Box And Walk-On Rooflights Enhance Extensive Roof Terrace In Luxurious London Mews House

Glazing Vision Ltd

Glazing Vision rooflights were used in the re-construction of this mews house situated in the prime real estate and conservation area of Mayfair, London. The building is an exceptional example of stunning architecture and elegant, contemporary interiors. Whilst adding a majestic character to the mews itself with its dark brick façade and impactful balcony, the outer appearance belies the vast size of the residence internally. After the demolition of the former mews house and after 2 years of construction, which had even necessitated underpinning the neighbouring houses, this property now accommodates a basement with indoor pool, lower ground floor with cinema room, open plan living and dining space, 2 floors of bedrooms and bathrooms, as well as additional terraced balconies.Keeping the interiors bright and airy throughout was key to the design concept – floor to ceiling windows and Flushglaze Walk On Rooflights from Glazing Vision were installed to maximise the daylight where it would have been otherwise compromised on the ground and second floors. In addition, a Glazing Vision 3 Wall Box Rooflight provides unimpeded access from an internal staircase to the impressive roof terrace, which is recessed down 1 1/2metres between 2 pitched roofs and which offers a vast outdoor space for entertaining, dining and relaxing. Two Flushglaze Walk On rooflights were specified by the architect to negate the risk of potential dark spots appearing in the dining zone and living area on the ground floor. Engineered by Glazing Vision to bespoke sizes and to meet the future projected foot traffic upon them, they were seamlessly integrated into the balconied terrace on the second floor, thus shedding light through to the bench seating in the kitchen and lounge.Their minimal internal framework was in keeping with the contemporary aesthetic of the interior, and both rooflights augment the quality and quantity of light entering this open plan area, even extending out towards the central stairwell and landing. Two further custom-sized Flushglaze Walk On Rooflights installed on the roof terrace add an intricate design detail but also create a wow factor. Perfect for flat roof terraces, these rooflights lie flush with the wooden decking. Again tested to allow for regular foot traffic and to bear the weight of terrace furniture, the rooflights offer complete safety and watertight integrity. On the second floor below, the two windowless bathrooms are flooded with the light coming through these rooflights – indeed such is the brightness of these rooms that privacy blinds have been installed for occasional use.Seeking to optimise the very large roof space that had been created (4m x 8m) the architect specified Glazing Vision’s 3 Wall Box Rooflight, which would offer easy access all year round to the roof terrace and also provide a contemporary glass feature. For the accommodation of the 3 wall mounted box rooflight a timber box frame had to be built which abutted the exposed brick wall behind. The property’s imposing central staircase provides access to the box rooflight, which in turn maximises the light falling down the stairwell to the bottom of the house. At a touch of a button from an access keypad, the sliding roof retracts to give a 50% clear opening with no “bowing of the head” necessary. The operation is quiet and safe, and the provision of a rain sensor ensures closure from inclement weather.

Upgrading the timber sash and case windows with double glazing at the stunning boutique hotel, Knockinaam Lodge, in PortpatrickKey features: Commercial, Hospitality & Leisure, Sash Windows, Sash & Case, Double Glazing, Renovation Built in 1869, Knockinaam Lodge is the only luxury boutique hotel in Portpatrick, Dumfries and Galloway – tucked into the south west corner of Scotland against a backdrop of the dramatic Irish Sea. As part of a restoration project, the owner, David Ibbotson, was looking for a sash window double glazing expert he could trust to upgrade a number of the timber sash windows in this stunning property. The historic 19th century hunting lodge has a wealth of original features, so it was vital to retain the beautiful windows. But they weren’t in a good state of repair, leaving guest and reception rooms draughty and hard to heat. Following bad experiences with other window companies who had let Mr Ibbotson down, he was lucky enough to come across Ventrolla Scotland when one of the Ventrolla team were staying with them as a guest.  Hayley Little, from Ventrolla Scotland explains, “I’ve been working closely with David at Knockinaam Lodge since my original survey visit back in January 2020. The hotel overlooks the sea near Portpatrick and is very exposed to the elements. As well as repairs, we’ve been responsible for installing conservation-approved double-glazed sashes, alongside our draught-proofing system.Working around the hotel’s busy times was of paramount importance with this project – so we arranged to complete our work when they were closed for other refurbishments, or when they were unable to welcome guests due to Covid restrictions. To date, we’ve completed three phases of works. In July 2020, we worked on the striking Morning Room three-part bay window, then in November 2020 we repaired the sash window in the South Room and, following this, in November 2021 we returned to work on the Batchelor Room and the three-part bay window in the restaurant. Phase four is planned in for March 2022.”  Mr Ibbotson commented, “The work has made a huge difference, not only to the finish of our hotel, but more importantly to the comfort our guests enjoy. The team from Ventrolla have expertly completed repairs, installed double glazed sashes and replaced sills on around 10 windows so far, and we’re delighted with everything they’ve done for us.They’ve been flexible with their schedule, so we could stay open as much as possible – we’ve really appreciated how closely they’ve collaborated with us. They have been a pleasure to work with and we can’t wait to see the results when the remaining windows are completed.”You can follow Knockinhaam Lodge on Instagram for regular updates, events and stunning photography showcasing this landmark property and it’s surrounding views. Do you have a sash and case window project you need to tackle?Whatever issues with your sash windows, Ventrolla can help. Multipart Flushglaze And Three Wall Box Rooflights Provide Unrestricted Access To Terrace In Remodelled London Office

Glazing Vision Ltd

Barr Gazetas worked closely with BW: Workplace Experts and Glazing Vision on the remodelling of this contemporary yet classical office building which involved creating an accessible private terrace for staff and clients to enjoy the views of central London, as well as providing the 6th floor with natural daylight. Utilising a terrace in densely populated areas such as London is a great way to provide a building with more accessible space. Originally the 6th floor offered 2,821 sq ft of space, but with the addition of the terrace area, this increased to 3,790 sq ft.Not only does an accessible terrace supply you with extra room, but, in London, the presence of a roof terrace typically adds 12% to the value of a property, rising to as much as 25% in coveted Chelsea. Other benefits of access rooflights include improved natural ventilation, control of interior temperatures, and the result is also beneficial to the aesthetics of a building such as 6 Duke Street. Barr Gazetas chose Glazing Vision not only due to our vast experience in designing and manufacturing access rooflights, but also for our ‘start to finish’ service. All of our rooflights are designed and manufactured at our HQ in Diss, and we even offer an installation service via our sister company, Glazing Renovations, which provides our clients with peace of mind.Box rooflights are a great way to gain easy access to any roof terrace. Operated at the touch of a button, the user simply climbs the stairs whilst the rooflight is retracting into its open position and walks straight out onto the terrace. Our three wall box configuration is one of the most popular and can offer an almost seamless integration into the fabric of your building. On this particular project, the sliding section when open provides a clear opening of 1927mm on the left side when viewed from the outside and is glazed on the front and top with a built-in fall of 3 degrees, and mounted to walls at the rear and two sides. The rooflight also includes the optional extras of a proximity detector and a battery back up. The rooflight was crane lifted to the terrace so that installation could be carried out by Glazing Renovations.Our Multi-Part Walk On Rooflight has supplied the 6th floor with a large amount of natural daylight which is proven to boost vitamin D, help improve sleep, and can help boost focus. The rooflight also includes Enduro Shield glass protection which provides superior resistance against contamination caused by moisture, hard water, all types of dirt, lime scale, salt spray and pollution, and also helps protect against degradation, staining, corrosion and etching. Our standard glass specification on our Flushglaze Walk On Rooflight is designed to withstand regular foot traffic in domestic applications with uniform loadings of 1.5kN/m² and concentrated loadings of 2.0kN in accordance with EN 1991-1-1-1:2002.The two rooflights perfectly complement each other and work together to provide a vast amount of natural daylight whilst creating a visually impressive, accessible terrace area.“The Walk On Rooflight was key to providing as much light to the floor below as possible, and the box rooflight was a great feature to the terrace, providing easier access than a ‘hatch’ access product.” Pradumn Pamidighantam, Senior Architect, Barr Gazetas.

Pure Vista Ltd

Glass Balustrade in Cornwall: The Stargazy Inn is a luxury restaurant with rooms in Port Isaac, Cornwall.Like many Cornish restaurants, the Stargazy Inn enjoys spectacular sea views and benefits from a terrace where guests and diners can make the most of the stunning location. The down side to having a sea view terrace in Cornwall, is that the wind can make al fresco dining uncomfortable. Cornwall is renowned for its prevailing westerly winds, even in the summer! The Stargazy Inn wanted to create a windbreak for their terrace so the space could be opened up for diners, but they didn’t want the fantastic view to be compromised. They came to Pure Vista for their frameless glass balustrade installation in Cornwall. The best windbreak solution when you have a view is glass balustrade. Glass balustrade in Cornwall in particular, is a popular choice since we enjoy incredible views from most of our coastal hotels and restaurants. Glass, as a material, enables these views to be maximised. The product chosen to fulfill the brief for Stargazy Inn, was Pure Vista POSIglaze; glass balustrade that can sustain force loads of up to 1.50kN, perfect for light commercial applications such as restaurant terrace windbreaks. To find out more about what building regulations require of your glass balustrade project, refer to our building regulations web page. The photos below show just how effective the windbreak is. The height is ideal for people to sit beneath and be able to enjoy the view during dinner. Overall, we think installing a glass balustrade as a windbreak was the perfect solution. Keeping the beauty of the Inn and the landscape while fulfilling the brief from the customer.

POSI-Glaze Protective Barrier at The London Science Museum

Pure Vista Ltd

The London Science Museum is one of London’s major tourist attractions, attracting 3.3 million visitors annually. Now using, interior glass balustrade. The museums’ collections comprise of both permanent and temporary exhibits. So, when they design each exhibit, they must consider how easy it is to change and adapt the space for any new collections. Displays can be created from many things, including an interior glass balustrade. The Science Museum aims to provide inspiring exhibitions to its visitors. The museum approached Pure Vista while looking for a barrier to protect an extremely valuable exhibit, an original prototype of the Brougham carriage. They required an interior glass balustrade in this London location, that was secure enough to prevent visitors from touching the exhibit but didn’t spoil the viewing opportunities. This also needed to be easy to move and adapt. Knowing that Pure Vista specialise in easy-to-adjust glass balustrade for both interior and exterior projects, they approached us for a solution.Pure Vista proposed a POSIglaze solution for this project. The force loading required for interior light-commercial balustrade is 1.50kN, according to UK building regulations. Which can be achieved with POSIglaze using the right type of glass (19mm or 21.5mm laminate SentryGlas). The real benefit of POSIglaze is that it’s the most adjustable balustrade system on the market, all thanks to our patented screw-clamp technology. This meant that the museum could easily remove a panel of glass in order to move exhibits in and out of this space. The adjustment of this system doesn’t require special skills or tools.

Clement Windows Group

The buildings around Clerkenwell Green in London feature a mixture of architectural styles. The area is designated a Conservation Area and some properties are listed. During the nineteenth century it was a busy centre for specialised crafts and manufacture and the buildings at No 10-11 were originally constructed as warehouses. The Uniform Clothing & Equipment Company (Uniquip) occupied the two buildings from around 1910 to the 1990s and was a well known supplier of band uniforms.Stagg Architects obtained planning permission to refurbish and extend the original 13,000 sq ft building by an additional 7,000 sq ft. The renovated building comprises a new roof extension, flexible spaces on the ground and lower ground floors and offices at the upper levels.A four storey side extension infill was constructed and Clement Windows Group were selected to manufacture the new and replacement steel windows and doors throughout the building. It was very important that the new windows were in keeping with the original building and did not detract from the character and appearance of the surrounding Conservation Area and adjoining Listed Buildings.Windows and doors from the Clement EB20 steel window range were chosen and powder paint coated in black with the accompanying hinges and handles painted to match the frames. The huge wall of steel windows to the side of building includes a patterned glass which allows light to enter while also providing privacy for the neighbouring properties.Photographs taken by Matt Chisnall, @mattchisnall

Kuraray – Trosifol® - SentryGlas®

Designing for these major weather events is a balancing act. Architects and structural engineers have to keep one eye on the day-to-day use of the building and the other on the safety of the occupants should a major weather event occur. This is especially important for high-occupancy buildings, such as schools and hospitals and those that are essential to emergency efforts in the event of a storm, such as emergency-response centers. The easy answer is to create a building akin to a totally sealed, in-house safe room, but this does nothing for aesthetics.

Multipart Flushglaze Rooflight Creates Glass Roof In Homeowners Strive For Added Daylight

Glazing Vision Ltd

Natural sunlight and space were two of the key objectives for this extension located in South London. The client, an artist, writer, and former fine arts lecturer, had recently moved to London from Oxfordshire to be closer to her family, and was looking to produce a peaceful, tranquil space to help improve creativity when at work.“I had no fixed ideas about what I wanted, but I wanted more space because it was very small, very dark and I just needed to breathe” Client via Evening Standard.Looking to update this Victorian house into a future proof property, Atelier Baulier Architects worked with the client to achieve the radical vision of a virtually half opened roof through the use of a rooflight. Our Multi-Part Flushglaze rooflight was specified at just short of 8 metres which immerses the entire extension in daylight making the 21 sq. m. space feel much larger, hoping to improve the client’s productivity and focus. The art studio is located under the doubleheight volume, enjoying even light levels throughout the day. The writing room takes the vantage point of the mezzanine above the bathroom and is accessed from the first floor level through an opening made in the gable.Keen to retain discreet detailing to ensure the rooflight framing wasn’t distracting from the design, the Multi Part Rooflight was specified with silicone joints, as opposed to aluminium balustrades, making the product much sleeker. To help daylight flood the room even further, the unit was specified with three Wall Abutments on the high left and right side. The Wall Abutments are not visible from the internal view, this helped to enhance the desired discreet detailing. As stated, the rooflight was supplied in three sections with the frameless silicone joints segmenting each section; the three sections were sized to achieve an equal split when viewed from underneath. This meant that the end sections had to be larger to account for the upstand width.“We aimed to maximise the potential of this unusual site. Rather than subdividing the space the programme is housed within one continuous volume, allowing the daylight to flow through.” Aurore Baulier, Director, Atelier Baulier ArchitectsWith the house being located in a conservation area, the extension naturally blends in with its outstanding surroundings. Brickwork is a major part of this Victorian cottage and its extension. The new volume is a wood-fibre insulated timber construction overclad with bricks slips, resulting in a much lower carbon footprint than a traditional masonry wall. On the interior, brick slips dress the walls continuing the pattern created by the whitewashed brickwork of the existing gable.Atelier Baulier Architects worked brilliantly to maintain the nostalgic look of the building whilst also transforming it into a contemporary home, with the use of a glass rooflight proving to be successful in adding a vast amount of light and space to the originally dark and gloomy Victorian house.

The bronze opaque textured glass allows light to flow through the entire area but offers the level of privacy required for a private room. Decorative transom bars bonded onto the glass add perfectly to the opulent room design.Metropolitan Gaming boasts a wealth of experience in both gaming and hospitality. It is committed to bringing a new perspective to the casino experience and is continually innovating to deliver a unique and authentic experience for its guests in each of its individual locations. “This manually operated, glass moveable wall offers a truly chic, yet practical solution for Metropolitan Gaming”, said Michael Porter, Style’s group sales director.“When not in use, customers enjoy a large open plan gaming area in this very exclusive Mayfair venue. But when a separate VIP lounge is required, away from the public areas, it can be moved into position in a matter of minutes.”According to Mark Cowley, who heads up the glass division at Style, demand for non-acoustic glass moveable walls is growing particularly quickly, with shop frontages, banks, restaurants, reception areas, residential homes, winter gardens, airports and sports stadia/arenas all using these to create flexible space.A new section of the Style website is dedicated to glass partitioning solutions with updated literature ensuring architects, contractors and end-user customers have access to all of the information they need to reach informed decisions.

Leading partitioning specialist, Style, has launched a new glass sliding wall solution for balconies and terraces (BSW). Transforming a balcony into functional space, glass panels are used to enclose the area, creating a barrier against weather and noise without impeding the view. On fine days, the upper section of the glass panels can be neatly folded and stacked to one side, allowing people to sit out and enjoy the sunshine. For terrace rooms that open straight out into a garden or external seating area, Style’s new glass sliding wall allows the boundary between the two spaces to be easily removed on sunny days, whilst successfully combining weather protection with uninterrupted views of the outside during inclement weather. With a discrete guidance track that can be fitted flush to the floor, the BSW system creates a truly a streamlined aesthetic. “This is an exciting addition to our portfolio of glass moveable, folding and partitioning walls,” said Mark Cowley, who heads up the glass solutions division at Style. "With space at a premium, it makes sense to extract the maximum functionality from what is available.”“Our sliding-folding glass wall system brings the outdoors in, effectively expanding the living space in residential homes. In commercial settings, such as restaurants for example, the BSW can be used to increase capacity by making use of a balcony or external area that would otherwise only be enjoyed in good weather.” Making for a welcoming environment, even when a terrace room or balcony is entirely enclosed by the glass panels, air still circulates internally thanks to tiny, 3mm gaps between that provide continuous ventilation. Any condensation is quickly filtered outside thanks to unobtrusive drainage vents and guttering.Fitted with a sophisticated roller system, the individual glass panels also incorporate autonomous pivot point identifiers, ensuring smooth and effortless manoeuvrability every time.Ideal for residential and hospitality settings, the BSW system also offers opportunities for sports clubs, retail outlets and commercial offices, wherever a more enjoyable experience could be offered by opening-up an internal area to incorporate an outdoor space.

To meet the brief, our Project Specification team met with Tapper Interiors to understand the design and performance requirements they required from their new premises. It was agreed that Komfort’s Polar Single Glazed partitioning and double glazed Sonik Doors with the Kross Glaze applied bars would deliver on the aesthetics, but also the performance. These systems were installed on the front reception and meeting rooms. Our Polar Single Glazed system was selected for its proven and reliable performance credentials and ease of installation. In conjunction with this, our double glazed Sonik Doors were installed to enhance acoustic performance levels of up to 38dB (Rw).This style glazing has dominated the commercial and residential market trends over recent months with its contemporary Art Deco feel. To meet the client’s design brief of an industrial style environment, our Kross Glaze bars were applied to both the inside and outside of the Polar Single Glazed partitioning and the Sonik Doors. The end resultThe project was completed to a high specification, meeting performance requirements and design ambitions. This working environment now provides an inspiring space for the occupants and encourages collaboration and productivity levels. It was a pleasure to work with Tapper Interiors and we look forward to working on future projects together.

Radii

Radii designed, manufactured and installed solutions for 71 offices and meeting rooms across Baker Botts’ new 27,000 sq ft space. The standout contribution to this project was the installation of stunning curved glazed screens for the executive meeting rooms. Using a Parallel 50 double glazed system with angled façade abutments, the luxurious design was accompanied with acoustic blank 64mm veneered timber doors, achieving 40dB Rw, and flush bonded Align glazed pivoting doors.Baker Botts’ office fronts comprised of Linear 59 single glazed partitions with adjoining Radii Glide sliding doors and bespoke drywall endcaps. Concealed deflection heads helped to create a flush look with clean lines, while a special bronze finish — applied to the metalwork at Radii’s dedicated in-house powder coating line — complemented the colour palette throughout the space. For small-to-medium size meeting rooms Linear 30 and Linear 64 single glazing, both offering 41dB Rw, were used alongside Parallel 50  fins, Glide glazed sliding doors and Align pivoting doors. All meeting rooms for Baker Botts were installed with retro-fit room booking, facilitated with cable routes provided down the door legs. Finally, Linear 25 single glazed partitioning was placed alongside single glazed Hogan door sets with access controls in Baker Botts’ lift lobby.

Komfort's “new addition” to their existing Sonik framed door offering, a 70mm picture framed single glazed framed doors was chosen as a balance between performance and appearance. This creaed the appearance of a traditional steel framed system with slender sections. This was achieved with the use of our Kross Glaze bars, which were applied to both sides of the doors. Kross Glaze provides a design response to the recent trend of industrial style glazing and is becoming ever more popular within residential and commercial interiors. The use of Sonik Doors also enabled stringent acoustic performance requirements to be met.

Radii

Radii’s elegant slimline double glazed Parallel 50 partitioning (45dB RW) with pivoting glazed doors were used for meeting rooms and quiet rooms across all three floors of the development, including some with electronic access controls integrated into our systems. Our Parallel 84 double glazed fronts (45dB RW) with integrated single Glide sliding door (38dB RW) were also utilised on the Lower Ground Floor.A set of Linear 59 (39dB RW) single glazed fronts with bi-parting sliding doors, installed to run within a drywall pocket, were used on the larger executive meeting rooms. All partition and doors used were installed with recessed head tracks and fully extruded aluminium mullion and transoms — mirroring the existing on-site Radii products that formed part of the restacking and reconfiguration work — with varying levels of privacy achieved with reeded manifestation.Radii also developed bespoke drywall end caps and finished them to match our glazing systems, neatly integrating the ends of the drywall crosswalls with our glazed fronts.

Planet

EQT Partners, have offices everywhere from Amsterdam to Shanghai, and recently acquired a new space in London to house their rapidly growing team. Scott Brownrigg approached Planet Partitioning requesting a glazed partitioning and door package. In areas where high acoustics were the priority, such as meeting rooms and the Boardroom, double-glazed LOFT54, partnered with double-glazed IsoPro doors, were specified.Additionally, the IsoPro doors had banding applied, to match the corresponding LOFT54 partitioning. Where acoustic performance did not need to be exceptionally high, p20 glazed partitioning screens and IsoTec slim framed glass doors were used for office fronts.
