Knauf Insulation has been appointed as Bellway Homes’ insulation partner for an innovative project to measure the impact of low and zero carbon (LZC) technologies on energy consumption. Bellway’s experimental house ‘The Future Home’ has been constructed within Energy House 2.0, a controlled environmental chamber located at The University of Salford. Energy House 2.0 is the largest research facility of its type, with two chambers able to accommodate two detached houses each. The controlled environment can recreate a wide variety of weather conditions, with temperatures ranging from -20˚C to +40˚C, as well as simulated wind, rain, snow, and solar radiation. This allows housebuilders to monitor the performance of different builds and LZC technologies through year-round conditions, in just a matter of weeks, aiding the transition to net zero design. We spoke to Jamie Bursnell, Technical and Innovation Manager for Bellway Homes, about the aims of their forward-thinking project: “We want to identify the sweet spot where fabric is optimised alongside space heating and energy-efficient services, like solar photovoltaics and battery storage. Finding the best combination of these elements will allow us to design homes that are energy efficient and economically sustainable, both for developers and homeowners.” The Future Home Bellway’s ‘Future Home’ is a three-bedroom timber frame house, built to the current Part L 2021 (England) standard. A specification upgrade is scheduled to take place mid-way through the trial, increasing the build’s energy efficiency to an indicative 2025 Future Homes Standard. “Ultimately, our aim is to optimise the U-values of the home” Jamie explained, “but that needs to be based on real, in-use data, not just notional designs. With the home up and running, we’re now measuring its in-use energy performance against our design. After the mid-trial upgrade, we’ll measure again to see the impact on the build’s overall energy efficiency.”  Bellway is using sensors within the home to monitor its performance under a range of environmental conditions. To do this effectively, Bellway needed a reliable, high-performing fabric, capable of meeting both current and future building standards. Optimal results They turned to Knauf Insulation, who provided product advice, design input and U-value calculations to determine the best insulation for the job. For the initial build, Loft Roll 44 glass mineral wool insulation has been installed in the loft. FrameTherm® Roll 35 has also been installed to meet U-values of 0.18 W/m2K in the external walls. During the mid-way trial, upgrades will be made to the insulation, to reduce the external wall U-value and help reduce air movement within the cavity, which can negatively affect thermal performance.  Jamie noted, “Knauf Insulation has provided technical assistance to a very high standard and their U-value and Psi-value calculations are always reliable. We chose products from their Loft Roll and FrameTherm® ranges because they combine quality performance with cost-efficiency, both of which are essential to the success of our project.” Energy House 2.0 and The Future Home allow us to see how LZC technologies could be most effectively implemented in future years. When the government instructed people to work from home during the Covid-19 pandemic, the gym where Wirral-based personal trainer Megan Hewitt worked closed down. So, Megan and partner Dan decided to build a fitness studio in their garden to allow her to conduct video personal training sessions during lockdown. To ensure the 6m x 3m timber frame building would be suitable for use all year round, it was essential to insulate the roof and walls.The couple researched various types of insulation online and narrowed it down to Mineral Wool because of its thermal performance and fire safety. They had three other considerations: it had to be good at blocking noise, have excellent sustainability credentials, and be easy to install, as they planned to fit it themselves.Just one product for all applicationsTheir research showed that Knauf Insulation 50mm and 70mm OmniFit Slab ticked all the boxes. It is a multi-application slab, meaning the couple didn’t need to purchase separate products for the roof and walls. What’s more, it offers a higher level of thermal performance than alternative versatile slabs on the market.It is manufactured from Glass Mineral Wool and is non-combustible with a Euroclass A1 Reaction to Fire Classification, meaning it will not add to the development or spread of a fire should it occur.Keeping quietAs any exercise fanatic knows, a good workout needs a strong soundtrack and Megan wanted to motivate clients without becoming a noisy neighbour. OmniFit Slab provides excellent levels of acoustic performance thanks to its open fibre structure that absorbs sound waves.Insulation that doesn’t cost the earthSustainability was another important factor for the couple. Like all of Knauf Insulation’s Glass Mineral Wool insulation, it is manufactured from up to 80% recycled content, mostly used glass bottles and jars that would otherwise go to landfill.It is also manufactured with ECOSE® Technology, Knauf Insulation’s unique bio-based binder, which contains no added formaldehyde or phenol. ECOSE® Technology is made from natural raw materials that are rapidly renewable and is 70% less energy-intensive to manufacture than traditional binders, so it is more environmentally-friendly.Products made with ECOSE® Technology are soft to touch and easy to handle. They generate low levels of dust and VOCs (volatile organic compounds) and have been awarded the Eurofins Indoor Air Comfort Gold Standard.Its softness was a benefit that Megan noticed during installation. She said: “I remember helping my Dad with our ‘old-school’ Mineral Wool loft insulation when I was younger and it was horrible, it irritated my skin for 24 hours after. But the OmniFit was fine – there was no irritation whatsoever.”Installation was no sweatA tight fit between joints is essential to eliminate gaps that can reduce thermal and acoustic performance, but with some types of insulation it can be difficult to achieve the high quality installation required. OmniFit Slab is manufactured to provide friction fitting to ensure all joints are sealed correctly. Despite having no previous experience, Megan, Dan and a friend fitted the 40m2 OmniFit Slab themselves over the course of a day.“Before fitting the insulation, we watched an installation video on YouTube,” said Megan. “We followed the techniques shown and it was really easy to install. We had no problems at all.”“I’m delighted with the finished result. When the fitness studio was finished, we kept turning up the stereo to see whether the insulation really was soundproof – even at full blast, you couldn’t hear the music outside. It’s amazing.”“Before we put the insulation in, I was exercising in winter gear with the radiator on full – now the studio is lovely and warm. The key requirement for Cube Homes was to offer residents high quality, low carbon, affordable and sustainable apartments.After extensive planning, K Systems specified a direct fix system with mineral wool insulation and a silicone render finish. Our Direct Fix system for steel frame structures is KIWA BDA certified and provided the ideal solution for these newly constructed mid-rise apartments.Our team designed a façade solution that delivered modern, thermally efficient and aesthetically pleasing homes, meeting the client’s requirements.Our ServiceDue to the number of fixings and the curvature of the property, this was a technical project which required bespoke detailing.In collaboration with Bowker Sadler Architects and our approved installer Profac, we designed a comprehensive specification and were on-site when required, offering Profac technical and installation support throughout the build.The Direct Fix system specified is a cost-efficient solution for steel frame structures, with fewer components for a simpler and faster install. Direct Fix generates exceptional insulation and with a silicone render finish provides high levels of fire rating (A2,s1-d0), allowing Cube Homes to deliver safe and thermally efficient homes.Technical Project DetailsThe EWI needed to be line and level with the ground floor brickwork. To achieve this specific requirement, 300mm mineral wool (which is deeper than available mineral wool) was specified for the project. This meant 110mm and 190mm boards were combined to achieve the required 300mm.This thicker mineral wool meant that the curved elevation on the building was difficult to achieve. The insulation was facetted around the curve and carefully installed by Profac to create a seamless façade. The 300mm mineral wool resulted in a low U-value of circa 0.10 W/m²K, meaning heating costs for the apartments will be minimal and carbon usage will be reduced to a minimum standard.For the finish, silicone render (TC 15) was specified to create a striking curved elevation. Silicone TC incorporates the benefits of silicone technology to provide a water repellent finish with a fresh and modern appearance. The silicone allows water vapour to pass freely through the render whilst allowing the finish to remain weather resistant, making it the ideal solution for a low maintenance, long-term finish.

Kingspan OPTIM-R panels were also installed on the balconies, with matching thicknesses of flex infill strips laid around the edges. A further layer of Kingspan Thermataper TT47 LPC/FM was installed above this, providing a fall to the gutter.

“How good is Knauf Insulation’s specification and technical support? Let’s put it this way, I’ve used Rocksilk® RainScreen Slab for every façade project since.”- Nikesh Patel, Façade Design Manager at A2O Cladding The Weald of Kent Grammar Annexe extension is a new three-storey satellite facility for Tunbridge Wells Grammar School for Boys in Sevenoaks. It comprises state-of-the-art classrooms for a cohort of 90 boys. A2O Cladding were appointed by Willmott Dixon to deliver the technical design and installation of the façade, which is finished with a white and grey silicon render set against a red Corium brickslip façade. One of their first tasks was to finalise the insulation specification based on three key requirements: thermal performance, non-combustibility and sustainability. Meeting the thermal performance challenge The first factor, the thermal performance of the rainscreen façade system, initially proved more difficult than expected. Nikesh Patel, Façade Design Manager at A2O Cladding explained: “U-values provided by the architect for a rainscreen façade system are a bit belt and braces because they’re based on assumptions. So, once we’ve confirmed the sub-structure, we redo them to ensure they’re an accurate representation of the building’s thermal performance.”   “The problem is the manufacturer we were working with couldn’t deliver the U-value of 0.18 W/m2K because they didn’t have the right software.” For most applications, the simplified methodology used for calculating U-values is sufficient. But it is not recommended for rainscreen façade systems, because it does not take into account the complex interaction between the Steel Frame System (SFS) and the insulation. Instead, a blanket correction factor is applied, which can lead to the over-specification of insulation – as it had in this case. To prevent this, 3D U-value calculations should be used. They thermally model the build-up based on the complex interaction between the insulation and the rails and brackets. This ensures greater accuracy giving the specifier a true picture of how the build-up will perform after construction, so it matches its design. But most manufacturers don’t have the capability to undertake these complex calculations in-house, so outsource the service to a third party at a cost to the contractor. Before they went down this route, A2O Cladding asked project architect Bond Bryan for advice, who suggested they contact Knauf Insulation.  “We’d not used Knauf Insulation before so didn’t know the standard of their technical support. The biggest tick in the box was they do free 3D U-value calculations – it really helped to keep the project on track.”  Using these calculations, the Knauf Insulation Technical Support Team recommended Rocksilk® RainScreen Slab for the façade insulation. The product has a thermal conductivity of 0.034 W/mK and crucially, a depth of just 150mm would meet the required U-value.  They also recommended 150mm of Rocksilk® EWI Slab with a thermal conductivity of 0.036 W/mK to insulate the rendered external walls. A2O Cladding also decided to use Knauf Insulation’s OmniFit® Slab 35 to insulate the junctions at roof level to ensure continuity of insulation. Fire safety at every height All three products have the best possible Euroclass A1 reaction to fire classification, so will not contribute to the development or spread of fire, should it occur. This meant they met the second specification factor, non-combustibility.  “The Annexe extension is under 18m tall but that would never influence our choice of insulation material. The A2O ethos is that we don’t touch combustible stuff when there are suitable non-combustible solutions available. I mean why would you introduce that risk? Using Mineral Wool insulation gives us, and the school peace of mind.”  Patel goes on to explain that Willmott Dixon has a reputation for quality and will only authorise the use of tested and certified systems. “As the façade contractor, it’s our job to ensure the quality of the supply chain. The fact that Rocksilk® RainScreen Slab is BBA certified for use in high rise buildings and for so many different build-ups meant it met the rigorous standards demanded for the project.” A focus on sustainability But choosing suppliers isn’t just about performance and fire safety. The third factor in the specification process was sustainability.  “As we finalise the technical design, we need to provide Willmott Dixon with a Technical Submittal for every product, and this includes details of its green credentials. It was another example of how Knauf Insulation makes things simple for contractors. They have EPDs for every product and all the relevant ISO standards, so our insulation specification sailed through.” As well as producing products that improve the thermal efficiency of buildings, Knauf Insulation has been taking steps to reduce the carbon footprint of its products. One example of this is its unique bio-based binder, ECOSE® Technology, which contains no added formaldehyde or phenol. ECOSE® Technology is made from natural raw materials that are rapidly renewable and is 70% less energy-intensive to manufacture than traditional binders, so it is more environmentally friendly. From technical support to performance and sustainability, Knauf Insulation scored top marks in all categories – which meant that A2O Cladding didn’t need to compromise on any of their specification requirements or criteria.

The non-combustible nature of rock mineral wool ensures that it will not burn, will not give off toxic smoke and will not suddenly ignite in a fire due to ‘flashover’.Another key specification element related to the speed and ease of installation. The required thermal performance of the building was dependent on the correct installation of the specified insulation product. Rocksilk® RainScreen Slabs are easy to install down to their superior workability ensuring installation stayed within the tight time constraints. Rocksilk® RainScreen Slab is treated with a water repellent additive to ensure the building structure is protected against rain penetration and it can also be installed with either face adjacent to the sub structure.Rocksilk® RainScreen Slab provides an additional benefit for the installing contractor as it is designed to adapt to minor imperfections in the building’s substructure. The rock mineral wool product ‘knits’ together, ensuring intimate contact between slabs ensuring all joints are closed and thermal efficiency is maximised.Rocksilk® RainScreen Slab has excellent acoustic properties, which contributed towards the acoustic performance of the structure in order to comply with both sound insulation and sound absorption requirements.What’s more, individual packs of Rocksilk® RainScreen Slabs are compression packed together in Knauf Insulation’s innovative packaging method, Supakube. One Hyde Park, owned by CPC Group, is a high-end residential and retail park. Due to the nature and standard of the construction, developers required the highest quality tools, equipment and materials to construct the building. The ambition was to keep the design lines sleek, elegant and spacious, while still achieving the required high thermal performance expected in in a modern prestigious development in the heart of London. Insulating the floors introduced another level of complexity and so the search for something that was up to the challenge began.After meeting with developers, our experts concluded that SuperFOIL SFUF would be the most practical and efficient solution to the project. With a slim profile of just 6mm and R value of 0.8, SFUF gives a great solution where floor depths are limited. SFUF has a slightly different build-up to our typical roof / wall products in that it doesn’t include layers of wadding, this makes it much slimmer and less compressible, making it an ideal combination for solid floor applications. Unlike our other products, SFUF is also typically installed with no air gaps which, again, contributes to its slim profile. The top layer of SFUF is a polythene membrane which provides protection allowing it to be screeded onto directly with no need for additional layers to be installed. This also makes SFUF ideal for use with underfloor heating systems. The application of SuperFOIL SFUF was a success and the building was finished in 2010. Starting at £20million, One Hyde Park residential properties began selling soon after the completion of the complex. SuperFOIL SFUF provided a solution to achieve a high level of thermal performance in this prestigious development. SFUF has an impressive thermal r-value achieving excellent performance in a minimal amount of space

When the London School of Economics (LSE) sought an architect for The Marshall Building, it held an international competition to select a contemporary design that matches its global academic reputation.The winning design by Grafton Architects features striking pale stone rainscreen cladding that contrasts with the red bricks of surrounding buildings on Lincoln’s Inn Fields.At 10 storeys high, the building needed to conform with the changes to building regulations which ban the use of combustible materials on all buildings over 18m in England and Wales. As a result, Grafton Architects specified Knauf Insulation’s Rocksilk® RainScreen Slab for the three external wall build-ups.Rocksilk® RainScreen Slab is BBA certified for use at any height and the broadest range of thicknesses and build-ups on the market. It has the best possible Euroclass A1 reaction to fire classification, is manufactured from Rock Mineral Wool and has a thermal conductivity of 0.034 W/mK.With U-values of 0.14 Wm2K, 0.20 Wm2K, and 0.21 Wm2K required for the different rainscreen wall build-ups, sub-contractor I&S Construction consulted Knauf Insulation’s Technical Support Team about the right depth of insulation. The new £8.5m Allam Diabetes Centre at Hull Royal Infirmary plans to treat and care for patients with diabetes and metabolic bone diseases.It also includes a significant amount of clinical research facilities supporting not only diabetes and endocrinology, but also vascular surgery, neurology and other research departments. Its curved towers flank a glass entrance, which leads to a large waiting area and reception. Spread over three storeys are consulting rooms, specialist treatment rooms, office space and changing rooms as well as a roof terrace on the second floor. Designed to achieve a BREEAM rating of ‘very good’, the thermal performance of the insulation specified for the Allam Diabetes Centre’s flat roof was hugely important. Another crucial factor was fire safety. Although the application doesn’t fall under current fire regulations banning combustible insulation, the architect specified that only non-combustible materials should be used during construction.  Main contractors Zenith Developments appointed specialist contractors Fosters Roofing to install the roof. They in turn tasked DANOSA UK with supplying all the materials for the roof construction, including the insulation. “The build-up of the Allam Diabetes Centre was a single-ply warm roof with a tapered insulation scheme to provide the fall required for rainwater run-off,” explained Steve Downey, Commercial Director at DANOSA UK. “Tapered insulation schemes are always more difficult than traditional flat roofs, so we asked Knauf Insulation for technical advice on how to achieve the required U-value of 0.18 W/m2K.” The Knauf Insulation Technical Support Team recommended Rocksilk® Flat Roof Slab. It is BBA certified for use on mechanically fixed flat roof build-ups and is suitable for all types of roof deck.  As well as excellent thermal performance, Rocksilk® Flat Roof Slab is non-combustible with the best possible Euroclass A1 reaction to fire classification. It also provides excellent sound absorption so will help reduce the drumming effect of rainfall.  Rocksilk® Flat Roof Slab contains a special water repellent additive and is manufactured using Knauf Insulation's Krimpact® Technology which provides high levels of compressive strength and durability. As the project was a tapered insulation scheme, Rocksilk® Flat Roof Slab was manufactured to order to ensure the correct fall was created. The tapered insulation scheme wasn’t the only challenge with the Allam Diabetes Centre – it also features a curved façade, which added complexity for the installation team at Fosters Roofing.  Paul Foster, Managing Director at Fosters Roofing said: “Insulation needs to be carefully cut to the exact shape of the building otherwise heat can escape making it less energy efficient. Thankfully Rocksilk® Flat Roof Slab was easy to cut and quick to install, so it wasn’t a problem.” Rocksilk® Flat Roof Slab has also been designed to knit together during installation so there are no gaps that could affect thermal, fire or acoustic performance. By using Rocksilk® Flat Roof Slab, Fosters Roofing and DANOSA UK were able to achieve the required specification for the tapered insulation scheme on the new Allam Diabetes Centre. This will contribute to the energy efficiency needed to achieve the BREEAM ‘very good’ rating.

Entering a building is usually the only way to find out what takes place inside. But that’s not the case with the Manchester Metropolitan University’s new School of Digital Arts (SODA). It acts as a giant canvas to illuminate digital content produced by students, thanks to an LED rainscreen façade on its northern face. The five-storey, 5,200m2 SODA building is adjacent to the Manchester School of Art and will provide space for a digital innovation and User Experience (UX) lab, film studios, green screens, edit suites, sound, music and production studios; alongside a screening room and gallery space. Like all rainscreen façade projects, the SODA building needed insulation to meet the required thermal, fire safety and acoustic performance, but the LED façade added complexity to the specification. The chosen rainscreen panels were perforated with small holes to allow the lights to shine through – but this also meant the insulation could be seen from certain angles, so the insulation needed to look aesthetically pleasing too. During the design process, architects Feilden Clegg Bradley Studios had specified Knauf Insulation’s Rocksilk® RainScreen Slab for the project. It is non-combustible with a Euroclass A1 reaction to fire classification, so complies with building regulations that ban combustible insulation on certain buildings over 18m tall in England and Wales.  Rocksilk® RainScreen Slab also has a thermal conductivity of 0.034 W/mK so could meet the U-value of 0.19 Wm2K. And thanks to its sound absorption characteristics, critical for low mass rainscreen structures, it will help create a quieter space for the students. The principal contractor Kier Construction had tasked specialist façade contractors Maple Sunscreening with determining the required thickness and aesthetics. So they contacted Knauf Insulation to discuss the best solution.  Knauf Insulation’s Technical Support Team undertook 3D U-value calculations and confirmed that a 150mm slab should be used for the project.  What’s more, Rocksilk® RainScreen Slab is manufactured with ECOSE® Technology, Knauf Insulation's unique bio-based binder that contains no added formaldehyde or phenol. This gives Knauf Insulation’s mineral wool its unique brown colour, so the insulation won’t stand out behind the perforated rainscreen panels. It also makes it soft to touch, easy to handle and generates low levels of dust and VOCs. As a result, products made with ECOSE® Technology have been awarded the Eurofins Gold Certificate for Indoor Air Comfort. Rocksilk® RainScreen Slab is designed to be easy to install correctly. Slabs are robust which makes them easy to manoeuvre into place. Once in position, they butt tightly together and adapt to any imperfections in the substrate. This prevents unintended air gaps that can compromise thermal, fire safety or acoustic performance. Using Rocksilk® RainScreen Slab was the optimal solution for the SODA building providing both the high thermal, fire safety and acoustic performance demanded of modern buildings. And thanks to its unique brown colour, the mineral wool insulation won’t be a distraction, instead acting as the perfect backdrop for the dazzling LED light displays created by the students.

Located in East London, on a water gateway between the River Thames and over 2,000 miles of navigable canals, the six-building Limehouse Basin development comprised of a white EPS insulation board that was fixed to horizontal PVC rails that created a drained cavity between the insulated façade system and the substrate.Due to strict regulations introduced in December 2018 following the Grenfell tragedy, which states any building exceeding 18 metres in height must have walls comprised of non-combustible materials, this building was deemed non-compliant, unsafe, and not fit-for-purpose.Development owners Beckford, supported by the Building Safety Fund (BSF), required an expert team to execute the removal of the existing EWI and replace it with an appropriate alternative, without disrupting the unique aesthetic of the building.The combination of K Systems and Retrofit UK, two companies renowned for their expertise, quality of service, and superiority in the market, was an obvious choice for Beckfords.We have a good portfolio of BSF projects to date, and Limehouse Basin is another great example of how our team along with one of our approved installers can help make a building fit for purpose, whilst overcoming numerous challenges along the way. Unrivalled expertise and professional delivery are apparent in every groove and corner of this refurbishment.Our ServiceTogether with Approved Installer Retrofit UK, K Systems continued works despite Covid restrictions (adhering to Government guidelines) to deliver the Limehouse Basin project within the agreed timeframe and with minimal disruption to residents as requested by the client.Removal of the existing EWI system took place in rotation with the installation of the new system, and a robust programme was put into place by the contractor to ensure the building was not exposed to the elements for long periods of time, ensuring the residents were kept as comfortable as possible especially during the winter months. Decanting of the residents did not take place, so we worked alongside all parties to ensure the health, safety and welfare of the residents were prioritised during the works.Due to the nature of this project, technical monitoring from the K Systems team was increased, and weekly visits were planned along with a reactive approach to any on-site issues that arose from a technical perspective. Our technical teams actioned regular quality assessments and maintained open communication with all stakeholders.The result – an industry-leading insulated façade solution that fulfilled Beckfords’ criteria and delivered an outstanding architectural design and structure, fully compliant with fire regulations and boasting a better U-value which translates to better living conditions for the residents.Technical Project DetailsThe key objective for the Limehouse Basin project was to remove the non-compliant EWI system and replace it with a non-combustible system to meet current building regulations.Our team insist on being involved from the very concept of any BSF project to ensure an accurate specification could be developed and allow any initial underlying issues to be identified and rectified swiftly. Therefore, our Technical Team witnessed the removal of the existing system and inspected the substrate thoroughly.After extensive scoping, the K Systems M, mineral wool insulation, system with a silicone render finish was chosen as the preferred option, meeting the demands and needs of the client and current building regulations. This system provides high levels of fire resistance and non-combustibility (an A2-s1, d0) bringing it in line with mandatory Government requirements for buildings over 18m tall.With superb acoustic qualities and excellent environmental properties, the M System didn’t just tick the fire resistance box. The thermal performance of the building was significantly enhanced, with a U-value of 0.30W/m².k being achieved.The shape of the buildings were complex, with numerous curved areas of various facades. This meant the finish required an expert eye and a skilled hand to deliver seamlessly. Both K Systems and Retrofit are renowned for their expertise and superiority in the market, and therefore such challenges were overcome, and high standards of workmanship delivered.Another very challenging aspect of the build was the replication of the rainscreen cladding to the front of the buildings. This detail was successfully created by using tape joints, stop beads, and black silicone mastic to create a shadow gap – further testament to the expert capabilities of our team. This particular finish not only delivered the desired aesthetic but delivered an additional benefit of cost savings for the client.We worked closely with Retrofit UK throughout the duration of the refurb and as a result the Limehouse Basin buildings have a contemporary finish and attractive aesthetic worthy of the projects postcode, and one we are confident existing residents welcomed and potential residents appreciated.

Building performance is crucial if the UK is to meet its ambitious net zero targets. But there’s a big challenge ahead. There are 29 million homes in the UK and buildings generate one third of the UK’s CO2 emissions, 50% of which relate to heating.To address this, the government has announced a clear regulatory roadmap introducing ever-stricter thermal performance requirements.But there’s a bigger issue that tougher thermal performance measures alone will not address. Industry research suggests 27 million homes are not delivering the performance stated on their Energy Performance Certificate (EPC). That’s because EPCs require no physical measurement on site, assumptions are made based on answers to questions such as whether a property has insulation or a condensing boiler. It does not account for any of the variables that influence actual performance, such as build and install quality or location. This means homes are less energy-efficient, use more carbon and are more expensive to run than their EPC suggests. As a result, the Government’s EPC Action Plan will see EPCs shift from being a notional tick-box exercise to a genuine, evidence-based record of a building’s actual performance.That leaves the construction industry with a problem. How will it ensure buildings actually perform as designed?A genuine, evidence-based recordThe only way to address the issue is to measure real energy performance, but this has been difficult and costly – until now. Knauf Insulation and Knauf Energy Solutions have undertaken two pilot projects which have combined accurate measurement and Artificial Intelligence (AI) technology with a quality-controlled retrofit of Mineral Wool insulation to deliver impressive results.The solutionThe two companies have invested in six years of research and development. The result is ground-breaking sensor technology that accurately measures the real energy performance of a home, which is used alongside quality-assured installation of retrofit measures to create buildings that perform as intended.Until now real performance could only be measured via expensive, lengthy, and invasive co-heating tests. By contrast, Knauf Energy Solutions sensors can be fitted unobtrusively to occupied buildings, making the technology discreet, scalable, and cost-efficient.Over 12 weeks, the sensors capture an accurate picture of the building’s performance using machine learning to combine energy meter readings with humidity, temperature, CO2 levels, Volatile Organic Compounds (VOCs), and weather data. It then calculates the heat lost through the building roof, walls, and floors to create an accurate picture of each home’s thermal performance. It essentially gives an ‘mpg’ for a home or building.The sensors can be used to ensure new buildings are performing as designed and specified. Or they can inform ‘smart retrofits’ that improve existing buildings’ energy performance and track the subsequent energy bill savings.Retrofits that deliver resultsKnauf Insulation and Knauf Energy Solutions have undertaken the UK’s largest ever real performance retrofit project, to upgrade the thermal performance of 28 homes on a 1970s social housing estate run by Great Places Housing Group in Trafford, Manchester. Early investigation showed the existing insulation had been incorrectly installed and had degraded. Adding to the complexity, the homes also contained unusual build features, such as a stagger between terraces meaning one wall acted as both a party and external wall, each with different thermal characteristics. The companies built a full-scale mock-up of the junction to develop clear protocols for the removal of existing insulation and installation of Knauf Insulation Mineral Wool products. This innovation has enabled the successful installation of Supafil® Party Wall in a staggered party wall – a world first which can be replicated in tens of thousands of other ‘hard to treat’ properties with similar staggers across the country.The second project took place in Eccles, Salford, where the 12 houses had been built to Part L1A in 2014.Sensors were used to benchmark the thermal performance of the properties before commencing quality-controlled refurbishment programmes on both estates, using Knauf Insulation products including Supafil® 34, Supafil® Party Wall, Loft Roll 40 and Rocksilk® RS100.The retrofits were ‘cost-optimal’ delivering results usually targeted by whole-house retrofits with only fabric improvements. To achieve this, the standard of installation was key. Contractors were chosen and managed for quality, and included approved Supafil® contractors, who are certified and actively monitored by Knauf Insulation. Supafil® 34 was injected directly into the cavity using a calibrated blowing machine, ensuring each cavity was fully filled so the specified thermal performance could be achieved. Loft installations were carefully designed and installed so the Loft Roll 40 met up with the Supafil® to provide continuity of insulation and minimise thermal bridging.The two pilot projects delivered impressive results.Trafford31% average fabric efficiency improvement per homeOne home experienced a 51% improvement£411 average annual bill reduction for residentsAverage space heat demand: 65.57 kWh/m2yearAverage CO2g/m2/year: 14.23Eccles17% average fabric efficiency improvement per home28% improvement in one semi-detached homeMoist air leakage risks corrected, preventing sustained structural deteriorationAverage space heat demand: 32.79 kWh/m2yearAverage CO2g/m2/year: 6.78The need for a fabric first approachAccurate measurement alone will not create net zero homes – despite the improvements, all 28 homes in Trafford retained EPC ratings of grade D or E. Similarly in Eccles, the EPC ratings remained mostly static. The refurbishments simply brought their real-world performance in line with the theoretical EPC performance.But the project does show that Knauf Insulation and Knauf Energy Solutions have developed a viable solution for measuring real performance that can be used to underpin net-zero housebuilding and retrofitting by taking a fabric first approach.Bringing benefits to the whole supply chainBefore the refurbishment, residents on the Trafford estate regularly complained their homes were cold and expensive to heat, despite being insulated. In fact, a survey by energy supplier E.ON found this is common, with 49% of landlords saying they didn’t know how to improve the energy efficiency of their properties. This new technology not only gives landlords that information, but by making real-world measurement viable at scale for the first time, it brings benefits to the whole supply chain:Housebuilders can ensure quality control and compliance with the ‘fuel and energy performance’ aspects of the New Homes Ombudsman scheme.Builders and developers can measure thermal performance with certainty and demonstrate they’re delivering for their clients.Tenants and purchasers will enjoy better thermal performance, lower energy bills and a more comfortable living environment, and they can also assess the operating costs of prospective homes.The government, councils, housing associations and landlords can verify the return on investment on refurbishments.Ultimately if we are to achieve net-zero, we must first accurately measure building performance. By combining the use of sensor technology with a quality-controlled insulation installation or retrofit, we can close the performance gap of every building – new and existing. The building fabric component of an EPC will be based on real evidence and homeowners and tenants can save money with lower energy bills.Low carbon insulation for low carbon homesKnauf Insulation undertakes Life Cycle Assessments to evaluate the embodied carbon of its products. Its products can be considered low in embodied carbon, with transparent evidence available in Environmental Product Declarations (EPDs) across its ranges.Knauf Insulation has proactively reduced the embodied carbon in its products over the years, as part of a broader set of activities to reduce its environmental impact. Specific actions to minimise its carbon footprint include the introduction of ECOSE® Technology, its unique bio-based binder, which is 70% less energy-intensive to manufacture than traditional binders, as well as initiatives to reduce road miles in both sourcing and distribution. The Oak Cancer Centre at The Royal Marsden’s Sutton site is a state-of-the-art research and treatment facility, designed to bring the hospital’s 400-strong research team and its clinical care facility together under one roof. Specialist brickwork contractors, Lesterose Builders, were appointed by main contractor ISG to design and build the 2,800m2 masonry façade. As a result, they were responsible for ensuring the façade complied with the relevant thermal and fire safety regulations. The time and cost challenge The architect’s specification named a rock mineral wool product, but when Sam O’Keefe, Commercial Manager at Lesterose Builders, tried to place the order, there were two problems. He explained: “The first issue was availability – there was an eight to ten week lead time due to materials shortages. And the second issue was cost. We discovered the original insulation manufacturer had two planned price increases, and the extended lead time and phased delivery schedule meant that the Oak Cancer Centre project would be hit by both.” These two issues would not only delay the build, but would push it significantly over budget. So Lesterose Builders needed another insulation solution. Meeting the specification Lesterose Builders turned to Knauf Insulation, a fellow member of the Association of Brickwork Contractors (ABC). Knauf Insulation’s sales team looked at the specification and was able to offer an equivalent – 200mm Rocksilk® RainScreen Slab.  Rocksilk® RainScreen Slab is a rock mineral wool insulation product with a thermal conductivity of just 0.034W/mK, which meant it would meet the U-value of 0.21W/m2K. It is also non-combustible with Euroclass A1 reaction to fire classification, which means it will not contribute to the development or spread of fire should it occur. It is British Board of Agrément (BBA) certified for masonry façades at any height as well as for the broadest range of build-ups of any rainscreen solution on the market. This meant Rocksilk® RainScreen Slab was suitable for use in the Oak Cancer Centre because it complies with building regulations that ban the use of combustible materials in the walls of relevant buildings over 18m tall. In addition to fire safety and thermal performance, Rocksilk® RainScreen Slab offers excellent sound reduction characteristics. Crucially, Knauf Insulation was able to meet both the schedule and cost parameters for the project. “Once we had confirmation that Knauf Insulation could match the specification and deliver to the planned timescales and budget, it was then a case of getting the architect’s approval. This went extremely smoothly. We just made a technical submittal with the datasheets and environmental product declaration (EPD) and Rocksilk® RainScreen Slab was approved for use without any queries.” Ease of installation The seven-full loads of insulation were purchased through Parker Building Supplies. These were delivered to the site in eight phases in line with the schedule of works. The product is designed to be easy to install correctly. Superior robustness and durability mean it can be manoeuvred easily into place. And unlike some competitor products, it can be installed with either face of the slab against the substrate, speeding up installation and preventing incorrect installation. Furthermore, the natural flexibility of rock mineral wool means it adapts to minor imperfections in the substrate, while slabs knit together when tightly butted, eliminating air leakage that could reduce thermal and acoustic performance. Rocksilk® RainScreen Slab is also manufactured with ECOSE® Technology, Knauf Insulation’s unique bio-based binder that contains no added formaldehyde or phenol. It is made from natural raw materials that are rapidly renewable, and is 70% less energy-intensive to manufacture than traditional binders, so it is more environmentally friendly. Products made with ECOSE® Technology generate low levels of dust and VOCs (volatile organic compounds) and have been awarded Eurofins Indoor Air Comfort (Gold) certification. Construction work is known for its challenges, particularly around budgets and schedules – but thanks to Knauf Insulation’s Rocksilk® RainScreen Slab, Lesterose Builders was able to overcome both these issues and meet the required specification factors for the Oak Cancer Centre.

The Bishop Auckland refurbishment project, is a stellar example of K Systems ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Durham Homes commissioned K Systems to refurbish its residential development of 120 terraced houses. The primary aim of this project was to improve the thermal performance rating of each home. The challenge for K Systems was to provide a suitable EWI solution whilst retaining the character of the homes by replicating the existing brick and stone walls.Due to this unique mix of required finishes, we were presented with an extremely complex project that required careful attention of several aesthetic and design considerations.Having a good reputation for matching systems with finishes to deliver clients’ visions, we worked in collaboration with our approved installer Westdale Group, to scope out the project and specification in fine detail, with particular focus on insulating properties and aesthetic.These poorly insulated brick and stone terraced houses were given a thermal upgrade to enhance occupier comfort. An attractive brick render finish was used over insulation to provide an aesthetic finish that is in keeping with the current street scene.This satisfied the client’s requirements whilst providing a total revamp for the properties, which has resulted in energy efficient and aesthetically pleasing homes for the client and residents.Our ServiceWe worked in collaboration with Durham Homes and approved installer Westdale Group to upgrade these poorly insulated brick and stone terraced houses and deliver a total revamp of the properties, resulting in thermally efficient homes.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Our Application Specialists visited the site regularly throughout the project working in collaboration with the approved contractor to ensure correct installation and detailing.As a result, we delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Durham Homes, and the residents of the newly improved homes.Joe Rogers at Westdale Group, said:“To deliver such a large project (120 houses), it requires multiple teams to work seamlessly together and have absolute trust in the other’s skill, vision, and judgement. This high-performing system is lightweight utilising expanded polystyrene (EPS) panels that are enhanced with graphite to further enhance thermal performance.The E BrickRend system has a fire performance rating of B2-s1,d0. It’s low moisture absorption and resistance to mould growth ensures a high level of durability.The system was specifically tailored to meet the thermal performance criteria of the project. Utilising 90mm EPS panels, the target U-value of 0.30W/m2K was achieved, delivering the benefits of improved thermal comfort and lower heating costs for residents, whilst helping the local authority achieve it’s environmental carbon reduction targets.Several finish options were considered to meet the client’s requirement of replicating the existing brick/stone appearance of the properties whilst remaining within the project budget.K Systems specified BrickRend, a bespoke, specially formulated polymer render which was colour-matched to the existing masonry. It was then down to the skill of our approved installer to apply pigments to tint and shade the render surface and simulate the appearance of real stonework. The surface is then sealed to provide a long-term durability. A dash render finish was applied to the rear of the Bishop Auckland properties.This particular finish didn’t just ‘fit the bill’ at the time of delivery, but is an economic, durable, lightweight solution, easily applied, with an increased bond strength compared to sand and cement, which will protect the insulation and structural fabric of the homes from environmental deterioration in years to come.This customised finish and attention to detail is a perfect example of how K Systems works with all clients to fulfil any specific design criteria and go above and beyond the standard requirements to deliver superior quality.

BackgroundLocated in Stroud, the Park Parade, Park Road refurb project was part of a large refurbishment planned by Stroud District Council. The shopping area and sheltered accommodation scheme were given a complete revamp with internal and external work being completed.MD Group from Bristol were awarded the contract by Stroud District Council and were appointed as the main contractor. A new external wall insulation system was installed, along with an extensive refurbishment to the communal areas, external balconies and roofing. Our approved installer Elite Rendering Systems were contracted by MD Group to complete the exterior wall insulation.Alongside Elite, we transformed the premises aesthetically creating modern homes and commercial premises. The buildings were given a new lease of life, and together with Elite we delivered safe, stylish and energy efficient buildings that will help to reduce fuel bills for residents and help decarbonise the Council’s housing stock.Our ServiceOur Technical team were available to provide hands-on-guidance throughout the duration of the project. As part of our service commitment, our K Systems Site Technician regularly visited the project to inspect progress, offer support and ensure high levels of construction quality.As the ground floor of Park Parade is used for commercial premises, one challenging aspect of the project was the detailing and installing around complex interfaces such as air conditioning/refrigeration units. We transformed the outside of the properties with a durable, low maintenance solution that is fully compliant with fire regulations and fulfilled the Council’s criteria.The combination of finishes used not only delivered the desired contemporary aesthetic but provided an additional benefit of cost savings for the client. Residents of Park Parade, Park Road will enjoy reduced energy bills and better living conditions thanks to the U-value improvement.Technical Project DetailsFollowing design and site meetings with the K Systems Technical team, K Systems M (Mineral Wool) was specified by Bailey Partnership Architects and Stroud District Council. This system incorporates eco-friendly mineral wool insulation boards. As an A2-s1, d0 firerated solution, it is widely specified to provide thermal and aesthetic improvements to buildings, reducing energy usage and therefore energy costs.K Systems M, utilising non-combustible insulation, ensured the latest building safety regulations were met. Thanks to its exceptional properties, the thermal performance of the walls after installation has been significantly enhanced. A U-value of 0.27 W/m²K was achieved, which will help to reduce the residents fuel bills and reduce the level of condensation forming on the inside walls – two key objectives for the client.For the finish, high-performance Silkolitt+ silicone renders were supplied along with our lightweight synthetic brick slips (VBriQ). This combination improved the aesthetics of the buildings for its residents.Silkolitt+ silicone thin coat renders are available in a wide range of colours offering a contemporary finish. The excellent vapour permeability allows the building to breathe and prevents interstitial condensation. The flexibility of the finish provides resistance against cracking and increases the durability, ensuring a long-lasting finish to the properties. It is very user friendly, and its hydrophobic properties reduce maintenance requirements.Accredited by the BBA, the K Systems VBriQ brick slips provide top tier Cateogory 1 impact performance and are ideal for use on this project. This lightweight system is quick and simple to install and has high UV resistance while also allowing the original brick colour to be maintained. An extremely durable finish that will withstand the day-to-day demands placed Park Parade, Park Road.

Sto has supplied the StoTherm Mineral K external wall insulation system with StoLotusan render for the new Day Case and Eye Unit building at Chorley and South Ribble Hospital. Specified by Gilling Dod architects of Chorley, who worked closely with the main contractor Tilbury Douglas, the StoTherm Mineral K system combines impressive insulation with excellent fire protection characteristics. With an A2-s1, d0 reaction to fire classification in accordance with BS EN 13501-1, the non-combustible mineral fibre insulation is fully bonded to the substrate and therefore no additional firebreaks are required. Ideal for both new-build and refurbishment projects, its efficient single-leaf construction also means that interior space within the building is not reduced.  For this project, the system’s mineral fibre insulation boards were secured to the lightweight steel frame and sheathing board substrate with mechanical fixings and StoLevell Uni adhesive and levelling mortar. A StoLevell Duo Plus reinforcing coat embedded with Sto-Glass Fibre Mesh was then applied to the face of the insulation boards, with StoLotusan and StoSilco renders used for the final finish on different sections of the building, using light colours from Sto’s architectural colour range.  StoLotusan is the only render available that uses Sto’s patented Lotus-Effect® technology which delivers impressive water and dirt repellence. It forms a unique surface texture, similar to that of the lotus leaf, that causes the rainwater to run off the render quickly and easily, removing any dirt or dust as it goes. Providing outstanding resistance to the growth of algae and fungus, the building will retain its looks for many years to come.  The new Day Case and Eye Unit is the result of a major £17.5 million investment in developing enhanced ophthalmology and day case services. The new Day Case and Eye Unit now offers an extensive range of diagnostic and treatment facilities for patients with medical eye conditions.

NV Buildings is one of the most prestigious and iconic residential sites in Greater Manchester.The distinctive sail-shaped buildings are a major landmark in Salford Quays. The blocks have a curved main elevation providing a unique aesthetic on the skyline and are one of the most popular developments in the area.With a prominent location in Salford Quays, adjacent to the Lowry Theatre and Media City TV headquarters, the apartment blocks feature in many iconic photos of the area.The project itself was funded by the Building Safety Fund, the Government’s £4.5 billion fund to remove unsafe non-ACM cladding on residential and mixed-use properties that are 18 metres and over and do not meet building safety regulations.Our Approved Installer QFF Facades were contracted to complete the exterior wall insulation and rendering which upgraded the fire performance of the cladding, ensuring the safety of both the building and residents.Three 15 storey blocks were refurbished, with a safe and thermally efficient façade solution.Our ServiceWe worked in close partnership with QFF Facades throughout the duration of the project.Deliveries and install were strictly monitored and a very systematic approach was followed. A planned install programme was agreed to ensure minimal disruption to the residents of N V Buildings, who remained in their homes while the work was carried out on this prestigious site.We produced a bespoke specification which included various detailing such as soffits, balconies, and full height panels.A partnership approach was vital, as we worked with QFF Facades, Thomasons Consulting engineering, and the fire officer to agree upon and deliver specific detailing at abutments, openings, and for the drained cavity of the façade system.Particular attention to detail was afforded to the drained cavity fire-stops, including fire-stop details between floors, at party walls for each apartment and around openings.As part of our service commitment, our technical team were available to provide hands-on-guidance, offer support, technical guidance and ensure high levels of quality.Technical Project DetailsAfter testing, the existing cladding had been deemed a fire safety risk by experts and therefore needed to be removed and replaced with anon-combustible alternative.The project was a strip-and-refit of a drained cavity external wall insulation system, which included an expanded polystyrene insulation system.Our Approved Installer QFF Facades installed a K Systems Exicco M, Drained Cavity External Wall Insulation System for steel frame buildings, utilising Mineral Wool insulation. This high performing system provides high levels of fire resistance and non-combustibility.The fire classification of the façade for N V Buildings was upgraded to A2-s1, d0 and therefore complies with the latest building regulations, ensuring the safety of its residents.For the finish, high-performance thin coat silicone render (Silicone TC) was specified. Our Silicone TC render has a number of fantastic advantages including ease of application, and its hydrophobic properties make the render low maintenance. Available in a wide range of colours the topcoat finish used on NV Buildings is a light grey to match the original façade, meaning aesthetically the iconic buildings maintained their distinctive design.

The refurbishment scheme at Buckley View in Smallbridge was completed in March 2022 and is one of a series of demonstrator projects that Rochdale Boroughwide Housing are completing.These projects are part of an ongoing approach to improve the energy efficiency of homes and reduce carbon emissions, helping to identify the best ways to meet Greater Manchester’s 2038 target to be carbon neutral.The scheme has seen 23 bungalows in Buckley View receive investment to help improve the energy efficiency of the homes and reduce carbon emissions using a whole-house, fabric first approach.The work carried out included replacing cavity wall and roof insulation, installing External Wall Insulation (EWI), upgrading ventilation and installing new windows and doors.We worked in close partnership with our approved installer Profac and provided a suitable EWI solution for the project and complementary finish. The steel frame was key, combined with curved glazing on the corner elevation of the building. Then a lightweight cladding solution was required for the rest of the façades.K Systems approved installer M & M Façades were contracted to complete the exterior wall insulation and rendering of the 8-storey residential building.Our ServiceWe worked in close partnership with M & M Façades throughout the duration of the project. The K Systems Technical team offered on-site technical and installation support throughout the build process and supported the M & M Façades team at all stages of the project.As the building is over 18 metres, a bespoke specification was produced to ensure compliance with the current building safety regulations.A direct fix system suitable for steel frame structures and all building heights was specified, ensuring the safety of both the building and future residents.Technical Project DetailsAfter numerous design meetings the K Systems Direct Fix M (Mineral Wool) EWI system with a Silicone Render (TC 15) finish was chosen, meeting the requirements of M H Stainton Homes.This system provides high levels of fire resistance and non-combustibility bringing the apartments in line with mandatory Government requirements for buildings over 18 metres tall.We specified the use of multiple thicknesses of insulation boards (50mm, 100mm and 170mm) to allow for the line and level of the steel frame. A U-value of 0.28 W/m²K was achieved, meaning the residents will enjoy thermally efficient homes.For the finish Silicone TC 15, our high-performance thin coat render, was used. With the coastal location, this durable, weather resistant finish offers an eye catching, clean design, creating a modern and crisp aesthetic. The Technical team offered on-site technical and installation support throughout the build process and supported QFF to ensure quality and reliability.We produced a bespoke specification and worked closely with Thomason Consulting and QFF Façades to agree and deliver specifics such as fire stopping and abutment details.From design advice through to installation, we offered a partnership approach which aided a smooth installation process with minimal disruption.Technical Project DetailsThe original sheathing boards were replaced, and the K Systems Exicco M drained cavity façade system was installed. This high performing drained cavity system was specified as a requirement for this steel frame residential building. 60mm mineral wool insulation was specified to retain the line of the existing façade.Fire safety with high rise buildings like Albion Works is of utmost importance and this solution generates high levels of fire resistance and non-combustibility (A2, s1-d0 rating), meaning the latest building regulations were complied with. BackgroundK Systems’ retrofit of the REEMA non-traditional construction Properties in Swindon, South-West England, is a stellar example of the company’s ability to harness years of expertise with forward-thinking innovation to meet the needs of its clients.Swindon Borough Council had a development of 50+ properties in Upper Stratton all with aged facades and poor thermal qualities, some with U-values as inadequate as1.59W/m ² K.K Systems supported Swindon Borough Council, led by Projects Surveyor John Black, to completely refurbish this residential development and deliver on five primary objectives:- Improve the thermal performance rating of each home (SAP rating)- Deliver greater thermal comfort for residents- Choose a solution with acoustic benefits and non-combustable benefits- Reduce tenants’ energy consumption- Deliver an attractive aesthetic that would uplift the areaHaving a good reputation for matching systems with finishes to deliver its clients’ visions, K Systems partnered with approved installer, Rateavon Ltd, to scope out theproject and specification in fine detail, with particular focus on insulating properties and aesthetic.Our ServiceK System worked in collaboration with Swindon Borough Council and Rateavon Ltd to upgrade these poorly insulated houses and deliver a total revamp of the properties, resulting in thermally efficient homes.One of the primary requirements was to improve the performance rating of each home, with a target U-value of 0.30W/m²K. In fact, K Systems exceeded that in the project delivery by achieving a U-value of 0.29W/m²K.The project was completed with minimal disruption to existing residents, and due to forward planning and regular site visits by an experienced K Systems project manager, where processes and progress were monitored and evaluated, the project was completed within the agreed timescale.Digital technology was deployed from the very beginning to produce models and CGIs (Computer Generated Imagery) to not only assure Swindon Council the finished project would meet its specific requirements, but to also guide the design process and ensure compliance with all health and safety regulations.Regular inspections and site audits were carried out alongside Swindon Council to ensure the same level of care and attention to detail that applied when specifying theproject was being applied during its implementation and delivery.Technical Project DetailsOn initial inspection, K Systems found a problematic substrate. The REEMA hollow panel non-traditional construction properties are constructed of a concrete frame with thin concrete panels to the exterior façade. This type of thin panel construction created a significant challenge for the team to find a suitable EWI fixing, but with the help from Rawlplug, one of our EWI fixings suppliers a robust and safe fixing solution was found, without compromising the existing REEMA construction.Harnessing years of EWI system design knowledge and unrivalled expertise in this field, K Systems worked closely with Rawlplug and a structural engineer to identify a suitable fixing detail and pattern which would not only be robust but also suitable for this type of substrate.With a structurally strong solution agreed, focus then turned to the appropriate insulation solution.After a comprehensive scoping process taking into consideration client requirements, project objectives, budgets and timeframes, K Systems specified the industry proven K Systems M, Mineral Wool EWI system to not only significantly boost thermal performance of the buildings but also reduce noise pollution for the tenants.K Systems 100mm Mineral Wool insulation has an industry-leading ability to generate exceptional thermal performance. That made it the perfect choice for the refurbishment as it would combat the increased heating costs faced by residents whilst retaining the solid foundations of the existing building and reducing the risk of condensation or mould damage.Other technical benefits which made the K Systems Mineral Wool system the ideal specification for this refurbishment include:- non-combustibility, A2-s1,d0 fire rated- its excellent acoustic properties, reducing noise pollution- its environmentally friendly composition as the insulation is free from gases with ODP (ozone depletion properties) or GWP (global warming potential)- its workability and easy to cut format, reducing labour time across the board for the team.Having identified solutions that improved structure and thermal performance, K Systems then offered the best quality finish for the properties – an aesthetically pleasing, cost effective combination of VBriQ+ clay brick slips and Silkolitt+ silicone render that both Swindon Council and the residents would be proud of.VBriQ+ is a lightweight, highly durable, clay brick slip system and a more cost-effective finish option in comparison to tradition brick systems without compromising on quality, weather resistance, workability and durability. This made it perfect for a project of this scale – a project which required maximum and long-lasting impact without incurring maximum costs.The Silkolitt+ silicone render finish rejuvenated the properties’ exteriors and massively enhanced the area’s overall aesthetic, making it a much more appealing place to set up home.Yet again going the extra mile for clients to ensure unrivalled workmanship and longevity, K Systems finished all 52 properties with K Pro - a water-based protective treatment used to provide long term enhanced water repellent properties to external render and other masonry surfaces, helping combat the problems associated with water intrusion including efflorescence, frost, water-soluble pollutants and algae growth meaning the substrate will stay clean and dry for longer.K Systems and approved installer Rateavon Ltd delivered an excellently designed and expertly executed refurbishment, that exceeded the expectations and requirements of the client, Swindon Council, and the residents of the newly improved homes.John Black, Projects Surveyor at Swindon Borough Council, said:“Throughout the project K Systems have supported Swindon Borough Council agreeing all detailing to ensure current day Building Control Regulations were met.
