OVERVIEW
The Westmead project is the latest residential project for Westminster City Council, transforming the former care home location into a landmark sustainable housing development. The project will deliver 65 new affordable homes, comprising 34 family-sized council homes for social rent and 31 homes dedicated to keyworkers, with completion expected by the end of 2025. The project will also be amongst the first delivered by Westminster Builds, a company owned by the council which established to help deliver its ambitious regeneration and development programme.
Each home features private amenity spaces, including balconies and gardens. The development also integrates improved green spaces, fostering a welcoming environment for both residents and the wider community. In addition, 121 new cycle spaces will be provided, supporting sustainable transport options in line with Westminster’s commitment to reducing carbon emissions.
The 6-storey building, designed by Architect Child Graddon Lewis stands out for its comprehensive sustainable design, incorporating highly efficient low-energy design principles. It includes the installation of photovoltaic (PV) panels, exhaust heat pumps, and strict air tightness measures, targeting the Passivhaus Plus benchmark standards.
The project will be one of the first delivered by Westminster Builds, the Council’s own company created to help deliver its ambitious regeneration and development programme. It is Westminster City Council’s first housing scheme to target Passivhaus standards and is set to target the Passivhaus Plus benchmark. The project has also been nominated for a number of awards including Inside Housing Development Awards 2023 – Best development – 0-100 homes and NLA New London Awards – Best Housing (Unbuilt) Scheme.
