K Systems Insulated Facades

BackgroundBelfast City Council designed Walkways Community Centre with the local community in mind, providing them with places to both work and play. In this £1.37m project, the original portable modular building was demolished and replaced with a new 575 square metre build. The two storeys include a creche and soft play area, a 250sqm sports hall and a series of multipurpose rooms for meetings and courses aimed at the local people. Main contractor, McKelvey Construction led the project and worked alongside Michael Whitley Architects to design and deliver the most appropriate solution for Belfast City Council and the local community. K Systems provided on-site technical support and installation guidance throughout the build which resulted in delivery of a modern, aesthetically pleasing facility that achieved the target U-value of 0.18W/m ² K. Our ServiceHaving originally specified rainscreen cladding, K Systems technical team worked with the architect to design a bespoke engineered system with the drained cavity to suit the metsec frame. Regular site visits from our team ensured support was available throughout the build. The Centre is located on a busy street with limited surrounding space, so we had to manage a very congested, condensed site with deliveries planned and arranged by appointment only. We worked closely with McKelvey Construction to manage such challenges and ensure that local access for residents was uninterrupted, as well as ensuring the overall safety of the site area. From design advice through to installation, we offered a partnership approach which ensured a smooth installation process with minimal disruption, and the delivery of a fantastic community centre for the local area to enjoy. Technical Project Details Originally rainscreen cladding was specified for the Walkways project. However during the construction process, due to spiralling material costs and budget restraints, this was deemed too expensive so alternative solutions had to be sourced. It was decided an external insulation system would be used and a ventilated cavity system was required, as this provides a secondary defence in commercial buildings like Walkways. The K Systems Exicco E drained cavity façade system was specified as it ticked all the boxes. Exicco provides excellent protection and can offer an excellent fire rating of up to A2-s1,d0, providing high levels of fire resistance and non-combustibility. The drained cavity behind the insulation in the Exicco system will ensure that any interstitial moisture will escape without detriment to the performance of the system. As EWI was not originally specified for the project, no metsec frame had been designed. This is a crucial element for the Exicco system, which meant a bespoke metsec frame had to be designed specifically to suit our system. The Exicco E system for Walkways used Expanded Polystyrene (EPS) insulation boards that were mechanically fixed and attached to 12mm BBA Approved sheathing boards to create a 25mm drained cavity. EPS boards are extremely light-weight and the system offers a great fire rating of B-s1,d0. It is a high performing, economical system that generates high levels of thermal performance and ensured the target U-value of 0.18W/m ² K. was achieved. For the finish, Silkolitt+ silicone renders ensured a clean, crisp contemporary finish that offers protection to the exterior of the community centre. The flexibility of this finish provides resistance against cracking and increases the durability, ensuring a long-lasting finish for Walkways.

People who want to escape the big city find a pleasant home in this modern and preferred residential area outside of Frankfurt. Rents have been rising throughout the Frankfurt area for many years. Also in Königstein rents are well above the average in Germany. Lödige Fördertechnik GmbH supplied a PEGASOS car lift for an apartment house in Koenigstein, Germany. The lift is used as an access to the garage in the basement.Creating attractive living space despite rising rentsMany residents and commuters in this region are dependent on own cars because of public transport connections. Anyone who has visited Königstein is familiar with the parking conditions: hilly, narrow streets lead to a low number of parking spaces. The owner of this project was faced with the question of how living space could be designed attractively despite the rising prices and lack of parking spaces?The Karl Dudler Architects had a vision for the centrally located private building in the heart of Königstein: a modern and comfortable apartment building with straight and clear structures, consisting of 2- and 4-room flats.Installed in November 2014, Lödige Industries was able to successfully implement the architects' vision with the PEGASOS ® car lift. As the shaft head in this project was installed outside the building and thanks to the narrow shaft geometry of the lift, it looks like a single garage from the outside when equipped with roller doors, which underlines the modern design of the building. The PEGASOS car lift also stands out for its ease of installation, as this model does not require a pit and can thus reduce underground engineering costs. Also, a machine room is not required. Residents can easily reach the desired floor with the help of a remote control.  The building, which was completed in November 2014, is a KfW Efficiency House (55). Thanks to reduced drive power and higher efficiency, the PEGASOS is significantly more energy-efficient than hydraulic car lifts and can therefore also be used in KfW-efficient houses, as here in Königstein.We are pleased to have achieved an all-round positive result for the customer. The car lift is maintained by Lödige Industries as part of a service contract.Application of the elegant, space-saving solutionDue to the surroundings and the layout of the building, the owner was looking for a space-saving parking solution. The property did not have a straight side boundary. The PEGASOS® car lift offers the ideal solution for, this situation, because due to its low shaft head height, this model can be used as a boundary construction.The parking space regulations in Königstein set a precise number or parking spaces for residential buildings, which could not be achieved here using the conventional way, an access ramp. Thus, the owner was threatened with a high redemption sum.The owner could reduce civil engineering costs due to the simple installation and the fact that this model does not require a pit.Compared to hydraulic car lifts, the PEGASOS is significantly more energy-efficient thanks to reduced drive power and higher efficiency.Due to the outside installed shaft head and the narrow shaft geometry of the lift, it looks like a single garage from the outside when equipped with elegant roller doors.

Raiz cocktail bar is a trendy nightspot in the centre of Ponta Delgada, the bustling capital of the Azores. A busy venue, popular with locals and tourists alike, Raiz bar is a modern, industrial design, featuring exposed steel beams and glass walls with steel staircases connecting two floors. It was important to the owner, Gabriel, that as a main feature of the building design, the steelwork was not only protected against corrosion and fire, but also looked good, to enhance the ambience of the bar.One night, soon after closing, a fire took hold. The fire raged through Raiz bar destroying many fixtures and fittings and causing a substantial amount of damage. Initially it was thought the cause was from an electrical short-circuit, but having been ruled out it is now being investigated as a deliberate, criminal act. The fire burned for three hours before being brought under control and finally extinguished by the fire crews. Being outside of opening hours, the building was empty and fortunately no one was hurt.As the damage was assessed, it became apparent that the steel structure remained intact. Gabriel’s choice of Hempel’s intumescent coatings not only protected the steel against the heat and flames, but allowed additional time for the Fire Department to bring the fire under control.

A new self-build farmhouse in the beautiful Scottish countryside has been fitted with the high-performing Wraptite air-barrier. The project is designed to Passivhaus standards by Architect Frances Strachan-Friar. Talla Fiodha (‘timber or wooden hall’ in Gaelic), Charleston Farm, near Errol, Perthshire, will be the new home for Frances and her husband.From the outset, the aim was to achieve a more sustainable design and follow a different approach from the traditional timber kit. After undertaking significant research into different types of construction, the architect selected Xilonor CLT cross-laminated timber installed by Glulam Solutions Ltd., Inverurie.Frances Strachan-Friar commented on how the selection of Wraptite has benefitted the development. “The specification of the correct type of airtightness barrier was critical in achieving thermal efficiency. Wraptite was chosen because it allows the airtightness layer to be fitted to the outside of the construction. In doing so, the external application of Wraptite provides essential protection in the form of waterproofing and weatherproofing for the CLT during the build.“The Wraptite system was great and easy to apply, especially around junctions, enabling us to seal all of the junctions completely. The use of a traditional membrane would not have given the same performance. I have previously specified products from the A. Proctor Group, but this was the first time using Wraptite. Proctors provided a comprehensive Toolbox Talk and have been a great support throughout the project.”The Wraptite system is the only self-adhering vapour permeable air barrier certified by the BBA. It combines the critical properties of vapour permeability and airtightness in one self-adhering membrane. As a result, it provides high vapour permeability in a continuously sealed, airtight membrane.The high vapour permeability of the Wraptite air barrier allows the substrate beneath to dry quickly and moisture vapour to escape and reduces the likelihood of mould, mildew, condensation, timber distortion and metal corrosion. The vapour permeability of Wraptite also allows any water vapour to escape efficiently, thereby avoiding interstitial condensation problems.Designed to replace traditional airtightness methods cost-effectively, Wraptite is a low-resistance vapour permeable air barrier, durable, flexible and lightweight, allowing for easy installation, with the added benefit of providing temporary protection against the elements during construction

Bellevue Colonies at McDonald Road recreates the original sense of community and interaction between neighbours with shared footpaths, gates and external stairs.Lang+Fulton supplied Modena railings to delineate each private garden space and provide boundary demarcation to the street. We were delighted to be commissioned by Brogborough Parish Council in Bedfordshire to design, supply, install and safety surface an upgrade to their existing play area, in the summer of 2021. Equipment needed to suit a wide range of ages and as such, a large selection of equipment was included in the scheme. For older children, the Spell Hill multiplay, with its two large slides, rope bridges, towers and climbing activities, was the perfect structure. A bouldering cube provided extra climbing play, whilst perennial favourites in the form of swings and an inclined roundabout complimented the area.For the younger users, a small slide and 4 separate springers including a dog, bike, butterfly and tractor made for a fun, themed area. Given the semi natural location of the playground, surrounded by mature trees and tall grasses, a TigerMulch surface was chosen to compliment the landscape, with its bike like appearance working nicely with the surroundings.

Natural colours were chosen for the playground, blending in with the surrounding scenery and play equipment. County Sligo has been blessed with a brand-new luxury hotel, the internationally renowned Radisson SAS Hotel, where the comfort of guests and staff is of paramount importance. Every precaution has also been taken to ensure the safety of residents including the installation of high quality, clear view fire-resistant glass products, Pilkington Pyrostop® and Pilkington Pyrodur®, which have been fitted extensively throughout the entire hotel.Pilkington Pyrodur® is a laminated glass with a special interlayer, developed for the optimum combination of minimum thickness, integrity fire resistance and impact performance. In a fire, the glass forms an opaque barrier to exclude flames and hot gases as well as blocking the sight of the fire, hence reducing panic. In addition to its integrity performance Pilkington Pyrodur® reduces the transfer of radiant heat significantly.Jackie Corcorran of main contractor, J J Rhatigan & Co. Galway was closely involved in the specification of the specialised glass alongside White Bros. Joinery Sligo & Jim Walsh of Greaney Glass Galway. 160 m2 of 10 mm Pilkington Pyrodur® with a 30-minute integrity rating was installed within the corridors of the building. In other areas where there is a slightly greater risk of fire, such as the kitchen area, internal doors and function room screens, were fitted with 21 mm Pilkington Pyrostop®, which provides 60 minutes fire integrity and insulation.Specialist glass & glazing contractors, Greaney Glass, were responsible for installing the fire-resistant glass and Ivan Greaney, Managing Director, comments: “For such a prestigious project it was imperative we used a fire-resistant glass we could trust. There could be hundreds of people within the hotel at any one time so we needed to use materials that would provide maximum protection under the most extreme circumstances. As Pilkington Pyrostop® and Pilkington Pyrodur® are backed by a full suite of impact and fire performance tests, we had no doubts that this was the ideal glass for this project.”Pilkington Pyrostop® and Pilkington Pyrodur® provide excellent levels of protection and have been tested and assessed to BS and EN standards. Not only do they offer excellent fire-resistance they also fully comply with impact safety tests and permit safe breakage in the manner of a laminated glass. In addition, they provide acoustic improvement over standard fire-resistant glass, an important consideration in the hotel that offers a peaceful and relaxing retreat for guests.

The Vaughan Way development in Leicester features state-of-the-art apartments above a two storey car park. While this gives residents the best of both worlds – city living and parking in a limited footprint – it represents a challenge for developers in the form of thermal bridging.Most car parks feature open walls to allow adequate ventilation of exhaust fumes, so the separating floor must be well insulated to prevent warm air from the flats escaping into the car park below. With this in mind, main contractor Winvic approached Knauf Insulation for advice on the best insulation to specify in order to achieve the specified U-value of 0.2 W/m²K.Knauf Insulation’s Technical Support Team conducted U-value calculations to determine the thickness of Soffit Linerboard required. They then worked closely with Winvic to provide technical advice to ensure all design considerations were addressed.Soffit Linerboard is a robust Rock Mineral Wool slab. It is a high-performance thermal insulation and offers excellent sound absorption to provide high levels of sound reduction; something residents will appreciate when their neighbours are parking below.Soffit Linerboard is also non-combustible, with an A1 Euroclass Reaction to Fire Classification, essential to comply with changes to the building regulations, as Vaughan Way will be more than 18m tall when complete.Soffit Linerboard is one of more than 40 Rock Mineral Wool insulation products produced at Knauf Insulation’s Queensferry plant. It is manufactured with ECOSE® Technology, Knauf Insulation’s unique bio-based binder that contains no added formaldehyde or phenol. It is made from natural raw materials that are rapidly renewable, and is less energy-intensive to manufacture than traditional binder, so it is more environmentally-friendly.Products made with ECOSE® Technology are soft to touch and easy to handle. They generate low levels of dust and VOCs, and have been awarded the Eurofins Gold Certificate for Indoor Air Comfort.The insulation was delivered direct to site by distributors Encon in Nottingham and was installed by sub-contractors L Reynolds.From the additional warmth, to noise reduction and improved safety, adding Soffit Linerboard to the separating floor between the car park and flats will make city living even more pleasant for the residents of Vaughan Way.

Fire and security service providers, Securecom Claddagh Ltd, carried out the replacement and upgrade of an ageing fire alarm system, installing a Go panel in each of the three-storey apartment blocks.A Go panel was installed near the front door of each building, covering their hallways and landlord areas. The panels were hard-wire integrated with Apollo detectors and with a CSL fire-specific remote monitoring communication device that communicates to an alarm receiving centre, allowing the relevant key holders to be informed when triggered.Securecom Claddagh has been using Advanced fire panels for a number of years in its projects due to their ease of programming and standardisation across sites, as well as the panels allowing effective technical phone support from Advanced in the event of a fault or unwanted alarm.

The Centre serves as the headquarters of Brent Council, a London Borough local authority. It is situated in the Wembley Park area of Brent and opened in 2013 and was designed to be the greenest public building in the UK.The Centre needed an efficient and environmentally sustainable fire protection solution for the one-of-a-kind nine-story building. The structure features a five-story atrium, which doubles as an events venue, and a drum-shaped area that hosts a wide range of government functions, community events, and services.Brent Civic Centre chose Marioff HI-FOG as a sustainable solution. The fire suppression system put in place, validated by real fire tests, discharges fine water mist particles to efficiently cool radiant heat. This is accomplished while using significantly less water than a traditional sprinkler system — in keeping with the Centre’s sustainability focus. One of the newest – and very impressive – developments in the City, 22 Bishopsgate offers visitors retail, work and restaurant space over 60 floors. It is actually the tallest building in the City of London.A flexible solution was required for this project, to include life safety communication for the entire building. At the forefront of the design was the need for a plan for phased evacuation using the life safety systems. The VIGIL3 voice alarm and OmniCare emergency voice communication systems were quoted for the project due to their reliability and capability.The project required new voice alarm and EVC systems which were specified and installed by PHF Fire. The EN54 certified VIGIL3 voice alarm includes 70 space saving, wall-mounted Eclipse4s and two floor standing racks, networked around the building. The voice alarm network is accessed by the touch screen control microphone, with its user-friendly NFC card sign-in option.The EVC system solution, OmniCarePLUS, includes fire telephones, combined fire telephones with disabled refuge outstations, disabled toilet alarms, advanced disabled refuge outstations and standard disabled refuge outstations. These made up the remaining call points on the system, a lot of which were in a stainless steel finish, to match the high quality aesthetic of the building.Installed by PHF Fire, Baldwin Boxall worked together with the team to aid in the design and commissioning of the systems.Sam Faulkner, Maintenance Manager at PHF Fire commented, “Baldwin Boxall was specified alongside other companies. However, the level of support that Baldwin Boxall gives throughout the project, from start to finish, set them apart from the competition.”Chris Hartup, Sales Manager at Baldwin Boxall said, “This new build project called for a very capable, reliable and professional fire alarm contractor and with the contract being awarded to PHF Fire, they certainly got that. Due to limited floor space, the Eclipse4s were installed into riser cupboards within the building, providing further redundancy to the end user.PHF Fire had a fantastic, positive relationship, not only with their client but also their whole supply chain. We had many meetings and presentations on site with the whole 22 Bishopsgate team.It was a great experience to be involved in this project and with PHF Fire throughout.”
