Designed by Newground Architects, Rehearsal Rooms was one of London’s first institutionally backed BTR schemes. Covent Garden - Floral Court

The Safety Letterbox Company

THE PROJECTFloral Court is a mixed-use development featuring a high-quality residential, retail and restaurant space located in London’s Covent Garden. The project has created a new public walkway between Floral Street and King Street, providing increased footfall levels that provide a vital link to the retail and restaurant units in the development.THE PRODUCTThe mailboxes used in the Floral Court project are situated in internal lobby areas that residents pass through to access their apartment. Each bank of mailboxes is fitted into a bespoke timber frame with an internal steel frame support that ensures multiple mailboxes are securely installed in their respective locations. The chosen mailbox model for this development is the NW2 product, an item that is particularly popular with clients looking for a mailbox that has a minimalist design finish and where mail is to be both delivered and retrieved through the front face. This project uses a lateral variation of the NW2 mailbox, which allows for A4 sized flexible mail to be deposited and securely stored in the post box. The lateral type of post box typically features a shorter depth and larger width, which is ideal for installation areas that are relatively narrow. To reflect the number of residences that they service, the mailboxes are in a variety of different configurations across the site. Each post box has been engraved with corresponding residence numbers during the manufacturing process. To allow for a clean finish on the mailbox, the client opted for the engraving to be the same colour as the mailboxes themselves. Being used with the NW2 product, which has been specifically designed to have minimal features, this is the ideal mailbox and engraving combination for a sleek designer look. The mailbox is engraved with the font family ‘Calisto MT’, which is used in other locations on the site. This ensures a consistent mirroring of fonts used throughout the Floral Court development.

THE PROJECTThe Jackson fire rated project features freestanding mailboxes that conform to the BS476 Part 6 & 7. The small bank of fire rated mailboxes are installed internally in a residential building to securely store mail for residents. The mailboxes have the use of support legs which are secured to the concrete floor with heavy-duty fixings. Support stands are colour coded to match the same finish as the bank of mailboxes.Mailboxes that meet the BS476 Part 6 & 7 will satisfy the demands of fire protection in most cases, and provide an affordable alternative if the surface spread of flame and non-flammable materials are acceptable. The mailboxes feature an inward sprung flap, which is a standard feature across the fire rated mailbox range. An intumescent strip is placed on the internal side of the mail flap, which expands when the temperature increases and ensures that the flap is kept closed – stopping the oxygen flow into the mailbox and reducing the risk of fire spreading through the mailbox. An alternative fire rated solution is that mailboxes are manufactured to meet the BS476 Part 22, this group of products contain a series of features and benefits that result in a ‘one-hour integrity’ rating. First printed house with KEUCO IXMO fittings and accessories

First printed house with KEUCO IXMO fittings and accessories

KEUCO

The result of the first project of this type is a house with an organic, soft design - the furnishings minimalistic, high-quality and modern. The house consists of triple-shelled walls that are filled with insulating mass. With the help of a giant 3D printer, the concrete mass was applied layer by layer. And within only a few months, a single-family house with 160 m² of living space was created.Nothing was to be missing from the house with its furnishings; the aim was to emphasise the high-quality and special style of the building. The concrete layers were to remain visible inside and out - reduced, clean and yet expressive in its style. This claim runs consistently through all rooms of the house. The bathrooms are equipped with KEUCO IXMO fittings in the shower and on the bathtub. The minimalistic fitting elements blend into the futuristic image, restrained yet strong in design. The shiny chrome finish, reflect a brilliant contrast to the dark tiles in the shower.Aligning with the principle of the house "without corners and edges", round cover plates were chosen for the fittings.  The accessories at the washbasin and WC also fulfil the credo of the design concept: EDITION 400 with its round form language is filigree and the accessories are high-quality eye-catchers. They enhance the bathroom with their understatement. What once started as a pilot project could influence building in the future and also offer installation and plumbing companies with completely new challenges. The materials and fittings of the bathrooms were chosen to match the special wall texture. "Without corners and edges", the EDITION 400 accessories from KEUCO perfectly fit to the motto, as does the KEUCO IXMO bath mixer with round cover plates. In addition to numerous accessories for the toilet and washbasin area, the EDITION 400 range also includes many hooks and towel rails. The accessories are very filigree in design and nicely round-off the bathroom design in a discrete and elegant way.  The IXMO fittings in the shower are not only outstanding in terms of design, but also from a technical point of view: the water quantity and temperature are regulated via the single-lever mixer. The shower holder integrates a diverter, where you can choose between a large overhead shower and a hand shower. Two in one: The KEUCO free-standing accessory for the toilet area is the flexible solution for a toilet paper holder and toilet brush set. Thanks to the large base plate, it is particularly stable.

Jack Tyreman Therapy Room - F. Ball helps create therapy room for Jack

Ball, F and Co Ltd

Floor preparation products donated by F. Ball and Co. Ltd. have enabled an outbuilding to be turned into a therapy room for Jack Tyreman, from Burythorpe in Yorkshire, who was left with severe head injuries after a road accident four years ago when he was 18.The room provides a space with amenities, including an entertainment system and sofa, where Jack can relax and enjoy spending time, with the potential for it to house exercise equipment to assist with rehabilitation in the future. After a botched construction left the original building unusable while exhausting initial funds raised for the project, local tradespeople, including Richard Forbes, owner of Forbes Flooring, stepped up to offer their services for free to complete the project. F. Ball technical representative for the North East, John Rowlands arranged for the donation of flooring installation products. Floorcovering manufacturer Interface also donated LVT and carpet tile floorcoverings.A team of three fitters from Forbes Flooring began the flooring installation by grinding the surface of the new concrete screed to ensure it was suitably smooth. A moisture test indicated that subfloor relative humidity levels were low enough to proceed with the installation without the requirement of a moisture management solution.Contractors then primed the subfloor using P131 general-purpose primer before applying Stopgap Fast-Track 30 levelling compound – the fastest setting levelling compound on the market allows floorcoverings to be installed in as little as 45 minutes after application.Once the levelling compound had cured, a combination of Luxury Vinyl Tiles (LVTs) and carpet tiles was installed over the 40m2 area. Styccobond F46 pressure sensitive adhesive was used to adhere Interface ‘Studio Set’ wood grain LVTs on one half of the room. Styccobond F41 carpet tile tackifier was used to secure Interface graphite-coloured ‘Employ Lines’ carpet tiles. The adhesive dries to a permanently tacky film that will hold loose-lay carpet tiles securely in place when subject to normal foot traffic while allowing them to be lifted and replaced at a later date should they become damaged or worn.Commenting on the project, Richard Forbes said: “At first, we were asked if we would undertake the work for a fee, but we didn’t want any payment for it. Things can be very cutthroat nowadays, and it’s good to be able to look out for other people. I’d like to thank David Edmondson at Interface as well as John Rowlands at F. Ball for supporting the project. Using F. Ball’s Fast-Track 30 meant that we could achieve a quick turnaround, allowing other trades to do what they needed to.”On the benefits of the therapy room for Jack, his mum, Julie, added: “It’s got all the things in it a young lad needs and to help him get on with life, as well as a place to relax on his own and with other people. He loves it.”

The model of mailbox used was the classic COM 2 product which was recessed into the wall. Wall recessed mailboxes are extremely popular in this type of development as they maximise the available space in the area of installation and ensure that all health and safety requirements are achieved in the project walkways. Each mailbox has been number engraved in a contrasting silver infilled colour, allowing both mail delivery personnel and quickly identify which mailbox it is that they need to use. The mailbox engraving correlates to the apartment number of the residents. The COM 2 mailboxes used have been finished in a non-standard IGP Dura colour which was specified by the design team at Barratt London to meet the style requirements of the project. Running around the mailboxes is a surround trim, which provides a clean finish between the mailboxes and the installation wall. All mailboxes use an upgraded locks featuring a matt black finish. The contrasting matt black locks match other hardware on the project such as lighting components and door trims. Retro-Fitted Risers

Retro-Fitted Risers

Step On Safety Ltd

Many of the GRP Riser Floors we install are fitted during the initial build. Using a framework made from GRP profiles, capped with panels of GRP Grating, we fill usually simple shapes as a building goes up, ensuring people and equipment can’t fall down the holes required for services installation. In an older building, the chances are the services are already in place, which means we need to cut around any pipes, cables and ducting to ensure a neat fit with no gaps.Gainsborough House in Richmond was one such installation. The riser gaps were actually quite small so, while there was no risk of a person falling through, dropped tools could, presenting – at worst – a potential hazard to people and equipment below and – at best – an inconvenience as tools need to be retrieved or replaced. We were sub-contracted by Westgreen Construction to bring the spaces around the risers up to the current safety standards and help prevent future accidents. On some floors the gaps were almost full of services trunking and, as an added challenge, electrical cable trays coming forward presented an uneven surface to work on. We built frames between each tray, creating a raised base to fit the grating to. The mesh was then carefully cut to accommodate the various services in place. In other parts of the building the client needed the grating to be 50mm away from already-installed duct work to allow for lagging and requested a kick plate rather than the normal flush fit. This required a modified frame to give the site team something to fix the plate to.GRP is an incredibly flexible material to work with. It’s much lighter than steel equivalents making it relatively easy to manoeuvre into position. It’s also easier to cut and non-sparking so doesn’t require a hot works permit. This allows us to make adjustments onsite, achieving a high level of precision in a fraction of the time, keeping quality up and costs down.No matter what type or age of a building, our expert teams will find a GRP riser solution to ensure site safety. THE PROJECTAt The Safety Letterbox Company, we can manufacture a complete mailbox arrangement to house within the aluminium surrounds and replace a glazed screen. Panel boxes have a simple letterflap to the front face and house the mailboxes to the rear allowing the tenants ease of retrieving their mail and ensuring maximum security for the building. This arrangement complies with the Secured by Design Guidelines (Secured by Design Homes 2016 Guidelines) of eliminating the need for access into a building, even from the postman. It also is a neat solution to house the door entry system within the panel – keeping all relevant products in one area, adjacent to the door, in a neat and attractive solution. The comprehensive door entry and mailbox solution developed for the Canning Town project contained subtle mailboxes that blended in to the outside panel along with security options that granted access to the building to individuals with the correct code. The door entry system contains a video camera to identify who is outside of the building, a key fob scanning point and a room call function.

SuperPhon gifts sound of silence to Droylsden Academy music rooms

CMS Danskin Acoustics

Opened in 2009, Droylsden Academy in Manchester is a contemporary, open plan teaching environment. The state-of-the-art secondary school serves 1,400 pupils, however since opening it had become apparent that its design and layout had some challenges, in a large part due to the sound pollution associated with the open-plan layout. Contractors Buildmain were briefed to reconfigure a number of areas in order to minimise reverberation and improve the learning environment – and looked to CMS Danskin to identify an appropriate remedial acoustic solution. The ChallengeOne area of the school that needed particular attention was the music room, which was too large to be conducive to effective music practice. Contractors Buildmain were briefed to reconfigure the space into four separate rooms, to provide a soundproof environment for music recital and practice. The new practice rooms were to adjoin an existing classroom and the communal corridor, so controlling reverberation was an integral part of the scheme – the architects had specified the control of sound levels up to 68dB.The SolutionA complete overhaul of the existing music rooms was required – partition walls were removed and a new layout designed to incorporate the four separate practice rooms, an internal corridor and a store room. To achieve the dB rating of 68, Buildmain opted for a combination of acoustic solutions provided by CMS Danskin, including SuperPhon panels in all four rooms. In order to control reverberation in the area, Buildmain constructed the new rooms using a twin-wall method, using 15mm Soundbloc plasterboard with an acoustic matting sandwiched between the layers. The walls were then over-clad using IsoMax Acoustic Insulation Clips. A total of 20 panels were installed by direct fix to the walls of each of the four new music rooms. The 50mm thick panels were supplied in three sizes; 1200x600mm, 1000x500mm and 1000x750mm, and the colour was matched to the school’s existing interior scheme. To offer even higher levels of absorption, CMS Danskin recommended SuperPhon acoustic wall panels to reduce reverberation times and reflected sound. To assist with the correct specification, a CMS Danskin representative visited the site, at short notice, to assess the rooms and subsequently advised on the best options for the SuperPhon panels. The ResultCMS Danskin worked closely with contractors Buildmain in order to meet the very tight time frame of six weeks to install the Superphon wall panels – the project needed to be completed within the school summer holidays, so that the rooms were ready for pupils on their return to school in September 2016.Paul Bryan of Buildmain said: “We had to fit eight weeks’ work into the six-week summer holiday, and CMS Danskin impressed us with their ability to turn around the product so quickly. Not only were they able to deliver to meet our schedule, they were also able to send out an expert to advise on the best options to meet the specification, all within the timeframe.”

King’s Cross – The Tapestry

King’s Cross – The Tapestry

The Safety Letterbox Company

THE PROJECTThe Tapestry project is a high-end residential development located in the heart of King’s Cross, London. The area is home to internationally renowned St. Pancras Station and Saint Martins College of Arts and Design, and is in the midst of a major urban redevelopment. The Tapestry building was designed by Niall McLaughlin Architects who have created a clear relationship between the internal and external areas of the building, with breath-taking views over Gasholder Park, Regent’s Canal and the city of London beyond. The project is influenced by the heritage of the King’s Cross area, reflected in the refined interiors meticulously created using a combination of the finest materials hand-picked by interior design architects Johnson Naylor, and the design and layout of the mailboxes and their location was no exception.THE PRODUCTOur mailboxes were designed to blend into the background of the reception lobby area with a clean elegant finish, configured into a visually interesting layout staggering each vertical column of mailboxes. The mailboxes are located in the reception lobby area of the project where residents will walk through to access their apartments. The model of mailbox used in the project was chosen for its minimalistic and flexible design proven on other notable projects in London such as the Fitzroy Place building. The NW2 mailbox is a horizontal product which is perfect for projects requiring a high quantity of mailboxes in an area with a restricted height. The banks of mailboxes have been recessed into the wall, which ensured that there was maximum room for residents to access their mail whilst other building users had unobstructed access in the area. The mailboxes are finished in a special matt finish which compliments the finish of the reception area. The door of each mailbox has been engraved with a bespoke font and infilled gold – matching the brief of the project.
