Providing the solution for EWI retrofit on non-traditional build housingHaving successfully completing the previous 2 phases, K Systems were approached to provide a specification for EWI installation onto two non-traditional build housing types: 5M and Caspon. Both archetypes are of timber frame construction with single skin brick infills at ground level and a mixture of hanging tiles or cladding on upper floors. Typical of non-traditional build housing, the technical team at K Systems had to pay particular attention to bespoke detailing to derive a suitable EWI solution to meet the client’s requirements.The hanging tiles and cladding were removed from the upper floor(s) and replaced with timber sheathing boards to allow for a uniform aesthetic and a striking contemporary finish.Delivering a robust, safe and aesthetic system solution to meet the project requirementsHull City Council wanted to improve the thermal efficiency of their housing stock whilst provide a durable and more contemporary aesthetic look for the project. A combination of K Systems M Silicone and K Systems M VBriQ was used to achieve a u-value of 0.28 using varying thicknesses of A1 non-combustible mineral wool (80mm to 150mm) to adapt to the variety of substrates typical of non-traditional build housing. The combination of acrylic brick slips and polymer enhanced silicone topcoats achieved an appearance that is durable and elevated the dated look of the estate to a more modern feel. Our team worked extensively with the appointed architect preparing bespoke detailed drawings for the various archetypes, particularly transitions between the brick and timber substrates, cills, verges, rooflines, gas boxes and below DPC. Weekly demand planning meetings ensured timely delivery of materials to the appointed contractor.We ensured the correct fixings were specifiedK Systems commissioned pull-out tests to determine the optimum fixings and washers to be used to anchor the EWI system to the different substrates. A combination of hammer fixings and screw fixings were specified.

Set on the former site of a pub and a fish and chip shop, the stunning new Clifftown Shore residential development has breathed new life into the Western Esplanade in Southend-on-Sea in Essex. The development boasts a stunning location close to both the seafront and the nearby Conservation Area, which encompasses some of the coastal city’s most celebrated local architecture including the 1912 built Cliff Lift funicular railway. In addition to the 51 luxury one, two and three bedroomed apartments, the development also features a ground floor restaurant and cocktail bar and a host of aluminium fenestration systems.Taking inspiration from the Art Deco style of the neighbouring buildings and the beauty of the natural landscape, the undulating ‘waves’ of the white concrete framed building have been further accentuated by the curved installation and slim sightlines of Senior’s thermally-efficient SF52 aluminium curtain wall system.The stunning views from the individual apartments have been framed using Senior’s patented PURe® tilt and turn aluminium windows, with PURe® SLIDE aluminium doors providing access to the outdoor terraces. The thermal efficiency achieved by Senior’s PURe® aluminium system has been further enhanced with the use of energy-efficient triple glazing.The main entrance to the development features Senior’s aluminium PURe® Commercial Doors to provide safe and secure access. As well as contributing to a more energy-efficient building envelope, with all of Senior’s aluminium windows and doors comfortably meeting the new lower U-value targets of Part L of the Building Regulations, the use of the PURe® system also offers improved acoustic performance.Owing to the coastal location of the development, Senior’s aluminium fenestration systems were powder-coated in marine grade Matt Black to offer additional protection from the elements and provide an attractive contrast with the white building design. The installation of aluminium brise soleil, also powder-coated to match the aluminium windows, is both an attractive and practical feature, and will provide solar shading and protection against solar gain.Designed by LAP Architects and built by Cura Construction, all of Senior’s aluminium fenestration solutions were fabricated and installed by supply chain partner Glass & General.

This included a full strip and re-cover with a flame free system to carry a 20 year guarantee. IKO chose an IKO Mach One single layer bituminous system incorporating a site specific cut-to-fall system. This project was a complex roof replacement system with multi-trades required for specialist operations.

Aurora is a first-class, highly sustainable office building in the heart of the city of Bristol and one of the greenest offices outside London and among only six in the UK to achieve a special BREEAM 2014 Outstanding Environmental Award for its sustainability credentials. Aurora, which provides 95,000 square foot of Grade A office space on the Floating Harbour, also achieved LEED ‘Gold Standard’ and is currently the only building in Bristol to exceed BCO design guide criteria.The aim of the design was to provide a space that is efficient, offers maximum natural daylight and promotes health, wellbeing and productivity amongst users. To achieve this inspiring working environment Lusso provided and installed the glazed partitions to create a stunning glass atrium within the 7-storey building. This was a challenging design which involved close collaboration between Lusso, Bush Consultancy, and Willmott Dixon to create a system where the framework floated off the slab edge. The structural complexity of this atria required a bespoke solution, which involved close collaboration with the architects from conception.The Lusso 25M single glazed framed system was used within the interior of the building which allows the maximum amount of daylight possible uniformly spread throughout the interior making Aurora, arguably, one of the best office space Bristol currently has to offer.

For the new office of one of the UK’s leading healthcare specialists, workplace interior design specialists, ID:SR – Sheppard Robson, specified the natural beauty of Forbo Flooring Systems’ Allura Flex Wood Luxury Vinyl Tiles (LVT) to help ‘bring the outside in’.  Occupying the first and second floor of a new seven-storey Grade A office building in Leeds, the healthcare specialist has brought over 250 staff together into one co-located environment. Expertly designed by ID:SR, the 25,000 sq ft space comprises a variety of agile work and social settings to support a range of activities, a dedicated client reception, meeting suite and lounge.   “To support employee wellbeing, the office also engages with the principles of biophilic design, so we incorporated natural looking materials where possible to emphasise the connection between people and nature. The beautiful and realistic wood effect of Forbo’s Allura Flex Wood LVT supported this idea of bringing the outside in. Offering convincing, authentic visuals and excellent functional performance, we used the finish in prominent positions of the office as we felt the flooring supported the overall concept of the scheme.”  Allura Flex Wood in the Weathered Oak colourway was fitted in a herringbone pattern with bursts of Seaweed Solid Oak, Charcoal Solid Oak and Smoke Solid Oak in the main reception and staff breakout areas. Thanks to its tackified installation, the high quality, dimensionally stable Allura Flex tiles provides answers to key issues such as limiting valuable downtime, the re-use of floors and minimising environmental impact, perfect for busy office spaces.  What’s more, Surestep Material in Cool Concrete was specified in the kitchenette of the staff breakout area, where there is an increased risk of slip. The safety flooring combines outstanding slip resistant properties with differentiated design and through the use of Step Crystals, the natural colourway offers a clean, fresh look and improved cleaning and maintenance properties. The PUR Pearl finish ensures that it is stain and chemical resistant.

The £82 million redevelopment of Coventry’s rail station has seen the creation of a new entrance building and multi-storey car park, with Senior Architectural Systems playing a key role in its creation.Designed by AHR Architects, the West Midlands station is one of the busiest outside of London. The project is the latest to have been delivered by Senior and its long-term supply chain partners Elite Aluminium Systems and Buckingham Group Contracting Ltd.Senior’s slimline SF52 aluminium curtain wall system was specified for the main station building, helping to flood the concourse with natural light. Senior’s robust SD automatic commercial sliding doors were also installed to provide secure, safe and accessible access to the thousands of passengers who use the station every day. Additionally, the new-look station also features a footbridge to allow easier access to the platforms and bus interchange.Senior’s slim profile SF52 aluminium curtain wall system provided the ideal balance of aesthetics and performance by allowing copious amounts of light to enter the building and offering enhanced thermal efficiency. The aluminium frames were powder coated to boost durability and also complement the station’s feature grey and red cladding. Senior’s SPW501 aluminium commercial swing doors were also specified throughout to provide a safe and secure solution to such a high traffic environment.The extensive use of glazing on the building also pays homage to the original station building which is located nearby but owing to its Grade II status, could not be extended or developed to meet the increased demand on Coventry’s rail network. Ahead of the wider refurbishment of the original building, the large glazed panels have been used to frame various artwork from local artists and create another focal point for visitors to the city.

In preparation for the 2012 Olympics, where over 10,000 athletes from more than 200 countries competed in London, Zaun developed a walkway system that would enable technicians to work safely at height to install fencing as well as attach CCTV and security enhancements to the highest parts of the fencing.Project ChallengesThe project required a range of unique and innovative solutions because of the varied challenges that were in play. The system needed to adhere to strict health and safety regulations, especially as working at heights has many potential dangers, and worker safety is a huge priority. We needed to create a cost-effective solution that installers could use in various venues and areas.We also needed to ensure that this walkway system did not damage the 358 mesh. The walkway also needed to facilitate the repair and installation of Perimeter Intrusion Detection (PID) and pulse-monitored electric fencing systems and razor wire. As such, it was essential that installers could easily and safely access materials, equipment and tools.Biggest Sporting Event In The WorldAs the Olympics is one of the biggest events in the world, global attention was on London and the various venues needed to be as secure as possible. From camera operators and athletes to volunteers and security personnel, the huge number of people involved in the Olympics meant that the security team needed to be able to see as much as possible at all times. To do this, it was best to put the security monitoring equipment along the fence line to survey the whole area and reduce the requirement for additional civils for CCTV cameras. Security measures during big events like the Olympics need to be incredibly stringent. The installation of these surveillance and security measures is of utmost importance to the security of the entire event.Innovative Walkway SystemZaun designed and manufactured a unique walkway system that allowed installers to work at heights safely without damaging the mesh fencing. Our innovative system was designed specifically to support the installation and maintenance of 358 security mesh fencing, CCTV cameras and electric fencing at the top of the fence line. We created an innovative walkway solution that easily attached to 358 mesh so technicians could check and access the security measures whilst safely working at height.

Geoff Brown, Security Manager at University of York commented: “dormakaba's Exos system is the software that allows us to centrally manage the system. The University of York has 9 colleges and in each college we have residential students. Residential students have a dormakaba card that allows them access to the main building and also we allow access to communal areas, including the cycle shed.” Installing fully integrated system enabled the university to have a cost effective and flexible access control on any door, barrier, lift or access point coupled with a reliable and accurate time recording solution for staff, students and contractors. Mark Barber added: “One of the big plus points of it, is that we are able to feed Exos on a nightly basis with records from our people data base which contains all our current staff and students- so we always have up-to-date list of university members in the Exos data base. One of the by-products of that, is that we can also feed through into Exos expiry dates of when staff or students are about to leave so without any other interventions, by setting certain parameter within the interface, people’s access right can be revoke automatically and universally in the dormakaba system”. Further developments under one unified dormakaba Exos system, included control of doors at the Physics and Electronics building that has been added onto the existing campus. A further online Exos doors, C- Levers and pExtra cylinders were installed at various new department buildings throughout Heslington East, including Theatre, Film and TV (TFTV), Law and Management (L&M), Computer Science Building (CSB) and the Communal Area(HUB). The United Kingdom Hydrographic Office (UKHO) is the UK’s agency for providing hydrographic and marine geospatial data to mariners and maritime organisations across the world. Their visually stunning new headquarters in Taunton has been designed based on the concept of contours and currents by multi-award winning architects, AHR. An impressive central atrium with feature stair connects the two wings with access to the upper floors reached by a feature stairway which leads onto open platforms and connecting walkways. The fluid lines and vast spaces gives the interior a sense of openness in such a large structure and is an incredibly inspiring environment in which to work. Lusso worked closely with BAM and AHR on the internal glazing requirements to create administration offices, a meeting suite, training rooms, as well as recreation and dining areas to the ground floor. The use of Lusso 25 single glazed partition system and Lusso 105 double glazed partition system allowed for the different acoustic and structural design specifications throughout the building. The clever use of glass partitions has ensured that the requirement for a “one team approach” design brief has been met. The UKHO can now boast highly impressive headquarters, befitting of a world leading geospatial information company. Opened by HRH The Princess Royal, it has now been nominated and won several design awards and is on course to achieve BREEAM Excellent.

Materials such as wood pellets are unloaded into hoppers which simultaneously load directly into lorries that drive into the hoppers. The process generates dust which must be controlled as a residential area is close by. These hoppers are in highly exposed areas and require a product that withstands strong winds.The Solution:The mobile hopper systems originally came with rigid doors that blew out as they were rated Class 3 and were not fit for purpose. We resolved the issue by installing robust Speedor Storms, the Speedor variant with exceptional wind resistance up to Class 5 (over 90 mph). Their automatic action and robust design ensured that the doors worked during all weather conditions ensuring the efficiency of the port is maintained.The success:The original project was to install 2 doors to the hopper systems. Due to the reliability of the first 2 doors, a further 2 Speedor Storms were installed a few years later.

One of our latest projects which has been installed and tested has made us particularly proud and set a new standard in acoustic movable walls.The requirements on this project were clear and simple with very specific needs for one of the leading pharmaceutical companies and we were going to tackle it head on. A movable acoustic wall with radiation protection for a research and testing environment needing to maximise flexibility while still offering the safety and protection required in a radiology environment.Our Type 100SE semi-electrically operated movable wall was developed and tailor-made for this requirement; with X-Ray protection and specialised seals to ensure the ground-breaking radiation protection and acoustic levels would be achieved. Each wall weighed in the region of circa 6 tons and the top hung system was fitted with our Type “K“ track which allows for remote and varied stacking locations. The walls varied in width and height but were all finished in Rigato Formica laminate with aluminium protective edge trims. The vision panels in the pass doors were fitted with Med-X type single glazed glass between two layers of 4mm thick toughened glass.

Designed to offer the perfect balance between daylighting and thermal comfort, Senior’s fenestration package was fabricated and installed by supply chain partners Acorn Aluminium for main contractor Willmott Dixon.The cinema has been designed by Marchini Curran Associates and the extensive use of glazing floods the main entrance, restaurant and bar areas with natural light during the day, and creates a show-stopping effect at dusk. The dark grey powder coated frames of the doors and curtain wall systems also perfectly complement the exterior façade design of grey and white cladding with feature multicoloured panels. The new Arc cinema in Daventry has been created as part of the wider £12.5m regeneration of the town centre.Senior has played significant roles in other cinema projects over the last few years, delivering the aluminium fenestration packages for the new Savoy cinema complex in Doncaster as well as completing work for the national chain Everyman.

Lampwick Quay is the fourth and most recent project to have been undertaken by Senior as part of this successful repeat business relationship.Located in Manchester’s thriving new community in Ancoats, the new Lampwick Quay development comprises 213 apartments across three blocks of five, six and ten-storeys, with ground floor retail units and communal facilities including a gym and residents club room. A mix of Senior’s aluminium windows, commercial doors and curtain wall solutions have been used extensively throughout the development and installed by supply chain partner Aire Valley Architectural Aluminium for main contractor John Sisk & Son Ltd.To help reduce heat loss and energy costs, Senior’s low U value and Part L compliant PURe® aluminium casement windows have been installed to each of the apartments to create a comfortable living space. The stylish window system also provides the perfect frame for the development’s views of Manchester’s New Islington Marina.Energy-efficiency has also been addressed in the communal, retail and ground floor areas through the use of Senior’s thermally-enhanced SF52 aluminium curtain wall system which maximises the controlled use of use of natural light.To meet the scheme’s stringent safety and security requirements, Senior’s robust SPW501 aluminium commercial doors were installed to the main entrance and exit points. The SPW501 commercial door system is ideally suited to high pedestrian use and meets the requirements of Secured By Design. Key elements of the fenestration package have also been designed to work as part of the scheme’s overall passive fire protection strategy, with the use of Senior’s SPW600 automatic opening ventilation (AOV) aluminium windows in the communal areas and stairwells. The Ruskin Square car park in Dingwall Road was fully modernised to help accommodate growing car parking needs. It is conveniently located to local attractions such as the Whitgift Shopping Centre and BoxPark Croydon. With these local retail and leisure facilties on the car park’s doorstep, it was necessary to ensure that it is secure and compliant for all its users. The car park itself is fully accessible 24 hours a day, 7 days a week so safety was a key priority throughout the project. It houses 565 parking bays for people to use and resembles an effective resource in the local area to provide access to these key sites. We ensured that all of the products specified on the project were fit for purpose and met the client’s needs. We installed a combination of RB1X posts, handrail, mesh and our patented BS EN 6180 restraint strap to create a total solution. Pedestrian protection was a key priority so we specified our BS EN 6180 restraint strap that offers limited deflection on the handrail from pedestrian loading. The strap reinforces the handrail to provide additional protection to the vehicle restraint system.

Background The Sutton Rose development in Boldmere, Sutton Coldfield is a new build 85-bed care home with 45 assisted living apartments. The developer is renowned for delivering exceptional quality projects, which means suppliers have to meet exacting standards and quality specifications. The window and door contract were awarded to Sutton Designs in Kingstanding, Birmingham, with manufacturing undertaken by Profile 22’s Approved Commercial Manufacturer, Central Window Systems in West Bromwich. The two companies had worked on previous care projects, which meant that as well as being able to demonstrate their ability to meet the tender requirements for this project they also brought a proven track record. The window specification The window and door system specified for the project was award-winning Optima from Profile 22, a fully-integrated 70mm system which offers a step-change in advanced window design. The high-specification system comes with an impressive set of credentials and design flexibility to meet all commercial project requirements. In this project, all windows were fitted with open-out restrictors for the safety or the residents and all window and doors needed to comply with fire and smoke escape protection measures. Optima offers market-leading structural strength and high-security features and casement windows are PAS24:2016 approved as standard which was important to meet the project specification. The windows and doors were manufactured in Anthracite Grey on White to match other developments in building contractor’s portfolio and create a sleek, modern aluminium aesthetic. A carefully managed installation process Sutton Designs is an experienced new build and commercial window installation company and has worked with Central Window Systems for over three years. The two companies worked in close partnership to ensure all windows and doors were manufactured and installed to the required timescales. The project was completed during the Covid-19 pandemic, which meant appropriate health and safety considerations also needed to be taken into account. An impressive new elder care development The completed project will provide modern and well-equipped homes for the residents. Planning permission was granted for a new build two-storey detached dwelling, replacing the existing residential property constructed in the 1900s.A comprehensive set of architecture plans specified high quality elevations with a ‘classical’ Georgian-esque design. The sub-contractors, B-Bespoke Design & Build Ltd, required Keystone’s brick slip flat gauge headers above multi-pane sash windows and an intelligent bespoke interconnecting brick slip splayed bay system across two floors on the side elevation.ChallengeThe design and scale of the building, along with the arrangement of fenestration and opening detailing, required the careful skill and use of sympathetic materials to ensure the development enhanced the special character of properties in close vicinity.B-Bespoke Design & Build Ltd considered the volume of decorative window openings and availability of local skilled bricklayers when considering the most effective and efficient approach to the build schedule.SolutionAn offsite construction method was deployed by the sub-contractor. Keystone’s technical team were contacted to design brick slip flat gauge headers accommodating brick spans between 1135mm to 1472mm. Each with a 70-degree end skew, 375mm high face brick and 102mm soffit return whilst also incorporating keystone stone headers above specific windows. The prefabricated lintels improved the allocation of time and resources elsewhere on site allowing the build to be completed to a high interior specification still with an exterior full of character.The rigid symmetrical design and gracious classic proportions create a generous sense of space and natural light, with stunning traditional period features created above each window opening. The interconnecting brick slip splayed bay system spans 1695mm and provides a stark contrast to the boxy room profiles often seen with a Georgian home. This architectural feature accommodates the high ceilings and desired aesthetics whilst providing effective structural support to withstand roof and masonry loads above.A consignment of bricks was collected from site and each brick cut and bonded using a BBA approved construction adhesive to the load bearing lintels offsite. The patented perforated lintel design allows the adhesive to squeeze through the perforations and form a ‘mushroom’ on the inside, providing a mechanical lock between the steel lintel and the brick slips.Testimonial“For the new build Georgian styled home, we sourced over thirty bespoke prefabricated brick slip feature lintels from Keystone as well as a unique interconnecting feature brick splayed bay system. CMS DANSKIN ACOUSTICS recommended a bespoke combination of industrial acoustic materials to ensure noise at work compliance at ExxonMobil Oil Refinery. The ChallengeFawley Oil Refinery is the largest oil refinery in the UK. When ExxonMobil found that the noise output from two industrial fans at the refinery exceeded the levels specified by The Control of Noise at Work Regulations, it consulted CMS Danskin Acoustics for advice. To ensure the most cost effective and high performing materials were specified, CMS Danskin Acoustics evaluated the noise reduction required on-site. Evaluation of the acoustic data revealed that noise levels in excess of 118dB at 125Hz were being emitted by the fans. Based on these criteria, the technical team at CMS Danskin Acoustics recommended the use of a combination of specialist materials from its industrial acoustic range. The SolutionTo control the low frequency-biased sound, CMS Danskin Acoustics recommended and supplied the SuperLag Quietslab Laminate with Acoustic Barrier Type WB10 combination for the fan casings and associated ductwork. Creating a multi-layered, high performance system, two layers of SuperLag Quietslab Laminate, totalling 250mm thickness, with a core of 5mm Acoustic Barrier Type WB10, were bonded onto the fan casings and ductwork. A direct coupled lagging system, SuperLag Quietslab Laminate comprises long-stranded mineral fibres thermo-set with resins for the absorption of sound at the surface, as well as a high mass inner acoustic barrier core to reduce the transmission of sound through the material. Manufactured from a weight-enhanced, high-density material, Acoustic Barrier Type WB10 provides a flexible and cost effective treatment for chemical and refinery applications. In total, 1,000m2 of the SuperLag Quietslab Laminate/Acoustic Barrier Type WB10 materials were installed around the fans and ductwork to achieve the high levels of sound reduction required.ResultsThe high performance bespoke system specified by CMS Danskin Acoustics, significantly reduced the noise generated by the fans. This enabled ExxonMobil to comply with The Control of Noise at Work Regulations by bringing noise levels under the 85dB compliance level.

The first to enjoy the latest generation of Lödige Industries' proven technology are the homeowners of a luxury residential complex containing 29 luxury apartments for the over 60s on Fitzjohn’s Avenue in London. The building’s footprint could not accommodate enough conventional parking spaces and street parking was not a viable option. To meet this challenge, Lödige Industries, on behalf of the London-based residential development company Lifestory Group, installed a fully automated parking system with capacity for 29 vehicles, all equipped with electric vehicle charging docks, at a depth of 10m over two levels.Today's cars are bigger, heavier, and more and more often electric. We are responding to this development with a major update of its RESPACE technology. Among other things, we have increased the load capacity of the automatic parking solution to 3 tons, adapting the equipment and drives as well as expanding charging technology for electric vehicles. Globally the number of electric vehicles is on the rise. In 2019 alone, global e-vehicle stock climbed by 43%. Architects and developers alike are forced by regulations as well as buyer intent to offer e-charging in their parking facilities. This has long been an issue for many automated parking technologies, especially since car manufacturers have yet to agree on a standard for wireless charging.  The new RESPACE offers 100% e-charging for all spaces. Following an engineering breakthrough, the new technology is resilient against dust and dirt and responds automatically to periods of high system activity to ensure vehicles can be retrieved quickly and efficiently at any time. The new e-charging technology supports individual billing per vehicle and can be retrofitted in existing systems. Furthermore, an intelligent load management system automatically exchanges a fully loaded car with an empty car, if not all parking spaces are equipped with a charging facility. RESPACE uses a sliding pallet system and provides optimal use of space in residential developments as it eliminates the need for drive or walkways within the parking system and the requirement for internal or external access ramps, the combination of which can save more than 60% of the space taken up by traditional car parks.  Faster installation and commissioning times are another major benefit of the optimised RESPACE technology. This increases the number of parallel movements possible, whilst avoiding any single point of failure. New engineering software integration also means that system configurations can be tested early in the development process using simulation programmes to optimise planning and give a greater range of viability options to developers.An improved cabin setting means that drivers accessing the system are now going to benefit from a much-improved user guidance. Users of the system will enjoy the new on-screen visualisation with specific step-by-step task focused instructions, on larger, eye friendly screens. In-cabin panels have been given a modern design overhaul in line with Lödige Industries’ successful CUBILE technology and are now equipped with security and motion sensors, cameras and number plate recognition technology if requested.  In addition, a new app, called ParkGO!, now available in iOS and android app stores, enables users to park and recall their vehicles with the touch of a smartphone. A handy system status view allows retrieval of cars during less busy periods.
