When it comes to residential, commercial or any structure below ground, waterproofing is a critical component within the construction process for protecting and preserving a building. A poorly designed or installed waterproofing solution can fail leading to significant implications on the structure itself.Delta Registered Installers, Abtech (UK) Ltd were called upon to give assistance on a particularly technically complicated project where approaches to waterproofing design and installation had been incorporated, however the system had failed. For a great remedial waterproofing outcome, seek assistance from an experienced waterproofing company to inspect your site and carry out the remedial work.The property when built had a Type C, cavity drain membrane systems incorporated (not a Delta System), however there was no basement drainage incorporated into the design to manage water ingress.In principle a Type C, drainage system is a water management system. The Type C system is used to control water ingress once it has penetrated the structure.  Moisture or running water travel behind the Type C membrane within a controlled drainage system. A Type C System isn’t classified as a barrier but provides protection by means of water management. For a Type System to be successful a suitable drainage system is required to collect and discharge water ingress to a suitable and safe evacuation point (either by natural forces or a mechanical pump system).When correctly installed, groundwater drainage channels effectively relieve hydrostatic water pressure in the below ground structure. They are installed below flooring membranes at the floor/wall junction.

Waterproofing design is a key and critical component for successful construction of below ground structures. Whether it’s a completely new build or making smaller changes to an existing property, waterproofing design should never be overlooked.Waterproofing might account for just a small fraction of a building’s total cost, but waterproofing defects can result in catastrophic consequences. When waterproofing fails, the implications are significant.Delta’s MD, Kevin Dodds was approached to offer advice and guidance on a failed waterproofing system.The existing structure had an impressive 5-level basement which houses: kitchens, food storage and food preparation areas, spa, plant rooms and accommodation. Near to a large river, the site sited well within the water table. The original waterproofing system was based on the secant piled walls and a block wall internally to provide a basic drained protection system with drainage holes at various points to drain to various levels.Over time, the third floor had become completely saturated with all levels of the basement experiencing water ingress in varying levels from damp patches to significant “jets” of water and flows of water through the secant piles.With remediation waterproofing design strategies, it may take some time to specify a suitable system. It is important that investigations are thoroughly carried out by individuals with the capability of diagnosing the defect, assessing the extent of that defect, and recommending a suitable corrective measure.

The scope of the project was to facilitate a waterproofing solution for a substantial brick built detached property with a large 3 elevation basement situated at the bottom of a steep sloping driveway. The basement when constructed had 1 form of external waterproofing incorporated during the build stage, however the system required a second form of internal waterproofing due to the location of the structure and high-water table, capable of protecting the luxurious basement from unwanted water ingress.The property’s driveway significantly slopes from street level to the front elevation of the property requiring a specialist waterproofing system to protect the structure.Working in conjunction with the homeowner, Timberwise’s CSSW qualified waterproofing surveyors specified a Delta Type C (Drained) Protection waterproofing system to provide the necessary Grade 3 (habitable environment) to enable to homeowner to fully utilise their basement space. For Grade 3 habitable environments, two types of waterproofing may be required.A Waterproofing Designer’s philosophy defines what they wish to accomplish in the design of their waterproofing system and which principles they will use to do so. Identifying a robust and suitable design philosophy is an important aspect when designing a continuous system, as this will not only directly impact in how users install the system but also in future maintenance which will directly impact on the property owner.

The purpose:Taylor Wimpey’s Eclipse development was the final phase of the large-scale modernisation and renewal strategy for the London Borough of Walthamstow Forest, known as The Blackhorse Lane Action Plan. Eclipse would offer affordable social and private housing via 500 homes in two six-storey apartment blocks.To help satisfy one of the Plan’s objectives- “to ensure new developments incorporate the highest levels of sustainable design and their impact on climate change is minimised”- we installed green roofs on both blocks. As it was the final development phase, space was limited; time was also an influencing factor in facilitating the tight build programme,avoiding delays, and enabling the client to deliver much-needed new homes.Our solutionTo enable fulfilment of the brief, we recommended our HM-40 Paratech Hot Melt Roofing System as the inverted waterproofing base for the green roof. A fully-bonded system, HM-40 is a robust, durable, and highly flexible monolithic, self-healing hot-melt waterproofing system for protected roofs, green roofs, terraces, and podium decks with a 40-year durability statement. In addition, it is firerated for unrestricted use when covered with a green or ballast roof.Unlike other hot melt systems that use fleeces, the Paratech system incorporates a reinforcement mesh: this allows the system to be rolled out, making waterproofing installation faster, thereby enabling the contractor to lay the top roofing layer of artificial grass and landscaped green roofs. Unfortunately, an on-site compound to store the roofing components was unavailable. We worked closely with T&T Roofing and Taylor Wimpey to ensure deliveries arrived in build sequence for immediate use, but without adversely impacting residents who had already moved into their newhomes.“The features of the flat roof system provided a seamless, issue-free roof installation, with rapid installation time causing minimal disruption. Langley’s technical team was always on hand to provide assistance when necessary, working collaboratively to guarantee a consistent and highquality installation.”

The Scope of the project was to provide a structural waterproofing solution to a private dwelling with new build extension.The property, situated on a sloping site gave the opportunity for the waterproof design to utilise the properties environment to allow for natural discharge of any potential water ingress.The property was detached and retaining to the front and side elevations where the retaining ground slopes down and away from the property to a garden that continues to slope down to a small stream. The retaining walls on either elevation rise at their highest point to approximately 1500mm above the internal floor level.The internal walls of the property were original brick to the front and new cavity built concrete block. The floor to what was the original house is of solid concrete construction joining on to a newer block and beam floor construction.When designing the most appropriate waterproofing system to any given situation, various design factors require addressing such as (but not limited to), final use of the building, the grade of waterproofing requirement under the British Standard, structural considerations based on the form of construction and in some cases, satisfying the requirements of building warranty providers.

The specification by our clients asked for a cold applied system to be used during the refurbishment to minimise disruption to residents, while providing a permanent waterproofing solution.The ChallengeCore samples taken of the roof build-up showed there had been extensive water penetration which required urgent remedial action. Impossible to repair, the complete roof system had to be stripped back to the roof deck by Proteus Waterproofing’s approved contractor. The approved contractor installed a new Proteus Pro-System® BUR (built up roof system) incorporating Proteus Pro-Therm insulation, to provide a new seamless roof – an area of some 150 square metres – offering a 20 year guarantee.Why Proteus Pro-System® was specifiedProteus Pro-System® was installed using no heat, providing a seamless waterproofing membrane on completion. Proteus Pro-System® is a high performance, seamless and cold-applied waterproofing membrane for flat and pitched roofs. It cures to provide completely seamless waterproof protection and has excellent thermal and UV stability, making it suitable for use in all climates.Proteus Pro-System® does not brittle, deteriorate or discolour with age. It uses atmospheric moisture to trigger its cure process and unlike conventional polyurethane systems can cure under water, without gassing or foaming. It is therefore committed to a continuous programme of maintenance and asset management across its 60,000 homes estate.As part of that process, the 13-storey 1980s-built Waverley Court in Crewe was due for refurbishment, including new windows and heating for the 95 flats therein. An initial survey highlighted that the 1200m2 roof was failing and in need of upgrade to maintain its weathertightness.Our in-depth roof report also identified that the insulation was below current standards. Safety on the roof for maintenance was also an issue: the existing handrail was originally erected as a temporary fixture, penetrating the waterproofing and providing inadequate rooftop security for working at height.Our solutionThe existing waterproofing had perished beyond useability. We advised complete strip of the existing back to the concrete deck, and building up a new thermally-efficient roof to meet current standards required under the Part L of current Building Regulations.Our TA-25 W Flat Roofing System for warm roofs was installed by Approved Contractor Everlast as sub-contractor to the principle contractor, Wates. To address the poor falls on the roof, the insulation was tapered to the perimeter. We achieved an overall roof U value of 0.17W/m2K, exceeding the current Regulatory requirement of 0.18W/m2K. In line with Safe2Torch guidelines, our self-adhesive system was used to detail around roof penetrations for extractor fans and similar plant.We highlighted and designed bridging details to maintain the fire integrity around compartment walls to comply with Part B3 of Building Regulations.We designed a new, permanent and safe handrail system. This is fixed to the brick façade of Waverley Court, avoiding any penetration of the roof fabric and thus maintaining its integrity and watertightness, whilst minimising maintenance requirements.“Langley’s expertise and attention to detail has enabled us to deliver on our ambition of providing homes that people want to live in. Delta Registered Installers, Bensleys provided a waterproofing solution on an iconic Brighton structure.Steeped in history and thought to be built on the original Brill Baths site, sits Clarendon Mansions. This large, detached structure is thought to have been built in 1870 by Charles Brill during the Brighton boom.The four-storey building facing Brighton’s famous sea front, was originally constructed as a hotel.Numerous refurbishments over subsequent periods of time, saw the structure move from a hotel to a public house, with the basement area being unoccupied for nearly a decade.The basement area boasts large, vaulted areas to the south and west elevation, with the south-side possibly being part of the original Bath structure.Bensleys were instructed by the main contractor, Pilbeam Construction on behalf of Evolution Architects, to help design, specify and install the waterproofing system.There’s no one-size-fits-all when it comes to waterproofing design. With the basement suffering from water penetration, Bensleys worked with the design team at an early stage of the project to ensure the right approach be taken, which included multiple factors such as: customer requirements, standards, robustness, cost, resources, time, skill required, safety and expectations of ground water which all translated into a design solution.

The fully bonded and seamless Pro- System® Plus was selected for its high performance and low odour, in conjunction with Proteus Pro-Therm Insulation to improve the roofs thermal performance and reduce the existing condensation risk.The flat roofs that were not above heated spaces required Proteus Pro-System® Plus low odour, seamless waterproofing overlay. Proteus Waterproofing worked closely with the Client and the Proteus Approved Contractor, which also acted as the Main Contractor, to ensure the installation complied with the specification design.Health & SafetySafety on construction sites is always of the utmost importance, as well as keeping disruptions to other trades to a minimum. The scope of this ambitious project was to restore and transform an abandoned Neo-Gothic Cemetery Keeper’s Lodge with adjoining public facility into a luxurious mansion in just 12 months.  Works included demolishing the adjoining public facility to enable the construction of a new basement.The proposed new build construction would be a luxury ground floor extension which would run the footprint of the redundant public facility to offer a 4,000 square foot subterrain space with key features such as 13-meter swimming pool, 2 additional bedrooms, a tv games room and office space.Simon Gill Architect designed the ambitious project and was appointed as Project Manager.Delta Registered Installers 5 Star Basements were employed to undertake both dig out and installation of the structural waterproofing with Delta’s Technical Waterproofing Consultant, Paul Callaghan representing Delta. This approach at the design stage, allowed Paul to attend design team meetings and to ensure all criteria’s of BS8102:2009 were met.As aired on Grand Designs on 6th January 2021.

The 2,500m2 basement extends beyond the property where a blue-green roof will be created over a suspended podium deck to form part of the garden. The Triton team worked closely with waterproofing and blue-green roof design specialists, EPG, to create a waterproofing strategy and utilised a comprehensive Construction Quality Assurance protocol agreed between Triton and EPG. The Triton team had been called in by main contractor, Era Build Ltd, to replace a previous supplier who had been unable to provide a warranty. After detailing was complete; Triton Approved Contractor, Cast Contracting Ltd (CCL), installed the systems.

Our purposeOn behalf of Amye Defence Services, Acclaim Contracts Ltd was commissioned to address the aging roof of the building, which was leaking despite receiving patch repairs over the past 20 years. The Ministry of Defence’s Project Allenby/Connaught demonstrates the Government’s commitment to maintaining defence estates.The £1.45bn scheme is a 35-year commitment to providing modern, high quality, fully serviced, purpose built living and working accommodation for 18,700 soldiers. It involves the new build and refurbishment of more than 550 buildings across Salisbury Plain and Aldershot, including upgrading Allenby’s Building 51, otherwise known as the Sports Pavilion.Our solutionAcclaim turned to Langley to provide all the material necessary to complete the work. After stripping the original roof to the existing plywood deck, the team fitted new treated timber around the perimeter and new uPVC fascia. The current edge trims, perimeter check kerbs, and extended flues were removed to ensure regulatory 150mm clearance was achieved once the new roof covering was installed. Langley’s HT180 attachment layer was loose-laid and nailed into place to provide appropriate protection to the timber deck while the “hot works” above were undertaken. Langley’s TA-20 Flat Roofing System was installed across the roof area, with insulation to achieve the regulatory requirement of 0.18W/m2K. SA-20 Flat Roofing Detailing System was used in fire risk areas, in line with Safe2Torch guidance. The range of Langley’s TA systems complies with Broof(t4) classification and has a Local Authority Building Control (LABC) assured accreditation. Under MOAT 31, Langley’s Parafor 30 GS (cap sheet to the TA system) achieves a ‘resistance to damage” rating of R4. It is independently certified by the BBA to deliver a life expectancy of at least 40 years, one of the longest available in the UK.Acclaim fitted Langley’s ParaFurb Refurbishment Outlets to upgrade the internal outlets where possible, cleaning and priming those where the design precluded the use of ParaFurb. We installed New Code 5 lead pipe sleeves to flues and hot pipes to a minimum 150mm above the waterproofing. In addition, Langley’s ParaTrim GRP Edge Trim was fitted to all the kerbs.“It carried great weight with us that Acclaim worked in partnership with Langley, who offers an independent insurance-backed guarantee. Delta’s Structural Waterproofing Consultant, Paul Green, CSSW alongside Delta’s MD, Kevin Dodds, were appointed to the design team to collaborate with the Architects, Engineers, Main and Sub-Contractors to fulfil the role of Waterproofing Design Specialists in providing a reliable, watertight solution for this substantial project.The large-scale basement project consists of a 4-storey deepbasement located close to the River Thames in Central London.The proposed subterranean space would offer multiple usage. This complex project required a waterproofing design which is, able to cope with intermittent/regular hydrostatic pressures created not just by groundwater, but also geographical tidal impacts from the river Thames and potential stress challenges caused by the surrounding infrastructure such as heavily trafficked railway lines in the development’s vicinity.Structures that experience a high level of vibration fromsurrounding infrastructure can, over time, have a high propensity to suffer cracks, which could lead to failure of some waterproofing solutions, so therefore careful considerations should be incorporated into the overall waterproofing design from those aspects and, the impacts these factors can have on an elected waterproofing system.Delta’s design philosophy rotated around creating a robust and suitable waterproofing design, the structure design, a continuous system, sequencing and installation, future maintenance, and serviceability, whilst able to fulfil requirements set out in BS 8102:2022 Protection of below ground structures against water ingress.
