INNOVATIVE OFFICE INSTALL CREATES STYLISH AND SUSTAINABLE SPACE Forbo Flooring Systems’ Allura Luxury Vinyl Tile (LVT) range was specified by design and fit out company, Oktra, to transform an office building into a stylish and modern workspace. It was also installed adhesive free using IOBAC MagTabsÒ, to help achieve Akoya’s sustainability requirements.  Oktra were recruited by Akoya and Brunswick Property Partners, to repurpose an office building to create a vibrant and attractive space for young professionals and entrepreneurs to work in. Formally known as Knollys and Stephenson House, the building will be rebranded as Mosaic East, a comprehensive refurbishment of one of East Croydon’s most iconic office developments.  Typically, carpet tiles or exposed raised access flooring are the go-to solution in these scenarios, however with a premium design required, Oktra opted for something different, as Danielle La Porte, Designer at Oktra explains: “Akoya wanted to create a range of category A office suites that would be memorable to tenants, while also meeting sustainability requirements. With this brief in mind, we specified Forbo’s Allura Flex LVT, which is available in range of elegant colourways and wood effect designs – perfect for this project! “We wanted to add some brand identity within the category A suites, so we decorated some of them in a light pink colour with linear LED lighting, and other suites in a light sage green colour. To complement the colour palettes, we chose Allura Flex LVT in the Light Honey Oak shade. We then asked the flooring contractors, The Commercial Flooring Company, to install the planks in a beautiful herringbone pattern to really enhance the aesthetics of the space.” However, appearance wasn’t the only area of concern, with Akoya also conscious of the sustainability requirements. Danielle addressed this, saying: “The aesthetics of the flooring weren’t the only thing we had to keep in mind, we also had to ensure that whatever floor covering we specified would meet Akoya’s sustainability aims. It was for this reason that we specified Forbo’s Allura Flex, as it can be easily installed adhesive free, using IOBAC MagTabsÒ.” IOBAC’s innovative MagTabsÒ provide a two-dimensional hold, with one side being magnetic and the other a dry-tack adhesive. This means they can be easily magnetised onto metal raised access flooring, like those at Mosaic East, and the chosen flooring simply placed on top, negating the need for traditional adhesives. Ian Spreadborough, Founder and Director at IOBAC explains further: “Our MagTabsÒ essentially allow flooring contractors to quickly place floor coverings down onto raised access flooring, without damaging the substrate or the flooring itself. The phrase we use is ‘hard to shift, easy to lift’. The idea is that the flooring is securely fitted but can then be lifted back up to be reused elsewhere, or simply be replaced by another floor covering further down the line. “Oktra approached us as they had used our MagTabsÒ on a previous project and had been extremely impressed by their performance, so were keen to use the product again. Additionally, Forbo’s LVT and carpet tiles are approved for use with the MagTabsÒ, making it the logical choice. On top of this, Brunswick, who own the raised access flooring itself, were keen to maintain the condition of its asset, so, the tabs served a double purpose, protecting both a heavy carbon embodied asset, in the raised access flooring, and Forbo’s floor coverings.” Jon Cochrane, Director - Asset Management & Sustainability at Brunswick Property Partners, commented on the use of IOBAC’s MagTabsÒ, saying: “Cleaning adhesive residue off sub-floors in between leases is often messy, expensive and time-consuming. In some cases, the raised access floor panels are so badly contaminated that they must be completely replaced, something which isn’t sustainable, environmentally or financially.  However, using IOBAC MagTabsÒ to install floor coverings removes this issue completely. This means that our asset, in this case the raised access flooring, is protected and kept damage-free for longer-term usage.” It wasn’t just the sustainability benefits that drew Oktra towards MagTabsÒ, with the installation benefits of the tabs also a deciding factor. Daniel Hassan, Operations Manager at The Commercial Flooring Company, commented on this, saying: “Thanks to IOBAC’s MagTabsÒ, it took a team of three fitters around five days to install 900m2 of flooring in a herringbone pattern, which is challenging to install and would have taken much longer to do through traditional methods. The overhaul addressed structural upgrades, redesigned entrances, and enhanced the glass link between the atrium and the River Building. The yellow brick exterior underwent a modern transformation, creating a visually striking contrast with the contemporary interior.The revitalized Cannon Bridge House boasts a central atrium that spans two floors, crowned by an arched, glazed roof to invite abundant natural light. The convergence of diagonal glazing panels offers breathtaking views of the Thames River, adding a unique and stimulating dimension to the office space. The blend of modern aesthetics with original architectural elements, such as exposed brickwork and steel, contributes to the building’s allure.Selo Doors’ contribution to the project centered on providing concealed metal riser doors. These fire-rated doorsets seamlessly integrated into the renovated space, aligning with the vision of creating a modern, light-filled environment. Class A Office & Luxury Hotel Complex - creates an imposing sight on the skyline of Shenzhen in China. The development features two towers, a ballroom pavilion and a large elevated pedestrian park with walkways that connect the site’s park with two of the city’s existing parks - Lotus Hill and Beacon Hill. What is immediately obvious is the development’s application of glass, which enables to create an ultrasmooth skin on the skyscrapers thanks to a façade design that uses as few mullions as possible.

Jacksons Fencing was contacted by Border Force, the law enforcement command within the Home Office responsible for securing the UK border, with a brief to tender for the design, manufacture and installation of security fencing and a series of matching gates. Initially Jacksons was awarded 3.3km of the 5.0km contract, however as of October 2016, the company had worked across 4 key locations spread throughout the perimeter and interior of the site and installed a total of 11.5km of fencing and 63 gates.

The sharp, angular lines of Clerkenwell, herringbone installation of Colour Compositions and co-ordinating Naturally Drawn designs inject energy and dynamism into the IT-based office environment. With over 100 workstations and multiple meeting spaces, the soft grey / deep blue colour scheme is beautifully co-ordinated across all three designs. Milliken's cushion backed modular carpet also adds an important functional dimension with its underfoot comfort and acoustic properties.

Wessex Water was keen to give the existing staff restaurant and seating area at its head office a new lease of life with a fresh modern look that would encourage use of the space throughout the day.Hambury Hird Design was commissioned to give the communal space a more friendly, welcoming atmosphere with multi-purpose facilities where staff would be happy to spend their break time and use for working quietly and informal meetings with colleagues and visitors.

This leading apparel and footwear company’s UK Head Office in Central London now boasts LivePanel living walls along its corridors and reception areas, drawing the visitor to the product showcase in this corporate and VIP area at the brand’s HQ. Bold brands make bold statements across their product ranges, their marketing activity and their promotions to consumers, partners and colleagues. That is why this LivePanel living wall installations adds an equally bold element to the equation.

Across three floors, including their new product development labs and the new academy space, they chose Quadra 440 with XL dispenser in chrome with matching drainage font. This system dispenses an immediate draw off capacity of 40 cups; 150 cups of boiling and 175 cups of chilled filtered water every hour. The Billi under-counter systems are a great addition to their office space, giving their staff an opportunity to enjoy coffee alternatives.

The White Collar Factory will be a mixed-use are of workspace, residential and retail, designed by architects, AHMM. The development, sited on London's City Road, comprises a new 16-storey office tower, a new public square and refurbished existing buildings to the rear. The new 2-storey basement has been waterproofed using a Type C system applied internally, to provide drained protection in accordance with BS 8102: 2009. The waterproofing was supplied by Triton Systems.

The British Horse Society headquarters is on a listed deer park with many protected trees. The building’s circular design posed key construction challenges. The single storey office building was constructed in a doughnut shape, to ensure that a mature oak tree on site was preserved. In keeping with its green surroundings Spectraplan SM120 Dark Grey, a polyester reinforced TPE waterproofing system was mechanically fixed to a composite metal deck, ready to receive a sedum blanket.

A complete rework of a postmodern office building (60 London Wall), situated in the heart of the City of London. The project aim was to extensively refurbish, reconfigure, reinvent and reposition the building.Due to the addition of a composite metal deck floor extension and additional steel frame for the top floors, Tarmac’s Toplight C lightweight structural concrete was seen as the perfect solution as it could be pumped and ensured a weight loss of 30% whiel maintaining the necessary structural performance.

A beautiful combination of old and new at this Grade A office development in Manchester’s vibrant Northern Quarter. Tribeca House was designed by Falconer Chester Hall and delivered by Barnfield Construction. The original building suffered significant fire damage back in 2007 and Kamani Property Group had the surviving façade restored and sensitively combined with its new, adjoining development.A modern take on the architecture of the Northern Quarter, the new building complements the red-brick façade of the original building. Through AGF, Metal Technology Ltd supplied its high performance curtain walling systems which had a feature that enabled an interface with the striking COR-TEN (steel) vertical feature fins. The 7 storey commercial development includes high quality office and retail space, bringing further regeneration to this dynamic area of Manchester.Metal Technology products used were: System 5-35Hi Tilt Turn Windows, System 10-35 Thermally Broken Commercial Door (roof terrace), System 17 HR High Rise Curtain Walling and System 17 SP Silicone Pointed 17 High Rise Curtain Walling.We’re very proud to have been involved in this one!

The ChallengeAs a multinational business and leading employer within the region, the telecommunications giant was keen to lead the way in India’s fire safety standards, equipping its employees with both a comfortable and safe working environment. At the heart of this mission was the challenge of balancing the practical everyday needs of employees with the safety standards required of modern offices. In solving that challenge, Pyroguard – together with local partners, Pacific Fire Controls – was able to play an integral role by providing fire-rated safety glass specifically for the project.The SolutionUsing Pyroguard T EW 120, a toughened safety glass from Pyroguard’s Firesafe range which is capable of delivering radiant heat, smoke and flame protection for up to 120 minutes, the ambition of creating a light-filled workspace for employees could be realised.The glazing’s light transmission characteristics meant natural light could be maximised, while its sound reduction reflected the needs of the busy office.Having been fire-tested by Efectis France and certified for use with timber frames, Pyroguard and Pacific Fire Controls were able to install modern dividing walls to create break-out spaces, facilitating meetings and collaborative working – while still keeping safety in mind.

Project Wick is a film studio located within Chiswick Park, which comprises of 1.8 million sq ft of award-winning accommodation, arranged as a necklace of 12 office buildings. Located in London, Chiswick Park is home to some of the world’s leading companies including Starbucks, Qualcomm, Pepsico, Paramount, and Discovery.Discovery Networks Europe, the pan-European arm of leading factual entertainment group Discovery Inc., relocated its European headquarters to the Richard Rogers designed Chiswick Business Park. In the new building there is ample space for offices, screening rooms, and transmission facilities. We were called upon to design and install a box-in-box solution to acoustically isolate the recording studios from the other areas of the building, thereby preventing unwanted noise and vibrations from becoming a nuisance.A Stravifloor Channel floating floor using isolated steel battens in combination with medium stiffness natural rubber pads (Pad-M50) and plywood and soundbloc plasterboards guarantee an isolation frequency of less than 10 Hz.The floating floors in these box-in-box rooms are complimented with our resilient head detail (Stravilink RHD) and Stravilink PHS isolation hangers for the ceilings.

Armourcoat polished plaster wall finishes feature within the major office refurbishment of Twenty Old Bailey by architects BuckleyGrayYeoman for global asset manager Blackstone. Located opposite the famous criminal courts in the City of London, the building has undergone a comprehensive modernisation program to create over 22,000m2 of contemporary office space. A reconfigured atrium has also been created which links the new facades to the east and west of the building and allows natural light to flood the interior.Throughout the atrium over 700m2 of Armourcoat KonCrete polished plaster has been expertly hand applied by Armourcoat and includes a recessed logo by the entrance. KonCrete is an urban range of polished plaster colours and finishes designed for contemporary projects. The range offers a wealth of design options to achieve a distinctive modern look including distressed effects or recessed shutter markings. Additionally, Armourcoat SMG was applied to the reception desk front and lift lobbies. SMG is a super luxury Armourcoat polished plaster finish with the appearance of a seamless high gloss lacquer effect. Emrys Architects were appointed by Berners & Wells to design this mixed-use development located north of Oxford Street in central London. The building sits across 2 different streets, the lower two floors accommodate flexible retail and restaurant space and the upper floors high end office space.The building has been designed to respond to the historic Character of the local area, some areas were partially demolished while the Edwardian facade on Wells Street was retained, repaired and extended. Portland stone and teal glazed-brick detail was used to create seven two-storey high arches showcasing the grand entrances to the offices and retail units.The ironmongery brief centred around replicating the arches present in both the external entrances and the courtyard, this distinctive shape was also used in the vision panels on a number of internal doors. To fulfil this brief, we worked closely with the architect to design and manufacture bespoke arched push plates in Flat Matt Black(FMB). Where required these were paired with complimentary D-shaped pull handles and simple accessories finished to match. All other ironmongery was finished in FMB including hinges, door closers, signage and accessories.Photography: Neil Kenyon

Cambridge Consultants are one of the world’s leading product development and technology consultancy firms, solving the world’s most complex engineering, technology and design problems. Their expansion required a modern four-storey development containing state-of-the-art offices and laboratories.InterLace designed, manufactured and installed electric and hand-operated roller blinds and venetian blinds across multi-use spaces. The design required specialist engineered supports and, blinds are operated using a central control system.

Nuway Tuftiguard Classic has recently been installed within a modern office building in Dublin, by the expert installers from Andrew Scollan Matting Systems.Cut into a unique shaped matwell, the classic grey and aluminium aesthetic of Nuway Tuftiguard Classic was chosen to complete the first impression for visitors entering the building, whilst also providing outstanding dirt and moisture retention. As a result, this will reduce the number of accidental slips or falls and protect interior floor finishes.

40 bank Street is a high-rise tower building operated by Canary Wharf Group. At 33 storeys and 153 meters tall the building provides over 56,000 square meters of Grade A office space. Located on the south side of the Canary Wharf estate overlooking the docklands, 40 Bank Street offers visitors first-class modern facilities and fantastic transport links with the Jubilee Line, DLR, and Elizabeth Line just a short walk away.

AluK’s 58BW and 58BD profiles feature in a contemporary new development in Ancoats, once the heart of Manchester’s cotton industry but now one of the city’s most vibrant and creative districts, and recently named by The Times as one of the UK’s 20 coolest places to live. The £3.7m POPworks project by Heatley Developments (https://www.heatleydevelopments.com/) converted a former solicitors’ office into a mixed-use development, with commercial units on the ground floor and 28 stylish apartments on the four floors above.

11 Ducie Street is home to 250 of BDP’s Manchester based staff. It comprises 2,500 square metres of open plan office space with a further 400 square metres of ancillary areas, including meeting rooms, exhibition space, café and reception area.This award-winning building was designed by BDP’s architects and engineers, with a strong emphasis on functional, aesthetic and environmental considerations. It has achieved an excellent BREEAM rating and is certified carbon neutral by the Carbon Neutral Company.

The overriding narrative here is the link between the inside and outside, with a strong focus on plants and nature. Based on experience with other offices, we know that the best option is to fit the louvre blades horizontally on a south façade because the sun is high. The DucoSun Wing is perforated and thus assures perfect harmony between solar shading and shadow. The fin-shaped louvre blade has an urban design and can rotate with the sun which means the light entering can be controlled.

Waitrose’s Distribution Centre at Bracknell delivers to more than 60 stores, handling up to 150,000 cases of chilled products. The new warehouse was conceived to a ‘green’ design; generating 20% of renewable energy on site with waste heat and office cooling recycled from the refrigeration process, efficient lighting and low carbon emissions. In keeping with the concept of sourcing natural materials, a Roma-3 mild steel grating fence in a galvanized finish was specified for the boundary demarcation.

New development Colindale offices is recently home to London Borough of Barnet staff and community facilities. Furnitubes has supplied 6 table and bench sets and a further 7 independent benches from the RailRoad Inline range, with ‘Delta’ supports that can be readily bolted down to the decking of the new roof terrace located on the 4th floor. Eleven RailRoad planters have been placed in the gravel margins to perfectly compliment the nearby seating, and planted with contemporary box topiary balls.

One Bartholomew is a beautifully designed, highly advanced building in the heart of London – an anchor point for the Barts Square masterplan, which is home to approximately 236 residential units, 20,000 sq ft of retail and 258,000 sq ft of office space. With a project value of approximately £16m, this project required a highly sensitive design solution to address a complicated urban context involving 28 neighbouring residential and commercial properties. The transformation visioned by PKS Architects, and developed by main contractor Knight Harwood, involved converting some of the buildings into high-quality apartments and high-specification offices using Kawneer’s solutions. The task was immense and involved six neighbouring commercial properties. The goal was achieved using multiple high-performance Kawneer products.

As the centrepiece to British Land’s regeneration of Regents Place, 10 Brock Street is a distinctive 16 storey, 320,000 sq ft landmark office development in the heart of London. Completed in 2013, the building achieved the coveted BREEAM ‘Excellent’ rating thanks to a number of features, including rainwater harvesting system and combined heat and power systems. British Land’s property management company, Broadgate Estates, approached INTRAsystems to remove and replace the three entrance mats at the front and rear entranceways. Find out more

The state-of-the-art logistics hub is located at the 238-acre Mercia Park in Leicestershire.InterLace designed, manufactured and installed a full turn-key external shading system to reduce solar gain, with high specification electric venetian blinds and specialist Schueco curtain walling roller shade blinds operated by a central weather-responsive control system.

This global cybersecurity company's large desk-based workforce required comfortable, hard-wearing floor coverings to zone and manage the acoustics for their new office space.The design team specified Compound Magic (carpet) and Earth Science (LVT) from Milliken's Change Agent collection alongside Major Frequency's Distortion design in netural taupes and rich browns to stunning effect.
