Located just off New York Street in Manchester city centre, Manhattan is a seven-storey development comprising 42 one and two-bedroom apartments. In a New York loft style, each property features floor to ceiling windows and private terraces set into a multi-level garden wall. On the seventh floor, there are duplex penthouses offering views over King Street and across the city. The ground floor also offers 2,000 sq ft of retail space.During several site visits, the original red brick was examined, and the requirements for a blue/black finish was discussed. Using KEIM’s Brick Colour Range, Nicola Young, KEIM’s Senior Colourist, conducted trial applications of KEIM Restauro Lasur, using different opacity ratios, to ensure colour consistency.Once the colour required had been achieved a specification was produced for a four coat KEIM Restauro Lasur system, comprising of two coats of diluted bespoke black base colour in a fairly opaque finish, followed by two further coats of a combination of two differing colours, more heavily diluted.The original red brick front façade of this five storey building was retained and enhanced to reference a more industrial feel. To fulfil the design brief, the client wanted to change in colour of the bricks to blue/black, without the bricks appearing painted.KEIM Restauro Lasur, a low pigmentation silicate colour wash, which acts as a stain that penetrates the surface of the brick, was used to change the colour of the façade, retaining the look and feel of the original bricks. KEIM Restauro Lasur is a breathable, colourfast system, which retains the original brick appearance and increases light reflectivity, whilst retaining a natural looking finish. The beauty of the KEIM Restauro Lasur system is that it can be used to achieve almost any effect without the surface appearing painted.

In the course of the restructuring and refurbishment of a multi-storey library tower (MST) for the School of Law and the linkage of the tower to the adjacent Peter Froggatt Centre (PFC) to form a new student hub at Queen’s University in Belfast, the architects TODD decided to use Wienerberger’s Lincoln Red brick to tie the scheme into its surroundings. Generally, the brick was laid traditionally, but brick slips secured to a proprietary backing board were also used to form soffits and glazed into the curtain walling on the PFC façade.

SMARTPLY MAX FR B boosts fire protection at new affordable homes development in Hove

SMARTPLY MAX FR B has been specified and installed to provide enhanced fire protection at a new residential development at School Road, Hove in East Sussex. Built by PMC Construction, the affordable 104-home development is on the site of a former Westerman Industrial Works complex originating from the 1950’s.   The extensive project included the building of 21 town houses, and seven residential blocks. Block A features nine flats in a four to five storey structure, while blocks B, C and D feature 47 flats across four storeys. Blocks E, F and G consists of 17 flats and retail units spanning across three and four storeys. Such a feat required specialist, structural panels with reliable reaction to fire properties.  “The project was to supply and erect timber frames as part of the design and construction of 104 residential dwellings and three commercial units,” said Emma Barry, Project Co Ordinator at Gibbs Timber Frame. “We had worked with SMARTPLY products before, but on smaller projects that required enhanced fire protection.” Around 3,500 sheets of SMARTPLY MAX FR B were used in the project, covering over 8,900m2. “We chose SMARTPLY MAX FR B panels for the Cat B and Cat C buildings and decking because of its flame retardant properties. Crucially, the product is also suitable for EC5 Design and Cat 1 racking, which is just what we needed.” SMARTPLY MAX FR B is a structural, moisture resistant OSB/3 panel, which as well as having outstanding and reliable reaction to fire properties, is ideal for use in a range of applications where strength, moisture resistance and improved flame retardance are paramount. Unlike standard, structural OSB/3 panels, SMARTPLY MAX FR B is treated with a water-based, non-toxic flame retardant solution during the manufacturing process, which provides enhanced fire protection throughout the thickness of the panel. This means that even if it’s cut, the level of protection remains, unlike some post-treated panels.  SMARTPLY MAX FR B is CE certified according to EN 13986 and meets the requirements for load-bearing panels for use in humid conditions (Type OSB/3) as defined in EN 300 and Eurocode 5. The project began in January 2020 and is due to be completed in October 2021. Gibbs Timber Frame are manufacturers of high-quality timber frame structures with over twenty years’ experience in the construction industry. LDA Design specified WoodBlocX Landscaping to provide the raised planters and seating for the courtyard areas of its Westpoint Homes project; One Hyndland Avenue, a development comprising of 63 luxury apartments with beautifully landscaped outdoor spaces in Glasgow’s West End.The design LDA created for the development featured a series of open paved spaces, ample seating and pergolas to add height, with large angular raised planters with integrated seating bordering the perimeters of the site to plant trees, shrubs and plants.Following a consultation with LDA on potential solutions, the WoodBlocX design team took the initial plans and recreated the original footprint using CAD designs of the modular timber blocks. Thanks to the versatility of the system WoodBlocX were able to match the design almost identically, incorporating the shapes and angles of the original outline.WoodBlocX supplied all materials directly to the Westpoint Homes’ site and the structures were assembled by their own teams. The space for materials on site was tight and the size of the planters meant that a large quantity of materials were delivered. WoodBlocX components arrive on site neatly palletised and the individual lightweight pieces are easy to access and manoeuvre when needed.All WoodBlocX structures are built in the same way using a series of light weight blocks which have been pre-drilled and then treated to provide superior strength - there is no waste or cutting needed.With all projects challenges can arise during the build, in this case some onsite changes were required due to manholes and water access getting in the way of original design. Our team swiftly redesigned instructions and supplied suitable components to match the change.

Fully compatible products from the range of TBA FIREFLY™ have been chosen to compartmentalise roof voids between apartments and communal lobbies of a large apartment building in the London Borough of Lewisham, providing 120 minutes fire integrity protection as part of a wide ranging refurbishment programme carried out earlier this year.The contract on Lewisham Homes’ Commodore Court in Albyn Road has been led by the sector specialist construction company, Mulalley & Co. with London/Sevenoaks based CLM Fireproofing carrying out the installation of the TITAN Lite™ 120:60 barrier system, in combination with Collaroll and the use of ancillary products from the FIREFLY™ range.CLM Fireproofing was founded 30 years ago by Clive Miles and has established a reputation as a leader in the fields of both passive fire protection and fire-stopping; working in a variety of sectors on projects right across the UK. A regular user of the FIREFLY™ range, many of its operatives have attended courses at the company’s premises in Rochdale to become trained FIREFLY™ installers.The Site Agent for CLM, Virginijus Pasvenskas, commented: “There was initially an intention to use a mineral wool flexible fire barrier, but the product was not tested for the scenario installed around the services such as a downpipe and it was upgraded to the use of the FIREFLY™ system by the client/project team. The installation of the TITAN Lite™ and the Collaroll to wrap the trusses and the services went very well and, as well as supplying specific details for the work, FIREFLY's technical team came to site to inspect the works. We completed our contract on schedule back in the summer.”TITAN Lite™ 120:60 has been developed for use in vertical separation or compartmentation situations, offering 120 minutes integrity and 60 minutes insulation and is able to be sealed around penetrations. It is widely specified to form fire barriers within roof voids and floor voids in many different property types, including tower blocks and other HMOs.The flexible woven material is easy to cut and fix, and is chemically treated to improve its cooling properties and therefore prevent temperatures rising in adjoining areas. The system has been fully tested to BS 476 Parts 20 & 22 and is third party certified by IFC. The six metre long rolls of TITAN Lite™ 120:60 have a minimum thickness of 6mm and are installed using special staples as well as high temperature adhesive.Employed as part of the FIREFLY™ System and also to wrap the services which penetrate barriers such as PHOENIX, ZEUS Lite™ and APOLLO Lite™, Collaroll comes in a roll which unwraps to 10m long x 300mm wide with a sewn in concertinaed skirt. The skirt can be moulded to shape to seal it neatly to the upright barrier, which is usually at 90 degrees to the Collaroll and fixed into place using the FIREFLY™ high temperature adhesive. The R31 Staple Gun and Staples are used to staple the Collaroll to itself tightly around the penetration.

This newly built office space boasts from its impressive structural logistics and boldly featured decorative and themed memorabilia at many of its cozy corners.Via a combination of the fire grit machine, TORC system (seen in the images and videos), water by pressure and a DOFF system, the carbon accumulated in the brickwork was removed. These methods, especially the DOFF system, work with high-pressure stream and extremely high temperatures.Brick cleaning is an arduous and labor intensive process by which a brick masonry, also known as a layer of brick which has been laid on the wall’s outermost surface, is cleaned. Brick cleaning is required at various different stages of a building’s life, and with our arch, a cleaning was more than overdue to restore it back to its original condition!

Improving the thermal fabric performance and replicating the existing lookThe primary aim of the project was to improve the thermal fabric performance of the block and also to replicate the existing look. To achieve this, the client’s key requirements were two-fold. Firstly, to match the original external style as closely as possible in both colour and texture to satisfy the local authority’s requirements. The second key criteria was to ensure that all the systems used on the project were fully approved regarding fire performance, to meet the current regulations for buildings over the height of 18 meters in England. Delivering a robust, safe and aesthetic system solution to meet the project requirementsWe specified a combination of K Systems M VBriQ and K Systems M VBriQ+ to ensure we met the aesthetic planning requirements and comply with building regulations for resistance to fire in high-rise buildings. Our system incorporate mineral wool insulation which has an outstanding A1 non-combustible fire rating, which improves the thermal comfort and reduces heating costs for residents, whilst supporting Bristol City Council to meet their carbon emission targets.Our VBriQ acrylic brick slip finish was specified due to its lightweight characteristics and wide range of colours. Our Acrylic slips have a high UV resistance which will ensure the building maintains its appearance over time. Our VBriQ+ clay brick slip finish was specified for the ground floor and surrounding garage areas because of its robust and durable characteristics.Meeting the project deadlines and minimising disruptionsWe worked in collaboration with our approved installer Rateavon Ltd to ensure there was minimum disruption to the residents of Gaywood House. Our Technical team carried out regular site inspections to ensure the systems were installed to the highest standard with timely responses to technical detailing requests.

The feeling of light and space created by the school’s two atriums is carried through by HiBuild coated Mono system balustrades with stainless steel handrails. These enable the creation of safe viewing galleries/walkways, overlooking the open plan library mezzanine and the central ‘Agora’ theatre space.The same system was used to create the handrails for the school’s six staircases, maximising natural light and enhancing transparency as students and staff move around the building. Delta Balustrades worked collaboratively with the design team to ensure that the balustrades and handrails not only meet the aesthetic requirements for the scheme but that the fixing detail for the atriums fully comply with loading requirements.

All of the loose and flaking factory finish was removed using 4000psi pressure washers and the rusted end and mid-laps were ground back to remove the rust. The cut edge corrosion was treated with Liquasil's corrosion primer and the entire roof was coated using the BBA Approved Metalseal.

Project detailsIn 2008 the MPT consortium* was awarded the Manchester’s Metrolink phase 3a extension project, a 49 stop, £275 million extension to the Manchester Metro. The new build allowed contractors to shop around for the best products for the job, but one essential product could not be found. Throughout this three-year development, best practice and user health and safety have been the priorities. Steps were designed to minimise risk of trips and slips for pedestrians, the disabled and visually impaired. Each of the 1,400 pre-cast concrete steps on the new platforms required a non-slip front edge and MPT scoured the world for suitable products. The design criteria required that the nosing would be: Suitable for heavy use in an external environment Compliant to the Building Regulation Part M Providing a solution in accordance with BS8300 2009 Inner B Code of Practice, against the finished concrete in both wet and dry conditions Our solution Adrian Rowe, MPT Engineering Manager and his team tested a wide range of products, short listing three, including Firm-Step Edge®. Our product met the design criteria but was unavailable in the required specification, size and colour. Not wanting to let this opportunity pass us by, we took up the challenge and developed an exclusive version of Firm-Step Edge® in black, with a 70mm tread and 55mm riser. “Watco was brilliant in sorting out our problem, giving us excellent service throughout. They understood our needs and delivered prototypes in a week. They also developed an exclusive version of their Firm-Step Edge®, in the specified black shade, with a 70mm tread and 55mm riser that fitted on to the rebated precast step to keep the nosing flush. It also had perfect internal angles so it sat snugly on the standard profile of the nose on the precast concrete steps.” Following the first installation in February 2011, Firm-Step Edge® is now being screwed and bonded to steps at every stop along the 49 stop extensions. Firm-Step Edge® is an economical, quick to install safety feature. Firm-Step Edge® offers a tough GRP base that is resistant to stretching, warping and swelling. We offer two grades; medium for internal and coarse for external stairs, both of which are easily glued using Watco Adhesive Mastic or drilled for screw fixing. The textured finish offers excellent slip-resistance and a chamfered back edge minimises trip potential. Available in white or yellow, Firm-Step Edge® can be cut on site if required using a hacksaw or similar cutting tool or we offer a cut to size service. *MPT (M. Designed to house 27 dedicated beds, cutting edge treatment rooms and medical equipment, the new Oncology Unit would provide life-saving treatment for cancer patients and essential support services to the locality.With works originally scheduled to commence during the COVID-19 pandemic, the NHS Trust Estates Team worked closely with Garland UK and all contractors to speed up the construction as safely as possible, to ensure the vital facilities were available at the earliest convenience.From the outset, Southampton General clearly outlined their future intentions to increase the capacity of the Oncology Unit, and fully utilise the inverted roof design by adding extra stories of ward space.As an essential part of Garland’s brief, the unique design intentions for the building had to be factored in and the rooftop waterproofing system required careful planning.

As a consequence of the Grenfell tragedy, an assessment of the building envelope was carried out on the 275nr residential apartment block in the centre of Leeds. It was found to be non-compliant with current regulations and in urgent need of replacement.The VariAL-SF system was selected as it complied with an A2 fire rating, with EN13501-1 classification by third parties, and satisfied the detailed planning constraints.The importance of the cladding refurbishment and replacement on this high-rise residential building cannot be understated. The building was identified by West Yorkshire Fire & Rescue Service late in 2019 as being high risk from the perspective of residents safety, due to the fact it was clad in flammable panels and onus was placed on the building owner to take swift action to make the building safe. As such, an ambitious 52 week programme for complete removal of the existing cladding and replacement was set out and achieved by the project team, despite significant limitations in terms of access and logistical challenges.To the passer-by, there is barely any discernible difference in the aesthetic of the building’s new facade, the colour-matching of the panels is incredibly accurate and allowed for a seamless transition to a much safer environment for the building’s residents.The apartment block was in the middle of a built up residential area. The contractor needed to obtain road closures from Leeds city council for two main roads which ran the full length and one side elevation.Furthermore the other main elevation was a pedestrian walkway with access to the apartment block , a hotel and several commercial buildings therefore safe access routes and segregation had to be installed and coordinated with the various parties involved.In addition, the building had to be reclad using 125ft cherry pickers working off the main road and pedestrian walkways therefore protective tracking systems had to be laid over the tarmac and paving to protect the existing materials.Throughout the building refurbishment, which took exactly 52 weeks, access to all the various buildings was maintained and contractor site personnel worked closely with adjacent building owners and especially the management team of the apartment block which accommodated 270 apartments to ensure minimal disruption.

Fire and security service providers, Securecom Claddagh Ltd, carried out the replacement and upgrade of an ageing fire alarm system, installing a Go panel in each of the three-storey apartment blocks.A Go panel was installed near the front door of each building, covering their hallways and landlord areas. The panels were hard-wire integrated with Apollo detectors and with a CSL fire-specific remote monitoring communication device that communicates to an alarm receiving centre, allowing the relevant key holders to be informed when triggered.Securecom Claddagh has been using Advanced fire panels for a number of years in its projects due to their ease of programming and standardisation across sites, as well as the panels allowing effective technical phone support from Advanced in the event of a fault or unwanted alarm.

When the 35th South West Cheshire Scouts moved into their brand new £285,000 state of the art Scout Centre, they immediately noticed that a problem with extreme echoes in the main hall.The hall is used by over 120 Beavers, Cubs and Scouts weekly, plus wider community use, so it was imperative that the acoustic issues were resolved as quickly as possible.The building itself was purpose built and is a conventional brick construction lined with Thermalite blocks. The main activity area measures 11 x 11 metres and around this are toilets, a kitchen, large equipment store and a small meeting room. The store area remains with the painted Thermalite blocks, but the remainder of the building has been rendered and skimmed with plasterboard. The decision was made by the Scout leaders that it was inappropriate to use plasterboard in the main activity hall fearing it would not stand up to the rigorous activities of the scouts and would soon get damaged, therefore opting for render and plaster. The ceiling was skimmed plasterboard.After immediate recognition of the acoustic problems within the building, the organisation approached Hush for advice and guidance. Our technical manager carried out tests, calculating the overall existing reverberation time to be 3.9 seconds with a peak at 500 Hz of 5.39 seconds. Subjectively the reverberation time seemed longer, around 6-8 seconds, which was surprising in a hall of these dimensions and construction.After carrying out the tests on the centre, Hush recommended a solution to treat the hall (aiming for a reverberation time of 1.5 seconds over the wider frequency spectrum) using 40x Hush Absorber 50 panels.The transformation was instantaneous, with immediate feedback that they could hear the room recovering. The Challenge Hunter Street, Chester, is a new development of 77 student residential flats set over six floors, with ancillary and communal facilities, landscaping and car park. Located just within Chester’s city walls, in a redevelopment area, the site is in a prominent position next to the ring road. It is also next to a former Odeon cinema constructed in the 1930s, which has recently been renovated and extended to become the city’s thriving new arts centre, Storyhouse. The Solution It was important that the student accommodation reflect its surrounding environment and so cues for its design were taken from Storyhouse. The brick selected for the project was County Multi Smooth, which is a red, smooth textured, high quality facing brick that complements the modern aesthetic of the copper rainscreen cladding and through coat render used alongside. Extruded brick detailing was included to create a playful relationship with the recessed brick detailing of Storyhouse. The Benefits The use of County Multi Smooth served to connect the structure with the existing masonry buildings adjacent to it, helping to ground it in its environment.

GRCA Full member Telling Architecture Ltd demonstrates how innovative 21st Century Modern Methods of Construction can be used to replicate 19th Century, Victorian inspired architecture. The key to authenticity when replicating historic construction methods or styles, is care and attention to detail. Get it wrong and at best you create a poor pastiche of a bygone era. This was the challenge presented to Telling Architectural that required them to develop further the techniques they have already established and utilised in the design and manufacture of brick faced GRC, to create convincing complex 3D forms.This £300 million project nestled between iconic 21st century London landmarks including Tate Modern and The Shard, comprises mixed use buildings that provide offices, shops, gallery restaurant and cinema adjacent to the historic and world-famous food destination Borough Market.This project identifies heavily and sympathetically with its Victorian past. Brick railway arches have been re-purposed to integrate with the facades of retained warehouses in addition to new contemporary architecture that is weaved in amongst connecting pedestrianised yard spaces that creates a refined reimagining of a bygone age.Telling Architectural Ltd continue to innovate and develop the capabilities of Glassfibre Reinforced Concrete. The addition of real brick facings provides the Architect/Specifier with a whole new range of possibilities that they can consider as a means to achieve their creative goals. There is a huge demand for the skills of a brick mason that can replicate the standard of detail and workmanship specific to this project. Unfortunately, as a result of an ageing workforce and low intake of new tradespeople, they are in short supply and come at a premium. The construction industry has had to evolve and adapt to find a solution to this problem, in addition to having to rethink its approach about the way we build. All these issues can be addressed and remedied by introducing off-site/premanufactured innovations that remove key elements off the critical path and in so doing deliver sustainable solutions in an on-time/just-in time basis.In most circumstances the go to solution would be to utilise traditional precast concrete, however using Brick Faced GRC provides significant savings in weight and use of raw material, which in turn can lead to further added benefits in both the extent of groundworks and design of the structural frame.  For Borough Yards London project, the challenge to fabricate masonry elements that include intricate features such as faceted columns utilising cant bricks, splayed sawtooth pattern beams with brick soffit returns, the term masonry cladding falls short in identifying what has been achieved on this project - this is façade engineering of an exceptional standard.
