The JV40Bis office building, located between Calle Josefa Valcárcel and Calle Telémaco in Madrid, features more than 8,700m² distributed across seven floors. Thanks to its architecture comprised of classic lines, this building by the architect Francisco Mangado provides a striking contrast to the glass facades of the adjacent office buildings.The main architectural goal was to create a healthy work environment, prioritizing the well-being of workers in terms of visual, thermal and acoustic comfort. This aim was achieved and the building was awarded LEED Platinum certification, issued by the U.S. Green Building Council. This certification classifies the project as a sustainable, energy-efficient construction with reduced emissions and a satisfactory indoor environment; in this case, this leads to comfortable workspaces.All this is, in part, thanks to the more than 700 Bandalux Premium Plus shades that guarantee optimal solar management given their minimum gap (space between the fabric and bracket). These technical shades integrate well with the restrained, timeless aesthetics of a large, diaphanous space that encompasses work zones, relaxation areas and leisure spaces in which the user adapts solar incidence to the requirements of any given moment.The Polyscreen® 550 fabric in White Linen can block up to 96% of sunlight and it provides the visual and thermal comfort necessary in the workspace. Its high energy performance leads to savings in terms of heating and air conditioning. It is fully recyclable, free from substances that are harmful to health, and it preserves the indoor air quality, having been awarded the Greenguard Gold certification.

ChallengesSinclair Watt were provided with a detailed brief to provide accommodation for a new main entrance and reception area, product display hall, meeting room suite, additional office space and customer service telephone hall and ancillary accommodation. By necessity these were required to be large spaces to accommodate large numbers of employees and visitors.The building had to achieve seven basic goals – to allow VELUX to be a good neighbour, to be simple and beautiful, to make arrival a good experience, to be a model of balanced daylight, natural ventilation, good indoor comfort and healthy materials, to apply a well-defined, high-quality structural concept, to obtain good sustainable standards with a minimum use of energy, to be visible and logical, and to create value and express the VELUX values.The ceiling systems had to meet the Class 1, aesthetic, fire and acoustic performance required for the 37,673 ft² two-storey building which features an engineered timber and steel structural frame. The project was the first time Zentia’s Ultima+ Finesse mineral tiles had been installed in Scotland.SolutionsSinclair Watt met the brief by incorporating a regular and prominent engineered timber and steel structural frame that provided a design with a clear distinction between the supporting structure of the building and the facades and roof. This was both to create clarity and logic in the design and to make it possible to replace or update the not-so-permanent parts of the building.The internal design incorporates a central street and atrium that acts as a meeting place as well as a general circulation area and allows the best use of natural sunlight and natural ventilation throughout the building. The building provides good indoor comfort and utilises healthy materials.The three key areas – energy efficiency, healthy indoor environment and renewable energy – constitute the basis of the new building. A fabric-first approach for the building was adopted with high insulation levels and low air permeability rates to reduce overall heat loss from the building. This combined with a natural ventilation and daylighting strategy, and the use of LED lighting and air source heat pumps as the main heating source, resulted in a highly energy efficient and sustainable building.Some 1,1,00 m² of the Zentia Prestige hA+ Tegular15 tiles were used in the ground floor offices and storerooms, while 100m² of the Finesse tiles were used in the restaurant, kitchen and toilets. The Ultima+ range features class-leading light reflectance of 87% and Euroclass A2-s1, d0 fire classification, the Tegular15 variant with Class A sound absorption and Finesse a fully concealed, fully painted edge detail.Architect Iain Mitchell said: “We specified the Zentia systems as they have a good product range, good suspension systems, with good product information and good technical backup. They met all the aesthetic, fire and acoustic performances.“Zentia shadow and transition trims were used so the Zentia ceilings tie in well with adjacent plasterboard walls and ceilings. The client is very happy with the ceiling installation and building as a whole.”Colin Burns, commercial director of specialist sub-contractor PFP, said: “We had some meetings with Zentia to talk through the detailing of the Finesse element and put it to the guys on site but apart from that, and some coordinating with services, it was very straightforward. It looks good as it always does and gives a nice bright finish. It was interesting to be the first installer of Finesse in Scotland.”

Care Spaces played a crucial role in enhancing the living conditions of a private client, referred to as Mr B, who had experienced a spinal injury leading to a loss of physical independence. Collaborating with an architect to design a bespoke extension, we focused on the bedroom and bathroom to cater to his specific needs. The centrepiece of the design was an XY ceiling track hoist with a magnetic transition gate system, facilitating safe transfers between the bedroom and bathroom. Care Spaces also recommended bathroom equipment tailored to Mr B's needs, including a washer/dryer toilet, a static-height hand basin, and an Avero care bath with an air spa system for therapeutic benefits. With Mr B's approval, we oversaw the installation of the hoist system and bathroom equipment, provided necessary training, and ensure routine servicing for optimal functionality. Mr B is now delighted with his improved living space, and Care Spaces remains committed to maintaining the excellence of his care equipment.

From 14 June 2021, the business has been operating out of new premises, with over 40,800 sq ft of new office space across two floors, purpose-built around the needs and preferences of its people.The move signals a fundamental change in Arcadis’s approach to its office estate, with the emphasis on ways of working increasingly shifting from ‘where’ to ‘how’. It comes as part of a global review and ongoing commitment to embrace remote and fully flexible ways of working, which began in 2020 and has since been both reinforced and accelerated by changes resulting from the pandemic. As such, 80Fen will provide a blueprint for future offices both in the UK and worldwide.According to a series of internal engagement surveys, Arcadis found that 70% of its people would like to visit the office between 1-3 days per week, post-pandemic. The office clearly still has an important role to play, but the data shows the extent to which people value sustainability, flexibility and choice. Nearly half of respondents reported that they would want to visit the office to work on specific tasks or projects with colleagues, and nearly 40% to socialise and be part of a work community.Arcadis’s approach at 80Fen has therefore been about enabling people to make choices that satisfy both personal and work commitments – and recognising that these are not set in stone and may continue to change over time. Employees will have complete autonomy to manage where they work, in a way that best suits their needs. This flexible ‘no one-size-fits-all’ approach to the workplace has contributed to Arcadis being named Best Big Company to work for in London, and among the top 3 Best Big Companies to work for nationally.At 80Fen the concept of ‘activity-based working’ will be key, with the office providing far greater diversity of work settings. There will be more than 20 different types of workspace - ranging from open plan desks to collaborative and private workspaces, project areas, touchdown areas, call rooms and informal meeting areas, in addition to a purpose-built innovation area and a flexible event space, all of which enable people to work as flexibly as possible.Technology sits at the core, with ‘smart’ features embedded as a key design principle. The space is equipped with Arcadis’s own Building Intelligence software, provided in partnership with ICONICS. This incorporates a unified suite of apps, including environment and utilisation sensors, digital access, a branded Visitor Management System, and apps for mobile and digital signage, along with touch-free desk booking systems and the ability to control individual temperature and light settings in enclosed spaces.Not only does this help people find the right spaces for their tasks, but the resulting data also gives a rich picture of how the building is operating and how people are engaging within it. It means the space can be flexed in different ways. For example, monitoring energy and water consumption can help to manage and reduce use; air quality and thermal comfort sensors will better regulate the environment and ensure people are comfortable; and desk booking systems can be used to help manage capacity requirements, with available spaces being turned ‘on’ and ‘off’ as required. This can help to reduce space requirements by over 30%. Meanwhile, improving the performance of a building can reduce the energy needed for heating, ventilation and air conditioning by as much as 75%, with a further 25% reduction in lighting energy. This will make a significant difference not only in terms of lowering costs, but also reducing carbon consumption and mitigating environmental impact.80Fen has been designed as a place for collaboration, shared ideas and social interaction, but crucially also in a way that supports the health of employees. It features a range of social and wellbeing environments including quiet libraries, coffee lounges, a winter garden and contemplation and wellness rooms.As one of a new breed of sustainable office buildings, 80Fen has a BREEAM ‘Excellent’ rating, and reflects best practice in sustainable design and health and wellbeing by maximising natural and atmospheric light and incorporating biophilic design and planting.Mark Cowlard, CEO of Arcadis UK and Ireland said:“The move to 80Fen represents an exciting new chapter for Arcadis. The Freestyle baffles, which were supplied in a number of lengths and colours for the different zones, worked perfectly with the overall design theme for the project and slotted in nicely with the planned layout and overall feel of the building, to handle the spread of noise and retain a calm atmosphere once the client’s many employees had moved in.

Plaza 13 stands on a space previously occupied by an old industrial warehouse. A residential development designed by the Bueso-Inchausti & Rein architecture studio, this 3,566m² complex comprises 14 apartments spread over four floors, four of which are penthouses with private garden and swimming pool. In order to keep a flexible interior layout, Bueso-Inchausti & Rein decided to maintain a geometric uniformity in the complex, with a facade that is almost entirely glazed, fitted with the O-Box system as a solar control solution to optimize sunlight and heat.This was an ambitious and daring project aiming to create a distinguished product with clear floor heights of 3.5m. In this context, the Bandalux outdoor O-Box roller blind systems offer a simple and elegant esthetic solution for the facade, as well as exquisite solar control to create maximum comfort inside the spacious apartments with floor-to-ceiling windows.The O-Box technical blind has an attractive cylindrical box and an aluminum side guide that binds the fabric. To fulfill the project requirements, Bandalux developed a cylindrical handrail, which limits the run of the blind and creates the impression of a floating rail.The O-Box system works like a double skin for the apartment windows, ensuring an excellent compromise between thermal efficiency and visual comfort thanks to the Polyscreen 550 Pearl fabric with a 5% openness factor. A fabric with a high resistance to extreme weather conditions and chlorine which, from outside, contributes to significant energy savings in terms of heating and air conditioning inside. The Polyscreen 550 Pearl fabric is also easy to clean, as it can be simply wiped with a damp cloth, and no harmful elements are used during the manufacturing process.Bueso-Inchausti & Rein works in the field of architecture and urban planning, specializing in residential and tertiary projects. The Quadrangle building in the historic heart of Cheltenham, once a 1970s landmark, has been completely transformed into a contemporary mixed-use commercial development featuring exclusively AluK window, door and curtain walling systems.Designed by AWW Architects from their Bristol studio and completed by Beard Construction, it now features an inner courtyard, ground floor retail space, four storeys of open plan workspace and the town’s first rooftop restaurant.The fenestration package was absolutely key to retaining the design language of the original building within a more contemporary aesthetic, whilst also meeting the requirement for improved thermal efficiency, more natural light and better natural ventilation.Having been impressed with the design and quality of AluK products on previous projects, AWW specified a comprehensive mix of AluK systems at the Quadrangle – the SG52 capless curtain walling system to give a frameless appearance to the retail façade, the more conventional SL52 capped curtain walling system for the courtyard area and rooftop restaurant, the GT55 system for the entrance doors, and the tried and trusted 58BW window system for the 400+ windows fitted into the existing openings around the façade.The entire fenestration programme was carried out by AluK fabricator Aluminium Sashes, which used its extensive experience in the repair and replace sector to overcome the challenges inherent in surveying, fabricating and fitting windows into openings which, in many cases, were irregular in shape and form and not aligned with the concrete slab finish.Aluminium Sashes worked closely with AluK at planning and detailed design stage to achieve the contemporary look for the façade that the client and architect wanted. For example, where the original windows had a transom and modesty spandrel panel below, the slimmer sightline replacements replicated the line of the transom but with fritted glass below to provide a similar level of privacy with more natural light. They also designed a solution for fixing the anthracite grey windows to the metallic bronze louvre sections specified to break up the uniformity of the façade, give users the option of manual ventilation and to provide fresh air and exhaust points for the AHUs. The reinforcing bar in the windows has effectively become the carrier bar for the louvres and gives the impression that there are two colours in one window panel.

This effectively eliminates disruptive ambient vibrations that enter the demonstration room from a neighbouring workshop and disturb the listening experience. The PLM-1 air springs, which have a low natural frequency of 3 Hz, are used as a bearing in the hi-fi rack for decoupling. ACE was able to prove the effectiveness measurably with the company's own app VibroChecker PRO. In the meantime, the manufacturer offers the high-end amplifiers optionally with the air springs and the app from ACE to the end customers.

Profile 6 roofing sheets were used on the build to help with insulation and reduce the high levels of condensation to ensure optimum pig performance, and help reduce the build-up of dust and air-borne bacteria. As such, a raised, protected open ridge has been installed on the build to help draw in fresh air from the sides of the shed, forcing stale air up and out through the top of the building.
