BriggsAmasco Provides Perfect Waterproof Seal for Prime City Centre Development


BriggsAmasco delivered the watertight roof system for a stylish addition to Manchester city centre’s building portfolio.


Eleven York Street, a 10-storey mixed-use development scheme, is the architectural icing on the cake for the centre’s central business district.


Featuring a desirable meld of prime office space, retail units and ‘Grade A accommodation’, the high-profile development – which occupies a 26,000m2 area – was delivered by Kier Construction on behalf of Aviva Investors. AHR Architects was responsible for its design.


BriggsAmasco was selected to waterproof the building’s 1,200m2 main roof and two plant rooms totalling 300m2. With work beginning at the height of the coronavirus pandemic in April 2020, Briggs’ workforce was reduced in number to improve social distancing and enhance on-site safety. This presented a challenge, as the pressure was on to steer the works programme back on track. It was delayed by a year due to ongoing issues with a neighbouring building which required demolition to make way for Eleven York Street.


For the main building, BriggsAmasco teams installed IKO Permascreed to the roof’s 1,200m2 concrete surface. The mastic asphalt-based levelling screed not only provided a stable base for the covering waterproofing system, it enabled Briggs’ installers to create falls and ensure appropriate water run-off. This was followed by the installation of an IKO Permatec, hot-applied membrane, which was finished with a mix of ballast and paving.


The two plant room roofs, which featured a plywood overlay to a metal deck, were also supplied with an IKO Permatec, hot-applied membrane and a ballast and paving finish. A fifth-floor terrace requiring public access was installed with the same IKO Permascreed/IKO Permatec/ballast/paving combination as the main roof. Each of these works was carried out by BriggsAmasco in a skilled and timely manner.
