Situated on the southern banks of the River Liffey overlooking Phoenix Park, Clancy Quay is a luxurious new housing development in Islandbridge, Dublin, from Kennedy Wilson Europe. Irish landscape architecture firm, Mitchell & Associates, was assigned the task of designing the external landscape surrounding the 46 designer apartments and townhouses on site which have replaced the historic Clancy Barracks. With the landscape consisting of vast, spacious gardens and courtyards, the design process was challenging, however, Tobermore helped make the job much easier for Mitchell & Associates with the provision of high quality hard landscaping products.

The Old Brewery in Salisbury, which was historically known as ‘Milford Street Brewery’ has been restored.  The new residential development includes a selection of contemporary homes and retail units. The overall aim was to revive The Old Brewery, whilst maintaining respect for the listed and historical buildings which dated back to the 15th century.  The area includes a number of pedestrian walkways and parking bays for residents. Tobermore worked closely with the project architects, providing complimentary design visualisations for the scheme. The free design service was well received and assisted with the final product selection.   Tobermore’s vintage themed Tegula block paving in Charcoal was chosen as the primary hard landscaping material. The product’s antique appearance helped to maintain the historic nature of the location, offering an aged yet traditional style finish. Due to its durability, Tegula was suitable for both the walkways and parking bays.

Tobermore Deliver Striking Finish for New Business Quarter in Leatherhead.Tobermore provided HLM Architects with a variety of paving products that were used to create the striking landscape at The Square, an exciting business quarter in Leatherhead, Surrey. The Square comprises four impressive office buildings that total 68,851 sq. ft. in size and the project is the first development in the South East to achieve an EPC A rating.Joe Harries, Associate at HLM Architects, explained that his aim in designing The Square was “to create a contemporary office environment within a high quality and attractive landscape setting.”Joe commented that different hard landscaping solutions were considered for the project but paving was chosen as the superior solution:“We were looking for a range of quality products that were robust, aesthetically pleasing and cost effective, and we found that Tobermore were ahead of their peers in this area of the market.”Joe Harries, Associate at HLM ArchitectsIt was these factors that convinced HLM Architects to specify Tobermore Manhattan, Sienna Duo and Shannon Duo block paving products in creating a high quality finish for the site.Manhattan is a plank paving product that is manufactured with a granite aggregate surface layer that produces a sparkling finish, similar to natural granite.Manhattan mixed length units were selected in the colours of Silver, Mid Grey and Graphite for the main area on site. This signature blend is part of Tobermore’s Constellations and has been named ‘Pavo’. Discover more about Tobermore’s Constellations. Similar to Manhattan, Sienna Duo is manufactured with a granite aggregate surface layer. Sienna was installed in the rich colour of Sandstone on the parking bays, creating a striking, modern look alongside Manhattan.Shannon Duo in the warm, blended tones of Heather was installed on the walkways surrounding the four office buildings on site. In contrast to the other Tobermore products specified, this product is manufactured with a smooth surface layer that is ideal for pedestrian use and wheeled traffic.Joe explained the design concept developed with Tobermore products: “The colour, texture and unit sizes were varied to create unique character and function to the main circulatory and recreational spaces, providing a strong sense of arrival leading up to the central square that forms the heart of the development.“Conceptually, we tried to create a contemporary, inspiring and inviting centralised hard landscaped amenity enclosed by both proposed and existing soft landscape infrastructure. This formal epicentre is the main focus of the scheme, with a large and striking public art feature, high quality paving, seating and subtle lighting. From this the landscape character gradates out to the informal and ecologically enhanced edges of the site, with extensive amenity planting used to break up the car parking areas in between.”Reflecting on the result of project, Joe commented; “The hard landscaping products used worked well and we were extremely pleased with the service provided by Tobermore.For good quality concrete and granite aggregate paving, Tobermore must be considered as one of the market leaders in terms of quality of product, service and competitiveness.”

The Challenge Modern paving was required for community-based retail developmentSuperValu invested €12m in a 15,200 square foot store in Dunboyne, Co Meath. The location of the retail development has great significance to the local community, having previously served as the local GAA grounds.  Extending its current product offering, the new scheme also aims to become a local community hub. The design champions a community ethos with the inclusion of a large open outdoor space. The open plan space offers flexibility for market stalls or event structures. The new development has incorporated four adjacent units, office accommodation and a café. The new state-of-the-art retail hub required high quality paving that would complement the grey brick and granite cladding of the building. The main entrance and pedestrian walkways needed to fulfil the hard landscape design aspirations.  The Solution Tobermore’s Fusion and Manhattan perfectly complement the retail hub  Tobermore presented hard landscaping options to complement the new state-of-the-art retail development. Fusion and Manhattan block paving were the perfect choice to blend with the grey brick and granite cladding building.  Laid in alternating bands, the striking granite aggregate finish of the paving responds to the staggered elevations of the building. Linear paver Manhattan was used for areas of the main walkways in mixed sizes with smaller units of Fusion laid either side. The three-colour mix of grey tones in a stretcher bond laying pattern adds character and visual appeal to the central plaza.  The grey tones do not follow a particular sequence and the linear bands do not adhere to fixed widths. The intention was to achieve a certain randomness that feels natural and softens contrast. The range of unit sizes and colours of Fusion and Manhattan helped create this vision.  Tobermore’s Fusion kerb added the finishing touch to the project with its striking granite aesthetic as a border surrounding the soft landscaping in the central plaza.

CALA Homes Sold on Tobermore Complementary Facing Brick & Paving SolutionCALA Homes developed Kinleith Mill, a beautiful and distinctive new housing development in Currie to the west of Edinburgh, and in keeping with the housebuilders high quality standards, the team wanted to ensure that the most appropriate building and hard landscaping materials were sourced for the site. CALA Homes has been developing aspirational and award-winning homes across the UK for over 30 years, earning the company an excellent reputation. Tobermore’s Scottish Sales team introduced the housebuilder to the superior facing brick and paving products produced at Tobermore which surpassed expectation. Tobermore’s timeless Lansdowne facing brick was selected for incorporation on the properties at Kinleith Mill and vibrant Pedesta block paving was specified as a complementary hard landscaping solution.Alan Cole, Commercial Manager at CALA Homes, explained Yeoman McAllister Architects design concept for the project: “The design was inspired by the sites history and the idyllic location next to the Water of Leith in Currie.“The development offers a unique collection of four and five bedroom detached homes, three and four bedroom semi-detached houses, three bedroom waterside terraced properties and a select group of apartments, all new to the CALA portfolio.”The exteriors of the Kinleith Mill homes were designed with a combination finish of facing brick and dash. Alan explained that their choice of facing brick was made very easy when they were presented with Tobermore’s Lansdowne product. Lansdowne undergoes a tumbling manufacturing process that produces a charming weathered look and is ideal for applications that require a warm, elegant finish.Alan commented:“The aged aesthetic created a rustic look and we thought it was the perfect choice for the style and character desired at Kinleith Mill. While the inside of the properties were designed with modern interiors and amenities, we wanted to bring a touch of tradition to the exterior.Alan Cole, Commercial Manager at CALA Homes“In addition, we examined existing projects that Tobermore’s Lansdowne facing brick was used on and it was clear to see that the product performed well over time and showed no fading or discolouration.” Tobermore’s Lansdowne offers excellent colour retention capabilities due to the fact that the best iron oxide pigments available are sourced to produce the vibrant colours available within the range to ensure that colour is retained throughout the lifetime of a product.As well as the buildings, Lansdowne was incorporated on the bridge which connects the homes to the tranquil countryside surrounding the development. This created continuity across the aesthetics on site.The landscaping was an important element on site as the exterior of a property is crucial when appealing to new home buyers. Alan noted: “Paving was an obvious choice for the hard landscaping requirement as we knew it would enhance the appearance of the site more so than alternatives such as tarmac. Paving also offered benefits in that it is hard-wearing and should any blocks ever need replaced in the future, it is relatively easy and inexpensive to do so.”CALA Homes selected Tobermore’s Pedesta block paving as an attractive and versatile hard landscaping material. Pedesta is manufactured with a stunning, smooth finish and a rectangular profile that allows the creation of distinctive laying patterns. Alan noted:“Pedesta was the ideal paving product as it offered a beautiful yet simplistic finish that complemented the brick façade of the properties.”Alan Cole, Commercial Manager at CALA HomesThe properties at Kinleith Mill were highly sought after, ranging in price from £450,000- £670,000.Alan reflected on the project: “We couldn’t have hoped for a better result. Harris Academy Greenwich is a co-educational secondary school and sixth form with academy status since September 2012, located in the Eltham area of the Royal Borough of Greenwich. Principal George McMillan describes Harris Academy Greenwich as a ‘happy and highly successful inner-city London 11-18 school with a thriving 6th Form.’ The academy is a member of the Harris Federation, a group of 44 primary and secondary academies in and around London educating 30,000 young people. Each academy is led and run by its Principal; responsible for creating a culture that ensures the pupils get an excellent education within a happy, caring and supportive environment.The smaller than average-sized secondary school, with an admission number of 180 for year 7, was rated as ‘Outstanding’ in all categories in their first Ofsted report as an academy in 2014. The Eltham Foundation School was previously rated as ‘satisfactory’ before converting to an academy. Students’ spiritual, moral, social and cultural development were identified as a very strong feature in the school’s curriculum. Leadership and management skills of pupils were also assessed as outstanding, driven by the enthusiastic and inspirational partnership between the principal and executive principal and supported by skilled and committed school leaders who help drive improvement relentlessly. Over 90% of all sixth form students went on to University the year prior to the report.Streetspace Urban Structures stunning but functional TRITON canopy was identified as a cost-effective cover solution; providing a large open area with shade and shelter, allowing students to enjoy the breakout social and dining space all-year round.Our great looking architectural design sympathetically complemented the academy’s adjoining modern school building. This included matching the umbra grey steelwork finish with the curtain walling detail on their existing building. The integral over-door section of our design provided additional canopy protection; sheltering exits and entrances without unnecessarily compromising light elsewhere. The potential hazard of ice forming in colder months was factored and prevented with our rainwater management system plumbed straight into below ground drains. Our package covered all groundworks, including special provision to reinstate a recently paved area in front of a new building. For a final co-ordinated flourish, street furniture was supplied; adding a contemporary feel to this smart project.This impactful project showcases our technical ability and the quick installation, completed during a break in the school term, demonstrates how a transformative change, reaping considerable benefits, can be realised with minimal disruption to students and staff.‘Our academy was fortunate to be included in the latest DfE Priority Schools Building programme, however, due to the stringent budget restrictions imposed the internal common areas were greatly reduced, including the dining area.With a school roll of 1250 students managing dining on a staggered basis proved to be extremely difficult, therefore we investigated the possibility of utilising the external hardcourt area adjacent to the dining room.Our concerns were ensuring that students were able to access the area without being open to the elements and also overheating in the summer months.The Streetspace design team meet with the academy and designed the canopy to meet all of our requirements, including adding extensions to provide full cover over exit doorways and all rainwater to be connected into our existing drainage system.The installation was project managed throughout and since installation, we have not had any defects or reason to call them back on site. The product is very robust, attractive and with the colour matching, they achieved to our external cladding appears to have been part of the original build and not an extension.This was one of the easier projects to manage due the service and professionalism of the company from start to finish.’

Tudor House was opened as the offices for Hatfield Rural District Council by the Marquess of Salisbury in 1930. A grand old building, it was built in a Georgian style with a host of period features.When its purpose as a public administration building was over, a proposal for a conversion (material change of use) into apartments was put forward by Lioncrest. Whilst not a listed building, they proposed to retain all of the period features and, where time had taken its toll on the building fabric, restore and renovate the brickwork and stonework back to its former glory.Permission has been given to convert the offices into seven new luxury apartments comprising of four two bedroom apartments and three one bed apartments. The largest apartment was constructed in the roof space which entailed reconstructing the existing roof incorporating two large dormer windows and five roof lights. The building includes a large basement which was converted into stores for the occupants and for each of the apartments to have an allocated car parking space.Lioncrest consulted with Hush Acoustics at the design stage of this development for soundproofing advice and assistance with the design, specification and supply of the materials needed.There were a number of design issues to take into account due to the history of the building and the period features. Our soundproofing experts worked closely with Lioncrest to develop the most economical and convenient acoustic system to achieve the high results sought. The detailed and careful installation of the Hush materials allowed some fantastic sound reducing results giving the owners of the apartments a very good standard of living.A variety of products were combined to achieve the necessary sound reduction throughout the building’s separating floors, ceilings and walls. These included Hush Panel Cem 28, Hush Slab 100 Sound Absorber, Hush Seal 20 perimeter strip, Hush Bond Panel Adhesive, Hush MF Ceiling System and Hush Acoustic Hangers.Through detailed planning from Lioncrest with regard to the schedule, Hush Acoustics were able to deliver all acoustic materials to site ensuring that the deadline for completion was met.

BackgroundLocated in a prominent location on the Morecambe seafront, the Broadway Apartments project was large new build steel frame apartment block.A challenging project to be involved with, as M H Stainton Homes wanted to create an iconic building on a corner location. The steel frame was key, combined with curved glazing on the corner elevation of the building. Then a lightweight cladding solution was required for the rest of the façades.K Systems approved installer M & M Façades were contracted to complete the exterior wall insulation and rendering of the 8-storey residential building.Our ServiceWe worked in close partnership with M & M Façades throughout the duration of the project. The K Systems Technical team offered on-site technical and installation support throughout the build process and supported the M & M Façades team at all stages of the project.As the building is over 18 metres, a bespoke specification was produced to ensure compliance with the current building safety regulations.A direct fix system suitable for steel frame structures and all building heights was specified, ensuring the safety of both the building and future residents.Technical Project DetailsAfter numerous design meetings the K Systems Direct Fix M (Mineral Wool) EWI system with a Silicone Render (TC 15) finish was chosen, meeting the requirements of M H Stainton Homes.This system provides high levels of fire resistance and non-combustibility bringing the apartments in line with mandatory Government requirements for buildings over 18 metres tall.We specified the use of multiple thicknesses of insulation boards (50mm, 100mm and 170mm) to allow for the line and level of the steel frame. A U-value of 0.28 W/m²K was achieved, meaning the residents will enjoy thermally efficient homes.For the finish Silicone TC 15, our high-performance thin coat render, was used. With the coastal location, this durable, weather resistant finish offers an eye catching, clean design, creating a modern and crisp aesthetic. Its hydrophobic properties provide a low-maintenance finish.We delivered a safe, thermally efficient, eye-catching design with a long-lasting finish that residents will appreciate for years to come.

BackgroundLocated in the Ancoats area of Manchester, the Albion Works strip and re-fit project was funded by the Building Safety Fund, a Government Fund to remove unsafe non-ACM cladding on residential and mixed-use properties that are 18 metres and over and do not meet building safety regulations.K Systems Approved Installer QFF Façades were contracted to complete the exterior wall insulation and rendering of the 8-storey residential building.The original 60mm EPS system was stripped from the building and replaced with a safe, thermally efficient façade solution, which upgraded the fire performance of the cladding, ensuring the safety of both the building and residents.Our ServiceK Systems provided support throughout the application process for this Building Safety Fund project. The Technical team offered on-site technical and installation support throughout the build process and supported QFF to ensure quality and reliability.We produced a bespoke specification and worked closely with Thomason Consulting and QFF Façades to agree and deliver specifics such as fire stopping and abutment details.From design advice through to installation, we offered a partnership approach which aided a smooth installation process with minimal disruption.Technical Project DetailsThe original sheathing boards were replaced, and the K Systems Exicco M drained cavity façade system was installed. This high performing drained cavity system was specified as a requirement for this steel frame residential building. 60mm mineral wool insulation was specified to retain the line of the existing façade.Fire safety with high rise buildings like Albion Works is of utmost importance and this solution generates high levels of fire resistance and non-combustibility (A2, s1-d0 rating), meaning the latest building regulations were complied with. Additionally, the thermal performance of the building improved with a U-value of 0.28 W/m²K being achieved. Residents will therefore enjoy reduced heating costs and better living conditions.For the finish, silicone thin coat render ensured that aesthetically Albion Works had a clean, crisp attractive appearance. This durable, low maintenance render transformed the outside of the building and will ensure a longlasting finish to the property.

The SiteExCel London opened in November 2000 and was the integral component of a huge regeneration project in the area of the Royal Victoria Docks next to the River Thames. The Phase 2 project had the primary objective of increasing the existing flat floor space by 32,500m² resulting in an incredible one million square feet of flexible floor space. This projected the already highly regarded Excel  London into the position of a world class exhibition and conference venue.  Close to London City Airport and with it’s own dedicated station on the Dockland Light Railway the centre manages to attract millions of visitors per year and is a major employer within the local community.The ProjectHaving worked with Sir Robert McAlpine on numerous projects, Bolton Gate Company were extremely pleased to be chosen to again work alongside this Main Contractor particularly on such a prestigious project.   The contract initially involved the supply and installation of a range of 30 and 60 minute fire rated shutters to satisfy the requirement for fire compartmentation between different exhibition spaces and to communal walkways throughout the Exhibition Centre. As the fire strategy developed it became evident that, for particular areas including some of the largest openings (7m x 10m), the fire shutters were required to provide fire integrity but this also had to be combined with an acoustic rating of up to 17dB RW. At the time, acoustic rated fire shutters did not exist on the market as a single product solution and consequently it was typical to supply two separate shutters with one to satisfy each requirement but, given space limitations, this was not a viable option. The SolutionDrawing on years of experience, Bolton Gate Company were committed to developing a workable solution in order to fully satisfy the project requirements.  Moving away from the standard ‘single skin’ type fire rated rolling shutter, efforts were concentrated upon manufacturing a new insulated type shutter that would be capable of providing the acoustic rating. The new shutter design was subjected to a series of rigorous testing, include both fire and acoustic tests all of which were in keeping with the very latest standards. The testing proved to be highly successful and we were pleased to complete our contractual obligations using the very first Fireroll Acoustic shutters which had achieved an E120 fire rating and 22dB RW acoustic rating. The Fire Shutter - Fireroll Acoustic provided a compact, hard wearing, yet aesthetically pleasing single shutter solution which was entirely suitable for incorporation into such a highly regarded exhibition and conference centre.

The Rock is a 1.6million sq/ft mixed use development aimed at regenerating the town centre of Bury. The £350million project includes shops, restaurants, cinema, bowling alley, parking space and residential units. Lang+Fulton supplied 300 sq/m of custom-sized panels and 20 sets of doors to secure and ventilate the street-front elevations of the electricity sub-stations. These were made to fit the structural openings with concealed ancillary steelwork. Italia-100 steel louvred material was chosen for its vandal-resistant properties and was also impenetrable to any abuse from a foreign object.2.8m high Italia-80 was also used in the car park as an internal visual screen separating vehicle access from a service road. In addition 160m of 2.8m high Stereo grating panels were installed on the upper levels of the car park around plant areas and emergency exits.

Investment in the infrastructure at Festival Place shopping centre in Basingstoke has included the refurbishment and extension of the 3,000 space car park. Lang+Fulton worked with Bell Associates to design a new façade using their STEREO-KINETIC® Wall cladding. The gradation of the stainless steel tiles was designed to allow for ventilation whilst transforming the appearance of the original car park and linking it to the new extension with one seamless frontage. The panels were mounted on to an independent steel frame which was bolted back to new structural steelwork.

KPMG’s new Edinburgh headquarters concluded after a period of regenerative construction and development, split between 2 phases. The intention to reflect the history and people which make Edinburgh an iconic city. Phase one included creating a space for employees to work as employee wellness was at the forefront of design during this phase. When working on phase two, we installed partitions to the cafés and client suites. KPMG’s objective is to have an environment ‘that encourages interaction, collaboration and communication’.

Technical Manager Tim Spencer “The initial need was for an elegant high-performance ceiling grid that could span 2500mm and support the ceiling infill. The answer was a bespoke version of our Rockfon® System MaxiSpan™ grid. We were then briefed to find an acoustic solution to resolve the acoustic challenges for the spaces which would host a variety of music concerts. We worked in partnership with ROCKWOOL and the solution was bespoke 100mm thick Rockfon Color-all® black ceiling tiles in combination with 100mm ROCKWOOL FLEXI® overlay and 40mm thick Color-all panels together with 100mm or 160mm FLEXI for the walls.”
