Innovative Solutions to Common ChallengesThe StayCity Hotels project was one in which Umbra's unique motorisation options were brought into play in a major capacity.The main challenge at the time was that motorised blinds were catching on objects within the room such as furniture and other objects obstructing the blinds mechanism. This was causing damage to the blind system themselves and meant a lot of downtime and maintenance cost. This was solved by a unique obstacle detection solution that Umbra offers, meaning that the blinds would stop when coming into contact with an outside object.The wide range of fabric options Umbra offers also helped greatly in this project. A fabric with high heat control properties meant that over the entire hotel, large savings could be made on heating and cooling costs. With sensors within the blinds also being able to communicate with the BMS, helping further with heat control and therefore energy efficiency.This is where Umbra's unique obstacle detection motors came into play, whereas before an obstacle would have been met with the force of a blind trying to close despite being unable to, now the smart sensors detected the obstacle and brought the mechanism to a swift halt, saving the obstruction from damage or wear.The full blackout KuroLok blinds also go a long way in quality of sleep for the residents of the hotel, blocking all light and creating a private environment greatly heightened the customer experience.The wide range of fabric options Umbra offers also helped greatly in this project. The Crouch End Picturehouse in North London is an interesting example of how Kalwall® can be used to convert an ugly 1950’s concrete building into a state-of-the-art space suitable for the 21st Century.  •   This project by Panter Hudspith Architects forms part of a wider initiative within the London suburb of Haringey aiming to re-establish the area as one of London’s cultural and arts centres. The result is a remarkable transformation of a building, originally a factory then an office, into a £4.5 million cinema complete with café, bar, restaurant and community rooms.  •   The unique style of this four-screen cinema has attracted much interest, not only because of the dramatic transformation but also because of its new external elevation. •   The use of Kalwall, coupled with other sustainable measures including solar panels and a green wall, means the picturehouse has achieved a BREEAM rating of Very Good. The Solution Panter Hudspith Architects replaced the original curtain wall and specified Kalwall® for the front elevation. Unusually, this unique translucent cladding is fitted with a tight 150mm wide grid, known as Verti-Kal™, which not only serves to emphasise height but is the first of its type in the UK. On this scheme the Kalwall panels also insulate to 0.78 w/m2 making the building eye-catching and sustainable. Unlike conventional glazing, Kalwall eliminates shadows and glare and the stark contrasts of light and shade. The system also enhances simplicity by eliminating the need for blinds, curtains or solar control. Even on cloudy days, the interior is bathed with natural daylight, which means less artificial lighting and, because Kalwall is highly insulating, energy costs are reduced. Kalwall is increasingly being used in the UK for new buildings and also for the refurbishment of cladding or rooflights on aged buildings. One of the main attractions of specifying Kalwall is its unique effect on both the interior and exterior. Although translucent, it offers the big advantage of privacy while the elevations appear crisp and simple. When illuminated at night they emit an inviting ethereal glow.  The CommentsArchitect James Jeremiah comments, “This is the first time we’ve specified Kalwall and it fulfils our vision of retaining the modernist characteristics of the building. One of our original concepts for the building was of a zoetrope (one of the earliest forms of moving image) and there’s a strong history of using transparency in films with people moving behind the shadows. We felt the Kalwall system was a very good fit for what we wanted to achieve”. Amanda Birch, Technical Editor Building Design writes, “To appreciate fully the building’s transformation, it is best viewed from the street. The concrete structure has been retained along with its striking line of concrete columns, which are now a strong feature of the front elevation. The original coloured insulated glass panelled system has been replaced at first and second floor levels with Kalwall’s 75mm thick insulated cladding system creating a dynamic façade that is particularly effective at night.

On average, the plant has built a Nissan car every two minutes since production started.Project/doors:10 Speedor Cleanrooms (Over 200 doors supplied to the plant)The challengeFollowing the manufacture of a new paint plant where Hart have a number of doors including several ATEX, Nissan identified a requirement for new repair lines to enable them to carry out both light and heavy repairs and not have to completely repaint the vehicles. This is fast moving environment with the need for a reliable and dust reducing solution.The solutionUsing a tried and tested solution, Hart installed these “hybrid” Speedor Cleanrooms with ATEX operators within the repair zone. We worked closely with site engineers to give them the solution they require, rather than a door to fit an opening. The Speedor Cleanroom maintains strict air leakage requirements over specified pressure differentials and a non-touch safety light curtain which ensures maximum protection to personnel. The successHart is a trusted supplier to Nissan and its subcontractors. Having worked on the site since it’s inception, Nissan approached Hart to supply the doors. Newton System 500 provides a complete waterproofing solution for a boathouse situated on the River Thames, installed by Newton Specialist Basement Contractor Stonehouse. Newton Waterproofing Systems were contacted to provide a solution for a delightful boat house on the River Thames.The property originally had a wet dock but this had been back filled and capped with a concrete floor. The client wished to use the ground floor as a bedroom, but during a recent flood the water level had reached 500mm internally.Newton System 500 provided the ideal solution, as it works by redirecting the water, rather than trying to hold water back – which would be impossible under such pressurised conditions. Newton 508 Mesh was chosen for the walls, Newton 520 to the floor with a Newton Basedrain ring around the perimeter. Two Newton Titan Pro pump systems were used, which included a battery back up system.Newton System 500 was installed to this property by Newton Specialist Basement Contractor Stonehouse BasementsRather than holding water pressure back, therefore, it was accepted that the river would penetrate the structure and would be pumped out. The system is designed so that ingressing water is depressurised by the Basedrain and then moved around the Basedrain ring to the two Titan sump chambers. The chambers each had 40mm discharge lines exiting the structure. Both pump systems had non-return valves so if the river rose over the level of the pipe the pumps would still be effective.The full waterproofing system was installed in a little over a week. The major test came when the River Thames rose against the property to a depth of over one metre! The Newton System 500 waterproofing system coped with the water ingress as designed. At the height of the flooding, all three pumps in each sump chamber were operational. The system proved to be fully successful.

Located in East London, on a water gateway between the River Thames and over 2,000 miles of navigable canals, the six-building Limehouse Basin development comprised of a white EPS insulation board that was fixed to horizontal PVC rails that created a drained cavity between the insulated façade system and the substrate.Due to strict regulations introduced in December 2018 following the Grenfell tragedy, which states any building exceeding 18 metres in height must have walls comprised of non-combustible materials, this building was deemed non-compliant, unsafe, and not fit-for-purpose.Development owners Beckford, supported by the Building Safety Fund (BSF), required an expert team to execute the removal of the existing EWI and replace it with an appropriate alternative, without disrupting the unique aesthetic of the building.The combination of K Systems and Retrofit UK, two companies renowned for their expertise, quality of service, and superiority in the market, was an obvious choice for Beckfords.We have a good portfolio of BSF projects to date, and Limehouse Basin is another great example of how our team along with one of our approved installers can help make a building fit for purpose, whilst overcoming numerous challenges along the way. Unrivalled expertise and professional delivery are apparent in every groove and corner of this refurbishment.Our ServiceTogether with Approved Installer Retrofit UK, K Systems continued works despite Covid restrictions (adhering to Government guidelines) to deliver the Limehouse Basin project within the agreed timeframe and with minimal disruption to residents as requested by the client.Removal of the existing EWI system took place in rotation with the installation of the new system, and a robust programme was put into place by the contractor to ensure the building was not exposed to the elements for long periods of time, ensuring the residents were kept as comfortable as possible especially during the winter months. Decanting of the residents did not take place, so we worked alongside all parties to ensure the health, safety and welfare of the residents were prioritised during the works.Due to the nature of this project, technical monitoring from the K Systems team was increased, and weekly visits were planned along with a reactive approach to any on-site issues that arose from a technical perspective. Our technical teams actioned regular quality assessments and maintained open communication with all stakeholders.The result – an industry-leading insulated façade solution that fulfilled Beckfords’ criteria and delivered an outstanding architectural design and structure, fully compliant with fire regulations and boasting a better U-value which translates to better living conditions for the residents.Technical Project DetailsThe key objective for the Limehouse Basin project was to remove the non-compliant EWI system and replace it with a non-combustible system to meet current building regulations.Our team insist on being involved from the very concept of any BSF project to ensure an accurate specification could be developed and allow any initial underlying issues to be identified and rectified swiftly. Therefore, our Technical Team witnessed the removal of the existing system and inspected the substrate thoroughly.After extensive scoping, the K Systems M, mineral wool insulation, system with a silicone render finish was chosen as the preferred option, meeting the demands and needs of the client and current building regulations. This system provides high levels of fire resistance and non-combustibility (an A2-s1, d0) bringing it in line with mandatory Government requirements for buildings over 18m tall.With superb acoustic qualities and excellent environmental properties, the M System didn’t just tick the fire resistance box. The thermal performance of the building was significantly enhanced, with a U-value of 0.30W/m².k being achieved.The shape of the buildings were complex, with numerous curved areas of various facades. This meant the finish required an expert eye and a skilled hand to deliver seamlessly. Both K Systems and Retrofit are renowned for their expertise and superiority in the market, and therefore such challenges were overcome, and high standards of workmanship delivered.Another very challenging aspect of the build was the replication of the rainscreen cladding to the front of the buildings. This detail was successfully created by using tape joints, stop beads, and black silicone mastic to create a shadow gap – further testament to the expert capabilities of our team. This particular finish not only delivered the desired aesthetic but delivered an additional benefit of cost savings for the client.We worked closely with Retrofit UK throughout the duration of the refurb and as a result the Limehouse Basin buildings have a contemporary finish and attractive aesthetic worthy of the projects postcode, and one we are confident existing residents welcomed and potential residents appreciated.

The Brewhouse, formerly known as Farsons Brewery was one of the first and finest examples of concrete-reinforced Art Deco buildings on the island of Malta. The building was founded and designed by Lewis V Farrugia and William Binnie and originally opened 73 years ago in June 1950.Now a Grade II listed building The Brewhouse has been part of a €86 million redevelopment project, reimagined by world-renowned London based ritchie*studio. Covering over 7,000 sq m of industrial space, the building now includes a unique mix of office, food and beverage, retail, visitor experience, and events space over seven floors.In a building of such historical and architectural significance the new windows not only had to look as close to the originals as possible, but also meet stringent requirements for thermal efficiency, as the building was designed to meet the strictest of environmental codes. The Ruskin Square car park in Dingwall Road was fully modernised to help accommodate growing car parking needs. It is conveniently located to local attractions such as the Whitgift Shopping Centre and BoxPark Croydon. With these local retail and leisure facilties on the car park’s doorstep, it was necessary to ensure that it is secure and compliant for all its users. The car park itself is fully accessible 24 hours a day, 7 days a week so safety was a key priority throughout the project. It houses 565 parking bays for people to use and resembles an effective resource in the local area to provide access to these key sites. We ensured that all of the products specified on the project were fit for purpose and met the client’s needs. We installed a combination of RB1X posts, handrail, mesh and our patented BS EN 6180 restraint strap to create a total solution. Pedestrian protection was a key priority so we specified our BS EN 6180 restraint strap that offers limited deflection on the handrail from pedestrian loading. The strap reinforces the handrail to provide additional protection to the vehicle restraint system.

Over 300 Optima casement windows and 60 doors from Profile 22 were used in a new 85-bed care home and 45 assisted living apartments in Sutton Coldfield. Background The Sutton Rose development in Boldmere, Sutton Coldfield is a new build 85-bed care home with 45 assisted living apartments. The developer is renowned for delivering exceptional quality projects, which means suppliers have to meet exacting standards and quality specifications. The window and door contract were awarded to Sutton Designs in Kingstanding, Birmingham, with manufacturing undertaken by Profile 22’s Approved Commercial Manufacturer, Central Window Systems in West Bromwich. The two companies had worked on previous care projects, which meant that as well as being able to demonstrate their ability to meet the tender requirements for this project they also brought a proven track record. The window specification The window and door system specified for the project was award-winning Optima from Profile 22, a fully-integrated 70mm system which offers a step-change in advanced window design. The high-specification system comes with an impressive set of credentials and design flexibility to meet all commercial project requirements. In this project, all windows were fitted with open-out restrictors for the safety or the residents and all window and doors needed to comply with fire and smoke escape protection measures. Optima offers market-leading structural strength and high-security features and casement windows are PAS24:2016 approved as standard which was important to meet the project specification. The windows and doors were manufactured in Anthracite Grey on White to match other developments in building contractor’s portfolio and create a sleek, modern aluminium aesthetic. A carefully managed installation process Sutton Designs is an experienced new build and commercial window installation company and has worked with Central Window Systems for over three years. The two companies worked in close partnership to ensure all windows and doors were manufactured and installed to the required timescales. The project was completed during the Covid-19 pandemic, which meant appropriate health and safety considerations also needed to be taken into account. An impressive new elder care development The completed project will provide modern and well-equipped homes for the residents. The new state-of-the-art building is located close to the city centre and the university, which spins out around 15 science firms a year. Created and built by Oxford-based Robin Swailes Design and Development, the SuperLab offers almost 7,000 sq ft of accommodation for up to 84 staff and blends contemporary design with the latest efficiency features while meeting the needs of the modern workforce. The building is made of 95 per cent recycled aluminium and features a grey water system using collected rainwater to flush the toilets, thermal efficient panelling, air source heat pumps and solar panels to minimise its carbon footprint and keep running costs as low as possible. Metal Technology Ltd supplied a range of its high-performance glazing products for this unique development via approved fabricator Alternative Windows. Products used were: System 17 Curtain Walling, System 5-35Hi Tilt Turn Windows, System 4-35Hi Fixed Casement Windows and System 10-35 Thermally Broken Commercial Doors. Curved walls, round windows and open ceilings create a sense of space and wellbeing, topped off with advanced acoustics, quality finishing touches and a playful interior. The result is an inspiring and design-focused workplace that encourages collaboration. Outside, a roof top recreation area provides space for al fresco meetings, eating and drinking with views over Oxford’s Dreaming Spires. A fantastic project to have been involved in, which ultimately encourages young and innovative science pioneers to stay and further their career on home soil.

A faceted on plan curtain wall completed in AluK’s SL52 system is the centrepiece of the two storey community hub known as The Curve in the Bryn Gaer Place housing development. AluK’s technical team worked closely with their commercial fabrication partners Vellacine to design the curtain walling for the project in Newport, which also required an external canopy to be attached to the system. The challenge was to deliver the faceted on plan design in a practical and cost effective way. This was achieved utilising AluK’s SL52 curtain walling system with a variable gasket solution and a single mullion to ensure that the glazing complemented the external façade design. AluK’s SL52 flexible, capped curtain walling system met the aesthetic, thermal, wind and water performance requirements set down by the north Wales based architects Ainsley Gommon.

The Ascent Aluminium fixed ladder access system was specified to create a permanent safe access route to the roof for maintenance personnel. As the overall height exceeds 10m the ladder was required to be broken with a mid-height rest platform ensuring no single ladder length exceed 6m. Hoops were provided throughout for fall protection, an anti-climb plate was fitted at the base. The ladder was designed in accordance with BS 4211:2005+A1 2008 and the ladder was manufactured in accordance with CE 1090 factory production control procedures.

For the main entrances, Senior’s robust SPW501 Commercial Doors provide both security and longevity for these high traffic areas. This was a complex project which required precision, close co-operation between all sub-contractors and 3D BIM modelling to ensure co-ordination of all the elements involved.

An impressive basement extension, housing a swimming pool and sauna, required a robust waterproofing solution at this large country home.Newton Specialist Contractor Stonehouse were brought onto this large residential project to waterproof an underground extension including a swimming pool and sauna. Set in a small village in Berkshire, the impressive countryside home was designed by architects Spratley and Partners.For the new below-ground structure, Stonehouse were required to install a failsafe and maintainable waterproofing system that would completely protect the luxurious basement from unwanted water ingress.Ensuring that the project was fully compliant with BS 8102:2009, Stonehouse recommended a combined waterproofing solution using a Type B reinforced and water-resistant concrete structure designed to BS EN 1992, combined with a full Type C internal cavity drain membrane system.As the most reliable and completely maintainable Type C waterproofing solution, the Newton CDM System was the ideal choice for this structure. Firstly, Newton 508 membrane was securely fixed to the internal walls of the basement using Newton's specialist MultiPlug fixings.Any water that is captured by the membrane is then drained away with Newton Basedrain channels, and pumped out of the property using a Titan-Pro sump chamber fitted with two NP400 pumps and supported by a failsafe battery back-up system.As an extremely experienced waterproofing contractor, Stonehouse were able to confidently recommend, design and install a comprehensive and truly failsafe waterproofing system that will protect the property from unwanted water ingress for many years to come. Stonehouse also provided complete peace of mind by offering a 10-year guarantee on the installation.

Fitzwarren Court is of one the highest buildings in Salford at 23 storeys and was a major refurbishment requiring an aesthetic and thermal upgrade. The building had originally been earmarked for demolition as part of a wider regeneration of the area, but plans were halted when Salix Homes secured funding to modernise the block.The Casey Group were appointed as main contractor for the work. New kitchens, bathrooms, doors and windows have been fitted to all 135 apartments. Our approved installer Hamilton Building Contractors were contracted by The Casey Group to complete the exterior wall insulation and rendering which had a metamorphic effect on the building’s overall appearance and thermal performance.The 1970s building was a pre-cast concrete panel system. The panels were of a ribbed surface design and were fitted together creating a recessed detail which was a unique design feature. Alongside Hamilton, we worked to transform the façade aesthetically creating a modern building, with a safe, stylish and thermally efficient solution. A complete revamp which has given the building a new lease of life and delivered safe, modern and energy efficient homes for the residents.We worked in collaboration with Hamilton Building Contractors to ensure there was minimum disruption to the residents of Fitzwarren Court, who remained in their homes while the work was carried out.K Systems produced a bespoke high-rise specification which included various zonal wind load calculations optimising the longer-term safety and durability of the design. Benefiting from stunning riverside views of the Ouseburn, a small tributary of the River Tyne, the scheme has been designed by Xsite Architecture and constructed by Esh Construction for developers PfP igloo.The architectural style of Lower Steenberg’s Yard has been informed by both the neighbouring Victorian-era industrial buildings and Scandinavian design elements, with the latter inspired by Mr Richard Steenberg, the Danish industrialist who established a number of businesses in the area throughout the 1850s. As a result, clean lines and the extensive use of natural light are key features of the scheme. This has been achieved to great effect using Senior’s slimline aluminium fenestration systems which have been fabricated and installed by Crown Doors and Shutters.Each of the apartments feature Senior’s low U-value PURe® aluminium windows, specified as triple-glazed tilt and turn style units to provide safe and secure ventilation and ease of maintenance. Senior’s thermally-efficient PURe® SLIDE and PURe® FOLD patio doors have also been installed to provide access to private terraces which overlook the river. As well as helping to maximise the use of natural light, Senior’s fully Part L compliant PURe® aluminium windows and doors will also help improve energy efficiency, reduce fuel costs and contribute to lowering the overall carbon footprint of the building.The ground floor retail units also benefit from Senior’s PURe® casement aluminium windows, with further daylighting achieved through the use of Senior’s slim profile SF52 aluminium curtain wall system to the main entrances. Senior’s robust SPW501 commercial doors have also been installed to provide safe and secure access.

Materials such as wood pellets are unloaded into hoppers which simultaneously load directly into lorries that drive into the hoppers. The process generates dust which must be controlled as a residential area is close by. These hoppers are in highly exposed areas and require a product that withstands strong winds.The Solution:The mobile hopper systems originally came with rigid doors that blew out as they were rated Class 3 and were not fit for purpose. We resolved the issue by installing robust Speedor Storms, the Speedor variant with exceptional wind resistance up to Class 5 (over 90 mph). Their automatic action and robust design ensured that the doors worked during all weather conditions ensuring the efficiency of the port is maintained.The success:The original project was to install 2 doors to the hopper systems. Due to the reliability of the first 2 doors, a further 2 Speedor Storms were installed a few years later.

BackgroundFor the perfect example of architectural excellence which not only delivered an impressive aesthetic, significant environmental benefits, and a more robust structural foundation, but also improved thermal performance, look no further than the eight-storey, three-building Building Safety Fund (BSF) project Devonshire Mansions.Situated in beautiful Eastbourne on the south-east coast of England, Devonshire Mansions were an extremely attractive choice for those wanting stunning sea views and some peace and privacy. However, due to their location in a high exposure area, the buildings were aged and weather-beaten, and required a full overhaul and refurbishment to modernise, align with current safety regulations for high rise buildings, and strengthen the buildings at their core whilst rejuvenating the exterior.Understanding and appreciating K System’s renowned ability for outstanding refurbishment projects, Pavehall contracted K Systems to completely refurbish this residential development and deliver on the following four primary objectives:- Remediate unsafe cladding- Improve the thermal performance rating of each home- Update and seamlessly replicate existing façade features- Deliver a solution with acoustic benefitsOur ServiceIn collaboration with Archiflair Design, Pavehall, and Fullers Plastering, K Systems delivered an industry-leading, insulated façade solution that fulfilled the desired criteria, achieved a U-value of 0.26 W/m²K and resulted in an outstanding architectural structure.The commitment of K Systems team, their continuous communication, in-depth level of reporting, and consistent presence on site not only ensured a perfect refurbishment, but also instilled 100% confidence in the supply chain throughout, showing exemplary levels of customer service.This project is a great example of how K Systems overcame various construction challenges to deliver within the agreed time constraints.The make-up of the façade had multiple protrusions in forms of balconies meaning that every sheathing and insulation board had to be cut to fit. Replicating this without compromising on the strict site deadlines was a challenge but under the great install team and K Systems’ expertise and onsite presence, this was achieved.Additionally, Devonshire Mansions had a problematic substrate and challenging aesthetic deliverables. Working closely with all partners, and utilising digital technology, K Systems mapped out the refurbishment and specified the ideal solution to Pavehall for implementation.Technical Project DetailsAfter a comprehensive scoping process, K Systems discovered that the existing system had a drained cavity build up and when removed, the sheathing boards were compromised by water. With the buildings being high rise, steel frame and multi-occupancy, the industry-proven K Systems Exicco Cavity Drainage EWI System was specified.In the Exicco system, the drained cavity behind the insulation ensures that any interstitial moisture escapes without detriment to the performance of the system. Due to their seafront location, Devonshire Mansions were prone to fierce rain and water exposure, so this system was the ideal choice to ensure any future moisture or condensation build up was allowed out to avoid compromising the substrate or newly installed façade.Once the strip out of the existing façade had occurred, further challenges were discovered – the substrate was far from line and level. This meant that every rail within the newly installed EWI system had to be packed out using steel shims to create a level vertical façade, subsequently adjusting the specified fixing lengths to suit.Some elements of the substrate were high strength concrete incorporating a flint aggregate which proved problematic for standard mechanical fixings. Via K Systems’ on site support, a suitable, more bespoke fixing was specified which ensured proper anchoring of rails and intumescent fire barriers. A swift solution was achieved with no detriment to the construction programme.The newly installed Exicco system was combined with the K Systems M (Mineral Wool) system. This high performing system provides optimal levels of fire resistance and noncombustibility and its installation at Devonshire Mansions meant that the fire classification of the buildings was upgraded to A2-s1,d0 meaning that the development is now compliant with the latest building regulations for all high-rise dwellings in England, further ensuring the safety of residents.Devonshire Mansions is visually impressive with its feature balconies, architectural cornices, ashlar panelling and quoin detailing. It was a specific requirement of the client to remediate the unsafe cladding without losing these exterior design features.K Systems created two specifications; one for the elevations and one for the balconies and provided bespoke detailing to allow them to seamlessly harmonise as one façade. Ashlar panelling and quoin detailing was replicated cost-effectively using varying thicknesses of non-combustible mineral wool insulation which was over-rendered skilfully by the contractor using K Systems Silicone Thincoat render.The more intricate cornice features were all bespoke manufactured using compliant non-combustible materials and integrated into the design with K Systems providing robust detailing to create a water-tight barrier and eliminating cold bridging. Decorative columns were installed at ground level to complete the façade.The eye-catching, waterfront dwellings were finished with Silkolitt+ - a versatile, easy to apply, water repellent, durable, and low maintenance thin coat render, perfectly paired and formulated for use with our Exicco systemOverall, K Systems specified a fit-for purpose, non-combustible façade with a high level of complex architectural detailing using cost effective solutions. The installation process was overseen by our unrivalled site support team who were frequently on hand to solve any issues as they arose.“Working alongside K Systems on a project of the size and nature of Devonshire Mansions was a true pleasure.
