Easy Evacuation!

C-TEC (Computionics Limited)

C-TEC’s revolutionary new evacuation alert system, EVAC-ALERT, has been specified for a new purpose-built residential building in London.Located in the Elephant and Castle area of the London Borough of Southwark, Joyce Newman House is an 8-storey block of 40 spacious living spaces commissioned by Leathermarket JMB, Southwark’s largest resident-managed housing organisation. The affordable-housing development also features landscaped gardens, an interactive playground and a communal kitchen garden for residents to grow their own vegetables.Specified and supplied by Churches Fire & Security working alongside Blu Electrical Installations Ltd, C-TEC’s EVAC-ALERT has been designed to comply with the new BS 8629, which recommends evacuation alert systems be installed in all new blocks of flats over 18 metres to assist the Fire and Rescue Service (FRS) in evacuating part or all of a building in an emergency. The system consists of a 2-loop control panel connected to a host of single and multi-way interface units, self-testing sounders and visual indicators. Simple and intuitive with manual controls to allow firefighters to easily operate the evacuation alert devices located inside flats on a zone by zone or floor by floor basis, the panel is stored in a secure vandal resistant cabinet which can only be accessed by the FRS using a special copy-protected key.David Collins, Project Manager at Churches Fire & Security, said: “Evacuation alert systems ensure firefighters can alert occupants in a building of the need to evacuate if a fire gets out of control. The EVAC-ALERT system we’ve specified provides peace of mind for residents and, crucially, also demonstrates that building management have taken every precaution possible to protect the people residing in the property. Our client is delighted with the system.”Certified to all relevant EN54 product standards, EVAC-ALERT is powered by C-TEC’s CAST protocol and fully compatible with ENVISION, its powerful new cloud-based remote access data management software which can be used to provide duty holders with a verifiable audit trail of system activity and device testing.

application area: domestic heatinguse type: gas fireplace project scope: restore fireplaces, rebuild chimney, line chimney ductadded value: 25-year guarantee on liner, quick and clean install, non-destructiveBackgroundThe camera survey revealed cracks in the chimney flue of a large victorian house in Muswell Hill. To protect against carbon monoxide leaks, the chimneys had to be lined before the gas fireplaces could be fitted. A flexible and uninflated FuranFlex tube was placed inside the chimney duct. Each FuranFlex liner is produced to fit the dimensions of the duct. Hot steam is used to inflate and harden the liner, fixing it in position.Statement of workThe installation took one day per chimney. The jointless and air-tight liner provides good draught and a clean and safe operation for the fireplaces. When FuranFlex liners are inflated they take up the shape of the chimney, providing maximum lined diameter and natural draught.

The Restoration of Westminster Fire Station

The Restoration of Westminster Fire Station

Lime Green Products Ltd

The Westminster Fire Station restoration and regeneration was all about creating an experience for those that live there, with sustainable and natural materials,” says Jennifer Benningfield, experienced architect and founding principal of Openstudio Architects.v “We needed to find a reliable supplier of sustainable and natural materials, which were suitable to tie in with the heritage structure. “The challenge was sourcing the right materials that were compatible with the fabric of the existing buildings. Working with Lime Green, we managed to develop a solution that matched the original building’s beautiful aesthetic and historic character. “As a key supplier of lime-based products, their flexibility and reliability helped to make our job easier – and we received a lot of praise for the high-quality and beautiful new courtyard building. The lime mortar is an integral part of the brickwork and proves that it is appropriate for contemporary, as well as historical, structures,” praises Jennifer. About the project Using a team of specialists, Openstudio Architects supported the site team in using old and traditional construction techniques to refurbish and develop buildings in a contemporary way, with beautiful results. “There were two phases to the Westminster Fire Station project,” explains Jennifer. “The first involved refurbishing the existing building, the Grade II Listed Edwardian Fire Station built in 1906 and decommissioned in 2014, to create a restaurant and bespoke housing. “The second involved developing the site further by adding a new residential building to the rear of the site surrounding a garden courtyard, which is where we used Lime Green’s mortar.” Supporting the local community “The project was situated on a very constrained and challenging site,” continues Jennifer. “With its central location, the construction works undoubtedly had an impact on those living and working in the local area, which is why we wanted to ensure the community were completely happy with the project. “As we wanted to make sure the new build tied in with the older fire station, there were inevitably challenges that we didn’t anticipate along the way. However, most importantly, we needed to ensure we sourced the right materials, which were compatible with the existing building, both in terms of performance and appearance. Selecting the right materials “We wanted to work with natural materials, which would age well and ensure robust construction that has longevity and sustainability,” says Jennifer. “We chose specific products, including handmade Danish bricks and handmade glazed bricks to give depth and texture to the new building. We wanted to ensure use mortar that had a texture and a grain to it, so it would work with the nuances of the bricks, as well as being a colour match. “Finding the right colour mortar to match the pale Danish bricks was key. These bricks were handmade, so we needed the mortar that integrated with the historic Edwardian building to create a seamless whole. “When planning the project, we recognised the importance of lime products, because of the material’s sturdiness and robustness. This means it doesn’t wear with structural movements and changes in the seasons. “That’s why Lime Green was the perfect fit for the project. With an extensive colour range, the team was able to colour-match the mortar with the materials of the new building perfectly. The consistency between the samples Lime Green gave us and the final product delivered was incredible, which was important given the scrutiny by Westminster City Council over the project and the appearance of the new building. “The flexibility of the products also helped us to minimise the amount of movement joints, as it accommodated movement in a much more forgiving way than other products, such as modern cement mortars. “We really enjoyed working with the Lime Green team – they were easy to work with, responsive and very supportive of the project. As we couldn’t store a huge amount of supplies on site, Lime Green was very accommodating in delivering exactly what we needed, at the right time. “The best part was that we were able to develop a solution with Lime Green that supported the original building’s beautiful aesthetic and historic character, with a new building that pays similar attention to detail.” A sustainable, natural and beautiful finish “People love the building, and neighbours even call it ‘the golden citadel’. It’s widely recognised in the local community for its high-quality, beautiful finish,” continues Jennifer. “One of the Fire Station’s previous residents – who had moved out during construction – has moved back after the restoration works and loves the development. That was the icing on the cake for us, it really felt as though our vision had materialised – enhancing people’s experience of new buildings made with sustainable and natural materials that stand the test of time. “The Westminster Fire Station development truly looks beautiful, and the quality of the natural and sustainable products used has a huge role to play in that. Lime Green’s product quality and customer service is outstanding. We’re already working with Lime Green on another project, and we can’t wait to see the finished result,” concludes Jennifer. “It was a pleasure to see our Hydraulic Lime Mortar used on this new development project. We’ve loved working with Openstudio Architects on Westminster Fire Station, and we’re glad to be working with them on their next project,” comments Simon Ayres, co-founder and managing director, Lime Green Products. For more information about the Westminster Fire Station project and the products used, visit Lime Green or call 01952 728 611.

Sto Insulation System Specified For New Hospital Building

Sto Ltd

Sto has supplied the StoTherm Mineral K external wall insulation system with StoLotusan render for the new Day Case and Eye Unit building at Chorley and South Ribble Hospital. Specified by Gilling Dod architects of Chorley, who worked closely with the main contractor Tilbury Douglas, the StoTherm Mineral K system combines impressive insulation with excellent fire protection characteristics. With an A2-s1, d0 reaction to fire classification in accordance with BS EN 13501-1, the non-combustible mineral fibre insulation is fully bonded to the substrate and therefore no additional firebreaks are required. Ideal for both new-build and refurbishment projects, its efficient single-leaf construction also means that interior space within the building is not reduced.  For this project, the system’s mineral fibre insulation boards were secured to the lightweight steel frame and sheathing board substrate with mechanical fixings and StoLevell Uni adhesive and levelling mortar. A StoLevell Duo Plus reinforcing coat embedded with Sto-Glass Fibre Mesh was then applied to the face of the insulation boards, with StoLotusan and StoSilco renders used for the final finish on different sections of the building, using light colours from Sto’s architectural colour range.  StoLotusan is the only render available that uses Sto’s patented Lotus-Effect® technology which delivers impressive water and dirt repellence. It forms a unique surface texture, similar to that of the lotus leaf, that causes the rainwater to run off the render quickly and easily, removing any dirt or dust as it goes. Providing outstanding resistance to the growth of algae and fungus, the building will retain its looks for many years to come.  The new Day Case and Eye Unit is the result of a major £17.5 million investment in developing enhanced ophthalmology and day case services. The new Day Case and Eye Unit now offers an extensive range of diagnostic and treatment facilities for patients with medical eye conditions.

Guinness Hits The Spot!

Guinness Hits The Spot!

C-TEC (Computionics Limited)

EVAC-ALERT, C-TEC’s powerful BS 8629 compliant evacuation alert system is protecting seven high-rise residential tower blocks in the heart of London. Guinness Square in Southwark and the Houses of Aubin, Clemoes, Maitland, Sherratt, Southgate and Sweeting in Brixton’s Loughborough Park are all managed by The Guinness Partnership, a 130-year-old charitable organisation that prides itself on providing high quality homes to improve people’s lives. The upgrading of the life safety systems was deemed vital to ensure the protection of residents living in the properties.Orestone Controls, the BAFE SP203 and SP207-accredited specialist systems integrator, was tasked with equipping the blocks with fully BS 8629 compliant evacuation alert systems to assist the Fire and Rescue Service (FRS) in evacuating part, or all, of a building in an emergency.  Ryan Mullen, Orestone’s CCO said: “Demand for evacuation systems is at an all-time high due to a combination of improved fire safety standards and new legislation. We’ve particularly noticed an increase in enquiries and orders since the new Part B of the Building Regs came in last year, as this says they must be installed in all new high-rise residential buildings over 18m in England. The new HSE ‘Be Ready’ campaign will also no doubt trigger new contracts with local councils and private companies over the next six months.”Ryan said: “We chose to specialise in EVAC-ALERT primarily for the ‘handholding’ service C-TEC provides, namely the first-class technical support that is so important on life-safety system projects. From the very first demonstration of EVAC-ALERT at our offices, to where we are today, C-TEC has supported us and our relationship has gone from strength to strength. We are experts at installation, highly conversant with the standards and because of this we have had to expand our fire division again with additional dedicated engineers to deal with growing demand. We have also started to work for other Housing Associations including GreenSquare Accord on some of their high-rise buildings.”As BS 8629 is a relatively new standard, C-TEC is very keen to ensure to educate people about its requirements. Throughout a project, the company is there to make life easier for the client, be that the consultant, the installer, the owner or building management company and they can assist with plans, technical drawings and the loop calculations required.By using the unique evacuation alert system software created by C-TEC’s R&D team and undertaking an assessment of a building, Orestone calculated exactly which devices are required. Special requirements for, say, elderly, vulnerable and disabled residents, were also taken into consideration. For example, visual indicators, vibrating pillow pads, etc. C-TEC also provided free advice and training on commissioning, cause and effects.  Ryan said: “Our engineers are constantly expressing how simple and intuitive EVAC ALERT is to install. The wiring is very straightforward and the flat interface units give you confidence that any short circuits will be isolated protecting the integrity of the loops. There’s no doubt that the system’s simplicity has allowed us to achieve minimal disruption to residents and work around their busy lives as we can be in and out of each flat in under an hour.  “Customer satisfaction is very important to Orestone and we consistently score five out of five on reviews. We take time to engage with residents and explain how the systems we are installing are designed to protect them. At Guinness Square we even held a joint open day with The Guinness Partnership to showcase the technology to residents, which the London Fire Brigade also attended and which was very successful.”The systems in each high-rise typically consist of 2-loop control panels connected to a host of single and multi-way interface units, self-testing sounders and visual indicators. Simple and intuitive, with manual controls to allow firefighters to easily operate the evacuation alert devices located inside flats on a floor-by-floor basis, the panel is stored in a secure vandal resistant cabinet which can only be accessed by the FRS using a special copy-protected key.Peace of mind that there is a Plan B if everything else goes wrong is crucial in the current climate, not just for owners and residents, but also for the fire service. By installing an evacuation alert system, building management can be confident that every precaution possible has been taken to protect the people residing in the property.EVAC-ALERT is powered by C-TEC’s CAST protocol and is fully compatible with ENVISION, its powerful new Cloud-based fire alarm remote access, service and site management software package which can be used to provide duty holders with a verifiable audit trail of system activity and device testing.

The Trust had tenants in community based supported housing and family homes around York but wanted to deliver an innovative ‘extra care’ housing scheme designed especially for people with a visual impairment and other disabilities; the first of its kind in the area.Wilberforce House offers 30 one-bed, open-plan purpose-built, self-contained apartments along with a Living & Learning Zone – providing education and leisure activities – a courtyard cafe and offices for the Trust itself, all set in four acres of accessible landscaped gardens, including a large sensory garden. The apartments utilise smart home and assistive technology personalised to their lifestyle needs.A consultant was employed to review the development’s plans with regard to fire safety. His report included recommendations for additional fire safety measures including the ability for cooker hobs to be switched off by an alarm, as kitchen fires are a significant risk with 50% of all accidental house fires starting in the kitchen. WHY THE FIRECHIEF KITCHEN STOVE GUARD? The initial solution proposed was costly as it meant hob alarms would need to be hard wired into each apartment’s fuse board. Damian Pocknell, Head of Housing, Facilities & IT at the Wilberforce Trust recalled having seen and read about the Firechief Kitchen Stove Guard and realised that this would be much more cost effective. The fire consultant agreed and subsequently signed off on the Kitchen Stove Guard as the approved solution.

This provides first class functionality and safety, without compromising the overall interior concept. The steel riser doors also streamlined the installation process, as the quick release pivot hinge and light weight enabled easy handling, allowing Hazelwood Carpentry to complete the job quickly and optimise overall project efficiencies.Jamie Homer, Senior Site Supervisor at Hazelwood Carpentry, said: “As a remarkably impressive build designed to bring a new age of modern luxury to Cardiff’s historic setting, it was important we used the most innovative, highest quality products.“From the start it was clear that there was no contender to Profab Access and its unrivalled capabilities when it comes to high performance, quality fire rated riser doors.“The Profab Access team recommended the VEGA 1500 Series, which proved a fantastic choice, as it was incredibly easy to install and offers a superb finish, whilst ensuring the highest standard of fire integrity. Plus, being manufactured in the UK ensured quick lead times, which was essential in keeping the project on track for its opening this autumn.“As usual, the team, who we have worked with many times before, were incredibly helpful and quick to respond to any queries. Needless to say, we look forward to working with Profab Access again on future projects to come.”In the event of a fire, the VEGA 1500 Series Riser Door sets will maintain the frame and integrity for up to 60 minutes, preventing the spread of fire throughout the property for this period of time. The riser doors are 31dB acoustic rated, smoke sealed and airtight to Part L, whilst also featuring intumescent smoke seals that enable occupants to safely exit the building. By specifying bi-directionally fire tested VEGA 1500 Series Riser Doors, the development is actively future proofed as the comprehensive testing certification provides a complete and transparent audit trail of due diligence that evidences the products are not only fit for purpose but meet the duty of care required to ensure legal compliance.Marcus Parnham, Commercial Director at Profab Access, said: “At a time when the hospitality sector has been subject to so much disruption, the Parkgate hotel will play a key role in attracting rugby fans during the peak international season and revitalising the city’s appeal to visitors looking for the ultimate luxury stay.“The pedigree of our VEGA 1500 Series fit the brief perfectly. Combining functionality and visual appeal, the specification has enabled great performance without comprising aesthetics. More importantly, the specification of our bi-directionally fire tested line ensures the building features the highest levels of riser shaft fire protection currently available on the Irish and UK markets.” Profab Access’ diverse portfolio of riser doors and access panels are supported by a wide range of BIM Level 2 and CAD files to aid the specification process and streamline the initial design stages.Manufactured at Profab Access’ Atherstone headquarters in accordance with ISO 9001, the 1500 Series Riser Doors can be specified and installed in a range of configurations to meet each project’s specific measurements and requirements. For further information on Profab Access and its range of access panels, riser doors and steel doors, call +44(0)1827 719051 or visit https://www.profabaccess.com.
