Mobile Access Control to Your Apartment

Mobile Access Control to Your Apartment

dormakaba UK & Ireland Ltd

dormakaba supplies leading Exivo system to luxury YourApartment - a serviced aparthotel accommodation group, located in Bristol Looking to provide guests with a completely contactless service at its 34-studio Clifton Village aparthotel, YourApartment required a smart solution that would integrate with the booking systems, without needing to drill into the existing doors. dormakaba worked closely with the aparthotel to install its Exivo keyless system.Providing affordable lodging for the modern traveller, with a focus on interior design and tech-driven services, YourApartment accommodation aims to offer a guest experience that feels like home regardless of the length of stay. In 2020, the YourApartment Group announced plans to open accommodation in the Clifton Village area of Bristol having acquired the lease on a former student block, Merchants House. A £1.6m redevelopment, the owners wanted to ensure the new aparthotel was in keeping with its deluxe standards. The plans included a streamlined system that allowed guests contactless check-in and access their rooms using a smartphone. However, the lease for Merchants House included a stipulation that, to ensure flexibility of the property, the doors could not be screwed into, and existing door hardware could not be removed or replaced. Determined to offer guests a flexible and high-tech check-in experience, the group sought a contactless, smart solution that would integrate seamlessly with the Your Apartment booking system, that could be both installed and uninstalled at the end of the lease, with no alterations to the door itself. dormakaba overcame stiff competition win the tender for the project, and impressed with its Exivo system, which included Digital Cylinders, a Wireless Hub, and Wireless Extenders. Requiring no cabling within the door, the Exivo Digital Cylinders are powered by a standard battery, and were incredibly easy to fit within minutes without specialist tools or drilling into the existing door required. Thanks to this speed of installation, it took a little over a week for every door to be retrofitted with this smart solution. The product is incredibly simple to use, with users able to access their accommodation using the simple Evolo Smart app, and wireless functionality making it possible for management to transfer access rights remotely. By integrating with the Your Apartment booking system, rights could also be granted automatically, saving on time and maintenance and ensuring security at all times. The Exivo system has impressed so much, that dormakaba has since been invited to provide solutions for the wider YourApartment portfolio. Daniel Robinson, Marketing Manager for YourApartment, said, “The dormakaba Exivo system matched our requirements perfectly, integrating seamlessly with our Mew PMS System for bookings and Revinate CRM system for email automation. The speed of installation and minimal disruption allowed us to open Clifton Village on schedule, with a completely contactless booking and check-in process. “YourApartment is looking to expand into all major UK cities in the next five years, and we want to ensure all of our guests experience the same seamless and convenient check-in experience, so we will work with dormakaba again to integrate wireless, smart systems for our accommodation across the country.” Daniel Robinson Marketing Manager YourApartment

Yeoman Shield were assigned by main contractors Bauvill Construction to install a wall and door protection system as part of the scheme to create a new Cardiac Critical Care Unit (CCU) and Cardiology ward along with an access corridor at William Harvey Hospital in Kent. The access corridor was fitted with Yeoman Shield’s Guardian Twin Handrail in a stunning colour combination of burgundy and mid grey with matching accessories and attractive stainless steel connective brackets helping to add a unique touch to the décor of the area.Chosen for its dual functionality the Guardian Twin handrail incorporates an ergonomic upper handrail as support for people who require assistance and a lower robust protection rail, which sitting slightly forward guards both the handrail and the walls from marking and damage caused by the passage of wheeled equipment. The same Guardian Twin Handrail system was also deployed in the CCU this time with a red lower rail, a striking contrast to the mid grey handrail. Matching red Corner Protection Angles, both 90° and 135°, were installed to vulnerable corners protecting from impact damage.Fire doors in the unit also benefitted from the installation of Yeoman Shield’s fire rated door protection products, shielding the door from impact damage that can be detrimental to the functioning of a fire door.Fire rated door edge protectors to both meeting and hinged edges as well as door protection panels were added to the door without affecting the integrity of the original fire door.Yeoman Shield were able to assist with exacting time scales on the project by a quick turnaround of product and service with a site survey, manufacture and installation of the product being completed in 2 weeks.Paula Stone, Head of Operational Facilities Management at East Kent University Foundation Trust commented “The lower wall protection element of Yeoman Shield’s Guardian Handrail now fitted in our high traffic areas will reduce the cost of repairs and maintenance overtime. The upper handrail of the system will help less abled patients get around hospitals giving them something to grab on to if needs be, helping to prevent falls.“The design of the rail has the added benefit of being easy to clean which adheres to our infection control policies.”

Additionally, the new-look station also features a footbridge to allow easier access to the platforms and bus interchange.Senior’s slim profile SF52 aluminium curtain wall system provided the ideal balance of aesthetics and performance by allowing copious amounts of light to enter the building and offering enhanced thermal efficiency. The aluminium frames were powder coated to boost durability and also complement the station’s feature grey and red cladding. Senior’s SPW501 aluminium commercial swing doors were also specified throughout to provide a safe and secure solution to such a high traffic environment. The extensive use of glazing on the building also pays homage to the original station building which is located nearby but owing to its Grade II status, could not be extended or developed to meet the increased demand on Coventry’s rail network. Ahead of the wider refurbishment of the original building, the large glazed panels have been used to frame various artwork from local artists and create another focal point for visitors to the city.

Quadrangle, Cheltenham

AluK (GB) Ltd

The Quadrangle building in the historic heart of Cheltenham, once a 1970s landmark, has been completely transformed into a contemporary mixed-use commercial development featuring exclusively AluK window, door and curtain walling systems.Designed by AWW Architects from their Bristol studio and completed by Beard Construction, it now features an inner courtyard, ground floor retail space, four storeys of open plan workspace and the town’s first rooftop restaurant. The fenestration package was absolutely key to retaining the design language of the original building within a more contemporary aesthetic, whilst also meeting the requirement for improved thermal efficiency, more natural light and better natural ventilation.Having been impressed with the design and quality of AluK products on previous projects, AWW specified a comprehensive mix of AluK systems at the Quadrangle – the SG52 capless curtain walling system to give a frameless appearance to the retail façade, the more conventional SL52 capped curtain walling system for the courtyard area and rooftop restaurant, the GT55 system for the entrance doors, and the tried and trusted 58BW window system for the 400+ windows fitted into the existing openings around the façade. The entire fenestration programme was carried out by AluK fabricator Aluminium Sashes, which used its extensive experience in the repair and replace sector to overcome the challenges inherent in surveying, fabricating and fitting windows into openings which, in many cases, were irregular in shape and form and not aligned with the concrete slab finish.Aluminium Sashes worked closely with AluK at planning and detailed design stage to achieve the contemporary look for the façade that the client and architect wanted. For example, where the original windows had a transom and modesty spandrel panel below, the slimmer sightline replacements replicated the line of the transom but with fritted glass below to provide a similar level of privacy with more natural light. They also designed a solution for fixing the anthracite grey windows to the metallic bronze louvre sections specified to break up the uniformity of the façade, give users the option of manual ventilation and to provide fresh air and exhaust points for the AHUs. The reinforcing bar in the windows has effectively become the carrier bar for the louvres and gives the impression that there are two colours in one window panel.

Healthcare - Kingston Hospital

Healthcare - Kingston Hospital

Smart Architectural Aluminium

In 2014, the Kingston Hospital NHS Foundation Trust embarked on a major refurbishment programme to replace the windows and doors of the hospital’s Esher Wing. The work was commissioned not only to improve the building’s aesthetics, but also improve thermal performance, reduce energy costs and deliver improved patient, visitor and staff comfort. The seven-storey block contained a mix of wards, operating theatres, maternity units and administration facilities, with all four elevations still featuring the building’s original 1960s, heavy-duty steel windows which were well beyond their useful life. As a consequence, the performance of the windows had become extremely poor, with both drafts and water ingress causing major issues. After an exhaustive scoping and tender process, the trust awarded a management contract to construction consultants Pellings, who took responsibility for the detailed design, specification, procurement and project management of the whole programme. ARJ was subsequently appointed main contractor, with the fenestration fabrication and installation contract being won by Heritage Window Systems (HWS), one of Smart Architectural Aluminium’s specialist partners.Having been appointed, HWS’s first task was to undertake a full survey of the wing, which revealed a significant variation in the size of the window apertures. To address this, Heritage and Smart developed a novel solution – effectively based on a curtain wall ‘grid’ system with variable trim to allow for the different size of the window units.Chris White from HWS explains: “This was the only way that we could meet the programme and give the installation team enough flexibility on site to react to programme changes. We sourced colour-matched trims for the windows and then trimmed each one on site to exactly meet the dimensions of the aperture.“Although the size of the windows was quite large – nominally, each was six metres wide by three metres high - our experienced teams of fabricators and installers were certainly able to deal with units of these dimensions. The main issues we faced were logistical. With work being carried out as the hospital continued to operate, we had a very exacting programme to follow – and a period of just nine hours to complete the upgrade for each unit, whether that was a ward, a theatre or an office. In that time, our teams had to take out the old windows, fit the new units, change the radiator and clean the area to a clinical standard.“We also undertook the work through the summer of 2015 which had some very high temperature spikes, leading to a rise in admissions and occupancy of many of the hospital’s wards. At one time, the hospital also had to create an isolation ward due to an outbreak of the Novara virus. As a result, our programme was subject to change at very short notice, and our contract manager was based on site for the duration of the work to make sure we kept in daily contact with all parties.”HWS completed the work in just eight months, starting on site in April and completing just before Christmas, 2015. During this time, the company installed around 1,200 Smart Eco Futural windows - with a combination of tilt and turn and bottom-hung casement windows – as well as seven sets of Smart Wall double doors and the MC 600 curtain wall grid system. MC600 was specified due to the requirement to hang brise soleil units from two of the building’s elevations, with HWS fabricating a bespoke bracket to accommodate this. The materials were finished to one of Smart’s own colour formulations from the company’s Sensations range, with an Antique Grey finish specified for the external profiles and Velour for the internal.Paul Dancey, Operations Manager of BMI’s Coombe Wing which formed part of the refurbishment programme said: “The whole project was exceptionally well managed, with the clear communications between all parties a vital component of its success. As a result of the programme, we now have state-of-the-art windows which have considerably improved patients’ comfort and provided a much improved working environment for all hospital staff.”Ian Nunn from Pellings had the final word: “This was a technically and logistically challenging project, but one which was successfully delivered on time and under budget, thanks to a true partnership approach. All parties – Pellings, ARJ, HWS and Smart worked extremely collaboratively to ensure that the programme was achieved with as little disruption to the hospital’s staff, patients and visitors as possible.“While inevitably in a project of this complexity issues did arise, they were resolved quickly and collaboratively to ensure that the work remained on track. The end result is a much-improved appearance and a building which is warmer, weather-proof, more energy-efficient and better ventilated.”

Chelsea Waterfront is a high-specification new development centred around the iconic Lots Road Power Station where car parking is facilitated by a basement accessed by automatic bi-fold gates. Having been specified by Terry Farrell, Bolton Gate Company were chosen to design, manufacture and install a set of gates which included two automatic bi-fold gates with an adjacent personnel gate. The main gates provided secure vehicular access being activated by card reader and the adjacent hinged gate allowed selective personnel access by key fob. A polyester powder coated finish in Basalt Grey was applied to blend in with the surrounding structure.

Acoustic Shutters at Hopton Holiday Village

A refurbishment recently carried out at this holiday park in Great Yarmouth included the division of the large entertainment area to achieve a flexible, multi-use space. This features a sports bar one side with the other side hosting various activities such as exercise classes, kids’ activities, shows etc. Bolton Gate’s Sonaroll acoustic steel roller shutters were specified to divide the two spaces whilst providing reduced sound transmission when closed and when open, allowing the whole space to be used as a show-bar. The 100mm flat-faced laths allowed graphics to be applied depicting a boatyard scene

New Clement glazing lights up this industrial style refurbishment

Clement Windows Group

The buildings around Clerkenwell Green in London feature a mixture of architectural styles. The area is designated a Conservation Area and some properties are listed. During the nineteenth century it was a busy centre for specialised crafts and manufacture and the buildings at No 10-11 were originally constructed as warehouses. The Uniform Clothing & Equipment Company (Uniquip) occupied the two buildings from around 1910 to the 1990s and was a well known supplier of band uniforms.Stagg Architects obtained planning permission to refurbish and extend the original 13,000 sq ft building by an additional 7,000 sq ft. The renovated building comprises a new roof extension, flexible spaces on the ground and lower ground floors and offices at the upper levels.A four storey side extension infill was constructed and Clement Windows Group were selected to manufacture the new and replacement steel windows and doors throughout the building. It was very important that the new windows were in keeping with the original building and did not detract from the character and appearance of the surrounding Conservation Area and adjoining Listed Buildings.Windows and doors from the Clement EB20 steel window range were chosen and powder paint coated in black with the accompanying hinges and handles painted to match the frames. The huge wall of steel windows to the side of building includes a patterned glass which allows light to enter while also providing privacy for the neighbouring properties.Photographs taken by Matt Chisnall, @mattchisnall
