A catastrophic fire meant the original property at this site was uninhabitable and beyond repair. Planning permission was granted for a new house to be built, of a similar size, but different proportions. The new home has been exquisitely designed to be in keeping with the natural surrounding landscape and the traditional building that was there previously.Clement was delighted to be chosen to manufacture bespoke steel windows and doors for all elevations of the property. The EB20 range with multi point locking was specified. Offering elegant slim frames, a high level of thermal efficiency and when combined with multi point locking, it meets the enhanced security standard - PAS24.Attention to detail was crucial on this project, not least because of all the different leaded light designs on the steel doors and windows. In total 38 windows and 14 sets of steel doors were manufactured, all power coated RAL 7016 Anthracite Grey (matt). Beautiful Eaton and Kensington handles were chosen to complement the fenestration which were all painted to match the frames. Jon James, Contracts Manager at Vale Southern said:“The new steel windows and doors are a major feature of this stunning property; in line with the rest of the building they are of a very high standard. Clement have stuck to the various time scales and have helped us with any issues that have arisen after. We have worked together on a few projects now and have been pleased with their service.”

Background The Sutton Rose development in Boldmere, Sutton Coldfield is a new build 85-bed care home with 45 assisted living apartments. The developer is renowned for delivering exceptional quality projects, which means suppliers have to meet exacting standards and quality specifications. The window and door contract were awarded to Sutton Designs in Kingstanding, Birmingham, with manufacturing undertaken by Profile 22’s Approved Commercial Manufacturer, Central Window Systems in West Bromwich. The two companies had worked on previous care projects, which meant that as well as being able to demonstrate their ability to meet the tender requirements for this project they also brought a proven track record. The window specification The window and door system specified for the project was award-winning Optima from Profile 22, a fully-integrated 70mm system which offers a step-change in advanced window design. The high-specification system comes with an impressive set of credentials and design flexibility to meet all commercial project requirements. In this project, all windows were fitted with open-out restrictors for the safety or the residents and all window and doors needed to comply with fire and smoke escape protection measures. Optima offers market-leading structural strength and high-security features and casement windows are PAS24:2016 approved as standard which was important to meet the project specification. The windows and doors were manufactured in Anthracite Grey on White to match other developments in building contractor’s portfolio and create a sleek, modern aluminium aesthetic. A carefully managed installation process Sutton Designs is an experienced new build and commercial window installation company and has worked with Central Window Systems for over three years. The two companies worked in close partnership to ensure all windows and doors were manufactured and installed to the required timescales. The project was completed during the Covid-19 pandemic, which meant appropriate health and safety considerations also needed to be taken into account. An impressive new elder care development The completed project will provide modern and well-equipped homes for the residents. The Sash Window Workshop to replace several traditional timber windows and a back door in a property in Buckinghamshire.The enquiry was assigned to our sales surveyor who arranged a visit to assess the windows and door, answered any questions and provided them with a quotation for the work.A couple of meetings were held with the customer to discuss and review the details of the quotation and an order was placed for a timber back door and 21 replacement casement windows, comprising of a mixture of single, double and bay windows.The door and windows were manufactured in Accoya, which comes with a 50 year anti-rot guarantee alongside The Sash Window Workshop’s 20 year joinery guarantee.Internally the windows and door were painted in a standard white, with a bespoke green paint applied externally.The installation was carried out by The Sash Window Workshop over 2 weeks, with our site manager visiting the property to check that the installation was progressing smoothly.After the work was completed, the couple commented that they were very happy with their new windows and door.

In our first in a series of case studies, we’ve invited FireDNA Alliance Partner, Steve Neilson to share his experiences using the FireDNA system to inspect and catalogue 9422 fire doors in three months, on behalf of Mitie, for the Scottish Fire and Rescue Service.The Scottish Fire & Rescue Service is the fourth largest in the world and ensures the safety and wellbeing of the people in Scotland. Operating out of 547 buildings across 357 sites, these centres are managed by the UK’s largest ‘Facilities Management’ provider Mitie.Following several months of discussion between Mitie and the Scottish Fire & Rescue Service regarding the status of the fire doors across their property portfolio, a tender was issued for an extensive fire door inspection and evaluation programme to be undertaken.Having secured the works through competitive tender, we further engaged with Mitie and the Scottish Fire & Rescue Service team. Working through their property asset registers in detail we gained a full understanding of the scope and requirements of the project.Following weeks of detailed project planning and final agreement on the timeline, it was evident that we had just over 3 months to inspect and report our findings on 9422 fire doors across the 357 site locations, and this all had to be done during the winter months of late 2021 and early 2022.In order to deliver on such a tight timescale, absolute dedication and collaboration was required from all parties…the project managers, admin staff and fire inspectors as well as the teams at Mitie and Scottish Fire & Rescue Service. To support this challenging task we armed our resources with a new cloud based system called ‘FireDNA’.We had been approached by FireDNA a couple of years earlier to see if we would be interested in helping to beta test their new ‘Fire Door Inspection and Monitoring Software’, to which we agreed, little did we know at the time that this software would prove invaluable to us further down the line!Deploying teams of up to 10 Fire Inspectors at a time, armed with the new and now completed FireDNA Inspection and Monitoring App, we set about working through the phased inspection schedule.Having been involved in the development testing of the FireDNA software, we had no doubt this system would, increase the speed in which the surveys were carried out, and dramatically reduce the time and effort in reporting the findings. Working closely with the FireDNA software support team, who assisted us in the initial software training, our Fire Inspectors were able to work efficiently and effectively ‘at pace’ through the challenge. The FireDNA App also has ‘LiveChat’ built in so any questions or queries by our operatives in the field were easily and quickly dealt with by the FireDNA team, which meant there was very little downtime during the inspection process.One of the great benefits of using the FireDNA App is that everything is ‘real-time’ so our office-based project managers could immediately see how the inspections were progressing. Once the inspection data and supporting photography was in the system report generation was largely automated and nicely formatted into MS Word and Excel documents.These reports could then be initially shared internally with our remedial work/replacement estimators for accurate cost estimates, who in turn could then produce accurate cost estimates and quotes for the works required as each buildings inspection was completed. This created a very fast, efficient and accessible workflow process for the whole team.FireDNA is not only a fantastic fire inspection and reporting tool, but also initiates the ‘golden thread’ of information, allowing building owners and managers like the Scottish Fire & Rescue Service and Mitie to take ownership of the ‘live data’ in the system, which can easily be updated and shared as each fire door asset is inspected, monitored and maintained year-on-year, which will soon become the minimum legal requirement.FireDNA also enables building owners and facility managers to create status reports for O&M compliance, which can be shared with insurers and the like, as well as appointing contractors and maintenance teams to carry out and catalogue remedial works and new installations, which are all date-stamped and locked into the system.In our view, anyone involved in fire inspections, installations, planned preventative maintenance and asset recording of passive fire products, such as fire doors, doorsets and fire screens should be using the FireDNA system. For duty holders such as building owners, facility managers, landlords and surveyors to make sure the assets they are responsible for are safe and compliant and the data unambiguous and accessible by all that need it, including residents.We believe FireDNA is the best system on the market and anyone who uses it will appreciate not only the time and money savings but importantly how this centralised system improves work standards across the full lifecycle of passive fire products. Steve Neilson – FireDNA Alliance Partner – Scotland

These manual operation doors had fallen into disrepair and presented a security risk. Automatic doors were required to provide efficiency and security. The solution The Hart solution was to install its roller shutters, fitted in a customised way to suit the environment and to ensure security, ease of installation and minimum disruption. One of the things Hart has significant experience in is fitting doors that add security features but without the need for additional structural works. Disruption was further minimised by working in collaboration with the main construction contractor, scheduling the work to fit in with not only the day to day operations, but other work happening concurrently.Because of Hart’s experience on sites such, existing vital operations were worked around – which continued during the removal of the old doors and installation of the new. The success Several more SR rated doors are planned at the same site, so that the company can replicate the success and the improved security that has been provided.Hart has gained invaluable experience working with various water companies installing high specification SR rated security shutters. At The Sash Window Workshop we have been replacing and renovating timber windows and doors for various properties across London and the South for over 25 years.We were approached by an interior contracting company who were looking to replace the timber windows and doors for a property in South West London.The company requested new windows and doors which fitted the following specification:New traditional windows to match the existing style and be period appropriate;The highest possible thermal and acoustic performance;The maximum amount of light transmission possible through the glass;Bespoke window ironmongery;Painted internally to meet the customer’s specific paint colour requirements.Upon receiving the request for a quotation, one of our trained surveyors met with the architect for the project to discuss their requirements and advise how we could help. In total they required over 20 new sash windows and timber casement windows, and 4 new external wooden doors.As all of the new windows and doors that we manufacture are bespoke, we were able to ensure that their replacement windows and doors exactly matched the original designs, meaning that they fitted in with the surrounding properties and retained the aesthetic look and feel of the property.Due to the location of the property, all the new windows had to be carried up through the property by our experienced installers to be fitted.Both the customer and contractors were very happy with the work carried out, which helped transform the property into a beautiful home.

The Sash Window Workshop were contacted to replace the windows and doors in a property in the Cotswolds, as part of a large renovation project of the property.The majority of the existing windows were 2 over 2 sash windows, but these didn’t suit the style of the property home so they wanted to get an idea what other styles of sash windows would look like to restore the property to be more period appropriate.After discussing with the customer, a quote was sent across for replacement 6 over 6 sash windows, new casement windows and new doors.When proceeding with the work, they decided to split the work required across several separate orders between October 2020 and July 2021.As the property was in a conservation area and the windows were not being replaced like-for-like, they obtained planning permission for the new windows. After the order was placed with us, we sent across detailed drawings to accompany their planning permission request.The door and windows were then made to their exact requirements in our workshops in Berkshire. They were manufactured in Accoya, which comes with a 50 year anti-rot guarantee, and were finished in a bespoke semi-gloss paint.After the windows and door were manufactured, they were installed by our skilled fitters. In total, across all the orders, 1 complete new window and 2 complete new French doors were manufactured and installed, along with 24 sets of windows having new sashes manufactured and installed into the existing window frames.Since completing the work, the customer has commented that the product and service was excellent and noted that they would recommend us to others. The local authorities, landowners, developers and other stakeholders all acknowledged there was a challenge and a responsibility to help this much-cherished town grow and meet the needs of its current and future residents.The client, Burghley House Preservation Trust entrusted Adam Architecture and house builder Morris Homes to bring their vision and values to reality, resulting in a stunning development completed in late 2019.Following a thorough tendering process including assessment of quality, environmental, technical capability and accreditations by the client, architect and the developer, Arden windows were selected as the preferred supplier and installer of the timber window and door package. Products supplied include timber sliding sash windows, flush casement windows, and double and single residential doors.The bespoke window and door designs supplied by Arden achieve the requirements of the traditional aesthetics essential in such a key location, thus ensuring that the new development is in keeping with the local architecture. In addition to meeting this requirement, all products were manufactured within an IOS9001 Quality Management System, are fully certified to all current UK building regulations and are secured by design accredited.Arden undertook the full sub-contract supply and installation of the window and door package which was managed directly by their contracts director and installation teams.

HAG was proud to work with The National Trust to secure ‘Hafod Eyri’, the amazing £8.4m visitor centre atop Snowdon - the highest peak in England and Wales. HAG’s bespoke security products were designed not just to protect against intrusion, but also from extreme elements – wind speeds up to 150mph and temperatures as low as -20oC. A particular difficulty to overcome was securing the iconic ‘Window on the World’ offering views of England, Ireland, Scotland and Isle of Man. However, our design and manufacture expertise enabled us to supply adapted Armourguard products to fit the brief even at 3500ft!

The new leaded Brooking windows and W20 steel doors, look just like the originals – perhaps even better! Hampstead handles were chosen for the windows and Kensington handles for the doors. They were all polyester powder painted in RAL 9005 Jet Black to match the frames. Our client is really pleased with the end result and said:“We placed a large order with Clement of double glazed leaded doors and windows. Typical of most of the houses in the Hampstead Garden Suburb, the style of this beautiful home is influenced by the Arts & Crafts movement.The original steel windows and doors were draughty and no longer fit for purpose and so they needed replacing. The Clement range of Brooking windows, which feature a specialist ‘putty fronted’ system, was chosen together with doors from the Clement W20 range, to match the originals perfectly. The new, bespoke steel doors and windows were painted ‘Jet Black’ on the outside to replicate the previous fenestration and ‘Traffic White’ on the inside to complement the interior. The homeowner said:“I am absolutely delighted with Clement and would recommend them very highly. Their workmen were very professional and swift and they left the house tidy each day. They were a pleasure to have in the house whilst they were doing the work.”

West Lothian Council schools, Deans Community High School and Armadale Academy, are maintained by Bellrock Group under a contractual PPP3 project agreement. Taking on this maintenance management for the two school buildings places the Bellrock management team as the Responsible Person when it comes to compliance to fire safety maintenance which incorporates fire rated doors.With this in mind, Martin Igoe, Senior FM for Bellrock, engaged with Yeoman Shield Fire Door Services when it came to assessing and protecting the condition of the schools’ fire doors with an impact protection system.As a brand name of Harrison Thompson & Co. Ltd. who are a registered FIRAS Warringtonfire (a UKAS accredited scheme for fire door and passive fire resisting products installation) company, Yeoman Shield Fire Door Team were able to undertake a conformity survey of the doors in both schools.This consisted of an assessment of the condition of the fire doors, noting remedial work required to improve the doors functionality, replacement of doors where required as well as noting advisory door protection products that could improve the look, condition and extend the life cycle of the doors by solving impact damage problems.After an itemised quotation for the work had been raised and accepted, Yeoman Shield directly employed fixing operatives carried out the work simultaneously at both school sites simultaneously in accordance to Bellrock’ s programme.Remedial work to both frame and fire doors, replacement doors as well as Yeoman Shield Fire Rated Protection products which were Door Protection Panels, Door Edge Protectors and PVCu clad Glazing Beads were fitted by the accredited teams following best practice guidance.Martin Igoe commented “Having previously used Yeoman Shield on school projects in Aberdeenshire I was more than happy to again collaborate with Yeoman Shield for the Deans Community High School and Armadale Academy.“Their door protection products are great; not only have Yeoman shield re-certified the old fire doors for conformity, they have also extended the life of the doors by fitting a hard-wearing cladding to each. This makes them more durable for the rigours of school life, they look amazing and are so easy to clean.Further phases of the fire door work have been scheduled for later in the year.

Coopers installed FireMaster fire curtains with smoke control over the lift door openings on each of the ground and upper seven floors and two on the basement so a total of forty eight curtains. An important part of the design of the building on the ground and first floor was to subtly integrate the fire curtain headbox and side guides into the lift opening.
