Project:Surespan were approached to develop and supply a series of 4 hour fire rated flush floor access covers for the Midfield Concourse expansion project at Hong Kong International Airport. The HK$10 Billion dollar project was completed in 2015 following extensive design and planning processes utilising BIM modelling. Improving accessibility has always been a recurring theme in the specification of Neaco’s products and so it proved again when the company’s balustrade systems were called into service for entrance ramps at Humberside Fire and Rescue Service’s new cutting-edge Hull Central Fire Station. Jefferson Sheard Architects sought to design an accessible and welcoming facility to serve the local community. Neaco’s contribution was integral to this objective with aluminium handrails and balustrade to steps and two extensive ramps at the main entrance. The system was also specified with glass infill panels for a first-floor terrace.

In our first in a series of case studies, we’ve invited FireDNA Alliance Partner, Steve Neilson to share his experiences using the FireDNA system to inspect and catalogue 9422 fire doors in three months, on behalf of Mitie, for the Scottish Fire and Rescue Service.The Scottish Fire & Rescue Service is the fourth largest in the world and ensures the safety and wellbeing of the people in Scotland. Operating out of 547 buildings across 357 sites, these centres are managed by the UK’s largest ‘Facilities Management’ provider Mitie.Following several months of discussion between Mitie and the Scottish Fire & Rescue Service regarding the status of the fire doors across their property portfolio, a tender was issued for an extensive fire door inspection and evaluation programme to be undertaken.Having secured the works through competitive tender, we further engaged with Mitie and the Scottish Fire & Rescue Service team. Working through their property asset registers in detail we gained a full understanding of the scope and requirements of the project.Following weeks of detailed project planning and final agreement on the timeline, it was evident that we had just over 3 months to inspect and report our findings on 9422 fire doors across the 357 site locations, and this all had to be done during the winter months of late 2021 and early 2022.In order to deliver on such a tight timescale, absolute dedication and collaboration was required from all parties…the project managers, admin staff and fire inspectors as well as the teams at Mitie and Scottish Fire & Rescue Service. To support this challenging task we armed our resources with a new cloud based system called ‘FireDNA’.We had been approached by FireDNA a couple of years earlier to see if we would be interested in helping to beta test their new ‘Fire Door Inspection and Monitoring Software’, to which we agreed, little did we know at the time that this software would prove invaluable to us further down the line!Deploying teams of up to 10 Fire Inspectors at a time, armed with the new and now completed FireDNA Inspection and Monitoring App, we set about working through the phased inspection schedule.Having been involved in the development testing of the FireDNA software, we had no doubt this system would, increase the speed in which the surveys were carried out, and dramatically reduce the time and effort in reporting the findings. Working closely with the FireDNA software support team, who assisted us in the initial software training, our Fire Inspectors were able to work efficiently and effectively ‘at pace’ through the challenge. The FireDNA App also has ‘LiveChat’ built in so any questions or queries by our operatives in the field were easily and quickly dealt with by the FireDNA team, which meant there was very little downtime during the inspection process.One of the great benefits of using the FireDNA App is that everything is ‘real-time’ so our office-based project managers could immediately see how the inspections were progressing. Once the inspection data and supporting photography was in the system report generation was largely automated and nicely formatted into MS Word and Excel documents.These reports could then be initially shared internally with our remedial work/replacement estimators for accurate cost estimates, who in turn could then produce accurate cost estimates and quotes for the works required as each buildings inspection was completed. This created a very fast, efficient and accessible workflow process for the whole team.FireDNA is not only a fantastic fire inspection and reporting tool, but also initiates the ‘golden thread’ of information, allowing building owners and managers like the Scottish Fire & Rescue Service and Mitie to take ownership of the ‘live data’ in the system, which can easily be updated and shared as each fire door asset is inspected, monitored and maintained year-on-year, which will soon become the minimum legal requirement.FireDNA also enables building owners and facility managers to create status reports for O&M compliance, which can be shared with insurers and the like, as well as appointing contractors and maintenance teams to carry out and catalogue remedial works and new installations, which are all date-stamped and locked into the system.In our view, anyone involved in fire inspections, installations, planned preventative maintenance and asset recording of passive fire products, such as fire doors, doorsets and fire screens should be using the FireDNA system. For duty holders such as building owners, facility managers, landlords and surveyors to make sure the assets they are responsible for are safe and compliant and the data unambiguous and accessible by all that need it, including residents.We believe FireDNA is the best system on the market and anyone who uses it will appreciate not only the time and money savings but importantly how this centralised system improves work standards across the full lifecycle of passive fire products. Steve Neilson – FireDNA Alliance Partner – Scotland

However, with Chorus, Christian says that writing specification documents is significantly easier, as all products are easily located under the Uniclass reference on NBS Source and within NBS Chorus.We used to have a review period every quarter to check that all the documentation was correct and check everyone’s laptops were up to date. Fully certified products from the range of TBA FIREFLY™ have been employed to protect a potentially vulnerable roof-space above a doctor’s surgery in Chingford, Essex, ensuring any outbreak of fire could not spread to other parts of the building. The work on the property owned by Peabody Estate has been carried out by Wickford based T & R Fire Protection on behalf of another industry expert, LMAC Fire Systems, also from Essex. The building is located on the edge of Gärdet, a treasured national park. The project was named Europe’s best housing project in the Internationally recognised real estate competition The International Property Awards.ProductSurespan designed and manufactured multiple glazed roof access hatches in various sizes including 2200 x 2115, 3160 x 1553, and 4175 x 1025.  As part of the glazed roof hatches a vertical door was designed for easy access to the roof spaces. The final glazed hatches were finished off with a polyester powder-coated finish.  Features:These glazed roof hatches feature a specialist sensory control panel. A 1-minute warning sound is activated when rain is detected, and a movement sensor prevents the closing of the hatch. Other features include opening in case of a fire and a keycode pad for exiting.

The Westminster Fire Station restoration and regeneration was all about creating an experience for those that live there, with sustainable and natural materials,” says Jennifer Benningfield, experienced architect and founding principal of Openstudio Architects.v “We needed to find a reliable supplier of sustainable and natural materials, which were suitable to tie in with the heritage structure. “The challenge was sourcing the right materials that were compatible with the fabric of the existing buildings. Working with Lime Green, we managed to develop a solution that matched the original building’s beautiful aesthetic and historic character. “As a key supplier of lime-based products, their flexibility and reliability helped to make our job easier – and we received a lot of praise for the high-quality and beautiful new courtyard building. The lime mortar is an integral part of the brickwork and proves that it is appropriate for contemporary, as well as historical, structures,” praises Jennifer. About the project Using a team of specialists, Openstudio Architects supported the site team in using old and traditional construction techniques to refurbish and develop buildings in a contemporary way, with beautiful results. “There were two phases to the Westminster Fire Station project,” explains Jennifer. “The first involved refurbishing the existing building, the Grade II Listed Edwardian Fire Station built in 1906 and decommissioned in 2014, to create a restaurant and bespoke housing. “The second involved developing the site further by adding a new residential building to the rear of the site surrounding a garden courtyard, which is where we used Lime Green’s mortar.” Supporting the local community “The project was situated on a very constrained and challenging site,” continues Jennifer. “With its central location, the construction works undoubtedly had an impact on those living and working in the local area, which is why we wanted to ensure the community were completely happy with the project. “As we wanted to make sure the new build tied in with the older fire station, there were inevitably challenges that we didn’t anticipate along the way. However, most importantly, we needed to ensure we sourced the right materials, which were compatible with the existing building, both in terms of performance and appearance. Selecting the right materials “We wanted to work with natural materials, which would age well and ensure robust construction that has longevity and sustainability,” says Jennifer. “We chose specific products, including handmade Danish bricks and handmade glazed bricks to give depth and texture to the new building. We wanted to ensure use mortar that had a texture and a grain to it, so it would work with the nuances of the bricks, as well as being a colour match. “Finding the right colour mortar to match the pale Danish bricks was key. These bricks were handmade, so we needed the mortar that integrated with the historic Edwardian building to create a seamless whole. “When planning the project, we recognised the importance of lime products, because of the material’s sturdiness and robustness. This means it doesn’t wear with structural movements and changes in the seasons. “That’s why Lime Green was the perfect fit for the project. With an extensive colour range, the team was able to colour-match the mortar with the materials of the new building perfectly. The consistency between the samples Lime Green gave us and the final product delivered was incredible, which was important given the scrutiny by Westminster City Council over the project and the appearance of the new building. “The flexibility of the products also helped us to minimise the amount of movement joints, as it accommodated movement in a much more forgiving way than other products, such as modern cement mortars. “We really enjoyed working with the Lime Green team – they were easy to work with, responsive and very supportive of the project. As we couldn’t store a huge amount of supplies on site, Lime Green was very accommodating in delivering exactly what we needed, at the right time. “The best part was that we were able to develop a solution with Lime Green that supported the original building’s beautiful aesthetic and historic character, with a new building that pays similar attention to detail.” A sustainable, natural and beautiful finish “People love the building, and neighbours even call it ‘the golden citadel’. It’s widely recognised in the local community for its high-quality, beautiful finish,” continues Jennifer. “One of the Fire Station’s previous residents – who had moved out during construction – has moved back after the restoration works and loves the development. That was the icing on the cake for us, it really felt as though our vision had materialised – enhancing people’s experience of new buildings made with sustainable and natural materials that stand the test of time. “The Westminster Fire Station development truly looks beautiful, and the quality of the natural and sustainable products used has a huge role to play in that. Promat has played an instrumental part in the fire protection of the latest unit of GLP’s warehouse and logistics facility, G-Park, Northampton - providing a tailored 240-minutes fire resistance solution for Unit 4, a132,000 sq. ft speculative warehouse/distribution unit.  Situated within the popular Moulton Park industrial estate just north of the town and within 10 miles of J15 of the M1, G-Park has exceptional transport links, access to national markets, a locally skilled workforce and is home to a wide range of regional and national companies.   At short notice, the latest and final unit within the park required a solution that provided 4-hour fire resistance for the steel frame construction. Sub-contractor FAA Installation Ltd traditionally uses intumescent paints in its projects, but as this method was unable to meet the 4-hour fire protection required for the steelwork structure it was decided that boarding would be a more suitable alternative.  Promat VERMICULUX®-S and TD Boards® were specified for the project by Encon, a leading Promat distributor, as they knew that these were two of a limited number of products on the market that could meet the project’s requirements.   Promat worked closely with Encon and FAA on the final specification to provide a solution that could not only achieve the 240-minute requirement, but could also overcome the design complexities of the project, including fixing to both the structural steel and cladding rails, which most traditional boards were unable to accommodate. The completed installation demonstrates how VERMICULUX®-S and TD Boards® can interface together to create robust fire protection for warehouse and industrial applications.

The fire station is relocating from Dale Street, Ossett, to nearer Wakefield city centre as part of West Yorkshire Fire and Rescue Authority's Integrated Risk Management Plan and replaces the current near Ossett town centre. The new location will enable crews to support the Combined Aerial Rescue Pump based in Wakefield. Coun Tracey Austin, West Yorkshire Fire and Rescue Service vice chairwoman, carried out the ground breaking ceremony. She said: "This marks the start of a very exciting project in Wakefield district and I am looking forward to seeing the new station taking shape.”
