The client desired a green roof at the back of this beautiful family home. Access was very restricted. The speed and ease of transporting and installing our modular trays meant minimum disruption for the homeowner. Trays were delivered to site on pallets and handballed to the roof. The modules were laid down onto a geotextile fabric. Pebbles were then laid around the perimeter between the trays and any outlets to provide the required firebreak. Vegetation blended quickly creating a seamless green roof and, looking out from the upper floors, a sense of continuity from the house across the garden.

IntroductionThe Keyfix Non-Combustible Cavity Tray System has played an important role in futureproofing a major new residential development in Stratford’s Olympic Park by exceeding new building regulations whilst improving build quality and installation efficiency on site.OverviewLocated in the very heart of the Queen Elizabeth Olympic Park, Chobham Manor in East London is the first of five new neighbourhoods in the former home of the 2012 Olympics. Comprising 850 new one, two and three-bed homes alongside community facilities, shops, public green spaces and community areas, this stunning new development has sustainability at its core with all homes built to the Code for Sustainable Homes Level 4.In a design by JSA Architects and built by Taylor Wimpey, the layered brickwork façade features projected bay windows, balconies and set back terraces. To meet the requirements and a tight build programme, Keyfix worked with subcontractor Chine Brickwork and supplied 4545 metres of Keyfix Non-Combustible Cavity Trays (NCCT) along with Corner Units and Weeps on blocks A, B and C which form Phase Four of the development.ChallengeThe challenges for Keyfix were the unique brickwork build programme which incorporated two runs of cavity trays being supplied per floor to accommodate brickwork corbelling and recessed brickwork.SolutionAs the corbels where built at a different stage on the build programme so the Keyfix Non-combustible Cavity Trays had to project out either side of the pier when initially being installed. Therefore, when the infill corbels where being built the continuous run of tray could link in seamlessly. A task that would have been near impossible had the system relied on tapes or mastics to make the linking joint.The Keyfix stainless steel NCCT was specified due to its self-supporting system which doesn’t need fixing back to the internal concrete frame and clips together for fast and easy installation. It is essentially a ‘Fix & Forget’ solution with no additional fixings, sealants or onsite fabrication required by the brickwork contractor. Therefore, installation of the trays did not impede the speed of bricklaying even when compared to traditional DPC. Installed in the outer leaf with no connection with the inner skin, this innovative cavity tray system does not create a thermal bridge and eliminates all differential movement issues.With a lifespan of 125+ years it is the only non-combustible cavity tray system that does not rely on tapes and mastics to make watertight joints, therefore elimating one of the main reasons for product failure.Commenting Kieran Coyle of Keyfix said: “Holding an A1 Fire Rating, the Keyfix non-combustible cavity tray solution exceeds the minimum standards set out in ADB (Approved Document B), whilst ensuring this new development meets and exceeds the latest regulations. Standing tall in a prime location at the entrance to the Salford Quays – one of Greater Manchester’s most vibrant and prominent media and culture hubs – Anchorage Gateway is here to make a statement. The 250,640 sq ft, 29-storey residential high-rise, completed three months ahead of schedule, is set to be the tallest residential brickwork building in the UK.  Yet, behind this traditional brick façade finish is a design that demanded a modern approach to diverting moisture from the cavity to the outside of the building, using construction methods far more efficient than the conventional. Key information Completion date September 2023 Sector Residential Developer Cole Waterhouse Main Contractor Domis Construction Façade Contractor Kinlan Brickwork Delivery Architect Jon Matthews Architects  Products used Siderise CT Cavity Tray  Design and specification Representing the gateway entry point into Salford Quays, the build-to-rent (BTR) Erie Dock Apartments (Eda) development replaced a vacant four-storey office block of 1990s construction with a building designed to offer a truly contemporary residential experience. Hosting 290 apartments of various sizes and private amenities such as co-working spaces, a fitness studio, a screening room, and more, it was important that the building’s exterior reflected a feeling of home and community, giving it a sense of place in this rapidly developing part of the city.  The building’s L-shaped footprint is emphasised by the use of stepped massing, with the slimmer block extending to the top of the building and external rooftop terraces at the crown of each ‘block’. Each elevation is constructed from pale-coloured brickwork, supported by an SFS System and concrete core works, giving the building a solid and striking, yet clearly domestic feel in an area dominated by glazing and cladding.  Moisture management is a fundamental element of any masonry construction, and cavity trays must be installed to ensure that any rainwater entering the wall cavity through the external brickwork is directed away from the inner structure, reducing the risk of internal damp and mould. Main contractor, Domis Construction, and brickwork contractor, Kinlan, had previously been using the traditional approach comprising metal cavity trays. However, in their search for a more efficient method that could improve the speed and cost of delivery without compromising on quality, they came across Siderise CT Cavity Tray.  After carrying out their due diligence, the team engaged the Siderise Site Services to deliver training onsite, which included a benchmark installation. It was then that Domis Construction and Kinlan realised the huge labour and time-saving benefits Siderise CT Cavity Tray could offer and that ‘it did what it said on the tin’. The factory-engineered system was subsequently trialled on a section of another Salford project before being put forward to the fire consultants and building control officers for the high-rise Anchorage project.  The CT Cavity Tray achieves an A2-s1, d0 reaction to fire classification to EN 13501-1, is BBA certified and can comply with NHBC, LABC and Premier Guarantee warranty requirements.  David Ashworth, Project Manager, Domis Construction: “Siderise CT Cavity Tray has been a gamechanger for us. We’d been using traditional all-metal cavity trays, site-formed and pre-formed. Even though we’d used Siderise Cavity Barriers and Firestops before, we were somewhat unsure about this single-fix tray and insulation combo at first.   Nevertheless, we researched the product, confirming that it met regulatory compliance criteria and seeing the potential benefits in terms of time saving ability, labour cost reduction, and scaled-down site complexities associated with specialist tools, equipment, and segregated workshop areas for onsite fabrication.”  Installation and inspection Over 3,200 units of Siderise CT Cavity tray were used on the project, helping to realise installation benefits that carried real value for the project. On previous projects where traditional cavity tray solutions were used, the installation teams would need to share masts with the bricklayers on a 50/50 circa ratio. This meant that the bricklayers would take longer to complete their job, due to the time it would take to form and fit the cavity trays, as well as other products, ahead of them.   By using the pre-engineered Siderise CT Cavity Tray, which combines a flexible aluminium tray with non-combustible insulation, the installation team was able to install this lightweight element much faster with just a cutting knife and sealing tape for joining at details such as corners or windows. The requirement for specialist equipment, isolated onsite workshop zones, vast site storage facilities, soldering, sealants and installing insulation as a separate fix and was eliminated, enabling them to free up mast usage, with an estimated ratio of 70/30 in the bricklayers’ favour, speeding up the build programme.   David Ashworth, Project Manager, Domis Construction: “Working with our brickwork contractor, Kinlan, the Siderise Site Services team came down and delivered an in-person practical training programme before the install and it was during this in-depth session that we started to realise the operational advantages it would have. They have also been supporting us continually on the build, checking how we are installing their product and giving us any advice necessary to ensure a top-class delivery.”  Summary Anchorage Gateway demonstrates, with tangible evidence, how traditional building methods can be improved using modern products that have been engineered and tested to meet the demands of contemporary construction, allowing the creation of beautiful brickwork buildings without sacrificing on speed or quality of build.

Bespoke pre-fabricated shower units - Fast installation. The key benefits of using wedi were that the Fundo shower design provided simple, fast adaption to the individual shower configurations on site, as well as the detail of enabling the units to extend under the shower door to promote drainage back into the shower area from water falling off the door when in use.Complete prefabricated shower units allow fast dry and accurate construction in ONE integrated product system rather than a combination of different individual manufacturer’s products creating the risk of potential failures between the different systems during assembly and installation. The finished result was a fast track installation of a factory prepared shower system capable of on-site adjustment, delivering a completely waterproof system backed by warranty.

IntroductionThe speed of installation and improved build quality of the Keyfix Non-Combustible Cavity Tray System has played an important part in the construction of a major new high-rise residential development in West London and at the same time help meet and exceed regulatory requirements.OverviewLocated close to the Thames in Brentford West London, Verdo – Kew Bridge is a new mixed use development which forms part of a major new regeneration scheme that includes the new community stadium for Brentford FC. Designed by Broadway Malyan and built by developer EcoWorld, it comprises of 487 new one, two and three-bed homes alongside retail and business spaces, public green spaces and community areas.In order to safeguard the future of the development, Keyfix supplied 765 metres of Keyfix Non-Combustible Cavity Trays (NCCT) along with 2490 Corner Units, 4000 Pier Units and 5000 Weeps on blocks E,F,G and H of the development.ChallengeOne of the key challenges for Keyfix was the brickwork build programme which required early completion at the lower grid line levels of one to six. This was due to the scaffolding needed to be stripped away because it was blocking a walkway at Brentford Stadium and therefore needed to be cleared prior to the start of the new football season.SolutionWorking to a tight schedule, the offsite fabrication and preforming of bespoke non-combustible cavity tray units in line with the brickwork set out drawings saved time for the installation team at brickwork contractor DWG. This one-piece NCCT system allowed for a very simple and very efficient install, enabling the brickwork façade to continue at a fast pace.The Keyfix stainless steel NCCT was specified due to its self-supporting system which doesn’t need fixing back to the internal concrete frame and clips together for fast and easy installation. IntroductionThe Keyfix Non-Combustible Cavity Tray has been installed as part of a new-build project, Addiscombe Oaks in South London, helping to safeguard the development from fire and future building regulation changes.OverviewAddiscombe Oaks is a residential housing development designed by Gardner Stewart Architects (GSA) and developed by L&Q. This new-build development offers a selection of contemporary studio, one, two and three bedroom apartments. Conveniently located in East Croydon, residents of Addiscombe Oaks will benefit from quick transport links into London Bridge, Brighton and Gatwick airport, in addition to nearby shopping centres and parks.Working alongside brickwork contractor Lee Marley Brickwork, Keyfix supplied 2,200 metres of its Non-Combustible Cavity Tray (NCCT), 434 preformed Corner Units, 1,362 preformed Reveal Returns, 8,700 weep vents, as well as Non-combustible Cavity Tray Lintels (NCCTL) over 264 openings.The primary objective for the client was to ensure that the building was constructed in line with updated building regulations, and to ensure that the building would be future-proofed against potential regulation changes. Keyfix was able to meet this objective, as its NCCT is designed to last for the life of the building. The Keyfix NCCT is a fully compliant, A1 fire-rated system, manufactured using Class A1 Non-combustible Grade 304 austenitic stainless steel, resulting in a lifespan of 125+ years for the entire system. Therefore, its use ensures that the building is protected, should building regulations become stricter in the future.ChallengeFurthermore, the main challenge the client faced on the project was keeping to the tight project timeframes. The project ran from October 2021 to August 2022, and the main contractor required an accredited solution which could be delivered in line with the tight-build programme. Keyfix resolved this challenge by supplying products which improved buildability. In particular, the provision of preformed corner units helped to significantly save time on installation.SolutionThe Keyfix NCCT was specified due to its ‘self-supporting one-piece system’ which allows for an easy and efficient installation. The NCCT’s unique design incorporates a stainless steel tray to provide rigid self-support across the clear cavity and requires no reinforcement from the internal structure using mastics or tapes. This design saves precious time for the bricklayer and eliminates clashes with other components.Likewise, the Keyfix Non-Combustible Cavity Tray Lintel was specified due to its A1 Fire Rating, high performance stainless steel, and ease of installation. As the NCCTL requires no tape or mastics, it is a system that allows the contractor to ‘fix and forget’. The design of the NCCTL also incorporates mechanically fixed Stop Ends to capture and channel water outwards via the Keyfix NCW (Non-combustible Weep). The NCCTL is the maintenance-free solution that can accommodate openings up to 2822.5mm, with lintel lengths based on brickwork opening sizes with the range based on 215mm stretcher bond as standard.Moreover, Keyfix supports its clients with the provision of a technical review of architects drawings and a comprehensive schedule and location layout plan on every project. On Addiscombe Oaks, Keyfix engaged with L&Q and Lee Marley Brickwork early on so that any challenges could be resolved before construction took place, ensuring that the project ran smoothly. Keyfix’s team attended design meetings, followed up with calls to site, and provided a Tool Box Talk and CPD webinar presentations to provide technical support and educational resources alongside its products.Martyna Kielbasa, Senior Design and Technical Manager at L&Q commented: “The non-combustible cavity tray was specified as it aligned with the non-combustible scheme throughout the whole development. We also designed and installed bespoke Corian vanity units and grooming shelves, which were manufactured in the dark grey and heavily veined ‘Cosmos Prima’ colour, adding to the industrial-chic style of the changing area.

This community engagement project for YMCA in Milton Keynes featured Wallbarn M-Tray on a roof space which acted as a leisure and social area for the students and residents of the YMCA campus in Milton Keynes. It also featured in the training and development of young people with learning difficulties and with challenging upbringings to learn about construction and green roofing, being able to gain NVQ qualification and further certification for installing green roofs.The green roof will be moved in its entirety to a new premises in early 2022 where the benefits of the M-Tray system are fully demonstrated. Rather than have to dig up tonnes of loose aggregate, established sedum and wildflower planting and sheet drainage materials; each module can be simply lifted up and transported via pallets to the its new home the other side of Milton Keynes at the new YMCA building. As this new premises will house many of the young people using YMCA services, this new green roof becomes their green roof to enjoy.

Peter Joehnk and Corinna Kretschmar-Joehnk, designed exclusive suites for the hotel. Design highlights and special materials were brought together to create a modern atmosphere for the guests. Carefully selected products from KEUCO give the premium bathroom furnishings in the “Urban Retro” suite a very special touch.The interplay between the soft forms and straight contours of EDITION 400 integrates harmoniously into the surroundings of the premium furnishings of the room. A soft oval characterises the face of the washbasin fitting and the bathroom accessories, whose brilliant chrome finishes highlight them effectively. Decoration together with the finest in functionality can be seen in the free-standing porcelain accessories of EDITION 11. And for perfect illumination of the face, there is the light mirror from EDITION 400. The secret: A special light-conducting material transmits the light of the LED to the surface. The lights can be dimmed with the sensor controls, allowing the luminous colour to be adjusted to any setting. The mirror also has an integrated heater, so fogged mirrors are a thing of the past. The illuminated cosmetic mirror is perfect for taking a closer look. The adjustable luminous colour and flexible height settings allow guests to adapt the mirror exactly to meet their needs.In the shower the hotel guest is free to choose between three outlets. The innovative IXMO fitting from KEUCO combines several functions in the smallest of spaces.Three-way diverter valve, wall outlet and hand shower bracket are all integrated into one module. With the help of the thermostat each guest can adjust the optimum temperature for the head shower, waterfall shower or hand shower. One of the great advantages of IXMO is that the placement of the modules can be chosen individually, meaning that, due to the optimum positioning, the stopcock valve can be operated before even stepping into the shower.A versatile shower system with a minimalistic appearance. Residential New Build apartment and spa area, consisting of 141 apartments.21 loft apartments required a design lead shower solution for which waterproof XPS round shaped floor shower elements, bathboards for tileable cladding of baths and XPS building boards were supplied in 12.5mm thickness for walls and 10mm thickness for floors.120 Apartments had XPS floor level shower elements featuring a drainage channel right next to the wall, a completely continuous slope right to the channel and more flexible adjustment for the channel. 12.5 & 10mm XPS building boards were used on walls and floors.This was the first installation that we know of in the UK where the boards in the shower area were fixed to the studwork solely by a versatile single component adhesive sealant (wedi 610), ensuring no penetrations through the boards. The special formulation is especially suited to waterproof butt joints of building boards, and has outstanding resistance to the elements; and to chemicals; and is also free of solvents, silicon and PCP.As an abP-approved system, the use of the adhesive sealant and XPS building boards reduces installation time by up to 50% because no further sealing is required, even in areas of high humidity.

IntroductionThe Keyfix Non-Combustible Cavity Tray has been installed as part of a major housing project , Park East in South East London, helping to improve efficiency onsite, and to exceed building regulations.OverviewPark East is a £95 million development in Erith, designed by ECD Architects and developed by Wates Group. The project comprises 320 new homes, of which 20% are for private sale, 24% for Shared Ownership, and 56% for rent in order to accommodate a mixed tenure community. The modern, stylish homes are in close proximity to the local amenities and parks, with excellent transport links to London.Working alongside brickwork contractor Lee Marley Brickwork, Keyfix supplied 3,772m of its Non-Combustible Cavity Tray (NCCT), 3,528 units of corners, and 20,774 units of its Non-combustible Weep Vents to this project. Keyfix’s sister company Keystone Lintels supplied 890m of its Non-Combustible Cavity Tray Lintel, which was powder coated as per the client’s request.Challenge The main challenge faced on this project was the brevity of the programme, which ran from November 2020 to November 2021. As the project was time sensitive, the main contractor required an accredited solution which could be supplied in line with the tight-build programme. Keyfix’s NCCT presented the ideal solution to this challenge.SolutionKeyfix was able to meet the client’s objectives by providing products in accordance with their tight-build programme. To ensure the maximum efficiency of installation, Keyfix designed various types of bespoke units including preformed corners and pier units to assist Lee Marley brickwork in keeping to its the fast-paced build programme. Due to the scale of the project, the products were prefabricated, allowing the brickwork to be conducted swiftly. Despite the bespoke nature of the products, the first delivery was made just two months after the initial enquiry in September.Duncan Marley, Contracts Director at Lee Marley Brickwork commented: “On the Park East development we required various bespoke products and Keyfix were able to provide a quick turnaround on those. The Keyfix NCCT also helped us to save time significantly because the system is so quick to install. Keyfix also provided us with a scheduled breakdown of components which was a great help.”The Keyfix NCCT was specified due to its ‘one-piece system’ which allows for a very simple and efficient installation. The system is self-supporting as it doesn’t require fixing back to the internal frame, therefore saving valuable time. Additionally, the adjustability of the perp joint allows for the cavity trays to be shunted to match the brick coursing on site, ensuring consistency in the brickwork formation.The NCCT was also chosen due to its A1 fire rating. It is made from non-combustible Grade 304 stainless steel which will never contribute to fire loading in the building. This fully compliant system ensures that the Park East buildings will be future-proofed against the implementation of tighter regulations.The non-combustible nature of the product makes it an effective solution to provide DPC protection over lintels, masonry supports, soffit systems and other elements in the cavity such as fire barriers. Additionally, the fact that the Keyfix NCCT does not rely on tape or mastics to form its watertight joints negates the prevalent cause of product failure and creates a more robust system altogether.In addition to providing NCCTs, Keyfix identified where it could offer technical support, and provided a full technical review of architects drawings, a comprehensive mark-up, and a scheduled breakdown of component location. The team also attended design meetings to ensure that the products were being used correctly, as well as hosting a Tool Box Talk prior to the first install to ensure the system was installed properly.Commenting on the NCCT, Kieran Coyle of Keyfix stated, “The Keyfix Non-Combustible Cavity Tray is an A1 fire rated system, ensuring our customers peace of mind as their buildings are future-proofed and safeguarded against fire, as well as our on-site benefits.”The Keyfix Non-Combustible Cavity Tray has played an important part in the creation of a safe new-build development for future tenants to enjoy.

The result of the first project of this type is a house with an organic, soft design - the furnishings minimalistic, high-quality and modern. The house consists of triple-shelled walls that are filled with insulating mass. With the help of a giant 3D printer, the concrete mass was applied layer by layer. And within only a few months, a single-family house with 160 m² of living space was created.Nothing was to be missing from the house with its furnishings; the aim was to emphasise the high-quality and special style of the building. The concrete layers were to remain visible inside and out - reduced, clean and yet expressive in its style. This claim runs consistently through all rooms of the house. The bathrooms are equipped with KEUCO IXMO fittings in the shower and on the bathtub. The minimalistic fitting elements blend into the futuristic image, restrained yet strong in design. The shiny chrome finish, reflect a brilliant contrast to the dark tiles in the shower.Aligning with the principle of the house "without corners and edges", round cover plates were chosen for the fittings.  The accessories at the washbasin and WC also fulfil the credo of the design concept: EDITION 400 with its round form language is filigree and the accessories are high-quality eye-catchers. They enhance the bathroom with their understatement.What once started as a pilot project could influence building in the future and also offer installation and plumbing companies with completely new challenges.The materials and fittings of the bathrooms were chosen to match the special wall texture. "Without corners and edges", the EDITION 400 accessories from KEUCO perfectly fit to the motto, as does the KEUCO IXMO bath mixer with round cover plates.In addition to numerous accessories for the toilet and washbasin area, the EDITION 400 range also includes many hooks and towel rails. The accessories are very filigree in design and nicely round-off the bathroom design in a discrete and elegant way.  The IXMO fittings in the shower are not only outstanding in terms of design, but also from a technical point of view: the water quantity and temperature are regulated via the single-lever mixer. The shower holder integrates a diverter, where you can choose between a large overhead shower and a hand shower. Two in one: The KEUCO free-standing accessory for the toilet area is the flexible solution for a toilet paper holder and toilet brush set. Thanks to the large base plate, it is particularly stable.
