The team wanted to create a lasting first impression for visitors coming in from the drab industrial surroundings outside, to enter a modern building filled with possibilities.Create a Dramatic TransitionEntrance Matting fills the entire lobby. But it’s not your average Entrance Mat. The enclosed space offers a dark, dramatic transition area with one of our more exclusive products INTRAshape and using the higly moisture-absorbent Ultimate fibre. This delivers a luxurious, carpet-like impression as visitors pass through into the double-height, open plan office beyond. A space filled with light, plants, and natural materials.AXIS House chose INTRAshape in a small rectangular form and brickwork pattern for the mat well. Ultimate fibre inserts in Anthracite (907) fill the matwell, which is four metres long.The overall effect is thick and luxurious, more like plush carpet than Entrance Matting and absorbs everything the British Weather throws at it too!Wow, Wow, Wow; Design, Sustainability, and PerformanceAs our sister company, AXIS House naturally looked to INTRAsystems for their Entrance Matting!The team hadn’t worked with Agata, the Interior Designer before, but she was “impressed with the choice of colours and designs” and “thrilled with the project.” We helped the team visualise a more striking finish; taking what is a functional product and turned it into a real design feature.It works, looks brilliant, and will stay that way for a long time.DesignThe Entrance Mat design mirrors the LED ceiling light-well above as well as the width of the double doors. INNOVATIVE OFFICE INSTALL CREATES STYLISH AND SUSTAINABLE SPACE Forbo Flooring Systems’ Allura Luxury Vinyl Tile (LVT) range was specified by design and fit out company, Oktra, to transform an office building into a stylish and modern workspace. It was also installed adhesive free using IOBAC MagTabsÒ, to help achieve Akoya’s sustainability requirements.  Oktra were recruited by Akoya and Brunswick Property Partners, to repurpose an office building to create a vibrant and attractive space for young professionals and entrepreneurs to work in. Formally known as Knollys and Stephenson House, the building will be rebranded as Mosaic East, a comprehensive refurbishment of one of East Croydon’s most iconic office developments.  Typically, carpet tiles or exposed raised access flooring are the go-to solution in these scenarios, however with a premium design required, Oktra opted for something different, as Danielle La Porte, Designer at Oktra explains: “Akoya wanted to create a range of category A office suites that would be memorable to tenants, while also meeting sustainability requirements. With this brief in mind, we specified Forbo’s Allura Flex LVT, which is available in range of elegant colourways and wood effect designs – perfect for this project! “We wanted to add some brand identity within the category A suites, so we decorated some of them in a light pink colour with linear LED lighting, and other suites in a light sage green colour. To complement the colour palettes, we chose Allura Flex LVT in the Light Honey Oak shade. We then asked the flooring contractors, The Commercial Flooring Company, to install the planks in a beautiful herringbone pattern to really enhance the aesthetics of the space.” However, appearance wasn’t the only area of concern, with Akoya also conscious of the sustainability requirements. Danielle addressed this, saying: “The aesthetics of the flooring weren’t the only thing we had to keep in mind, we also had to ensure that whatever floor covering we specified would meet Akoya’s sustainability aims. It was for this reason that we specified Forbo’s Allura Flex, as it can be easily installed adhesive free, using IOBAC MagTabsÒ.” IOBAC’s innovative MagTabsÒ provide a two-dimensional hold, with one side being magnetic and the other a dry-tack adhesive. This means they can be easily magnetised onto metal raised access flooring, like those at Mosaic East, and the chosen flooring simply placed on top, negating the need for traditional adhesives. Ian Spreadborough, Founder and Director at IOBAC explains further: “Our MagTabsÒ essentially allow flooring contractors to quickly place floor coverings down onto raised access flooring, without damaging the substrate or the flooring itself. The phrase we use is ‘hard to shift, easy to lift’. The idea is that the flooring is securely fitted but can then be lifted back up to be reused elsewhere, or simply be replaced by another floor covering further down the line. “Oktra approached us as they had used our MagTabsÒ on a previous project and had been extremely impressed by their performance, so were keen to use the product again. Additionally, Forbo’s LVT and carpet tiles are approved for use with the MagTabsÒ, making it the logical choice. On top of this, Brunswick, who own the raised access flooring itself, were keen to maintain the condition of its asset, so, the tabs served a double purpose, protecting both a heavy carbon embodied asset, in the raised access flooring, and Forbo’s floor coverings.” Jon Cochrane, Director - Asset Management & Sustainability at Brunswick Property Partners, commented on the use of IOBAC’s MagTabsÒ, saying: “Cleaning adhesive residue off sub-floors in between leases is often messy, expensive and time-consuming. In some cases, the raised access floor panels are so badly contaminated that they must be completely replaced, something which isn’t sustainable, environmentally or financially.  However, using IOBAC MagTabsÒ to install floor coverings removes this issue completely. This means that our asset, in this case the raised access flooring, is protected and kept damage-free for longer-term usage.” It wasn’t just the sustainability benefits that drew Oktra towards MagTabsÒ, with the installation benefits of the tabs also a deciding factor. Daniel Hassan, Operations Manager at The Commercial Flooring Company, commented on this, saying: “Thanks to IOBAC’s MagTabsÒ, it took a team of three fitters around five days to install 900m2 of flooring in a herringbone pattern, which is challenging to install and would have taken much longer to do through traditional methods. Through AGF, Metal Technology Ltd supplied its high performance curtain walling systems which had a feature that enabled an interface with the striking COR-TEN (steel) vertical feature fins. In solving that challenge, Pyroguard – together with local partners, Pacific Fire Controls – was able to play an integral role by providing fire-rated safety glass specifically for the project.The SolutionUsing Pyroguard T EW 120, a toughened safety glass from Pyroguard’s Firesafe range which is capable of delivering radiant heat, smoke and flame protection for up to 120 minutes, the ambition of creating a light-filled workspace for employees could be realised.The glazing’s light transmission characteristics meant natural light could be maximised, while its sound reduction reflected the needs of the busy office.Having been fire-tested by Efectis France and certified for use with timber frames, Pyroguard and Pacific Fire Controls were able to install modern dividing walls to create break-out spaces, facilitating meetings and collaborative working – while still keeping safety in mind.

Project Wick is a film studio located within Chiswick Park, which comprises of 1.8 million sq ft of award-winning accommodation, arranged as a necklace of 12 office buildings. Located in London, Chiswick Park is home to some of the world’s leading companies including Starbucks, Qualcomm, Pepsico, Paramount, and Discovery.Discovery Networks Europe, the pan-European arm of leading factual entertainment group Discovery Inc., relocated its European headquarters to the Richard Rogers designed Chiswick Business Park. In the new building there is ample space for offices, screening rooms, and transmission facilities. We were called upon to design and install a box-in-box solution to acoustically isolate the recording studios from the other areas of the building, thereby preventing unwanted noise and vibrations from becoming a nuisance.A Stravifloor Channel floating floor using isolated steel battens in combination with medium stiffness natural rubber pads (Pad-M50) and plywood and soundbloc plasterboards guarantee an isolation frequency of less than 10 Hz.The floating floors in these box-in-box rooms are complimented with our resilient head detail (Stravilink RHD) and Stravilink PHS isolation hangers for the ceilings.

Located opposite the famous criminal courts in the City of London, the building has undergone a comprehensive modernisation program to create over 22,000m2 of contemporary office space. A reconfigured atrium has also been created which links the new facades to the east and west of the building and allows natural light to flood the interior.Throughout the atrium over 700m2 of Armourcoat KonCrete polished plaster has been expertly hand applied by Armourcoat and includes a recessed logo by the entrance. KonCrete is an urban range of polished plaster colours and finishes designed for contemporary projects. The range offers a wealth of design options to achieve a distinctive modern look including distressed effects or recessed shutter markings. Additionally, Armourcoat SMG was applied to the reception desk front and lift lobbies. SMG is a super luxury Armourcoat polished plaster finish with the appearance of a seamless high gloss lacquer effect. Emrys Architects were appointed by Berners & Wells to design this mixed-use development located north of Oxford Street in central London. The building sits across 2 different streets, the lower two floors accommodate flexible retail and restaurant space and the upper floors high end office space.The building has been designed to respond to the historic Character of the local area, some areas were partially demolished while the Edwardian facade on Wells Street was retained, repaired and extended. Portland stone and teal glazed-brick detail was used to create seven two-storey high arches showcasing the grand entrances to the offices and retail units.The ironmongery brief centred around replicating the arches present in both the external entrances and the courtyard, this distinctive shape was also used in the vision panels on a number of internal doors. To fulfil this brief, we worked closely with the architect to design and manufacture bespoke arched push plates in Flat Matt Black(FMB). Where required these were paired with complimentary D-shaped pull handles and simple accessories finished to match. All other ironmongery was finished in FMB including hinges, door closers, signage and accessories.Photography: Neil Kenyon

Waitrose’s Distribution Centre at Bracknell delivers to more than 60 stores, handling up to 150,000 cases of chilled products. The new warehouse was conceived to a ‘green’ design; generating 20% of renewable energy on site with waste heat and office cooling recycled from the refrigeration process, efficient lighting and low carbon emissions. In keeping with the concept of sourcing natural materials, a Roma-3 mild steel grating fence in a galvanized finish was specified for the boundary demarcation.

The transformation visioned by PKS Architects, and developed by main contractor Knight Harwood, involved converting some of the buildings into high-quality apartments and high-specification offices using Kawneer’s solutions. The task was immense and involved six neighbouring commercial properties. The goal was achieved using multiple high-performance Kawneer products.
