Tolson's Mill, Tamworth is a new £16 million development consisting of 51 canal side apartments and 10 town houses. Set within a five-storey textile factory, each apartment and house is set to retain the industrial character of the grade 2 listed Mill building. Leading the project development was Brookland Group with subcontractors V&D Interiors fitting out each of the living spaces. In designing the building, Crosby Granger Architects placed safety and comfort as the main priorities for product specification.Given the listed nature of the building, ensuring the materials used met and exceeded safety needs was critical. Likewise, ensuring acoustic performance would be key given the luxurious nature of the apartments and town houses.    For Calvin Challis, Commercial Manager at V&D Interiors, using Knauf products was the sensible thing to do. “The goals of the architect were to ensure a quality, soundproof interior which meant that the product specification met and exceeded this expectation. That’s where Knauf came in. Not only were they always there to help and ready to listen if we had any questions, but their product were also the right choice to achieve the goals specified by the architect.” Attaining this level of performance would be achieved using Knauf performance systems products including metal partitions, which not only offer speed advantages on site, but enhance fire protection as well.Meeting the acoustic needs of the brief, standard 12.5mm and 15mm Knauf Soundshield Plus were used on the walls and ceilings. Soundshield Plus provided enhanced acoustic performance and excellent fire resistance. Importantly, Soundshield Plus can give up to 54Db acoustic sound reduction when used as part of a Knauf system. Getting the perfect finish throughout was achieving by using a mixture of Knauf finishing products. This included jointing tape, intumescent and acoustic mastic for their fire and acoustic performance attributes, and Knauf Fill and Finish. The result was a high-quality finish on partition walls with necessary performance built in.Ensuring consistency throughout the interior, Knauf Ceilings were specified for their acoustic performance and peace of mind both ceiling and wall systems would complement each other. “From a specification point of view, it was critical we knew that all products used would achieve the performance required. This was the main point for the architects but for us on site, having all the product come from a single supplier made it easier to source the right materials and know they’d install and work together easily” Calvin recalls. While efficiencies were gained on site by using Knauf systems, one of the biggest advantages this approach offered was the peace of mind through warranties. Calvin explained why this was so important: “The Knauf System Performance Warranty meant everyone knew the products would perform as intended for the lifetime of the system, with guarantees in place in the unlikely event of something going wrong.” “Having that security in place was vital for all involved, it meant we could get the support we need for installation and the main contractors and client would be protected going forwards. Especially on a listed building project, you need to have that peace of mind in place.”For added reassurance, Calvin recalls how Knauf would provide onsite support in the form of inspections “Knauf were brilliant, if we needed any help or assistance, they were more than happy to help. They came to the site a few times, to inspect the installation and provide some guidance if we were unsure of something. This was particularly helpful when it came to checking the acoustic ratings. They were able to check the acoustic ratings and ensure that they met the requirements, and that the client was satisfied.” The apartments that form part of the luxury residential development at Tolson's Mills and Tamworth were completed in November of 2022, with the houses scheduled to be finished in June 2023.

Providing the solution for EWI retrofit on non-traditional build housingHaving successfully completing the previous 2 phases, K Systems were approached to provide a specification for EWI installation onto two non-traditional build housing types: 5M and Caspon. Both archetypes are of timber frame construction with single skin brick infills at ground level and a mixture of hanging tiles or cladding on upper floors. Typical of non-traditional build housing, the technical team at K Systems had to pay particular attention to bespoke detailing to derive a suitable EWI solution to meet the client’s requirements.The hanging tiles and cladding were removed from the upper floor(s) and replaced with timber sheathing boards to allow for a uniform aesthetic and a striking contemporary finish.Delivering a robust, safe and aesthetic system solution to meet the project requirementsHull City Council wanted to improve the thermal efficiency of their housing stock whilst provide a durable and more contemporary aesthetic look for the project. A combination of K Systems M Silicone and K Systems M VBriQ was used to achieve a u-value of 0.28 using varying thicknesses of A1 non-combustible mineral wool (80mm to 150mm) to adapt to the variety of substrates typical of non-traditional build housing. The combination of acrylic brick slips and polymer enhanced silicone topcoats achieved an appearance that is durable and elevated the dated look of the estate to a more modern feel. Our team worked extensively with the appointed architect preparing bespoke detailed drawings for the various archetypes, particularly transitions between the brick and timber substrates, cills, verges, rooflines, gas boxes and below DPC. Weekly demand planning meetings ensured timely delivery of materials to the appointed contractor.We ensured the correct fixings were specifiedK Systems commissioned pull-out tests to determine the optimum fixings and washers to be used to anchor the EWI system to the different substrates. A combination of hammer fixings and screw fixings were specified.

Standard Coniston Wall Mounted Canopies: 8m x 2.1m and 8.9m x 2.1mCanopy Frame Colour: Light Blue RAL 5012, matt finishInstallation Date: August - September 2019Contractor: Morgan SindallArchitect: Miller Bourne ArchitectsThe BriefIn September 2018, an invitation to tender was received by Able Canopies from Morgan Sindall Construction Ltd for a number of canopies at the brand new two-storey, primary and nursery school for which they had been awarded the contract to build to form part of the Hailsham Community College Academy Trust.After reviewing the tender documents we put our recommended products forward, which was a large Kensington wall mounted canopy and two Coniston wall mounted canopies.The architect then contacted us directly to detail that the main building frame was made up of large timber SIPS panels and the large steel posts were required to support the roof. However, they were also decorative in essence and played a significant part in the building aesthetic appeal, and they required Able Canopies to supply and install them as part of the package as they would run through the larger canopy.The original design and price we submitted did not require the inclusion of the steel posts, however we were then asked to include in our canpy costs. We therefore went back to the drawing board to come up with a canopy design which would fit the aesthetic and structural features required.The SolutionWhilst in talks with the architect, they explained that they favoured our Coniston Wall Mounted Canopy system and also requested the NBS spec for the product which wasn’t a problem as our products are all listed on the NBS National BIM Library.We therefore looked at the Coniston system and worked with the structural engineer to ensure the steel beams could be incorporated into the canopy. This enabled us to supply the contractor and architect with an estimate so we could secure the works as an early package enabling them to cast the foundations required within the main slab.Because the bespoke Coniston would have the required large steel beams through the roof, we designed a solution to ensure the canopy would still be a fully waterproof system. This was easily achieved with the Coniston because we were able to comfortably flash/dress around the roof support columns, to create a seamless walkway with a watertight roof.However, the large steel beams and underside required a lot of design work, we diligently designed bespoke connections for the posts to the beams, bespoke connections for the roof bar to the steel beams and bespoke guttering & gutter connections. After a prestigious school near Birmingham suffered extensive damage when a leak went unchecked, we installed our award-winning leak detection system to prevent future devastationA tiny leak left to escalate at St George’s in Edgbaston ruined thousands of pounds of property and equipment and left the school without a properly functioning IT department. Leaks within buildings are very common and if not monitored can cause extensive damage, disruption and loss. So, once the school was back on its feet, we were delighted to work with their insurer, Hettle Andrews, to make sure the property was protected against future flooding. St George’s School, EdgbastonSt George’s School is a fully co-educational independent day school for children from ages three to 18 in Edgbaston, near Birmingham. Established as a charitable trust, the school opened in September 1999 as Birmingham’s first independent school to offer a complete education for boys and girls from kindergarten through to the sixth form.We worked with their insurance broker, Hettle Andrews, who facilitated the project. Hettle Andrews works primarily with schools, universities, colleges and charities. In the winter of 2021, the boiler in the room above the IT department of the school began to leak. The school was closed for the holiday period so no one went on-site and the leak went undetected. On return to the school in the New Year, staff discovered the leak which by that point had caused extensive damage.  The leak had not only destroyed the ceiling and light fittings but the whole IT department below including computers, carpets, plug points and furniture. The challengeNo warning: this was the first time anything like this had happened. There were no warning systems in place, nor were there any preventative measures. Extensive damage: the full ceiling had to be replaced, along with expensive light fittings, computers and IT equipment.Inconvenience: it resulted in substantial inconvenience and downtime for the department which in turn affected its daily function within the school.Disruption: the IT department had to be relocated elsewhere in the building, along with any remaining functioning equipment. Time-consuming process: while the damages were being claimed on insurance, the room was cleared and de-humidifiers installed to try and remove any remaining moisture.The solution;Andel Floodline®Andel's unique, award-winning water, oil and gas leak detection and monitoring solution. We are one of the global market leaders in leak detection systems and we knew our Floodline® solution would be a perfect fit. It is a true hybrid that can report to a single integrated control panel – unlike some other systems that require different alarm panels for different types of leak detection.Floodline® covers all possible leak detection requirements, from single-zone to multi-zone and distance measuring systems, with the capability to protect the largest of buildings, both old and new. Floodline® systems allow additional zones, sensors and upgrades to be added easily and cost-effectively so it is future-proof. So, we installed Floodline® SVCP – 2-Valve Control and Floodline® 1-Zone Leak Detection System. This means the school is now able to: Easily monitor all the Floodline® leak detection sensors installedEasily monitor the display LEDs which provide clear alarm information and system status for both leak detection and system faultHave peace of mind knowing the solenoid valve control panel will immediately close two solenoid valves in the event of a leak, ensuring the water source is stopped, preventing any damageBe alerted quickly as there is an audible alarm with a mute functionBe alerted when away from the property as output relays connect to a GSM communicator which sends out an SMS.The result;Bespoke solution: we were delighted to be able to come up with a tailored solution for St George’s School. Early warning: the boiler room at St George’s Edgbaston is now equipped with a bespoke leak detection system that will give early warning should there be any escaping water detected.Confidence: the client feels relieved and more confident now that our leak detection systems have been installed. Peace of mind: knowing they will no longer have to worry about leaks especially when there is no one on-site. Futureproofed: the school knows their chances of this occurring again and their building and equipment being unprotected have now drastically dropped. Community: as schools are the hubs of most communities, the last thing we want is for their day to day operations disrupted by escaping water, something which can be detected early and solutions provided easily. We are proud to have been involved in this project alongside Hettle Andrews and hope to work with more of their clients in future to provide proactive solutions.What the customer said;“We are relieved and more confident now that our leak detection systems have been installed. The building is home to a number of one, two and three-bedroom residences where the occupants can enjoy a full suite of amenities including a serenity garden, fitness centre, and rooftop terrace which includes the iconic Tibor Kalman clock and offers beautiful New York views.The client was looking to inject some much needed natural daylight into their new fitness centre, and so Architects, Stephen B Jacobs Group PC, and Glazing Vision worked closely together to make sure the best rooflights were chosen to meet the brief.Considered an architectural feature as well as a rooflight, and an evolution of the traditional roof lantern, three of our Double Glazed Bespoke Fixed Asymmetrical Pyramid Rooflights were specified to help inject as much natural daylight into the fitness centre as possible. This was important to the client as natural daylight has been proven to help our bodies produce Vitamin D, improve our sleep, and help us focus.“For, Stephen B Jacobs, the inspiration for the pyramid shaped rooflights and the surrounding gravel court yard came from the Louvre in Paris.” Thorsten Foerster, Architect, Stephen B Jacobs ArchitectsThe rooflights were constructed of 4 panes with glass-to-glass silicone joints, minimising framework and therefore offering excellent light transmission. Our pyramid rooflights are straightforward to fit, and only require a raised upstand on your roof built to our standard specification. The units are supplied with high specification heat soak tested low e safety glass for optimum thermal performance and durability. The product is also robust and long-lasting, boasting excellent thermal performance and air tightness.

The ProjectsThe Northern Health and Social Care Trust and The Southern Health and Social Care Trust are two of the largest healthcare associations in Northern Ireland. Between them, they provide services to over 850,000 people. Among the facilities under the Northern Trust’s control is Causeway Hospital in Coleraine. The Southern Trust has Craigavon Area Hospital as one of its major healthcare sites.H&J Martin was established in 1840. For well over a century and a half it has been delivering the highest level of quality work in every aspect of construction and fit outs. For this reason, the company was chosen to oversee and facilitate the work on these prestigious hospitals.The hospitals needed new flooring to be installed throughout the buildings. The floorcovering would need to be made from a resilient material such as vinyl, making it easy to maintain high standards of hygiene using industrial cleaning machinery. The flooring would also need to be supported at the floor-to-wall junctions and around corners, to prevent flooring failure or collapse and to protect against the heavy-duty cleaning equipment.The ApproachH&J Martin decided to use Quantum Flooring’s CCFM1 internal and CCFM2 external floormitres to help protect the flooring around corners in the hospitals. Vinyl or other resilient floorcoverings can be particularly vulnerable where the flooring meets the wall at corners, as it can be difficult to mitre the angles correctly. These floormitres help to create a uniform finish every time, leading to greater structural integrity along with improved aesthetic results.Quantum’s QCF35 cove former was utilised to complement the CCFM1 and CCFM2. This profile fits perfectly with the curve of the floormitres, helping to create a flush and hygienic finish every time, at each floor-to-wall junction and around corners. The coving and the floormitres protect the floorcovering from damage at the join, and make the flooring easier to clean. For wet rooms, the vinyl can be fitted all the way up the wall where the floormitres can also be used in the wall-to-roof corners.The UCS3 slimline flexible capping strip was used to create neat finishes to the floorcovering up the walls of the hospitals. The UCS3 profile is specifically designed for healthcare environments. It has a slimline cap, reducing the accumulation of dirt and dust over time, and providing a smaller surface area to be cleaned than traditional capping strips. UCS3 is available in 25 metre coils making the packaging compact and the product easy to fit.The OutcomesCauseway Hospital and Craigavon Area Hospital were fitted with over 2,000 metres of floormitres, cove formers, and capping strips between July 2022 and July 2023. The NHS Estates Team required a new office space and workshop area and proposed the refurbishment of an existing building.Systems in useHyranger®Starcoat® PMMAOverviewAxter Ltd were instructed by William Gough & Sons Ltd to produce a design for six roof areas, following a site survey report. The project included a mixture of new build and refurbishment areas, comprising of various systems and design requirements. This included a cut to falls insulation design to comply with Part H and BS 6229:2018. Roof A, the focus of this case study, had a series of convex or ‘barrel roofs’, requiring bespoke detailing and careful design to achieve robust detailing and the required U-value.The project value was circa £1 million. This included all building works and a strict budget for the roofing package, which was achieved. The programme for the works was 16 weeks and completed in Autumn of 2022, to the required deadline.The successful project was also nominated for a National Federation of Roofing Contractors (NFRC) award 2023.ChallengesAxter were appointed at RIBA Stage 2 to undertake site surveys and work alongside the Principal Designer as Designer under the Construction Design and Management Regulations 2015.The existing asphalt had shown signs of cracking and blistering, and the outlets were damaged from vegetation growth from a lack of maintenance. New outlets were installed with leaf guards, allowing free flowing water whilst preventing blockages.The proposed office section of the works required thermally upgrading to comply with Building Regulations: Part L. The U-Value requirement was 0.18W/m2K which could be achieved with a 120mm PIR flat board. Due to the curved profile of the roof, installing the insulation below deck level was considered. However, due to an inadequate ceiling height this was disregarded.Furthermore, this would have resulted in the development of interstitial condensation. Further design solutions had to be considered. To bend a 120mm board would have required multiple cuts to the insulation so the decision was made to split this into two thinner boards to achieve the radius more easily.When split into two layers the requirement changed to 2 x70mm boards (140mm total) as worked out using U-Value calculations by the in-house design team at Axter. A timber hard edge was introduced to abut the insulation at the building perimeter to separate the façade and the main field area.Systems and productsAxter’s Hyranger multi-layer RBM system was used across all six roof areas. The system is fully BBA and BRoofT4 compliant, and achieves a guarantee period of 20 years. For this project, Axter’s Goldshield Guarantee was chosen, which covers materials, workmanship and design liability. This was overseen on site by Axter’s Quality Assurance team, who audited the project inclusive of the installation, safety and general management of the roofing works.Axter Starcoat PMMA was used as a cost effective solution to coat the copper fascia and provide a fresh and seamless look to the exterior of the building.SolutionsThe Axter Hyranger multi-layer RBM system was installed using traditional gas driven torches to fully bond the (AVCL) Air and Vapour Control Layer and cap sheet layers. The underlayer was installed over a tissue faced PIR and therefore needed to be self-adhesive in order to reduce the risk of fire, complying with NFRC Safe2Torch guidelines. A cold applied Starcoat PMMA liquid was installed to the façade to achieve a seamless and cost-effective upgrade.The Axter Quality Assurance Team regularly attended site and were in constant communication with the appointed Axtershield Installer, Empire Roofing operatives, to ensure that the system was being installed correctly and to the expected standards in order to achieve the Goldshield guarantee required by the client. To achieve the guarantee level, all materials and workmanship had to be installed as per the Axter specification.The site agent from the main contractor was also regularly on site to oversee the project and ensure that deadlines and timescales were being achieved to keep the build on target for completion. The installation of the multiple roof areas was achieved to exceptional standards leaving the client very impressed with the workmanship.AcknowledgmentsWilliam Gough & Sons Ltd were very impressed with Axter Ltd on our first scheme with them at George Eliot Hospital in Nuneaton. The requirements of the scheme, which included a complex barrelled roof were investigated on site early in the design phase of the project and Axter’s recommendations were swiftly proposed and agreed with the client’s Architect. Once the design requirements had been established one of Axter’s approved installers were employed by us to very successfully deliver the scheme.
