The Network Building

OVERVIEW

The Network Building is set to bring 135,000 sqft of flexible office space and 5,000 sqft of retail, with communal and private terraces featuring extensive landscaped areas to Tottenham Court Road.

Located on a prominent corner position in Fitzrovia, the project is a net-zero carbon development, and is on target to achieve BREEAM Outstanding, LEED Platinum and NABERS 5*, as well as an embodied carbon score of <600kgCO2m2. Sustainability initiatives include an all-electric heating and cooling strategy to minimise associated nitrogen oxides emissions which will contribute to improved air quality along Tottenham Court Road.

The Network Building's distinctive façade design responds to its urban context while creating a landmark presence at this key Fitzrovia intersection. The building is designed by architects Piercy & Co to maximise natural light penetration. Floor-to-ceiling glazing throughout the structure creates light-filled workspaces with panoramic views across central London.

The extensive terraces have been carefully designed as outdoor extensions of the interior workspaces. Each terrace incorporates local biodiversity while providing valuable amenity space for building occupants.

Beyond its impressive certification targets, The Network Building incorporates numerous innovative sustainability features:

    • Only lower carbon products used with all timber being FSC or PEFC certified.
    • Smart building features to enable tenants to monitor their power consumption.
    • Smart sensors to read information and the buildings systems will amend the building’s systems to keep on top of costs.
    • Enhanced thermal envelope with triple-glazed façade elements achieving U-values well below regulatory requirements
    • Dedicated cycling facilities with 200+ secure bike spaces and comprehensive shower/changing facilities

The building's holistic approach to sustainability addresses both operational and embodied carbon. By specifying low-carbon materials and employing circular economy principles during construction, the project team has achieved a remarkable embodied carbon score that sets new standards for commercial developments in central London.

CFS was delighted to work closely with Decomo to provide bespoke dead load Brackets used to support the building's distinctive precast panels. The custom Bracket design accommodates the varying panel geometries while distributing loads efficiently to the primary structure.

With construction progressing on schedule, The Network Building is set to complete at the end of 2025. The development represents a significant investment in London's commercial property market and is expected to house over 1,500 workers once fully occupied. The finished building will contribute to the continued regeneration of the eastern Fitzrovia area, complementing the nearby Tottenham Court Road Elizabeth Line station and creating a vibrant new workspace destination in central London.
