Knauf succeeds in major heritage redevelopment in heart of Birmingham

Knauf succeeds in major heritage redevelopment in heart of Birmingham

Knauf UK

Birmingham’s Grade II listed Municipal Bank, a significant historical site, had sat unoccupied since 2006 before being purchased by The University of Birmingham which planned to convert it to a civic space that could benefit all.Built in the 1930s by T. Cecil Howitt, a refurbishment and extension of the building was planned to provide the University with a brand new city-centre based campus. The bank’s redevelopment has since created a learning space for students as well as exhibition and event spaces, meeting rooms and public areas, including a café.Architect, Glancy Nicholls designed the extension and refurbishment. The build was complex, having to accommodate and preserve many heritage features. Main contractor, Galliford Try chose to specify Knauf for a number of internal elements, including Knauf Shaftwall and Knauf plasterboards, due to their experiences of using Knauf products. Drywall Contracts were responsible for the installation of Knauf products, which proved highly compatible with the build’s heritage elements. Honouring the Bank’s historical architectural standing was at the core of the project’s design and construction. “Working around historic architecture, there were a lot of bespoke elements to this project. It was key that modernisation didn’t take away from any historic features and working with Knauf products helped achieve the project with that mindset,” said Jon Jacznik, Director of Drywall Contracts.  For example, a technique called Ashlar plastering was used to create a tile affect that mimicked heritage designs on Knauf boards and partitions. Freddy Maxwell-Heart, Site Manager at Galliford Try, noted that “Knauf successfully worked with heritage plasterers to achieve this effect consistently.”Another integral aspect of the build was the need to bring the 100-year-old building up to modern specifications so that it could meet today’s building regulations. Several Knauf high performance boards were used on this project, their characteristics lending themselves to the practical and regulatory requirements of the build.Knauf Impact Panel, for example, was chosen for use in areas of The Exchange which are open to the general public due to its impact resistance and robust qualities.Being a mixed-use space with offices and events spaces, thorough sound proofing was needed in places. For this, Knauf Sound Panel and Shield Plus was used to ensure a suitable and comfortable environment throughout the building.Knauf Fire Panel also featured heavily in this project. This helped ensure the building’s fire standards met stringent regulations, especially given its Grade II listed status.Construction of The Exchange took place at the beginning of the COVID-19 pandemic in 2020 during a nationwide lockdown. This was a challenging time for the industry, but Jon remarked that “Knauf continued to supply systems to ensure client requirements were met with as little disruption as possible.”Similarly happy with the level of support Knauf offered, Freddy observed that “Knauf were very helpful throughout and, Project Technical Manager, Tom Chamberlain was particularly helpful in addressing technical issues.”Jon agreed, adding that “Tom worked closely with the contract manager to overcome all the nuances and oddities the building threw at us. There was a lot of coordination between parties and frequent changes to the plans which Knauf responded to promptly.”Opened in September 2021, the re-developed Exchange offers a significant contribution to the heart of Birmingham and the city’s wider Arena Central masterplan.

Schöck Ltd

Outdoor life tends to take place inside the perimeter of block buildings in towns and cities. An inner courtyard becomes the outdoor area of choice, shielded from the noise from the roads that surround the building. The Wright Place project involved the installation of 60 balconies that were also planned as design elements. Schöck Isokorb® type KS was used for both structural stability and thermal insulation.Precast balconies as design elementsA total of 300 Schöck Isokorb® elements – between four and six per balcony, depending on size – were installed in the building structure, with some welded to the reinforcement to prevent tipping during concrete application. The Isokorb® used was type KS from Schöck's standard range, which functions as a load bearing thermal insulation element, eliminating thermal bridges between reinforced concrete and steel structures and thus preventing mould formation at the critical joints. The Schöck Isokorb® allows steel and metalworkers to prefabricate to a large degree, thus reducing installation times to a minimum. Its superb load bearing capacity offers enormous scope for balcony design while ensuring outstanding structural stability.

Radisson Hotel, County Sligo

Pilkington United Kingdom Limited

County Sligo has been blessed with a brand-new luxury hotel, the internationally renowned Radisson SAS Hotel, where the comfort of guests and staff is of paramount importance. Every precaution has also been taken to ensure the safety of residents including the installation of high quality, clear view fire-resistant glass products, Pilkington Pyrostop® and Pilkington Pyrodur®, which have been fitted extensively throughout the entire hotel.Pilkington Pyrodur® is a laminated glass with a special interlayer, developed for the optimum combination of minimum thickness, integrity fire resistance and impact performance. In a fire, the glass forms an opaque barrier to exclude flames and hot gases as well as blocking the sight of the fire, hence reducing panic. In addition to its integrity performance Pilkington Pyrodur® reduces the transfer of radiant heat significantly.Jackie Corcorran of main contractor, J J Rhatigan & Co. Galway was closely involved in the specification of the specialised glass alongside White Bros. Joinery Sligo & Jim Walsh of Greaney Glass Galway. 160 m2 of 10 mm Pilkington Pyrodur® with a 30-minute integrity rating was installed within the corridors of the building. In other areas where there is a slightly greater risk of fire, such as the kitchen area, internal doors and function room screens, were fitted with 21 mm Pilkington Pyrostop®, which provides 60 minutes fire integrity and insulation.Specialist glass & glazing contractors, Greaney Glass, were responsible for installing the fire-resistant glass and Ivan Greaney, Managing Director, comments: “For such a prestigious project it was imperative we used a fire-resistant glass we could trust. There could be hundreds of people within the hotel at any one time so we needed to use materials that would provide maximum protection under the most extreme circumstances. As Pilkington Pyrostop® and Pilkington Pyrodur® are backed by a full suite of impact and fire performance tests, we had no doubts that this was the ideal glass for this project.”Pilkington Pyrostop® and Pilkington Pyrodur® provide excellent levels of protection and have been tested and assessed to BS and EN standards. Not only do they offer excellent fire-resistance they also fully comply with impact safety tests and permit safe breakage in the manner of a laminated glass. In addition, they provide acoustic improvement over standard fire-resistant glass, an important consideration in the hotel that offers a peaceful and relaxing retreat for guests.

Southmere Phase 1b

Southmere Phase 1b

IG Masonry Support Ltd

The Southmere housing development is being built as part of a regeneration project, designed to revitalise the Harrow Manor Way area of South East London. New residences will be mixed tenure units, including both shared ownership and affordable rent units, within a range of attractive tower block and town houses.IG Masonry Support supplied products for buildings C1, C4 and C5, totaling nine blocks. The entire development is valued at £126m and IG Masonry Support’s product package for this development is the largest the company has supplied to a project since its inception. The introduction of new building regulations set out by Approved Document B meant the brickwork contractor needed to find products which met the conditions. IG Masonry Support’s B.O.S.S.+ (Brick on Soffit System) met these standards, making them the ideal choice of supplier.ChallengeThe most obvious challenge for IG Masonry Support was the sheer scale of the project, as products were required for all nine blocks across Phase 1B. As a result, the timescale from order to delivery was tight. IG Masonry Support assembled a dedicated team of technical detailers and engineers for the duration of the build programme to provide full customer service and in-depth technical support. An inherent challenge of the project was the unique building design and intricate brickwork programme, which would be too irregular to use off-the-shelf products. The client would instead require bespoke products and innovative solutions to meet their specifications. For example, the recessed column feature meant that the columns were only half supported by the slab; therefore requiring a top bracket which was fixed to the slab to provide full support to the brick columns.IG Masonry Support has demonstrated its innovation through its use of the new Cavity Tray Brick Slip Lintel. This was designed specifically for the Southmere project and is now being specified and utilised on many other schemes to meet the new Part L Building Regulations. It also offers a quick and practical solution for brick soffit detail. The manufacturer designed a custom waterproof gasket fixing to prevent moisture travelling through gaps in the lintel and tray, while ensuring the aesthetic finish at the face. IGMS also created a bespoke Windpost design with special kinked plates to comply with the surrounding build work. Its B.O.S.S. units and arches were identified of a size and weight which could make installation difficult so IGMS adjusted the design accordingly to fix back the products.Providing technical drawings also presented a further challenge, as it was difficult to co-ordinate the brick bonds to ensure the brick soffits would perfectly tie in with the adjacent brickwork. Any brick bonds that didn’t perfectly blend were reported to IG Masonry Support and were quickly rectified and redelivered to site, to ensure the build programme remained on schedule.Additionally, the build programme was constantly changing due to being carried out during the COVID-19 Pandemic. Therefore, IGMS had to adapt to the evolving requirements. IGMS’ priority became producing products more quickly than anticipated at times in order to meet tight deadlines.SolutionOn the Southmere development, IG Masonry Support was able to provide bespoke designs with a quick turnaround. The client initially enquired about products in December 2019 and following a consultation and approval period for design, received its first order just six months later, which was remarkably fast considering the bespoke nature of the products. Considering the large quantities of product, IGMS prefabricated them to ensure a faster installation speed for the client.IG Masonry Support worked closely with customer Landmark Brickwork, main contractor Durkan and Four Point Architects throughout the build programme and all were highly impressed with the level of detail in the technical details provided by IG Masonry Support. They were also very pleased with the level of detail in quoting and the dedication of the team in collaborating, and delivering requirements. The Phase 1B brickwork programme specified a variety of brick types, which changed regularly throughout the numerous blocks. IG Masonry Support’s team were in constant communication with the relevant parties to ensure that the products blended correctly. Block C4, in particular, had an unusual bond pattern, so coordinating the brickwork required planning and engagement from the IGMS team.On the Southmere project, the client was highly impressed that IG Masonry Support was able to provide the desirable aesthetic finish, without comprising on the bespoke elements while working to tight, frequently changing timescales. The client was also pleased with IG Masonry Support’s commitment to the build programme and its dedicated technical team of detailers and engineers who attended design meetings every week.IG Masonry Support’s prefabricated products resulted in an overall reduction of labour on the project. The final invoice value to Landmark Brickwork was also within 1% of the initial quotation, allowing them to remain within the build programme budget. The provision of IG’s quality brickwork support solutions has led to an efficiently constructed modern housing development that will breathe new life into Thamesmead.

Handley Street is a small, residential development located within the central conservation area in the Lincolnshire market town of Sleaford.Originally an old, derelict office block, the site now provides six new, much-needed starter homes for the town. Each of the high-specification homes offers two bedrooms, underfloor heating, bi-fold doors to a private garden, and off-road parking, all within a few short steps to the town’s high street.Planning restrictions associated with the conservation area required the use of traditional materials, including timber, sliding sash windows, slate roofs, chimney stacks and brickwork that would match Handley Street’s older buildings, which are built in a vibrant orange brick featuring textural deviation and which was excavated locally. For the new properties, Forterra’s Butterley Breckland Multi Reserve was selected as a good match to the older brick. Varying bonds, that show stretchers as well as headers, have been introduced in the main facing brickwork, complementing the older properties nearby.

The fire suppression system put in place, validated by real fire tests, discharges fine water mist particles to efficiently cool radiant heat. This is accomplished while using significantly less water than a traditional sprinkler system — in keeping with the Centre’s sustainability focus. HI-FOG provides peace of mind to administration while safeguarding lives and ensuring continuity for the critical city hub.

22 Bishopsgate

Baldwin Boxall Communications Ltd

One of the newest – and very impressive – developments in the City, 22 Bishopsgate offers visitors retail, work and restaurant space over 60 floors. It is actually the tallest building in the City of London.A flexible solution was required for this project, to include life safety communication for the entire building. At the forefront of the design was the need for a plan for phased evacuation using the life safety systems. The VIGIL3 voice alarm and OmniCare emergency voice communication systems were quoted for the project due to their reliability and capability. The project required new voice alarm and EVC systems which were specified and installed by PHF Fire. The EN54 certified VIGIL3 voice alarm includes 70 space saving, wall-mounted Eclipse4s and two floor standing racks, networked around the building. The voice alarm network is accessed by the touch screen control microphone, with its user-friendly NFC card sign-in option. The EVC system solution, OmniCarePLUS, includes fire telephones, combined fire telephones with disabled refuge outstations, disabled toilet alarms, advanced disabled refuge outstations and standard disabled refuge outstations. These made up the remaining call points on the system, a lot of which were in a stainless steel finish, to match the high quality aesthetic of the building.Installed by PHF Fire, Baldwin Boxall worked together with the team to aid in the design and commissioning of the systems.Sam Faulkner, Maintenance Manager at PHF Fire commented, “Baldwin Boxall was specified alongside other companies. However, the level of support that Baldwin Boxall gives throughout the project, from start to finish, set them apart from the competition.”Chris Hartup, Sales Manager at Baldwin Boxall said, “This new build project called for a very capable, reliable and professional fire alarm contractor and with the contract being awarded to PHF Fire, they certainly got that. Due to limited floor space, the Eclipse4s were installed into riser cupboards within the building, providing further redundancy to the end user.PHF Fire had a fantastic, positive relationship, not only with their client but also their whole supply chain. We had many meetings and presentations on site with the whole 22 Bishopsgate team.It was a great experience to be involved in this project and with PHF Fire throughout.”

ExCel London Phase II - Fireroll Acoustic

ExCel London Phase II - Fireroll Acoustic

Bolton Gate Company

The SiteExCel London opened in November 2000 and was the integral component of a huge regeneration project in the area of the Royal Victoria Docks next to the River Thames. The Phase 2 project had the primary objective of increasing the existing flat floor space by 32,500m² resulting in an incredible one million square feet of flexible floor space. This projected the already highly regarded Excel  London into the position of a world class exhibition and conference venue.  Close to London City Airport and with it’s own dedicated station on the Dockland Light Railway the centre manages to attract millions of visitors per year and is a major employer within the local community. The ProjectHaving worked with Sir Robert McAlpine on numerous projects, Bolton Gate Company were extremely pleased to be chosen to again work alongside this Main Contractor particularly on such a prestigious project.   The contract initially involved the supply and installation of a range of 30 and 60 minute fire rated shutters to satisfy the requirement for fire compartmentation between different exhibition spaces and to communal walkways throughout the Exhibition Centre. As the fire strategy developed it became evident that, for particular areas including some of the largest openings (7m x 10m), the fire shutters were required to provide fire integrity but this also had to be combined with an acoustic rating of up to 17dB RW. At the time, acoustic rated fire shutters did not exist on the market as a single product solution and consequently it was typical to supply two separate shutters with one to satisfy each requirement but, given space limitations, this was not a viable option. The SolutionDrawing on years of experience, Bolton Gate Company were committed to developing a workable solution in order to fully satisfy the project requirements.  Moving away from the standard ‘single skin’ type fire rated rolling shutter, efforts were concentrated upon manufacturing a new insulated type shutter that would be capable of providing the acoustic rating. The new shutter design was subjected to a series of rigorous testing, include both fire and acoustic tests all of which were in keeping with the very latest standards. The testing proved to be highly successful and we were pleased to complete our contractual obligations using the very first Fireroll Acoustic shutters which had achieved an E120 fire rating and 22dB RW acoustic rating. The Fire Shutter - Fireroll Acoustic provided a compact, hard wearing, yet aesthetically pleasing single shutter solution which was entirely suitable for incorporation into such a highly regarded exhibition and conference centre.
