BackgroundK Systems’ retrofit of the REEMA non-traditional construction Properties in Swindon, South-West England, is a stellar example of the company’s ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Swindon Borough Council had a development of 50+ properties in Upper Stratton all with aged facades and poor thermal qualities, some with U-values as inadequate as1.59W/m ² K.K Systems supported Swindon Borough Council, led by Projects Surveyor John Black, to completely refurbish this residential development and deliver on five primary objectives:- Improve the thermal performance rating of each home (SAP rating)- Deliver greater thermal comfort for residents- Choose a solution with acoustic benefits and non-combustable benefits- Reduce tenants’ energy consumption- Deliver an attractive aesthetic that would uplift the areaHaving a good reputation for matching systems with finishes to deliver its clients’ visions, K Systems partnered with approved installer, Rateavon Ltd, to scope out theproject and specification in fine detail, with particular focus on insulating properties and aesthetic.Our ServiceK System worked in collaboration with Swindon Borough Council and Rateavon Ltd to upgrade these poorly insulated houses and deliver a total revamp of the properties, resulting in thermally efficient homes.One of the primary requirements was to improve the performance rating of each home, with a target U-value of 0.30W/m²K. In fact, K Systems exceeded that in the project delivery by achieving a U-value of 0.29W/m²K.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Digital technology was deployed from the very beginning to produce models and CGIs (Computer Generated Imagery) to not only assure Swindon Council the finished project would meet its specific requirements, but to also guide the design process and ensure compliance with all health and safety regulations.Regular inspections and site audits were carried out alongside Swindon Council to ensure the same level of care and attention to detail that applied when specifying theproject was being applied during its implementation and delivery.Technical Project DetailsOn initial inspection, K Systems found a problematic substrate. The REEMA hollow panel non-traditional construction properties are constructed of a concrete frame with thin concrete panels to the exterior façade. This type of thin panel construction created a significant challenge for the team to find a suitable EWI fixing, but with the help from Rawlplug, one of our EWI fixings suppliers a robust and safe fixing solution was found, without compromising the existing REEMA construction.Harnessing years of EWI system design knowledge and unrivalled expertise in this field, K Systems worked closely with Rawlplug and a structural engineer to identify a suitable fixing detail and pattern which would not only be robust but also suitable for this type of substrate.With a structurally strong solution agreed, focus then turned to the appropriate insulation solution.After a comprehensive scoping process taking into consideration client requirements, project objectives, budgets and timeframes, K Systems specified the industry proven K Systems M, Mineral Wool EWI system to not only significantly boost thermal performance of the buildings but also reduce noise pollution for the tenants.K Systems 100mm Mineral Wool insulation has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the refurbishment as it would combat the increased heating costs faced by residents whilst retaining the solid foundations of the existing building and reducing the risk of condensation or mould damage.Other technical benefits which made the K Systems Mineral Wool system the ideal specification for this refurbishment include:- non-combustibility, A2-s1,d0 fire rated- its excellent acoustic properties, reducing noise pollution- its environmentally friendly composition as the insulation is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)- its workability and easy to cut format, reducing labour time across the board for the team.Having identified solutions that improved structure and thermal performance, K Systems then offered the best quality finish for the properties – an aesthetically pleasing, cost effective combination of VBriQ+ clay brick slips and Silkolitt+ silicone render that both Swindon Council and the residents would be proud of.VBriQ+ is a lightweight, highly durable, clay brick slip system and a more cost-effective finish option in comparison to tradition brick systems without compromising on quality, weather resistance, workability and durability. This made it perfect for a project of this scale – a project which required maximum and long-lasting impact without incurring maximum costs.The Silkolitt+ silicone render finish rejuvenated the properties’ exteriors and massively enhanced the area’s overall aesthetic, making it a much more appealing place to set up home.Yet again going the extra mile for clients to ensure unrivalled workmanship and longevity, K Systems finished all 52 properties with K Pro - a water-based protective treatment used to provide long term enhanced water repellent properties to external render and other masonry surfaces, helping combat the problems associated with water intrusion including efflorescence, frost, water-soluble pollutants and algae growth meaning the substrate will stay clean and dry for longer.K Systems and approved installer Rateavon Ltd delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Swindon Council, and the residents of the newly improved homes.John Black, Projects Surveyor at Swindon Borough Council, said:“Throughout the project K Systems have supported Swindon Borough Council agreeing all detailing to ensure current day Building Control Regulations were met. They supported resolutions throughout the project lifecycle and were really reactive, visiting site and supporting when required. The boards are waterproof, thermally insulating, very lightweight and strong.The range can form the basis for a tiled finish, but it can also provide a substrate for wallpaper, paint or plaster. “So the possibilities for personal expression are virtually unlimited, allowing every bathroom to benefit from its own individual style,” Jackon says.Due to their core made of extruded polystyrene foam (XPS), Jackoboard construction boards and the wider product range are all lightweight and waterproof – a key benefit for bathroom new build and renovation.Jackoboard also makes installation “simple and easy”. The construction boards, bath panels and angle elements can be trimmed to the desired dimensions with standard tools, while their insulation values reportedly enable them to maximise the benefits of underfloor heating.The range is available in sizes and board thicknesses from 4-80mm to suit all building requirements. A suite of ancillary items are also available, from installation and sealing kits through to washers, fixing dowels and BoardFIX.J-Drain Linear and J-Drain Wall are recent additions to the family of wetroom products from Jackoboard. FORBO’S CONTEMPORARY PORTFOLIO HELPS TO CREATE INSPIRATIONAL AND SUSTAINABLE STUDENT ACCOMMODATIONArchwood House, a new purpose-built student accommodation scheme in Peckham, was commissioned by the University of the Arts London (UAL) to house its students. Tasked with creating proactive and forward-thinking spaces for residents to live and study in, architects Nelson and Long specified an array of solutions from Forbo Flooring Systems’ contemporary portfolio to make this happen. Forbo’s Coral entrance flooring, Allura Luxury Vinyl Tiles (LVT), Tessera carpet tiles, Eternal de Luxe Decibel general purpose vinyl and Surestep and Safestep safety floor coverings were all installed throughout the building.Comprising 343 bedrooms and 50 studios, Archwood House provides students with accommodation close to UAL buildings and is designed to provide students with the creative and inspirational spaces they need, to enhance their university experiences. Nelson and Long worked closely with UAL to develop a design that would create spaces which were flexible and would allow residents to flourish in their surroundings.Alicia Nelson, Co-founder of Nelson and Long commented on the brief they received: “Our client’s brief was to create innovative and inspiring spaces for UAL’s creative students to learn and grow in. It was also important that the spaces equipped students with the tools they needed to have a successful time at university, from studying to socialising. Sustainability was top of the agenda too, so we needed to carefully consider the materials we specified to ensure we met the requirements.”With the project brief in mind, Alicia set about sourcing materials that reflected the needs of the building: “Due to the variety of high-quality and sustainable products available within Forbo’s portfolio, as well as its reliable customer service, we opted for a variety of Forbo floor coverings for Archwood House, including its Allura LVT and Tessera carpet tiles.“We specified Forbo’s Allura LVT in a variety of colourways for a few different areas of the student accommodation, including the games room and common room which are situated in the street building – a separate part of the accommodation. The warm colours that Forbo’s Allura LVT are available in helped to provide a stunning backdrop for each space which then enabled us to build out, incorporating different textures and colours to the overall design. For example, we used the Smoke Cement shade for the ground floor corridors, games room and study room, to elevate the design and provide a nice neutral finish. As well as the beautiful designs available, Forbo’s Allura LVT is also easy to clean, which was an important factor for this project, given that lots of students would be using these spaces.“We then opted for various designs from Forbo’s Tessera collection, which are lovely, elegant and durable loop pile carpet tiles. Forbo’s Tessera Layout in the Graphine colourway was the perfect solution for the stairs, cluster corridors and other high traffic areas, thanks to its hard-wearing nature. The understated grey shade also complemented the neutral colour palette we were using for these areas.”Alicia also specified Forbo’s Tessera Chroma carpet tiles in the Pathway and Tuxedo colourways, which were installed in the bedrooms and the cinema room respectively to create a homely feel to the rooms. Not only this, but Forbo’s Tessera Chroma carpet tiles are made with 62% recycled content by weight, aiding in creating a more sustainable scheme.This was combined with Forbo’s Eternal de Luxe Decibel vinyl floor covering in the communal and studio kitchens. This solution served a double purpose: It reduced impact sound by 17 dB and provided an R10 slip rating, both of which were key to creating healthier and safer spaces for residents to live in.With safety in mind, Alicia also specified a range of Forbo’s safety flooring, as she explains further: “For the staff kitchen areas, toilets and prayer room, we needed to ensure maximum slip protection and that’s why we chose Forbo’s Surestep and Safestep floor coverings. The prayer room, in particular, which contains a wudu sink, needed to be a safe and neutral environment for residents to use, and Forbo’s Surestep offered the perfect solution. As a genuine safety flooring with guaranteed lifetime slip resistance, as well as an R10 slip rating and a 36 PTV score, it was the ideal solution to ensure the safety of residents. Not only this, but it comes available in a range of stylish colourways, such as the neutral wood décor we specified, which complemented the overall design.”In addition to this, to maintain the condition of the interior floor coverings, Alicia opted to use Forbo’s Coral Classic entrance flooring system in the Mouse Grey colourway. Alicia explains more here: “We wanted a solid barrier matting, that would reduce the walked-in dirt that you’d expect to see in a city centre university accommodation. With students coming and going all day, it was key to install an effective entrance flooring system to reduce cleaning and maintenance. Our spring steel posts and a selection of our industrial items were utilised to provide effective barrier protection. The Broadway is a shopping and leisure complex located in Bradford, West Yorkshire that is home to both high street and luxury brand outlets. Built in 2015 by the Westfield Corporation, it houses over 1,000 car parking spaces for customers to visit the complex with ease. Because of this, sufficient car park protection was required to create a safe parking facility. Berry Systems delivered an effective vehicle restraint system solution to ensure the site was compliant and met legislation. For this project a spring post system was utilised as it has a single anchor fixing and a small footprint so it doesn’t encroach into the parking bay. This was of great benefit to the client as we were still able to deliver superior protection, without affecting the amount of car park spaces required. We also paired the spring post system with handrail and mesh to increase the level of protection for pedestrians. Additional items, such as our height restrictors and wheel guides, were installed from our industrial range to help reduce speed and prevent unwanted access to site.

Glazing Vision worked closely with Architect, A R C Architecture Ltd, and Contractors, Matrod Frampton Ltd, on this incredible project located in Lymington, Hampshire, where the client was looking for their new pool room extension to include a large, flat rooflight, creating a peaceful and naturally lit room, perfect for a relaxing swim. They were also looking for a rooflight within the loft area of the home to allow natural daylight and ventilation to the space.Glazing Vision’s Flushglaze Fixed Multipart Rooflight in Slate Grey Matt was specified for the roof of the pool house, which was an impressive 3800mm x 10360mm in size, which almost mirrors the size of the swimming pool below.Bespoke glass was selected for this particular project. The double-glazed outer pane was made up of heat soak tested, toughened glass which offers a greater resistance to thermal stresses and provides better protection against glass breaking, reducing risk of injury, essential with a pool directly below.Argon gas filled the space between the panes of glass which helps insulate the room and minimises the transfer of heat through the glass along with a black warm edge spacer which is an insulating plastic composite material that becomes a barrier to heat loss.The inner pane consisted of heat soak tested, toughened, PVB laminated glass which prevents glass shattering under impact by holding the shards together on the membrane so they cannot become lethal, and includes a soft coat low E rating of 1.1, helping with the energy efficiency of the room by reducing energy costs.The product was tested to class 1 in accordance with CWCT TN66/67 which is essential for rooflights which might be walked on for occasional cleaning/ maintenance activities, and which will therefore need to support both the weight of people on the glass and their equipment, which may be required on this occasion.The rooflight was supplied in 6 sections with internal back-to-back angles at the joints between each section. The 6 sections were sized to achieve an equal split when viewed from underneath.Our Skydoor Electric Hinged Access Rooflight was specified on the roof of the loft space which is ideal for ventilation and regular access, and offers natural daylight to the space below. Intelligent actuators ensure synchronized operation between the two supporting mechanisms, so the Skydoor opens to a maximum 87° in one fluid, trouble-free motion, providing you with easy access to the space above.The glass was a double-glazed unit comprising of a heat soak tested, toughened, soft coat low E (1.1) outer pane, with Argon Gas within the space between the panes and black warm edge spacer, with the inner pane consisting of heat soak tested, toughened, PVB Laminated glass, and was also tested to class 1.Both rooflights were expertly installed by our sister brand, Glazing Renovations.“Glazing Vision were helpful in explaining the two different upstands required for the different glazing systems. ChallengesSinclair Watt were provided with a detailed brief to provide accommodation for a new main entrance and reception area, product display hall, meeting room suite, additional office space and customer service telephone hall and ancillary accommodation. By necessity these were required to be large spaces to accommodate large numbers of employees and visitors.The building had to achieve seven basic goals – to allow VELUX to be a good neighbour, to be simple and beautiful, to make arrival a good experience, to be a model of balanced daylight, natural ventilation, good indoor comfort and healthy materials, to apply a well-defined, high-quality structural concept, to obtain good sustainable standards with a minimum use of energy, to be visible and logical, and to create value and express the VELUX values.The ceiling systems had to meet the Class 1, aesthetic, fire and acoustic performance required for the 37,673 ft² two-storey building which features an engineered timber and steel structural frame. The project was the first time Zentia’s Ultima+ Finesse mineral tiles had been installed in Scotland.SolutionsSinclair Watt met the brief by incorporating a regular and prominent engineered timber and steel structural frame that provided a design with a clear distinction between the supporting structure of the building and the facades and roof. This was both to create clarity and logic in the design and to make it possible to replace or update the not-so-permanent parts of the building.The internal design incorporates a central street and atrium that acts as a meeting place as well as a general circulation area and allows the best use of natural sunlight and natural ventilation throughout the building. The building provides good indoor comfort and utilises healthy materials.The three key areas – energy efficiency, healthy indoor environment and renewable energy – constitute the basis of the new building. A fabric-first approach for the building was adopted with high insulation levels and low air permeability rates to reduce overall heat loss from the building. This combined with a natural ventilation and daylighting strategy, and the use of LED lighting and air source heat pumps as the main heating source, resulted in a highly energy efficient and sustainable building.Some 1,1,00 m² of the Zentia Prestige hA+ Tegular15 tiles were used in the ground floor offices and storerooms, while 100m² of the Finesse tiles were used in the restaurant, kitchen and toilets. The Ultima+ range features class-leading light reflectance of 87% and Euroclass A2-s1, d0 fire classification, the Tegular15 variant with Class A sound absorption and Finesse a fully concealed, fully painted edge detail.Architect Iain Mitchell said: “We specified the Zentia systems as they have a good product range, good suspension systems, with good product information and good technical backup. They met all the aesthetic, fire and acoustic performances.“Zentia shadow and transition trims were used so the Zentia ceilings tie in well with adjacent plasterboard walls and ceilings. The client is very happy with the ceiling installation and building as a whole.”Colin Burns, commercial director of specialist sub-contractor PFP, said: “We had some meetings with Zentia to talk through the detailing of the Finesse element and put it to the guys on site but apart from that, and some coordinating with services, it was very straightforward. It looks good as it always does and gives a nice bright finish. It was interesting to be the first installer of Finesse in Scotland.”

We also installed rubber column protection and specialised bridge walkway pedestrian barrier to meet their specification requirements.The Porter Building houses 110, 625 square feet of office space for companies to utilise. It is conveniently situated in Slough with excellent transport links to key areas in London and the surrounding cities. The building itself has 100 car parking spaces and 100 bicycle parking spaces for employees and visitors to use. We were tasked with installing edge protection and vehicle restraint systems in the building to ensure both vehicle and pedestrian safety.The system installed was a perforated aluminium edge protection combined with buffer baseplates and mullion attached. This was designed in house by our design team to combine the two products delivering a compliant system meeting BS EN 1991-1-1 standards. Our team also designed the specialised bridge walkway pedestrian barrier to increase pedestrian safety on site. This particular project demonstrates our ability to design VRS solutions bespoke and being able to accommodate additional client requirements. In all of our projects, we work with our client to ensure that safety is the ultimate priority and the necessary industry standards are met.

Operating at scale and across 160 local authorities, their vision is to transform the lives of the 90,000+ people they house and revitalise the neighbourhoods in which they live.RiversideGroup approached Aspex as a result of Covid to help secure and control the access of their head quarter building.SOLUTIONWith the help of Automatic Systems Aspex came up with a solution that fulfilled their criteria. This included the installation of the newly launched Firstlane and AccessLane.WORK TIMEFRAMEHaving worked with Aspex on a number of previous projects Automatic Systems were the preferred supplier when the contract was won in December 2020. Works took a week to complete as allocated in February this year.FUTURE WORKAutomatic Systems looks forward to working with Aspex on future projects.

FORBO’S FLOORING ELEVATES THE SUSTAINABILITY ETHOS IN NEW ECO-FRIENDLY PRIMARY SCHOOL  Two Rivers primary school in Keynsham, Somerset, is only the second school in the country to achieve Passivhaus Plus accreditation. To achieve this impressive milestone, architects Hatcher Prichard had to make conscious choices when it came to choosing materials for this project. With outstanding sustainability credentials and a wide portfolio of solutions suitable for the education sector, Hatcher Prichard specified a variety of Forbo Flooring Systems’ contemporary floor coverings, including its Tessera carpet tiles, Sphera and Eternal vinyl floor coverings, as well as both its Surestep and Safestep safety flooring. A new build primary school for 420 pupils, Two Rivers Primary School was designed to add the much-needed provision for primary education to children in the Keynsham area, whilst also following sustainable building practices. With the requirement to achieve Passivhaus Plus accreditation, which meant the building had to produce as much energy as the occupants use, Hatcher Prichard had to carefully consider the materials used in the construction of this building.  Simon Hatcher, Director at Hatcher Prichard explains further: “Two Rivers achieved Passivhaus Plus accreditation in February 2023 and is only the second school in the country to do so. It is also the first to be built using standard building materials, including a steel frame with concrete floor slabs. When it came to specifying materials for the building, we looked for manufacturers that had strong sustainability credentials. With Forbo’s environmental goals so aligned with our own, and that of the building as a whole, it meant they were the perfect fit! In fact, Forbo’s sustainability credentials and flooring solutions were key to finishing this wonderful building.” However, as well as the sustainability objectives that Simon had to keep in mind, he also had to meet the design requirements. Simon commented on this, saying: “We were supplied with a document by the Department for Education on the Employer’s Requirements, which includes a section on floor coverings and the factors to consider when specifying materials for schools. The main area of consideration though was the functionality of the flooring; it had to withstand the heavy foot traffic we would expect to see in a school, whilst also being easy to clean and maintain.  “Additionally, the floor coverings needed to be installed seamlessly alongside each other to keep the joints between them flush, as well as provide some slip resistance. The chosen floor coverings also had to be suitable for the usage of each room, with the colourways used also needing to be appropriate for the age of the children using the space. The Forbo account managers really helped with this, thanks to their understanding of how specific products from Forbo’s portfolio met the individual requirements of each room in the school.” With the suitability of colours in mind, Simon looked to incorporate elements of the local environment into the design, as well as take inspiration from the school name too. He explained: “The design of the school draws from its location at the heart of Hygge Park, Keynsham. The surrounding area has a calm, Scandinavian palette of colours and materials, with the local houses made from light buff brickwork with white render above. We opted to use matching buff brick and white render externally, with complimentary blues, greys and whites for the walls and other surfaces inside. All the floor finishes were supplied using the contemporary and durable range of Forbo products required for each individual space. For example, Forbo’s Eternal vinyl was specified in the Washed Beech wood décor for the hall, hall store, studio and servery areas, which provided a natural contrast to the white paint on the walls, without being too distracting. “We also specified Forbo’s Sphera homogenous vinyl in a clear blue colourway, to represent the ‘two rivers’ of the school’s name, which runs along the ground floor corridor and extends back up along the first floor. We also used Forbo’s Eternal vinyl in the Smoke colourway for all the ground floor classrooms, which created a calm and neutral feeling.” What’s more, a selection of Forbo’s Tessera carpet tiles were chosen in a muted blue colourway for the first-floor classrooms, which helped to make them feel bright and spacious. Speaking on this decision, Simon said: “With the first-floor classrooms designed for the older students, we felt it would be more appropriate to use a textile flooring, as opposed to the vinyl flooring used in the Key Stage 1 classrooms. As such, Forbo’s Tessera Teviot carpet tiles were installed in the Mid Blue and Blue Moon colourways, both of which fit the colour theme running throughout the school. Additionally, the Tessera carpet tiles are really easy to clean, another requirement set out in the brief, so it ticked all the boxes.”  In addition to the above, Forbo’s Surestep and Safestep safety flooring were used across the project to ensure the safety of students throughout the building. Specified in the Smoke and Silver Grey colourways to match the colour scheme, the safety floors were installed in the wet rooms on both floors, as well as in the DT classroom on the first floor.  Simon concluded: “We’re really happy with the finished project, as are the school and students’ parents. The school held an open evening in mid-January where the Head and Deputy Head showed visitors around the building; both were delighted with every aspect, especially the hardwearing finishes throughout.” With the initial design stage beginning in August 2020, the school was completed in December 2022 and opened for students shortly afterwards in the new year. They required a solution to stop dust going out of the building instead of being aspirated by the installed system when emptying grain trucks into the wheat grain intake pit.The solutionHart installed three Speedor Storm doors from 4m wide x 5m high to 7m high. The Speedor Storm is the next generation of large external door which has improved wind resistance on both sides of the door and is suitable for larger openings, greater than 6m. This door does not require separate wind bars as the curtain contains wind bracing every 1m and is held securely into the guide channels with rollers at either side. The success Hart Doors sent an experienced engineer to Mombasa to supervise and assist in the installation and commissioning of the doors along with the training of staff to install future orders. 18 more Speedor Storms were ordered for a specialised dry bulk discharge and handling terminal for grain imports, located in Shimanzi, Mombasa.
