The Bard’s construction after experts from MoLA (Museum of London Archaeology) found remains of Shakespeare’s original wooden O stage and two sections of an exterior wall. With this, the opportunity arose to develop the area into a public open space with mixed offices, retail and residential apartments. This scheme became The Stage, where The Bard building was built.ChallengeWith various public access routes and private offices making up The Stage, the extensive fit-out had to include suitable security on The Bard offices to prevent unauthorised people from entering the building. Due to the nature of the project being a fit-out-out, it was key that the security solution wouldn’t interfere with other contractors carrying out work. If you’ve ever seen the film The King’s Speech with Colin Firth playing King George VI you’ll recall it features the King overcoming a debilitating speech impediment thanks to the world-famous speech therapist, Australian Lionel Logue. In real life Logue practised at 146 Harley Street between 1926 and 1952. In 2020 the 142-146 Harley Street premises underwent a substantial refurbishment at the request of owners Howard de Walden Estate. The Howard de Walden Estate extends 92 acres and includes the freehold to over 800 properties and includes the healthcare hub the Harley Street Medical Area [HSMA].The brief for the Harley Street premises was to provide a self-contained D1 Medical building of 6,299 ft² across lower ground floor to fourth floor. The linked grade II listed buildings needed to provide accommodation suitable for a ‘first in class’ medical operator to work from, whist retaining and respecting the building’s historic character and charm. It was also noted that the restoration and improvement works should serve to enhance the overall appearance of the neighbouring properties and surrounding Harley Street Medical Area.Working alongside Howard De Walden Estates were Sonnemann Toon Architects LLP, construction contractor Whistlers Ltd and architectural ironmonger 3v Hardware. 3v specified, scheduled and supplied the ironmongery packages for both the traditional upper floors, and the contemporary lower medical area floors for this piece of 19th century architecture.“The project presented a challenge to 3v Architectural Hardware who were given two separate briefs. The old building needed updating while retaining its traditional feel and the medical areas in the basement required a practical and easily maintained product,” said Chris Taylor at 3v.Matt black and satin steelProducts supplied included traditional knob furniture from Frank Allart in a matt black nickel finish for the traditional areas and Vieler satin stainless steel furniture for the medical areas. All the accessories were carefully chosen in matching or sympathetic finishes. For example it was not possible to fit concealed closer into the existing doors and therefore overhead, surface mounted white closers were used to blend in with the door finish.Appropriate sash window furniture was sourced and supplied in the same matt black nickel finish.The client requested that modern fire signage on the face of the door be avoided if at all possible. Instead, ‘lollipop’ signage was suggested, but with the caveat that this did not comply with the guidelines of BS5499 and therefore approval from Building Control would be required. Samples were put forward and approved (two per door leaf were supplied: one for the leading edge and one for the jamb but only one has been fitted).The project was finished to such a high standard it secured 3v Architectural Hardware and Sonnemann Toon architects a highly commended in the Public Health and Education category in the GAI/RIBA Specification Awards 2022. GAI technical manager Douglas Masterson, who chaired the judging panel and performed the inspections of shortlisted projects, called this project “really impressive”. “The history of this building felt tangible as you walked around it and the ironmongery specified really tapped in to this,” he says. “The matching of the various items of ironmongery products throughout was exquisite and the matt black specified was an impressive contrast to the white door. Meadowbank Sports Centre has been the home of elite sport in Edinburgh since the 1930s. The historic Meadowbank stadium was built for the 1970 Commonwealth Games, which it also hosted for a second time in 1986. For nearly 50 years the centre was open to both elite athletes and the local community before it closed in 2017. Designed to high standards of sustainability by Holmes Miller Architects, the new centre is part of a wider regeneration of the surrounding area in accordance with the City of Edinburgh Council’s long-term plan to cut carbon emissions and at the same time improve the health and wellbeing of the local community. Providing access to state-of-the-art sport and physical activity on their doorstep, the new centre is first and foremost a community sports facility. There is an outdoor athletics track with a 500-seat capacity stand and inside facilities include two multi-sports halls with fixed and moveable spectator seating, two squash courts, a gym floor and fitness studios all fitted with Junckers’ solid hardwood flooring. The two multi-sport halls are fitted with Junckers 22mm Maple Champion flooring providing a durable and long-lasting floor that will easily withstand high levels of usage. Installed over Junckers UnoBat 45 subfloor system, the floor offers a safe and high-performing surface with excellent shock absorption and ball bounce, fully conforming to EN 14904 class A4. Installed by Junckers’ Approved Contractor Courtcraft, the floor has a 25-year warranty which includes a regular maintenance programme to keep the floor in optimal condition. The larger sports hall houses a large-capacity retractable seating unit which can be rolled out onto the sports floor when needed and stored away when not in use. With extensive technical expertise in this area, Junckers will advise on how to strengthen the sprung batten system to allow for heavy loads whilst leaving the sprung quality of the floor unaffected. A sealed solid hardwood flooring surface is very resistant to the type of wear and tear which may occur with retractable seating systems. Seating wheels will not mark or indent the Junckers floor whereas vinyl and other synthetic floors are often impossible to use because the wheels cause permanent tracking marks and scuffs. In addition, Courtcraft installed Junckers’ SylvaSquash flooring in two squash courts, a high-performance solid beech floor left unfinished to ensure high grip-levels; and Maple Champion in the two fitness studios. Junckers’ 22mm oak flooring was also supplied for standing-only plinths the gym area, fitted by GL Floors. A sporting and social hub for Edinburgh, Meadowbank Sports Centre offer participation and accessibility at the heart of the centre, bringing physical, mental, and social benefits to the local community and beyond for generations to come. The project was a collaboration between The City of Edinburgh Council, Edinburgh Leisure and sportscotland.

The TS 92 and TS 93 cam-action closers have been installed with the electro-magnetic hold-open feature and have been designed to remain open, closing automatically if the fire alarm is triggered. Offering the illusion of an invisible closer, the ITS 96 is a concealed cam-action closer hidden within the door leaf and frame, complementing the overall modern and sleek design of the new centre.As part of the brief, a wall of glass was to surround the technology and displays within the Darwin Centre, only accessible by staff through glass doors. Due to the small diameter between the wall and the glass door, specialists in glass interior products, Harbrine, overcame this by using dormakaba’s EA pinch free patch fitting which allowed safe access with a clear view of the museum display.dormakaba BTS 75V and BTS 80 floor springs also feature at the redevelopment. These floor springs feature a hydraulically controlled closing cycle, adjustable closing speed and mechanical backcheck.Also installed is dormakaba’s ED 200 – an automatic swing door operator that offers an optimum solution for safety in high traffic areas. During an emergency, fire doors and exit doors must continue to open for people to exit, but close firmly to prevent the fire or smoke spreading. The ED 200 is particularly appropriate for internal fire door applications and has been successfully third party fire tested to EN 1634-1 on timber doors. Its unique package of safety, security and interfacing features means that when a fire alarm is actuated, or when the power is cut, the closer will revert from automatic to manual operation with a hydraulically dampened spring close action.

The mixed-use development aimed to blend existing structures with modern elements, creating 321,000ft2 office space and 45,000ft2 residential units, including social housing.Situated in Fitzrovia, at 80 Charlotte Street, the project seamlessly integrates into the urban landscape, emphasising the city and street context in its design. The project features a new public garden and retail spaces.The development encompasses various components, including the commercial office space at 80 Charlotte Street, the private rental flats at Charlotte Apartments, and new apartments above two floors of office space at Asta House.ChallengeTo prevent unauthorised access to the lift lobby, a secure solution that allows easy access for guests while incorporating a token return process was needed. Additionally, the solution would need to be controllable remotely from a front desk and aesthetically pleasing within the reception area.SolutionFrom air-source heat pumps that prevent traditional gas boilers from being required to their outstanding statistics, such as being 34% better operational efficiency than Building Regulations, it’s clear that sustainability is a top priority.Within the speed gates chosen are LED Edge Lights, complementing the theme of being considerate of the environment since this choice ensures far less energy has to be produced.The bank of speed gates that the client opted for perfectly merges in with 80 Charlotte Street’s overall look due to the black stainless-steel finish that discreetly fits in with the interiors. With black panelling surrounding the area, the speed gates seamlessly go together with their existing aesthetic.On top of this, the client decided to put in place both low-iron glass top lids and wings, making for a completely clear view that also provides added security from those attempting to jump over the barriers.OutcomeFrom the utmost sustainability to a beautiful minimalist design, 80 Charlotte Street is set to continue to draw people into a new work environment. What's more, with 300 cycle racks, it encourages a sustainable return to the office.

Yeoman Shield have recently supplied and installed wall and door protection in the new Urgent Care Unit at Halton Hospital Runcorn.The unit will be busy catering for people in the Runcorn area and is hailed as a one stop shop offering an alternative to A&E for a range of minor injuries and urgent medical care.“The new Urgent Care Unit has been adapted from the old Minor Injuries Unit which has under gone alteration and redecoration with new and refurbished doors fitted. We were keen to protect the new finishes from the damage which can be caused by the everyday use of a busy hospital department.” Said Lee Bushell, Building Surveyor at Warrington & Halton NHS Trust.Yeoman Shield products were installed by their directly employed fixing team to the corridors and cubicle areas in the unit.Guardian Handrail was fitted to protect the walls along the corridors and waiting areas in Aqua Blue with an attractive contrasting insert strip in Mid Grey. An Ultra 60 Protection Rail, also in Aqua Blue, was included at low level to protect the skirting and wall from damage which can be caused at this height from wheelchairs and trolleys.Some of the doors in the unit required replacement and Yeoman Shield fire rated door protection panels and door edge protectors were fitted to all doors to protect from costly damage reoccurring. The addition of Yeoman Shield door protection helped to add uniformity of colour and style to the mixture of the new and old doors.Aqua Blue FalmouthEx wall protection panels were installed along the cubicle area corridors and in the cubicles themselves protecting from damage which is caused by the movement of equipment and trolleys.A Yeoman Shield Clapping Lath was applied to the double swing doors of the X-ray room. The lead lined clapping lath was fitted to the inside of the room doors to prevent any leaking of X-rays through the gap between the meeting edges of the door set.“I am very pleased with the way that the Yeoman Shield products look and from past experience know that these products will help to keep the new unit looking smart for some time to come.” Concluded Mr Bushell.

Following in the footsteps of a string of successful installations at the Northern General Hospital, Sheffield, Yeoman Shield products were again chosen as part of the refurbishment of the hospital’s Firth C & D floor corridors.With the need to refresh the interior walls and doors, as well as future proof them from further damage and marking, a variety of products from Yeoman Shield’s range were employed.Corridor doors, which are on the frontline when it comes to impact damage, were fitted out with Yeoman Shield Door Edge Protectors and PVCu clad glazing beads, both in a graphite colour. Contrasting Mid Grey Door Protection Panels were installed to both sides of the doors with vulnerable architrave and framework also protected by Yeoman Shield products.This comprehensive, fire rated, door protection system will extend the life cycle of expensive fire doors helping to keep them in good working order.Yeoman Shield Guardian Handrails in the same colour scheme were fitted along the hospital passageways. Bespoke metal brackets were manufactured by Yeoman Shield to implement the spanning of the rail over pillars though out a glazed corridor.Beneath the handrail 2mm thick FalmouthEx Wall Protection Panels were fixed to offer low level protection. A cream colour was chosen for the panels accompanied by Mid Grey Corner Protection Angles to keep a light and airy feel to the scheme.Pete Trenchard, who specified and project managed the scheme on behalf of Sheffield Teaching Hospitals added “When carrying out improvements and refurbishment of the corridors, in line with the STH standard colour scheme and standard fit out, I was keen to incorporate the Yeoman Shield range of products to achieve a long-term solution.“The specification of Yeoman Shield products on corridor walls, vulnerable corners, doors, frames & architraves, protects the fabric of the corridors without detracting from the visible aesthetic appearance expected of a hospital environment.“I worked closely with the Yeoman Shield team through the design and specification phase, drawing on their expertise to find a cost-effective fit for purpose solution. The site survey and installation offered a start to finish package which has been contributory to the successful and well received outcome of the project”.

The ProblemWe were approached in 2020 by James Tough of Butco and his team to help develop a low surface temperature radiator that would survive the ‘kick test” for Dignus healthcare.After an initial meeting and various site visits to Dignus scheme, we recognised the problem they were having with their existing radiators and controls. They had damaged and dangerous casings, broken TRVs and endless replacements.Butco had exhausted the market trying to solve the problem posed by Dignus and found other manufacturers could not fulfil all the requirements of the customer.The remit posed was in brief:A robust cover to withstand the ‘kick test’To meet all of the regulations and achieve high outputsTo be compact and discreet. They didn’t want an institutional-looking coverNot to be cost prohibitedOur SolutionButco reached out to Towelrads, who supply LST’s and other radiator products to the UK market. Upon understanding of the requirements, we investigated the possibility of producing a more robust casing with our UK Fabricator Adcam, based in the West Midlands. Straightaway Adcam produced a sample of the LST casing utilising a 2mm thick steel sheeting, rather than the 1.5mm industry standard. This proved a viable option upon testing and was put forward to the client. On the back of this successful project for Dignus Healthcare, Towelrads now offer 2mm and even 2.5mm thick casings as bespoke options in their LST range.A sample was sent to Butco to test and was approved by the customer to cover all items above.The bespoke LST’s were manufactured to match a sample site in Crown Lane, Sutton Coldfield. These have been installed and to date, there have been no issues with the covers, radiators, or internal controls. We are working on other schemes with Dignus and have been able to offer this product to other clients.The process of testing the radiators and running them on a sample site has allowed Towelrads to promote these further. It was thanks to Butco’s enquiry that made this possible.

The ChallengeThe extensively refurbished Four Seasons Hotel London at Park Lane required an acoustic underlay solution to effectively control impact sound with the marbled tiled floors of its guest bathrooms. Due to the prestigious nature of the hotel, superior impact sound attenuation needed to be achieved to exceed Part E requirements.Furthermore, having undergone a vast refurbishment programme the Four Seasons Hotel London now accommodates eight floors of guest rooms, so as well as attenuation of impact sound between floors it was necessary for the acoustic treatment to be easy to handle and install.The SolutionThe extensively refurbished Four Seasons Hotel London at Park Lane required an acoustic underlay solution to effectively control impact sound with the marbled tiled floors of its guest bathrooms. The new Santander Work Café in Jersey is the banking institution’s first major high street location in the Channel Islands. The banking space is designed to provide customers with a better experience in a comfortable and open environment and is the work of Santander’s in-house architects, Jose Miguel Perez Tallon and Ruben Sesmero Blanco. They worked with fit-out contractor Style Shopfitting, to specify Amtico Signature LVT, which was fitted by Marett Floorcraft. When considering the design for the new Work Café, Santander’s in-house architect team wanted to experiment with a new floor pattern to bring together the informal meeting and co-working spaces on the ground and first floors. Amtico produced a bespoke version of its Aspekt laying pattern, using shards of Signature in Worn Oak, Solar Pine and Exposed Concrete for an ultramodern and urban look to inspire visitors, create specific zones and link the two floors of the building. The design blends into Worn Oak, laid in Stripwood, to aid wayfinding and subtly connect different areas while complementing the colour scheme.

TS.11204 Cam Action Door CloserThe 153-bedroom Village Hotel is a recent addition to the growing Village Hotels chain. As its fitting out neared completion, we were contacted by our client, who reported a problem with the doors not being held fully shut by the closers. This would obviously be a fire safety issue and, with 307 doors to fit, was a challenge that needed to be overcome quickly.Rutland personnel visited the site to diagnose the cause and found that the door architraves were deeper than normal. This extra depth reduced the pre-tension capacity of the closer to hold the door shut.The solution identified was to increase the angle of the closer arm when the doors were closed from five to ten degrees. Back at Rutland headquarters, this design modification was quickly made to the TS.11204 closer and the revised versions supplied.They worked perfectly, thereby enabling the hotel to keep the desired door closer specification and know that all its doors were fully fire safety compliant.
