So here we have a stunning steel framed barn conversion stripped down and retrofit with a huge hybrid timber frame panel system manufactured and installed by White Haus Bespoke Timber Frame. These panels are made up of 140mm insulated timber frame, 9mm OSB sheathing with Passive Purple External and two 50mm cross battens externally, followed by feathered edge cladding. With the internal side then adding an additional 50mm PIR insulation flowing into the joist zones with one continuous layer of Passive Purple and 25mm counter battens for services. This 326mm wall build up has used both Passive Purple and Passive Purple External which meet in the window formers to guarantee the build its internal airtight vapour control and external weatherproof breather membrane. The Joints in the OSB, PIR insulation and fixings into the timber frame studwork were all prepped like always using the BRUSH versions of both Passive Purple and Passive Purple External. This fibre reinforced product allows for a tough hold and elongation on any shrinkage the insulation or timber may have with building settlement or extreme changes in climate. With only a score of 2.5ach required, Intelligent Membranes have given this wonderfully unique home the full treatment for perfect performance to keep the HVAC system running on low hassle percentage and optimal performance output.

With a long history of reliability, it is now being installed in the UK’s largest single-phase build to rent development.The ProjectNine Elms Parkside is the redevelopment of a 5.6 hectare Royal Mail depot site in Wandsworth, a key part the Vauxhall Battersea Opportunity Area, sitting between Battersea Power Station and Nine Elms market and adjacent to the new US Embassy. The scheme is master planned around the new Nine Elms Linear Park, part of a new green link connecting Battersea Park in the west, along the Thames to Lambeth Palace Gardens in the east.Blocks B and D Nine Elms Parkside were acquired in 2019 by real estate groups Henderson Park and Greystar who contracted Telford Homes to construct 641,000sft of residential space to a design by Allies & Morrison.The scheme consists of 894 build to rent apartments in two twin blocks of 10 to 17 storeys, each of which also features 12,500sft of amenity space with a rooftop swimming pool, gym, pet spa, children’s play space, private dining rooms, cinema rooms and a sky lounge. There are two large outdoor terraces, yoga gardens and community herb gardens complete with beehives. The scheme will also contain 25,000 sq ft of retail and community space.CMS Danskin is supplying Regupol 7210C (REGUPOL sonus core 5) Acoustic Resilient Layer to Stanmore, the leading drylining and façade specialist subcontractors who are carrying out the screeding between floors in the apartments.The project to supply commenced in 2020 and we have to date supplied over 96,000m2 of the product. Topping out took place in July 2021, residents will begin to occupy the scheme in 2022 and the units are expected to be fully complete in 2024.Acoustic insulation for new build apartmentsSince 2004 the Building Regulations require that separating floors between apartments meet specific requirements for airborne and impact sound transmission. With a project of over 860 flats a 10% required test rate would produce 86 acoustic tests, but the flexibility of using a PCT solution like 7210C (REGUPOL sonus core 5), and its reliability as an established product, makes that regime cost effective.Telford Homes, a long-standing customer of CMS Danskin, were looking for a Pre-Completion Testing product for Nine Elms blocks B and D. Fixing down of the insulation boards (to the existing waterproof covering) was a noisy operation which also exposed the retail tenant below to risk of water ingress. Work had to be undertaken on a roof where ridges and valleys had to be navigated whilst managing the waterflow.The specification allowed for the removal and replacement of the saturated areas as identified by our moisture mapping survey. This operation had to be planned to ensure that the retail stores were not put at risk in terms of water ingress, but still managed to keep the works progressing to schedule. Comprising of nine shops and several residential flats, properties 29-47 High Street Polegate required a full roof refurbishment after complaints of water ingress into the residential buildings. Proteus Waterproofing conducted a thorough survey which revealed that the existing roof build up, made up of a timber deck and 2-layer felt, had been previously repaired but was now at the end of its serviceable life.Being a residential building with a combustible deck, protecting individual properties from internal fire spread was a key consideration. Compartment walls were identified allowing Proteus Waterproofing to provide a solution that would meet regulatory guidance relating to the junction of compartment walls and roofs in Approved Document B whilst meeting the needs of the client.Proteus Waterproofing specified their robust reinforced bitumen membrane range of Proteus Pro-Felt®, including a bespoke hybrid insulation approach, where instead of a full replacement consisting of entirely non-combustible insulation, a scheme was designed to meet the requirements above and either side of the compartment walls, offering the client the most cost-effective solution possible that would also mitigate any unnecessary increase of weight loading elsewhere on the roof.High Performance WaterproofingThe waterproofing and existing deck were stripped back and re- decked with 18mm plywood. When removing the existing waterproofing, our approved contractor, carefully recorded the exact location of the party walls as no drawings of the upper story flats were available.Proteus Pro-Felt® SA AVCL was used as a vapour control layer to allow for the application of the hybrid combination of 150mm Proteus Pro-Therm PIR insulation and 150mm Proteus Pro-Therm Mineral Wool insulation. A thermal calculation was undertaken to ensure that the final result met the requirements of Part L of the National Building Regulations. These were both adhered with Proteus Pro-Bond Foaming Adhesive. Proteus Pro-Felt® SA Underlay Plain was laid and finished with Proteus Pro-Felt® Ultima Plus Fireguard Mineral Capsheet, providing the client with a fully waterproofed Part B and Part L compliant roof, guaranteed for 20 years.Proteus Waterproofing worked closely with the Proteus Approved Contractor, to ensure the project was delivered to a high standard.Health & SafetyWhen working on occupied buildings, safety is always of utmost importance, as well as keeping disruptions to a minimum. The Proteus Pro-Felt® range have been tested to the highest European Classification of BROOF(t4), making it the ideal system to use on all buildings, as the risks to residents, property and members of the public are greatly reduced. All Proteus Waterproofing specifications promote fire safe installation methods conforming to the industry lead Safe2Torch guidelines. The Protec System was used to waterproof the domed green roof areas of this striking, sustainable house development which was featured on Chanel 4’s Grand Designs. With an ambitious vision and a tight budget, Robert and Milla Gaukroger set about transforming a dated 1980’s house overlooking Lake Windermere into a state-of-the-art, eco-conscious home. Since the house lay in beautiful hillside surroundings, in order to blend into this setting, the domed roofs of the house were to be covered with a wildflower meadow mix to provide a green roof construction.The SolutionThe Protec System was chosen as a waterproofing membrane for the roofs as it is ideally suited for green roof applications. Lightweight, flexible and highly durable, the system can easily accommodate structural expansion movements and is tough enough to resist root penetration. Combined with the timber cladding to the verticals of the building, the finished aesthetics of the development blended seamlessly with the surrounding areas.A warm roof build-up that can be made waterproof at multiple stages:For larger projects the Protec system can be made temporarily waterproof at two stages prior to the application of the full waterproofing system. The first stage is upon installation of the sealed, aluminium-faced vapour barrier.The second phase follows the reinforcing of the foil-faced insulation board joints with Protec resin and taping mat. This enables a much more controlled approach to the installation with a greatly reduced chance of rain causing disruption and damage during the works.Highly flexible membrane:Regardless of the size of the roof, Protec forms a homegenous membrane, without a single joint or seam and without the need for any expansion joints.RapidCure technology for quick installation:The application of Protec as a liquid, through to the curing process where a solid, tough membrane that can be walked over, takes only 30 – 60 minutes. This enables large sections of the roof to be fully completed in a short space of time.Installing the Roofing SystemsThe Protec System provided waterproofing to all flat roof areas as well as the extensive parapet wall sections. The roof areas were made up of two designs: the Protec Warm Roof System (approx 7,500m2) and Protec applied to concrete as part of an inverted roof design (approx 1,000m2).The roof installation was carried out with a planned, phased approach that was synchronised to the wider construction schedule. For the warm roof areas, the first stage was to fill the troughs of the structural metal roof deck with acoustic insulation infills that will dampen external noise within the leisure centre. Next, the crowns of the deck were primed ready to receive the self-adhesive vapour barrier.The use of a high-performance aluminium vapour barrier not only eliminates the risk of condensation within the roof, but also provides temporary waterproofing protection, which is extremely useful on larger works such as this.The Polyroof RES Insulation boards, which comprised of a two layer system totalling 170mm to achieve a U-Value of 0.14 W/m2K, were bonded using high-performance PU adhesive to the vapour barrier. Following the wind uplift calculations it was determined that mechanical fixings were not required for this application – making for an extremely rapid installation. As you can probably imagine, fixing through 170mm of insulation into the crowns of the metal deck can be a tricky and time-consuming task.A key advantage of using a tongue and groove insulation system is that the finished surface of the roof is smooth and level without any unsightly board steps that can also lead to standing water issues. The insulation board joints were sealed using Protec resin with Polymat Taping Mat 450 which, in addition to providing additional strength to the joints, also creates a temporarily waterproof layer.For the inverted roof sections, Protec was applied directly to the primed concrete/screed surface. The membrane was inspected by Polyroof Technical Services, signed off and then covered with inverted roof components. An interesting fact when using Protec in inverted roof situations is its incredible durability performance – as tested by the BBA, Protec “can provide an effective barrier to the transmission of liquid water and water vapour for the design life of the roof in which it is incorporated”.Monitoring and CompletionThroughout the duration of the contract, Polyroof Technical Services carried out regular site visits that were reported back to Interserve as part of Polyroof’s free-of-charge contract monitoring service. This enabled the client to keep up-to-date with the progress of the roof installation in detail and also provided peace of mind that the original specification was being closely followed and implemented.Polyroof worked closely with the Roofline Group during the installation, enabling the challenges were identified and solved in an efficient and coordinated manner – saving the client time and money.

Additionally, using timber frame for the construction lowers the carbon footprint of the development.The major benefit of a Passivhaus build is the reduced energy consumption during the operating life of the structure. This will ultimately lead to reduced energy costs, heating bills, and even lower carbon emissions for the planet.The average air test result for the 12 homes came in at below 0.5 ACH. A Larsen truss panel (a lightweight wall extension which creates extra wall space to a house insulation) was also used in the project. It was 330mm deep with the finished wall make-up being closer to 500mm.Darren Jarman, Managing Director of Lowfield Timber Frames, commented: “The Highfields scheme in Cardiff was just one of several passivhaus schemes we have completed over the past 2 years. We now have an external wall build-up that not only meets the passivhaus standards, but also has extremely low embodied carbon credentials.“The external wall has been fire tested and achieves the airtightness required, all in all, reducing the heating requirements and the running costs of the property.”SMARTPLY AIRTIGHT is an airtight OSB/3 panel with integrated vapour control and air barrier properties for use as structural sheathing in timber frame structures. The airtightness is engineered into the OSB panel substrate, whilst the factory applied specialist surface finish technology provides increased and constant vapour resistance on the warm side of construction. The panels are suitable for both new build and renovations.The distinctive green layer of SMARTPLY AIRTIGHT is a UV cured coating providing increased and constant vapour diffusion factor. In addition, it provides a smooth and durable surface for taping the connections.The panels made to OSB/3 grade, are moisture resistant and can be used in humid conditions (service class 2).
