BackgroundThe Portal is a new £16 million Public Services Hub in Ellesmere Port, delivered by Vinci Construction for Cheshire West Council. The new facility is home to more than 500 council and public sector staff, a Job Centre Plus and a Citizen’s Advice Bureau. Based at the former town centre bus station site, a combination of bronze aluminium cladding and glazing were designed for the street facing elevation. EWI was selected for the shopping precinct elevations to create a striking design. K Systems specified a direct fix system with mineral wool insulation and a silicone render finish. A fantastic project to be involved with, which resulted in a new state-of-the-art, architecturally pleasing building.Our ServiceIn collaboration with Bretton Architectural and our approved installer M & M Façades, we designed a comprehensive specification. Working in close partnership with both parties, our experienced team were on-site when required, providing technical and installation support. This project was a catalyst for the wider Ellesmere regeneration master plan and a key project requirement for the Council was to reduce its energy and carbon footprint. The Direct Fix system we specified is a cost-efficient solution for steel frame structures, which generates exceptional insulation and with a silicone render finish provides high levels of fire rating (A2,s1-d0). An ideal solution for this commercial new build. Technical Project DetailsThe EWI needed to be line and level with the aluminium cladding, and to achieve this we specified K Systems M and selected 200mm mineral wool insulation boards. This system generates exceptional performance and provides high levels of fire resistance and non-combustibility.The building was constructed with many environmentally friendly elements, including solar panels, air source heat pump and electric vehicle charging points. The use of mineral wool insulation resulted in a low U-value of circa 0.12 W/m²K, providing minimal heating costs for the offices and carbon usage was reduced to a minimum standard, keeping in-line with the Council’s aim of improving the standard of their buildings. For the finish, a silicone render was specified. This durable, low maintenance finish offers an eye catching, clean design, creating a modern and contemporary aesthetic. Alongside the cladding and glazing elevation, the crisp render finish complemented the striking design and The Portal has transformed Ellesmere Port town centre.

TRC was appointed as principal contractor by Barker Associates in May 2019, to carry out specialist sash window restoration works.Trinity Primary Academy is a primary school located in Bounds Green Road, Wood Green, London. It was built in 1899 by Mitchell and Butler and consists of yellow brick and red brick dressings, tiled roofs, irregular fenestrations, and sash windows that give away its Queen Anne Revival style. It's currently categorised as a Grade II Listed building with Historic England, and is part of the Academies Enterprise Trust.Nature of the worksAs the building was Grade II listed, timber window repairs had to be sympathetic and complementary to the historic nature of the property. Many of the existing timber sash windows were inoperable due to the build-up of decorative coatings, timber degradation, and defective and broken sash window ironmongery, as well as opening mechanisms. The requirement was for the windows to be fully refurbished, repaired and operational as originally intended, but also modified to meet health and safety requirements.Phase one of the refurbishment of 200 sash and timber casement windows commenced on the area needing most attention: the west elevation of the building. Following the success of phase one, the client team extended TRC’s appointment to continue around the remainder of the building, systematically completing all other windows, door and roof light refurbishments.This overall refurbishment project included:Stripping back the existing paint from the historic sash windows and repairing any decayed timber.Repairing glazing as and where necessary.Improving the thermal and acoustic containment by installing draughtproofing.Repainting windows and installing ironmongery.Undertaking brick and stone repairs to the building’s exterior.This project also required our specialist attention on some specific areas of traditional glazing. This aspect of the project required the repair and refurbishment of all four oriel bay windows and the oriel bay glazed roofs. Completion included the supply and fixing of new safety glazing and hardwood timber roof rafters, along with the repair and refurbishment of the two existing openable roof lights. The supply and fixing of new code 4 lead flashing, with lead wedges, was also carried out and fully pointed with the correct cement mortar at the wall abutment.Additional detailed work throughout the project included the following:Removal of all existing fitted window blinds for refixing upon completion of works.Removal and repair of existing window ironmongery, including original mechanical winding gear, solid bar opening mechanisms, locking fasteners, slide bar restrictors, cable restrictors, handles and stays.Careful removal and repair of all internal fixed-glazed hopper units, casements and pivot openings.Removal and replacement of all cracked and broken glazing, and replacement of the existing Georgian wired-glazing, with 6mm safety glass or 4mm polished plate glass to areas up to 1.2m height from floor level. Where privacy was required, white opaque glass with thickness in accordance with above was used.Removal and replacement of all loose and defective glazing putties, and removal of all flaking, loose and built-up paint coatings.Exposure of all timber rot and decay ready for repair with Repair Care Systems products, followed by sanding and priming ready for decoration.Vertical sliding sashes repaired, refurbished and rehung on new sash cords and weights, and adjusted as needed. Sashes were routed to accept new brush pile weather stripping. New parting beads and staff beads were serviced with brush pile weather stripping where appropriate.Final internal and external decoration was carried out using Dulux or Leyland trade paints, allowing for one undercoat and one gloss finish.

PVCu upper handrail for support to those who need it and a lower 125mm deep protection rail which, standing slightly forward of the handrail, offers protection to both the wall décor and the handrail itself, minimising on repair and replacement.Supplied in a Pastel Blue colour with contrasting accessories in Pebble Grey the Guardian Twin Handrail from Yeoman Shield was complemented with matching 200mm protection strip and corner protection angles.A member of the nursing staff on the discharge unit commented: “Previously down the corridors in this ward we just had a protection rail but now it has been replaced with a system that offers a handrail as well and we have found it a great help to our clients who attend the unit.”Barnsley Hospital NHS Foundation Trust commented that they have worked with Yeoman Shield previously and have always found their products and workmanship to be of a high standard.For further details and options on the Yeoman Shield Guardian Twin handrail and the new Guardian 50mm dia. South Lanarkshire College (SLC) in Scotland has opened a new, ‘zero-energy’ teaching block on its East Kilbride campus. Specifically designed with first-rate environmental credentials in mind, it boasts a whole host of efficiency-enhancing measures – including highly insulated floors, walls and roofs, triple-glazed windows, low-energy lighting and electrics, rainwater harvesting and solar PV panels on the roof. The college approached NIBE Pro Installer Anderson Floor Warming and Renewables in search of a system that would meet the heating requirements of the eight-classroom block in the most sustainable, cost-effective and reliable way possible.The SolutionSLC already has a range of NIBE products in its on-site renewables training centre, which students use for practical sessions, so a heat pump from NIBE was the natural choice to heat the new block. Mike Anderson, director at Anderson Floor Warming and Renewables, specified, designed and fitted a NIBE F1345 40kW ground source heat pump (GSHP) system to complement the building’s water-based underfloor heating, which operates at similarly low flow temperatures.ResultsNow up and running, the NIBE system is so efficient that it has been awarded a rating of A+++ in line with energy labelling criteria under the ErP Directive. The club, which has been in existence for over 60 years now boasts 90m2 of world class beating Taraflex® Table Tennis Sports floor from international flooring specialist Gerflor in ‘Red’ for their main sports room and it looks first class.MESC TTC is a Table Tennis England “Premier Club and it has members of all ages ranging from 8-80+ years of age. They also coach juniors and have teams in the National Cadet and Junior League. The intention is that the new venue will move the club forward and eventually become a centre of excellence in the area. The building is now in use seven days a week and offers a place for both experienced and developing table tennis players of all ages to hone their skills.Malcolm Dawson, Chairman, MESC TTC commented, “The project came about because we were moving to our new premises, which we took over from the Local Authority as part of a Community Asset Transfer. We had been developing the venue from a very small hall, with offices and storerooms into a fit for purpose table tennis specific venue.
