The project had a requirement for a huge 4700 x 1300 Smoke vent with access however due to EN12101-2 testing, Surespan only has CE Certification up to 1800 x 3000mm. Surespan designed a solution which involved combining a large 3628 x 1300 electric roof hatch with a separate 1300 x 1218mm SRHE/AOV unit combined into one frame.

Glasgow’s latest redevelopment project, located on Langside Road, is built upon the former site of the city’s Victoria Infirmary and consists of a large housing development that includes 413 flats, offices and retail space. The 3.75 hectare site, which is situated next to Queen’s Park on the south side of the city, forms an important part of the Battlefield area’s character, with the buildings’ exterior reflecting and complementing the surrounding heritage by using the city's traditional blonde coloured sandstone.  As part of the construction process, Bilco UK was commissioned to supply six ESW-50REM Smoke Vents, in addition to seven E-50TB Roof Access Hatches, to provide the highest standards of safety and efficiency, whilst being sympathetic to the project’s overall design.  Installed onto the roof areas of four blocks of flats by Scottish contractors, Procladd Small Works Ltd, Bilco UK’s ESW-50REM Smoke Vents were specified to provide essential ventilation in the event of a building fire. Featuring a linear actuator operating mechanism that opens the cover to 140 degrees within 60 seconds, the smoke vents ensure compliance with Building Regulations Approved Document B, BS9999 and EN12101-2.  The built-in wind deflector also provides protection against smoke being blown back into the vent in the event of a fire., whilst the newly-designed closed-cell EPDM sponge gasket helps meet Building Regulation air leakage targets by providing a better seal of the cover to the curb. With the addition of a fixed vertical ladder, the smoke vents can also be used by maintenance engineers for roof access.  Billy Baillie, Managing Director at Procladd Small Works Ltd, said: “We have a longstanding relationship of over 20 years with Bilco UK, and will continue to do so over the forthcoming years, due to their impressive product quality and outstanding service. MEDITE VENT and SMARTPLY PROPASSIV proved to be a winning combination for the first oak frame Passivhaus to be built in the heart of Wiltshire, South West England.Built by award-winning construction company Erigo Developments, Seldom Seen, a private detached residence, was at the time of completion the first house in Wiltshire to meet the Passivhaus standard. It still ranks as only the eighth certified Passivhaus in the South West of England.Designed around a traditional oak frame and finished in oak cladding, the house was strategically sympathetic to its rural Area of Outstanding Natural Beauty (AONB) setting.The combination of MEDITE VENT and SMARTPLY PROPASSIV helped to achieve its Passivhaus status.Rebecca Thursby, Director of Erigo Developments commented: “At the time, there was nothing else on the market that fulfilled its role in this location. We used an oak frame to create the external envelope and then choose both MEDITE VENT and SMARTPLY PROPASSIV to achieve the level of airtightness required to meet the Passivhaus standard. We managed to get the air tightness down to 0.38 ACH @ 50 Pascals, which is very good.”To reach Passivhaus standard, a building must achieve an airtightness level of 0.6ACH (Air Change per Hour) at 50 Pascals or less. In other words, the volume of uncontrolled air leakages in 1 hour must be less than 0.6 times the overall building volume when the difference in air pressure between the indoors and outdoors is 50 Pascals. Named after French mathematician and physicist Blaise Pascal, ‘Pascals’ is the unit by which pressure is measured. In this case, it indicates the air pressure difference between inside the building and outside the building for the airtightness test. Reaching an airtightness level of 0.38 can be considered a remarkable achievement.Perfect for use in low energy buildings, MEDITE VENT is a high performance, breathable sheathing panel, suitable for use in timber frame structures. It boasts high racking strength in excess of Category 1 requirements, and high vapour permeability alongside weather resistance. Its extremely low vapour diffusion factor helps to prevent condensation and because it is manufactured with no added formaldehyde, it contributes to both a healthier working environment for installing contractors and a healthier living environment for building occupants.This intelligently formulated panel is teamed with SMARTPLY PROPASSIV, an airtight structural OSB/3 panel with integrated vapour control properties, used as structural sheathing in timber frame buildings. These features eliminate the need for additional Air and Vapour Control layer (AVCL) membranes. Its coating also provides a durable, smooth surface perfect for the use of airtight tape at the panel joints. SMARTPLY’s in-house speciality surfacing technology provides this integrated vapour barrier, which delivers high and constant vapour resistance across the whole surface.For this project, the timber frame was in-filled with Icyenene sprayfoam insulation, with SMARTPLY PROPASSIV lining the interior, alongside plasterboard facing the room. MEDITE VENT was installed on the exterior of the spray foam, which was then topped with Tyvek wrap and finished with the timber cladding.MEDITE SMARTPLY’s entire product range, including MEDITE VENT and SMARTPLY PROPASSIV, is manufactured with FSC® certified Irish timber, from their own sustainably managed forests, demonstrating a clear supply chain and manufacturing process.Being conscious of how this industry impacts the environment is also something that Erigo Developments takes very seriously. Project: Creative Centre, York St John UniversityClient: Tate+Co ArchitectsScope of project: Design and supply 24 bespoke-sized rooflights for the roof of a triple-height atrium to fit within apertures in a glulam timber grid.Products: 24 bespoke sized em.glaze rooflights, some with concealed actuator smoke ventsThe ChallengeThe roof of the striking 14m, triple-height atrium, which forms the centrepiece of the newly opened Creative Centre at York St John University, features a glulam timber roof grid. Architects Tate+Co wanted to punctuate that grid with bespoke sized rooflights to bring even more light into a space which is used as an exhibition, teaching and theatre space, as well as somewhere for students to mix and relax. The rooflights had to have a sleek, minimalist aesthetic, in line with the overall design intent of the atrium and, because almost all the services in the atrium are hidden, needed to be available with matching concealed actuator smoke vents.The SolutionWhitesales designed and supplied 24 bespoke-sized em.glaze rooflights which suited the specification perfectly. The flush-glazed glass-to-edge design of the em.glaze units with flat sealed glass units fitted within a fully welded, thermally broken aluminium frame achieved the lean, crisp look the architects were looking for. The fact that they were also available with fully concealed actuators in the smoke vents supplied by our affiliate business Sertus was an added bonus. All the rooflights were supplied for the project complete with preformed 300mm PVC splayed upstands, which enabled them to be fitted directly into the glulam grid, saving the contractors time on site. They were also fitted with specially coated glazing which allowed for a degree of solar gain and contributing to the low energy requirements of the BREEAM Excellent rated building.‍The BenefitsAs well as the meeting the design specification, Whitesales’ technical team helped to ensure that the em.glaze rooflights could be installed quickly and efficiently by the main contractors Kier Construction. We estimate that our recommendation to supply the units with preformed 300mm PVC splayed upstands saved the roofing team at least two weeks on site because they didn’t have to construct the upstands themselves and the integrated splay made waterproofing the roof a lot easier. Tate+Co Director Andy Baker-Falkner is delighted with the em.glaze units: “We liked the lean, crisp design of the Whitesales em.glaze units, particularly with the clean white reveal and option for fully concealed vent actuators.”

The project has enabled the relocation of the mental healthcare charity to bring together its global expertise in practice, research and policy under one roof from its residential properties in Hampstead to a purpose-built facility near King’s Cross. This comprises a six-storey new-build and the refurbishment of a century-old former chocolate factory and warehouse.

Designed by Reiach and Hall Architects, the centre features a full-size indoor synthetic football pitch, two sports halls and other facilities. This building features a unique curved roof, incorporating a combination of rooflight systems that maximised daylight and limited heat gain. The products chosen were a combination of Ritchlight mono pitched rooflights and Xlok Ultra panel glazing systems, vented and unvented, ensured the differing aesthetic and performance requirements were met.

This included partial conversion of main roof into terrace with access, the addition of roof light and the enlargement of an existing roof light. But with such a stunning property, standard and ordinary just would not do.The SolutionThere were three components were we provided expert advise and unique glazing solutions. Firstly, they wanted to bring more light to an existing bathroom which was achieved with an opening electric vent rooflight, that allowed both light and additional ventilation to the space.Secondly was enlargement of the roof light to a single storey extension at lower ground floor level. Residential flat roofs are susceptible to issues such as ponding water, water ingress and yearly inspections, which can lead to recurrent maintenance and repair requirements. This case study showcases the utilisation of Britmet Lightweight Roofing's Britframe Structural Conversion System and Liteslate to overcome these challenges and deliver a durable, low-maintenance roofing solution. Britframe is a versatile and innovative solution designed to convert flat roofs into pitched roofs, providing improved water runoff and a new more aesthetically pleasing finish, and reduced risk of ponding water and improved thermal performance. This can be covered using a variety of different roofing materials, and Liteslate, a lightweight synthetic slate roofing slate, was specified due to its excellent weather resistance, durability, and aesthetically appealing finish. Llangollen is part of the UNESCO World Heritage Site along eleven miles of canal from Gledrid to the Horseshoe Falls and required a durable yet authentic roofing solution.The project involved the renovation of a residential flat roof that had undergone multiple repairs and replacements over 20 years due to ponding and water ingress, and constant maintenance. ART Contracts LTD was tasked with implementing and installing LiteSlate to resolve recurring issues.The Britframe System converted the existing flat roof into a pitched roof, enabling efficient water runoff and preventing ponding, thereby eliminating the risk of water ingress, and reducing the need for yearly inspections and constant maintenance to site, Britmet’s Liteslate offered excellent weather resistance and durability, reducing the need for frequent repairs and replacements while offering an attractive finish replicating the appearance of natural slate. Overall offering the advantages of lightweight construction and ease of installation.Conducting a thorough structural assessment of the existing flat roof to ensure compatibility and feasibility of the Britframe required careful analysis and engineering expertise. Coordinating the installation of the Britframe and Liteslate with existing roof features, such as skylights or ventilation systems, posed challenges in achieving a seamless integration.The implementation of Britframe has effectively addressed the issue of ponding, providing efficient water runoff and preventing water ingress into the residential property. The utilisation of Liteslate offered exceptional durability, weather resistance, and longevity, significantly reducing the need for future repairs and replacements, and thereby providing long-term cost savings. Liteslate also improved the overall aesthetic appeal of the residential property, replicating the natural beauty of slate roofing while offering the advantages of lightweight construction. The integration of the Britmet Lightweight Britframe System and Liteslate successfully addressed the challenges the building was facing. The project resulted in improved water runoff, enhanced durability, a more aesthetically pleasing roofing solution, along with a new 60+ year life expectancy. Westhill Community Church was a new, green field project in Aberdeenshire. Its highly contemporary style was designed for maximum functionality and to encourage use by the wider community. Natural light and climate controllability were the central considerations for the clients of McLean Architects during initial discussions - a common request for high ceiling, large space developments.The architect, McLean Architects (based in Glasgow), had used FAKRO roof windows on a number of other projects and specified FAKRO products because of the excellent technical support and the option to specify matching zinc flashings.33 FAKRO roof windows were discreetly positioned to flood the stage with natural light as well as illuminate a cluster of buildings that formed the sanctuary, low-rise foyer, and adjoining offices.Products included electrically operated FTP-V U3 windows with a rain sensor, specially constructed EFW Kerb Upstands were made to enhance the internal light with combination flashings, Smoke Vent windows, wall switches, and remote controls.

The roof was first cleaned and all cracks, small holes and fixings sealed with Liquasil Non-Sag Sealer, providing a permanent seal. The entire roof surface was then coated with the BBA Approved Asbestsoeal 20 asbestos roof coating system.
