A new self-build farmhouse in the beautiful Scottish countryside has been fitted with the high-performing Wraptite air-barrier. The project is designed to Passivhaus standards by Architect Frances Strachan-Friar. Talla Fiodha (‘timber or wooden hall’ in Gaelic), Charleston Farm, near Errol, Perthshire, will be the new home for Frances and her husband.From the outset, the aim was to achieve a more sustainable design and follow a different approach from the traditional timber kit. After undertaking significant research into different types of construction, the architect selected Xilonor CLT cross-laminated timber installed by Glulam Solutions Ltd., Inverurie.Frances Strachan-Friar commented on how the selection of Wraptite has benefitted the development. “The specification of the correct type of airtightness barrier was critical in achieving thermal efficiency. Wraptite was chosen because it allows the airtightness layer to be fitted to the outside of the construction. In doing so, the external application of Wraptite provides essential protection in the form of waterproofing and weatherproofing for the CLT during the build.“The Wraptite system was great and easy to apply, especially around junctions, enabling us to seal all of the junctions completely. The use of a traditional membrane would not have given the same performance. I have previously specified products from the A. Proctor Group, but this was the first time using Wraptite. Proctors provided a comprehensive Toolbox Talk and have been a great support throughout the project.”The Wraptite system is the only self-adhering vapour permeable air barrier certified by the BBA. It combines the critical properties of vapour permeability and airtightness in one self-adhering membrane. As a result, it provides high vapour permeability in a continuously sealed, airtight membrane.The high vapour permeability of the Wraptite air barrier allows the substrate beneath to dry quickly and moisture vapour to escape and reduces the likelihood of mould, mildew, condensation, timber distortion and metal corrosion. The vapour permeability of Wraptite also allows any water vapour to escape efficiently, thereby avoiding interstitial condensation problems.Designed to replace traditional airtightness methods cost-effectively, Wraptite is a low-resistance vapour permeable air barrier, durable, flexible and lightweight, allowing for easy installation, with the added benefit of providing temporary protection against the elements during construction

Hush Acoustics provided an acoustic control solution for the main exhibit at the SS Great Britain visitor attraction called ‘Brunel’s Mind’, in which visitors enter inside the head of Isambard Kingdom Brunel to see the world through his eyes.Working with Electrosonic, the technology experts ho were tasked with supplying and fitting most of the audio-visual equipment for the project, Hush Acoustics ensured any concerns around the reverberation times in this area could be effectively addressed. The solution came with Hush Wall Covering, a highly versatile product which is formed of unique non-woven high-density polyester to target mid-range frequency sound i.e. speech etc. Its used ensured that the audio presentation within this visitor feature would sound as it should.The Hush Wall Covering product used at the SS Great Britain is just 10mm thick so it utilises little space, which was perfect for the room. The product was developed as a direct result of extensive consultation with influential members of the education sector.Chris Hurst from Electrosonic was very pleased with the results of the wall covering and for our quick turnaround time, saying the product does “exactly what it says on the tin”.

The design of the contemporary £4M building restores the historic Whitburn Burgh Hall original façade as it is one of the towns most renowned buildings and incorporates a new-build two-storey extension.Located in the centre of Whitburn, this building is a community hub that embraces the West Lothian Council’s model of bringing together services that benefit local communities whilst delivering financial efficiencies through the decrease of council buildings. This building facilitates a library, community halls, museum and customer information service office, making it an important community resource. The bituminous Bauder Total Roof System (BTRS) was chosen for this project as it features membranes that can withstand impact and tearing, as well as thermal insulation that met the required U-value of 0.15 W/m²K. This waterproofing system is verified by the BBA and offers a service life in excess of 35 years.The BauderSOLAR system was also specified, as it incorporates photovoltaic arrays for natural energy generation. The photovoltaic mounting system is attached to the roof without penetration of waterproofing or the deck, safeguarding the integrity of the waterproofing to fulfil its full-service life.Project challengesThe Architect’s design incorporated unusually high parapet upstands, which posed a challenge for installers. Area technical manager for Bauder, Christopher Langton, attended design meetings with the Architects and Main Contractor to discuss the best solution for installation. A mutual agreement was made for the underlayer to be mechanically fixed to prevent any slippage of the capping sheet membrane. Due to the height of the upstand, non-combustible insulation BauderROCK was incorporated into the design at these details.The installation of BauderSOLAR F uses prefabricated bituminous BauderK5K membrane sleeves to slip over the mounting plates and welded into position, anchoring the plates to the surface of the Bauder waterproofing system. Approved BauderSOLAR installers, Intelligent Electrical Solutions, installed the BauderSOLAR system, collaborating with ProCladd, approved contractor for the waterproofing installation, and other trades during the roof installation.There is a junction where the flat roof meets the original slate roof of the adjacent building, this detail fell under the torch free zone that hot air welding techniques are used to install the membranes within these areas.The resultInstallation of the Bauder waterproofing system may only be carried out by trained and certified operatives approved by Bauder. A project pre-start meeting was held by Bauder site technician, Duncan Hastings, and area technical manager, Christopher Langton inviting the Site Manager from Procladd and their Bauder badged operatives. During this meeting, they discussed the installation of the project, and identified the areas that required torch-free and torch-safe detailing. They also discussed how the project was going to be delivered in co-ordination with other trades working on the site at the same time, for example cladding and lead that was installed atop the waterproofing upstand details.Weekly site-inspections were carried out by Bauder site technician, Duncan Hastings during the project. Visiting the site frequently meant that Duncan could provide consistent support to the installers and answer any questions they may have had directly. It also meant that the quality of the roof installation was being monitored regularly to ensure it would be to a high standard, achieving the comprehensive guarantee.The approach taken to deliver this project on time and to budget was through meticulous planning and working to tight time frames. The organisation of the delivery of Bauder products to site had to be in line with the schedule to ensure that the site was ready to receive a delivery. With the project located in the busy centre of Whitburn next to a cross junction with traffic lights. This meant that timed delivery of products to site was required in addition to prebooked off-loading by pump truck and tail lift or by telehandler.Health, safety and environment was managed during the planning, design and installation of this project by advising that all installers follow the advice shown in the “Responsible Specification Checklist” produced by the National Federation of Roofing Contractors.In accordance with the Workplace (Health, Safety and Welfare) Regulations 1992, roof edge protection in the form of scaffolding was installed during installation. The project’s perimeters were surrounded by Heras fencing to isolate the construction site from the public. All scaffolds that were on the elevation next to the public had toe boarding and safety mesh where required.As standard, there was a one-hour Firewatch after the Bauder membranes have been installed using a gas torch. This was carried out by Procladd operatives each day when they were working on the project to ensure the welfare of the workforce, and the safety of other trades and that of the building. The 19kg gas cylinders were used on this project as they are easily transportable on the roof area. At the end of each working day, the cylinders were stored in a locked and designated gas storage unit on site.System installedBauder Total Roof System (BTRS)1 BauderK5KElastomeric bitumen torch-on capping sheet in charcoal grey. The installed DucoMax sound attenuating window ventilator makes a major contribution to the healthy indoor climate of the building.About The GateIn the heart of the bustling student city of Sheffield, surrounded by a number of busy roads and right next to Sheffield Hallam University, is the brand-new student accommodation - The Gate.   Numerous facilities contribute to a pleasant living environment for the 455 students who live there, including a gym, a spacious rooftop terrace with breathtaking views, a cinema room, communal kitchens and study areas.A Healthy Indoor ClimateAt The Gate, attention is not only paid to different accommodation levels for the students, but also their long term wellbeing and as part of this a healthy indoor climate is also highly valued. On average we spend 90% of our time indoors. Good ventilation ensures a healthy home and prevents health problems such as dry eyes and throat, headaches while studying, loss of concentration and stress among the students. In addition, good ventilation has been shown to improve learning performance by up to 23%. The Gate opts for a natural ventilation system in which fresh air is supplied through the facade. The DucoMax acoustic window vent not only ensures a plentiful supply of fresh outside air, but also reduces any outside noise from the city below to a maximum (up to 53 dB).Reducing noise nuisanceThe ventilation system supplies fresh air via the DucoMax acoustic window vent in the living and sleeping areas, while in humid rooms polluted air is removed. The central location of The Gate provides easy access to the vibrant city of Sheffield, but unfortunately this can cause a lot of noise nuisance too due to the busy traffic. The DucoMax was developed specifically for buildings with high levels of noise disturbance, to keep the noise out. The integral self-regulating valve also keeps the air flow constant during differing wind pressures. As a result, students are hindered as little as possible by these external factors. The combination of the various facilities with a healthy indoor climate contributes to an optimal learning and living environment for the students.

All of the Highdown’s guestroom doors, as well as the building’s main entrance, have now been fitted with Dialock. The stainless steel handle sets gave the required contemporary touch to a traditional environment.

Following the brief outlined by the water treatment plant the proposal adopted for implementation was for the creation of secure access control. Bi-Folding Speed Gates topped with razor wire were supplied to each of the main entry and exit points to the site. These were supported by PAS 68 rising bollards and rising arm barriers with synchronised operation and traffic light signalling. The gates and barriers were flanked by runs of Jacksons Securi-Mesh® fencing to provide a separate pedestrian entrance to the facility, while static PAS 68 rated bollards were additionally deployed to manage traffic within the site.

The rooflights were supplied with electric opening actuators to allow ventilation to control the temperature of the fabric structure. Surespan Dome skylights were specified due to their high sustainability and small impact on the environment. The triple layers ensure compliance with energy-saving requirements and offer excellent air tightness.

The Greatham Managed Realignment Scheme was part of the Environment Agencies wider " Tees tidal Flood Risk Management Strategy" which imposed a legal requirement upon the Environment Agency to deliver intertidal habitats as compensation for the impact of flood management projects. The challenge was to construct embankments comprising predominantly of site won material. THe size, scale and nature of the works dictates a tight time scale was maintained to ensure rapid return to its natural state. ABGs Erosamat Type 3 was chose, comprising 3 dimensional structure and entangled filaments. Erosamat forms a permanent composite with the natural vegetative root structure supported.

The works onsite began in February of the same year to deliver extensive work to the hotel façade. The external finish of the hotel was considered to be of particular importance by London Legacy Development Corporation (LLDC) and was particularly challenging. As screening on top of the building, it was decided to install the DucoSun 100 C-shaped louvre blades. The screening is ideal for concealing technical areas, thus ensuring a perfect transition with the rest of the façade of this ultra-modern contemporary hotel.

Design & Build construction of a purpose build student accommodation development to provide 1,025 bedrooms and once completed it will provide a dramatic new addition to the Birmingham skyline.The buildings comprise of two bold, angular towers with sharply defined ‘razor’ edges and a smooth, highly detailed, gloss black finish, rising 13 and 24 storeys respectively. The towers are anchored by a middle section rising to 10 storeys and finished with a traditional, matt brick with defined window reveals and texture.The building is designed to achieve a BREEAM Excellent rating and the student beds arranged principally in cluster units.Noise absorbing window ventsDucoMax SR is a self-regulating, acoustic vent (sound attenuating ventilator), specifically engineered for situations exposed to high levels of noise disturbance. The various types are attractively designed and offer excellent acoustic and airflow performance. Suited to high-rise applications, the SkyMax variant was also placed in this project. The SkyMax SR is an upgraded version of the DucoMax SR making it applicable to heights up to 70 meter. The acoustic vents ensure that the students have a carefree night's sleep in a bustling city.

Fireshield® vapour permeable membrane, which is designed specifically to improve the fire protection behind cladding has been chosen for a new Science Centre at Bevington Primary school in the Royal Borough of Kensington and Chelsea, London.The project includes a brand new Science Studio, plus before and after school club buildings.SIP Build UK was appointed as frame subcontractor for the project and chose the Fireshield membrane as part of the SIPS panelling system. Chris Duckworth from SIP Build UK explains: “We chose Fireshield as it provided the project with a number of really important benefits. Fireshield is a high-performance breather membrane which enables us to achieve the requirements in terms of fire protection without compromising on vapour control.Fireshield was also ideal because it is easy to use and allowed us to achieve the requirements in one process, using just the membrane, rather than the typical approach of two, cement board and a membrane.”Fireshield is the culmination of leading research to produce a vapour permeable membrane with a intumescent coated surface, which has a unique composition that actively reacts to help protect the materials underneath. The intumescent coating helps protect the substrate by reducing the risk of fire taking hold and significantly reduces the formation of droplets and smoke.The BBA Certificate awarded to Fireshield confirms that it has enhanced performance in relation to reaction to fire classification, will reduce the risk of interstitial condensation, and will have a life equal to that of the building in which it is installed.Fireshield complies with BS5250, BS4016 and NHBC requirements for vapour permeable walling underlays. It is installed and fixed to the substrate in the same manner as standard breather membranes using mechanical fixings. Applications include both commercial and residential buildings including apartments and student accommodation, as well as Rainscreen cladding and applications over 18m high (11m in Scotland).

Newton System 500 provides a complete waterproofing solution for a boathouse situated on the River Thames, installed by Newton Specialist Basement Contractor Stonehouse. Newton Waterproofing Systems were contacted to provide a solution for a delightful boat house on the River Thames.The property originally had a wet dock but this had been back filled and capped with a concrete floor. The client wished to use the ground floor as a bedroom, but during a recent flood the water level had reached 500mm internally.Newton System 500 provided the ideal solution, as it works by redirecting the water, rather than trying to hold water back – which would be impossible under such pressurised conditions. Newton 508 Mesh was chosen for the walls, Newton 520 to the floor with a Newton Basedrain ring around the perimeter. Two Newton Titan Pro pump systems were used, which included a battery back up system.Newton System 500 was installed to this property by Newton Specialist Basement Contractor Stonehouse BasementsRather than holding water pressure back, therefore, it was accepted that the river would penetrate the structure and would be pumped out. The system is designed so that ingressing water is depressurised by the Basedrain and then moved around the Basedrain ring to the two Titan sump chambers. The chambers each had 40mm discharge lines exiting the structure. Both pump systems had non-return valves so if the river rose over the level of the pipe the pumps would still be effective.The full waterproofing system was installed in a little over a week. The major test came when the River Thames rose against the property to a depth of over one metre! The Newton System 500 waterproofing system coped with the water ingress as designed. At the height of the flooding, all three pumps in each sump chamber were operational. The system proved to be fully successful.

Increasing the capacity of the existing storage lagoons is needed to continue meet current and future airport requirements. Due to the high water table there is a risk ground water pressure would cause uplift of pond liners. ABG Pozidrain was recommended to remove any uplift, manage groundwater and allow ground gases to escape. Due to being puncture resistant it also protected the liner. The multiple functions of Pozidrain removed the need for imported stone reducing vehicles to site by 200 and increasing material savings.

In 2020, the YourApartment Group announced plans to open accommodation in the Clifton Village area of Bristol having acquired the lease on a former student block, Merchants House. A £1.6m redevelopment, the owners wanted to ensure the new aparthotel was in keeping with its deluxe standards. The plans included a streamlined system that allowed guests contactless check-in and access their rooms using a smartphone. However, the lease for Merchants House included a stipulation that, to ensure flexibility of the property, the doors could not be screwed into, and existing door hardware could not be removed or replaced. Determined to offer guests a flexible and high-tech check-in experience, the group sought a contactless, smart solution that would integrate seamlessly with the Your Apartment booking system, that could be both installed and uninstalled at the end of the lease, with no alterations to the door itself. dormakaba overcame stiff competition win the tender for the project, and impressed with its Exivo system, which included Digital Cylinders, a Wireless Hub, and Wireless Extenders. Requiring no cabling within the door, the Exivo Digital Cylinders are powered by a standard battery, and were incredibly easy to fit within minutes without specialist tools or drilling into the existing door required. Thanks to this speed of installation, it took a little over a week for every door to be retrofitted with this smart solution. The product is incredibly simple to use, with users able to access their accommodation using the simple Evolo Smart app, and wireless functionality making it possible for management to transfer access rights remotely. By integrating with the Your Apartment booking system, rights could also be granted automatically, saving on time and maintenance and ensuring security at all times. The Exivo system has impressed so much, that dormakaba has since been invited to provide solutions for the wider YourApartment portfolio.
