Every false fire alarm is costly, but in a post-COVID world, there is now even more pressure on the leisure, retail, and hospitality industries to prevent false alarms in their premises.The leisure, retail, and hospitality industries were hit hard by COVID-19; as we begin to emerge from the pandemic businesses will be keen to make up for lost time, avoiding the loss in revenue caused by false fire alarms.Home Office figuresDespite two years of restrictions and lockdowns, false fire alarms continue to cost the UK, Home Office figures reveal that there were a total of 2,497 false fire alarms caused by the “malicious activation of [a] fire call point/alarm” in England for the year ending September 2021 – surpassing challenged hoax calls as the largest reason for malicious fire alarms.Accidental activations too remained a significant cause of false alarms; 12,732 false fire alarms were recorded due to the accidental and careless activation of fire alarm and fire-fighting equipment, including manual call points.With the restrictions, closures, and reduced footfall faced by businesses, we might have expected to see the number of false fire alarms fall significantly during the pandemic. This serves as a timely reminder of the persistence of unwanted fire alarm signals, and the need for leisure, retail, and hospitality premises to seek a solution to avoid further disruptions post-COVID.Although necessary once a fire alarm sounds, a preventable evacuation ultimately means unhappy customers, disruption for businesses, and unnecessary strain for our stretched emergency services.At a time where it is prudent to avoid the crowded corridors and large gatherings at assembly points that follow a needless false alarm evacuation, it has become even more important to prevent false alarms.Continuing to be the largest incident type, false fire alarms accounted for 41 per cent of the incidents attended by Fire and Rescue Services in England for the period – fires accounted for just 27 per cent.Over £1 billionWith similar figures reflected across the UK, over £1 billion is lost every year due to false alarms. To recoup this cost the London Fire Brigade became the first fire service in the country to recover costs from buildings including leisure, retail, and hospitality premises, with a poor false alarm record.A false alarm is defined as a fire alarm signal caused by means other than a genuine fire, which has activated a fire detection and alarm system, these can include: equipment false alarm, environmental influences, accidental damage, and inappropriate human action, including the malicious activation of a manual call point.Under The Regulatory Reform (Fire Safety) Order Act 2005, it is the responsibility of the building owner or the ‘responsible person’ to ensure effective fire precautions are in place to protect staff, customers, or visitors.Several precautionary steps can be implemented to prevent false fire alarms before they occur; routine testing and maintenance to call points is a must to assure proper operation, but it is not the only proactive approach.BS 5839-1:2017As recommended in BS 5839-1:2017 manual call points should be fitted with a protective cover to prevent false fire alarms. The British Standard Institute recommends in section 20.2b, that: “All MCPs should be fitted with a protective cover, which is moved to gain access to the frangible element.“It is now recommended that a protective cover is fitted to a Type A manual call point to help prevent false alarms.”Following the introduction of the new recommendations in 2017 malicious false fire alarms have fallen by 18%, an indication of the effectiveness of protective covers, however, every false alarm is still costly.Firefighters respond to fire signals as if they are real, this exposes the public and fire crew to unnecessary risk in their swift response to false alarms, directing them away from real emergencies.LeisureLeisure premises are particularly susceptible to false fire alarms, whether it be wayward sports equipment in sports hall and gymnasiums, or high-traffic areas in music venues, cinemas, and theatres.Concerts, football matches, and even pantomimes have all been interrupted mid-performance in the UK, and in some cases even cut short by false fire alarms – resulting in disgruntled fans and calls for refunds.Government fire safety guidance for theatres, cinemas, and similar premises, highlights the need for protective covers to combat both accidental and malicious activations: “To reduce the risk of malicious or accidental operation which may promote panic you should consider as part of your management plan alternative arrangements such as the guarding of manual call points (e.g. with a simple, easily removed, cover).”A hinged cover around a call point is also likely to solve the problem of accidental activation or damage in storage areas where there is a continual movement of equipment.Whilst guidance for open air events and venues draws attention to the high risk of malicious activations in certain public areas, such as large beer tents – in this instance, alarmed call point covers might be more effective.RetailFor retail premises, trollies and shopping bags threaten the accidental activation of manual call points and the evacuations that follow threaten both a loss of customers and profit. However, robust polycarbonate covers can be fitted to protect sensitive break glass units and deflect heavy blows.This is reinforced by the Government’s fire safety risk assessment for shops: “False alarms from electrical fire warning systems are a major problem (e.g. malicious activation of manual call points) and result in many unwanted calls to the fire and rescue service every year.”Shopping centres and supermarkets are regularly forced to evacuate hundreds of shoppers due to unwanted fire alarm signals; abandoning their shopping on conveyor belts, baskets, and trollies. Owing to the disruption many choose not to return to complete their purchases.HospitalityThis phenomenon can be particularly detrimental for the hospitality industry, where evacuations following false fire alarms leave restaurants and bars vulnerable to incidents of “dine and dash.” Some hospitality premises have lost out on upwards of £1,000 when customers walked off without paying after a false alarm.Fire safety guidance for licensed premises reinforces the need to put a stop to false fire alarms within the industry: “Fire alarm systems should normally conform to the current edition of BS 5839, with consideration made for prevention of false alarms.”Alarm fatigueRepeated false alarms reduce the public’s confidence in fire alarms, contributing to alarm fatigue and a complacent attitude towards evacuations. Alarm fatigue occurs when a person becomes desensitised to an alarm due to repeated false alarms and as a result, fails to react appropriately in an emergency – having potentially fatal effects.The Manchester Woolworths fire in 1979 is a devastating example of alarm fatigue, as the fire alarm sounded customers were reluctant to leave the store. By the time they realised they were in danger, it was too late, ten people died in the blaze.Alarm fatigue also poses a serious threat to the hospitality industry, with Government fire safety guidance for sleeping accommodation, such as hotels, stating: “If there are excessive false alarms in your premises, people may become complacent and not respond correctly to a warning of a real fire. In such circumstances, you may be failing to comply with fire safety law. All false alarms should be investigated to identify the cause of the problem and remedial action taken.”In some areas of hospitality premises, such as function rooms in a hotel, call points can be vulnerable to malicious and accidental activations – to reduce this risk, protection for manual call points is advised.Some hotel guests react casually to fire alarms, often wrongfully believing them to be a “hoax” or “prank”, reducing response time and delaying evacuation. As recommended in BS 5839-1:2017 manual call points can be fitted with a protective cover preventing false alarms whether accidental or malicious, halting alarm fatigue.Call point protectorsSafety Technology International manufacture a range of protective covers, specifically designed to prevent false alarms whether accidental or malicious.The STI story began in 1980 with a challenge by a school headteacher who wanted to stop their false fire alarms. The FM company of a large Yorkshire Hospital engaged with wall & door protection specialists, Yeoman Shield, to resolve the unsightly and problematic damage that was occurring to fire doors in a busy specialist unit.Such damage, caused by the everyday passage of people, trolleys and equipment, if not attended to, may have become detrimental to the functioning of the fire doors.Yeoman Shield were able to provide a comprehensive fire rated door protection system, which when installed does not affect the fire integrity, to help combat and break the damage cycle, helping to prolong the life of the doors.Door Edge protectors, either FD60 or FD30, according to a doors rating, were installed to the vulnerable leading and hinged edges of the door to prevent chipping and splintering and helping to maintain the recommended 3mm gap between doors and frames.The leaves of the doors were covered with Yeoman Shield’s 2mm thick FalmouthEx protection panels at either full or half height dependent on where the impact was more prevalent, preventing dents or holes from manifesting in the future.Standard glazing beads were replaced with PVCu clad units, complete with corresponding intumescent strip, helping to protect an element of the door much prone to damage.A further part of the fire door refurbishment project was the addition of an Architrave and Stop Lath protection system. A record number of manual call points were maliciously activated across England for the year ending March 2022.The highest annual number of malicious false fire alarms on record came as people returned to public buildings en masse in a period markedly unaffected by COVID-19 lockdowns.The latest Home Office figures reveal there was a total of 3,212 false fire alarms caused by the “malicious activation of [a] fire call point/alarm” in England for the year ending March 2022, surpassing challenged hoax calls as the largest reason for malicious fire alarms.Accidental activations also increased over the period; 14,452 false fire alarms were recorded due to the accidental and careless activation of life safety equipment, including manual call points.Every false alarm is costly, disrupting schools and businesses, placing unnecessary strain on our emergency services and reducing public confidence in fire alarms.Despite online learning, working from home and limits on social contact, false fire alarm numbers, although down, persisted during the pandemic.As schools, offices and shops saw reduced attendance and footfall, malicious false fire alarms survived; now in a post-COVID world, there has been a boom in the number of false alarms plaguing the country.Continuing to be the largest incident type, false fire alarms accounted for 40 per cent of the incidents attended by Fire and Rescue Services in England for the period – fires accounted for just 26 per cent.Repeated false alarms reduce the public’s confidence in fire alarms, contributing to alarm fatigue and a complacent attitude toward evacuations. THE PROJECTThe Jackson fire rated project features freestanding mailboxes that conform to the BS476 Part 6 & 7. The small bank of fire rated mailboxes are installed internally in a residential building to securely store mail for residents. The mailboxes have the use of support legs which are secured to the concrete floor with heavy-duty fixings. Support stands are colour coded to match the same finish as the bank of mailboxes.Mailboxes that meet the BS476 Part 6 & 7 will satisfy the demands of fire protection in most cases, and provide an affordable alternative if the surface spread of flame and non-flammable materials are acceptable. The mailboxes feature an inward sprung flap, which is a standard feature across the fire rated mailbox range. An intumescent strip is placed on the internal side of the mail flap, which expands when the temperature increases and ensures that the flap is kept closed – stopping the oxygen flow into the mailbox and reducing the risk of fire spreading through the mailbox.An alternative fire rated solution is that mailboxes are manufactured to meet the BS476 Part 22, this group of products contain a series of features and benefits that result in a ‘one-hour integrity’ rating. NV Buildings is one of the most prestigious and iconic residential sites in Greater Manchester.The distinctive sail-shaped buildings are a major landmark in Salford Quays. The blocks have a curved main elevation providing a unique aesthetic on the skyline and are one of the most popular developments in the area.With a prominent location in Salford Quays, adjacent to the Lowry Theatre and Media City TV headquarters, the apartment blocks feature in many iconic photos of the area.The project itself was funded by the Building Safety Fund, the Government’s £4.5 billion fund to remove unsafe non-ACM cladding on residential and mixed-use properties that are 18 metres and over and do not meet building safety regulations.Our Approved Installer QFF Facades were contracted to complete the exterior wall insulation and rendering which upgraded the fire performance of the cladding, ensuring the safety of both the building and residents.Three 15 storey blocks were refurbished, with a safe and thermally efficient façade solution.Our ServiceWe worked in close partnership with QFF Facades throughout the duration of the project.Deliveries and install were strictly monitored and a very systematic approach was followed. A planned install programme was agreed to ensure minimal disruption to the residents of N V Buildings, who remained in their homes while the work was carried out on this prestigious site.We produced a bespoke specification which included various detailing such as soffits, balconies, and full height panels.A partnership approach was vital, as we worked with QFF Facades, Thomasons Consulting engineering, and the fire officer to agree upon and deliver specific detailing at abutments, openings, and for the drained cavity of the façade system.Particular attention to detail was afforded to the drained cavity fire-stops, including fire-stop details between floors, at party walls for each apartment and around openings.As part of our service commitment, our technical team were available to provide hands-on-guidance, offer support, technical guidance and ensure high levels of quality.Technical Project DetailsAfter testing, the existing cladding had been deemed a fire safety risk by experts and therefore needed to be removed and replaced with anon-combustible alternative.The project was a strip-and-refit of a drained cavity external wall insulation system, which included an expanded polystyrene insulation system.Our Approved Installer QFF Facades installed a K Systems Exicco M, Drained Cavity External Wall Insulation System for steel frame buildings, utilising Mineral Wool insulation. This high performing system provides high levels of fire resistance and non-combustibility.The fire classification of the façade for N V Buildings was upgraded to A2-s1, d0 and therefore complies with the latest building regulations, ensuring the safety of its residents.For the finish, high-performance thin coat silicone render (Silicone TC) was specified. Our Silicone TC render has a number of fantastic advantages including ease of application, and its hydrophobic properties make the render low maintenance. Available in a wide range of colours the topcoat finish used on NV Buildings is a light grey to match the original façade, meaning aesthetically the iconic buildings maintained their distinctive design.

Profab Access proves its worth at One Bishopsgate Plaza Situated in the centre of the City of London, One Bishopsgate Plaza is one of the first high-rise residential and hospitality developments to be built in the capital for a number of years. Once construction has been completed, the flagship 43-storey tower will house London’s first luxury 5* Pan Pacific Hotel, which will comprise of 237 rooms, an indoor swimming pool and a 370 capacity Pacific Ballroom, Square Mile’s first dedicated ballroom. From levels 21 to 41, the development will house 160 luxury one, two and three bed residential apartments, or ‘Sky Residences’, which will boast panoramic views of some of London’s most iconic landmarks. As part of the construction process, over 200 steel riser doors from Profab Access in a range of door leaf configurations and sizes from its INTEGRA 4000 Series, combined with over 300 bespoke ceiling panels from its ECHO 7000 Series, are currently being installed throughout the entire tower by BDL Dry Lining. Specified due to their impressive seamless integration into masonry walls, shaft walls and drywall partitions, the riser doors provide discreet and secure access that won’t impact on the overall interior design scheme of the development, a main consideration for the public and private areas of the hotel.The INTEGRA 4000 Series’ third party CERTIFIRE bi-directional certification from Warrington Fire was also a leading factor for specification, as the riser doors are fire tested from both sides to two hours, providing the highest standard of evidence for fire safety performance.All of the doors were supplied with comprehensive CERTIFIRE accreditation documentation as evidence of Profab Access’ up to date fire testing, providing both the specifiers and contractors responsible for the development with absolute confidence in the performance of the critical fire integrity products.The INTEGRA 4000 Series is independently bi-directionally fire tested and certified by an accredited third party, to ensure legal compliance.A combination of one and two hour fire rated riser doors were chosen to be installed throughout all residential and communal areas of the building to not only achieve compliance with current regulations by eliminating the spread of fire throughout the building for the specified durations, but sufficiently future proof the building for years to come. The bespoke Profab Access ECHO 7000 Series Ceiling Access Panels have also been specified for installation throughout the hotel bedrooms and communal areas to provide concealed and maintenance free access to the ceiling shafts. Due to the significant size of the ceiling access panels, which span up to 1100mm x 1800mm, Profab Access developed a bespoke additional safety system that featured a one side lift out and one side swing/push latch mechanism. IntroductionThe Keyfix Non-Combustible Cavity Tray has been installed as part of a new-build project, Addiscombe Oaks in South London, helping to safeguard the development from fire and future building regulation changes.OverviewAddiscombe Oaks is a residential housing development designed by Gardner Stewart Architects (GSA) and developed by L&Q. This new-build development offers a selection of contemporary studio, one, two and three bedroom apartments. Conveniently located in East Croydon, residents of Addiscombe Oaks will benefit from quick transport links into London Bridge, Brighton and Gatwick airport, in addition to nearby shopping centres and parks.Working alongside brickwork contractor Lee Marley Brickwork, Keyfix supplied 2,200 metres of its Non-Combustible Cavity Tray (NCCT), 434 preformed Corner Units, 1,362 preformed Reveal Returns, 8,700 weep vents, as well as Non-combustible Cavity Tray Lintels (NCCTL) over 264 openings.The primary objective for the client was to ensure that the building was constructed in line with updated building regulations, and to ensure that the building would be future-proofed against potential regulation changes. Keyfix was able to meet this objective, as its NCCT is designed to last for the life of the building. The Keyfix NCCT is a fully compliant, A1 fire-rated system, manufactured using Class A1 Non-combustible Grade 304 austenitic stainless steel, resulting in a lifespan of 125+ years for the entire system. Therefore, its use ensures that the building is protected, should building regulations become stricter in the future.ChallengeFurthermore, the main challenge the client faced on the project was keeping to the tight project timeframes. The project ran from October 2021 to August 2022, and the main contractor required an accredited solution which could be delivered in line with the tight-build programme. Keyfix resolved this challenge by supplying products which improved buildability. In particular, the provision of preformed corner units helped to significantly save time on installation.SolutionThe Keyfix NCCT was specified due to its ‘self-supporting one-piece system’ which allows for an easy and efficient installation. The NCCT’s unique design incorporates a stainless steel tray to provide rigid self-support across the clear cavity and requires no reinforcement from the internal structure using mastics or tapes. This design saves precious time for the bricklayer and eliminates clashes with other components.Likewise, the Keyfix Non-Combustible Cavity Tray Lintel was specified due to its A1 Fire Rating, high performance stainless steel, and ease of installation. As the NCCTL requires no tape or mastics, it is a system that allows the contractor to ‘fix and forget’. The design of the NCCTL also incorporates mechanically fixed Stop Ends to capture and channel water outwards via the Keyfix NCW (Non-combustible Weep). The NCCTL is the maintenance-free solution that can accommodate openings up to 2822.5mm, with lintel lengths based on brickwork opening sizes with the range based on 215mm stretcher bond as standard.Moreover, Keyfix supports its clients with the provision of a technical review of architects drawings and a comprehensive schedule and location layout plan on every project. On Addiscombe Oaks, Keyfix engaged with L&Q and Lee Marley Brickwork early on so that any challenges could be resolved before construction took place, ensuring that the project ran smoothly. Fully compatible products from the range of TBA FIREFLY™ have been chosen to compartmentalise roof voids between apartments and communal lobbies of a large apartment building in the London Borough of Lewisham, providing 120 minutes fire integrity protection as part of a wide ranging refurbishment programme carried out earlier this year.The contract on Lewisham Homes’ Commodore Court in Albyn Road has been led by the sector specialist construction company, Mulalley & Co. with London/Sevenoaks based CLM Fireproofing carrying out the installation of the TITAN Lite™ 120:60 barrier system, in combination with Collaroll and the use of ancillary products from the FIREFLY™ range.CLM Fireproofing was founded 30 years ago by Clive Miles and has established a reputation as a leader in the fields of both passive fire protection and fire-stopping; working in a variety of sectors on projects right across the UK. A regular user of the FIREFLY™ range, many of its operatives have attended courses at the company’s premises in Rochdale to become trained FIREFLY™ installers.The Site Agent for CLM, Virginijus Pasvenskas, commented: “There was initially an intention to use a mineral wool flexible fire barrier, but the product was not tested for the scenario installed around the services such as a downpipe and it was upgraded to the use of the FIREFLY™ system by the client/project team. The installation of the TITAN Lite™ and the Collaroll to wrap the trusses and the services went very well and, as well as supplying specific details for the work, FIREFLY's technical team came to site to inspect the works. We completed our contract on schedule back in the summer.”TITAN Lite™ 120:60 has been developed for use in vertical separation or compartmentation situations, offering 120 minutes integrity and 60 minutes insulation and is able to be sealed around penetrations. It is widely specified to form fire barriers within roof voids and floor voids in many different property types, including tower blocks and other HMOs.The flexible woven material is easy to cut and fix, and is chemically treated to improve its cooling properties and therefore prevent temperatures rising in adjoining areas. The system has been fully tested to BS 476 Parts 20 & 22 and is third party certified by IFC. The six metre long rolls of TITAN Lite™ 120:60 have a minimum thickness of 6mm and are installed using special staples as well as high temperature adhesive.Employed as part of the FIREFLY™ System and also to wrap the services which penetrate barriers such as PHOENIX, ZEUS Lite™ and APOLLO Lite™, Collaroll comes in a roll which unwraps to 10m long x 300mm wide with a sewn in concertinaed skirt. The skirt can be moulded to shape to seal it neatly to the upright barrier, which is usually at 90 degrees to the Collaroll and fixed into place using the FIREFLY™ high temperature adhesive. The R31 Staple Gun and Staples are used to staple the Collaroll to itself tightly around the penetration.

IntroductionThe speed of installation and improved build quality of the Keyfix Non-Combustible Cavity Tray System has played an important part in the construction of a major new high-rise residential development in West London and at the same time help meet and exceed regulatory requirements.OverviewLocated close to the Thames in Brentford West London, Verdo – Kew Bridge is a new mixed use development which forms part of a major new regeneration scheme that includes the new community stadium for Brentford FC. Designed by Broadway Malyan and built by developer EcoWorld, it comprises of 487 new one, two and three-bed homes alongside retail and business spaces, public green spaces and community areas.In order to safeguard the future of the development, Keyfix supplied 765 metres of Keyfix Non-Combustible Cavity Trays (NCCT) along with 2490 Corner Units, 4000 Pier Units and 5000 Weeps on blocks E,F,G and H of the development.ChallengeOne of the key challenges for Keyfix was the brickwork build programme which required early completion at the lower grid line levels of one to six. This was due to the scaffolding needed to be stripped away because it was blocking a walkway at Brentford Stadium and therefore needed to be cleared prior to the start of the new football season.SolutionWorking to a tight schedule, the offsite fabrication and preforming of bespoke non-combustible cavity tray units in line with the brickwork set out drawings saved time for the installation team at brickwork contractor DWG. This one-piece NCCT system allowed for a very simple and very efficient install, enabling the brickwork façade to continue at a fast pace.The Keyfix stainless steel NCCT was specified due to its self-supporting system which doesn’t need fixing back to the internal concrete frame and clips together for fast and easy installation. It is essentially a ‘Fix & Forget’ solution with no additional fixings, sealants or onsite fabrication required by the brickwork contractor. Therefore, installation of the trays did not impede the speed of bricklaying even when compared to traditional DPC. Installed in the outer leaf with no connection with the inner skin, this innovative cavity tray system does not create a thermal bridge and eliminates all issues associated with differential movement.Furthermore, the NCCT is manufactured with integral Stop Ends on each cavity tray to ensure water is trapped and channelled outwards via a Keyfix Non-combustible Weep (NCW). The integral Stop Ends also facilitate perp joint width adjustability of +/- 3 mm between 7–13 mm if required.With a lifespan of 125+ years it is the only non-combustible cavity tray system that does not rely on tapes and mastics to make watertight joints, therefore eliminating one of the main reasons for product failure.Commenting on the project, Kieran Coyle, Keyfix Technical Sales Manager said: “Verdo – Kew Bridge was the first project in which we created and used a Component Schedule and this is now the same component schedule template we use on every project. It allows installers to use new Component Codes to identify the different components and install the system to its full integrity.”Holding an A1 Fire Rating, the Keyfix non-combustible cavity tray solution exceeds the minimum standards set out in ADB (Approved Document B), whilst ensuring this major new development meets and exceeds the latest regulations. BackgroundLocated in the Ancoats area of Manchester, the Albion Works strip and re-fit project was funded by the Building Safety Fund, a Government Fund to remove unsafe non-ACM cladding on residential and mixed-use properties that are 18 metres and over and do not meet building safety regulations.K Systems Approved Installer QFF Façades were contracted to complete the exterior wall insulation and rendering of the 8-storey residential building.The original 60mm EPS system was stripped from the building and replaced with a safe, thermally efficient façade solution, which upgraded the fire performance of the cladding, ensuring the safety of both the building and residents.Our ServiceK Systems provided support throughout the application process for this Building Safety Fund project. The Technical team offered on-site technical and installation support throughout the build process and supported QFF to ensure quality and reliability.We produced a bespoke specification and worked closely with Thomason Consulting and QFF Façades to agree and deliver specifics such as fire stopping and abutment details.From design advice through to installation, we offered a partnership approach which aided a smooth installation process with minimal disruption.Technical Project DetailsThe original sheathing boards were replaced, and the K Systems Exicco M drained cavity façade system was installed. This high performing drained cavity system was specified as a requirement for this steel frame residential building. 60mm mineral wool insulation was specified to retain the line of the existing façade.Fire safety with high rise buildings like Albion Works is of utmost importance and this solution generates high levels of fire resistance and non-combustibility (A2, s1-d0 rating), meaning the latest building regulations were complied with. Additionally, the thermal performance of the building improved with a U-value of 0.28 W/m²K being achieved. Residents will therefore enjoy reduced heating costs and better living conditions.For the finish, silicone thin coat render ensured that aesthetically Albion Works had a clean, crisp attractive appearance. This durable, low maintenance render transformed the outside of the building and will ensure a longlasting finish to the property.

THE PROJECTThe Waterside Park project features multiple banks of a fire rated mailboxes that comply with the BS 476 Part 22 offering a one hour integrity rating that will ‘contain and form a break to a fire’.The bank of mailboxes are recessed into a wall and integrated with a finishing surround frame providing a high quality edging to the products, hiding any gaps between brick and mailbox and ensuring a high quality finish.The mailboxes feature an inward sprung flap, which is a standard feature across the fire rated mailbox range. An intumescent strip is placed on the internal side of the mail flap, which expands when the temperature increases and ensures that the flap is kept closed – stopping the oxygen flow into the mailbox and reducing the risk of fire spreading through the mailbox.Each mailbox used in this project has been fitted with a unique identification numbering vinyl with a black colouring to easily show the users (both residents and postal operatives) where each mailbox is situated.

The decision by the British Museum to move a substantial part of its collection of historical artefacts from storage in London to a new state-of-the-art facility in Reading has led to a major fire-stopping contract for a specialist sub-contractor; featuring the use of the FIREFLY™ TITAN Lite™ 120:60 from the TBA FIREFLY™ range.The development at Cutbush Lane East, in the Shinfield district, has seen main contractor Graham Construction awarded a £30million contract for the erection and fit out of the new facility and while the original specification for the well proven and widely used FIREFLY product came from project architects, John McAslam + Partners, the installation and on site expertise was provided by St. Albans based Loftus Construction Solutions Ltd. in installing the 60 rolls of TITAN Lite™ in line with the manufacturer’s standard details and project specific guidance.The Project Manager for Graham Construction, Andrew Gardner, commented: “The British Museum is closing down its storage facility in central London and moving it here to the new research and storage building in Reading, which we expect to complete early next summer (2022). In terms of the fire barriers these have been designed with both life safety and asset protection prioritised: preventing break out of fire from places like plant rooms, and also the protection of dividing walls from both sides.“This has meant the use of in excess of 30 different details including bespoke ones which has led to TBA/Loftus assisting in further developing the initial specification by JMP to suit the unique site conditions. FIREFLY made several visits to site and offered a lot of useful technical guidance and assisted with alterations being made, while Loftus Construction Solutions Ltd has done very good work on the installation of these complex solutions.”Patrick Loftus, MD of Loftus Construction Solutions Ltd, added: “As an ASFP accredited contractor in conjunction with our FIRAS and LPCB Accreditation’s for Passive Fire Protection System we are familiar with the FIREFLY range and have, in fact been using another product from the range (PHOENIX) for three years in work at Whitechapel Station as part of the overall Crossrail Scheme. TBA complements our on-site activities with their excellent technical support which ensures we can deliver on all aspects of projects to our Clients requirements.Combined with all the site reports, our operatives have undergone training from FIREFLY, including training delivered on-site. A new ferry terminal on Brodick Bay, created as a tourism and community gateway to the Scottish Isle of Arran, has been fitted from stem to stern with door and window systems supplied by GEZE.Maritime design and modern comfortThe ship-shaped terminal, designed by the renowned architectural firm Norr of Glasgow, is part of a £30 million investment which aims to update the harbour, get it ready for 21st century travel, and improve passenger comfort.Natural ventilation thanks to automated windowsThe generously sized lounge with its double height and large wall of windows on the western façade offers visitors a breathtaking view of Brodick Bay. The large windows, which are automatically opened and closed by 30 GEZE Slimchain chain drives, give the reception area at the main entrance to the building a bright and spacious feel. The uniquely slim and understated look of the Slimchain window drives integrates perfectly into the unique façade design of the Brodick ferry terminal.The Slimchain window drives were installed not only on the large windows in the lounge, but rather throughout the entire two-storey building – with the exception of the upper ventilation openings: Powerchain chain drives are used there. These especially powerful window drives were chosen to operate the larger windows, since they allow for large opening widths – which is important for quickly venting smoke in case of a fire.The window drives are connected to a GEZE MBZ 300 SHEV control panel for smoke and heat extraction drives, which is integrated into the building management system of the terminal. This makes it possible to easily control and monitor the complex natural ventilation system.Ventilation, smoke and heat extraction, and emergency exit protectionThe windows in the staircases are also equipped with Slimchain chain drives. If needed, the window systems also allow for natural smoke and heat extraction: In case of smoke and heat, the smoke extraction solutions open the windows and control fresh air openings, so that lifesaving escape routes remain smoke-free and safe to use in case of an emergency. In addition, GEZE OL Line manual fanlight openers provide supplementary natural ventilation.Door systems for accessible fire protection doorsBeneath the glazed western elevation are two automatic swing doors to either side. These are powered by GEZE Slimdrive EMD-F door systems, just like another door on the side façade of the building. The electro-mechanical swing door drives for single leaf fire and smoke protection doors are extremely versatile: They provide power assisted opening and can be initiated using the operating button with constant opening and closing speed. Integrated obstacle detection also identifies potential obstacles and stops the opening or closing process if needed. By doing so, Slimdrive EMD-F drives also ensure easy and safe access for people with mobility issues.Understated design and high access convenienceFrom the main entrance, a glazed corridor leads to a bi-parting sliding door powered by a GEZE Slimdrive SL NTsliding door system, which leads into the foyer of the main reception area. The Slimdrive door drive fulfils two key stipulations here at once: It is suitable for interior and exterior doors with high levels of footfall, and ideally suited for glass façades with high design standards – such as the Brodick ferry terminal – due to its low operator height of just 7 cm.

Located in East London, on a water gateway between the River Thames and over 2,000 miles of navigable canals, the six-building Limehouse Basin development comprised of a white EPS insulation board that was fixed to horizontal PVC rails that created a drained cavity between the insulated façade system and the substrate.Due to strict regulations introduced in December 2018 following the Grenfell tragedy, which states any building exceeding 18 metres in height must have walls comprised of non-combustible materials, this building was deemed non-compliant, unsafe, and not fit-for-purpose.Development owners Beckford, supported by the Building Safety Fund (BSF), required an expert team to execute the removal of the existing EWI and replace it with an appropriate alternative, without disrupting the unique aesthetic of the building.The combination of K Systems and Retrofit UK, two companies renowned for their expertise, quality of service, and superiority in the market, was an obvious choice for Beckfords.We have a good portfolio of BSF projects to date, and Limehouse Basin is another great example of how our team along with one of our approved installers can help make a building fit for purpose, whilst overcoming numerous challenges along the way. Unrivalled expertise and professional delivery are apparent in every groove and corner of this refurbishment.Our ServiceTogether with Approved Installer Retrofit UK, K Systems continued works despite Covid restrictions (adhering to Government guidelines) to deliver the Limehouse Basin project within the agreed timeframe and with minimal disruption to residents as requested by the client.Removal of the existing EWI system took place in rotation with the installation of the new system, and a robust programme was put into place by the contractor to ensure the building was not exposed to the elements for long periods of time, ensuring the residents were kept as comfortable as possible especially during the winter months. Decanting of the residents did not take place, so we worked alongside all parties to ensure the health, safety and welfare of the residents were prioritised during the works.Due to the nature of this project, technical monitoring from the K Systems team was increased, and weekly visits were planned along with a reactive approach to any on-site issues that arose from a technical perspective. Our technical teams actioned regular quality assessments and maintained open communication with all stakeholders.The result – an industry-leading insulated façade solution that fulfilled Beckfords’ criteria and delivered an outstanding architectural design and structure, fully compliant with fire regulations and boasting a better U-value which translates to better living conditions for the residents.Technical Project DetailsThe key objective for the Limehouse Basin project was to remove the non-compliant EWI system and replace it with a non-combustible system to meet current building regulations.Our team insist on being involved from the very concept of any BSF project to ensure an accurate specification could be developed and allow any initial underlying issues to be identified and rectified swiftly. Therefore, our Technical Team witnessed the removal of the existing system and inspected the substrate thoroughly.After extensive scoping, the K Systems M, mineral wool insulation, system with a silicone render finish was chosen as the preferred option, meeting the demands and needs of the client and current building regulations. This system provides high levels of fire resistance and non-combustibility (an A2-s1, d0) bringing it in line with mandatory Government requirements for buildings over 18m tall.With superb acoustic qualities and excellent environmental properties, the M System didn’t just tick the fire resistance box. The thermal performance of the building was significantly enhanced, with a U-value of 0.30W/m².k being achieved.The shape of the buildings were complex, with numerous curved areas of various facades. This meant the finish required an expert eye and a skilled hand to deliver seamlessly. Both K Systems and Retrofit are renowned for their expertise and superiority in the market, and therefore such challenges were overcome, and high standards of workmanship delivered.Another very challenging aspect of the build was the replication of the rainscreen cladding to the front of the buildings. This detail was successfully created by using tape joints, stop beads, and black silicone mastic to create a shadow gap – further testament to the expert capabilities of our team. In the new Ceramic Tile Distributors (CTD) showroom in Woking, Surrey, tile products by Saint-Gobain Weber have been specified for their new 400m² sales facility which includes an extensive showroom and trade counter.Relocation of Ceramic Tile Distributors (CTD) from their original showroom on the junction of Goldsmith Road and Church Street West to Kestrel Road a few miles away was brought about by the £150m redevelopment of Woking town centre."The relocation of CTD has not presented a problem," says Rob Stevens, manager, CTD Woking. "The showroom looks brilliant – it's bigger and better, and our trade custom has definitely increased. We also attract lots of private customers who enjoy the simplicity of the large sample displays and the huge variety of tiles for every location."Several site visits were made by Weber's tile specialists to inspect the floor substrate and identify the appropriate materials. The floor was prepared with weber PR360, a multi-purpose priming solution suitable for most building substrates including wood, anhydrite, plaster and cement/sand screed. This primer regulates the porosity of the substrate and improves adhesion and the flow of levelling compounds.High performance, fibre-modified weberfloor flex was then applied which is a self-smoothing and self-levelling compound suitable for most substrates. It has rapid setting qualities and can take light foot traffic after just 3 hours. It is also one of the many products in the Saint-Gobain Weber range to feature Low Dust Technology™ which makes it cleaner and more comfortable for the applicator to use.Large format GEMINI Young Stone tiles in grey were set with weberset rapid plus ECO which is a very rapid strength tile adhesive for low porosity tiles, such as ceramic, porcelain and natural stone, and has been specifically developed to allow easy bedding of large format tiles. It is suitable for use on solid substrates and is ready for grout in only 2 hours. The new ECO formulation contains cement replacement technology which reduces the product's environmental impact of initial excavation and contributes to a significant reduction in transportation costs.The CTD Woking showroom floor was grouted with weberjoint wide which is suitable for very wide joints from 2-20mm. This is a cement-based floor and wall grout which gives a coarse textured finish. It has the added benefit of Mould Stop Technology which ensures lasting protection from mould growth, it's also abrasive-resistant and available in seven colours.As part of Woking's redevelopment, the bandstand, fire station and market place will all be demolished to make way for a new complex featuring shops, apartments, parking and a hotel. On the old CTD site a brand new state-of-the-art fire station is to be developed providing additional space and working areas for the crews and an improved training facility.

One area of the company’s new Singapore facility is a high bay warehouse that required an automatic natural and smoke ventilation system to meet fire safety regulations.Project SolutionWall Opensky natural and smoke ventilators were specified to help to protect Pepperl + Fuchs’ new HQ and logistics centre in Singapore. Powrmatic Partners INNIVATE, therefore, proposed a solution using low-level inlet ventilators on two walls with exhaust ventilators at a high level on the same walls. In all, 36 Powrmatic Opensky ventilators have been supplied for the project – 18 on each wall divided into nine at the low level and nine at the high level.Project ResultAll of the smoke ventilators are fitted with 24 V DC actuators and grouped to operate simultaneously in the event of the fire alarm system being activated. To meet this popularity new-build property is on the rise however there is strict guidance on design of new buildings. Licata Building Systems in partnership with Build-Therm Services Limited were commissioned to specify and supply the façade systems for The Vale apartments. A prestigious block on Connell Crescent, The Vale was subject to planning guidance that insisted the block remained in-keeping with the more traditional neighboring blocks. The system installed is Licata FireSafe Brick slips. Using a 7mm extruded brick slip the system is one of the lighest systems available on the market. Coupled with class A2 fire performance and a U-value of 0.039W/mK, the apartments not only met all NHBC and local planning design criteria but provides the occupant a safe and energy efficient environment.

The Host Helix building, also known as the “Helter-Skelter,” was a unique and striking structure built in 2011 with stunning views of North London and Wembley Stadium. Over time, the building experienced general wear and tear and water began to enter the buildings’ complex structure.Polyroof Products were called in to consult with the clients and offer a seamless, encapsulated solution that could address the many unusual details associated with the building’s design.The SolutionA full survey of the roof terrace areas was conducted by the Polyroof Technical Services, after which a bespoke specification was produced for the works. The proposal document detailed a comprehensive set of recommendations for producing a seamless solution to encapsulate the problematic roof, therefore solving the issues that had arisen over the years due to its condition and age, as well as the issues associated with the original design of the pitched, curved roof.Polyroof SA Carrier Layer was then applied over the cement particle boards with Polyroof pre-formed GRP Drip Trims fixed to the external edge. For continuity and to create a uniform finish, the SA Carrier Layer was extended onto the main roof sections as a substrate for the Protec system.Any details requiring local reinforcement were treated with Protec Resin and 75mm wide Polymat 450. The curing process was allowed to take place. To accommodate structural expansion / contraction movements at appropriate details, 25mm disbondment tape was installed prior to local reinforcements.The first coat of Protec Resin and Polymat 450 was applied at a minimum coverage rate of 1.3 – 1.5Litres/m² (0.66 – 0.77m²/Litre) and was allowed to cure. To complete the system, a second coat of Protec Resin was applied at a minimum coverage rate of 0.5Litres/m² (2.0m²/Litre) and was allowed to cure.ComplexitySuch an iconic building in the local community, the client wanted to protect the original aspects of the building to the fullest extent, so the Protec system installed at the perimeter was color-matched to the original blue and grey colours. This was achieved by blending pigments until they matched the desired colors, in turn the pigment was then blended into the Protec resin before application. The survey revealed concerns about the original building designs from 2011 and the roof’s drainage system. Due to the roof’s pitch, rainwater was cascading down the curved slopes at high velocity and causing water to bounce into the building under the original capping.After many discussions between the main contractor and Polyroof, as well as the provider of the external cladding, it was agreed that the perimeter detail needed to be encapsulated with the new waterproofing system to prevent further water ingress. Fire-retardant cement particle boards were fixed to the internal and top faces of the external parapet walls, and the Polyroof SA Carrier Layer was applied over them with Polyroof pre-formed GRP Drip Trims fixed to the external edge.The Protec System was then applied to encapsulate the entire parapet detail, meaning its waterproof integrity would be covered under the Polyroof Guarantee. The curvature of the building added complexity to this process, and the contractor took great care in cutting the trims to size and fixing them to the external edge to ensure they followed the profile of the structure. Due to the building’s height, all the trims were face-fixed to prevent wind uplift.WorkmanshipIn order to improve drainage and prevent water from accumulating in hotspot areas of the roof, the contractors were instructed to install new internal curved gutter channels at the point where the roof and building met. These channels were designed to have a sufficient height and angle to effectively direct rainwater towards the outlets, preventing water from pooling on the roof. However, the installation process was made more complex due to the curved nature of the building’s architecture, which required careful measurement and customization of the gutter channels to fit the unique shape of the building.Additionally, the contractors had to consider the many joins of the gutters and how they would hold up to the elements over time as the building structure expands, contracts and moves. Extra steps were taken to ensure the gutters liquid membrane was properly sealed and secured to prevent leaks.The contractors were instructed to repair all protrusion and mansafe post details as necessary in order to allow the Protec System to be installed to a minimum height of 150mm, and to terminate it underneath a suitable weathering flange or jubilee clip. In addition, all right angles were to be reinforced with double taping. Any protrusions that were liable to significant movement was required to have disbondment i.e., bond break, tape applied to it to stop the external coating from stressing on expansion. Furthermore, all pipes were to be abraded, solvent wiped, and where necessary, primed in accordance with the Polyroof coatings manual. A flashing detail was also to be created with a weathering flange or seal.All outlets were inspected to ensure that they were functioning properly. Any outlets that were deemed unsuitable were replaced with new ones. The outlets were cleaned, prepared, and primed as necessary. The Protec system was then dressed into the outlets as far as was practical. The inspection and replacement of the outlets and the preparation of the Protec system helped to ensure that the drainage system functioned effectively.ConclusionThe refurbishment of the roof was completed within the client’s target timeframe and budget. Following a final inspection by Polyroof Technical Services, which highlighted quality workmanship of Tower Asphalt Ltd, the client received Polyroof’s trusted Accredited System Guarantee and now has the peace of mind the roof will be leak-free for decades to come.

Horizons is one of the most recent additions to the skyline on the north bank of the Thames and offers 190 private apartments with stunning views from their substantial private terraces. Two luxury residential developments housed in connected blocks.One of the architectural challenges was to maximise the spectacular panorama and at the same time conserve the local heritage around. The considerable number of balconies involved throughout the development also demanded the minimisation of any possible structural or thermal bridging problems. The Schöck Isokorb® T structural thermal break comfortably met the specification and as the project involved precast balconies, specialists Marble Mosaic had a big part to play as well.The joint MD Dennis Vittle: “This particular project required the balcony units to be not only integral with the main structure, but also insulated and fire-stopped from it. The Schöck Isokorb® T type K was the natural solution. There was a requirement for 345 individual precast balconies throughout the two blocks and the project posed a number of new challenges to MMC’s and the Schöck design team. As well as standard insulated balcony to slab connections there were also a number of downstand and upstand connections required. Also the precast columns were supported off the balcony slab at one end only, so there was a heavy eccentric shear load transfer. The agreed design called for the use of a combination of Schöck Isokorb® T types K and Q to ensure structural integrity with the frame, whilst avoiding any clashes with the concrete frame reinforcement”.

Puddle Ducks is a thriving business welcoming over 20,000 babies and children at a number of locations across the UK every week. Staffed by a highly qualified team, the company prides itself on providing child-led instruction in a safe and nurturing environment.Classes at the swim school’s brand-new, dedicated pool in Barons Quay, Northwich, were flourishing but increased attendance had resulted in unwanted noise, making communication difficult. These conditions can result in a phenomenon known as The Lombard Effect or Lombard Reflex, which often occurs in spaces with poor sound control. It is an involuntary tendency of speakers to increase their vocal effort to enhance the audibility of their voice and can have a negative physiological and psychological influence on wellbeing. Staff members working in these conditions might also suffer vocal damage.Acoustic analysis and guidelinesPuddle Ducks wanted to remedy the situation in the best way possible, so an inspection and measurements of the acoustics in the teaching pool area were commissioned by Rockfon and conducted by Hepworth Acoustics of Manchester. In their report they advise that the most useful description of reverberation is Reverberation Time (RT), which is the amount of time it takes for the sound level to become inaudible after the sound has stopped. The report also mentions that, although there are no specific guidelines for privately operated pools, ‘Acoustic design of schools: performance standards’ Building bulletin 93 (February 2015) (BB93), does offer guidance for design targets for swimming pools in schools. The aim of these guidelines is to provide suitable reverberation times (RTs) to allow clear communication of speech between teacher and student. The RT is quoted in terms of the mid frequency reverberation time Tmf, which is the arithmetic average of the reverberation times in the 500 Hz, 1 kHz and 2 kHz octave bands. The maximum reverberation time for swimming pools with a floor area of less than 280 m2 is 1.5 Tmf, per second. Consultation process and proposalRockfon Area Manager, Natasha Checketts, “Following a referral, I visited the site with Gary Hymanson of Granmore Ceilings and discussed the issues being experienced at the pool with Puddle Ducks Business Development Manager, Jo Warner. In addition to unwanted noise, there were challenges with maintaining the appropriate environmental conditions in the pool hall, meaning a tailored solution would be needed. Following further consultation, I proposed our solution and plan of action to Puddle Ducks and was given the go-ahead.” Granmore’s Gary Hymanson, spoke about the process, “Regarding the installation, the trickiest part was finding a suitable solution to carry out the installation without draining the pool. We decided to board the pool area out so we could use access equipment above the water level. Also, due to the difficulty in reaching the pool through the building, an access point was specially built into the wall of the space, enabling us to get the materials and access equipment in place. Once this was done, the installation went very smoothly.”Specialist systems offer perfect solutionsHACCP certified Rockfon® CleanSpace™ Pro was considered the perfect choice for the project. The range embodies high sound absorption (Class A) and highest fire safety (Class A1), ISO Class 4 low particle emission, and does not contribute to the growth of microorganisms. CleanSpace Pro is highly durable and will withstand numerous cleaning and disinfection regimes. It is available in a full range of formats, in semi-concealed and visible grid options. It also demonstrates humidity and sag resistance up to 100% RH with no visible deflection in high humidity.The ceiling tiles were installed into a Rockfon, Chicago Metallic T24 Click D2890 ECR grid. The grid components and accessories of this specialist system all meet the highest-Class D corrosion resistance protection requirements of EN13964. “The work really has made an amazing difference” The maximum Tmf measured at the pool prior to the new ceiling being installed was 3.46. Once the Rockfon ceiling was in place, this reading was dramatically reduced to 0.93, well within the 1.5 target adopted as a maximum permissible level of reverberation for the Puddle Ducks teaching pool.James Shaw, Senior Consultant at Hepworth Acoustics, “It is clear from the results above that a significant improvement has been achieved. This is consistent with feedback from staff who use the pool.”Rachel Bateson is the Puddle Ducks Manager at Barons Quay, “The pool was opened in August 2021 and we are extremely proud of the facility. Customers loved it but, as numbers increased, we began struggling with an echo in the pool hall which was becoming disruptive. Since the work has been done, the difference has been incredible. Teachers love the change – they are no longer having to strain their voices and are finding it much easier to communicate with parents and children. Customers have also reacted positively, telling us that lessons are a much calmer and more enjoyable as a result. The work really has made an amazing difference.”
