London is a vibrant, busy and beautiful city, boasting constant innovation and unique architecture. Now, developments have become bigger and more competitive year on year. With expectations on office workspaces becoming increasingly more open and flexible, the requirement for integratable security has become a complex task. This led to the existing building of 10 Queen Street Place, Riverscape to have a much-needed refurbishment following the trend of open atriums, flexible floor space and usable rooftop space. Within this project, the interior and exterior were dramatically changed and enhanced utilising fresh entry and access control security solutions. Located next to Southwark Bridge and a couple minutes’ walk from the bustling area of Cannon Street Station is Riverscape. Originally opened back in 1980, the multi-storey office space was a modern development that sat on the sought-after area of the River Thames. This project was refurbed from top to bottom, with the original Boon Edam entrance solutions being upgraded to newer more innovative products. The lead architect was Aukett Swanke with interior designers Barr Gazetas leading the design of the refurbishment and, main contractors being Overbury. Working for this project years prior in relation to the old security lanes and revolving doors that were installed by Boon Edam, the London Sales team knew the building and requirements needed. It’s common to see dated installations be retrofitted with newer security products that modernise the look and feel of an entrance as well as upgrade the technology associated with them. Built in 1908 to host the palace “Hotel Majestic”, this palace hotel was due for of an extensive renovation to offer modern facilities, standards and technology while still preserving its historic roots. The restoration took 4 years to complete and the end result is a five-star contemporary hotel which maintains and respects the spirit of the original institution. The project involved working with the finest artisans with an ancestral knowledge of this landmark building. The architectural renovation was led by AFFINE DESIGN, one of the major architecture and interior design offices in Paris

About the ProjectThe ANZAC Memorial was designed as a sculptural monument, a unique collaboration between Architect Charles Bruce Dellit and sculptor George Rayner Hoff; it is arguably one of the finest examples of the union of architecture and art in Australia.The building is a striking architectural form, symmetrical on both axes. It uses elements reminiscent of traditional Gothic architecture (buttresses, cathedral windows, high ceilings) in the Art Deco style. The Memorial is adorned externally with twenty sculptures representing the units of the Australian Imperial Force (AIF). These are the sentinels of the building, keeping watch while representing the fallen to whom the building is dedicated.Bruce Dellit’s vision for the Memorial included a still pool bounded by poplars to the north of the building (included for their significant symbolic association with the battles in France and Belgium), and a cascading fountain to the south.The Hall of Service, at the centre of the Centenary Extension, is a civic space that architecturally and artistically mirrors the Hall of Silence. The Hall was named in acknowledgment of the original Memorial halls and to recognise more than a century of service by Australian servicemen and servicewomen. At the threshold to the space are the words: “NSW Service with and for All Australians”.The ChallengeWhen restoring a National War Monument visited by hundreds of thousands of people, you need to provide the highest quality results and finishes expected of such a significant structure in our history. The challenge here, comes from creating a restoration solution on a building which was designed in the early 1930’s, which will be flexible enough to maintain the architects core design features but also created and executed within a tight time frame in time for ANZAC day. The solution needed to encompass modern technology with traditional design features to ensure the restoration lasts for the next 100 years as a memorial to our fallen heroes.Tremco SolutionTremco worked closely with Sure Seal and Built to provide a solution which was both timely and high quality. the installers long standing relationship with Tremco, a number of unique solutions, together with a 20 year warranty period proved a success.Over 15,000m2 of Tremco products were installed on this historic site. Tremco provided regular iAudit reports on the job site (iAudits is a quality control measure used to ensure the products are being applied consistently to maintain warranty conditions) During regular site visits, Tremco were able to provide a high level of customised Technical information and design advice to ensure the project ran smoothly and to Built’s expectations.

The Berkeley Hotel is a luxurious and iconic hotel, housed in the fashionable district of Knightsbridge, London. When renovations were required, Roger Stirk Harbour & Partners designed a glass façade entrance to the hotel. Boon Edam Ltd was consulted to provide a stylish entry solution to complement the updated lobby entrance and reflect the luxurious image of the Berkeley Hotel brand. Business Challenges The hotel entrance required a renovation which would give guests an instant welcome upon arrival, whilst also providing a practical function to meet access needs. For a hotel as prestigious as The Berkeley, first impressions are hugely important. The entrance and welcome given by a hotel provides the guest with an indication of what to expect from their stay, so therefore the entry solution was a key consideration within the renovation project. With a constant flow of visitors in and out of the lobby, the entrance door is vital in maintaining a comfortable climate and pleasant atmosphere for guests. As sliding or swinging doors bring in cold draughts, the specification called for a revolving door to keep out wind, noise and dust. The project architect specified that the door was to be fully automatic and made entirely of glass to match the newly renovated lobby. However, for a door to be fully automatic, there must be several sensors and buffers which would have impacted the all-glass aesthetic of the entrance. Boon Edam was appointed to provide a tailored solution which could meet all the specific functional requirements, without needing to compromise on the luxurious style and quality desired. The Boon Edam Solution A Custom Designed Crystal Tourniket Due to the high-end nature of The Berkeley Hotel, attention to detail was paramount. Multiple meetings were held with the architect to ensure that Boon Edam’s team of experts could fully capture all requirements to provide the perfect, bespoke solution. Boon Edam’s Crystal Tourniket door was selected for the entrance of The Berkley Hotel; one of the most impressive and eye-catching revolving doors available. A Crystal Tourniket is constructed almost entirely from glass, with added stainless steel accents to support the solidity of the door. The End Result The Berkeley Hotel is now home to a grand lobby entrance provided by Boon Edam, which utilises natural wood in the drum wall of the Crystal Tourniket revolving door to provide guests with a warm and elegant welcome. In combination with the all-glass door set and modern lighting, the bespoke solution truly reflects the prestigious Berkley Hotel brand.

Mauritshuis is located in the heart of The Hague. It is famous around the world for its premium art collection. The intimate museum rooms of this 17th century monument display over two hundred excellent art works by Dutch and Flemish Masters. Boon Edam installed two special revolving doors in the museum's newly constructed section, one of which is a Tourniket that is 4.6 m high. The underground entrance foyer is actually located six meters below street level, but now with this renovation, as daylight penetrates from all sides, it feels very light and spacious. “Before the renovation, the museum’s entrance on the side of the building was rather cramped,” says architect Hans van Heeswijk at the press preview. In order to create a more generous reception area, he decided to move the main entrance under the forecourt of the listed, seventeenth-century Dutch Classicist house, which had to remain exactly the way it was. It was a feat in itself to connect two buildings underground and to lower the foundation of the new wing. The small surface area and the building's location right next to the Prime Minister's tower made this construction project quite complex. Boon Edam was honoured to supply two special automatic revolving doors that had to suit the new museum wings perfectly.

Hospitality and security are often at odds with each other. The challenge is to find the best compromise between Fort Knox and a warm welcome. Telecom company Liberty Global recently carried out a major renovation of their head office in Schiphol-Rijk – the Netherlands. As part of the project, the access security was considerably tightened, without affecting their brand’s desired welcoming appearance. Liberty Global is an international telecommunication and television company. It is also one of the largest internet service providers outside the USA. Liberty Global operates in 14 countries and has 35,000 employees. The head office is based in London and additionally there are central offices in Amsterdam and Denver. Consumer brands that belong to Liberty Global include VodafoneZiggo (50% Joint Venture with Vodafone), Virgin Media, UPC, Unitymedia and Telenet. In the high-quality business park - Schiphol-Rijk, Liberty Global have seven office buildings, which, collectively, employ a total of around 1600 people of 55 nationalities. "We did have manned security at the main entrance, but that solution did not always prevent people from entering our central hall unnoticed," says Simon Kuitert, who holds the position of Corporate Security Manager at Liberty Global. "That is why we introduced a single point of entry for the recent renovation."

TenneT's former head office at the Arnhems Buiten business park has been renovated and converted into one of the most sustainable office buildings in the Netherlands. It is now the head office of DNV GL's energy branch, which employs 2,500 energy experts worldwide. It is DNV GL's largest office building in the Netherlands. The site accommodates about 400 DNV GL employees and covers about 10,000 m2 of office and lab space. The building has achieved an A energy label thanks to innovations such as the use of seasonal thermal energy storage, solar panels, HR +++ glass and a highly efficient heating and cooling system. Boon Edam installed a sliding door at the main entrance, and three Speedlane Slide access gates and two Winglock 900 swing barrier gates in the central hall behind the main entrance to prevent unauthorised entry.

Warwick Hotel Rittenhouse Square in Philadelphia, PA, is quite satisfied with the functioning and cost savings of their Boon Edam Tournex revolving door. The Tournex is an example of a classic automatic revolving door and is designed to handle high capacity applications. The historic building housing the Warwick Hotel Rittenhouse Square originally had a manual revolving door flush with the building’s facade. Somewhere along the way, it was decided to remove the relatively smaller gauge revolving door and replace the entrance with a double set of sliding doors. “Our HVAC system was designed for a revolving door entrance,” said Ray Hewitt, the hotel’s Director of Engineering, “we wanted to put a revolving door back in to address the negative pressure we were experiencing in the lobby.” That negative pressure was pulling in cold air during the winter months, and cooled, conditioned air was escaping out the double doors in the summer. During a complete lobby renovation project a few years back, designers worked to return to a revolving door lobby entrance. Because the Warwick is in a historic building, they could not change the facade of the building, so they pushed the entire entrance into the lobby itself. The architects and the designer chose a 12’ diameter Boon Edam Tournex automatic revolving door, with three door wings and a highly polished (mirror) stainless steel finish. The Boon Edam door is enclosed in a stylish glass cube, accented with purple neon lighting. Now, those entering the hotel first pass through a double set of sliding doors at the building envelope, leading to the revolving door. Swing doors are also available on either side of the revolving door to enter the lobby itself. The effect of the sliding doors and the revolving door in a cube is to virtually eliminate air flow from outside in, and vice versa. The Warwick has 301 hotel rooms and 106 permanent residents. On any given day, between guests, residents, staff, and visitors, up to 1000 people are passing through the entrance. Since the installation of the new entrance, the effect has been night and day—guest and visitors utilise the lobby space longer and in greater numbers. A big community table is usually filled all day long and the lobby is accented with attractive fireplaces. The hotel lobby also offers two full service food and beverage outlets (Bluestone Lane & Prime Rib Steakhouse), with a third to be announced sometime this year. In addition to a now grand sense of arrival and more useable, comfortable space, the new entrance is also paying dividends on energy savings. “With the old entrance, our HVAC was running constantly, it could not keep up. Now, the unit can shut down periodically; that’s good for the health of the system, and we’re seeing substantial savings on energy bills,” said Hewitt. The Boon Edam revolving door has an important feature for installations like a hotel or large office building—in the event of an emergency, the doors stop and the wings can be “book folded” to create wide open ingress and egress. The hotel has a maintenance contract with Advanced Door, but since installation the Boon Edam revolving door has been virtually trouble free.

Due to AlphaGuard BIO being a liquid, it makes it ideal for jobs where there are machinery on the roof which needs to be worked around.AlphaGuard BIO has the ability to be installed over various existing roofing membranes in order to minimise tenant disruption and extend the life of the roof for an additional 20 years.It cures to form a durable rubber membrane surface that provides a lasting and easy-to clean waterproof coating. AlphaGuard BIO may be used to apply a seamless, monolithic waterproof membrane to concrete, primed metal, or existing roofing membrane surfaces.AlphaGuard BIO’s low VOC will minimise offensive odours to current tenants and applicators. The white top coat provides high solar reflectance, reducing the building’s operation costs and complying with Section J1.3(b) of the 2019 NCC.

Renovated to utilise a once void entrance, The River Building is now a self-contained office space with a contemporary industrial design. The large atrium features a set of sleek black Lifeline Speedlane Swings. Stiff + Trevillion working with Blackstone Group, had specified early into the design process for the Lifeline Speedlane Swing, due to its existing specification in existing projects. The new two-story building boasts a spacious atrium that combines naked brick walling with warm feature lighting and dark tones. Mimicking the interior styling a bank of Lifeline Speedlane Swings were to be finished in black RAL. The River Building with an occupancy density of 1:8 requested comfortable yet stylish entry resulting in a wider lane width configuration. The 615mm passage width utilises two glass wings that offer fast access but give the illusion of openness.

The Roads & Maritime Services (RMS) now benefit from a highly progressive workspace in their newly refurbished head office on Parramatta Street. The main aim of the refurbishment project was to improve facilities and collaborative spaces for staff and visitors. However, a significant challenge for the contractors was to keep all existing communications rooms fully operational throughout the project. Achieving the Aim: SAS800 Trucell ceilings were installed in the open plan lounges and stairwells of the renovation. Creating a grid of squares, strong lines stretch the length and breadth of the collaborative space. The system gives a decorative feature to the fit-out with the illusion of a much larger space for activity-based working. Comfortable lounge furniture and bright colours have also been chosen to encourage communication and create a flexible working space. Meeting the Challenge: Specified with a lay-in exposed grid, each tile slots in place without the need for gaskets or cutting. The Uni of Queensland Emmanual College features the following RBA products:The 2011 Brisbane floods initiated the refurbishment of parts of University of Queensland’s Emmanuel College and created an opportunity to upgrade student amenities. The Facilities Managers decided to control water usage by using RBA’s Time-Trol shower controller. At the same time, they chose to replace out-dated twin element ‘boiler’ water heaters with instantaneous gas. The results were astonishing. “The university estimates it is now saving $60-$70K per year in water and energy savings.”The Time-Trol Shower unit allows maintenance staff to nominate run-time and lock-out parameters. These can be selected from, and changed to, any one of 12 options. No special coding required, just the flick of a dial by staff. It was ultimately decided to offer students a 5 minutes shower with a 30 second lockout. According to university staff ‘…the students have adapted to the usage restrictions seamlessly. There hasn’t been a complaint uttered…’

​About the ProjectThe sporting history of Waverly Oval dates from the 1880s when the Waverley Cricket Club gained approval to construct a pitch. Football codes also began using the park at this time. In 1890, the oval was created, and in 1898 the Waverley District Baseball club was founded at the oval.The first pavilion was built by the Waverley Cricket Club in the 1890s and Council built a second pavilion in 1908 with expanded facilities for the benefit of the cricketers and the public. This Pavilion was replaced in 1939 with an Inter War Functionalist style building. In April 2012 the new Waverley Park Pavilion was named the Margaret Whitlam Recreation Centre, in honour of the long association the late Margaret Whitlam (AO) had with the Waverley area. The pavilion was chosen because of its civic, community and recreational facilities incorporating several important aspects of Margaret Whitlam’s life.ProblemRemediation of the pedestrian areas of Margaret Whitlam Grandstand was completed 5 years ago but unfortunately was not successful due to product failure (not Tremco). Council contacted Tremco to provide an acceptable solution with the requirements that the new system needed to come with a 15 year warranty.The challenge of this project was not the 15 year warranty period, but the need for a low odour solution due to the area being in a Public/Government venue. Not all membranes have Low VOC properties.SolutionTremco recommended Vulkem 350/951NF/951NF for the job, which is not only low odour but also offers a 15 year warranty period as required from the council. Tremco offering onsite support throughout the project gave the council confidence in our product.Vulkem 350/951NF/951NF, is a composite waterproofing system comprised of tough-curing liquid polyurethane. It cures to form a durable rubber membrane surface that provides a lasting and easy-to-clean waterproof and trafficable coating. Textured surfaces for traffic will use an aggregate-laden top membrane to aid in wear and slip resistance.
