About the project:Dublin Doors are a distributor of door leafs to door manufacturers throughout Ireland. Since Brexit, the market in Ireland requires the EN 1634-1 fire testing standard, as opposed to the previously accepted the British Standard BS 476. A customer of Dublin Doors wanted an overhead concealed door closer combined with 44mm thick doors, and it had to pass the EN fire testing standard.The specification of the doors was: (A) 44mm PB hardwood lipped all round door (B) 38mm PB core faced with 3mm mdf, routed with 2mm decorative groove in the faceDublin Doors were very aware that EN testing is widely considered to be more onerous than BS testing. The inclusion of a drop seal was also a point of concern - many companies have found that using drop seals to control smoke can appear to make the fire test harder to pass, with some experiencing prolonged flaming at the threshold. Rutland was able to help by providing its concealed closer ITS.11204, which can be used in 44mm fire doors – one of only a handful of concealed closers on the market that can do this. Rutland was also able to tap into its network of experts and consultants to discuss possible options, to help Dublin Doors to arrive at a combination that met the specification, and was most likely to succeed in the test. Dublin Doors were also required to write a Pre-Test Verification (PTV) before the test – a requirement at many test labs now. Rutland used its expertise in compliance to help complete this specification.The outcome:The results were excellent, with both doors lasting 49 and 51 minutes respectively in the fire test, for what was a 30-minute FD30 doorset, the more onerous European standard EN 1634-1 to achieve – E30. In our experience of fire testing, this is an excellent result for a 44mm solid timber door, and the Rutland team were just as pleased as Dublin Doors that the door, along with its concealed closer, passed with flying colours.

Throughout the frigid winters, a team of twelve individuals resides and operates within this isolated outpost. However, during the summer months, the population surges to around twenty inhabitants. They also needed to meet modern window performance standards, with double glazed windows and doors.They arranged to visit the workshop to have a look at how the windows and doors are manufactured and were delighted with the quality, thought and workmanship that goes into all the windows and doors they manufacture. The customer therefore decided to place an order for all the new timber windows and doors.After the work was completed, they commented that they are so pleased and happy with the end result. The customer also noted that the sash windows and doors were instrumental in the transformation of the building into a beautiful family home.

Drawing on over 20 years of experience installing operable walls, Style was recently challenged to come up with a solution to divide a large meeting area, despite there being no suitable structure in the ceiling to utilise as a fixing point. After some lateral thinking and close communication with the client, a non-structural timber frame was created for support, with the weight of the folding wall being transferred to the ground via a surface mounted floor track. A Stylefold 120 folding wall system was chosen as the only operable wall that could realistically accommodate the room structure.The client for this project was the international company, CEMAR, which offers a state-of-the-art, cloud-based administration support and contract administration product to companies in the construction sector. As part of a substantial refurbishment project of the Gloucestershire offices, CEMAR wanted to incorporate space flexibility to the existing open-plan meeting area. This would allow the expansive space to be quickly divided into two separate meeting rooms, or opened up for larger gatherings, presentations and as a general break out space.Demonstrating their expertise in this sector, Style was able to rise to challenge of installing an operable wall in an area with insufficient ceiling structure to support a partition, delivering a high-quality solution that directly meets the clients’ needs.“We’re very proud of our ability to work with clients to overcome complications in room structure and design, and develop a solution that works perfectly for them,” said Julian Sargent, Style’s group managing director.“The final installation not only complements the room’s interior design with a white melamine finish, but also offers 46dB Rw acoustic integrity and a pass door for room access when the wall is in place.”Style is the multi-award winning, market leader in moveable partitioning walls. Installed alongside some interesting brass architectural detailing, TECHNAL aluminium windows, doors and curtain walling has been specified and installed at Heathervale House, transforming the outdated office development. Situated in the centre of Tunbridge Wells, Heathervale House is a commercial property that has been used as an office space for decades. Originally clad in brick, slate and hung tile, the building had shown signs of disrepair, looking tired and dilapidated. To bring it back to life, the building owner developed plans to undertake a wide scale refurbishment and extension of the property. Following a feasibility study, the building was handed across to design-led architectural practice MortonScarr. From the outset, MortonScarr recognised how important updated glazing systems would be in improving the aesthetics and performance of the building, both internally and externally. Previously, Heathervale House had featured small, brown-framed windows, which limited how much sunlight those inside the offices received throughout the day. The entire facade of the three-storey building was re-clad with concrete tiles, with interesting projecting brass window boxes also incorporated. The window boxes, which feature TECHNAL systems, added visual relief to the building externally, whilst maximising internal vistas for the occupants. TECHNAL also assisted on a large rear extension, a new glazed lift to the front and two additional fully glazed storeys on top of the existing roof. Flooding the new office spaces with daylight, the large glazed expanses are shaded by two-storey bronze louvres. As a result the newly fitted office now brings in much more natural light than before.

Derek Coffey, a college lecturer, renovated a traditional 1800s-built Dutch barn in Llansilin, near Oswestry, Shropshire. The exterior of the barn is clad in burnt larch which looks fantastic and the interior of the home is equally impressive. When the renovation work reached an end in autumn 2023 the finished result was nothing short of stunning. The converted barn will now be a family home for Derek, his wife and their ten year old daughter.Coffey installed ECLISSE pocket door systems throughout the home in order to provide more usable space and better options for interior layouts. A total of ten pocket doors were installed, which were especially beneficial on both of the upstairs bedrooms leading onto ensuite bathrooms. “Installing pocket doors throughout the barn allowed us to save space and to use the space that we do have to better effect,” says Coffey. “We have another ensuite bedroom downstairs with a pocket door and the pocket doors on the downstairs toilet and utility room are especially beneficial as these doors would otherwise have clashed with one another when open – this problem is eliminated with sliding doors.”

The care home kitchen had been fitted with BioClad PVC wall cladding at the time of construction in 2011. All walls in the rectangular-shaped room were fitted with BioClad from ceiling to floor. The antimicrobial performance of the wall cladding was to be appraised according to the findings of the study.

The new office is entirely sustainability-oriented. The Mobilane green façade at Essenza Home contributes to the company’s sustainability vision and provides a warm welcome for its retailers, customers, and staff. Family business ESSENZA HOME has been designing, producing, and distributing home & living products to suit various interior styles for 60 years. In 2021, the company moved to a new office in Bunnik. The building of no less than 2500 m2 is located directly on the A12 motorway. The new premises was built with an eye to the future and aligned with their sustainability vision. Therefore, the sustainable green Mobilane façade was a logical choice.Installation of the green façadeThe installation of the green walls was quick and easy. The green walls, with a total surface area of over 200 square meters, were placed against the stone and wooden façade by means of Magnelis steel omega profiles. The design incorporated the window and door sections and the water and electricity pipes.The almost 10,000 plants are installed in modular cassettes and pixels attached to the profiles. All of the cassettes, pixels, and covers are made of a fire-retardant EPP (B-s2, d0). This material is light, UV-resistant, air-permeable (for good root growth), and fully recyclable. An automated irrigation system provides the MobiPanel green walls with water and nutrients.Plant selection for the green façadeThe plants in the green facades were selected according to various factors. The orientation of the façade, the different flowering seasons, plants that stimulate biodiversity, and, finally, aesthetics were all considered. For example, Bregenis ‘Bressingham White’ is a beautiful spring bloomer with elegant white flowers that bloom from April onwards. The Vinca minor is a strong evergreen covering plant. It also flowers very early in spring. Vinca minor can be used on facades in both sunny and shady spots. The Vinca will produce more flowers in the sun than in the shade. Geranium Rozanne is a carrier plant for wild bees. Many species of wild bees, as well as butterflies and bumblebees, find their nectar here.Advantages of the green façadeThe green wall on the two outer walls is a real eye-catcher. Floor Smits, Head of Brands and second generation in the family business: “As a family business, we find it important to focus on the long term. During the renovation, we, therefore, invested heavily in sustainable solutions. When we were introduced to the possibility of a vertical garden for the façade, we were immediately enthusiastic. The green wall has many advantages, such as purifying the air, increasing biodiversity, and providing a nice haven for bees and other insects. Finally, we want to make a statement and show that we are committed to a sustainable world.” In addition to the office, there is also a b2b showroom and a brand store will be opened for consumers this year.Increased biodiversityRosalie Smits, Head of Channels and also the second generation of the family business, indicates that biodiversity is an important spearhead for the organization.The green façade attracts many insects, thus stimulating biodiversity in the area. As described earlier, the flowers of Geranium Rozanne, among others, provide nectar for many insects such as the wild bee and butterflies. Wild bees and butterflies are an important link in our food chain. They provide 60% of the pollination of our fruit and vegetables.The facades also attract various birds and other insects and serve both as food and as nesting and hiding places. In the cassettes between the plants, birds can nest safely. Since the Grenfell tragedy in 2016, there has been an increased focus on fire-safety compliance in all communal buildings. This focus sharpened even more when, early in 2018, the media unearthed evidence of some non-compliant products having been installed there, including internal fire doors that had been fitted without smoke seals. As a result, there has been heightened attention on every aspect of safety, not least on fire doors. Fire officers and building management personnel understandably want to ensure they have covered every possible safety angle.To this end, they are now often insisting on going beyond the specifications required by regulations.However, in trying to ensure doors provide the maximum protection against fire and smoke, another potential problem can arise that, if not addressed, can undermine those good intentions.The problem:One of our customers, a door manufacturer and installer, had recently supplied doors but then been informed by their customer that they were not successfully self-closing as they were meant to. The assumption was that the door closer was not performing correctly, so the ‘fault’ was relayed to Rutland with a request for a resolution. We agreed to visit the site swiftly to assess the situation. Our inspection found that the door closer was correctly specified for the width and weight of the door, but that the smallest possible door gaps had been specified. These, coupled with substantial smoke seals around the doors, were causing significant resistance to the doors closing. Although the resistance was due in part to the physical aspects of the small gaps and the seals, the main problem was actually the build-up of differential air pressures on either side of the doors.Given the increased focus on maximum fire defence at doorways on all new-builds and building refurbishments, this problem is arising ever more frequently. Tighter door seals have the effect of creating separate, near air-tight pockets within a building, each holding air at slightly different pressures. The bigger the building, the more such pockets and the greater the pressure differentials that can potentially build up.These pressure differentials can have a significant additional effect on the amount of force needed to close each door and must be taken into account when choosing and setting closers.The Rutland response:Rutland’s technical team attended the site as required to support the customer in achieving a solution, first to identify the issues with air pressures and then recommend and implement a solution to the problem.Initially, we made hinge and latch adjustments to the door sets to overcome some of the resistance. This proved to be insufficient to ensure all the doors correctly closed first time, so we advised upgrading to stronger door closers. This recommendation was supported by supplying the door manufacturer with relevant data from previous tests on an equivalent door set to verify the product’s suitability.The new closers were delivered to the site and our technical team remained on hand to provide extensive assistance with the installation. Rutland created a bespoke jig to aid the door manufacturer’s installers in fitting the replacement door closers, significantly cutting down the time it took to rectify the problem.Outcome and key learning points:The project was successfully brought back on track, to the full satisfaction of the property owner and the door set manufacturer. All doors now function as they should and are delivering the intended fire safety for all building occupants.This case highlights that, due to heightened protective sealing around doors, there is an increasing likelihood of air locks forming in buildings, which means that specifying of door closers cannot be based simply on weight and width of doors, as has traditionally been the case. The pressure differentials that result vary building by building, based on each one’s layout, so it necessitates careful assessment to ensure that appropriate closers are specified.

The large windows, which are automatically opened and closed by 30 GEZE Slimchain chain drives, give the reception area at the main entrance to the building a bright and spacious feel. The uniquely slim and understated look of the Slimchain window drives integrates perfectly into the unique façade design of the Brodick ferry terminal.The Slimchain window drives were installed not only on the large windows in the lounge, but rather throughout the entire two-storey building – with the exception of the upper ventilation openings: Powerchain chain drives are used there. These especially powerful window drives were chosen to operate the larger windows, since they allow for large opening widths – which is important for quickly venting smoke in case of a fire.The window drives are connected to a GEZE MBZ 300 SHEV control panel for smoke and heat extraction drives, which is integrated into the building management system of the terminal. This makes it possible to easily control and monitor the complex natural ventilation system.Ventilation, smoke and heat extraction, and emergency exit protectionThe windows in the staircases are also equipped with Slimchain chain drives. If needed, the window systems also allow for natural smoke and heat extraction: In case of smoke and heat, the smoke extraction solutions open the windows and control fresh air openings, so that lifesaving escape routes remain smoke-free and safe to use in case of an emergency. In addition, GEZE OL Line manual fanlight openers provide supplementary natural ventilation.Door systems for accessible fire protection doorsBeneath the glazed western elevation are two automatic swing doors to either side. These are powered by GEZE Slimdrive EMD-F door systems, just like another door on the side façade of the building. The electro-mechanical swing door drives for single leaf fire and smoke protection doors are extremely versatile: They provide power assisted opening and can be initiated using the operating button with constant opening and closing speed. Integrated obstacle detection also identifies potential obstacles and stops the opening or closing process if needed. By doing so, Slimdrive EMD-F drives also ensure easy and safe access for people with mobility issues.Understated design and high access convenienceFrom the main entrance, a glazed corridor leads to a bi-parting sliding door powered by a GEZE Slimdrive SL NTsliding door system, which leads into the foyer of the main reception area. The Slimdrive door drive fulfils two key stipulations here at once: It is suitable for interior and exterior doors with high levels of footfall, and ideally suited for glass façades with high design standards – such as the Brodick ferry terminal – due to its low operator height of just 7 cm.

This allowed for 1 larger usable room and then to be sepperated with the use of the MG200, each system were manufactured with a access passdoor. Each MG200 system offers a access door panel to get to one side of the opening to the other as standard. Our flush lever door handle has been designed to comply with the DDA regulations. Due to the high level of foot traffic within these areas the MG200 system was ideal as each panel edge being protected with a satin anodised aluminum profile. Manufactured panels have a different level of acoustic reduction, but all of them provide the kind of flexibility needed to work perfectly within any office or commercial environment following a professional installation from ModernGlide. Because there is no need for a structural head support, this makes the MG200 series perfect for smaller openings. The versatility of our sliding folding wall partitions continue through the format of slimline stacking. This means that when the wall is not in use, it will take up minimal space in your environment.

In total they required over 20 new sash windows and timber casement windows, and 4 new external wooden doors.As all of the new windows and doors that we manufacture are bespoke, we were able to ensure that their replacement windows and doors exactly matched the original designs, meaning that they fitted in with the surrounding properties and retained the aesthetic look and feel of the property.Due to the location of the property, all the new windows had to be carried up through the property by our experienced installers to be fitted.Both the customer and contractors were very happy with the work carried out, which helped transform the property into a beautiful home.
