TRC was appointed as principal contractor by Barker Associates in May 2019, to carry out specialist sash window restoration works.Trinity Primary Academy is a primary school located in Bounds Green Road, Wood Green, London. It was built in 1899 by Mitchell and Butler and consists of yellow brick and red brick dressings, tiled roofs, irregular fenestrations, and sash windows that give away its Queen Anne Revival style. It's currently categorised as a Grade II Listed building with Historic England, and is part of the Academies Enterprise Trust.Nature of the worksAs the building was Grade II listed, timber window repairs had to be sympathetic and complementary to the historic nature of the property. Many of the existing timber sash windows were inoperable due to the build-up of decorative coatings, timber degradation, and defective and broken sash window ironmongery, as well as opening mechanisms. The requirement was for the windows to be fully refurbished, repaired and operational as originally intended, but also modified to meet health and safety requirements.Phase one of the refurbishment of 200 sash and timber casement windows commenced on the area needing most attention: the west elevation of the building. Following the success of phase one, the client team extended TRC’s appointment to continue around the remainder of the building, systematically completing all other windows, door and roof light refurbishments.This overall refurbishment project included:Stripping back the existing paint from the historic sash windows and repairing any decayed timber.Repairing glazing as and where necessary.Improving the thermal and acoustic containment by installing draughtproofing.Repainting windows and installing ironmongery.Undertaking brick and stone repairs to the building’s exterior.This project also required our specialist attention on some specific areas of traditional glazing. This aspect of the project required the repair and refurbishment of all four oriel bay windows and the oriel bay glazed roofs. Completion included the supply and fixing of new safety glazing and hardwood timber roof rafters, along with the repair and refurbishment of the two existing openable roof lights. The supply and fixing of new code 4 lead flashing, with lead wedges, was also carried out and fully pointed with the correct cement mortar at the wall abutment.Additional detailed work throughout the project included the following:Removal of all existing fitted window blinds for refixing upon completion of works.Removal and repair of existing window ironmongery, including original mechanical winding gear, solid bar opening mechanisms, locking fasteners, slide bar restrictors, cable restrictors, handles and stays.Careful removal and repair of all internal fixed-glazed hopper units, casements and pivot openings.Removal and replacement of all cracked and broken glazing, and replacement of the existing Georgian wired-glazing, with 6mm safety glass or 4mm polished plate glass to areas up to 1.2m height from floor level. Where privacy was required, white opaque glass with thickness in accordance with above was used.Removal and replacement of all loose and defective glazing putties, and removal of all flaking, loose and built-up paint coatings.Exposure of all timber rot and decay ready for repair with Repair Care Systems products, followed by sanding and priming ready for decoration.Vertical sliding sashes repaired, refurbished and rehung on new sash cords and weights, and adjusted as needed. Sashes were routed to accept new brush pile weather stripping. New parting beads and staff beads were serviced with brush pile weather stripping where appropriate.Final internal and external decoration was carried out using Dulux or Leyland trade paints, allowing for one undercoat and one gloss finish.

This roof was completed in Forest Green.

The originality of this structure was its acoustic quality and high brightness. To obtain such a result, the translucent canvas Moonlight was chosen to enhance the natural light and Acoustic stretched ceiling Barrisol Acoustics® to reduce noise. The layout of the interior space was also thought that the furniture harmonize with the ceiling.

Heslington East Campus Student Residences: Sustainable and Efficient Expansion Alongside the preservation of listed buildings, the University of York is investing in a flagship £130m development for students that promotes wellbeing, community, and sustainability. The initial phase sees 16 brand new student accommodation blocks and 2 communal hub buildings providing flexible social spaces. Surrounded by stunning lake views and natural habitats, the buildings are part of a huge initiative to expand the student accommodation offering.GOALSArchitects Sheppard Robson alongside Graham Construction sought to futureproof accommodation by incorporating multi-use buildings, including catering outlets and social hubs. Key to the brief was using the latest in safety, energy efficiency, longevity, and warranty credentials. Graham Construction’s use of modular external sandwich panels, prefabricated steel bathroom pods, and pre-assembled services distribution racks used Modern Methods of Construction with off-site construction techniques.CHALLENGESThe major challenge was to specify a roofing system that could keep up with the pace of the build, given the typical building was constructed from start to finish in circa 14 weeks.The roof deck comprised of precast concrete slabs which facilitated the works programme for speed of construction and consistency in build quality.Alumasc’s challenge was to find not only a waterproofing solution that was able to keep up with such speed of construction but also to meet a truly sustainable life cycle equalling the lifetime of the building.A key consideration in the design was the roofing materials’ thermal properties. To meet the u-value target of 0.15, Alumasc’s XPS Plus insulation was specified, providing a single layer of 175mm, which reduced the height of the overall build-up when compared traditional XPS.SOLUTIONHydrotech 6125 Waterproofing System / Derbigum Hybrid Upstands For over half a century Hydrotech Monolithic Membrane has been successfully used by architects and specifiers, ensuring some of the world’s most prestigious buildings and structures are kept watertight. With no product failures in over 50 years and guaranteed waterproofing integrity for the lifetime of the structure, Hydrotech offers a total life cycle solution for the building.Hydrotech was specified on the main roof areas for this project as it easily meets individual requirements of the buildings. In addition, the system is designed to last the lifetime of the building or structure to which it is applied, giving long-term waterproofing integrity and no future replacement costs.Applied in a hot liquid state to the deck, and including a polyester reinforcement, the bond of Hydrotech MM6125 is 100% absolute. There is no risk of water tracking below the membrane and because it is monolithic, no possibility of lap failure.DERBIGUM WATERPROOFINGDerbigum sustainable roof system was selected for the upstand areas. This hybrid solution was developed to improve the thermal efficiency in all areas to mitigate against cold-bridging with minimal insulant thickness. Derbigum bituminous membranes are high-performance waterproofing systems offering extended warranties and the highest levels of project support. The upstand zones benefited from Derbigum Mineral which is a mineral surfaced composite reinforced membrane.ROOFTOP MANAGEMENT STRATEGYIn addition to the waterproofing solution the buildings benefit from the full Alumasc rooftop management service. This included the design and supply of safety systems, accessories, and over 20 AOV smoke hatches meeting all British and European standards.Specific safe zones were designed by Alumasc Roof-Pro and positioned around all roofs for safe access. Purpose made clips for installing lightning conductor tape without roof penetration were also provided. All these products are designed to sit on top of the waterproof membrane (in this case single ply) there was no issue of damage to the roof. The support pads lifted the decking off the roof, eliminating the risk of the timber piercing the membrane, and drainage was maintained through the roof surface since the green roof system has a cavity beneath its own reservoir and drainage layer to allow water run-off.

The proprietors of this domestic property in Harrogate added a large extension with a total roof area of 150m2. The client wanted the new roof sections to complement the slate work and aesthetics of the original building whilst adding a contemporary and stylish look to the extension.Originally considering a zinc sheeted roofing system, the client explored alternative materials that could achieve the same visual impact but at lower cost. After discussions with Cure Roofing Ltd, a Polyroof simulated metal finish was proposed as a roofing solution that would meet all the client’s requirements.Not only do Polyroof’s range of liquids offer cost savings over traditional metals, but they are also lighter in weight, totally seamless and can be pigmented to any RAL colour. Having no scrap value, the client also had the added peace of mind that the roof would not be a target for theft.A timber warm roof was constructed which incorporated 120mm PIR insulation to achieve a U-Value of 0.18 W/m2K in compliance with building regulations. An OSB3 TG4 deck was fitted above the insulation and Polyroof pre-formed GRP standing seam trims were fixed at 600mm centres into the deck. Next, the first coat of the Protec waterproofing system was applied over the whole roof area and encapsulating the standing seam trims. The roof was finished with a second coat of Protec pigmented to RAL 7016 providing an anthracite grey colour to the whole roof, accurately simulating the appearance of zinc roof sheets.The workmanship by Polyroof approved contractor Cure Roofing was second to none and the quality of the finish left the client delighted with their new roof. With BBA approval, top-rated fire performance and Polyroof’s trusted 20 Year Accredited System Guarantee, the client has total peace of mind that their new extension could not be better protected for decades to come.

Challenges included satisfying the requirements of TfL due to the tube line running immediately above, as well as the venue’s request to have a space to trade in during construction work.The result is a chic hospitality space with a sliding roof that offers options for open airiness or full enclosure from the elements. The roof also offers significant soundproofing, reducing impact on neighbours on their most lively nights. The transformation means that the venue can offer their delicious cocktails, and pizzas that have to be tasted to be believed, underneath an elevated and stylish roof that will help draw diners and revellers for years to come.

Boughton’s Intensive green roof substrate has been successfully trialled in a ground-breaking analysis project at Coventry University assessing the feasibility of ‘greening’ landscapes with ecological beneficial habitats.  With the objective being to research the benefits and plausibility of incorporating green space and wildlife-friendly habitats into heavily built-up areas, Coventry University handpicked Boughton’s Intensive IN1 substrate based on its nutrient content, weight, and the inclusion of a water supply in chambers beneath the sub-base.The majority of green roofs in the UK fall into the ‘extensive’ category and are based on a low growing succulent, Sedum, which only requires a few centimetres of substrate to grow, whilst intensive green roofs provide a deeper soil depth and can support a more complex plant system. To this end, Coventry University wanted to explore the advantages of intensive green roofs, which offer greater biodiversity, often create accessible spaces, and offer the best insulation properties and storm water management. The organisation partnered with SEL Environmental, who provided its intelligent water management systems for the project.Boughton’s Intensive IN1 substrate boasts greater organic content than extensive substrates, meaning it supports larger plants and can be installed at greater depths, varying from 100-500cm. IN1 provides a stable growing medium for wide variety of plants in intensive green roof installations, including green roof lawns, shrubs and trees.Depending on the substrate depth and plant type, permanent irrigation systems (above or below ground) are sometimes installed with this substrate to as a backup for extended dry periods. They are not required for everyday irrigation, as the substrate has the ability to hold onto sufficient moisture during ambient conditions. The project, funded by Knowledge Transfer Partnership (KTP) and headed up by Sophie Barron-West, followed plant growth for four years from 2017, with a break due to Covid 19. Dr Stephen Coupe and Dr Liz Trenchard from the University’s Centre for Agroecology, Water and Resilience (CAWR) offered their research expertise.CAWR’s Dr Stephen Coupe says: “The technical requirements of Boughton IN1 were a big part of why we chose it. We also wanted the chance to get as many wildflowers in the space as possible. The nutrient levels were perfect because it wasn’t too rich. In fact, it was a ‘just right’ formulation that wasn’t going to overstimulate but would also deliver enough nutrients for what we needed. Ultimately it was going to be perfect for long-term sustainable plant growth.”He continues: “Reliability was another consideration because we knew we could get it delivered on site on time and, because of Boughton’s location in Kettering, we weren’t concerned about lead times, so that was a plus. It’s safe to say it was a studied choice.”Ground-breaking resultsAccording to the University, the trial resulted in ground-breaking analysis into how different types of green roofs can be created and maintained, as well as what their benefits would be alongside others in a built-up area.  The project successfully demonstrated the ecological impact of placing retrofit green roofs onto existing infrastructure, even with a focus on wildflower species and a relatively short development time. An independently-conducted ecological survey recorded five insect species that have national and local rarity value, including two species of bee that are deemed ‘nationally scarce’ and ‘nationally rare’. Of 457 preserved specimens taken on the green roofs at Coventry University, a total of 120 different insect species were recorded, including wasps, sawflies, hoverflies, beetles, and as many as 11 species of bee.  Coventry University’s findings revealed that the innovation in green roofs has improved and increased the total constructed habitat for rare insects. Research has also enabled better water management alongside habitat enhancement. This research has been incorporated into SEL’s product range, where green roofs are now used across four sites in Coventry, London, Aylesford and Blackburn. CAWR’s Dr Stephen Coupe said: “Ecology, biodiversity and wildlife are largely forgotten by planners, designers and builders in developments. Most green roofs installed in the UK are based on sedum, and, while there are additional features that can be added to these green roofs to improve biodiversity, they are rarely incorporated. Our findings, using Boughton’s Intensive green roof substrate, are that the retrofit of green roofs is feasible and, more than four years into development, IN1 has supported verifiably diverse green roofs. The plants on these roofs supported several insects that have rarity status in the UK, which is very positive.” Dr Coupe adds: “Whilst it is probable that substrates take many years to develop anything like the maturity comparable to natural soil, after just four years, IN1 went from having no recordable eukaryotes, to a concentration of organisms, including worms, soil mites and rotifers.”  Boughton Business Development Manager, Jason Lock comments: “Boughton was delighted to be part of this groundbreaking project and buoyed by such positive findings. Our products have been used successfully in a number of iconic green roof developments around the country over the years but it was a pleasure to be involved in such an important trial that would deliver verifiable results assessing the potential for green roofs to create new habitats in urban environments and enhancing local ecological diversity. Some decisions can have detrimental effects though. Mechanical fixing of the roofing membrane for example, in case the wrong fastenings are used. Thermal bridging may cause cold – or in this case heat - penetrating through the flat roof fasteners resulting in higher energy bills.
