Velfac Windows

Sector: Built-to-rent accommodation (mix of affordable and commercial rental)Client: Populo LivingArchitect: dRMMMain contractor: Bugler Developments Specified for:Good cost / quality ratioSustainable window frame constructionFaçade-specific performanceExcellent design supportThe Didsbury, in London’s East Ham, is a high quality ‘Built-to-Rent’ development offering an equal mix of affordable and market rent apartments. Designed by Stirling Prize-winning architects dRMM for Newham’s housing company Populo Living, and built by main contractor Bugler, The Didsbury comprises 148 apartments in two six-storey new-build blocks which sit south of the former East Ham Town Hall Annexe, which is being refurbished. Smart interior design is matched by a highly distinctive exterior featuring brick and gold clad facades. VELFAC 200 windows, patio doors and entrance doors are installed in every apartment to provide both a quality finish and impressive low energy and low maintenance performance. Windows, doors and Juliette balconiesEvery apartment features a combination of VELFAC windows and patio doors (leading to a balcony or terrace) and inward opening, tilt/turn VELFAC IN glazed doors. These are used to create Juliette balconies, with balcony fittings integrated within the VELFAC frame to simplify subsequent railing installation. As every apartment features a range of interior materials, inner VELFAC timber frames are painted white to create a neutral and low maintenance finish ideal for rented apartments. External aluminium frames are finished in a dark grey polyester-powder coating to complement to both the brick walls and gold cladding. VELFAC also supplied head pressings to match the window sills, thereby ensuring a neat and consistent finish at both top and bottom. Our ‘go to’ composite glazing brandHaving successfully used VELFAC products on earlier projects dRMM was happy to specify the system for The Didsbury: ‘VELFAC has become our ‘go to’ brand when specifying composite glazing,’ says Findlay McFarlane, Architect at dRMM. ‘The system offers a good cost to quality ratio, and the frame design results in low embodied carbon, primarily due to the percentage of recycled aluminium used. This was important for Populo Living’s sustainability targets, and for dRMM as we champion climate-conscious architecture and the use of natural wood, which again is a feature of the VELFAC frame.’ Main contractor Bugler Developments was also happy with the specification: ‘We knew from the outset that we would be using the VELFAC system, and as we had used it before we knew it would meet our client’s requirements,’ comments Thomas Bugler, Head of Marketing. First discussed in 2015, The Didsbury has been a long and complex build. VELFAC, however, is one of the few suppliers to remain with the project from start to finish, thanks to the quality of the system and the expertise provided at every stage build. ‘We liaised with VELFAC right from the start of the project, through the detailed design stage, procurement and eventually to installation on site, with amendments and updates included along the way when necessary,’ says Thomas. ‘The project’s sustainability and affordability targets became more challenging due to this long planning phase,’ adds Findlay, ‘but the VELFAC system continued to meet the specification as it evolved.’ Technical support above and beyondWhile The Didsbury’s minimalist exterior may look sleek and simple, specification was in fact very complex, comments Findlay, and required expert input from the VELFAC team: ‘The stepped façade and variety of façade-specific performance targets meant that not all floors had an identical specification,’ he explains. ‘In addition, while VELFAC double glazing met all low energy targets, we needed to fit acoustic trickle vents into road-facing windows and ensure lower floors and balconies had windows with Secured by Design accreditation.’ Issues regarding weathering within the gold cladding also needed attention, comments Thomas: ‘This required some on site consultation with the VELFAC team, and updated detailing to ensure the end result was compliant and of the right quality - we are very pleased with the finish, and the windows and doors work well within the overall development.’ In fact, VELFAC support made a significant contribution to the success of the whole project says Findlay: ‘We worked closely with VELFAC on detailed drawings for the windows and doors, and were impressed with the level of support provided – more than that typically provided by a supplier, and another reason why we like to use the VELFAC system when we can. The thoroughness of the detailing meant there were fewer surprises when it came to installation, helping us keep on schedule during the final build and installation phase.’

142-146 Harley Street

3v Architectural Hardware Ltd

If you’ve ever seen the film The King’s Speech with Colin Firth playing King George VI you’ll recall it features the King overcoming a debilitating speech impediment thanks to the world-famous speech therapist, Australian Lionel Logue. In real life Logue practised at 146 Harley Street between 1926 and 1952. In 2020 the 142-146 Harley Street premises underwent a substantial refurbishment at the request of owners Howard de Walden Estate. The Howard de Walden Estate extends 92 acres and includes the freehold to over 800 properties and includes the healthcare hub the Harley Street Medical Area [HSMA].The brief for the Harley Street premises was to provide a self-contained D1 Medical building of 6,299 ft² across lower ground floor to fourth floor. The linked grade II listed buildings needed to provide accommodation suitable for a ‘first in class’ medical operator to work from, whist retaining and respecting the building’s historic character and charm. It was also noted that the restoration and improvement works should serve to enhance the overall appearance of the neighbouring properties and surrounding Harley Street Medical Area.Working alongside Howard De Walden Estates were Sonnemann Toon Architects LLP, construction contractor Whistlers Ltd and architectural ironmonger 3v Hardware. 3v specified, scheduled and supplied the ironmongery packages for both the traditional upper floors, and the contemporary lower medical area floors for this piece of 19th century architecture.“The project presented a challenge to 3v Architectural Hardware who were given two separate briefs. The old building needed updating while retaining its traditional feel and the medical areas in the basement required a practical and easily maintained product,” said Chris Taylor at 3v.Matt black and satin steelProducts supplied included traditional knob furniture from Frank Allart in a matt black nickel finish for the traditional areas and Vieler satin stainless steel furniture for the medical areas. All the accessories were carefully chosen in matching or sympathetic finishes. For example it was not possible to fit concealed closer into the existing doors and therefore overhead, surface mounted white closers were used to blend in with the door finish.Appropriate sash window furniture was sourced and supplied in the same matt black nickel finish. The client requested that modern fire signage on the face of the door be avoided if at all possible. Instead, ‘lollipop’ signage was suggested, but with the caveat that this did not comply with the guidelines of BS5499 and therefore approval from Building Control would be required. Samples were put forward and approved (two per door leaf were supplied: one for the leading edge and one for the jamb but only one has been fitted). The project was finished to such a high standard it secured 3v Architectural Hardware and Sonnemann Toon architects a highly commended in the Public Health and Education category in the GAI/RIBA Specification Awards 2022. GAI technical manager Douglas Masterson, who chaired the judging panel and performed the inspections of shortlisted projects, called this project “really impressive”. “The history of this building felt tangible as you walked around it and the ironmongery specified really tapped in to this,” he says. “The matching of the various items of ironmongery products throughout was exquisite and the matt black specified was an impressive contrast to the white door. It was a very sympathetic refurbishment which was a delight to inspect.”Photography: Neil Kenyon

This commercial space offers a range of amenities and features, including floor-to-ceiling windows, VRF air conditioning, raised floors, and a host of sustainable and user-friendly elements. As part of a broader development vision, 280 High Holborn seamlessly blends modern aesthetics with the historical charm of its surroundings. The ambitious project aimed at creating 100,000 sq ft of commercial office space, six adjacent apartments, and a retail presence in Mid-Town London. The design needed to be flexible, column-free, and capitalize on views over the historic Lincoln’s Inn Fields to the south. The challenge was to seamlessly integrate the building into its urban context while providing a versatile and attractive environment for various uses. The building’s form optimizes its plan to blend with the adjacent townscape, offering an articulated floorplate that supports flexible space planning solutions. The mix of office, residential, and retail spaces necessitated the incorporation of flexible office floorplates that could be easily customized for different needs. In the pursuit of modernity and functionality, our contribution to 280 High Holborn involved the supply of bespoke metal riser doors. Concealed, fire-rated, and designed to be flush with the surroundings, these doors seamlessly integrate into the modern aesthetic of the building. Placed strategically throughout the structure, these doors contribute to the safety of the occupants while maintaining a sleek and unobtrusive appearance. The building’s floorplates offer a ceiling height of 2.7m clear, providing a versatile canvas for both open-plan and cellularized office configurations. Six apartments at the southern end capitalize on views over the Inns of Court, adding a residential component to the development. Additionally, a new civic space at the base of the building enhances engagement with the surrounding community. With a focus on sustainability, 280 High Holborn achieved a BREEAM ‘Excellent’ rating, underlining its commitment to environmental performance and occupant well-being.

At Sauna360 we were honoured to be asked by a top London architect to co-operate in the installation of a sauna and steam room in a new gym and wellness suite at his Surrey home. The client had seen our design for a large sauna in a Mayfair mansion and the brief was to replicate this to more compact size to create an intimate family cabin.Sauna: The sauna was lined in special cut Blond Aspen contrasting delicate thin wall panelling, with close fitting bench boards and subtly angled furniture. The full width, low iron glass fascia gives a great feeling of space and excellent viewpoint of those still working out in the gym!Steam Room:The steam room was designed to be more discreet and twinned with a matching luxury bathroom. Our proposal was to decorate the room using beautiful Siminetti natural shell mosaic tiles throughout. These tiles with interesting random surface are nonetheless super thin and therefore perfect to suit the many contours usual in steam room design and are both durable and efficient. To complete, we included a matching door to the bathroom with back painted glass and door lock for discretion. The result: a stunning, statement installation in manageable size for regular home use!
