REQUIREMENT: A modular step unit and upper landing to the basement goods lift.The new system would replace the narrow concrete steps, which were concluded to be unsafe and didn’t have handrails to prevent falls.ADDITIONAL INFORMATION:A site survey was carried out, and an in-house 3D ramp design was drawn to suit the space.The drawing shows that the air conditioning unit above the step unit would need to be moved 200mm away. END RESULT: We installed a yellow modular system straight over the existing steps within a few hours.This approach prevented the concrete steps from being removed and saved the client the extra time and money involved in hiring another trade to complete the enabling works. A bespoke platform joins the upper landing, and the feet were fixed into the concrete floor to keep the system securely in place.FEATURES INCLUDED:Trombone Ends - these are added to the ends of a step system to prevent clothes catching.Mesh Platform - the self-draining mesh allows water to pass through rather than collect on the surface.Standard Colour: Yellow – one of the easiest colours to see because of its ability to reflect light. The handrails are powder coated to create a durable finish that is tougher than conventional paint.Standard Handrail - this handrail system ensures users always have support to hold onto.

Over 3000 sqm of Riven in Slate and graphite colourway has been installed allowing for subtle and natural expression in this new exciting building built by RG Carter.The curved building is split into two wings, the Riven plank runs though the internal spaces allowing the natural light to capture its structured design in certain spaces and for the flowing aesthetic of this 2ply solution dyed nylon plank to be truly utilised. The light, open plan office space is designed to Cambridgeshire’s brief of accommodating fixed and flexible workstations. Natural colours along with the structured pattern of the Riven range installed by Northants Flooring help to lighten the modern and comfortable workspace and contribute to a pleasing aesthetic. The 750g yarn weights ensured that the carpet is quiet and comfortable underfoot. The new building has been constructed with as little impact as possible on the environment and is designed to promote more flexible and agile working among staff, linked to technological advances and transformed working practices, and aimed at reducing congestion in Cambridge. THE PROJECTThe Jackson fire rated project features freestanding mailboxes that conform to the BS476 Part 6 & 7. The small bank of fire rated mailboxes are installed internally in a residential building to securely store mail for residents. The mailboxes have the use of support legs which are secured to the concrete floor with heavy-duty fixings. Support stands are colour coded to match the same finish as the bank of mailboxes.Mailboxes that meet the BS476 Part 6 & 7 will satisfy the demands of fire protection in most cases, and provide an affordable alternative if the surface spread of flame and non-flammable materials are acceptable. The mailboxes feature an inward sprung flap, which is a standard feature across the fire rated mailbox range. An intumescent strip is placed on the internal side of the mail flap, which expands when the temperature increases and ensures that the flap is kept closed – stopping the oxygen flow into the mailbox and reducing the risk of fire spreading through the mailbox.An alternative fire rated solution is that mailboxes are manufactured to meet the BS476 Part 22, this group of products contain a series of features and benefits that result in a ‘one-hour integrity’ rating. Developed on what was previously the Strathclyde Police Headquarters, Holland Park is a residential complex with 4 towers ranging from 6 to 22 storeys in height, around a courtyard formation.ChallengeSpecialist building envelope company MetalTech Roofing & Cladding were contracted to secure the façade on this new development, with the task of fixing nearly 9,500m2 of façade to the external face of the buildings.SolutionMetalTech approached Fixfast and requested a technical façade calculation for the Fixfast façade support system, which we provided alongside technical advice.The Fixfast façade support system is a system for any application - including SPIDI® Max brackets: one bracket design means the system can be used in vertical or horizontal installation configurations and is engineered for both fixed and sliding points. Essentially, one bracket design means all challenges solved - simplifying material selection and on-site installation management.The unique ribbed bracket design offers superior strength, allowing systems to be engineered for heavier loads, or potentially fewer brackets per square metre for lightweight panels.With MetalTech needing to fix the façade simply but fast, Fixfast were able to work with them to get deliveries to site when they needed them, with the assurance of a versatile façade support system that works in a range of applications - wall cladding, soffits, or ceilings. "In addition to supplying an innovative support bracket for this contract, Fixfast also continued to provide their usual first-class service. Engineering and design services were available from the outset and technical support was gratefully accepted during the build to help overcome some difficult details. We were fortunate in being able to use the same SPIDI Max bracket for both façade and soffit support in both aluminium and stainless steel. This greatly helped to simplify our process from design through to install. And with the site being in a restricted, city centre location, timely and flexible deliveries were required - which Fixfast duly achieved."MetalTech Roofing & Cladding Ltd

TBA FIREFLY™ System Sub-Divides Supermarket RoofspaceDuring the recent pandemic supermarket chains have had to continue with property maintenance and improvement programmes to ensure the safety of their premises, including a store in Staffordshire where the APOLLO Lite™ 30:30 barrier, manufactured by TBA FIREFLY™, was installed within the roof-space as part of a major refurbishment project.The work at the store was carried out by sector specialist, The B Team. All of the APOLLO Lite™ 30:30, together with the heavy duty stainless steel staples and other ancillary Firefly products, have been supplied by distributor, CCF.Commenting on the success of the work, The B Team Site Manager Adi, said ”as the architects specified vertical fire barriers in the strategy according to the Approved Document B from the Building regulations, we decided to use APOLLO Lite™ 30:30 from TBA, as we have used it and other FIREFLY™ products on other project in the past: in supermarkets and other types of building. It is easy to cut and install, fixing it vertically to the metal profiles with stainless steel screws to create 20 metre by 20 metre compartments and we used the stainless steel staples to secure the joins in the material, all in line with the manufacturer’s installations manuals.”All of The B Team’s work had to be carried out while minimising any disruption to the store’s long hours of business, with the new APOLLO Lite™ fire barriers being concealed above the building’s reinstated suspended ceilings.The APOLLO Lite™ 30:30 has been developed for use in vertical separation or compartmentation situations, offering 30 minutes integrity and insulation thereby exceeding the minimum requirements of the Building Regulations.It is widely specified to form fire barriers within roof voids and floor voids in many different property types, including tower blocks and other HMOs.The flexible woven and non woven glass fibre material is easy to cut and fix and is treated with a proprietary coating to improve its fire performance properties and therefore prevent temperatures rising in adjoining areas. The system has been fully tested to BS 476 Parts 20 & 22 and is third party certified by IFCC. The six metre long rolls of APOLLO Lite™ 30:30 have a minimum thickness of 6mm and are installed using specialist staples as well as heat resistant adhesive.

The home owner didn’t want any handrails blocking their view, so 17.5mm toughened laminated glass has been used as this eliminates the need for the extra safety measure. Toughened laminated glass has a layer between the glass sheets which adds strength, removing the need for a handrail.To pass building regulations, the glass must be 1100mm high across these Juliet balconies. If you’ve ever been involved in a building project, you’ll know that elements must be signed off before the next building phase can begin. The black Juliet Balconies look stunning with the matching windows and French doors and have fulfilled the customer brief perfectly. POSIglaze side-fix balustrade channel is able to hold glass thickness between 12mm and 21.5mm. and is suitable for many projects and balcony styles. The cladding is the black element used to make the channel look black, simply clipped on to the channel it transforms the look from silver to black balustrade. You might be wondering why people like Juliet balconies so much when you can’t actually stand on them! Well they can actually add value to your home, they increase natural light into your room and also improve the air flow. A DOFF steam cleaner was used to thoroughly clean the moss and lichen from this asbestos roof in Bridgwater. The metal fixings were treated with Liquasil's rust tolerant primer and then sealed, along with cracked sheets, using Non-Sag Sealer, before the whole roof was coated using Asbestoseal 20. The end result was a leak-free asbestos roof that will last for many more years. Asbestoseal is the only BBA Approved coating system for asbestos roofs.

Lancaster University School of Mathematics (LUSoM) is a specialist school that will deliver world-class mathematics education for 16 to 18 year-olds.Optima FC+ is an evolution of Sotech’s original secret fix hook on rainsreen. Featuring an innovative slide and lock adjustment mechanism, the rainscreen system now features carrier rail hooks, which can be locked in position on site by installers, rather than in the factory, leading to significantly reduced lead times for all parties. Its versatility is such that a multitude of materials and thicknesses (from 2.0mm to 4mm) used on one universal carrier.Optima FC+ has been fire tested to BS8414-2:2015, and classified to BR135 for high rise buildings. A full range of Euroclass A1 and A2 – s1,d0 panel materials from 2mm – 4mm are available. Newton Waterproofing Systems

When HSP Architects and Price & Myers wanted to transform a listed commercial basement in Temple Fortune to create a new community centre, they needed to look no further than Newton Specialist Contractor Arti Construction to perform the waterproofing.ning three of the walls were either fully or partially below-ground and suffering from water penetration. Arti recommended the Newton CDM System, as it is the most safe and reliable form of waterproofing that would deliver a completely dry internal space and cause the minimal amount of disruption to the Listed structure.The basement, part of a four-storey Listed building, was built into a hillside, meaning that three of the walls were either fully or partially below-ground and suffering from water penetration. Arti Construction worked with the design team at an early stage to design a waterproofing solution.With existing Listed basements such as this one, Arti Construction were quick to recommend a Type C cavity drain waterproofing solution in the form of the Newton CDM System. Type C waterproofing is the safest and most reliable form of waterproofing that will deliver a completely dry internal space, whilst also causing the minimum amount of disruption to the Listed structure.Before Arti could proceed with the installation, they first had to re-level the existing concrete slab in order to provide a flat and stable floor.With the structure fully prepared, Arti could then proceed with installing a full cavity drain waterproofing system. This consisted of installing Newton 508 with minimal MultiPlug fixings to the walls and floors to capture the ingressing water. The water is then directed via Newton Basedrain channels to a Titan-Pro sump chamber, for removal by dual NP400 clean water pumps.The complex basement space included existing columns, windows and an internal staircase which all had to be factored into the waterproofing design.Regardless of this, Arti Construction completed the 280m2 installation within budget in just one week, delivering a reliable Type C structural waterproofing system that is also compliant with British Standard 8102:2009.

Middlewood Locks is a prestigious 25-acre mixed-use regeneration scheme of Salford’s canal district. The first development phase included the construction of Quarry, an eight-storey building combining ground floor commercial space, luxury apartments and an undercroft car park for residents. It was the insulation for this car park that threw up a challenge for sub-contractor Horbury Building Systems. A complex underdrawing method had been specified, comprising the installation of timber battens, non-combustible mineral wool insulation and a separate soffit insulation over the top. Installation would be extremely labour-intensive, so Horbury Building Systems consulted Knauf Insulation about whether it could provide an alternative that would meet the thermal performance and fire safety requirements, but also be easy to install. Knauf Insulation’s Technical Support Team reviewed the specification and recommended 185mm Rocksilk® Soffit Linerboard Extra to achieve the required 0.18 W/m2K U-value.  Rocksilk® Soffit Linerboard Extra is a Rock Mineral Wool insulation slab bonded to a 6mm off-white weather resistant facing board which provides a two-in-one aesthetic and thermal solution. It has a low thermal conductivity of just 0.034 W/mK and is designed for use as an insulated underlining solution in semi-exposed environments. The off-white cementitious particle board reflects light which makes it ideally suited for use in car parks. As well as thermal performance, Rocksilk® Soffit Linerboard Extra is non-combustible. It has the best possible Euroclass A1 reaction to fire classification, so it will not contribute to the development or spread of a fire should it occur. This is important because car parks can contain large quantities of a potential propellant – petrol. So the insulation will help to ensure the fire safety of the rest of the building.   Rocksilk® Soffit Linerboard Extra also has good sound absorption characteristics so it provides high levels of sound reduction. This reduces noise from the car park, minimising disruption for the people living and working in the premises above. As well as meeting the specification, Rocksilk® Soffit Linerboard Extra has been enhanced to add rigidity and is easy to install. The board is simply placed onto the concrete soffit and fixed into position with five drillscrews. This reduced the installation method from three separate phases to just one, saving Horbury Building Systems time and associated labour costs. Stephen Hampshire, Contracts Manager at Horbury Building Systems said: “We found the panels easy to install. Firstly, we marked and drilled the fixing points at bench level. Next, we held the panels in place to the underside of the concrete – although the panels are lightweight ‘this is a two-handed operation’ – then we drilled through and fixed.”  “We took care in lining the panels together when installing it against the soffit and with some minor tweaking up and down we got a nice flush finish.” Being able to align the panels exactly is not only important for ensuring a good finish. It also means that the slabs will butt tightly together, reducing unintended air gaps which can reduce thermal, fire safety and acoustic performance.  The insulation was supplied to the Middlewood Locks construction site by distributor Galaxy Insulation.  Thanks to Knauf Insulation’s Rocksilk® Soffit Linerboard Extra, the underlining of the car park at Middlewood Locks was easy to install, is aesthetically pleasing, and provides complete thermal, fire safety and acoustic performance.

IntroductionThe Keyfix Non-Combustible Cavity Tray System has played an important role in futureproofing a major new residential development in Stratford’s Olympic Park by exceeding new building regulations whilst improving build quality and installation efficiency on site.OverviewLocated in the very heart of the Queen Elizabeth Olympic Park, Chobham Manor in East London is the first of five new neighbourhoods in the former home of the 2012 Olympics. Comprising 850 new one, two and three-bed homes alongside community facilities, shops, public green spaces and community areas, this stunning new development has sustainability at its core with all homes built to the Code for Sustainable Homes Level 4.In a design by JSA Architects and built by Taylor Wimpey, the layered brickwork façade features projected bay windows, balconies and set back terraces. To meet the requirements and a tight build programme, Keyfix worked with subcontractor Chine Brickwork and supplied 4545 metres of Keyfix Non-Combustible Cavity Trays (NCCT) along with Corner Units and Weeps on blocks A, B and C which form Phase Four of the development.ChallengeThe challenges for Keyfix were the unique brickwork build programme which incorporated two runs of cavity trays being supplied per floor to accommodate brickwork corbelling and recessed brickwork.SolutionAs the corbels where built at a different stage on the build programme so the Keyfix Non-combustible Cavity Trays had to project out either side of the pier when initially being installed. Therefore, when the infill corbels where being built the continuous run of tray could link in seamlessly. A task that would have been near impossible had the system relied on tapes or mastics to make the linking joint.The Keyfix stainless steel NCCT was specified due to its self-supporting system which doesn’t need fixing back to the internal concrete frame and clips together for fast and easy installation. It is essentially a ‘Fix & Forget’ solution with no additional fixings, sealants or onsite fabrication required by the brickwork contractor. Therefore, installation of the trays did not impede the speed of bricklaying even when compared to traditional DPC. Installed in the outer leaf with no connection with the inner skin, this innovative cavity tray system does not create a thermal bridge and eliminates all differential movement issues.With a lifespan of 125+ years it is the only non-combustible cavity tray system that does not rely on tapes and mastics to make watertight joints, therefore elimating one of the main reasons for product failure.Commenting Kieran Coyle of Keyfix said: “Holding an A1 Fire Rating, the Keyfix non-combustible cavity tray solution exceeds the minimum standards set out in ADB (Approved Document B), whilst ensuring this new development meets and exceeds the latest regulations.
