheppard Robson have made sure sustainability and lifecycle credentials remaincentral to the design specification. Occupants’ wellbeing has been carefully considered with a stunningpanoramic rooftop and 150m running track and general outdoor employee wellness facilities.A roofing solution was required to support the lifecycle of the building along with an excellentproduct reputation for this distinguished office space. Given the quality, longevity and environmentalconsiderations required from the roofing design, the insulation properties and warranty performancewere extremely important from the outset.CHALLENGESOur Technical department assisted the architectural and construction teams to resolve numerouscomplex design elements across the varied roof zones including running track, ballast walkways, greenzones, and pedestal zones, to determine the best roofing solution.Installation of the Davit Arm System for a building of this scale was especially important so personnel canbe safely suspended whilst working at height. This presented us with a unique challenge in providing aworkable solution that aligned with the sequence of works, whilst facilitating future routine inspection ofits base plates, and maintaining waterproof integrity without compression.Careful planning and detailing were required around roof penetrations to minimise aesthetical impact,and roof equipment was safely installed above the roof assembly.SOLUTIONThe construction comprises a composite concrete slab receiving our Hot Melt Hydrotech Waterproofing System. Offering a true lifecycle – Hydrotech high performance waterproofing, through its’ unique characteristics and installation process, now forms part of the building fabric. The result offers complete watertightness for the lifetime of the building.The building is also insulated to a high u-value target offering exceptional thermal performance and achieving a high kPa rating. This was essential to receive loadings from all components including overlying finishes, roof equipment and the end use for the building occupants.Key fire performance standards were achieved throughout including the lift overrun and lower roof terrace areas where the preferred solution was switched to our Derbigum sustainable warm roof system to maintain project performance targets.LIFECYCLE MANAGEMENTDesigned with BREEAM credentials and an EPC rating coming in at below 10 the careful focus on lifecycleconsiderations and the choice of materials throughout the building envelope is exemplary.Hydrotech hot melt is a high-performance solution containing 30% recycled content and zero productfailures in over 50 years, offering lifetime peace of mind, designed for the service life of the roof.PROJECT DATACompletion: Autumn 2022Building Type: Commercial OfficeProduct Application: Hydrotech & Derbigum waterproofing systemsCertification: BBA Approved, European Technical Approval & FM Global Class 1Architect: Sheppard RobsonMain Contractor: HFD Group

The roof was heavily soiled and was cleaned using a DOFF steam cleaning machine, delivering 150°c steam to completely kill moss and lichen spores. The metal fixings were treated with Liquasil's corrosion primer and sealed with Non-Sag Sealer before the whole roof was coated with Asbestoseal, the only BBA Approved asbestos roof coating.

The Ascent Aluminium Roof Access Steps were specified to meet the clients requirement to create a safe access route up & over the “saw-tooth” roof for maintenance personnel. In this instance the Ascent steps were specified for use with an adjacent MSA Latchways climb-latch fall protection system. If collective protection is required handrails can be supplied to one or both sides of the steps. The Ascent Aluminium steps were specified for this project by Eurosafe Solutions Ltd a specialist fall protection company who also installed steps. The Ascent Aluminium walkway steps are tested for use on the aluminium standing seam roof and are secured back to the roof sheet using a proprietary support clamp. The Ascent aluminium walkway is designed in accordance with BS EN 516:2006 Prefabricated accessories for roofing, BS 4592, Industrial Type Flooring and stair treads, BS EN ISO 14122-3 Stairs, stepladders and Guardrail, BS 7976-2:2002+A1:2013 Pendulum slip resistance. And is manufactured under ISO 9001 and CE 1090 factory production control procedures, creating a walkway that is CE / UKCA compliant.The walkway steps can be configured with a handrail to withstand a loading of either 0.36 kN (general duty) or 0.74 kN (heavy duty) and can be supplied with an optional toe-board if required. The system can achieve these loadings without the need for additional bracing, allowing the walkway to be placed against the area to be accessed. UKCA / CE marked. Designed & Tested in accordance with BS EN 516:2006 Class 1 Type C. Designed & Tested in accordance with BS EN ISO 14122-3:2016 where a handrail is fitted. PEFC-certified European Redwood in A Grade for the majority of the internal timber cladding, 7 different sizes of timbers were supplied from an extensive cutting list to minimise wastage on site, and in areas reduce the requirements for joints between boards. PEFC- certified Canadian Western Red Cedar was also supplied, this timber was used externally on the project, in a number of widths as seen within the images.

The gutterless eaves construction meant that both the roofs and cladding had to be coated. Metalseal was specified because it is available in any RAL colour., In this case, Juniper Green was required. The original finish was removed with 4000psi pressure washers , before corrosion was treated with Liquasil's corrosion primer before Metalseal 20 was applied.

The building was designed to create a community within East London offering 248 rental loft apartments, three rooftop gardens and bars, two restaurants and a beautiful hotel, The Stratford. The building even featured on BBC's The Apprentice with candidates tasked to sell these high-end homes. The stunning gardens are carved out of the building itself with the impressive use of two differing cantilevers. Our timber panelling clads the underside of these overhanging levels whilst helping to bring life to the simply beautiful outdoor space.Spectacular Design Inside & OutDesigned by Skidmore Owings & Merrill for the Manhattan Loft Corporation the spectacular building sits 143m high covering a total of 38,225m². Overlooking the Olympic Park, the building's community helps to keep the vibrancy and creativity of this iconic area alive.With live music and cocktail masterclasses, creative workshops and yoga being just a few of the events here, residents, guests and locals are all invited to enjoy the buzz of the Manhattan Loft Gardens.Thanks to the positioning of the building’s double cantilevers, residents are only ever eight stories from a relaxing open space with unobstructed views across London. The sky gardens on the 25th and 36th floors feature wildflower gardens, BBQ zones and bar areas to dance the night away, all accompanied by plentiful natural timber. Inside, there is even a gym fitted out with the latest TechnoGym equipment.The exterior of the building is focused on nature, featuring wildflowers, water features, cedar pathways and pine trees, while the interior offers a breath-taking contrast. The entrance lobby is pierced by a stunning seven-storey glass atrium and features a beautiful 10m high fireplace. The apartments themselves are equally memorable with a collection of unique single and double-height loft apartments, all with rich oak flooring, bespoke furniture and floor-to-ceiling windows.Why Western CedarWestern Red Cedar was perfect for this project as it offers a wide range of patterns, width, and thickness, creating real flexibility and individuality in design. When properly finished and maintained, cedar will hold its beautiful appearance for decades, complimenting such a high-end build.Despite all efforts at imitation, no man-made product can match the performance qualities of Western Red Cedar. It is often chosen for buildings which require an attractive appearance, superior performance, and resistance to weather conditions. What's more, Western Red Cedar has the least impact on the environment throughout its life cycle. It requires significantly less energy to produce than man-made alternatives and is biodegradable. Our cedar is responsibly and sustainably harvested in the publicly managed forests of British Columbia, Canada. Less than 1% of standing timber is harvested each year and for each tree harvested, three are replanted to ensure our forests continue to exist. This eco-friendly material is the perfect partner for the Manhattan Loft Gardens. As well as being a haven of luxury, the building is kind to the planet. As its major structural elements are exposed there's no need for additional finishes, reducing the volume of material needed for its production, lowering its overall carbon emissions.

Heslington East Campus Student Residences: Sustainable and Efficient Expansion Alongside the preservation of listed buildings, the University of York is investing in a flagship £130m development for students that promotes wellbeing, community, and sustainability. The initial phase sees 16 brand new student accommodation blocks and 2 communal hub buildings providing flexible social spaces. Surrounded by stunning lake views and natural habitats, the buildings are part of a huge initiative to expand the student accommodation offering.GOALSArchitects Sheppard Robson alongside Graham Construction sought to futureproof accommodation by incorporating multi-use buildings, including catering outlets and social hubs. Key to the brief was using the latest in safety, energy efficiency, longevity, and warranty credentials. Graham Construction’s use of modular external sandwich panels, prefabricated steel bathroom pods, and pre-assembled services distribution racks used Modern Methods of Construction with off-site construction techniques.CHALLENGESThe major challenge was to specify a roofing system that could keep up with the pace of the build, given the typical building was constructed from start to finish in circa 14 weeks.The roof deck comprised of precast concrete slabs which facilitated the works programme for speed of construction and consistency in build quality.Alumasc’s challenge was to find not only a waterproofing solution that was able to keep up with such speed of construction but also to meet a truly sustainable life cycle equalling the lifetime of the building.A key consideration in the design was the roofing materials’ thermal properties. To meet the u-value target of 0.15, Alumasc’s XPS Plus insulation was specified, providing a single layer of 175mm, which reduced the height of the overall build-up when compared traditional XPS.SOLUTIONHydrotech 6125 Waterproofing System / Derbigum Hybrid Upstands For over half a century Hydrotech Monolithic Membrane has been successfully used by architects and specifiers, ensuring some of the world’s most prestigious buildings and structures are kept watertight. With no product failures in over 50 years and guaranteed waterproofing integrity for the lifetime of the structure, Hydrotech offers a total life cycle solution for the building.Hydrotech was specified on the main roof areas for this project as it easily meets individual requirements of the buildings. In addition, the system is designed to last the lifetime of the building or structure to which it is applied, giving long-term waterproofing integrity and no future replacement costs.Applied in a hot liquid state to the deck, and including a polyester reinforcement, the bond of Hydrotech MM6125 is 100% absolute. There is no risk of water tracking below the membrane and because it is monolithic, no possibility of lap failure.DERBIGUM WATERPROOFINGDerbigum sustainable roof system was selected for the upstand areas. This hybrid solution was developed to improve the thermal efficiency in all areas to mitigate against cold-bridging with minimal insulant thickness. Derbigum bituminous membranes are high-performance waterproofing systems offering extended warranties and the highest levels of project support. The upstand zones benefited from Derbigum Mineral which is a mineral surfaced composite reinforced membrane.ROOFTOP MANAGEMENT STRATEGYIn addition to the waterproofing solution the buildings benefit from the full Alumasc rooftop management service. The property was designed to be energy efficient with Celotex fitted in the majority of the house. This is another example of how well designed timber windows and doors can add to and enhance even the most sensitive renovation within a Conservation Area.

Only to a certain point where steel flitch beams are required. Then the Architect may consider using Glulam beams in a similar arrangement. The sight of steel plates and huge fixing bolts may not be acceptable to the design and so Architects and designers need something else.“From centre stage and into the lime light shines Technowood… Tah Dah…”Technowood is normally fabricated with Aluminium and timber, this is usually acceptable length to 7.5 metres span. In this instance, the fabrication was with GRP and real timber. Glass Reinforced Polymer is able to span up to 12.5 metres.The exterior terraces, designed with massive pergolas; unsupported throughout their length and signed off from the Structural Engineer for conformance.Swimming Pool PergolaThe swimming pool is also covered with an extreme pergola system. The span here is enormous and impressive nonetheless. It provide the vertical structure exactly as the design intended and provides dappled shade across the whole area. There are no upright support pillars to obstruct the walkways or vista.These sections like exactly like huge timber beams, they maybe GRP in the inside but they are certainly real wood on the outside.Brise soleil for terraces and balconiesYou can see from the images that the Technowood has been used to match the design of the pergolas to create brise soleil arrangements on the balconies. These are normal quite small affairs in small spans and not normally in timber, these are different. They are massive in section, huge in length and still in timber.Architects often specify raised timber structures to create shade from the sun. Technowood enable the design to become reality somewhat easier than first imagined. The sections can be moveable, house lighting and speakers too.Installing a Technowood PergolaEach project design must go through the design team at Technowood for approval; They advise on all fixing details.
